have grown tired of hearing the word ‘COVID’. Surely I’m not alone? The past 18 months have been a whirlwind of pandemic proportions – outbreaks, lockdowns, vaccines. Our world has been turned upside down. Given the impact this virus has had on the globe, it’s not particularly surprising that it has impacted other areas of life also. From the way we work, to the way we eat, COVID-19 has taught us many new things. And now the pandemic is shaping the way we live in terms of design and style. Talk to almost any interior designer and they will tell you the same thing: the way we now use our personal space has changed significantly. We are home more, and our desire to feel comfortable and creative within those four walls has grown. And so, there has become a growing interest in the psychology of colour and the meaning and emotions behind material use. In this edition, we share the palettes that will take us into 2022. home comfort The way we view our personal space has changed. So much so, that it is shaping the way we style our homes. Australia’s two colour powerhouses – Dulux and Haymes Paint – confirm this trend with the release of their latest palettes.

The Dulux Restore palette consists of gentle, earthy neutrals alongside more rugged, natural tones such as buttercream, pumice, airy blue, clay, forest green, moss and purple-black. These colours speak of restrained minimalism, soothing our senses and providing the soft backdrop needed to adjust to constant changes in our lives.
SENSE OF BELONGING As we look towards 2022 and the trends that will shape our style, there is one thing designers agree on: with the lingering sense of uncertainty surrounding the global pandemic, our homes have become a safe haven, and a place to retreat in comfort. Subsequently, design principles will continue to echo this into the future.

The Dulux Colour Forecast 2022 palettes, released in September, reflect our desire to simplify our lives and boost our connection with nature and the people and experiences that matter most.
Before developing each palette, Dulux conducts year-round research into the latest international and local interior trends set to influence Australian design and the way Australians live. This research found that, following months of restrictions, there’s a desire to be bold, expressive and try new things. At the same time, the lingering sense of uncertainty around what the future holds makes us seek comfort and security from our homes. With prolonged days indoors, we have a new appreciation for good design and functionality and look to surround ourselves with things that are not only beautiful, but also enhance our wellbeing and improve our quality of life – all of which are expressed in the spectrum of hues curated for this new season.

The Flourish palette captures the renewed sense of adventure and passion for life many of us have found in the wake of COVID-19. THE HAYMES’ PALETTES: In the moment Confidence and reassurance steer this group of colours. They are earthy and include beautiful rust and ochre tones that speak to the Australian landscape, providing a grounded feel. Imbued with less grey hues than in the past, these warm tones are the new ‘neutrals’ for both contemporary and period homes. Responding to nature, this palette encourages homeowners to embrace colours with a certain warmth that is often delivered with a soft-yellow base. Game changer COVID-19 has made us think differently about our homes, now more than ever as a place of refuge and containment. And while restrictions may hamper our movements, we’re still free to embrace colour and push boundaries. With new pastels, from faded blues to soft watery teals, the Game changer palette is complemented by clear and lively tones and strong contrasts, such as vibrant yellow. The collection features colours such as Rose Coloured, which captures the colour of a setting sun in the Australian landscape.
Clear view How often have we heard the phrases ‘sea change’ or ‘tree change’ in the past 18 months since COVID entered our lives? Many have decided to move out of the city, and others are keen to create this sense of escape in their own homes. Colours such as Haymes’ Paradise Pool – a soft aqua evocative of the sea, is as poetic as the clear view that’s delivered with these range of colours. The palette of grey tiles and charcoal powdercoated aluminium works well with the existing house renovation and interior design. Feature oak timber work will also be added in the outdoor dining area and fire-pit zone to further replicate the interior style. We look forward to progressing this design with the client and hope to share it with readers upon completion next year. In the meantime, we hope that this provides further inspiration for those of you looking to update your exterior spaces, happy spring planning.

IN THE KNOW Australians love to renovate, but before you take the plunge there are a few important points to consider, according to Belinda Botzolis (pictured), senior property adviser at property valuation group Herron Todd White. Not only does her day-to-day work involve tracking and reporting on construction costs, but she’s completed many of her own renovation projects, and recently built a new home. She says there are several drivers fuelling the ramp up in construction activity across the nation, including how the pandemic has brought our homes’ shortcomings into focus. “COVID in particular has made people think, ‘I need more room. I love my house. I love my street. My kids go to school near here and I love my neighbours, but my house is too small and we now need to either renovate or rebuild,’’ she says.

Here are her top renovation tips 1. Start with the end in mind Most people will have heard of overcapitalisation. It occurs when you spend more on upgrades than they add in value to your property. A great example is inground pools where it’s easy to outlay $50,000-plus dollars for a pool that might only add $30,000 in value. “As valuers, we’ve been trained to just step back and really look at a property for what it’s worth, not the romanticised idea of a renovation and what those works might add in value based on their cost,” Ms Botzolis says. “Often a valuer tells a bank, ‘This is what the home will be worth once the reno is completed.’ The bank lends the owner $100,000 and that money gets eaten up pretty quickly. The owner then starts asking the bank for more money to finish the job, but at some point, the bank has to say no. “Just because you need an extra $50,000 to finish the job, doesn’t mean the valuation will go up from $2 million to $2.2 million to justify the increase in funds. It simply means you didn’t budget properly.” She says the key is to start with the end in mind and be mindful of how property is priced in your suburb. “If you’re in a quite affluent area, you can push the envelope a bit on what you spend because your market expects something extra
from those homes. But if you’re in a basic suburban family area and homes are relatively generic, you probably don’t have the same room to push the envelope. “In some areas you can spend $500,000 and gain $1 million in added value. In others you’ll spend $50,000 and be lucky to add $30,000 in value. So, understanding your location is essential as well as what your property will be worth at the end of the project.” 2. Avoiding blowouts One of the most challenging aspects of a renovation or construction project is dealing with blowouts both in terms of time and budget. Ms Botzolis says many first-time renovators don’t understand just how expensive building works can be. They do rudimentary guestimates on cost and timing and it can lead to huge problems. “Things you think will cost $1000 or $2000, will end up costing $6000. And variations get owners all the time. An owner will come through and realise they now want to change a few things mid renovation and this can end up adding thousands to their bill as well as extending the build time.” The time to undertake the work is often underestimated too, and delays do translate into real money when it comes to building and renovation. continued over >

PLANNING // < from previous page “You’ll organise a builder and he’ll turn up to start on a certain day, but materials are delayed because a shipment hasn’t arrived or there’s now a shortage on things like timber and bricks, so he has to put back his start time. Now you need to push back your plumber and sparky because the framing is delayed. This domino effect causes all sorts of grief. “Delays mean you can’t move into the home when you originally planned, so now you’ll need to extend the lease on where you’re staying. Also, there’s loan interest mounting up at the bank while you wait for the setbacks to clear.” However, by applying a contingency of 15 per cent to both your costs and timing, you will have room to move. 3. Depreciation schedule If you are undertaking a renovation on a property that is to become an investment and not your principle place of residence, it’s important to budget for functionality over luxury items. “An example I’d give to investment renovators is, will the 20mm stone bench top serve the same purpose as the 400mm European marble, or will the high end taps work the same as the entry level taps. Think about the usability and function of that item over the aesthetics that may not necessarily be practical,” Ms Botzolis

If you order too soon and there are some extra costs that come along after that that are capital works that need to be added to the report, you’ll need to pay a fee for the report to be changed so it includes the new costs and updated outcomes.”
4. Don’t self-manage big projects Ms Botzolis says identifying projects where you need to draw on expert help will assist in keeping you on track, and save your sanity. “People often don’t realise how much time, effort and stress emotionally, physically, financially a renovation or build takes on you. So, if you’ve got a full-time job and you’re thinking, ‘I’m going to completely project manage my renovation without any experience’, because you’ve watched every season of The Block, then you’re in for a rude awakening.” She says basic renovations that are a simple collation of a couple of trades and where you

You could choose to do something minor and cosmetic, you could do a full on structural change to your property, or you could even demolish and rebuild all together. “If you’re thinking of extending, maybe going up a level, I would really consider chatting with a builder before you pay for a designer. I would work out your costs on a rate per square metre. So, if the area you’re renovating adds an extra hundred square meters, work out your rate per square meter for the renovation. Then work out what a builder would cost you to do a complete knock down and rebuild. “You’ll probably find the rate per square metre for a renovation is much higher than building new and that may change your thinking and a complete knock down rebuild is not much more than the renovation.”

LIVING WITH COVID WILL CHANGE THE HOUSING LANDSCAPE Industry experts report that the COVID-19 pandemic has helped to accelerate certain trends which were already underway in the Australian economy, including more flexible working arrangement, and the desire to have a housing market foothold in desirable lifestyle locations. Recent developments from countries with further advanced vaccination rollouts suggest that the Delta variant of the virus is leading to persistently high case numbers detected. There is little doubt that the virus will persist, and with it, related disruptions. The federal and state governments have agreed to a four-stage process to open up and live with COVID-19, and the final step arrives when more than 80 per cent of the adult population is fully
vaccinated. In substance, it means that Australia, like many other countries, will live with COVID. Not surprisingly, this is likely to have key implications for Australia’s economy, demographic trends, and the domestic housing market landscape. Pete Wargent, co-founder of national property buyer’s agency network BuyersBuyers, says they expect to see a continuation of the

you’re laying your tiles on. If it’s a timber floor, you’ll also need a saw, hammer and nail punch to first cover the floor with hardboard sheeting. If concrete, you may need a chisel to clean out small depressions and a trowel for levelling with mortar. STEP I: Planning It’s well worth measuring and planning your layout on paper first, especially if you intend to use an intricate design. If the room is an irregular shape, divide it into rectangles and measure each one separately. Then make a scale drawing on graph paper. This will help you set out an attractive design and allow you to work out the number of tiles you need. Ceramic tiles are commonly I50 x I50mm square or I00 x 200mm oblong, but interlocking circular, hexagonal and Provencale-shaped tiles are also available. They can be bought singly or by the square metre. Vinyl and Cork tiles are 300 x 300mm square and are usually sold in packs. STEP 2: Preparing the floor surface The surface should be dry, flat, stable and free from grease, dirt and unsound material. If you have a concrete floor which is flat and level, go ahead and lay your tiles without further ado. But if there are small cracks or holes, first chisel out any loose material, sweep clean and fill using a pre-mixed cement. An uneven floor can be levelled using a self-levelling compound. Timber floors are not stable enough to tile directly over. An underlay

must first be laid over it for best results. Hardboard underlay sheets such as masonite are suitable only for cork or vinyl. Ceramic tile underlay must be used under ceramic tiles. First punch any protruding nails in the floor below the surface. Begin laying the board in one corner with the smooth side facing up. Fix with 25mm underlay nails at
I50mm intervals around the edges and 225mm apart across the middle of the sheets. Nail the first sheet and work along the wall. When you come to the end of a row, cut the sheet to fit. Use the off-cut to start the next row so the joins are staggered. This will prevent tiles from being disturbed if there’s any floor movement.
STEP 3: Finding the starting point Tiles look best centred in the middle of the room with any narrow tiles at the edges. So your first task is to find the centre of the floor. If you simply begin from a corner you may end up with whole tiles along one side and narrow tiles along the other. So instead, measure along one wall and mark the centre at floor level. Do the same along the opposite wall. Now stretch stringline from one centre mark to the other. Then repeat the process for the other two walls. The two lines will meet at the exact centre of your floor. It’s important that these two lines are square to each other. Measure 600mm from the intersecting point along one line, then 800mm along the other. Now measure diagonally to these two points. If the measurement reads Im then the lines are square. If not, adjust one of the lines and repeat the measuring process until the diagonal of 600:800 equals Im. Next, lay a row of loose tiles along both lines starting from your centre point. If you find that there is less than one half of one tile between the wall and the last full tile, adjust the lines to set a new centre so that tiles are equal at both ends when cut. End tiles should be as close as possible to half the tile size when cut. continued over >

DIY // < from previous page STEP 5: Laying your tiles Except for self-adhesive vinyl tiles, all floor tiles are laid in pretty much the same way. Begin by laying whole tiles, working from the centre outwards. Spread a bed of adhesive with a notched adhesive spreader according to the maker’s instructions. Spread only enough adhesive to cover an area of about one square metre – any bigger and the adhesive may dry out before you reach the end. Ceramic: Press the first tile into position, then twist it slightly to firmly bed it in the adhesive. Place the second tile alongside with the same gentle twisting motion, using a plastic tile spacer between them to obtain evenly spaced gaps. Continue until you’ve reached the edge of the adhesive, then spread another layer over a further square metre. Vinyl: Place each tile directly into position without sliding. Butt up the edges closely. Firmly press down all over each tile with the palm of your hand to ensure good even adhesion. If using self-adhesive tiles, simply pull off the backing paper and press into place. Try to align tiles correctly the first time. If you do make a mistake, immediately lift the tile and re-stick it correctly. If you attempt to lift it later, it will probably tear.
Cork tiles: Position with a slight sliding action without forcing them tightly together. Avoid trimming the edges if they seem a bit out of square. It’s easier to fill any tapering joints with woodworker’s putty coloured to match the tiles. STEP 6: Fitting border tiles When all the tiles are in position, start cutting tiles to size. Place the tile to be cut exactly on top of the last whole tile in a particular row. Place a second tile over it, this time butted up against the wall or skirting board. Use the edge of the top tile to make a line on the tile to be cut. For ceramic tiles, score across the line with a scribing tile cutter, then snap the tile with a heavy duty tile cutter for a clean break. Comb adhesive on the back of the cut tile and press it into position hard against the wall or skirting. To cut an L-shape, score the surface carefully and nibble away the waste with tile pincers. Vinyl and cork tiles are much easier to cut. First, use a sharp utility knife to score through the surface. Then carefully bend back the tile – it should snap cleanly along the score line. STEP 7: Finishing Ceramic tiles will need to be grouted and cork tiles sealed. In both cases, allow 24 hours for the adhesive to dry.
Do your research before choosing your tile. Ceramic is the most popular choice due to its strength and durability, but it can cost more than other materials.
WHICH TYPE OF TILE? Ceramic is ideal for kitchens, bathrooms and halls, but their hard-wearing and decorative surface is suitable for any room. They come both glazed and unglazed in a wide range of colours and patterns. You should seal unglazed tiles with a ceramic tile sealer before walking on them. Vinyl tiles are latex backed and comfortable to walk on. They come in many colours and designs,
some imitating other materials such as stone and timber. You can use them in any room, but they are especially suited to kitchens and bathrooms. Vinyl coated tiles are also available. They offer a cheaper alternative, but are not as durable. Cork provides warmth and wears well. Most need to be sealed with a polyurethane coating after laying for protection.
