lipping a house is not a new concept. It’s one of the biggest motivations behind renovation projects – to purchase a property in dire need of updating, give it a spruce up and sell for a profit. Of course, turning a profit is never easy. It’s a game that requires a lot of hard work, research, time and money. The key? Educate yourself before jumping in the deep end. That’s where we step in – or Cherie Barber to be more specific. The television personality, and founder of successful business Renovating for Profit, this month shares her tips with My Renovation readers in our cover story. THE PERFECT PROPERTY Finding the ideal property to renovate can be tough work. There are many things to consider and it’s important to remember that not every property in need of renovation has profit potential. The movement of flipping houses continues to gain momentum and with the Sunshine Coast a melting pot of old beach shacks and ’60s and ’70s brick homes, there are plenty of properties up for grabs. Before you head down the flipping path, it’s important to know your stuff. Australia’s renovation queen and founder of Renovating for Profit, Cherie Barber, shares her tips.

Don’t overspend The key to flipping a house successfully is to avoid overspending. Opt for midrange quality products – there is no point in purchasing extravagant products and fixtures if you are planning to sell the house for profit. “When you’re renovating for profit, the bottom line is always exactly that – the profit,’’ Cherie says. “It should always be at the forefront of your mind. Keeping an eye on the financials is vital once you’ve picked a property. Set a budget when you start and stick to it. This is where many people fall, as it’s easy to get carried away. The bottom line is simple: the property plus the renovation cost has to be significantly less than the sale price of the renovated property.”

Do your research To know the fair market price, you’re going to need to have spent some time doing some serious background research on the area you’re buying in. “I’d recommend spending, at the very least, a few weeks observing the local market, noting what kind of properties sell for what kind of price, as well as going to view properties that are currently on the market,’’ Cherie says.

TIP The more work you do yourself the more money you save, which will keep your overheads down. Leave the big stuff like electrical, plumbing and tiling to the professionals. There are some things you can do yourself including painting, landscaping, changing light and tap fittings and replacing doors and cupboards.

Tailor your renovation plans to the area Cherie says: “Your research will come in useful again here, as you need to be aware of the kind of styles that are selling in the area you’ve chosen. Even if your personal preference is for something different, you need to style with the buyer in mind. Make sure that you also check pricing disparity (the difference in price between unrenovated and renovated versions of similar properties) in the area before you decide on a property. There’s no point renovating in an area which prefers new-builds.”

There’s no point being frugal in the rest of your project if you’ve already blown the budget in your initial outlay. Additionally, remember that if you’re getting something for a steal, there’s probably a reason for it. Aim for a fair market price – that’s the best you can realistically hope for. It’s important to not overspend or over capitalise.”

Fixtures Accounting for nearly half of your renovation budget, the fixtures and fittings you choose can make or break the look and feel of your bathroom. quipping yourself with the right tools for the job is important, but equally important is equipping yourself and your family with the right mindset. While the first swing of the hammer is exciting, this excitement can wane dramatically as time, money and the upheaval of living around construction impacts on everyday family life. With a perfect budget, some people can move out for the duration of a renovation but this is not possible for many, so living and working around a renovation becomes a daily reality. The most common stresses related to a renovation can be ameliorated by good planning and a flexible mindset. Here are a few tips on how to keep your reno as stress free as possible. Planning – Set a schedule of works for stages of your reno to help plan how your family will live. Planning ahead means ordering materials in time to minimise delays, which will add to the

stress levels for all involved. Divide the tasks of the reno between everyone in the family so the burden does not fall on one family member. Someone can run the budget, while another can be allocated to cleaning up the work areas at the end of each day. Computer literate kids can be given tasks to research best prices for products and fittings. Financials – Not understanding your reno finances is a sure way to add maximum stress to your life. Know your costs, track your spending and be prepared for unexpected costs. Sleeping spaces – The biggest stresses usually erupt when sleeping spaces, kitchens and bathrooms are impacted. Before you start knocking down walls it is best to consider how the family will live and adapt to this in advance to minimise stress. In terms of sleeping spaces, when children need to bunk in with each other it is best to set up their rooms with clearly defined areas

for each individual. Cupboards can be used as dividers with storage areas and drawers allocated for each child. Squeeze in extra hooks on walls, and desks if needed, to ensure homework and school equipment can easily be stored and retrieved. Tradespeople – Having a constant flow of workers in your home can be disruptive and stressful. Having a good rapport with your trades will limit this stress, but also remember to let them get on with the job – don’t distract them from their work unnecessarily. If issues occur write a list of your concerns and work through them. Using post-it notes to mark areas of the home that you want to discuss makes it easy for you to refer back to, and for them to see.

Communication – Partners, family members, tradespeople, suppliers and designers all need to keep communication open. Set regular meeting times and be clear about your expectations about completion dates and construction work hours. Discuss changes as you identify them, and if you feel any changes need to be made during the works be prepared to pay for them if they are at your request. Relax – If things go awry, and they most likely will, accept something is wrong and work on finding a solution more than laying blame. Sometimes you will need to give a little and sometimes your trades will, but working together to find a solution will reduce the stress of any animosity and tension. When arguments do occur feel free to

remove yourself from the situation. At the end of each reno day tidy the area, admire what you have achieved and try to relax. Take care – Look after yourself and limit stress by taking time out of the renovation to do things that relax you. Factor in simple things like budgeting for more takeaway meals so you don’t feel pressure to cook around the work. For DIY-ers, if things are falling behind in your renovation, make a call on what is more important. Get professional help if that is the priority and you can allocate the budget. Sometimes it is important to accept that you can’t do everything at once and your deadline may need to be revised. The stress of renovating can impact negatively on your wellbeing and your family’s wellbeing. Hopefully some of the tips above will help ensure your renovation experience is one of positive outcomes.

Research the three types of inground pools Dig deep to find the right pool design for your home. A swimming pool is an investment, like a car or a house. You wouldn’t just buy any house on any block, would you? The same rules apply when thinking about your pool design. You can build your pool out of concrete, fibreglass and even vinyl. And that’s just the first step. Cleaning systems, filtering systems and artistic finishing touches – the list of variations goes on and on. Getting up to speed will allow you to speak your pool builder’s language.

Consider the weather in your area Depending on where you live, the weather can dictate certain pool design decisions. In temperate climates pool heaters are useful. Have you considered adding a pool cover to your pool design? Windy areas or heavily treed areas will need a pool cover. The pool cover will also help evaporation, keep leaves and debris at bay, or protect the swimming pool when not in use.

Create a pool design look book It’s often difficult to put your ideas into words. Pool builders and designers appreciate when customers come to them with pictures from magazines, photo galleries or even beautiful holiday photos. They give your builder an understanding of what you’re interested in and how to incorporate your style preferences into the design. It also ensures that you and your builder are on the same page.

Find a credible pool builder Once you’ve decided to dive into owning a swimming pool, the best way to ensure a smooth building process is to choose a seasoned swimming pool construction professional. Check with friends and regional pool builders’ associations. Interview several candidates and ask about their building philosophies. A good pool builder will offer examples of his work, provide references (be sure to check them) and be able to answer relevant questions. You’ll be working with this person for many months, so choose someone you feel comfortable with and who understands your pool design dreams.

pring is here, and we often find ourselves wanting to spend more time in our beloved backyards. But is it time for a spruce up? This issue we’re putting the focus on softscaping and what we can do to make our backyards a destination for relaxation.

LAWNS After such a dry winter, many of our lawns are only just starting to green up with recent rainfalls. Here are some handy tips on how to get your lawn looking good and feeling great under your feet. Aerate – Before fertilising your lawn, you might need to aerate it to de-compact the ground, let the nutrients get into the soil properly and allow for more growth. If your lawn area is hard and compacted, or generally in a poor state, this needs to be priority number one.

If it’s a reasonably small area, you can use a gardening fork to poke lots of holes into the ground, but for larger areas you might be better off hiring a plug or spike aerating barrel or machine. Fertilise – Spring is a great time of year to give your lawn a good feed of a slowrelease fertiliser. Always water a fertiliser in, but be careful not to overwater it – balance is everything. Mow – Give your lawn mower a service and get ready to start mowing more frequently with summer approaching. The trick to a beautiful lawn is to cut your grass high, and frequently. Don’t ever cut your grass too low, it will dry out quickly or damage the roots. Weed control – If your lawn is thick and healthy it should suppress most weed species quite well, however after winter, bare patches can be a haven for weeds. If spraying weeds, just make sure the type of weed control you choose is suitable for the type of grass you have, ie. buffalo or couch.

Unfortunately in some new developments soil can be brought in that might be quite different to what may have been on your lot prior to it being developed. Because of this, it’s always best to have a good look at your soil and even take a sample into your local nursery for them to advise you on which plants will do best in your area’s environment. Here are a few popular planting themes that might suit your spring garden makeover:

Tropical – Tropical plants are really on trend this spring. The good news is that there are so many species to choose from that suit a variety of soil types. If you are close to the coast with sandy or loamy soils, there are great species such as Pandanus trees, palms and cordylines that will give you a tropical look. If your soil is a little heavier you can still achieve this look with species such as Strelitzias (bird of paradise),

Philodendrons as well as Heliconias and gingers. Coastal native – The coastal native theme is a great option for bird lovers and people who want water-wise gardens. Species such as Grevilleas, Callistemons (bottlebrushes), Syzygiums (lilly pillies), Banskias and native grasses combined with gravel paths and feature boulders can make a really special garden. Formal – Formal gardens are typically timeless and can really bring a sense of elegance to a property. Here on the Sunshine Coast we have many native species that can be used in a formal landscape design. Species such as lilly pillies and coastal rosemary are just a couple of examples of species that hedge and grown well. Other species such as the New Zealand Christmas bush and Murraya (mock orange) are also hardy favourites that will bring a great style to your garden. It’s a great idea to set these hedges off with some feature ground-level planting and a

canopy tree like a Waterhousia Floribunda (weeping lilly pilly), tulipwood or a flowering exotic. SPRING GARDEN MAINTENANCE Edging can really make your garden maintenance easier. A simple spade cut edge between your lawn and garden can tidy up the space and make mowing easier, however this option can be a little high maintenance. A timber edge is the next most cost-effective option, with concrete or paver edges the most expensive, but also the most durable option. FINAL NOTES Just like your lawns, careful aeration, fertilising and watering are the best ways to get the most out of your garden, and Spring is also the best time to spread a nice thick layer of an organic mulch over your garden area to suppress weeds and keep the soil moist for the heatwaves ahead.
