CREATING THE PERFECT HOME

T

here is a definite distinction between a house and a home. To successfully make your house into a home, the place to start is to tell the story of you. What kind of journey do you want to have when you walk through the front door? What type of journey do you want people who visit your home to have? When I am decoding someone’s wants and needs – I go fishing. I throw out ideas like bait and see which ones they latch onto. I then find out why they latched onto it. Here are some key things to think about, and focus on, when you are wanting to turn your house into a home that not only looks good, but feels great too. When buying a house or land the first point of need that people are going to want to satisfy is location. Do you dream of being by the beach, having horse stables, a home with a view? Maybe rural property is your dream, or perhaps living isolated in the bush? The location is going to play a massive part of that dream. After your location wants and needs

are met, the next point of need is the requirements of the home. This is how many bedrooms there are, how many bathrooms or carparking spaces it has, as well as if there is an outside area for dogs, the kids, gardening. Meeting your first and second points of need will determine how you can turn your house into a home that looks and feels great for you. When designing your own style, remember that there are multiple areas and zones to consider. It is important to keep in mind that different zones within a home require different moods. Creating mood shifts within the home is what will make it feel like your own. For many people, maintaining a similar colour pallet through the home makes it calmer to live in. For some however, they don’t want to live in a calm space. Different things appeal to different people, so don’t be afraid to make your house your own and share your style and your stories within you home. Every house has private spaces and public areas. Know the difference

“If you’re coupled, work with your partner to create a joined journey that tells your individual stories as well as your collective story” between where you want to be able to retreat to and where you want people to feel invited into. We can define public areas as ‘workspaces’ within the home. This is your kitchen, bathroom, garage, office and laundry combined with your entertaining areas such as the dining, living, decks, and pools. Private areas are those places where you can relax and turn off – some of these spaces may be suited for just you, and some may be designed for more than one person. These are areas such as a parent retreat, library, reading nook, window seat, music rooms, balcony, private deck,

family room and bedrooms. To create a difference between public and private areas, identify your stories, know what colours you love and what areas those colours work in. Investigate textures and lighting that you can add to the space to help tell your story for that room.

KNOW YOUR LAYOUT Whether you are drawn to open-plan living or all separate rooms, it reflects pieces of your heritage – what you grew up in (and whether you enjoyed the spaces within your home as a child) – and how well it will suit the life that you want to live now and in the future.

These personalised decor pieces can become an anchor to your individual stories and create a home, while emotionally supporting you.

Colour is important There have been so many studies done on how emotions are linked to colour – use this to your advantage within your home. Depending on the location of the colour it can completely change the feeling of the colour and the space. Be creative and inventive in your use of colour and work it into your home with the idea of creating a journey. Make it personal Have decor items that are personal to you and tie them into other objects around the home. TIP: Picking a genre to work within can make this step much easier to create a unified feel and coordination throughout the home.

TREND FORECAST We may only be moving into the spring of 2018, but the world’s colour authority, Pantone, is always a few steps ahead. The organisation recently released its Pantoneview Colour Planner Spring/Summer 2020 report, which offers seasonal inspiration and colour directives for everything from fashion to interiors. So, what can we expect? Lots of green and blue.

Statement piece Make a bold statement with Salt&Pepper’s Collective Plate. The 21-centimetre plate features a unique art print.

From inky blues and bright neons, to summer browns and seaweed greens, Pantone reports that the colours for spring/summer 2020 “display depth and complexity”. ll the planning has been undertaken and thank goodness it is finally time to pick up the tools and begin your reno. If you are employing a builder they should come fully equipped with all that is needed to get the job done professionally and efficiently. This column aims to help those first-time renovators prepare for the job ahead. Using the right tools for the right job is key to renovating success. To ensure you are best placed to achieve this, and so you can keep an eye out on specials to acquire the gear you need, we consulted experienced Sunshine Coast builder Jay Thomas on what tools the DIY renovator is best to invest in to help ensure a job well done. Jay recommends that you keep in mind that many renovation tasks usually have safety implications.

If you are ever unsure about undertaking a job it’s important to consult or employ a professional builder for any tasks beyond your level of competency. Here is a list of the top 15 basic tools to have on hand: Nail bag – to keep your tools handy. Tape measure – a good steel, long tape measure will be used constantly on your renovation job. Square – a good quality square will ensure neat work. Spirit level – essential if you are undertaking a big job. You can also invest in a laser level. Stanley knife – for odd jobs and unpacking supplies. Hand saw – it will come in handy for quick jobs.

Add a fence

ecently, a real estate agent called me with a problem. She had listed a home with a beautiful interior renovation, but the outside was bland and unimaginative, and when would-be buyers pulled up outside to inspect it they’d often keep driving. The facade was definitely letting the home down, as house-hunters were quick to judge the book by its cover. Whether you’re renovating to sell, or renovating to make your house a forever home, street appeal is a big deal. There are a number of things that can really transform your frontage, ranging from cost-effective solutions to dramatic entries. Here are a few ideas:

Not all properties need to be fenced along the front boundary, but if yours does this is usually the first thing you see when you arrive home. A front fence can be disastrous, or can be a stylish hint of what lies beyond it. Privacy fences are usually 1.8 metres high and constructed of timber, Colorbond or blockwork. Simple and subtle design tweaks to make space for planting or varied elevations can provide visual relief to this often dominating structure. Combining materials, or adding expressed posts, or a fascia rail and capping on a timber fence can make all the difference. Also, planting along the front of the fence always softens the frontage. To create a wow-factor welcome, a feature entry gatehouse is key. Just remember to build it in keeping with the architectural style of your home to really pack a punch. If you’re not looking for privacy, a

lower fence between 1-1.2 metres high is a good option. It can delineate your property boundary but retain a sense of openness which can be important to many homeowners. Regardless of the height, always consider which design and materials are best to accommodate your needs – air flow, privacy, security, noise reduction or safety for children or pets.

Update the driveway These days, many driveways are front and centre in a home’s design. A shabby, dated driveway can be a real turn-off. There are a range of things you can do to fix this, depending on your budget. Simple things can work wonders, like replacing any old broken pavers, or perhaps honing, stamp concreting or paving an existing concrete driveway. Garage doors can be replaced or painted, or two single garage doors can be replaced with a double door.

This may require a beam to be installed but does provide a high-end and user-friendly renovation solution. Carports can also be a great way to add a built structure to the front of a home to modernise the facade and disguise existing roof pitches. Front gates and side blade walls can be added to ground the look of a carport and add substance to an otherwise lightweight structure.

Paint, paint, paint A lick of paint is hands down the most effective way to update your facade. If your roof is in good condition, but the colour is a little out of date, consider painting it, or change the trim colour on your guttering to contrast the colour of your home. White and graphite greys are classic and always on trend.

Landscaping Landscaping is the most cost-effective way to renovate a front yard. Beautifully

manicured turf with carefully considered planting can really frame a home. Planting can be used to screen parts of the house that are unattractive, and add shade and privacy for functionality. We’ll delve into this more in an upcoming column, so stay tuned.

Letterbox love The trusty letterbox seems to always be the thing that is left until last. Why not build it into your front fence or a feature blade wall? A letterbox is your way to put your signature and personality on your home and it doesn’t need to be expensive.

Finishing touches A beautiful mature tree or a water feature is a simple addition that can make a world of difference to a front yard. If you want to go the extra mile, the addition of uplighting can maximise the impact when the sun goes down.
