PROJECT: Concrete alfresco, New South Wales Designed by Rolling Stone Landscapes, visit rollingstonelandscapes.com Having the ability to entertain with ease while maintaining a strong connection to the home, pool, and other areas of the property was a key focus of this project. The introduction of formed concrete to the outdoor kitchen with timber insert doors set the tone of material selections which played out across the project. A matching timber pergola gave a sense of enclosure to the space, whilst custom-made glass panels over the cooking space enabled all-weather use. Detailed custom concrete panelling lined the boundary fence pulling the pool space into the material palette of the project contrasting well against the selected plantings.

BEDROOM KITCHEN Kitchen joinery is in Modesty White, kitchen draws are Wilderness and the same ceiling paint as the living room has been used here.

The house features five bedrooms, three which are suites. Each is decorated in their own different styles and flair, which are perfect for rest and rejuvenation.

The bold choice to disperse colour across Ukraine city Kyiv has led to an influx of new visitors wanting to see the utopia they’ve observed in photos online.

In February 2020, it was reported that more than 200 houses were selling per month – the highest rate in Ukraine. Such large results were perhaps unexpected by the architects, who made quite minimal changes to the original buildings from an architectural perspective.

While the design choice to rely solely on colour is simple, it is definitely deliberate. In fact, there is a whole field of study dedicated to drawing links between colour and human emotion.

Colour psychology derives from the notion that, “unconscious or otherwise, colour can evoke emotions, inspire reactions, and change modes of thinking”. It’s surprising that designers and architects often forget the power of colour, instead focusing on new minimalist techniques. Karen Haller, the UK’s leading colour psychology expert

MORE ABOUT COMFORT TOWN This large housing development located in Kyiv rises like giant toy blocks from the surrounding grayscale environment of the Ukraine capital. Buildings pop in bright hues of lime green, red, blue, yellow and orange. Interestingly, the architects behind the project – Dmytro Vasyliev, Aleksandr Popov and Olga Alfiorova – worked on the development for 11 years with the goal to create a beautiful residential area that was appealing and sellable. Their design inspiration? Lego, of course!

explains, “colour is often the forgotten part of the picture”, and people forget the positive impact it can have on society.

Designer and author Ingrid Fetell Lee did a phenomenal TED talk addressing how colour “cuts across lines of age, gender and ethnicity” and reminds us of our shared humanity. Lee describes joy as an “intangible feeling” that can be induced by colour due to its “sense of abundance and multiplicity” and symbolic nature as a “sign of life… a sign of energy”.

As the power of colour becomes so recognised in design, there are emerging not-for-profits dedicated to spreading joy by painting local communities.

One of these is Project Colour, a group that is transforming environments through optical optimism by bringing colour to community buildings and schools across the US. The group received feedback from

“Colour is often the forgotten part of the picture.” – Karen Haller, Behavioural design consultant teachers at the transformed schools, reporting that students were more interested, productive and happy after the changes were made.

Perhaps this is why Comfort Town in Kyiv has grown to a population of 20,000 people – a 6000 person increase from 2019 alone. And, there are other success stories too. A small

town in Spain called Juzcar began to attract thousands of tourists every year after every building was painted blue. STRONG INDICATION Owner occupiers bounced back at the end of 2021 to produce the biggest year of home loans on record.

The Australian Bureau of Statistics released the Lending to Households and Businesses data for December 2021 in February. The data provides statistics on housing finance commitments.

Housing Industry Association economist Thomas Devitt says, the total value of housing loans issued in 2021 reached almost $370 billion, up by 51 per cent on the

previous year. “[It was] the strongest year since records began in 2002,” he says.

“This was driven by owner occupiers, accounting for over $260 billion of the total in 2021, up by 43 per cent on the previous year. While loans to first home buyers have come down in recent months, this cohort remains much more active in the market than it did before the pandemic. First home buyers accounted for $74 billion worth of housing loans in 2021, up by 30.3 per cent on the previous year.”

The boom in renovations also looks set to continue with lending for renovations of $5.4 billion in 2021, almost double the level in 2020, Mr Devitt adds.

“While investor loans are another growing sector of the market, they remain a relatively small share of the market.

“Investors accounted for $106 billion worth of housing loans in 2021, up by 75.1 per cent. This still represents 28 per cent of the total market, compared to more than 40 per cent in 2015. Australians are remaining very active in the housing market. The pandemic has forced people to spend a lot more time at home, resulting in demand for greater amenity. This is being found in both moving to a new home or renovating the home people already have.”

PROPERTY MARKET CONTINUES TO STRENGTHEN The recent Queensland border opening and school year kicking off has pumped up the confidence of southern buyers, says REIQ Sunshine Coast zone chair Matt Diesel.

“The confidence levels have kicked up significantly,” he says.

“We have definitely seen buyer interest levels pick up again. They have gone to another level.”

With Queensland’s first school term start date delayed by two weeks, it meant further market action by giving families moving to the Coast, extra time to get settled.

“We have got a lot of southerners who have got rental properties,” Mr Diesel says.

“They don’t understand the market up here. They are trying to get the feel for it.

“In the short term I think this will translate into more sales as they are obviously looking while they don’t have the time pressure on them.

“When they see the right one, they will jump straight on it.”

But Direct Collective’s Mal Cayley says the shift in the market goes a lot deeper than a change in the school term dates and the state border opening.

“I believe people will be buying in greater volume from what they have been anyway because what is truly driving the Coast is the complete shift in our economy and the opportunity that presents for more people,” he adds.

DATABASE OF AUSTRALIAN RENTERS LAUNCHED Renters are easily the fastest growing group of participants in Australia’s $8-trillion housing market, yet little is known about them or the spaces they inhabit.

The nation’s cohort of renters grew 64 per cent over the first 16 years of the century, say researchers at the University of Adelaide (UA). That’s twice the rate of home ownership increase.

There are now as many Aussies who rent as there are outright home owners.

Despite this, there is a huge knowledge gap about the life of renters, according to UA Housing Research professor Emma Baker.

“For a long time, we have lived with this notion that Australians are homeowners.

“Now we have to adjust to the fact that future Australians are more likely to be renters. We just haven’t known much about who rents, why they rent or what they are renting.”

Prof Baker has launched Australia’s first national Rental Housing Conditions Dataset.

Funded by the Australian Research Council and Australian Housing and Urban Research Institute, the project reflects the fact renting has moved from being a transitional proposition to something more permanent.

Building a pool can be exciting and daunting all at the same time. The process of actually building the pool can take months and once it’s done it’s not necessarily finished –what do you do with the surrounds?

This month we visited a beautiful home that needed it’s pool space transformed into a Hamptons haven. The area around the pool is generous enough to be able to function well, and the benefit of the pool being in the front yard is that it can also be treated as an amazing entry feature. So how do we design this space?

While it’s really important to know what style you going for and what types of materials and plants you want to use, functionality is even more important. If it looks good but it doesn’t function, then you will be frustrated for many years to come.

and side boundaries to ensure pool safety compliance requirements are meant. It will also provide privacy, as well as fit nicely with the theme.

We divided the space into functionality zones. The area near the front door is the feature entry zone. To save on budget, instead of tiling or concreting this entire area, we decided to keep the existing gravel and use the pool tiles as steppers with mondo grass in between.

A feature tree can be planted in the existing gravel area. I’ve recommended a tree such as the Little Gem magnolia to reinforce the Hamptons style in the planting palette. It will also provide shade.

The inside of the pool area will be tiled at both ends to ensure there is enough space for sun lounges or occasional seating.

The homeowners have opted for a costly natural travertine product.

A great cost saving idea when using natural stone is to use a thinner stone tile for the bulk of the tiling. Coping tiles need to be thicker for structural integrity, but the pool surrounds can be thinner.

The concrete slab levels underneath

simply step up to make up the height difference to ensure a flush finish.

A couple of beautiful umbrellas are a great coast-effective option to provide much-needed shade at both ends of the pool. They can be moved and also bring a resort feel to the space.

The client was worried about there being too much of the same flooring material, but in a space that isn’t huge it’s actually important to keep the material consistent. This will make the area look larger. The inclusion of a feature outdoor rug underneath the casual seating node will break up the space and add colour and additional styling.

The rear of the pool area has a sandstone retaining wall. To green the space, trailing groundcovers such as cissus antarctica or myoporum species will work really well to soften the area.

A selection of lilly pillies, heliconia, strelitzias and liriopes planted towards the rear of the pool zone will create a lush green backdrop that is low maintenance. Between the tiled area and the curved retaining walls continued over >

By squaring off the concrete slab and tiles of the hardstand around the pool area, much time and labour is saved, which again reduces the costs of the works for the client.

This gravel area also provides drainage to ensure that water that runs down from the retaining wall or off the pool zone can be drained away via subsurface drainage that is underneath the gravel.
