Dear Resident,
The first six months of the year have gone by, bringing us a season of changes, new faces and phases and a start to a transformative journey for Dubai Community Management.
As the new Chief Community Management Officer, I am committed to finding the winning formula towards becoming a household name in Dubai, where our residents and customers see us as family and friends, not only because of iconic developments, but because they cannot think of anyone better suited to look after their home and community. With customer-centricity at our core, we look forward to emerging as a differentiator and flagbearer in community management.
In the past few months, we have had moments of reflection and gratitude with community celebrations, Ramadan and Eid events and much more. We also experienced weeks with spells of heavy rain beckoning spring and thereafter, the summer seasons we have embarked on.
In this edition of your biannual newsletter, you'll find valuable insights on home maintenance, peti-quette pointers and tips to enhance your overall community living experience. Do take some time to read all our community stories to stay abreast of our news and developments.

Your Community Updates
Bespoke Bins at Your Disposal
Come rain or shine, your community undergoes improvements and enrichments all through the year. Here is a slice of all that was planned and undertaken in the neighbourhood you call ‘home’.
Garbage bins, recycling bins and pet litter bins play a crucial role in enhancing community spaces and we have recently added upgrades to ensure a clean and safe surrounding for all residents in Port de La Mer.
Three robust, modern litter bins have been installed at the podium level of the La Voile buildings podium level to encourage responsible waste disposal while using the common areas. Join us in keeping your community beautiful by disposing of your garbage in the bins while out and about in the community.
New Dog Waste Bins
Don’t hesitate to take your canine friend on your exploration trail around the neighbourhood. We have just added 10 bright green dog waste bins fitted with bag dispensers across the master community, to help keep our pavements and parks clear of anything unsightly.
Additional signage educating pet handlers about common area usage were also installed with these bins at these vantage points in the community. Be a responsible pet parent and always clean up after your pet friend.
Local Battery Bins
Not sure where to safely dispose of your household’s used batteries? As part of our recent sustainable initiatives, you can find dedicated bins for used batteries across your building’s lift lobbies at the parking ground level. Drop your old batteries and rest assured that they will be properly processed and recycled. Remember that only batteries and not the devices they are part of can be placed in the battery recycling bins.
Tip: Consider going green and switch to rechargeable batteries. It is a better and environmentally friendly solution and saves costs.


Wheels for Safety and Convenience
We are constantly exploring ideas to improve the community living experience for all our residents across our buildings.
As a convenient means of brief transportation for people with mobility issues or health conditions, we have introduced wheelchairs to serve and benefit those who would need them in the building.
Additionally, residents will also find stylish new luggage trolleys for moving heavy bags, packages or the weekly grocery haul right to their doorstep. With the handy top hook feature, hanging bags, purses, suits or other items is convenient while the red-carpet bottom provides a soft place to put precious baggage or delicate packages.
How can one avail of this?
▶ Residents can contact the concierge at the building lobby to record and log their details when using these facilities and ensure responsible care and usage.
▶ Please note that the wheelchairs and trolleys must be returned to the building concierge after use to ensure availability for others.



Beach Volleyball Beckons
Catch exciting beach volleyball bliss at the new court on the Port de La Mer beachside. This recreational court operates on a first-come, first-served basis, perfect for impromptu matches and casual play.
Open from 7 AM to 7 PM daily, the beach volleyball court invites you to soak up the sun while enjoying the thrill of the game and we hope that the addition of this hub helps you forge new friendships and build new sporting interests within your community.
Important things to remember Community and beach rules are applicable when using the beachside. Don’t miss our newly installed signage that states the regulations to be followed to avoid noise, disturbance or nuisance to other beachgoers. Please note that motorised vehicles are prohibited in the area.
The beach is open between 7AM and 7 PM and can be accessed via the newly opened beach club. Beach access from private plots is no longer be permitted in the interest of the safety and security of residents. Exercise extra caution if you see a hoisted red flag at the beach which indicates that there are no lifeguards on duty and the beach is unsupervised
Beach Club: Open and Ready for Bookings
Head down to the hottest recreational hub in the community – the all-new residents’ beach club. Featuring a large indoor multi-purpose hall equipped with barbecue stations, the facility can comfortably accommodate a gathering of 30-35 persons and can be reserved a week in advance.
In order to allow availability and convenience for all residents, a user can make up to two reservations at a time and can use the space for a total of four hours for a confirmed booking. Cancellations can be made up to 24 hours before the scheduled reservation. Community rules apply when using this facility.
Make a booking for the beach club facilities
Log into the RealConnect app and book your desired amenity or you may email community@dubaicm.ae to get the amenity booking form to fill, share back and receive your confirmation email. Reach us at 800 DubaiCM for assistance.
Graduation ceremony, birthday party or just an evening grill with friends – hang out at this community space for a cherished time.

Logbooks for Lobbies and Pools
As part of our visitor management initiative in our buildings, visitor logbooks have been introduced at the concierge desks located in the lobbies. We urge residents to advise their guests to cooperate with the concierge with sharing the necessary details in order to be granted access to the relevant apartments.
Logbooks have also been introduced at all swimming pools in the community to record information about pool users. This is essential for the safety and security of those using the community pools.

Time Check
The operational hours at the community gym have been extended by two hours. Residents can drop in anytime between 6AM and 12AM all week long, to schedule workouts as per their convenience and preference.
NOTE: The gym at La Côte will continue to operate only from 6AM to 10PM to avoid potential noise complaints from neighbouring apartments.
Note on Noisy Works:
The timings for works that generate noise have been amended as below to ensure a peaceful and quiet surrounding for all residents.
Monday to Friday: 9AM to 1PM 3PM to 5PM
Saturdays: 11AM to 1PM 3PM to 5PM


Ball Games
Need the Great Outdoors
Our team installed several signage informing younger residents to refrain from playing ball games in corridors and frequented common areas in the interest of resident and visitor safety, preventing property damage and thereby, reducing the risk of accidents.
With visually striking graphics on those mounted signs to convey the message clearly, we urge parents and guardians to educate and help make the juniors aware of these rules and regulations. Children can head over to the designated play area to enjoy the vast expanse and outdoor experience of the community.
BONUS: Don’t miss reporting incidents or concerns via the local and confidential communication channel – Al Ameen. Posters with information and QR codes are also placed in strategic locations for residents’ visibility.

Reminiscing Ramadan Revelry
Parkways and common areas across the community were adorned with festive lights to celebrate the holy month of Ramadan. Illuminated areas comprised roundabouts and entrances and included popular Ramadan motifs, like the crescent moon, traditional lanterns and geometric patterns used in Islamic art.
Neighbours at Port de La Mer also congregated for a community gathering in the heart of the community on 30 March at the marina front at La Voile. Families connected over a variety of activities including storytelling sessions, games and tasted traditional treats. Girls and women decked their palms with henna art at dedicated stalls. It was truly a festive celebration aimed at fostering the bonds of unity through culture within the community. Here are some of the highlights.

A magical experience unfolded at the winter community celebrations in Port de La Mer at the marina front at La Voile earlier this year, as residents congregated for an evening to remember. TLC for your Home
Know Your Pet-iquette
Your community is a pet-friendly neighbourhood with easy and simple community rules, aimed to help reduce neighbourly conflicts and ensure a healthier environment for you and your furry family member. Familiarise yourself with these points and share them with members of your household.
OFF LEASH AREAS
Dog parks are the designated areas for your canine friend’s walks, exercise and play. Community amenities including play areas, parks, lawns, sports courts and pools are not open to pets.
LEASH ON ALWAYS
Not every resident in your community may be comfortable around dogs. Ensure that your four-legged friend is within full control and on a leash when out and about in your community while being respectful of your neighbours.
COURTESY CHECK
Adults and especially children must always check with a pet owner/handler before approaching or petting someone else’s dog. Every dog has a different level of tolerance for physical affection.
RESPONSIBLE OWNERSHIP
Pet owners are responsible if their canine pet friend injures another animal, tenant, guest or member of the public or even damage property and communal areas. Never leave pets unattended in vehicles or balconies.
CHIP & TRACK
Have your pet microchipped and collared with the latest identification details so that they can be found easily if lost. Ensure that vaccinations, routine check-ups and registrations with a veterinarian are up to date, as per local regulations. Look up your lost pet on free apps like Aleef, WheresMyPawsAt or via GPS trackers using the registered details.

STOP & SCOOP
Owners/dog handlers must pick up pet waste immediately and carry multiple bags for cleaning up after their pets.
Stay covered with the right insurance
It’s never too late to invest in insurance that covers your prized home and possessions and gives you the peace of mind you deserve. Contents Insurance does just that in the event of the unexpected – be it a theft, fire or water leakage.
With a good plan, you can protect your home and your belongings including your furniture, electrical appliances, soft furnishings and even paint finishes on your walls and ceilings. Some contents insurance plans start as low as AED 200 a year, based on the coverage required.
What is covered under community insurance?
Community insurance only covers the common areas such as roads, amenities, signage, streetlights, walls, irrigation systems and gate barriers. Contents insurance is the sole responsibility of a resident.

Know Your No-Storage Zones
Building corridors may appear to be a convenient space to line up water cans, shoe cabinets, bicycles and other personal belongings but this could turn out to be more unsafe than you can imagine.
Add to that – cluttered and stored belongings in the building's common areas are an eyesore affecting the overall aesthetics of your building. Improperly stored items along corridors pose an obstruction to corridor paths and mounted safety equipment such as fire extinguishers, automated external defibrillator (AED) wall-mounted units and fire alarm pull stations in these areas. For your and your family’s safety, please keep apartment doors closed and always locked.
Similarly, allocated basement parking bays are not storage spaces and must not be used for storing bikes, prams, strollers, kayaks, fishing equipment or other items. Avoid covering or obstruct any lights, skylights, windows or other means of illumination of the common areas.
Dubai Civil Defense guidelines and Community Rules deem it mandatory to keep these areas clean and clear of any obstacles for rescue teams in the event of a mishap.


Balcony Etiquette
A quick refresher of Law (4) of 2019 concerning the Real Estate Regulatory Agency Law (6) of 2019 concerning Jointly Owned Properties is a good place to start for the dos and don'ts around your private and peaceful balcony space. Read on as we’ve got the most important pointers covered.
▶ Airing laundry visibly on balconies or railings is not allowed as it does not suit the building and community aesthetics.
▶ Pets, children and people of determination must never be left unsupervised on balconies. Also, avoid storing outdoor furniture that could be climbed.
▶ Refrain from disposing of lit cigarettes and butts, food, sharp objects and other waste from balconies. These can land on furnishing or flammable items amounting to a fire or serious injuries.
▶ Satellite dishes or installed antennae negatively affect the overall appearance of the building and violators can also face fines from Dubai Municipality.
▶ Do not feed birds on your balcony – they can be a menace to others and damage the façade of your building.
▶ Balconies are not for barbecues, cooking, bonfires, or smoking sheesha. These are against the community safety regulations and put people and property at great risk.
Residents found violating balcony guidelines can face fines in the event of non-compliance. Please share this with others in your household and keep your community safe.

Balmy days ahead. Here is a quick checklist of fix-ups and declutter details to consider for your house and surroundings, as you splash into the summer of 2024.

Service your air conditioner
Ensure your home cooling is working just fine by replacing the air filter (if required) and cleaning the area around the AC unit and vents. Get professional help to check for any leaks or defects in the unit or from windows and doors, especially if cooling takes time.
Switch off to cool off
Some electronic devices generate heat adding to the room temperature. Switch off devices such as LEDs, mobile phones and batteries when not in use to avoid heat generation.
Clear out puddles
Inspect your home for a build-up of standing water and remove pools of water ponding from children’s toys or a bird bath to avoid mosquitoes.
Leak check
Examine your bath and kitchen sinks and tubs for slow leaks and replace worn grout and caulking to prevent water damage. Leave washing machine doors open after use, ensuring your bathroom is well-ventilated.
Better safe than sorry
Ensure that the smoke detectors and carbon monoxide detectors installed at your house are current and up to date. Check expiration dates and replace batteries if necessary.
Light and airy
These months ahead bring with it bright and heated sunlight. Deck your space with light-hued blinds and curtains to avoid direct sunlight in your house.
The proper use of community common areas helps maintain a clean, hygienic and functional living environment. Take a moment to remind your household members about basic garbage dos and don’ts.
▶ Ensure your trash bags are tied or sealed before dropping them into your chute or designated refuse area.
▶ If your building has chute access from your floor, use the available facility and ensure that the chute door is closed after disposal to prevent odours or spills.
▶ Refrain from disposing of cooking oil, lit cigarettes, hot ashes or lit candles in the chute without proper safety precautions.
▶ Got bulk waste such as furniture, mattresses or appliances to get rid of? Arrange for the removal of larger waste items through a thirdparty provider of your choice or reach out to 800 JUNK (5865) for assistance.

Keep Calm and Keep Clean Parking Pointers

Avoid tailgating. The building parking facility is equipped with an anti-pass system that allows a single vehicle entry at a time per card. While inside the parking level, access cards will not be active to avoid misuse of access cards. 2
Illegally parking in non-designated parking bays is prohibited. Reach out to your building concierge for assistance if your encounter such an issue. 3






From the Regulator’s Desk

Mollak Gateway Services for Homeowners
Following Law No. (6) of 2019 regarding jointly owned properties in Dubai, the Dubai Land Department has introduced a service for all homeowners and Owners’ Committees to submit enquiries, requests, suggestions, complaints on the Dubai Rest App and the Land Department’s website – dubailand.gov.ae .
RERA has issued guidelines via the brand-new Mollak Gateway services for jointly owned properties, requiring owners, residents, and owners' committees to use the Mollak services portal for enquiries, complaints, and requests. This allows management companies like DCM to address these requests and allows Owners' Committees to evaluate the management company's performance.
Through the platform, RERA will take necessary action to resolve complaints and enable a record of requests and correspondence which can be reviewed later.
