I

t’s almost that time of year again, when our grade 12 students will walk through the school gates for the very last time. It’s a monumental time for these young people as they leave the security and familiarity of the school walls and embark on the next exciting chapter of their lives. I can still vividly remember the excitement and trepidation I felt on my last day of high school (too many years ago). As a parent, watching your children reach this milestone is also bittersweet as 12 years of schooling come to an end and they start to make their way in the real world. Having seen two of my children through high school, I am savouring the last few years before my ‘baby’ graduates in 2025, bringing 18 years as a school parent to an end!

This week, journalist Caitlin Zerafa catches up with some of our graduating students to discover what their plans are for the future. Needless to say with bright sparks such as these, our future is in very safe hands. Enjoy the end of year celebrations!

Renters have nowhere to go The latest REIQ report paints a bleak picture in regards to the state’s rental market, and clearly outlines the challenges residents continue to face.

ueensland’s tight residential vacancy rates have shown no substantial signs of easing over the September quarter 2022, according to the Real Estate Institute of Queensland’s (REIQ) latest report.

At the Queensland Housing Summit held last month, which highlighted the serious housing supply shortage plaguing the state, stakeholders conceded that there was no silver bullet that would solve the housing crisis overnight.

Vacancy rates are an indication of the percentage of properties that come onto the market to rent, and according to the REIQ, a healthy vacancy rate sits between 2.6 – 3.5 percent.

In many parts of the state, the September quarter 2022 figures represent the ninth consecutive quarter of sub 1.0 percent vacancy rates, as tight conditions firmly set in.

The September quarter also showed a number of areas had plateauing vacancy rates compared to the previous quarter, and for the areas that did experience a shift, most only saw a

Ross Cattle, Define Property Agents minimal 0.1 percent movement up or down. REIQ CEO Antonia Mercorella said it was unlikely vacancy rates would see any significant shifts in the foreseeable future due to complex supply and demand constraints.

“These statistics aren’t just numbers, they tell a story about how challenging it is for people struggling to find a home,” Ms Mercorella said.

“While I wish I could tell these people that we can see light at the end of the tunnel for them, the sad reality is that renters could be enduring this tight market for some time.

“In Queensland, the average household size has reduced to only 2.5 persons per dwelling, which has put extra strain on our housing supply – and that’s even before looking at the extraordinary external pressures from

high levels of migration, and immigration to come.”

Define Property Agents principal Ross Cattle said as one of the central coast’s largest rental management businesses, Define is struggling to keep up with demand.

“We currently sit at circa 1 per cent vacancy rate and potentially sub 1 per cent,” Mr Cattle said.

“We are dealing daily with delivering disappointing news to those that miss out on rentals.

“When we have a vacancy with multiple applications, some people have to miss out, and it’s not even those with poor rental history, it’s good tenants that you want to help but we just don’t have the vacancy to meet demand.”

Mr Cattle said he was disappointed with the outcome of the property

summit, which he believed failed to deliver anything that would improve the situation in the short or long term.

“I believe there is a way to help improve the housing crisis, and for the government to be more responsible in delivering houses for those in need,” Mr Cattle added.

“An example locally is looking at residential properties established 40 years ago that house a small amount of people but have an asset value that could house four to five times the amount of people. It’s a matter of turning these properties over and being more responsible to Queenslanders.

“What I am saying is the state government hold the key to fixing the housing shortage, they just need to listen.”

Caps off to you! Here’s to the class of 2022 After 12 years of schooling, Sunshine Coast graduates will this week hear the bell ring for the final time as they prepare to walk out of the school gate and towards their future. The world is their oyster. WORDS: Caitlin Zerafa.

W

hen they started prep in 2010, Kevin Rudd was prime minister (the first time around), the median house price was about $490,000 and Facebook was on the rise, nudging Myspace from the top social media spot.

On Friday, the 2022 cohort of Year 12 students will walk out of their school gates for the final time as they prepare take on the world as young adults.

After years of learning, developing – and no doubt some late night study cramming – this milestone moment is the culmination of their schooling life.

Some will go on to university, TAFE, or to complete apprenticeships, while others will enter the workforce or take a break while they decide their next steps.

Whatever they do, this Tiktok-enthused cohort – who probably have no idea what Myspace even is – will no doubt want to make a positive impact in the world.

Growing up in a technologically advanced world and with greater access to information than students had even 10 years ago, this bright bunch have been guided over the years by families, teachers and the world.

A Queensland Curriculum and Assessment Authority spokesperson says

around 52,700 Queensland students will graduate from Year 12 on November 18, with about 3100 of those teens here on the Sunshine Coast.

They will graduate with the Queensland Certificate of Education (QCE), which is Queensland’s senior school qualification.

Those hoping to go to university will also be given an ATAR ranking which, in 2020, replaced the OP (Overall Position) ranking.

The Australian Tertiary Admission Rank (ATAR) is a number between 0.00 and 99.95 that indicates a student’s position relative to all the students in their age group.

Universities use the ATAR to help them select students for their courses and admission to most tertiary courses is based on your selection rank.

Ahead of the celebration, Sunshine Coast students have shared with My Weekly Preview their plans for 2023 and beyond.

Health and science are some of the more popular pathways, with future career aspirations including surgeons, engineers, psychologists and financial experts.

Sunshine Coast Grammar School’s Isabella Powell is eyeing off a career in medicine after working hard during her senior schooling. She also wants to combine this with her love of surf

lifesaving. “Next year I intend on studying medicine at either the University of Sydney or JCU (James Cook University),” she says.

“In the future, I hope to become a trauma and emergency surgeon or to be working with biotechnology with medical applications. Whatever career I do end up in, I believe it will be in the math and science field.

“I believe I have learnt some valuable study techniques and habits that I can continue to use at university. “[Next year] I also plan to continue working part-time for surf lifesaving as a lifeguard and community awareness presenter.”

Meanwhile, Kawana Waters State College student Alex Stephenson is hoping to go into engineering, specialising in the medical field.

Ash Tanner is aiming for a career in aviation, Joshua Burdett in medicine and Ruby Goodwin-Newberry hopes to study arts and science.

At Matthew Flinders Anglican College 141 student will graduate from the 2022 senior cohort, with pathways including careers in the Defence Force, health, business, sciences and creative industries.

What are your plans for 2023?

What are your plans for 2023?

In 2023, I’m moving to Canberra to study a Bachelor of Finance, Economics, and Statistics (Honours) at Australian National University, a highly prestigious degree in the field of quantitative finance. I received an early acceptance to this degree.

Academics aside, my main focus for next year is to develop healthy habits, create sustainable relationships with a variety of people and learn to live as an adult – I’d love to learn to cook!

In 2023, I am studying a dual bachelor’s degree in business and psychology, which I recently received an early offer for at the University of the Sunshine Coast. I plan to study on the Sunshine Coast for the first year or two and then participate in an exchange to America. Next year, I hope to work part-time while studying so I can begin saving for my future endeavours.

What are your future career aspirations?

In the future, I hope to be successful and happy. I’m not yet sure where life will take me, but I envision running my own business and continuing my passion of netball and being part of a team.

Wherever I work, I hope that whatever I am doing will involve helping people.

What are your future career aspirations?

After, or maybe during uni, I plan to undertake an internship in the field of investments/economics. After this I’d work towards a final goal of a career in either investment banking, quantitative analysis, or day trading.

Next year I want to study psychology at the University of Queensland. I would love to be able to study at UQ as I was offered a place at the Women’s College in March and will be living on campus.

I’m looking to study a degree in science or biomedical science at the University of Queensland in subject areas that I enjoy.

What are your future career aspirations?

I’m not exactly sure yet – but I think I would like to explore probably medicine or engineering.

What are your future career aspirations?

I can see myself specialising in the area of developmental psychology, and really hope to work with kids someday. Maybe I will even practise psychology in a school setting. I also one day hope to publish my own writing.

How has Year 12 helped prepare you for this next step?

Through Year 12 I’ve found a love of learning as I’ve been able to study subjects that interested me. I also enjoyed the social aspects of school and the many extras that I was given the opportunity to get involved in such as volleyball, the college musical – Chicago – and various musical ensembles. I guess Year 12 helped show me how I can balance many things at any given time.

How has Year 12 helped prepare you for this next step?

Year 12 is such a chaotic stage of life, and I think I learnt from that chaos. I got better at persevering and taking care of myself.

These skills will help me in the future. My teachers have also been amazing.

LOOKING AHEAD In a substantial show of generosity, the Caloundra business community has thrown its weight behind the next generation.

T

he Caloundra business community has united to raise $11,400 to congratulate and encourage hopeful future business leaders for their efforts at school.

Stockland, STEPS Group Australia and Caloundra’s OzeIT are among 47 business who donated the generous sum to Caloundra State High School.

The funds allowed the school to hold its recent award ceremonies where more than 400 students were acknowledged for academic and sporting excellence.

From this, 78 students were awarded with bursaries.

Award recipients include School Dux of the Year, Emily Russell, and Vocational Student of the Year, Alex Heath.

Jax Tyres and Auto Caloundra co-owners Renae and Chris McPhee are

among the contributing businesses and say they are proud to support and encourage the students.

“With staff shortages students need to know that there are local businesses supporting them and backing them to do well at school,” Mrs McPhee says.

She says it is important students know the amazing opportunities available to them on the Sunshine Coast and she encourages more Caloundra businesses to donate to the school in the future.

“Local businesses are the ones that will be employing the students when they enter the workforce and for us, we want them to know we are here and if they want to pursue a career or if they would just like a job, we can offer both those opportunities,” she says.

HOMEGROWN TUCKER Producers from across the Sunshine Coast are set to fly high after Australia’s newest airline revealed it in-flight menu. Triathlete Lucy Bowden is no stranger to the podium. Her talents in sport have taken her to the top plenty of times over the years, but it’s her artistic talents that have her winning new accolades.

She recently was announced as the winner of this year’s Gerard Mills Prize for Wildlife Photography winner – topping a list of 119 spectacular entries – for her photo of a black swan visiting UniSC’s Sippy Downs campus.

“I thought everyone would be getting photos of the kangaroos or the little birds around campus, so I was keeping an eye out for something different,” Ms Bowden says.

“I was looking around on my lunch

break, and there he was. I went down into the bushes by the lake to frame it up a bit and it turned out pretty well I think.”

Second place went to Koshi Tachieda who captured a tiny whistler nestled delicately among the twigs, while Luis Kahraman placed third with a spectacular action shot of a bluefaced honeyeater emerging from a dive.

The annual prize is named in honour of the late Gerard Mills, an Honorary Senior Fellow who devoted much of his life to education, art and photography.

MICHAEL’S LEGACY A memorial dedicated to a much-loved Noosa resident will ensure his charitable work lives on. WORDS: Caitlin Zerafa.

T

he family of a much-loved Noosa man is keeping his legacy – and his ability to grow a pretty impressive moustache – alive as they hope to make a difference in the realm of men’s health.

Michael Sobey was a well-known lawyer, member of local cricket, rugby clubs and community groups, and a proud advocate of the annual Movember fundraiser. Sporting a series of moustache styles over a period of 15

years, he raised almost $60,000 for the campaign’s causes.

Sadly, after a brave and private two-year journey with bowel cancer, Michael died in February at the age of 50, leaving behind his wife and three children.

In honour of his contributions, Michael’s son, Nick, tells My Weekly Preview that this year will be a bittersweet campaign, with the launch of the Michael Sobey Memorial.

“Dad was always very much a charitable person,” Nick, who also annually grows a mo during November, says. “He had significant relationships with local community housing group Coast2Bay, as well as local cricket clubs and rugby clubs so [Movember] was another avenue he could help.

“As it turns out, he could grow a pretty good moustache when he tried.”

Over the years the former director of SPM Law went from fundraising amongst family, friends and work, to hosting successful long lunches on Noosa’s Hastings Street.

As well as continuing the Movember tradition, Nick says this year will also be an opportunity to shine a light on bowel cancer awareness, research and treatment.

“Bowel cancer doesn’t get the same attention of other cancers,” Nick says.

“It’s not as heavily funded and we

want to drum up cash to fund better treatment options. The treatment my dad went though, it was pretty horrific. There are only limited specialist treatments, and it is very harsh on the body.

“We hope this can help make someone else’s journey a little bit easier or a better outcome than Dad, whether that be an extra five years, 10 years or into remission.”

Michael was diagnosed prior to the age of 50 – the age the government sends out at-home testing kits – and Nick says it also serves as a reminder to have regular medical check-ups with a GP. This also ties in with Movember’s key messaging around mental health, prostate and testicular cancer – to check in with yourself and your mates.

“We want to drum up awareness that people do get a diagnosis under the age of 50 and that just because the recommended testing age is 50, it’s not something you should avoid or just wait for the test to arrive,” Nick says. “Hopefully, people can take it as a reminder to check in with a mate or check in with yourself if you’re a little overdue for a check up with a GP.” To support the family’s efforts search ‘Michael Sobey Memorial’ at au. movember.com for Movember, or at gofundraise.com.au to support the campaign for Bowel Cancer Australia.

FRANKING CREDITS The federal government has proposed to retrospectively restrict companies from paying shareholders fully franked dividends that are financed by capital raisings.

The government suggested it would back the restriction to December 19, 2016 to ensure only realised profits can be franked. The news is expected to alarm investors in companies that have paid special dividends or issued new shares in the past six years. If legislated this may result in unexpected tax bills for special dividends received since 2016.

In the mid-year budget of 2016-17, then treasurer Scott Morrison originally announced the Coalition government would “prevent the distribution of franking credits where a distribution to shareholders is funded by particular capital raising activities”.

“The measure will apply to distributions declared by a company to its shareholders outside or additional to the

company’s normal dividend cycle (a special dividend), to the extent it is funded directly or indirectly by capital raising activities which result in the issue of new equity interests.” The proposal was never legislated and was shelved by the Coalition.

The explanatory material accompanying the draft legislation from the Albanese government clarifies the measure would “prevent entities from manipulating the imputation system to obtain inappropriate access to franking credits,” it said. “They will specifically

The news is concerning for investors in smaller companies that have raised funds for growth and working capital needs that then went on to pay dividends. While there is merit in the announced changes, there is likely to be some consequences. The

measures assume that all companies have fixed and standard distribution policies.

A company may potentially fall within the rules where there has been an unintended influx of money (insurance claim, successful resolution of a dispute) and rather than keep the cash on the balance sheet, have paid the money out to investors, or even where there has been intervening circumstances (eg, a pandemic), where dividends were paused, and a catch-up dividend is made.

The new draft legislation will concern investors who remember the latest Labor government attack on franking credits.

Back in March 2018, then-Labor leader Bill Shorten announced a much broader crackdown on franked dividends, saying it would ban the refund of excess franking credits to investors who paid zero or minimal income tax. The measure was forecast to raise $11.4 billion over four years. The proposal was met with uproar from fund managers, companies and investors who rely on franking credits to help fund their retirement.

Treasury has set a consultation period on the exposure draft legislation for stakeholders to provide feedback.

POLICE TALK We are fast approaching the festive season; the weather is warming up and COVID restrictions have subsided.

Sunshine Coast police are urging motorists to think before they attend any events with the intention of consuming alcohol and driving. Have a plan b.

A police officer may require any person to provide a specimen of breath if the officer suspects within the preceding three hours that the person has consumed alcohol and is driving a motor vehicle, has driven a motor vehicle, attempts to put in motion a motor vehicle, is in charge of a motor vehicle or is driving or attempting to put in motion a vessel.

In charge of a motor vehicle is defined when the driver is inside their vehicle and has their keys in their pocket or somewhere close to them. The driver of the vehicle does not necessarily need to be seated in the driver’s seat of the vehicle with the engine on.

Blood Alcohol Concentration (BAC) is the terminology police use when talking about the results from a breath test for alcohol.

There are three ranges regarding drink driving offences and these are no alcohol range 0.00 but under 0.05,

low-range is over 0.05 and under 0.10, mid-range 0.10 and over but under 0.15, and high-range 0.15 over.

In the month of October 2022 there were more 70 motorists charged with allegedly drink driving on the Sunshine Coast. More than 16 of these offences were drivers recording a high range of alcohol in their system. The highest blood alcohol concentration recorded was 0.304. This is equivalent to five times over the general alcohol limit.

Remember, road safety is everyone’s responsibility.

Method 1. In a large bowl, combine the water, yeast and honey and set aside for a few minutes until bubbles form on the top.

2. Add the flour and 1/4 cup of oil to the bowl and bring together with a spatula. When the dough comes together, tip onto a floured surface and knead 10-15 times. Transfer to a clean, oiled bowl and cover with cling wrap/ tea towel. Set aside for an hour.

3. While the dough is proving, cut your veggies into thin strips.

4. Heat your oven to 180 degrees. Use some of the oil in a baking pan to grease it. Transfer the dough into the pan and press out to the sides.

5. Using your fingertips, dimple the dough, creating waves and ripples on the surface. Use the cut veggies to create a garden picture on the surface.

Brush with oil and cover with cling wrap, allowing it to rise for another 20 minutes.

6. Remove plastic wrap and bake for 1520 minutes or till golden. Remove from pan to cool.

Ingredients • 3 bunches of green tea soba noodles • 500g skinless salmon fillet, cut into large chunks • 1 tbsp grated ginger • 1 tsp grated garlic • 2 cups sugar snap peas, tough stems removed • 2 bunches of broccolini, cut into small pieces • 2 tbsp teriyaki sauce • 1 tbsp Chinese or Japanese cooking wine • 1 tbsp sesame oil • 1 tbsp toasted sesame seeds

Method 1. Cook soba noodles according to packet instructions, drain and set aside.

2. Cut salmon into chunky pieces, place in a medium bowl, add ginger, garlic, teriyaki sauce, wine and sesame oil, toss to marinate.

3. Heat medium-sized frying pan, add 1 tsp oil, add salmon pieces and pan fry them to your preferred doneness.

4. Remove salmon from the pan and add the veggies, toss them and add a small splash of water and any remaining marinade from the bowl. Cook for a few minutes until they turn a brighter green, toss in the noodles, stir until they are warmed through. Add a little water if it starts sticking.

HAVE WE LOST THE ABILITY TO WAIT?

With instant gratification now readily available, Jane Stephens questions if we have lost the ability for self-control and delayed reward.

W

e rounded the same corner at the top of the Aldi aisle, the woman and I, and reached into the dairy cabinet at the same time.

I secured a container of milk and she selected two squishy yoghurt tubes.

I trolleyed mine and she handed hers to two primary school-aged boys, tops removed with a flick of her wrist.

One complained that it was not his favourite flavour. The other necked his in a long, gulping chug. I felt that uncomfortable combination of surprise, mild outrage and sadness.

No doubt the boys were peckish – their stringy legs, too-short pants and gappy teeth were signs they were at that age of perpetual hunger.

But surely they could wait 10 minutes?

And if this was their weekend pattern, how could they learn that you should never consume something not paid for?

I mentioned the stolen shop goods to the operator on my way through and she sighed and said it happened often.

On this occasion, the mother produced the squishy, crushed packaging at the checkout, making for uncomfortable and

sticky scanning. But mum’s eventual payment did not make what she did right.

There is an order of things – pay for, then consume – and she did not follow it.

Perhaps we have lost the ability to wait, to plan and to savour. We buy Christmas gifts on Afterpay. The newly graduated want a promotion after six months in their first job. Have we lost the vital skill of delaying gratification – the ability to hold off on something for a larger future reward?

It is what helps us forego dessert because we are trying to lose weight or pass on that shiny new thing because we are saving for a holiday. It is what enables us to say no to a tempting party invitation because a test is looming and passing it will buy passage to a pay rise.

We can only learn it by practising, so that when we must wait for something important such as a surgery or a flight, we don’t have a meltdown.

Psychologists say we are far better at waiting when we are given a reason for it and get particularly antsy if there is no end or explanation. The boys had a reason to wait – doing so was legally and conventionally right. I guess they will learn that lesson some other time.

Ashley Robinson was just looking for a little sympathy during a recent bout of sickness. But COVID and an unwell pet had other ideas.

fter a recent trip I brought back a little souvenir – an infected ear. It doesn’t sound like much of a problem, but you have to take into account the fact that I have got tinnitus which, to the uninitiated, means I permanently have a brass band playing in my head.

To add to this, my already massive face had swelled up on one side. I could have been cast in a horror movie.

Furthermore, the infection was on my right side. I am already deaf in my left ear.

So on arrival home, feeling a bit worse for wear and expecting some kind of sympathy, I found that old mate had COVID for the first time and was as sick as a dog. She was short of breath and coughing and finding it hard to communicate.

Communication went something like this: “What did you say?”, “I can’t hear you”, “I am having trouble talking”.

This would escalate into a disagreement of differing magnitude depending whose fault it was.

Needless to say there was a lot of head shaking and frustrated silence.

After about a week of me listening to

just the band in my head and receiving minimal communication (just necessary instructions), we both started to feel better.

And, with neither of us being charged with murder, it looked like everything was on the mend.

That was until George the kelpie cross woke me up at about 3am urgently wanting to go outside. On investigation he had chronic diarrhoea.

Did I mention my backyard is all synthetic grass? So at three in the morning, torch in my mouth, I was trying to clean up my backyard and my own vomit. Quite the party trick considering I had the torch in my mouth.

After about four days of that, a trip to the vet, and a bill that looked like a long distance phone number, things settled. My grass and I were grateful, and life started to go back to normal.

Old mate and I could communicate.

She was feeling better, my face had got back to just normal balloon-head size, the band had knocked the volume back, and George was happy. I then saw an appointment in my diary – colonoscopy. I made a promise to myself to stay off the synthetic grass.

igger sometimes is better. I refer to monster trucks. I am a bit of a closet rev-head when it comes to the high-octane toys.

Monster truck king Clive Featherby is staging yet another Coast show. You could never accuse the clever businessman and dare devil of being beige.

I just love the Nambour local who has been thrilling us with his crazy antics for more than 36 years. He has been driving Outback Thunda, which is Australia’s number one truck, for 21 years. On top of that he’s the man behind KCs Fireworks displays that light up the Coast’s skies.

Clive has driven monster trucks all around the world, and he has six kids.

Now that is a portfolio anyone would be impressed with.

My kids also love Clive’s monster trucks and I reckon we have helped pay to put his kids through school. We have plenty of Outback Thunda merchandise, ranging from coffee cups to shirts. It is wonderful to see a local do so well against the big guns.

My fondest memory of Clive is when I met him about 30 years ago as a much younger TV news journalist. I was sent to cover his Yandina event and Clive asked if

I wanted to do a few laps in one of his beasts, and drive straight over a car and crush it in the process? I hitched up my cheap nylon red skirt and jumped in the strange-looking monster machine while still wearing my high heels.

My heart was in my mouth as I bunny-hopped along. I flew over a big bump and became airborne before crashing down on to a car.

My media mates were all clapping and screaming, and of course filming this crazy woman who thought she was in Days Of Thunder. It was Clive who clapped the loudest as he ran over to my stationary monster truck and said I was a total natural. He said he had never seen a female rookie drive so fast on her first lap.

“My high heel got stuck under the brake pedal and I couldn’t stop,” I stammered. I was white with shock. I truly had thought I was going to die.

All these decades later Clive and I still roar laughing when reminiscing about that eventful afternoon. But I was always grateful he had faith in my abilities.

Clive and his crazy machines are going to thrill us all on November 26 at Bokarina’s Sunshine Coast Stadium.

CELEBRATING 102 YEARS AND GOING STRONG Mary Haddon has always thrived on competition, challenges and an active lifestyle. “I sadly gave up playing golf at the age of 101 and I only changed to a golf cart when I turned 85; walking the course is still the best way to play golf,” laughs the sprightly and optimistic centenarian.

And she is still a regular visitor to the golf club for lunch. “I celebrated my 102nd birthday there this month, it is a special place,” she says.

Mary was born in the Southern Highlands in 1920. Having lost her mother at an early age, Mary was an expert in cooking and cleaning and took no time to find work after school as a mother’s help in Wollongong, earning a pound a week.

During the war years, Mary worked at Lysaght, assembling Owen guns. It was also at this time that she met the love of her life, Don. They married in 1942, the start of a happy 53-year marriage, and welcomed their son, John in 1945.

Moving to Sydney, Mary held a variety of jobs. “My worst job was definitely at the Australian Woollen Mills where I had to inspect and mend endless meters of stamina cloth,” she laughs.

Always up for a challenge, she wasted no time in getting her taxi licence when her cousins were short of drivers at their transport company.

The year 1982 saw Mary move to Queensland and she kept up the pace, playing tennis, golf and bridge. There was skydiving for her 80th birthday!

Mary is regularly asked to what she attributes 102 years of life. “I led a happy life, and good genes – my Aunt Hetty lived to 108,” she says. “It’s about staying active and doing everything in moderation”.

Answer: Yes, but only if you’re a…

• Spouse – including a de facto • Child (including step-child); or • A dependant of the deceased.

Question 2: How do I challenge a distribution under a Will?

Answer: Time periods apply, so it is important you seek legal advice.

Generally, there are two initial steps: • Step 1 – A challenger must give notice to the executor of the intention to challenge, within six months of the deceased’s death.

• Step 2 – A challenger must commence proceedings within nine months of the deceased’s death.

Question 3: What does the court look at when deciding whether a claim should succeed?

Answer: The starting point is the level of need of the challenger. If a challenger demonstrates financial need, how much of the estate they ought receive involves considering: (a) the size of the estate (b) the nature of the relationship between the challenger and the deceased; and (c) other “competing” claims.

Maintain a healthy heart without a diet overhaul It’s well known within the health industry that high cholesterol is a leading risk factor for heart disease. As there are no symptoms to having high cholesterol, it’s important to have your blood checked on a regular basis.

Breads and cereals: Australians achieve less than 50 per cent of their wholegrain intake. Meat: While we focus on eating more vegetables and other plant foods, we don’t have to go cold turkey in the meat department to achieve optimum heart health. We want to shift our cultural norm from large portions to smaller portions, choosing lean cuts and including fish a few times a week.

Dairy: Including dairy is an easy way to achieve the nutrients your body needs, such as calcium.

Sagging eye syndrome It is a curious condition related to age. As we get older, the suspension structures that hold the eye in place start to weaken and sag, hence the term sagging eye syndrome. This results in the eyes turning inwards and downwards. Other features include thinning of the tissues around the eye socket and a deep groove within the upper lid.

The symptoms experienced include double vision with both eyes open, either with the images side-by-side or stacked, occasionally with an associated tilt. This usually occurs gradually and intermittently, affecting your distance vision only while near vision remains preserved.

Double vision can be quite debilitating, especially in later years and renders one prone to falls. Addressing this is therefore crucial and to keep driving safely. Most cases are managed successfully with prisms fitted into glasses to help realign the image.

However, a surgical option is also available to realign the eye position and restore single vision, especially in this modern era of cataract surgery with the majority of patients being spectacle free for distance.

Osteoarthritis is when the protective layer of cartilage at the end of a bone wears down over time.

Osteoarthritis can affect all joints in the body including the spine. It is commonly associated with pain during basic movements such as sitting, standing and walking. The spine is not unlike the larger joints in the body, and osteoarthritis affects the joints in the cervical, thoracic and lumbar spine causing similar symptoms of pain and decreased mobility. This pain is due to inflammation and swelling or from the development of bone spurs or osteophytes. These bone spurs can then put pressure on the nerves of the spine, leading to pain such as sciatica in the legs or pain in the arms and fingers.

Treatment options for spinal osteoarthritis can range from pain killers, injections and surgery to remove the bone spurs and decompress the affected nerves.

If you have been diagnosed with osteoarthritis or have neck or back pain, see your GP about a referral to a specialist to discuss your treatment options.

November 17 is Pancreatic Cancer Awareness Day. Pancreatic cancer is the third most common cause of cancer related deaths in Australia, after lung and colorectal cancers. It is predicted to be one of the leading causes of cancer related deaths by 2030. Only one in 10 people diagnosed with pancreatic cancer will survive beyond five years. For most people who are diagnosed life expectancy is six to 12 months, although often they can only have a few months.

Early detection and diagnosis of pancreatic cancer is difficult as there is a lack of characteristic symptoms during early stages of the disease. However, there are signs that can emerge as the disease progresses to affect other organs.

Symptoms include: jaundice; pain in the upper abdomen, stomach or back; loss of appetite; nausea and vomiting; unexplained weight loss; new onset of diabetes and change in bowel behaviour or habits, such as diarrhoea or severe constipation.

NEW FIGURES SUGGEST DOWNTURN IS EASING The property boom may be past its peak but a leading property commentator says the future is looking bright for Australian real estate. Words: Ingrid Nelson.

T

here are early signs emerging that the downward trend in housing values has started to ease, according to PropTrack.

Its latest Home Price Index shows many capital cities have values which are still above pre-pandemic levels, helped by several that recorded growth in October.

Property commentator, Hotspotting’s Terry Ryder says although the Sunshine Coast is past the peak of the boom after amazing price growth, across the board there hasn’t been a significant price decline.

In fact, he says there are parts of the Sunshine Coast market that are currently experiencing rising sales volumes.

“We look at sales volumes quarter by quarter and we classify them as consistent, rising, declining or plateaued,” says Terry.

“The suburbs that are still showing a pattern of rising activity on the Sunshine Coast are all clustered around the southern precinct of Caloundra. Those suburbs are still relatively affordable when compared to say Noosa, Sunshine

And while some forecasters have predicted a further drop in house prices, Terry says he believes the future is looking bright for the Sunshine Coast and the Australian housing market in general.

“Where price drops have happened, they have been relatively minor and there are plenty of markets in Australia where property prices are still rising as the Prop

Track figures suggest,” says Terry.

“Some forecasters who are predicting dramatic drops in house prices are the same people who back in March 2020 when COVID struck predicted prices collapsing and we got a property boom instead.

“There have also been certain elements of the media who have really misreported the situation - it’s about click bait really,” says Terry.

While Terry agrees that a recent rise in interest rates has caused a pause in some markets, he says a combination of factors will see prices rising in Australian real estate next year.

“There are more factors at play than just interest rates. We have a serious shortage of dwellings in this country, we have international borders opening, we have migrants and students coming back, and new infrastructure generating activity. Positive things are happening, which are only going to increase demand.

“Also, from now until 2032, Australia is going to be hosting several major global sporting events. Apart from the Olympics, we have the women’s soccer, Commonwealth Games and two rugby world cups. This is going to put a lot of focus on Australia and bring a lot of people to the country, generating the need for investment in infrastructure.

“All of that is really positive for Australian real estate. The future looks good and I believe next year is going to be a growth year and not a year that will see house prices drop.”

On a brighter note, snow is falling in North America and Japan for those who love to ride the pow. Yep, riding a five-kilometre wave in a foot of powder is pretty special.

But for those who can’t, you can pray for a low pressure system to form off the coast at Christmas. Given the weird weather, you might be lucky.
