BEST PRACTICE Whether remodelling the existing footprint or planning a new addition to the home, the key to any good renovation is creating a functional space. Successful renovations take knowledge, understanding and inspiration. Here, we take a look inside some of the best of the best to provide renovators with inspiration.

PROJECT 1 Ayla Constructions HIA Sunshine Coast Renovation Project of the Year This contemporary low-maintenance family home blends in with existing gardens, the natural environment and boasts views to the ocean. Polished concrete features on the lower level of the build, with exposed aggregate externally. Rich blackbutt floors are laid throughout the home, while spotted gum timber has been used on the decks, which are perfect for entertaining. Other highlights include high ceilings, walk-in robes, granite benchtops throughout and a spacious laundry.

PROJECT 2 AD Williams Constructions HIA Sunshine Coast Renovations over $1 million winner This home boasts many stunning and functional elements. Entry is via an architectural-designed gate, which leads to a three-metre timber door. The home itself has a northerly aspect with high ceilings and well-placed windows and doors to capture the coastal breezes. The project included the renovation of the bedrooms, kitchen, bathroom (as pictured above) and garage with the addition of two new car bays. TIP: Paint can bring new life to a property. In this case it modernised the home (see image above.) The neutral colour and stone highlights set off the sleek timber features.

Essential Residential HIA Queensland Home of the Year This Hervey Bay home is set high on a hill with sweeping views. It oozes timber features, including a stunning internal timber feature wall in American oak VJ, which has horizontal lining, studs, and shelving. The feature wall is complemented by American oak flooring that is secret nailed and finished in Whittle Wax to create a vibrant and light theme throughout this home where livability, as well as style, is key. All internal doors were custom made to special heights, with custom cavity-door frames individually made out of welded square, hollow steel. Secret nailed shiplap spotted gum was specifically chosen for the external walls of the sauna, finished in a smokey grey finish inducing a smooth ambience. External decking required select grade spotted gum hardwood coupled with slatted timber seating. Both are fixed with stainless steel spax screws, which is a clever way to maximise the effect of the surrounding views. A standout feature of the property is the polycarb wall. Situated on the northern end of the house, it creates a striking view of the property from the outset.

his summer, interiors will focus on soft minimalism, with palettes featuring gentle colours, contrasting textures and dustings of mint and lemon coming to the fore. This is the message from the colour experts at Dulux. The summer palette – titled Wholeself – comprises muted shades of powdery pinks and warm neutrals brightened by touches of muted citrus and a minty blue-green. Dulux colour and communications manager, Andrea Lucena-Orr says powdery peach/pink has emerged as a key base colour, with the accents of clay, gold and blue-green adding a fresh, modern spin.

“This palette is a significant shift from the playful brights and rich, luxe tones of last year. “Rather than looking outward for inspiration, this season’s understated colours and intriguing textures draw you inwards and encourage moments of stillness and mindfulness. “Expect to see a paring back of the overdone or unnecessary; the idea is to surround yourself with furniture and accessories that serve a purpose and bring you happiness. Environmental awareness will be an important thread running through design in 2019; rather than discarding those pieces we no longer have a use for, we’ll be encouraged to re-purpose or re-imagine them in a new way,” she says.

Family processes My Renovation columnist Emilia Johnston says while it might seem to be a slow moving beast, the extent of your reno will ultimately determine how much upheaval your family will experience. To minimise stress levels it is best that you set up processes in the home that allow everyday activities to still function. Children rely on routine and structure so prevent stress by maintaining basic routines like still eating dinner and doing homework at the same time in a set place each day. If kids are unable to complete their homework in a suitable environment this then adds to their stress levels. The same applies to all other family processes such as daily laundering. Keeping aside an area that allows washing to still occur with baskets for all to use will ensure that everyday activities continue even if the space is compromised.

New trend Feature walls can look terrific when the right colour is used. The latest trend is putting a new twist on the concept. An outdoor blanket box or timber storage box will do the trick, or if you have the space, you won’t regret adding a built-in seat with storage underneath poolside. If you don’t have a pool area, this is the best time to start planning for one as you will be able to take a good look at your areas of sun and shade during the season you will be using the pool the most. If you prefer your water a little warmer, consider a spot that gets a lot of sun and also look into fibreglass pools which are known to heat up faster than concrete and retain heat for longer. Fibreglass pools are also lower maintenance and easier to clean, well worth considering in the planning stages of a pool design.

A SERENE SPACE In the height of a hot summer, a cool and shady grassed area can be a haven. Built-in deck seating with throw cushions or an outdoor daybed can make for a lovely cool nook in your garden a space to laze for hours. Adding a water feature and some fragrant flowering plants nearby will add more zen. aking time out to renovate should also mean taking time to evaluate and improve the environmental sustainability of your property. It is imperative as we try to reduce energy costs and minimise negative environmental impact that we look at how we can do this as part of our renovation. According to the National Australian Built Environment Rating System (NABERS), buildings use 40 per cent of the world’s energy, emit 40 per cent of the world’s carbon and use 20 per cent of the world’s available drinking water. A four-bedroom house with two adults and two children, for instance, can produce CO2 emissions of 5.65 tonnes per year. Everything we do in our home contributes to this tally so it is worthwhile prior to renovating to understand your home’s impact on the

environment either through energy use, carbon emissions, water consumption, and waste produced. While there is usually an upfront cost to improve the sustainability of your property, this should always be prioritised in your design and budget over a fancy piece of marble, for instance. For those renovating to sell, assets such as insulation, solar power and additional rainwater storage can be attractive to potential buyers. The ABS has found that a one-star improvement in the NABERS rating of a home equates to three per cent of value increase so, not only do you increase the value of your home, you also reduce your energy expenses and contribute to a healthier environment. For those renovating their dream home it makes good sense both environmentally and economically to incorporate sustainable solutions into the project.

Give your Concrete a that best suits our climate. Study your electricity bills and see if you spend more on heating in winter or cooling in summer to help plan your orientation. Keep in mind that temperatures are likely to climb higher in future years. On the Sunny Coast you should achieve good passive solar heating in winter if your daytime living areas are north facing and flow onto outdoor areas. Passive cooling can be achieved if you have windows or louvers to capture easterly breezes. We also need to avoid the sun at the hottest part of the day, which comes from the west. To do this it is best to minimise glazing, avoid west-facing bedrooms and living areas, and instead place utility areas of bathrooms, garages and laundries to the west. With simple design solutions like ensuring your home’s orientation and glazing is not overly exposed to the west, and adding in windows or louvers to maximise cooling breezes to the east,

you will make positive energy gains in your renovation. Another way to limit energy loss is by installing insulation or using materials to maximise natural heating and cooling. A renovation is a good time to install quality insulation if you don’t already have it. Adding insulation to existing properties is more cumbersome than including in new builds but well worth the effort. Always ensure that your fitter observes all safety regulations. Educate yourself on the type of insulation and reflective lining to use, as well as any electrical requirements. The use of downlights increases fire risk in ceiling cavities so ensure all safe distances are maintained and inverters are not covered. A home with insulation will not only make living more comfortable, it will also save an average $450 on your energy bill in a year, thereby reducing your home’s carbon footprint.

Know how you want to use your pool Stop and think about why you’re installing a swimming pool. Is it for your kids? For entertaining? Is it an investment? Do you want to make an architectural statement? Answering these questions will help tell you what kind of swimming pool you want. A pool for kids might include a slide and a wading area. It probably doesn’t need high-end glass tile finishing or a vanishing edge. But if you want something that is as visually appealing as it is enjoyable to use, you might consider a built-in water feature and a negative edge.

Consider long-term costs Owning a swimming pool can be quite affordable. Upkeep, especially if you take a few energy-saving steps, can literally cost pennies a day. But, it’s best to have an idea of what those costs are. Factor in how much water it will take to keep your swimming pool full, cleaning and water maintenance costs, and any accessories (pool covers, filters, toys) you’ll need to purchase.

Establish a budget You probably already know what you’re willing to spend on a new pool, but it’s important to speak with your pool builder to gather more information and get a sense of what your project will cost. Your pool builder will be able to listen to what you want and give you an estimate. You may have to adjust your plans, or you may find you have the resources to add to your initial pool design. Either way, it’s crucial that both you and your builder know what your budget is from the start.
