Life-saving text service

expanded Suicide prevention service Lifeline has been supporting Australians through its helpline for decades, but the organisation’s Crisis Text Service is now reaching a new group of people.

S

ince 2019, Lifeline has provided Australia’s only Crisis Text helpline, providing support to people in psychological distress.

Thanks to a $1.5 million grant from the Australian government, Lifeline Australia has now been able to fast-track the expansion of text and chat services to 24 hours a day, seven days a week to meet demand and increase accessibility for hard-to-reach groups.

Lifeline CEO Colin Seery says that rather than diverting phone calls from the 13 11 14 service, the always-on digital platform has in fact increased the range and total number of people contacting the organisation.

“This is a landmark in suicide prevention in Australia and is all about bringing help to people who are in situations and environments where accessing support through digital communication is the only safe or viable option,” Mr Seery says.

“The service is unique in that it allows for genuine privacy during contact, so it is well suited to support cohorts at

heightened vulnerability such as help seekers experiencing domestic and family violence or those living with a disability.”

In a 2019 evaluation of the original service by the Australian Health Services Research Institute, 42 per cent of contacts said they would not have used another service if the text or chat were not available.

Of 1000 help seekers who were asked to provide demographic information, the median age of people using the service was 24 years old, while 80 per cent of help seekers identified as female.

Minister for Health and Aged Care Greg Hunt says Lifeline’s 24/7 text service is an important expansion of the vital service the charity provides in crisis support and suicide prevention.

“The significant surge in demand for Lifeline’s services during COVID means more people are reaching out for help, and services like Lifeline are there to help,” Mr Hunt says.

“The expansion of the text service is backed by data showing that it is the

preferred channel for high-risk members of the community including young people, those experiencing family and domestic violence, and Aboriginal and Torres Strait Islander people.”

The Assistant Minister to the Prime Minister for Mental Health and Suicide Prevention, David Coleman, says the Morrison government’s long partnership

“This is a landmark in suicide prevention in Australia” with Lifeline is part of its commitment to suicide prevention.

“Lifeline’s crisis service and the passion of its volunteers mean that no Australian has to experience their darkest moment alone – they literally save lives,” Mr Coleman says.

Lifeline Crisis Text Service is funded by the New South Wales government through

a $6 million four-year grant agreement.

The service has also been supported under the COVID-19 response funding ($2.5 million) provided to Lifeline by the Australian government.

The New South Wales Minister for Mental Health, Regional Health and Women, Bronnie Taylor, welcomes the fast-tracking of the 24/7 service.

“It is so important for people to be able to access support in a timely way when they are doing it tough, especially for those in difficult living environments.”

“Lifeline’s text service is uniquely placed to deliver that immediate help as well as referring help seekers to other services if they need it.”

To handle the unique challenges of the service, Lifeline is continuing to train a new legion of volunteers, while in-shift support supervisors offer psychological support in real time with up to eight crisis supporters on a shift.

Mr Seery has thanked Woolworths, RACV, Domino’s registered charity Give For Good, nib Group and AGL for their backing of Lifeline 24/7 Crisis Text.

EXPOSED The sneaky tricks big bedding stores use to get you to pay way too much for your next mattresses

A

re you looking for a mattress but not sure what to buy? Do you see ‘Bedding Sale’ ads and wonder if you really can save 40%, 50% and even 60% on a new mattress ... or if it’s just ONE BIG RIP OFF? You’re about to discover the sneaky tricks big department and bedding stores use to get you to pay way too much for a mattress. And how you can get a better mattress for way less money.

The Truth About Prices With queen mattresses ranging from $200-$5,000 (and even $10,000 and more), you may wonder if higher priced mattresses are really worth it? Will they last longer? And will they give you a better night’s sleep?

What if I told you, apart from the label and the price, many $3,000 mattresses are exactly the same as mattresses half their price?

In some cases, the outer fabric may be different (but not necessarily better). And the retailer may try to use made-up terminology to make their mattress sound better. But giving a spring a fancy name doesn’t make it better. And calling a fabric ‘Smart’ doesn’t change the way it looks or works (but it may fool people into paying more).

Unfair Mark Ups There is often no rhyme or reason to mattress prices. For example, we once saw a mattress on sale for $4,000 that we know we can import from China for $400. No wonder they can afford to sell them at 50% off.

Not Able To Compare Comparison shopping mattresses is impossible. That’s because manufacturers take the exact same mattress and sell it to different stores under different brand and model names.

That means, if you find a mattress you like in one store, you can’t comparison shop the price in another store because their mattresses will have completely different names.

We’ve seen two identical mattresses (apart from the names) selling in two different stores with prices that differ by more than $2,000. No wonder customers are so confused.

You Don’t Know What You’re Getting The reason mattress retailers can get away with these sneaky tricks is simply because you can’t see what’s inside the mattress you’re buying. And chances are, the retailer won’t tell you. Or they’ II bamboozle you with made-up terminology. Wouldn’t it be nice if somebody really told you ...

What’s In A Mattress?

Springs Unless a mattress is made entirely of foam or latex, it will contain a core of springs. These springs are made by a handful of companies (usually in China) and imported into Australia flattened.

Traditionally mattresses contained Bonnel Springs (a cylindrical coil of wire attached between guide wires and

hoops on the top and bottom). These springs are tried and tested. And they are affordable. But because they are made of continuous wire and attached at the top and bottom, they can easily transfer movement across the bed.

Pocket Springs are also imported into Australia flattened.

They are wrapped individually in cylinders of fabric and work independently of each other which minimises partner disturbance. Pocket Springs are slightly more expensive than Bonnel Springs but lvell worth it.

Side Supports Cheap Bonnel Spring mattress don’t have any side supports.

More expensive ones have a single butterfly side support (looks like half a butterfly). Here at Simply Beds we use double butterfly side supports (looks like a full butterfly) which gives double the support so the edge of the bed remains firm when you sit on it.

Cheaper Pocket Spring mattresses either have no side supports or use a simple metal hoop at the top and bottom.

The best way to give side support is to encase the springs in a quality high density foam box. That’s what we do here at Simply Beds.

Comfort Layers This refers to the foam / latex layers that sit on the springs.

This is a major part of the mattress and makes a big difference to the comfort, longevity and cost.

Not all foams are the same quality. Foam is graded by density (or weight) and softness. The higher the density (heavier) the longer the foam will last.

Density has nothing to do with softness. You can get high density foam (heavy foam) in soft, medium, and firm. The problem is, most retailers won’t tell you the density of the foam in each mattress (most probably don’t even know).

Memory or Gel Foam is also sometimes used as a comfort layer. Both foams have slow release qualities which enable them to hug your body and relieve pressure points. But this can make them warmer to sleep on. Gel Foam is injected with a special substance to increase air circulation and keep your mattress cooler.

Latex can also be used as a comfort layer. Like foam, not all latex is the same. Genuine latex is highly elastic and will last for many years. Synthetic and hybrid latex becomes brittle over time.

The top comfort layer is in the quilting. Beds with a cloudlike feel usually have a lot of polyester in the quilting. While this may be lovely at first, it will quickly flatten (within weeks). To prevent this we include foam in our quilting.

The turning of the tide While the breakthrough of Bribie Island took many residents by surprise, it was an event that Sunshine Coast Council had been anticipating. So, what’s next for Bribie, Pumicestone Passage and nearby suburbs? WORDS: Caitlin Zerafa.

O

n January 2, powerful king tides and a flurry of wild seas left in the wake of ex- tropical cyclone Seth caused the northern tip of Bribie Island to split.

Being described as the ‘Bribie breakthrough’ the tidal event is now leaving Pumicestone Passage and nearby Golden Beach exposed to the uncertainties of Mother Nature.

The future of the idyllic waterway remains unknown with conditions changing daily and a dangerous and unofficial ‘South Bar’ at Caloundra proving tumultuous for boaties and water users. The breakthrough is around 330 metres wide and getting bigger daily.

HISTORY OF PUMICESTONE PASSAGE Pumicestone Passage is a 35-kilometre channel of pristine water, which is part of the Moreton Bay Marine Park, stretching from the tip of Bribie Island near Caloundra in the north, to Deception Bay in the south.

The passage has been protected by the fragile strip that forms the northern

tip of Bribie Island, creating a calm and attractive waterway for recreational use off Golden Beach.

Aware of its fragility and susceptibility to erosion, Sunshine Coast Council has had a Bribie Island Breakthrough Action Plan in place since 2014, which outlines the threats to the Golden Beach foreshore in the event of a breakthrough at Bribie Island, and actions to help the council reduce these effects.

CARVING A CHANNEL On December 14, 2020, pounding seas began breaching Bribie, with waves breaking through to Pumicestone Passage and carving a channel through the island.

At the time, the Department of Environment and Science (DES) conducted an urgent assessment of the heavily eroded northern section of Bribie Island, describing the event to My Weekly Preview’s sister news site, Sunshine Coast News, as an “unprecedented ocean breakthrough”.

According to the DES, although this

section of Bribie Island has a long and natural history of erosion, this is the first time waves have broken through the dune on this section of the island.

THE MAJOR BREAKTHROUGH On January 2, two kilometres from the tip of Bribie Island, heavy conditions created by ex-tropical cyclone Seth combined with king tides of up to 2.2 metres broke through to the passage in line with Nelson Street at Golden Beach.

The Caloundra Coast Guard at the time estimated the channel to be around 330 metres wide, which has since been presenting issues and warnings for water users, thanks to unstable currents and tides creating a ‘dangerous vortex’.

Concerns then rose among the community about further erosion and possible inundation of nearby communities.

COMMUNITY CONCERN Representatives from Pumicestone Passage Catchment Management Body (PPCMB), Caloundra Residents Association (CRA), Take Action for

Pumicestone Passage (TAPP) and Golden Beach & Pelican Waters Community Association (GBPWCA) have since met with the council and Member for Caloundra Jason Hunt to share their concerns.

The chair of the PPCMB and the CRA, Graeme Smith, says the channel will cause “massive” issues for local residents and the environment.

“The breakthrough has drawn a higher level of water inside the passage,” he says.

“That, at high tide, will create flooding on Golden Beach and Pelican Waters roads.

“The houses along Diamond Head and the southern Golden Beach area are only one metre to 1.5 metres above the normal astronomical tide level.

“We’ve had king tides before and we’ve had storm surges with them that have created some flooding … but things are now different.

“The breakthrough has effectively changed the high-water level inside the passage at the northern end, by about 400 millimetres to 500 millimetres. myweeklypreview.com.au

The state government’s principal coastal scientist is predicting the Bribie Island breach may become the “dominant” entrance to Pumicestone Passage.

In fact, the entrance to Pumicestone Passage has been known to move over the course of history and used to be 700 metres south of where it is. This is right about at the point of this breakthrough.

Sel Sultmann says the opening will likely remain, but there are no plans for “remedial actions”.

“The new channel may become the dominant entrance to northern Pumicestone Passage and if this is the case it is likely the existing entrance [the Caloundra Bar] may slowly infill,” he says.

“DES will continue to monitor the breakthrough, and boaties and people on Bribie Island are advised to avoid the area due to instability recently caused by the weather event.

“While natural processes will continue to occur in this dynamic environment, it is unlikely that there will be any adverse impact to the community or properties at Golden Beach.”

MONITORING THE CHANGING CONDITIONS AND NEW ‘SOUTH BAR’ High tides in early February left water spilling into areas of Monash Park, with a Sunshine Coast Council investigation since finding the Bribie Island breakthrough is forcing changes to tide heights in Pumicestone Passage.

While the state government is responsible for the management and monitoring of Bribie Island as it is a National Park, Sunshine Coast Council monitors any impact to coastal communities, like Golden Beach.

manager, Michael Anderson, says the council has been monitoring the passage regularly, and its erosion north or Lamerough Canal, since the breakthrough.

“It’s a very dynamic area at the moment and to fully understand the longer-term impact of the breakthrough on Golden Beach we need the channels and banks in the Pumicestone Passage to stabilise, which should happen in around May after the storm season has finished,” he says.

“We’ve also observed changes in the tide heights resulting in the high tides

“The new channel may become the dominant entrance to northern Pumicestone Passage” being slightly higher and, in reverse, the low tides slightly lower.”

A tidal gauge at Military Jetty will allow the council to measure the level of the tides and scientifically determine the

changes to the amount of water flowing in and out of the passage, which may cause ongoing erosion impacts on Golden Beach.

To mitigate erosion, a dredge has now arrived on site near Jellicoe Street and is expected to remain in the passage until mid-year. It will focus on replenishing sand to council-managed areas impacted by erosion.

The seawall south of Jellicoe Street to Nelson Street will also be upgraded this year to further protect the area.

Having made several rescues and watercraft salvages over recent months, Caloundra Coast Guard is urging people to stay away from the area, especially with a new bar forming.

“The new ‘South Bar’ at Caloundra is dangerous,” a statement from Caloundra Coast Guard reads.

“It is currently an undeclared coastal bar that no one knows much about yet.

The bar is expanding, sand is moving, and it is simply treacherous, different every day.”

The council has set up a dedicated webpage to keep the community updated at sunshinecoast.qld.gov.au/ bribieplan. This webpage will be updated regularly.

MS fundraiser set to make a splash A multiple sclerosis diagnosis at a young age was devastating for Alyssa Martin, but the Bli Bli resident is living life to the full and now raising money for MS Queensland. WORDS: Caitlin Zerafa.

A

lyssa Martin has never let the devastating diagnosis she received at 23 dictate her life.

At the age of 18 she began suffering from muscle weakness and fatigue. It progressed to optic neuritis, drop foot, loss of balance, vertigo, numbness and loss of sensation in one leg before a doctor finally told her, “I’m sorry, you have multiple sclerosis”.

“An ophthalmologist first told me and I just cried and felt so overwhelmed,” Ms Martin says. “All I had seen of MS was people in wheelchairs and assumed that’s what my future looked like.

MS is one of the most common conditions of the central nervous system, and can affect the brain, spinal cord and optic nerve. There are more than 25,600 people living with MS in Australia, including more than 3970 in Queensland.

Now aged 35 and a mother of two young children, the Bli Bli woman says she lives each day to the fullest.

“MS isn’t a life sentence. It is part of my life, but it’s not my entire life. I don’t let it stop me being who I want to be,” Ms Martin tells My Weekly Preview. “What I’ve learnt over the years is that, if anything,

the MS hasn’t stopped me from doing anything but to do what I can while I can.

“Tomorrow I might not be able to, so it does encourage me to live more now than ever before.”

Ms Martin manages her MS with medication and by keeping herself fit, both physically and mentally, and eating a healthy diet.

She says one of the biggest day-to-day challenges of living with her diagnosis is dealing with the Queensland heat.

“Heat increases already existing issues with fatigue and muscle weaknesses, and that flows on to weaknesses in balance and walking and my vision gets affected,” she says.

In an effort to help the thousands of Queenslanders living with the condition, MS Queensland is holding its annual Swimathon on the Sunshine Coast in March to raise vital funds for research.

The team-based event has been hosted locally since 2016 with the 2021 Mosaic Property Group MS Swimathon attracting 110 swimmers to raise more than $53,000 for the cause.

“We are in a space where there [are] nearly 4000 people in Queensland with MS and there is more and more opportunity for the development of new treatments and even working towards some cures,” Ms Martin says. “The only way we are going to have those outcomes is by raising funds.”

Ms Martin will participate in the 12-hour team event in 2022, with her team ‘Team Floaters’. “We are all going to float along at different times in the pool and it’s going to be fabulous.”

MS Queensland’s fundraising events manager Claire Hughes says the day helps provide MS information, specialist nursing services and wellness programs to patients. “It’s a great day out for anyone looking to take on a challenge for a good cause.”

Change of plans Can you imagine planning your dream wedding in less than 24 hours?

This Maroochydore couple didn’t, but they managed to pull it off anyway.

lanning a perfect wedding can be stressful, but imagine planning your entire big day in less than 24 hours. That’s exactly what a couple from Maroochydore has done.

Courtney McGuirk could not wait another day to marry the man of her dreams, her now-husband Matt Paterson, and after two cancelled wedding dates, an afternoon at the beach turned very quickly into an impromptu whirlwind to the aisle.

“We made the decision at 8pm on the Thursday and we got married the next day at 4.30pm,” the now Mrs Paterson says.

“It was one of those things where I just thought I want to marry him; I am just so in love with him, and I don’t want to cancel or wait another day.”

The newlyweds tied the knot on February 11 on the beach at Cotton Tree

Newlyweds Matt and Courtney Paterson planned their dream wedding in less than 24 hours and Mrs Paterson says everything fell into place perfectly at such short notice.

Mr Paterson is from New Zealand, and the couple had originally booked to have their dream day there on February 12.

Due to international uncertainly, they rescheduled for an Australian wedding on February 11, but with the New Zealand borders still closed at Christmas, they made the difficult decision to cancel again.

“On the Thursday afternoon, we wandered down to Cotton Tree and were sitting on the beach and my now husband suggested we could just get married here,” Mrs Paterson says.

“That was the day we were supposed to get married and that’s why we made the decision to just do it.”

couple and their nearest and dearest began the task of planning a perfect wedding.

“We just started contacting people and everyone was happy to make it happen.

It was such a blur. We called Matt’s best friend from Rockhampton first and he said he would get in the car and get here. Then we called my sister who lives 10 hours away and she is a pilot and said she would get in her plane.

“Then we called our celebrant to see if it was possible and she stayed up till 1am writing our ceremony.

“Our celebrant had already lodged our documents six months ago because we were already planning to get married, so that was a saving grace.”

Waking up on the Friday to take the wedding dress and suit to the seamstress at 5.30am, Mrs Paterson admits she began

wondering if they would be able to pull it off. But she knew so much had already happened behind the scenes overnight that they “just had to just do it”.

“The jeweller met me early at his store to pick up the wedding bands, my cakemaker got up at 5.30am to make our cake. My bridesmaids called around to all the florists and were able to organise all the flowers. I sent my sister-in-law to the shops to get my wedding shoes and my bridesmaids’ wedding shoes. We were calling shops and getting them to put things behind the counter for us.

“Everything pulled together amazingly, and we were able to get hair, makeup, the ceremony set up, absolutely everything.”

Picking up her dress at 2pm and walking down the aisle a few hours later with family from New Zealand watching via live stream, Mrs Paterson says it was the most incredible feeling.

“The most important thing for us was being together and being married. We just didn’t want to wait another day.

“We feel like it was meant to be because everything fell into place.

“We had a proper dream wedding, without missing anything, but we managed to organise it in 24 hours.”

Mr and Mrs Paterson plan to have a quite getaway to Byron Bay for their honeymoon.

F

or a man who used to be scared of sharks, John Langmead has walked down an incredible path – one that has enabled millions of people around the world to get up close and personal with not only sharks, but a plethora of marine species, revealing the wonders of the ocean in a way many would otherwise never see.

Growing up on the Sunshine Coast, Mr Langmead had a love of the ocean and was a keen surfer during his school years at Maroochydore High. But it wasn’t until he became more intimately acquainted with sharks and their habitat that his fear transformed into a healthy respect.

His fascination for the ocean prompted him to complete a PADI dive course straight out of school. Money was tight in his family and as fate would have it, he won the dive course in a local radio giveaway.

This helped him land his first job collecting aquarium fish in 1985.

“When I first started fish collecting, I was very scared of sharks,” he says. “But then I got a job at Underwater World [now SEA LIFE] and spent nearly seven years hand-feeding them in the tank.

“I have a lot more respect for them now. I think they’re quite misunderstood. If people get eaten by a shark, it’s mistaken identity. Dawn and dusk are the wrong times to be in the water.”

Mr Langmead has spent more than two decades learning the intricacies of the aquarium industry, going on to build and operate some of the world’s most iconic

and inspiring aquariums.

It was his job at Underwater World in Mooloolaba that catapulted him towards his extraordinary career. Having been promoted to a range of leadership roles, he learnt about aquarium operations, as well as how to care for marine species and deliver great visitor experiences.

A major career highlight came in 1996, when he was appointed project manager at Living Ocean to oversee the delivery of an $11-million contract with Ocean World, a new $50-million aquarium in Guangzhou, China. On the back of this successful project, he was appointed manager of a $13-million specialist works project at Shanghai Ocean Aquarium.

He then established his own company, Advanced Aquarium Technologies (AAT).

When AAT was named Business of the Year at the Sunshine Coast Business Awards in

November last year, it left many wanting to know more about this Sunshine Coastbased business that had largely flown under the radar, and the man at the centre of its success.

As AAT’s CEO, Mr Langmead has spent 25 years establishing AAT as the world leader in the design and construction of aquariums. His innovations have made the building and operation of aquariums easier, more reliable, more efficient and better for animals and visitors alike.

AAT’s first ‘lead contractor’ project was the delivery of the Life Support System at Sea World’s Shark Bay on the Gold Coast in 2003. Since then, Mr Langmead has overseen the design, delivery and operation of some of the world’s largest public aquariums, as well as smaller aquariums in shopping centres, resorts, underwater restaurants, hospitals, research facilities,

private properties, zoos and theme parks.

When he’s not on the road for work, Mr Langmead lives in Minyama with his wife Michaela, who works in the administration side of the business, and his daughter Kirra, who finished school last year and will follow in her father’s footsteps by studying marine biology. Son Jay works in the construction management side of the business and is currently in Bahrain.

Pre-COVID, Mr Langmead spent much of the year travelling overseas, but is now grounded at the AAT factory in Kunda Park.

“Kunda Park is our base, but very little is known about what actually goes on worldwide,” he says. “We are the largest aquarium company in the world and have won many awards over the years.”

He cites the Hong Kong Ocean Park Grand Aquarium, Danish National Aquarium and SEA in Singapore as some of AAT’s greatest aquariums.

“I had no idea my career could have led me to this,” he says. “I’m just very fortunate that’s how it has worked out. Our business is dynamic and has just continued to grow.

In 2016 we bought the rights to Plexiglas, so we manufacture the acrylic windows you see in aquariums now. It was invented in Germany some 85 years ago and we now manufacture some of the largest windows in the world.”

While the numerous technologies and design innovations associated with creating world-class aquariums is fascinating in itself, Mr Langmead likes to remember the ‘why’ of what his company does. Quietly spoken and with an unassuming demeanour, there is a sense he’s in it for the right reasons: to bring joy and an unforgettable educational experience to people around the world.

“I’m a diver, so I like to be able to bring these animals to the people,” he says. “The education side is super-strong in public aquariums worldwide and we’ve had massive scientific breakthroughs by having this giant body of water being able to be studied. It’s never really been just a job for me. I’ve been very blessed to be in this business and I could do it again and again.”

NEW SCHOOL FOR AURA

Planning is underway for a new Catholic school in the Sunshine Coast’s fastestgrowing community.

The co-educational school in Aura will be purpose-built to cater for up to 1900 students from Prep to Year 12.

Dr Doug Ashleigh from Brisbane Catholic Education (BCE) says the proposed school will provide for the increasing number of families moving to the area who were seeking a Catholic education for their children. “It will be the second Catholic P to 12 school for the growing area, with enrolments in neighbouring Brisbane Catholic Education school of Unity College on the Sunshine Coast overflowing,” he says.

Up to 150 teaching and nonteaching staff will be required once the college is at full capacity, with the exact location still being finalised and design work to be carried out in coming months.

BCE says the commencement year will be revealed once planning and funding approvals have been secured.

There are dozens of Clean Up events taking place across the Coast

lean up Australia Day is Australia’s biggest communitybased environmental event and a great opportunity for residents to get out and help the local environment.

Across the Sunshine Coast on March 6 there are more than 45 registered events to participate in, and Clean Up Australia chairman Pip Kiernan says it is more important than ever to get involved.

“Our environment is experiencing the impact of the pandemic,” she says. “We’re seeing a huge surge in single-use plastics and unprecedented numbers of face masks, takeaway coffee cups and food packaging littering our footpaths, parks and beaches.

Backing the cause annually, Currimundi Catchment Care Group will run its popular clean-up event in Little Mountain to mark the day.

Currimundi Catchment Care Group president Tony Moorhead says the area is sadly often full of litter.

“Last year we had a lot of families involved and we’re hoping this year will be the same,” Mr Moorhead says. “This area is close to schools, shops and a major road so there is always a fair bit of litter around.

“Things like chocolate wrappers, straws and drink containers will easily be washed into the stormwater drains and end up in Currimundi Lake if they’re not picked up.”

The group will meet at Stockyard Park, on the corner of Ivadale Boulevard and Tall Trees Way in Little Mountain, at 9am on March 6 with a sausage sizzle to follow.

Business, school and community groups can register an official event, with the Business Clean Up Day on March 1 and School Clean Up Day on March 4.

If residents cannot attend on the day, Ms Kiernan is urging them to make a donation to Clean Up Australia. All funds raised through donations are allocated to the provision of educational resources and clean-up materials provided free of charge to community, school and youth groups across the nation, all year round.

MSLSC TO MARK 100 YEARS WITH A FLEET OF EVENTS

This year, Mooloolaba Surf Life Saving Club will celebrate 100 years of serving the local community.

To launch celebrations, MSLSC will unveil and christen the newly built Spray 2, a replica of the first Mooloolaba surf boat, Spray, built in 1930.

The boat will be presented to the MSLSC’s women’s boat crew, the Mooloolaba Mavericks, to race at the 2022 State and Aussie Surf Life Saving titles.

“We are extremely proud our women’s crew, who have won three Australian titles, three World Championships, and many more,” MSLSC life governor Joe Western says. “Two of the crew members, Sara Western and Sheryl Beaumont, are in the Australian Surf Rowers League Hall of Fame. So, it is fitting that Spray 2 will make her maiden voyage with our legendary Mooloolaba female crew.”

Many events are also planned to commemorate the club’s 100 years from November 19 to July 2023, including a centenary coffee table book, historical audio and visual walk-through display and a re-enactment of early surf sports and the first beach patrol at Mooloolaba.

The launch of Spray 2 will be held in front of the surf club on February 26, with the boat to be christened with a traditional ceremony and champagne over the bow.

Good gear is an investment in your safety and your riding enjoyment. The right gear will protect you from injury. Make sure you check your gear regularly and that there are no holes, rips or tears in the materials, the seams are intact and there are no scratches, dents, loose padding or frayed straps on your helmet.

Drivers should ensure they check their mirrors and maintain their awareness, while riders should make themselves aware of vehicle and truck blind spots, avoiding them where possible. Riders should remain alert and defensive, anticipating and responding to the road environment and above all, ride to survive.

Coastal Pathway update The Warana extension is nearing completion with the current phase working on the construction of approximately 850 metres of concrete pathway and 200 metres of raised boardwalk through the wetlands, either side of Beach Access 234 (Palkana Park).

The boardwalk section is an exciting addition to the Coastal Pathway Network, which showcases a seasonal wetland and the chance to see frogs and butterflies.

Please keep in mind, Beach Access 234 is still temporarily closed due to the construction activity.

Council has received contribution funding from the Queensland Government’s Cycle Network Local Government Grants program.

Regulars to Tuldar Park in Wurtulla will be pleased to hear the playground, along Piringa Street, is getting an upgrade.

Equipment renewal works will begin in the coming weeks and are expected to take three weeks to complete, weather permitting.

The work will include, but is not limited to, the removal of existing timber edging, multi-play unit and hoop climber, and the installation of a new multi-play unit, timber edging, climber and playground bark softfall and wear pads. All other existing playground equipment will remain.

GRADUATE WOMEN EVENT TO HOST COUNCIL CEO The Sunshine Coast branch of Graduate Women Queensland (GWQSC) is set to host Sunshine Coast Council CEO Emma Thomas at its annual International Women’s Day breakfast.

GWQSC is a vibrant group that has been committed to the advancement of women and girls through access to education for the past 30 years.

The local branch supports tertiary female students through bursaries, hosts refugee students, mentors students at the University of the Sunshine Coast and assists young mothers to complete secondary school.

GWQSC president Bev Hinz says International Women’s Day is a wonderful opportunity to pause and reflect on the triumphs and challenges of women worldwide.

WELL CONNECTED The submarine cable is a game changer. WORDS: Andrew Eves-Brown, head of economic development, Sunshine Coast Council.

I

n the 19th century, governments and private companies built Australia’s railway network to increase economic growth and development.

Thanks to advances in technology, the auto industry boomed, and the road freight network overtook rail as the 20th century choice for transporting many goods.

Today, the 21st century is again driven by technological advances, and the cable network is about to make its mark on the economy. The difference this time is that it’s speedy, it’s low latency, it’s global, and we are in the front seat cruising the information superhighway.

The Sunshine Coast’s International Broadband Submarine Cable project has

made local and worldwide news over the past eight years. While not exactly core local government infrastructure, it is an innovative and strategic investment by Sunshine Coast Council and the Queensland government to future proof the region’s telecommunications capacity.

As the rail and road networks were fundamental in the past, and remain essential today, so too is the cable network and data housing.

Building the cable landing station was ambitious, and a first for an Australian local government. Key drivers behind the project presented real opportunity to increase our region’s smart city capability by ensuring access to important data networks, and an

opening to attract a major data centre operator to the Sunshine Coast.

Data centres are becoming an essential part of the business, economic and social landscape and a core element of the digital architecture that underpins connectivity, accessibility, security and information storage.

ASX-listed NEXTDC is an established data centre provider and operator, and as of December 2021, the owner and operator of the cable landing station.

With 11 data centres across Australia, mainly in capital cities, the organisation’s ecosystem consists of more than 640 cloud platforms, carriers and information communication technology providers, delivering a comprehensive suite of information technology solutions spanning the globe.

Its global linkages will deliver the Sunshine Coast unprecedented expertise and significant quality assurance for customers who store their data at the data centre.

NEXTDC CEO Craig Scroggie describes a data centre as ‘a hotel’ for computers.

Data centres house and manage computer infrastructure for large and small businesses, which rent space and provide high-capacity, high-speed connectivity.

Designed to be highly secure, with large amounts of power always on and always available, the role the data centre plays is

being a mission-critical digital platform that allows enterprises to bring their computer services to the Sunshine Coast.

With the majority of economic activity relying heavily on telecommunications, name an industry that this infrastructure doesn’t benefit.

There won’t be many. Whether it’s a small local business or Esports (one of the fastest growing e-industries globally), the benefits range from ensuring we can do more remote working, attract workers right across the country and internationally, and have our local businesses compete internationally.

I’m often asked if, by undertaking the cable project, have we positioned the Sunshine Coast as one of Australia’s leading city regions? I’d say we are in pole position – more than ready to cruise the information superhighway.

THE CABLE CHRONICLE 2015: The council lodges a submission with the Australian Communications and Media Authority to start the process to declare an offshore cable protection zone.

2018: A contract is signed for a submarine cable connecting the Sunshine Coast to Asia and the US. 2020: Completed in September 2019 and operational in March 2020, the cable landing station has the capacity to cater for four submarine cables and houses 24 data cabinets. In June 2020, the council landed a Cyber Security Innovation Node, one of only two regional nodes in the country.

Enquiry from the southern states is strong and continues to build, however, there’s an obvious shortage of quality offerings to satisfy buyer demand.

Business owners have gained confidence and now accept the timing is right, much like the residential market. We are at the top of the cycle where demand well exceeds supply, so sellers are coming forward realising they are in the box seat.

Currently there are many buyers searching for established enterprises priced from $800,000 to $3 million. On buyers’ wish lists are managed businesses, those with key staff in place, showing consistent

After 30 years at the helm, business founders Phillip Smart and Suzanne Mimnaw have sold their highly regarded local forklift dealership SmartForks (previously known as Suncoast Forklifts).

This Kunda Park-based business has more than 150 forklifts. These are on permanent or short-term hire to a diverse array of businesses Coast-wide. The dealership also offers sales of new and used forks, which are backed up by a reputable service and parts department.

The new owners taking on the challenge are Paul and Kath Loiacono, who relocated with their young family from New South Wales early last year. They are no strangers to the forklift industry; they are highly experienced operators who have retained ownership of their dealership near Gosford, known as Forklogic.

“We relocated so the kids [twin boys and a daughter] can do their senior years here and we can all become part of the community,” Mr Loiacono says. “Doing business here is so much more relaxed, the climate is better, the traffic is calmer, people are less stressed and the growth opportunities in business are endless.

PREPARING A BUSINESS FOR SALE Understanding the processes involved in the sale of a business will ensure you are prepared, well before you choose to sell.

One of the many critical elements to achieving exceptional results is to surround yourself with good advisors. It is imperative that sellers (and buyers) engage accountants and solicitors with a solid understanding of business contracts, due diligence expectations, assignment of leases and licences and the sales process in general. In many cases, a good advisor will save you money, so don’t scrimp on this.

When selling, you need to have everything in order before you sell, so devise a strategy and timelines to maximise the sale price and conditions you achieve.

Consider who will buy the business; do they need specific experience or licences?

Perhaps it would be an industry player or even a competitor?

Buyers fear business ownership without the experience or staff able to operate it. To curtail this, you need a team of industry people in place to handle the technical knowledge. Long-term, stable employees will be much less risk than new staff members.

Often, buyers will only consider a business that has flexibility for them to come and go, rather than working full time.

If a business can afford the extra wage costs, it’s wise for owners to take a step back from the daily grind. To be effective let go and delegate, ideally a year or two before the sale.

BACK TO THE OFFICE: WHAT ARE YOUR RIGHTS? In a post-pandemic world, many employees have found themselves used to working from home or are finding a more flexible work routine. But many employers want staff to return to the office.

A 2020 study by Boston Consulting Group found up to 60 per cent of Australian workers want to adopt a hybrid model of working once restrictions ease.

This means they work remotely for two or three days a week and in the office the remainder of the week.

So, what grounds do employers have regarding asking employees back to the office?

Employers need to understand that certain employees have a legal entitlement to request flexible working arrangements under the Fair Work Act. This includes

permanent employees who have worked with the employer for at least 12 months, and regular casual employees who have worked with the employer for at least 12 months and have a reasonable expectation of continuing employment on a regular and systematic basis.

As employees transition back to the workplace, they may seek continued or additional flexibility in their working arrangements, to help them reduce commute time, manage health risks and meet family or other commitments.

Employers can ensure the workplace is safe, that the employees feel supported, valued and a part of team. If people have been working remotely, they can become isolated and want to rebuild engagement.

Many employers are taking a hybrid approach to office versus working from home. It is really hard to build culture within an organisation working from home, so it is great to have office days where the entire team get together.

We have all become accustomed to Zoom/Teams during COVID, however there is a social aspect to most workplaces.

It is great to catch up with colleagues, to be able to collaborate. In our office in particular, we are a small team and we all sit open plan, we hear interactions one another are having with clients and this is invaluable and something we would not

get working remotely. Retaining staff at the moment is also a key issue – there is a talent shortage across all industries, so employers do not want to be losing key team members at the moment.

Benefits of having a hybrid approach include greater job satisfaction, lower levels of workplace stress and absenteeism, increased productivity, and increased ability to attract and retain skilled staff.

Remember, an employer can refuse a request for flexible work arrangements if they have reasonable business grounds.

These might included that the new working arrangements would be too costly for the employer, or it would be impractical to change the working arrangements of other employees, or recruit new employees, to accommodate the new working arrangements requested by the employee.

There are also some roles that simply cannot be done from home.

Trial – Set a fixed period such as three to six months to trial a flexible working arrangement. That way you can get a better idea of what will or won’t work for the employee and your business, and how it can be adjusted if necessary.

Flexibility – This comes in many forms, and different arrangements will suit different employers and employees.

Common examples of flexible working arrangements include: • flexible start and finish times • compressed hours (working more hours over fewer days) • part-time work • job sharing • working from home • flexitime (allowing employees to ‘bank’ extra hours, which are then exchanged for time off).

THE RIGHT ADVICE FOR BUSINESS SUCCESS Before you even start planning your business, make sure you really have the passion and commitment – it’s much more than a day job!

The following tips refer to creating a real business (a business that continues to earn money even when you are not active in it). Treat these tips as a checklist or guide and always seek professional advice.

• Invest in bold ideas and a customercentric plan that meets a real market gap or opportunity. Eighty per cent of businesses fail within four years, so road test your ideas and refine the business plan. New and existing businesses must innovate to survive and thrive. My advice is to use an agile, low-cost approach to testing new ideas – the Business Model Canvas (business modelsinc.com/about-bmi/tools/ business-model-canvas) will help you flesh out ideas and business models. The canvas (developed by Strategyzer and used by more than 50 million people) will assist you to research the market, understand your customers, refine your value proposition and most importantly

develop your revenue model. The canvas can also be used to better understand your competitors and different channels to market.

• Take advice, get connected, but always trust yourself. As a business leader, be professional and lead from the get-go.

It’s not a hobby anymore – you now represent a business and it’s your opportunity to do your life’s best work.

Everything about you (your story, logo, team and culture) needs to unify people around a common purpose and demonstrate 110 per cent commitment.

Invest time in your network, get a confidential mentor that you trust and it also helps to have a great accountant – ideally one who knows your numbers better than you.

• Invest in the A team. The biggest contributing factor towards business success is the quality and talent of its people, so bring your A game and secure your A team. It’s essential from the outset that the members of your team genuinely feel valued and respected.

Provide them with feedback and training to grow their skillset and reward them for their efforts. Your people are the lifeblood of your business.

• Use SMART goals and get actionoriented: specific, measurable,

achievable, relevant, and time-bound goals or actions. This will reduce ambiguity and keep the team focused on the goal.

• Don’t sit on the fence with your ideas; take action soon. The elderly folk will tell you their biggest regrets were not from their actions taken, but from the actions they should have taken.

Today’s economic environment means we need to recognise that it’s vital for us to retain employees – by managing them well and keeping the good ones!

Some people managers think of retention as just having to create a competitive salary structure, add in a couple of employee benefits or maybe throwing in some training to keep everyone happy. In today’s workplace this is not the case. As employees: • we want to be happy coming to work; • we want our workplace culture to be aligned with ours; • we need flexibility; • we want inclusiveness and collaboration; • we need to have context as to why we are there and how our roles contribute to the company’s objectives – its bottom line.

Reducing employee turnover is dependent on the total work environment you offer for employees. It’s creating a work environment in balance – balancing the needs of the organisation and the needs of the employee.

So is it really about retention or is it about employee engagement? How do you recognise engaged employees and how do you know what engages them into your workplace? Sometimes it’s as easy as asking them directly!

“My new partner’s children can’t challenge my Will, right?”

There are many misconceptions in relation to the classes of person who are eligible to ‘challenge’ the proposed distribution of your estate.

One common misconception is that it is only ‘blood’ relatives that can pursue a claim.

This is certainly not the case, and the categories of eligible applicants include your step-children as well as your ‘de facto’ step-children.

The court takes into account a number of factors when considering whether a challenge will succeed, including: • the level of need of the challenger; • the size of the estate; • the nature of the relationship between the challenger and the deceased; and • other competing claims on the estate.

There are strategies that can be put in place to assist in minimising the effect of any challenge.

A carefully structured estate plan can ensure only the people you intend to benefit do so.

Many owners run their business to fund their lifestyle and that of family members, but do not get time to focus on maximising business value when exiting.

Review the below six steps for your business to be ahead of the game.

1. Profit improvement: Perform a waste audit on your business. Waste elimination is one of the most effective ways to increase profitability in a business.

2. Review growth plan: Market penetration – Can you think of any existing products that you can grow in your existing market?

Market expansion – Have you got any existing products that you can sell into new markets?

Product expansion – Have you got any new products that you can sell into your existing markets?

Diversification – Have you got any new products that you could develop in your new markets?

3. Lock in revenue (contracts).

4. Lock in management (not as much reliance on founder).

5. Brand: How does your brand stack up in relation to others in the market?

6. Reduce debt (clean up balance sheets).

We often meet with clients who tell us they have reached an agreement with their ex that they will keep everything of value, and they simply want this documented.

As straightforward as it sounds, this is not always doable. When separated parties reach an agreement, this is documented and formalised, by way of a Consent Order and an accompanying Application, which is sent to the Federal Circuit and Family Court of Australia. The Application and Orders must be approved and made by the Court for the agreement to be legally binding.

A significant area of consideration is deciding whether or not the agreement is ‘just and equitable’. The Registrar will identify the assets and liabilities and consider the contributions made by each party and what their future needs are. They will then decide whether the agreement is just and equitable.

If one party is receiving a significant percentage of the property pool without explanation, the Court may refuse to make the Orders on the basis that the agreement is not just and equitable.

It’s easy to talk loud and long about sexual abuse claims, but Jane Stephens warns that now is the time for restraint.

here is a time to button your lips – a fact forgotten in this era of verbal diarrhoea and keyboard outpourings.

Claims of sexual abuse are accepted as true without question and the bloke (the accused is nearly always a man) is hung and quartered in the court of public opinion. Seemingly, a woman’s claim to have been subject to unwanted advances, harassment or worse is instantly gospel.

But unless you gush loud support and strong condemnation of the accused, you are deemed to doubt the complainant.

It might be old fashioned to honour the pace and timing of the wheels of justice, but it is important.

‘Believe women’ is a slogan of the Me Too movement, but it is misunderstood. It began as an attempt to redress appalling treatment of people who came forward to report sexual abuse, to indicate how endemic it is and how rare false claims of rape are. But the phrase has come to mean ‘automatically believe women’ instead of ‘give women a fair hearing’.

Former Australian of the Year Grace Tame shared the National Press Club stage this month with Brittany Higgins, the

woman who claimed on TV that she was raped in Parliament House three years ago after a big night out with workmates.

Her revelations led to a police investigation, an inquiry and a cultural overhaul in Canberra. A man was charged, but he denies the allegations absolutely.

As a result of the two women’s speeches, the PM apologised to Ms Higgins for “the terrible things that took place” that caused her “nightmare”. Scott Morrison spoke in Parliament, which gives him absolute protection from prosecution over anything he said. But his words mocked the presumption of innocence. It skipped over the rule of law that demands a fair and measured process be followed.

The effect is that this case is unlikely to be resolved anytime soon, with the accused’s legal team asking this week that the proceedings be put on hold. The PM’s loose lips should act as a warning to us regular folk. We are not afforded the same protection as he is.

Sounding off about a person as if they are guilty without a court finding them to be so is primitive and downright unfair.

Silence does not imply consent, complicity or condone behaviour. It is simply lawful.

was sent an email the other day by a distributor who was selling Hawke’s Lager/Underdog/Patio Pale beer, of course named after PM Bob Hawke.

The late Bob let them name the beer after him as long as they gave some profits to landcare, which was an awesome idea and typical of Bob. Now, I actually met Bob and Blanche at a golf dinner one night with old mate and our 10-year-old son. I gave my young bloke strict instructions about not speaking until spoken to and promised we would bail as soon as it was polite.

Bob was charming, down-to-earth and a lot of fun, as was Blanche and we had a great night. One thing that stuck in my memory was how much he ate. It was a buffet and because we were table one, we got first crack at it. Then just before he was due to speak, he leant over to me and asked me if I wanted seconds. Before I could answer, he said, “come on” and as we got up, he told me he didn’t want to get up by himself. Then he looked at Blanche and said he had to keep his strength up.

As I looked at my email and remembered Bob, I thought that if he

wasn’t a prime minister he would have made a good publican and it started me thinking about other public figures, namely our last two governors.

Outgoing Paul De Jersey, ex-Chief Justice and QC and recently sent to Maryborough by our genius premier to co-ordinate the flood response. What the?

I wonder if he wore his ceremonial robes up there? If so, it would have looked like an episode out of Blackadder.

Jeannette Young is an interesting one.

As Chief Medical Officer, she had a couple of notable habits. Ruffled hair press conferences seemed to mean bad news was coming. Hair well done, make up perfect meant good news. Once again, she had saved us? Then there was the way she spoke to the masses, it was like we were four-year-olds. If she spoke slowly enough we would understand, so maybe in another life she would have made a great preschool teacher.

One thing I do know is, there will be no beer company naming a robust lager after Paul De Jersey; maybe some French bubbles. As for the doc, a freshly squeezed lemon drink.

NAMING RIGHTS Sami Muirhead discusses the ongoing battle between Queensland and Victoria about how to pronounce common snackfood items.

ear Victorians: please stop labelling items incorrectly.

Just because you wear black turtlenecks and scarves to go to the pub, it does not mean you are culturally and intellectually superior.

Love, Queensland.

The labelling of certain items has long sparked friendly rivalry between our states. For decades, our borders have been in a cholesterol cold war when it comes to what to call a deep-fried potato snack. We rightly call it a potato scallop. Because it IS a potato scallop. Victorians call it a potato cake, which is really an embarrassment to our great nation.

Queenslanders call a barbecue sausage in a slice of bread exactly what it is: a sausage in bread. While many in New South Wales prefer to call it a sausage sandwich. We say togs, while Sydneysiders refuse to call them anything but cozzies.

Victorians call them bathers.

And now the debate is raging again with our icon pub dish: the chicken parmigiana. A new Bundaberg Rum sign interstate has sparked controversy over the name of the legendary meal. It says, “Don’t forget the parmies”. The ad is aimed at encouraging Melbournians to

return to the pub after the last few years of COVID distancing. Victorians are less than impressed with the ad as they claim most people in the state call it a “parma”. This makes me shake my head in confusion and frustration. The battle is real, people!

If you want to see the true colours of any self-respecting Aussie, bring up the highly controversial topic of rock-scissorspaper versus scissors-paper-rock. Of course, the latter is correct and anyone who says it in a different order is a tad bonkers. If you see them coming, I would cross the street to avoid them. Forget about the pandemic causing havoc around the world and don’t sweat the big topics such as politics and religion, as the truly number one controversial clinger is the order of how you say this.

And while we are laying down the law, please remember it is cheerio not Frankfurter. It is a popper not a fruit box. It is devon and not fritz or polony. And one last one for good luck: it is cabana and not cabanossi. And if you add a little cube of cheese on top on the piece of cabana and put it together with a toothpick, then it is a duet made in heaven. I bet the Victorians in their black turtlenecks are outraged at this selection of snacks.

INDUSTRIAL PROPERTY HOT TO OWN BUT HARD TO GET A shortage of land releases and demand from new and existing land holders is causing a big gap between supply and demand. WORDS: Tracey Johnstone.

T

he search for vacant industrial land is on as anywhere that sat vacant more than 18 months ago has been snapped up and the demand for more land isn’t slowing.

Soon stage two of the Sunshine Coast Industrial Park at Corbould Park will be released by Economic Development Queensland (EDQ), but the first 70 hectares are mostly already sold, according to CBRE director Glen Grimish.

“There will be another 40 or 50 hectares coming online probably towards the end of 2022,” Mr Grimish says.

The experts are surprised by how rapidly industrial land sales have picked up in the past 18 months. Mr Grimish doesn’t expect that to change with the release of the stage two development which he predicts will cause a “real rush at the gates” because of the strong demand.

To manage the land demand in the medium to longer term, Mr Grimish guesses the EDQ’s second development at Coolum will come online in the next two to three years.

Once both the second stages of Corbould Park and Coolum come online

there is a big question for the Sunshine Coast Council to answer.

“Everyone in commercial property sector are saying to council, ‘where to next?’,” Mr Grimish says.

“We have a lot of pent-up demand, no supply, people are chomping at the bit to get a foothold.”

About 70 per cent of the demand from the low- to high-impact industrial sector is coming from owner-occupiers such as existing businesses ready to expand.

There are also investors who are looking for land to develop for tenants that are

already on their books and about a 10 per cent demand from people wanting to ‘land bank’, suggests Mr Grimish.

“There is a real need and desire to keep local businesses growing in the local market because it creates employment and activity,” he adds.

What is needed is vacant land sized 2000 metres to one hectare for local manufacturers, e-commerce operators and transport, which are all growing.

“Somewhere along the Bruce Highway corridor is probably where they are going to have to be looking,” Mr Grimish says.

“We have Beerwah east, which is on the western side of the highway between the highway and Beerwah and will come online, but that is years away; it could be five to 10 years.”

Towards the end of this year, Mr Grimish says there should be new land release news from the council.

t’s been 15 years since the fourbedroom home at 27 Tindale Avenue in Buderim has changed hands. It sold again on Saturday under the hammer for $1.9m to a local family who plan to enjoy it for the next 15 years.

There were eight registered bidders with about 50 per cent of them hailing from the Coast while the rest were from Brisbane and some interstate relocators, said Ray White agent Gregory Ward. The last part of the auction saw two active bidders, both of them with family connections in the area.

“I actually met the sellers as buyers,” Mr Ward said. “They were downsizing locally.”

“It has a really desirable westerly aspect and on 1500-plus square metres of land which is why the buyers fell in love with it,” he added.

Coming to an auction armed with all the right tools to secure a deal is a message Define Property’s Jordan Barden wants out there.

His auction of the delightful hinterland four-bedroom home at 25 Mary Cairncross Avenue in Maleny attracted plenty of interest, but on the day when it most counted, several prospective buyers, all locals, didn’t have their buyer conditions in place.

“I don’t think they are used to auctions as a lot of the local agents tend not to auction,” Mr Barden said of the soughtafter area which is attracting buyers wanting to move out of areas adjacent to the CBD and into a quieter area.

The half-acre of useable land passed in at $1m and now it’s a matter of the highest bidder taking out the prized home.

“We are now in a multiple offer situation,” Mr Barden said of the five interested parties.

“It could have been an opportunity for someone to get it unconditionally and not have to compete against these other people,” he added. “The highest bidder has to compete against these conditional buyers as there is no first right of refusal in Queensland. It’s just open slather once it’s passed in.”

SENSATIONAL BUDDINA When you consider that a relatively new home down the road from the threebedroom house at 35 Yaringa Avenue in

Ray White’s Gregory Ward with the vendors of 27 Tindale Avenue in Buderim Buddina sold for $2.1 million, Saturday’s under-the-hammer result of $1.91 million is a “sensational” result said Ray White agent Greg Clarke.

That result is even more exceptional as the home is about 40 years old, in a great street, on a dry block with no views.

Mr Clarke said he had eight registered bidders coming from Melbourne, Brisbane and online, but it was a local buyer that secured the property.

A chuffed Mr Clarke added that his Bli Bli office has achieved a 100 per cent clearance since the start of this financial year.

SMALL COMPLEX BIG RESULT IN MOOLOOLABA The Bellardoo holiday apartment complex might be dwarfed by the other nearby holiday apartment buildings, but when it comes to value, it holds it own. Define Property’s Grant Whisker said a solid marketing campaign and a strong market allowed him to achieve a building record for the vendor.

His last sale in the complex was the

two-bedroom Unit 21 which sold in November last year for $592,000.

There were 66 buyer enquiries over the 28 days the apartment was on the market, but on the auction three bidders were there to ready for the action.

The two-bedroom apartment sold under the hammer for $625,000.

UPCOMING AUCTIONS It’s a huge week ahead for auctions across the Coast. In Caloundra Ray White’s Andrew Gardiner and his team have 12 properties to auction in-rooms on Thursday morning.

The two-bedroom beach shack at 42 William Street in Moffat Beach has attracted a great deal of interest. The corner block and house are what the market is seeking Mr Gardiner said. There were over 100 inspections in the three weeks it has been on the market.

Right now as you are reading this, I am in Canada snowboarding. Some fresh snow has arrived, so at this stage it’s looking good. What is disturbing is years ago I started a tradition that on my arrival, I always jump in the icy lake before I start my snowboarding. Sometimes the locals would join the crazy Aussie, but the weather forecast is saying it is going to be minus-20. I think this will be a solo mission and given I missed last year, I’ll have to do it twice!
