NajibRealEstate|MarketReport

Across New Zealand, the property market is being shaped by interest rates, inflation, affordability, and buyer confidence. The OCR is currently 2.25%, which is more supportive for borrowers than the peak-rate period, but inflation at 31% means household budgets and borrowing capacity remain important considerations. For homeowners, this means the market is improving but buyers are still cautious. They are comparing value, repayments, presentation, location, and long-term suitability before making a decision.
Kaiapoi has shown a relatively steady and active market over the past six months The report shows 145 residential properties changed hands, down 9.4%. The Kaiapoi median selling price was $737,000, up 3.1%, while the highest residential sale reached $1,065,000 Median days on market sat at 40 days, up 14 29% showing that although buyers are still active they are taking longer to make decisions than they were previously.
This points to a balanced market rather than an overheated one Prices have continued to move in a positive direction, but buyers are not rushing. They are more considered, more informed, and more likely to compare similar properties before committing For sellers, this means pricing and presentation remain critical. Homes that are well-positioned are still attracting attention, but properties that sit too high above buyer expectations may take longer to move
The top residential sales show there is still strength at the upper end of Kaiapoi The top 10 residential sales ranged from $935,000 to $1,065,000, with the highest sale being 15 & 17 McIntosh Place. This shows that buyers are still prepared to pay premium prices when the right home, section size, location, and overall value are presented to the market
The monthly median house sale price graph shows Kaiapoi has moved within a fairly consistent range, with some month-to-month movement but no sign of a major collapse. This is important because smaller local markets can shift from month to month depending on the mix of homes sold. A higher number of larger or newer homes can lift the monthly median while a run of more affordable sales can pull it back.
The number of houses sold monthly has also fluctuated but the overall trend shows Kaiapoi remains an active market. Sales volumes are not perfectly even month to month, which suggests buyer demand is present, but not spread evenly across every property type or price bracket This is common in a more selective market, where buyers are choosing carefully and sellers need to compete for attention.
The annual sales data shows Kaiapoi has achieved strong long-term growth. The median house sale price increased from $435,000 in 2015 to $730,000 in 2025 The strongest lift came in 2021, when the median increased by 27%, followed by further growth in 2022 The market then softened in 2023, recovered slightly in 2024, and increased by 7.8% in 2025 Median days to sell eased to 37 days in 2025, which suggests the market has remained functional despite buyers becoming more selective
One of the interesting things to watch in Kaiapoi is how continued growth and development affect the town’s identity over time Kaiapoi has long appealed to buyers because it offers relative affordability, a strong community feel, river and town-centre amenities, and access back into Christchurch As more modern subdivisions and newer homes become established, it will be interesting to see whether Kaiapoi continues to attract more first-home buyers, families, and Christchurch movers looking for better value
Overall, Kaiapoi remains a solid value-driven market with strong long-term growth and steady buyer demand The current market is not the same as the peak but well-positioned homes are still selling. Sellers need to be realistic, well-prepared, and strategic from day one Buyers still see value in Kaiapoi, but they are comparing their options carefully
