KEEPING IT CLEAN Building sites create waste. Typically, at the end of the day bricklayers and most other wet trade contractors wash out their cement mixers and tools into their wheelbarrow. The wheelbarrow is then scrubbed and the resulting 20 to 40 litres of slurry is usually deposited nearby and the barrow hosed out ready for the next day. This slurry can sometimes flow into groundwater or onto the street and subsequently down a stormwater drain. It can also leave an unsightly mess in gardens or lawns or on our pavements, roads and gutters, and can result in large financial penalties for the site manager, usually the builder. New product SLURRYTUB is a heavy-duty recyclable plastic tub lined with a single use biodegradable cellulose paper filter. At washout time, the slurry in the barrow is carefully emptied into the tub. The cutout at the front of the tub supports most wheelbarrows hands free, to enable the barrow to be safely hosed out. The filter traps the cement, leaving sediment-free water to drain into designated wash-up zones, or for recycling on the job. Most of the water should drain within 30-60 minutes depending on the slurry contents. When the residual cement in the tub dries, it can simply be dumped with the filter into a skip.

THE TRENDS TO FOLLOW The COVID-19 pandemic has left many people spending more time at home. More of us continue to work from the home office, which means more now than ever comfort is key. This is turn has resulted in a growing interest in interior styling with people now eager to transform their homes to make them better suit

their needs and lifestyle while emphasising comfort, nature, and calmness. To help homeowners achieve this, interior design expert, and co-founder of Inscene, Luke Davidson, has revealed which design styles are emerging as the top contenders for the second half of 2021.

1. NEUTRAL/TONAL LUXE Neutral luxe is shaping up to be a hot design trend for the second half of 2021 as people begin to embrace calm yet sophisticated luxury. Notable for its calm colour palette and subtlety consisting of white, light grey, browns, and beiges, neutral luxe will imbue your home with a quiet sense of luxury. 2. This interior design trend will also include comfortable chairs that suit the work of the occupant. EARTHLY ORGANIC Earthly organic is another design trend that has been popping up this year as we grow closer to nature (and we don’t just mean all those houseplants we all bought during quarantine). It expands on the relaxed bohemian style by adding more earthy colours to the signature bright white of boho chic. Incorporating muddy browns, earthy greys, apricot and forest greens brings a sense of calm and cosiness to the home while evoking a natural look. The one thing that earthly organic does not include is shine, as glossy finishes do not align with the natural feeling of this trend.

Kitchen renovations can be costly with the average project coming it at around $21,000 and taking upwards of a month to complete. For those people who are looking for a quick and inexpensive fix, the use of the correct paint and method can breathe new life into a kitchen. PROJECT: TRANSFORM YOUR CABINETRY Try using the Dulux Renovation Cabinet Doors product for an easy to apply and durable finish. PREPARING THE SURFACE Cleaning all surfaces is vital before you begin the job. APPLICATION: 1. Scrub down all areas with Selleys Sugar Soap and rinse with clean water to remove any dirt, oil or grease. Use a plastic scouring pad on heavily contaminated surfaces. 2. Repeat this process using clean water, at least twice. Mask as required using a good quality painters’ tape. 3. Completely remove any loose and flaking paint. Fill any cracks or holes with a suitable acrylic water-based filler such as Selleys Spakfilla Rapid. 4. Sand glossy and semi-gloss finishes to a dull flat finish using p400 paper before coating. 5. Use a clean damp cloth to remove any dust. Vinyl and plastic wrapped cabinet – doors and panels: apply Dulux Renovation Range Prime before topcoat application. Wooden cabinet doors and kick boards: if there are any breaks or scratches in the coating, apply Dulux Precision Stain, Smoke & Odour Blocker spraypack before topcoat. Kitchen, bathroom and laundry cabinets (including laminate and varnished timber): remove doors for easy coating of edges and door surrounds.

APPLICATION: Primer – After the additive has been added and stirred, apply Dulux Renovation Range Primer. For full instruction, see label. Top coat 1. Cut in as necessary using an angled sash cutter brush and four millimetre nap 100 millimetre wide microfibre roller. 2. Coat surface using the microfibre roller. 3. Lay off. Once each section is coated, gently go over the surface in the same direction with an unloaded roller using minimal pressure. This will give a smooth consistent finish. 3. For neutral and light colours, apply two coats. A third coat may be required when painting over dark colours or prepainted timber. Allow eight hours drying time between each coat, and a further eight hours after the final coat before applying the clear coat to seal. Clear Coat For best finish on cabinet door areas, apply one coat of Dulux Renovation Range Clear Coat as the final coating using a clean roller. This will add a layer of protection to the Dulux Renovation Range topcoat. Clear Coat is available in satin and gloss clear coat. GET THE GARDEN UNDER CONTROL We’ve all been there – winter arrives, and we leave the front and back lawn and garden untouched. Of course, this then means we have a jungle to deal with later on. No one wants to spend their weekend tending to that. You can avoid that situation by staying on top of the gardening. Mow the lawn when you can, pull the weeds out and prune any bushes or plants that need it. By doing this every now and again throughout winter, you will prevent garden debris making its way into your pool area. Some plants can stain unsealed pavers, so it’s important to be aware of what’s planted near your pool space. If you have a pool cover, keep it on while you’re mowing or pruning, to prevent debris entering your pool. Tip: When it comes to gardening and mowing, It’s a good idea to check the forecast and plan around it, to avoid undoing all your hard work if heavy rainfall or strong winds are predicted.

ODD JOBS TO ORGANISE After you’ve dealt with the garden, you might observe other jobs that need doing around your pool. For example, if you have glass pool fences, they might need to be cleaned. If you’ve got pavers around your swimming pool, consider if they need a good clean and then re-sealing. Check your poolside accessories such as pool umbrellas, deck chairs and outdoor dining sets) for any signs of damage. Always remember to give your deck chairs a hose down before the family returns to the pool, as spiders can hide underneath them. DIY: ADD PRIVACY TO YOUR GARDEN Lattice is back in fashion. It’s easy to install, looks great in the garden and is versatile. Here is a garden project from the team at Sunshine Mitre 10. WHAT YOU NEED • 3 posts, 100 x 100mm x 2400mm long • 3 rails, 100 x 50mm x 2400mm long • Lattice: 2 sheets per panel 900mm wide x 2400mm long • Unseasoned hardwood or treated radiata pine joists, 100 x 50mm • Galvanised nails: 75 x 3.75mm bullet head for rails 50 x 2.8mm flat head for lattice • Dry cement • Stakes • 50 x 25mm timber bracing • Timber post hole sole plates (or concrete if desired) Step 1: Getting started Your first job is to mark the line of the wall and to make sure all posts will be set in a straight line. To do this, mark both corner posts first. Drive in a stake at one end post position and run a stringline the full length

of the wall. Drive in a second stake marking the opposite end post position. Then measure and stake all intermediary posts, remembering to allow for the 2.4 metre lengths of lattice. Dig the post holes around 500 millimetres deep x 300 millimetres square. To make your job easier, consider hiring an auger-type post hole digger. Step 2: Cutting the rail notches Next job is to notch the posts for the cross rails before setting them in the ground. The top rail is set flush with the top of the post. The bottom rail is set 100 millimetres above the ground. When measuring, be sure to allow for the part that goes in the ground, around 500 millimetres. The middle rail is spaced between them, allowing for the 900 millimetres widths of lattice. The top and bottom rail notches are made by sawing to the thickness of the rail and chiseling out the excess. They should not be deeper than the thickness of the rails to provide for a flush fit. The middle rail post notches are made by sawing and chiseling to the width of the

rail and set 15 millimetres deep on the inside of each corner post and on both sides of any post in between. Step 3: Setting the posts First, place a timber soleplate in the bottom of each hole and stand the post on it. Or use a 50 millimetre thickness of concrete instead of the timber soleplate. Next, stretch a string line between the two corner posts to align one side of the posts. Fix the string line to the height on the bottom rail notch. Use your spirit level to make sure the line is level along the entire length of the wall. If the ground is a bit uneven, you may have to adjust a post by either digging the hole slightly deeper of filling in to ensure the bottom of the notch is level with the string line and the other posts. The lattice is nailed flush with the bottom of the rail and if it’s not straight, your lattice could end up crooked. You’ll need to brace each post temporarily with the 50 x 25 millimetre battens so they stay upright and straight. Fill the holes with a 50/50 mixture of soil and dry cement.

Check the post is vertical with your spirit level, adjusting the post braces as necessary. Then tamp down the mixture to firm it. Slope the top of the mixture away from the post above the ground to allow rain to run off. Add water to set the cement in the soil and leave overnight. Step 4: Completing the job Next day, cut and fix the rails in the post notches using 75 x 3.75 millimetre galvanised bullet head nails. Leave the braces in position to stiffen the post for nailing. Joins in the rails should be butted

together in the middle of the post and no two rail joins should happen in the same post if you can avoid it. Attach the lattice with 50 x 2.8 millimetre galvanised flat head nails, checking the midrail for straightness while nailing. You might also like to consider adding a capping to your new lattice wall to give it a more professional overall effect. In this case, choose an angled capping that will shed water, and fix it using one galvanised nail every 600 millimetres., driving the nail at least 35 millimetres into the rail.

LET THE LIGHT IN Installing an extra window can improve your views, provide more flexibility for room layout, improve ventilation and add more light. Here’s some advice from Sunshine Mitre 10. Step 1: Structural issues In the wall frame above all windows and doors there is a strong beam called a header, which carries the weight of the structure above,. Span tables are available at your local Mitre 10 and will tell you the size and strength of header required. You’ll need to know a few details: roof type (tiled or metal), truss or rafter spacing, roof span, upper or lower storey, and window opening size. If your house has asbestos cladding do not cut it. Contact a licensed asbestos removal contractor for advice.

WHAT YOU WILL NEED TIMBER • 90 x 45mm or 65 x 35mm structural radiata pine or hardwood to match existing frame, header to suit opening span (check span tables), architrave to match existing internal trim, 65 x 19mm (or larger if required) treated pine or other durable timber for external trim

tip You will generally need to get approval from your local council before installing a window in an external wall.

Step 2: Order your window Try to match your new window to the existing ones. This may be tricky for very old windows, but recycling centres will often have old windows in good condition. Windows are available in both standard sizes and made-to-order. Step 3: Cut the wall and frame the opening Use a stud finder to locate the position of the wall studs and any power, water or gas lines. If there are any services in the way, contact a licensed contractor to have them repositioned. Try to position the window so that you minimise the number of studs removed from the wall.

Mark out the position of the new window on the inside of the wall. Use the existing windows as a guide to the height. Allow 10 to 15 millimetre clearance all around between the window and the opening. You’ll need this to pack the window so that it’s perfectly level and plumb. Cut the plasterboard with a keyhole saw and remove it. Leave the exterior cladding in place until you are ready to install the window. Remove any studs that are in the way. For wide windows you will need to take the weight of the structure on props until the header is installed. You can use timber and wedges, or hire adjustable props. Cut through the studs at the bottom of the window opening with a reciprocating saw. Insert the saw 45 millimetres below the opening in the plasterboard and cut through. This will provide room for the windowsill trimmer. The slot in the plasterboard will be concealed by the architraves or may be spackled. Check the span tables for windowsill trimmer sizes, as large openings may require larger or multiple trimmers. Cut through the studs at the top in the same way, allowing enough space above the opening for your header. Fix the header into place using screws. The screws will have to be angled and you can do this right through the plasterboard and spackle them later. Fix additional studs tightly under the header at each end to support it if there’s enough room. Screw-fix the window trimmer into position at the bottom of the opening, then fit trimming studs at

the sides to complete the frame if necessary. At every step use a spirit level to make sure each part is level. Next, cut the opening in the external cladding. Use a long drill bit from the inside to accurately drill at each corner of the opening. Use a straight edge outside to mark the opening on the cladding, then cut it with a reciprocating saw. Step 4: Install the window Install flashing at the bottom of the opening. Bend so that it fits neatly in the opening and overhangs outside by about 15 millimetres. Remove sliding sashes from the window or open double-hung sashes. Pre-start the 2.5 millimetre nails in the window reveal, then place packers on the flashing and position window from the outside. Align the outside face of the window with the cladding and partly drive in the fixing nails to hold the window while you check it for fit. Check that the internal reveal aligns with the wall lining, and cut to fit. Place packers above the nails in the reveal and drive the nails home. Do not nail the window into the header or through the flashing. Step 5: Finishing Cut and fix architraves around the window reveal and fix with the 1.6 millimetre nails. Seal between the cladding and window with a good quality exterior sealant, except at the bottom, where the flashing has to drain. Fill holes in the plasterboard with spackle and any holes in the cladding with exterior filler, and then paint as required.

HOUSING LENDING GOES THROUGH THE ROOF The average mortgage size has risen 7.1 per cent over the year to a record high of $563,550. The almost six per cent rise over the month came as the Australian Bureau of Statistics reported new lending for housing rose 3.7 per cent in April to a record high of $31 billion. The ABS says an 8.6 per cent rise in New South Wales and an 8.4 per cent rise in Victoria account for most of the rise in owner occupier housing loan commitments across the country. At the same time, loan commitments in Western Australia fell 7.9 per cent, after a fall of 5.1 per cent in March. Property investors are now outpacing first home buyers. The value of new loans for investor housing rose 2.1 per cent to $8.1 billion in April, the highest level

since mid-2017, the ABS reports. At the same time, new first home buyer commitments fell 1.9 per cent to a monthly total of $6.69 billion. The end of the HomeBuilder scheme in late March again weighed on the value of loans for construction, which fell by 11.4 per cent in April to $3.21 billion. It was the second fall since the HomeBuilder grant – which has now ended – was introduced in June 2020 to assist with the economic fallout from COVID-19.

“Renovation loans soared 26.5 per cent to 17-year highs of $403.1 million” Housing Industry Association economist Angela Lillicrap says it is the first ABS data that shows the nation is past the peak in the surge in construction due to HomeBuilder. “The cooling in construction loans is consistent across all the states and territories,” she says.

BIS Oxford Economics’ Tim Hibbert says while lending for new homes is expected to taper with the end of HomeBuilder, lending for existing properties is positioned for more growth. “Further price gains are anticipated over the remainder of 2021,” he says. “However, with property listings on the rise, the pace of gains should wane deeper into 2021.” Renovation loans soared 26.5 per cent to 17-year highs of $403.1 million. “Households have diverted funds that would have typically been spent on overseas travel into buying a new home or improving their existing one,” Ms Lillicrap adds. The value of new loans for fixed term personal finance rose 4.8 per cent, driven by lending for personal investment which rose 25.2 per cent and for road vehicles which was up 3.6 per cent. I recently bought a new home that is about 20 to 30 years old and I’m wondering what your advice would be to ensure the renovations we do are timeless and won’t be out of fashion in only a few years’ time. Thank you, Sheena. CASSANDRA SAYS: Thanks for your question. It’s a really sensible one that a lot of people forget about when they do renovations, and even new builds. Thanks to social media, it’s very easy to be lured into current trends for interior and exterior home design. This isn’t to say that you can’t have your cake and eat it too – a timeless design doesn’t necessarily mean a boring style. By establishing a timeless base for the interior and exterior design of your home, you can still add stylised layers to achieve your desired look. Unless you are happy to spend tens of thousands of dollars every few years to update your home’s look, it’s a great idea to go for a neutral base design.

So the next question is how do you establish a timeless base style for your interior and exterior spaces? 1. Material selections Try to use natural materials where possible. Timber and stone never go out of fashion. If you can’t afford the real thing, there are

plenty of stone-look porcelain tiles or timberlook cladding options that you can use both inside and outside the home. Don’t select flooring or cladding that is too different or on trend. Try to select something that you know has looked great over the decades and will continue to over time. Examples are real

timber flooring in species such as blackbutt or spotted gum. Stone selections such as a light travertine or sandstone are neutral and fit with a variety of colour schemes. 2. Colour The colour palette you choose for internal and external walls and mass cabinetry should always be neutral to be timeless. The two options are either light tones that are whites, beiges and neutrals, or more grey-toned neutrals. More distinct colours to suit your style can then be used in accessories or feature elements that can be changed out or updated as trends emerge over time. 3. Form When you are designing your new build or your renovation, always ensure that the form and function of your home works well. If you are looking for a modern design go for styles and shapes that are simple, understated and adaptive. Works of architects such as Frank Lloyd Wright are fantastic examples of how simple modern design can be timeless. If you are going for more of a classic style, Queenslander homes have always been on trend, and it’s only the colours and furnishings that ever need updating. Once this neutral base is established you can then let loose and personalise your spaces

to suit the style you want to come home to every day. This is the part that makes a house a home. Internally you can add pops of colour and style with furniture, artwork and accessories. Don’t forget your external spaces to ensure the style you are establishing flows from the inside out. Choose your plant palette, outdoor structures and furniture to match the built form and interiors of your home so your entire property is seamless. Enjoy the process and don’t rush. It’s always good to live in a home for a full year prior to renovating to experience the seasons and how you want to live in the space.
