an you believe that autumn is here already?

It feels like only a short time ago that we were sharing summer DIY projects with My Renovation readers.

This month, we head down the path towards the new season and take a look at what you can expect in home design as the weather cools down.

Design elements The term ‘granny flat’ may conjure up thoughts of basic design and styling. However, this does not have to be the case. Allow your creativity to shine through. This ultra-modern and sleek space is perfect for a young adult.

GRANNY FLATS Go back in time 10 or 20 years and the traditional Australian granny flat was designed and constructed exactly for that – to house an elderly family member. Today however, dual-living appeals to a variety of people with different situations. Granny flats, or external rooms, are used as outdoor offices, as living quarters for teenagers, and are even being rented out to university students to bring in additional income.

The basics Chances are a granny flat will have many uses over the duration of its life, housing different guests and having different purposes. To save on money down the track, design the space so that it can be adapted to individual styles and tastes. Keep the colour scheme neutral. You can add pops of colour with furnishings and décor accents.

It’s important to keep aesthetics in mind when designing the building. The flat should complement the main residence.

Working with space You don’t need to spend a fortune constructing a second residence.

As this small space illustrates, a granny flat doesn’t need to be over-the-top. This understated design works well. There are also smart design tools you can incorporate to create a sense of space. Let light in with lots of windows and use large mirrors to open up a room.

DID YOU KNOW? According to Census results, more postuniversity aged adults – those aged 25 to 34 – are staying under their parents’ roof for longer. There are around 113,800 non-dependent children in that age bracket living at home compared to 110,200 five years ago.

Rules and regulations Like with any substantial extension to the home, constructing a granny flat on your premises will need to meet certain criteria and undergo relevant building inspections. According to the Sunshine Coast Council, a secondary dwelling is defined as: “a dwelling used in conjunction with, and subordinate to, a dwelling house on the same lot. A secondary dwelling may be constructed under a dwelling house, be attached to a dwelling house or be freestanding.” A secondary dwelling such as a granny flat or annexed unit is intended to be small in scale and ancillary to the main residence. The Sunshine Coast Planning Scheme 2014 contains assessment criteria for secondary dwellings.

Think outside the box Thousands of people from across the globe descended on Paris in January for the biggest interior design event of the season. The Maison et Objet is a bi-annual event, described as being one of the three most important European design events. More than 3100 brands and 64 countries were featured at the interior design show.

RENOVATING FOR PROFIT

any Australians have jumped into renovating as a way to supplement their income by choosing to renovate for profit.

Renovators hope that each project increases the value of a property, without over capitalising on its market value.

This is particularly important if

your ‘why’ for renovating is to flip a property for profit.

When you decide to renovate solely to sell for profit, it’s important to understand the property and what your buyers are looking for in your area.

If you’ve bought a small house in an area that is popular with families and in a great school zone, adding a rumpus room or a bedroom might be the key to making it more family friendly.

Or, if you have bought a flat by the beach renovating it to suit the beach lifestyle will attract the buyers.

It all depends on the property you have and how you can minimise your renovating costs to maximise your sale price.

A good idea is to list all the improvements you feel the property could do with, then have prices allocated to each of these improvements.

Once you know your total budget for the renovation you can then

Add value to a home by utilising unused space and creating a new room prioritise the areas you will address.

For instance, we have an old small house in a great school zone. It needs a new roof and new bathrooms. The kitchen is okay but it does need a refresh. The home has three bedrooms and there is no outdoor deck or verandah.

To enhance this property in order to appeal to likely buyers, the priority must be a rumpus room then possibly a deck depending on budget.

Essential repairs like the roof need to be undertaken. This is a nonnegotiable cost.

We need to factor in the cost of updating the bathrooms. As for the kitchen, we could get away with just changing benchtops, splashbacks and handles.

It’s also good to have a wish list highlighting what you would like to do if money was no object.

For instance, in an ideal world, you would remove the old roof and then add a parent’s retreat upstairs increasing the space for a family and the home’s appeal to potential buyers.

Once you have prioritised your renovations, it is always good to cross check your ideas with a draftsperson to ensure that any major repairs meet code and are the most sensible use of the space.

COAST DESIGNER WINS ACCOLADES

FLAT-PACK PIONEER DIES

Sunshine Coast-based designer Adrian Ramsay now has another award to add to his growing collection.

In January, Houzz recognised the top professionals behind the most popular and top-rated home renovating companies and home designers. The Best of Houzz awards were announced on January 19 with Adrian Ramsay Design House taking out the 2018 Award for Customer Service.

With 40 million users accessing the Houzz website on a monthly basis, the win is no mean feat. It is the fourth consecutive win for Ramsay.

“The joy is in designing for somebody opposed to just designing for my own self-expression,’’ he says.

“It is a privilege to be asked to design someone’s home, so I make it my responsibility to meet their needs and turn those needs into so much more.”

Swede Ingvar Kamprad, the billionaire founder of the IKEA retail empire whose cheap, functional furniture is a feature of homes around the world, has died at the age of 91.

As much of a national symbol as pop group ABBA, IKEA helped to cement the image of Swedes as practical, egalitarian and unsnobbish.

Born on March 30, 1926, in southern Sweden, Kamprad started by selling matches to neighbours at the age of five and soon expanded his range to include seeds, Christmas tree decorations, pencils and ball-point pens.

He founded IKEA in 1943 when he was just 17, but didn’t hit gold until 1956, when the company introduced flat-pack furniture.

The idea came to him as he watched an employee taking the legs off a table to fit it into a customer’s car

and realised that saving space meant saving money.

Always looking to cut costs, Kamprad bought much of IKEA’s furniture from then communist Poland in the 1960s. He eschewed formal business suits, dressed in well-worn clothes and in later years drove an old Volvo.

Outlining the IKEA philosophy in his “Testament of a furniture salesman” in 1976, Kamprad said wasting resources was “a mortal sin”.

Clever design and modest prices coupled with appealing styles quickly caught on and IKEA’s warehouse-like stores now sell everything from TVs to fitted kitchens.

Revenues were more than 38 billion euro ($A59 billion) last year and the IKEA annual catalogue is said to be more widely read than the Bible.

eplacing flooring can be a timely and expensive task. And, although carpet suits some rooms, it might not be ideal for all areas of the home.

For those lucky homeowners who have wooden floors, you are one step ahead.

They may be old and in need of some work, but as long as they are solid and in relatively good condition, there is no need to rip them up and replace.

Instead, bring them back to life with a little TLC and a splash of paint.

Bring new life to wooden floors

STEP ONE Thoroughly sandpaper the floor surface.

TIP: The floors must dry completely before you continue the project. Allow a good 24 to 48 hours for them to dry.

STEP THREE Prior to beginning the project, speak to your local paint expert about the right kind of primer and product for your floors. Apply the primer and allow it to dry overnight.

STEP FOUR Once the primer has set, it’s time to re-sand the floors. This time around, a lighter sanding will suffice. This ensures that the paint will set properly.

STEP FIVE You will need to vacuum the floors once again. Follow this by cleaning with a dust cloth to ensure there are no small particles of dust left on the floor boards.

STEP TWO Now it’s time to clean. Vacuum the floor and then scrub it with a blend of water and wood cleaner. This will remove any dust or stains.

AUTUMN CARE With autumn upon us, it’s the right time to start thinking about changes in your gardening habits.

Tidy up At this time of year you are guaranteed to come across some fallen leaves, which means it’s time to pull out the leaf blower. Stihl recommends a lightweight electric or petrol leaf blower for small garden jobs. Simply blow the leaves into a pile in the corner of your garden and discard once you are finished. A vacuum shredder will suck up the leaves and makes disposing of them much easier.

Prune the hedge Pruning removes dead wood, promotes more flowering and stimulates plant growth. Plus, it makes your plants and hedges look neater. It’s important to trim hedges before the start of winter in order to keep them compact and healthy.

If the cut is torn or bruised, it slows down the healing process. If the blades appear blunt, take them into your local store for sharpening.

Lawn care Australians take great pride in their lawns and autumn is the perfect time to feed the yard.

Grass growth will slow due to cooler weather. Use a slowrelease lawn food to encourage a stronger root system and thicker blades. It will rejuvenate a tired lawn and get it ready for winter.

Cut the lawn once every three to four weeks at no lower than two-and-a-half centimetres high.

This will prepare it for the upcoming cooler months.
