Whether it be for general upkeep, or to prepare for an upcoming renovation, the cooler months are a good time to undertake maintenance checks around the home. Failing to keep on top of basic maintenance can mean you might be looking at expensive repair bills in the future.
The Sunshine Coast has received its fair share of rain in recent months, which in turn can lead to blockages in pipes and guttering. Take a look around the house for problem areas where drainage might be affected. The roof often escapes the scrutiny of home owners – out of sight, out of mind. It’s always a good time to get on top of this prior to the upcoming storm season. • Clear the guttering of debris such as leaves that cause water to back up and flow into roof spaces. The last thing you want is water leaking through your ceiling. • Have a roofer check the roof for broken tiles or loose iron panels. • Check that downpipes flow into the storm water drain or the rain water tank, and not under your home. • Slippery garden paths or driveways can be a sign of a leaky pipe. • Check for any mould spots on interior walls, which could be a sign of dampness in the home.

KEEPING WARM Building advisory service, Archicentre says low-hanging fruit tactics can be adopted to mitigate the cold weather – especially during the construction and renovation of a home. Applying battens around external walls can enable bulk insulation and sarking systems to enhance thermal performance, then adding a further sheet cladding system to the building. Active systems can be considered including photo-voltaic panels and battery storage – then supporting electric based heating and/or air
conditioning. Keeping a home warm in winter on a budget is also about: • Optimising solar gain, so that when the sun does come out your home is naturally warmed – consider ceramic or stone floor tiles to retain embedded heat. • Insulating and draught-sealing, so that the heat you pump into your home stays there.

Optimising solar gain is best considered during the design of a home, but renovations also provide a great opportunity to improve a building’s performance significantly.
About six per cent of Australian houses have a timber deck or balcony. In Queensland – particularly the Sunshine Coast – the percentage of homes with decks or balconies is even higher. With a deck, comes a maintenance schedule, particularly re-staining the timber. There is no better time than winter to do this. It’s important to stain outdoor decks at least once a year to protect the wood from sun damage.
If you’re building or renovating, make sure your home is designed by someone who understands passive solar design principles. If you’re not sure that they do, get their design checked by someone who does. For existing homes, insulating the ceiling with bulk insulation bats and draught-sealing around doors/windows are usually the most costeffective ways to keep heat in the home.
Apart from keeping you warm, keeping the heat in will mean that your heater won’t have to work as hard for as long, thereby saving you money.
1. Thoroughly clean the platform using a wood cleaning product. 2. Apply your chosen stain with a natural bristle brush. Work with the grain and apply an even coat. It’s best to stain in the afternoons – the less sun the better.

Carpet Court style collaborator and interior design enthusiast, Emily Osmond, recently undertook her first home build, constructing a spacious, light-filled family home with modern touches and architectural appeal. For Ms Osmond, one of the biggest decisions when it came to creating the interior of her home was the flooring. “Hard or soft, flooring is one of the most important design selections you will make – it plays a huge role in creating mood, texture, colour, and flow throughout the home,” she says. “When it came to designing the interior, we started from the ground and worked our way up, knowing that whatever material and colourway we decided to include on the floors would form the foundation of our entire
interior style.” On finding the right flooring for your home, Ms Osmond says there’s a lot to consider, but the most suitable option will come down to a few key factors – material, lifestyle, and the functionality of each space. “As you design your new home, you want to ensure that you select durable flooring that will wear well over the years, especially if you have young children, pets or live a busy and active lifestyle,” she says. “You’ll also want to
select materials and colours that complement the rest of the home and still look stylish in years to come.” With a wide range of flooring options available and several lifestyle requirements to consider, Ms Osmond knew just how important it was to seek expert advice. “With little existing knowledge about the many hard and soft flooring varieties and ranges on offer, we found it extremely helpful having a

BUDGET – Although first-time home builders typically work with a tighter budget, don’t skimp on your flooring or carpet – it will be walked on every day, so you want to ensure that they are of the highest quality.

“We wanted something that was as aesthetically pleasing as well as durable and practical,” Ms Osmond says. “Carpet Court’s Nature’s Oak range in Aspen Grey, made with character grade European oak and finished with a scratch-, wear- and stain-resistant lacquer, was the obvious option. “We also loved the subtle knots and character of the grain, and the cooler tones suited the aesthetic of our home. “For the carpet, we selected the Far North range in Jardine as it’s crafted in a hard-wearing wool design that provides years of low maintenance, luxury living. The natural construction of the carpet gives a soft feel underfoot while being extremely durable.”
It’s important to consider what mood or feeling you want to evoke within each room. “I wanted our bedrooms and retreat to feel cosy and like a place to unwind, so the softness of carpet was perfect for these spaces. “When it came to our entrance, knowing this would be a high traffic area meant that engineered timber was the best option. To emphasise how large and open the area is, we continued with this flooring seamlessly from the entrance to the kitchen, living and dining space, drawing the eye down the hallway. “Paint can be easily updated, or cabinetry colours’ tweaked, but flooring is the base on which your whole home’s style is built upon and shouldn’t be overlooked.”

The backyard was the first stage of this renovation project. When planning a renovation the construction logistics are one of the most important items to consider. Usually working from the back to the front of the external areas is the most practical way to attack a renovation to ensure ease of access and protection of newly installed works. When we purchased the house, the backyard was a steep plot of land that we could barely walk up without slipping down. Our initial thoughts were that it would only ever be a beautiful backdrop of hoop pines, never a functional space. But, it was such a beautiful and cool yard during the summer

try to retain existing levels around the root zones as much as practicable for the long term health of the trees. We designed a series of turfed level terraces around the trees connected by narrow turfed pathways for mowing access and also provided connections to the house and future lower pool area. The larger terraced spaces were created with retaining walls and the batters amongst the trees were planted out. The construction phase required a highly skilled earthworks operator to work with us to achieve the levels and pads we required. The operator had to be careful around the trees as not to damage any roots and to also be mindful of the need to balance cut and fill quantities of the landform. Bebrok Excavations sent their best operator with an amazing excavator that had a 360-degree rotating rock grabber. In everyday language, this means that the machine had an attachment that could be controlled like a hand and wrist, moving in all directions to ensure that the rock placements for the walls were perfect. continued over>

After a huge amount of man hours, including family and friends chipping in to carry buckets and push wheelbarrows of soil, turf and mulch, the project was almost complete. A new paint finish to the existing rear Colorbond fence in Dulux Monument tidied up the rear boundary. Understorey planting of cuttings of orchids and heliconias with philodendrons, calatheas and zephyranthes were topped off with fairy lights to finish the spaces to create a whimsical garden, even more beautiful to gaze upon, and now functional too.

SPECTACULAR 1960s CALOUNDRA TREASURE This beachside home has been given a new lease on life. Words: Shirley Sinclair. A prominent businessman has embarked on a mission to save a very special property. Tristan Kurz had a heartfelt reason for wanting to preserve a 1960s ”treasure” at
Caloundra – and the outcome has been nothing short of spectacular. As a teenager, he had been captivated by the unique mid-century design of the
home next door to his uncle’s house. The property, designed by renowned Brisbane-based architect Vitaly Gzell, was built in 1965 for the Geddes family on a massive 1517sqm block, with sweeping views over Kings Beach, Shelly Beach and Bribie Island. Mr Kurz’s vision to resurrect the original charm of the home is the fulfilment of a 25-year-old dream. “I used to go to that house of my uncle’s and I thought, ‘Wow’ (of the place next door),” he recalls. “I didn’t know that street. I didn’t know they had big blocks of land. I didn’t know anything about architecture, but I just kept looking at this house and going, ‘I don’t know what it is, but there’s something about it I really, really love’. “Fast forward 20 years, I kept walking up and down the street every six months, knocking on doors saying, ‘Would you consider selling?’ to anyone in the street. “I really wanted to get on that street. And then low and behold, the opportunity came up in 2017 to get – out of all the houses – the one that I really wanted. Mr Kurz believes we should be celebrating and preserving these classic seaside homes.
He came to realise after living for more than a year in The Geddes, as it is affectionately known, that it had historic value and was brimming with character. The home deserved to be returned to its former glory as much as possible, highlighting features including the distinctively modernist facade, expansive windows and impressive brick work. “The plan was to renovate it and bring it

back to new,” he says. “I had a few builders come through and they all said, ‘No, mate. She’s buggered. Knock it down. It’s a waste of time. Waste of money. You’re crazy if you do it’. “Everyone told me that. But a guy who I grew up with (Chris Hagan of Warana’s C2 Projects), his father-in-law had worked on many houses built in that period. “He, an engineer and Chris came over
one afternoon … had a look-through and the consensus was ‘We can save it’. It changed everything.” Tristan worked closely with John Robertson, Meg Ryan and the team at OGE Group Architects for the design and C2 Projects for the entire build. The design brief included creating more liveable space downstairs, maximising the view of the northern outlook towards Shelly
Beach, and ensuring energy efficiency. The challenges presented themselves at every turn, before and during the nine months of construction. However, the result has seen ‘Saving The Geddes’ submitted for the Master Builders Housing and Construction Awards 2022 in the Home Renovation/Remodelling Project category. The C2 Projects team Chris and Christen Hagan say in their award submission that the renovation had been “as complex as it was beautiful”, but the end result is truly “a work of art”. Timber features strongly in the new home, just as it did in the original. The Hagan’s say the overall design and elements, such as the original crows ash
timber flooring and bathroom mosaic work, points to The Geddes being a prestigious home in its hey-day. “The main challenge was the structure being so close to the ocean,” Mrs Hagan says. “There was quite a lot of structure rotting away – timber, steel and external cladding and those sorts of things. “When my husband removed the external cladding, there was some hardwood framing that had had some structural issues as well regarding rot. “Then there were the structural steel beams that were exposed that were rusting away. So, he basically replaced the majority of the steel structure. That was a big undertaking.” The integrity and workmanship of the original structural canvas is testament to Gzell’s original work. Some of his most notable designs with Blackburne & Gzell architects, where he began as a draughtsman, and his own architectural firm from 1953-1974 included Dunk Island Tourist Resort (1935) and Brisbane’s Twelfth Night Theatre in Bowen Hills (1969), as well as various high-end homes in the then emerging suburbs of St Lucia, Toowong and Indooroopilly in the continued over>

1950s and ’60s. “It took a lot of time to research it all to try and make sure it all fit in the way that it should,” Mr Kurz says. “One of my favourite parts was the balustrading on the decks because when I got the property, (the balustrading) was terrible and it looked like it had nothing to do with what was originally there. “We tracked down some of the other houses in Brisbane that had been designed
by Vitaly and found one that was a two-level house and had its original balustrading. “We were able to get a photo of that and then from there, we could almost bring The Geddes back to exactly how Vitaly would have designed it and the other houses from exactly the same era.” The re-imagined four-bedroom, two-bathroom home with expansive decks has been a personal triumph for Mr Kurz – not only fulfilling a long-held dream but also
because of his input in the end product and the wealth of history uncovered. “It’s the time that was taken just to think about how to do things and what materials to use and which bits to keep,” he says. “The tiles, for example, the mosaics in the ensuite, they were laid as single tiles. They’re about 2cm by 2cm each. “The son who grew up in the Geddes family house, he came down to the house and he told me how his parents had actually found these tilers who were living down on the Hawkesbury River in New South Wales. “They basically came up and camped
for a month to do this. Mr Kurz admits he “may have slightly blown the budget” for the arduous rebuild, once new furniture, landscaping and pool are taken into account. But he believes he has found his “forever home” that is also a joy for his two daughters and their pet dog. “Ultimately, you can’t escape the beauty of the views on both sides,” he says. Also known as the fiddle leaf fig, it is a native of western Africa i where it grows in low-land tropical rainforest. In the ground, and with good conditions, this plant can grow up to 12 to 15 metres tall. It can also be grown in pots and used indoors to create a feature piece for your home.
We recommend that you grow this plant in a pot. We use them more often as indoor feature plants because of the beautiful waxy green foliage. Commonly known as the giant bird of paradise, it is actually part of a species of banana-like plants that can grow up to six metres in height and three to four metres wide if planted in the ground.
2. RHAPHIS EXCELSA More commonly known as a lady or bamboo palm, this amazing indoor plant originated from Southern China and Taiwan. It is a slower growing plant which makes it perfect for indoor use.
