How Financing Affects Every Stage of a Transaction The Offer Stage: A buyer with a verified preapproval presents a far stronger offer than one with only a prequalification letter. In competitive markets, sellers and their agents scrutinize the financing contingency carefully. The type of loan—FHA, VA, or Conventional— also carries implications for appraisal standards, repair requirements, and overall transaction complexity.

The Negotiation Stage: Understanding loan limits, seller concession caps, and appraisal contingencies helps you negotiate more effectively. Knowing, for example, that an FHA loan limits seller concessions to 6% of the purchase price positions you to structure offers that protect your client while remaining attractive to the seller.

The Closing Stage: Most closings that fall apart or are delayed in the final stretch trace back to a financing issue that was either not anticipated or not addressed early enough.

Staying in close communication with the lender throughout the transaction is the single most effective way to prevent these outcomes.

Loan Types & Finacing Options Selecting the right loan product is one of the most important early decisions in the buying process. Each loan type has distinct eligibility requirements, cost structures, and implications for the transaction. The right product depends on the buyer’s financial profile, eligibility, and goals.

FHA Loans

FHA loans are insured by the Federal Housing Administration (HUD). Because the federal government insures these loans against default, lenders are willing to accept lower credit scores and smaller down payments than they typically would for conventional financing.

FHA loans are designed to increase homeownership opportunities for borrowers who may have limited savings or less than perfect credit.

Down Payment As low as 3.5% with a credit score of 580 or higher. Buyers with scores between 500 and 579 may still qualify with a 10% down payment.

Mortgage Insurance Requires both an upfront MIP (1.75% of the loan amount) and an annual MIP paid monthly. MIP typically lasts the life of the loan unless the buyer puts 10%+ down.

Loan Limits FHA loan limits vary by county and are updated annually by HUD. High-cost areas receive higher limits.

Property Standards FHA appraisals are more stringent than conventional. The appraiser will note safety, soundness, and habitability conditions requiring correction before closing.

VA Loans

VA loans are guaranteed by the U.S. Department of Veterans Affairs and are one of the most powerful home financing benefits available to those who have served our country. They offer zero down payment options, flexible credit guidelines, competitive interest rates, and no private mortgage insurance - that is virtually unmatched in today’s market.

Eligibility Available to eligible veterans, active-duty service members, National Guard members, reservists, and surviving spouses. Eligibility is established through a Certificate of Eligibility (COE).

Zero Down Payment Eligible borrowers can purchase a home with no down payment on loans up to the conforming loan limit, dramatically reducing upfront cash requirements.

No PMI VA loans do not require private mortgage insurance, saving the borrower hundreds of dollars per month compared to conventional or FHA financing with a low down payment.

Funding Fee A one-time VA funding fee applies in most cases. The amount varies based on down payment and service type. Some veterans are exempt from this fee.

AGENT INSIGHT: VA & BUYER COSTS

VA loans restrict the types of closing costs that can be charged to the veteran buyer.

Non-allowable costs must be paid by the seller or lender. Structuring an offer properly to account for this can make a VA offer very competitive without costing the seller more in net proceeds.

Conventional Loans Conventional loans are not backed by a federal agency. They conform to guidelines established by Fannie Mae and Freddie Mac when they fall within conforming loan limits.

Conventional financing offers greater flexibility in property type and condition and, for buyers with strong credit, can provide lower overall costs than government-backed alternatives.

Down Payment As low as 3% for first-time buyers through specific programs. A 20% down payment eliminates the requirement for PMI entirely.

PMI Required when the down payment is less than 20%. Unlike FHA MIP, conventional PMI can be cancelled once the borrower reaches 20% equity through payments or appreciation.

Credit Requirements Generally require a minimum credit score of 620+. Better rates are available to borrowers with scores above 720–740.

Property Standards Conventional appraisals focus primarily on value with less emphasis on property condition, making this a strong option for properties needing minor cosmetic repairs.

Down Payment Assistance Programs One of the biggest misconceptions among homebuyers is that they need a large down payment—or even 20% down —to purchase a home. In reality, many qualified buyers may be eligible for down payment assistance (DPA) programs designed to help make homeownership more accessible. These programs are typically offered through state housing agencies, local municipalities, nonprofit organizations, and other housing initiatives. Assistance may be provided in the form of grants that do not need to be repaid, forgivable second loans, deferred-payment loans, or funds to help cover closing costs.

Most down payment assistance programs are not standalone loan products; rather, they work in conjunction with FHA, VA, and Conventional financing programs to help bridge the gap between what a buyer has saved and what is needed to complete the purchase.

Eligibility requirements vary by program and may include income limits, purchase price limits, homebuyer education requirements, or first-time homebuyer status. Because program guidelines and availability can change, it is important for buyers to speak with a knowledgeable lender early in the process to determine what assistance options may be available. As a REALTOR®, understanding that these programs exist can help you identify opportunities for buyers who may be qualified to purchase a home sooner than they realize.

Pre-Qualification vs Pre-Approval These two terms are often used interchangeably by buyers—and even by some agents—but they represent very different levels of lender commitment and buyer readiness.

Pre-Qualification A Pre-Qualification is typically the first step in the mortgage process and provides a preliminary assessment of a buyer’s ability to obtain financing. During a prequalification, a lender reviews information provided by the borrower regarding their income, assets, employment, and debts to estimate how much home they may be able to afford. In many cases, a Pre-Qualification can be completed quickly and may involve a soft credit pull that does not impact the borrower’s credit score. Because the information is generally not verified through documentation at this stage, a prequalification should be viewed as an initial evaluation rather than a formal loan approval. Pre-Qualifications are most commonly used when buyers are beginning their home search, exploring their financing options, or trying to determine a comfortable price range before actively shopping for a home. While a Pre-Qualification can provide valuable guidance, buyers should obtain a full preapproval before submitting offers to ensure their financing has been more thoroughly reviewed and verified.

Pre-Approval A Pre-Approval is a more comprehensive evaluation of a buyer’s financial qualifications and is an important step before actively shopping for a home. During the Pre-Approval process, the lender reviews and verifies key financial information, including income, employment, assets, debts, and credit history. Supporting documentation such as pay stubs, W-2s, tax returns, and bank statements is typically required, and a credit report is obtained to assess the borrower’s overall financial profile. Based on this review, the lender determines an estimated loan amount for which the buyer may qualify, subject to the property meeting program guidelines and other final underwriting conditions. Because a Pre-Approval is based on verified information, it provides a more accurate picture of a buyer’s purchasing power and demonstrates to sellers that the buyer has already completed an important portion of the financing process. For agents, working with Pre-Approved buyers can help strengthen offers, reduce surprises during the transaction, and improve the likelihood of a smooth and timely closing.

Credit Inquiry Types: Soft vs Hard Credit reports play an important role in the mortgage approval process, and lenders may use either a soft pull or a hard pull depending on the stage of the borrower’s homebuying journey. A soft pull credit report provides a general overview of a borrower’s credit profile and credit score without impacting the borrower’s credit score. Soft pulls are often used during initial conversations, Pre-Qualification discussions, or when a borrower wants to explore financing options but is not yet ready to formally apply for a mortgage. Because they do not affect credit scores, soft pulls can be a useful tool for helping prospective buyers understand where they stand financially and what loan programs may be available to them.

A hard pull credit report is typically required when a borrower is seeking a formal Pre-Approval or submitting a mortgage application. A hard pull provides lenders with a detailed view of the borrower’s credit history, including payment patterns, account balances, credit utilization, public records, and recent inquiries. This information allows the lender to accurately assess the borrower’s creditworthiness and determine loan eligibility. Unlike a soft pull, a hard pull may have a small, temporary impact on a borrower’s credit score. However, credit scoring models recognize that consumers often shop for the best mortgage terms. As a result, multiple mortgage-related credit inquiries made within a shopping window—typically 14 to 45 days, depending on the scoring model being used—are generally treated as a single inquiry for credit scoring purposes. This allows borrowers to compare rates and loan options from multiple lenders without experiencing multiple negative impacts to their credit score. Understanding this distinction can help Agents reassure buyers who may be hesitant to obtain a Pre-Approval because they are concerned about the effect on their credit.

Trigger Leads: Then and Now Historically, when a consumer applied for a mortgage and their credit was pulled, credit bureaus could sell that inquiry information to other lenders. This often resulted in borrowers receiving unsolicited calls, texts, emails, and direct mail from competing lenders—a practice commonly known as trigger leads. These solicitations frequently created confusion and frustration for homebuyers and could create unnecessary distractions during the transaction for borrowers, Agents, and their chosen lender.

The Homebuyers Privacy Protection Act was signed into law on September 5, 2025, and took effect on March 5, 2026. The legislation significantly limits the ability of credit reporting agencies to sell trigger lead data and restricts lenders from using that information to solicit consumers unless specific conditions are met, such as an existing relationship with the borrower or the borrower’s consent. The goal of the law is to better protect consumer privacy, reduce unwanted solicitations, and allow borrowers to work with the mortgage professional they have chosen without excessive outside interference. As a result, the need to rely on Soft Pull Credit Reports as a strategy to avoid trigger lead solicitations has diminished, allowing more borrowers to move confidently through the Pre-Approval process.

Buyer Qualification & Lending Requirements Credit Score Considerations Credit scores are one of the primary factors lenders use to determine loan eligibility and interest rates. Lenders generally use the middle score of three bureaus. For joint borrowers, the lower of the two middle scores is typically used.

Income & Employment History Income and employment are key factors lenders evaluate when determining a borrower’s ability to repay a mortgage. Lenders look for stability and consistency in both employment and income history, as these factors help demonstrate the borrower’s capacity to make monthly mortgage payments. In most cases, lenders prefer to see a two-year employment history, although exceptions may be available.

W-2 Employees: Recent pay stubs, W-2s from the past two years, and possibly federal tax returns. Income is straightforward to verify.

Self-Employed Borrowers: Typically requires two years of personal and business tax returns plus a year-to-date profit-and-loss statement. Lenders use the average net income reported — not gross revenue.

Commission & Bonus Income: Variable income may require a two-year history to be counted in full. A buyer whose income recently shifted from salary to commission may have limited documentation to establish consistent earnings.

Impact of Job Changes During a Transaction A job change during an active loan transaction is one of the most common and avoidable causes of closing delays. Lenders verify employment immediately before closing— sometimes within 24 hours of settlement. A job change discovered at this stage can stop a closing entirely.

Debt-to-Income Ratio (DTI) Front-End DTI (Housing Ratio): The proposed monthly mortgage payment divided by gross monthly income. Most loan programs prefer this at or below 28%–31%.

Back-End DTI (Total DTI): All monthly debt payments divided by gross monthly income.

Most conventional loans allow up to 43%–45%, and some programs allow higher with compensating factors.

Assets & Reserves Lenders verify sufficient liquid assets for the down payment, closing costs, and typically 2 to 6 months of reserve mortgage payments. Assets must be sourced and seasoned — lenders will ask where large deposits came from and may require a paper trail.

Common Issues That Disrupt Financing • New Debt or Large Purchases Opening a new credit card, financing furniture, or buying a car alters the buyer’s DTI and credit profile. Buyers must be explicitly instructed to make no new credit purchases before closing.

• Employment Changes Any change in employment status, employer, or compensation structure requires immediate communication with the loan officer. Do not wait until pre-closing verification.

• Incomplete or Missing Documentation Delays in providing requested documents are a top cause of closing delays. Underwriting conditions must be resolved promptly — often within 24 to 48 hours.

• Undisclosed Liabilities Debts not disclosed during the application — co-signed loans, child support, judgments — may surface during underwriting and change the qualification picture.

• Large Unverified Deposits A significant cash deposit that cannot be documented may be excluded from qualified assets, reducing funds available for closing. All large deposits need a paper trail.
