y husband and I have an ongoing debate. But it’s not about how to raise our child, or which one of us is a better cook. No, it’s about flooring.

We are home enthusiasts – always looking at property, discussing and planning renovation projects.

The tiling in our home is perfectly fine, but we both agree that at some stage we would like to update it to ensure it stays modern.

Husband wants to move towards polished concrete, while I would prefer timber flooring.

Both have positives and negatives. But our discussions have got me thinking about the type of flooring that is best.

So this month, we take a look at flooring styles and designs to help readers with their own decision.

FANTASTIC FLOORING What is a room without flooring? It is, after all, one of the main structural and design components of any space. From carpet to concrete, the types of product available on the market are endless. My Renovation takes a look at some of the options.

NEGATIVES • Temperature – it is a cold surface, which can be uncomfortable during winter • Lack of comfort – it is hard under the feet.

A polished finish The modern, industrial-style look of polished concrete is popping up more regularly in home renovation projects. It is a pricey investment, but the result is stunning. Here, we break down the positives and negatives of concrete flooring.

Tiles Designing with tiles is like creating a work of art. You need to consider size, shape, colour, texture and pattern, and incorporate it seamlessly into the home. The experts from Choices Flooring say that ceramic and porcelain tiles still tend to be the most popular products due to their hardwearing nature. They are stain proof and easy to clean.

TIP Opting to use tiles in the bedroom? Soften the look by layering with a soft rug.

Making the right choice Selecting carpet is not as easy as you might initially think. In addition to choosing the right colour and style, you need to consider wear and tear. Here are the three main types of carpet to consider.

MULTI-ROOM A/V

Loop: This type of carpet is made from loops of material. Level-loop pile is easy to clean and hard wearing. Multi-level loop is used to create modern patterns.

Cut pile: These are your luxuriously soft-look carpets. They are made by cutting the yarn loops.

Cut and loop: This is a combination of the two types and is made up of mostly cut pile with lines or patterns of loop pile. It is great for family homes as it better disguises marks, wear and tear.

n most things in life we are governed by legalities that limit our conduct.

This means that while we might wish we could all just whack on a new back room like Darryl Kerrigan in The Castle, we can’t – renovating is subject to local council planning laws.

These planning laws, specified in the Building Act and the local council’s planning scheme, will affect your design and construction.

A renovation needs to meet all relevant aspects of the code and any works that might impact on the code must be granted approval prior to construction commencing.

Some of the aspects of domestic building work such as the maximum height, setback or character of a building may be controlled under this council planning scheme.

It is imperative that you educate yourself or engage an accredited draftsperson or building certifier early

in the planning process to ensure your list of changes will all be authorised.

A building approval may be required for installing or altering a swimming pool, decks, sheds, garages, patios, carports, shade sails, gazebos, enclosing under a house, adding an extension, installing a flagpole, putting up an antenna and other renovation tasks.

Building certifiers assess whether any proposed building work complies with all relevant provisions of the code, advise if a building approval is required, can make the application to the council on your behalf and ensure the work complies with any building permit granted.

One of the most common areas where renovators can come undone with meeting the code is with the set-back. The Sunshine Coast Planning Scheme requires that in most residential areas the garage or carport is to have a six-metre setback from the road frontage.

Garages or carports can’t extend beyond this six-metre building line and furthermore they should not exceed a height of 3.6 metres and total floor area of 56 square metres without a relaxation from the council.

not a reason to be allowed to build in front of the building setback line and for this or any other aspect of the renovation that might impede on the code you need to apply for a council relaxation to the law.

Applying for a relaxation does come with application and design costs but it can make a big difference to the final design of your renovation and might allow you to reduce this six metres to three metres, gaining you extra living space if you can’t work within the confines of the existing setback.

Other less known aspects of renovations that require approval are undertaking any earthworks including importing clean fill to a property depending on its zoning, size and flood mapping as well as removing plants or a tree from your property.

Seasoned developer Andrew Cochrane also warns that the building code is always being updated and any

previous renovations on a property will most likely have been built to a superseded code, so if you undertake a new renovation, the entire building may need to be brought up to code.

This is very important to note as aspects of your home that you were not planning to change may need to be changed, and this can throw out your budget.

Before you finalise your renovation plans make sure you are aware of what other elements of your home may need to be brought up to code.

Clearly, it is vital to understand when undertaking a renovation – whether to turn a quick profit or to create your forever home – that your work will be subjected to a building code, which has the potential to drastically affect your renovation plans.

Best to be aware of this before we sit down next month to look at actually designing a renovation.

Dehumidify your room The steamy Queensland weather isn’t only uncomfortable, it can aid in mould growth and can cause structural problems in the home. There are some natural ways to dehumidify your house – one is by using rock salt. Drill some holes in the bottom and sides of a large bucket and fill it with the salt. FINANCE STRUCTURE If you have enough equity in your home and your renovations are non-structural (for example, you might want a new kitchen or bathroom, carpets and paint but no new rooms are being added and you’ll make no changes to the existing roofline) most lenders will allow you to borrow against the current value of your home.

If your renovation cost is greater than $50,000, some lenders will want to see evidence of the work you’re going to complete, by way of quotes. In this example you can either increase your existing home loan limit or opt for a new, separate loan.

If you want to conduct larger renovations or make more structural changes, or if you don’t have enough equity in your property, your finance will be a little like a loan for a new build.

In this case a broker will supply you with quotes for all works to be conducted, then a valuation is completed on the current value of the property plus the new work, to give what is called a “total on complete” valuation – the value of the property once the renovation is complete.

The lender will then allow you to borrow against the end valuation of your property.

If works to be conducted are structural, you will need to provide council-approved plans and specifications to the lender.
