West Melton Nathan Najib | Market Report

Market Commentary

Across New Zealand, the property market is being shaped by lower interest rates, persistent inflation, and cautious buyer confidence. The OCR is sitting at 2.25%, which is more supportive for borrowers than the peak-rate period, but inflation at 3.1% means household affordability is still a major consideration. For homeowners, this means the market is not simply rising because rates are lower. Buyers are still focused on affordability, repayments, presentation, and value. This is especially important in higher-value areas such as West Melton, where borrowing capacity and confidence can have a larger impact on buyer behaviour. West Melton’s residential market has become more selective over the past six months. The report shows 28 residential properties changed hands, down 39.1%. The West Melton median residential selling price was $1,171,000, down 5.2%, while the highest residential sale was $1,735,000. Median days on market increased to 54 days, up 10.2%, showing that buyers are taking longer to make decisions. This does not mean the market has stopped. It means buyers are more careful, more informed, and less likely to overpay unless the property is clearly positioned well. This is particularly true in the higher-end market. West Melton remains a premium area, but higher-value buyers often have very specific requirements around land size, home size, layout, garaging, privacy, outdoor living, and overall presentation. When buyers are spending at this level, they are not just looking for a house. They are looking for the right lifestyle, and that makes pricing and positioning even more important. Najib Real Estate’s results stood out against the wider residential market. Najib’s median selling price was $1,330,000, compared with the wider West Melton median of $1,171,000. Najib’s median days on market was 16 days, compared with 54 days across West Melton. This suggests that in a slower and more selective market, campaign strategy, pricing, presentation, and buyer management can make a significant difference to the final result and speed of sale. The lifestyle market tells a different story. West Melton recorded 21 lifestyle sales over the past six months, down 40%, but the median lifestyle selling price increased by 15.2% to $1,469,000. Median days on market improved to 42 days, down 14.3%.

This suggests that although fewer lifestyle properties changed hands, the properties that did sell achieved stronger median pricing. The highest lifestyle sale was $1,725,000, showing that lifestyle buyers remain active when the right property comes to market. The monthly graphs show why West Melton needs to be analysed carefully. Because it is a smaller, higher-value market, the median sale price can move sharply from month to month. One or two premium sales, or one or two lower-end sales, can shift the monthly figure significantly. The number of houses sold monthly is also more volatile than larger markets, so short-term changes should not be overread without looking at the wider trend. The annual sales data shows West Melton has achieved strong long-term growth. The median house sale price increased from $654,500 in 2013 to $1,192,500 in 2025. The strongest growth period came through 2021 and 2022, when prices rose sharply, before softening in 2023, recovering in 2024, and declining by 5.47% in 2025. Median days to sell also increased to 55 days in 2025, reinforcing that buyers now have more time and more choice. One of the interesting changes to watch is the impact of newer developments such as Wilfield Rise. West Melton has traditionally been known for larger sections, larger homes, and a semi-rural feel while still being close to town. However, we are now seeing smaller sections and more compact homes being built. It will be interesting to see how this affects the town over time, especially if it introduces a different buyer profile or creates more variety in the local housing stock. Overall, West Melton remains a premium residential and lifestyle market with strong long-term fundamentals. However, the current market is more selective than the peak. Sellers need to be realistic, well-prepared, and strategic from day one. Buyers still see value in West Melton, but they are comparing options carefully. Well-positioned homes are still selling, but success now depends heavily on presentation, pricing, marketing, and local expertise. Whether you’re thinking about selling, buying, or simply trying to understand where your property sits in the current market, the key is having the right information before making your next move. If you’re planning a move in West Melton, feel free to get in touch. I am your area specialist - Nathan Najib.

A little about Nathan Najib

Sixteen years ago I had a vision: to create the world’s most customer-centric real estate company. The excitement of shaping an organisation that excels at every level drives and motivates me every single day. To those of you who know Nathan, you will know that he is passionate about people, real estate, and being the best person you can be. And this passion comes through in everything he does, in both his personal and business life. He has a desire to change to world of real estate from something it should never have been, to an industry that supports the community, and where transparency is the key. Nathan started out in the real estate business at 19, and by 23 he was recognised as being one of the best in the industry, an up and coming force to be watched and emulated. However, Nathan felt there was something fundamentally wrong with the industry and wanted to make a difference. Not many people are brave enough to say, "enough is enough" and then do something about it, but Nathan did just that. He decided to create and build his own vision: to create the most people-focussed real estate company on earth. Often real estate is associated with low standards, but Najib Real Estate holds close the philosophy that the interest of the client always comes first. Najib Real Estate is a values-based organisation, and its core values serve as a foundation for which this change is continuing to be built: Health, Humility, Excellence, Growth & Recognition. We believe that by keeping our vision and our values at the fore, we can create an agency that proudly stands out from the crowd: A unique company that provides an exceptional personalised service to our clients and customers, while building a passionate, people-oriented organisation, where we continually strive for excellence.
