Some of the big tech breakthroughs since 2010 include car-hailing apps, TV streaming and cryptocurrencies. Now, we are all familiar with our alternative transport options – like Uber and Ola – and plenty of us pay a monthly subscription to Netflix or any one of the streaming services. But cryptocurrency, though well-known to younger generations, still holds a degree of mystery to a good percentage of baby boomers.

In this week’s feature, journalist Leigh Robshaw takes us back to the start of the digital currency story and explains what it is and where it’s travelling. It’s time for a united response ACOSS wants the government to work with business, unions, experts and other groups to tackle the effects of the latest COVID variants. WORDS: AAP.

T

he Australian Council of Social Services (ACOSS) is calling for the creation of a civil society COVID Rapid Response Group including unions, business peak bodies and public health experts to work closely with government to address the effects of the rampant spread of the Omicron and Delta COVID variants.

Millions of people on lower incomes and in high-risk groups – and the essential services that support them – are struggling with multiple effects as the latest COVID-19 outbreaks cause havoc and suffering. Previous data showed people on low incomes were dying of COVID at four times the rate of the rest of the community.

After consulting with community sector leaders, ACOSS has written to the Prime Minister and National Cabinet proposing urgent steps the government must take to ensure people who are most at risk from the consequences of COVID-19 are protected and the essential services that support them have the resources they need.

• “We are now in a phase of rapid, widespread community transmission of COVID-19 and many people are missing out on the support they need,” ACOSS CEO Dr Cassandra Goldie says.

“Government needs to reassess and respond with purposeful, active and decisive leadership.

“Over the holiday period, people have been trying to protect themselves despite the constant change in circumstances and persistent uncertainty from government. Now they are struggling to access COVID-19 tests, vaccinations, medical supplies and essential goods and services.

“The pandemic continues to hit people on low incomes, people from diverse backgrounds and with preexisting vulnerabilities the hardest.

Additionally, children and young people have particular vulnerabilities that require more support at this time.

“It’s time for government to step into the breach and act swiftly. Australia requires clear and cohesive government planning and a strengthened level of co-ordination via the National Cabinet.

It is vital that governments across the country learn the lessons from the first two years of managing the pandemic, heed the updated advice and warnings of health experts and policy advocates, and adopt best-practice strategies to mitigate the health risk, economic chaos and social disruption that accompanies the virus.”

ACOSS calls for the creation of a group consisting of ACOSS, unions, business and public health experts to work closely with government to implement a range of policy measures and actions to protect those most at risk.

These actions include: • Providing universal, reliable and free access to rapid antigen tests (RAT) with protective measures in place to prevent stockpiling and hoarding of items.

• Ensuring equitable and reliable supply in the community of personal protective equipment (PPE) such as N95 and/P2 standards masks, and necessary medical equipment such as oximeters.

• Increasing investment in communityled health initiatives to deal with the surge in infections and its impact on

people experiencing poverty and disadvantage.

Ensuring community organisations can act as distribution outlets for essential medical supplies and equipment including RATs and PPE listed previously. The community sector should not have to source supplies themselves or redirect limited funds out of other essential programs for these items.

In particular, specific investment should be made in Aboriginal Community Controlled Health Organisations to work with their local populations.

Strengthening investment in the vaccine rollout for all eligible people, especially community-led health initiatives reaching eligible persons as not fully vaccinated. This includes funding increased home visits to those most at risk.

Developing and distributing clearer daily public information through trusted community sources and mass media platforms.

Immediately suspending mutual obligations to safeguard people on JobSeeker and other payments, as well as job service providers until the end of February 2022.

Extending paid pandemic leave to all essential workers that are infected with COVID-19 or deemed a close contact of someone with the virus.

Developing a coherent plan for ensuring the safety and protection of students and staff in schools that adopts a ‘vaccine plus’ approach.

Ensuring adequate income support for people on all social security payments (a minimum of $69 per day) and restoring Pandemic Leave Payment to $750 per week for everyone and extend it to people receiving income support.

WHAT IS CRYPTOCURRENCY? Crypto-assets (crypto) also known as cryptocurrency, virtual or digital assets, is an emerging type of asset class. It does not exist physically as coins or notes, but as digital tokens stored in a digital ‘wallet’. These digital tokens rely on cryptography and technology such as blockchain for security and other features.

Crypto may or may not have an actual asset underlying it.

Crypto is a high-risk investment.

This is because it is so volatile, often fluctuating by huge amounts within a short period.

Each cryptocurrency has different capabilities. Most were not created to be investments.

Some of the most common types are Bitcoin, Ether, Litecoin, Ripple and Stablecoin, but this does not cover all of them. New cryptos are being created all the time, although many are not well structured and do not last.

Is cryptocurrency the future of finance?

As more and more people invest in cryptocurrency, those who haven’t yet jumped on board might be wondering if they’ve missed the boat. They haven’t, say those in the know, but it pays to be cautious in this brave new world. WORDS: Leigh Robshaw.

I

n 2020, Meridan Plains businessman John Jordano* bought a 2019 Mercedes-Benz 300E with one Bitcoin.

He pays for most of his living expenses – groceries, petrol, coffee or lunch with friends – using cryptocurrency and believes cryptocurrency is the way of the future.

No longer the domain of tech geeks, crypto has gone mainstream and is now being seen as a new ‘stockmarket’, albeit with significantly more volatility than the actual stockmarket.

Cryptocurrency is a form of digital currency that is being increasingly accepted by businesses around the world. Last November, the Commonwealth Bank announced it would become Australia’s first bank to offer customers the ability to buy, sell and hold crypto assets, directly through the CommBank app.

Most American millennial millionaires have the bulk of their wealth in cryptocurrencies, and they’re planning to add more in 2022, according to the CNBC Millionaire Survey. An incredible 83 per cent of millennial millionaires own cryptocurrencies, reports the survey,

which polls American investors with investable assets of $1 million or more. In contrast, only four per cent of American baby boomers were found to hold any cryptocurrency and three-quarters of Gen X investors did not own any.

Closer to home, a 2021 survey of more than 1000 investors by fund manager Vanguard Australia found one in five millennials now owns cryptocurrency.

We live in a digital world and it’s not hard to get your head around the idea of digital currency – who even uses cash anymore? But understanding cryptocurrency and how you can turn it into money you can use to buy toilet paper (if you can find any), is another matter.

To buy or sell cryptocurrencies, you need to use a cryptocurrency exchange.

These are online services that work similarly to a stockbroker, giving you the tools to buy and sell cryptocurrencies and trade them for other assets, such as conventional fiat money or other digital currencies. Exchanges send cryptocurrency to a user’s personal digital wallet. Some exchanges can convert cryptocurrency

into anonymous prepaid cards, which can be used to withdraw funds from ATMs worldwide, while other digital currencies are backed by real-world commodities, such as gold.

Mr Jordano, who runs a solar energy company, first became interested in cryptocurrency and blockchain technology – a kind of shared database that enables cryptocurrencies to exist – in 2016. Now, he owns 14 different kinds of cryptocurrencies, or ‘tokens’.

“When I first started researching blockchain, I bought into Bitcoin and Ethereum to begin with,” Mr Jordano says.

“I paid $1100 for one Bitcoin and people were saying that was totally unreasonable.

Now, Bitcoin is around the $US42,000 mark [about $57,700] for one Bitcoin. When I bought Ethereum, it was $70 for one Ether. I thought, oh my God, am I too late? Now, it’s worth about $US3000 [about $4120].

“It’s not too late – we’re still at the beginning,” he says.

FEATURE STORY circulating. It was created by Satoshi Nakamoto, a presumed pseudonym for the person or people who designed the original Bitcoin protocol in 2008, launching it in 2009. The Bitcoin supply was capped at 21 million, to ensure a currency without inflation. As of December 2021, approximately 18.77 million Bitcoins are in circulation, which means there are only around 2.13 million Bitcoins left for mining.

Only a fixed number of Bitcoins are permitted to be mined every year until the Bitcoin limit of 21 million is reached.

At the time of writing, one Bitcoin was worth $58,788. But the good news is, you don’t need to buy a whole Bitcoin to invest.

The smallest unit of a Bitcoin is called a Satoshi and 100 million Satoshis are equal to one Bitcoin.

“You can buy a few Satoshi a week and accumulate them over time,” says Mr Jordano, who believes in five to 10 years, one Bitcoin will be worth $500,000 to $1 million. Bitcoin has now become like a store of value. It’s a bit like holding gold.

Bitcoin is pretty solid, pretty robust and resilient. It has proved to be unhackable.

That’s why it’s moving into the mainstream.

“I use crypto.com. It’s a project that offers an exchange where you can buy and sell crypto. You can upload your wallet with six different fiat currencies. You get an app that goes with the card and on the app, you can choose which currency you want to pay with – fiat currency or crypto. It’s a Visa debit card, so the merchant gets paid in fiat currency. Then the platform itself will cash whatever crypto you have in your wallet into your fiat wallet. With my card, I get access to 1000 different airport lounges around the world, I buy aeroplane tickets, pay for parking and it gives me a free Spotify subscription every month.”

But not everyone agrees Bitcoin is comparable to gold as a store of value.

While King Tutankhamun would have been just as likely to agree on the value of gold in 1320BC as we do today, Bitcoin will need to prove itself as a long-term tool for storing wealth. But increasingly more high-profile investors

Billionaire investor Bill Miller now has 50 per cent of his personal wealth in Bitcoin and Australia’s Scott Pape of The Barefoot Investor fame is cautiously watching what is essentially the digital disruption of the world’s financial system. In his newsletter, he described what is happening in the crypto space as “absolutely fascinating”.

“We’re in the early stages of a revolution, watching the financial industry be both disrupted and democratised,” he writes. “Clearly, this is the future. Yet history also teaches us that in every gold rush there are scams, cons and bubbles just waiting to be popped. This time is no different. If anything it’s worse – today a majority of Gen Z investors in the US think crypto will make them millionaires, according to a new survey by data analytics firm Engine Insights. It won’t happen.”

According to CoinMarketCap, there are almost 17,000 cryptocurrencies as of January 2022 and Mr Pape says “the vast majority of these coins will end up being worth digital diddly-squat”.

Dr Dennis Desmond works in the School of Science, Technology and Engineering at the University of the Sunshine Coast. A former intelligence officer from Florida, he completed his PhD on optimising intervention methods to stop crypto laundering last year.

“I wasn’t a fan before I started my PhD,” he says. “I was very objective and I did see it as a primary tool for money laundering.

But in my research, I figured out it is a separate financial system. I’ve come to believe digital currencies will become the future of money. I’m not going to say it will be Bitcoin or Ethereum, but the model has been created. It hasn’t been that long and it has already established massive support.”

Dr Desmond now holds 20 different cryptocurrencies but he’s not putting all his eggs in one basket. He’s a big believer in diversification and is an active investor in the stockmarket. As with traditional investing, he advises people not to invest what they can’t afford to lose in cryptocurrencies and to beware of scams.

Last year, Queensland couple Emma Robinson and Huge de Meira Quintao lost $110,000 when they invested in cryptocurrency via what was, unbeknownst to them, a fake website. The Australian Competition and Consumer Commission showed a 172 per cent increase in cryptocurrency losses between January and

There are also scam coins to watch out for, such as the infamous Squid Coin.

Inspired by the South Korean Netflix series Squid Game in November last year, it became the most hyped digital token when its valuation shot up to $2861 per coin. Its creators, who remain anonymous, sold their coins, causing its price and value to plummet. They walked away with $US3.4 million (about $4.7 million). This left other traders and coin holders’ stocks and shares ultimately worthless.

“There are some scam coins out there,” Dr Desmond says. “A few have been issued over the past few years. They are pumpand-dump schemes. If you’re interested in investing in cryptocurrency, my advice is to do your research. Go to some of the better websites, like coinmarketcap.com. It has good information on pricing charts and the history of each cryptocurrency.

“I also suggest going to forums on Reddit. Join the coin discussion boards and see what people are talking about. They will be critical of certain coins and they’ll talk about the benefits and downsides. For me, if you’re going to invest, it’s like gambling.

Perhaps more impactful for financial markets, the first exchange-traded fund tied to Bitcoin futures also began to trade. It offered professional investors an easy way into the market, and it took just a month to amass $1.4 billion in assets. Of course, crypto still retains a sense of iconoclasm, and even some fun.

Dogecoin, a coin that started as a joke, climbed more than 15,500 per cent from the start of the year to 74 cents in the summer, as traders tried to goose it to the $1 level. It recently fell back below 16 cents.

Old school As thousands of Sunshine Coast school kids say farewell to an extended summer holiday and prepare to head back to their classrooms, we take a look at school life in days gone by.

W

ho remembers being stood in the corner facing the wall if you talked? Perhaps you can recall marching into the classroom or sharing a tin pannikin of water at the school tank.

In the early days, children sat in rows on wooden benches at long desks facing the teacher. Slates and slate pencils were the basic equipment for the younger students. The advantage of slates over paper was that they could be wiped clean and used again and again.

Children had to bring a cloth or sponge to school to clean the slate so they could begin again, but often some would use their own spit and their sleeve cuff!

They used nibbed pens and blotting paper, which was used to absorb excess ink and dry the surface of the work to avoid smudges. Later, ball point pens took over from pen and ink style writing.

Break-up and sports days were attended by the whole community and a school picnic to the river or beach was met with excitement by the children of the district.

Teachers were posted to small country bush schools in places they had never heard of and there was a high teacher

turnover at remote schools as many found it quite challenging.

Hunchy School, which opened in 1924, had 19 head teachers in the 46 years it existed.

Teachers had to find lodgings in the area, perhaps at a farmhouse, which if they were city bred could be pretty daunting.

DID YOU KNOW? Anyone who went to school from the 1950s to 1970s will have vivid memories of being made to drink milk every day at school. In 1950, the Menzies government introduced the national free milk scheme in a bid to improve the health of Australian children, but it inadvertently put generations of Australians off drinking milk.

Every morning, crates of milk, first in quarter-pint bottles, then in triangular cardboard packs, would be delivered to school playgrounds. They were left to sit in the sun until lunchtime, when the milk would be warm and curdled, with big globs of cream floating on the top. There were no excuses – everyone had to drink it. The scheme was ended in 1973 by the Whitlam government, when it was discovered it had a marginal, if any, effect on the health of children.

INDIGENOUS FOOTBALL FESTIVAL Australia’s best Indigenous football players are poised to test their skills during a special festival on the Sunshine Coast. The national Indigenous representative teams, the Indigenousroos (men) and the Koalas (women), will collide with the Sunshine Coast Allstars rep teams in exhibition games on March 5, during the four-day Sunshine Coast Indigenous Football Festival. The action at Maroochydore Football Club will take place from March 2 to 6 and will include official receptions, football clinics and a showcase of culture and family through the ‘World Game’.

A Smart Motorways project that will improve safety for drivers on Queensland’s busiest highway is ready to be rolled out. The new technology includes ramp signals, variable speed limit and message signs, vehicle detection systems and CCTV cameras to monitor and respond to changing road conditions such as crashes, wet weather or heavy traffic conditions. They will be installed on the Bruce Highway, between the Pine River and Caloundra Road, with Seymour Whyte Constructions awarded the contract for construction.

The $105-million project will be jointly funded by the Federal and Queensland Governments on an 80:20 split.

Up to 22,900 businesses on the Sunshine Coast could be eligible to apply for a loan with the federal government extending the SME (small-to-medium enterprise) Recovery Loan Scheme by a further six months to 30 June 2022.

Federal Member for Fisher Andrew Wallace says the extension of the scheme will continue the support for SMEs and help more businesses receive access to funding. “The Morrison Government’s extension of the SME Recovery Loan Scheme is going to provide another option for thousands of Sunshine Coast small enterprises, ensuring that they can innovate and adapt to maintain and grow their businesses,” Mr Wallace says. Around 80,000 loans worth $7.3 billion have been written since the SME Recovery Loan scheme commenced in March 2020. SMEs who are dealing with the economic impacts of COVID-19 with a turnover of less than $250 million will be able to access loans of up to $5 million over a term of up to 10 years. Good gets better The Good Place furthers its commitment to looking after the environment with the appointment of a full-time sustainability officer.

A

local restaurant chain with a commitment to ethical and sustainable foods is reaching even higher with the appointment of its very own ‘green guy’.

Chad Buxton, a qualified marine scientist, has been employed as a full-time sustainability officer for The Good Place restaurants based at Kawana.

The Good Place believes in a diet rich in ‘real food’ and offers delicious glutenfree meals, with all ingredients sourced from nearby local producers.

While many businesses often aspire to reduce their carbon footprint, The Good Place is following through with the dedicated appointment.

Mr Buxton previously managed the Plastic Free Noosa campaign, which aimed

to eliminate plastic straws at local restaurants, schools and tourist venues.

He says often businesses have noble ideals but follow-through is hampered by time constraints, existing workloads, lack of commitment, financial concerns and simply just not knowing where to start.

“There is often not someone in that role with the responsibility to drive that; usually it gets added to someone else’s workload,” he says.

“And what I’ve been finding in the industry is that often there’s not any capacity to make these changes, or they’re under-prioritised so they take longer than expected, or they’re not implemented properly, or when implemented they fail because there’s no one actually pushing it.

“With improved sustainability, you’re essentially changing the behaviour of not only your staff, but also your customers, and changing behaviours is hard.”

The Good Place chain has already made some differences by switching from large energy-hungry Combi ovens in each of its six venues to conventional ovens, and moving its slow overnight cooking process to one production kitchen. This has saved $1500 a month in power costs per venue.

Mr Buxton is also carrying out audits of overall electricity use, water use and waste generation, and has the authority in his role to initiate changes that improve business sustainability.

The Noosa restaurant, for example, gives its broken egg shells, coffee grounds,

and food waste to the local Men’s Shed, and they use that to grow produce.

The chain has also signed up with Green Caffeen, which promotes reusable takeaway cups to reduce paper cups going into landfill.

Mr Buxton is also managing the chain’s ongoing community clean-ups – on local beaches, rivers and neighbourhoods – which has appealed strongly to community members and potential customers.

Owner James McGovern says The Good Place has not been doing as much in the sustainability space as he would have liked, so bringing in Mr Buxton is necessary. “We wanted to ensure the integrity of the business’s core values: community, health and the environment,” Mr McGovern says.

“We were already doing a good job particularly on the health values, we’re very much into the community, and we were doing better than most businesses in terms of the sustainability of our business, but to go that next step and really be a leader in that space, I think we had to have a dedicated resource to do that.

“It’s an unusual role for a business of our size but there’s definitely been a positive commercial impact, and for us it was never a gamble. We’re seeing a return on investment as well as delivering to our values, which is what the main thing is for us, I guess.”

FREE TRAINING CHANGING THE GAME FOR AUSTRALIAN JOB SEEKERS Thousands of job seekers are better positioned to access free training due to key reforms to the Australian Government’s Skills for Education & Employment program.

The Skills for Education & Employment (SEE) program connects unemployed Australians with skilled TAFE Queensland trainers, work placements and Certificate-level qualifications to prepare for work or higher study. As of January 1, eligible job seekers can access free, uncapped training— previously limited to 650 hours—across 45 TAFE Queensland locations.

“It’s an incredibly exciting time for the SEE program,” says Scott Bray, executive director of TAFE Queensland English Language and Literacy Services.

“These changes really open up the floor to our job seekers. Now, instead of being capped to that 650 hours, you can access as much training as you need to complete a Certificate level qualification.”

The SEE program’s key point of difference lies in its level of customisation.

“It was an experience I will never forget. TAFE was nothing like high school, to the point I could have cried in relief,” Remy says. “It was so calm and welcoming.

The people were amazing, the environment was amazing – for the first time in my life, I had a safe space to learn and actually enjoy what I was being taught.”

Into the light James Hill has seen some dark days, but the Caloundra local is using his knowledge and experience to help others struggling with mental health.

J

ames Hill suffered in silence for a long time. He’d experienced bouts of depression his entire life, but didn’t have the knowledge or vocabulary to put what he felt into words. All he knew was he felt bad. So bad, that he reached a point in 2013 where he decided to end his life.

But before he could go through with his plan, fate intervened and he picked up his phone. An ad for Beyond Blue popped up and it saved his life.

Now, he is helping others who are struggling to find a reason to live, having become an award-winning mental health advocate, a Beyond Blue public speaker and an international public health educator. Based in Caloundra and an electrician by trade, he has been a full-time mental health advocate for Energy Queensland for four years.

“With my upbringing and working in a male-dominated environment, I had no concept or understanding of mental ill health,” he says. “It didn’t happen to people like me. I didn’t understand any of the signs or symptoms. I didn’t know where to reach out for help. I just thought it was weak to show any emotion.

“I’d go through periods of depression, where I had no energy and no interest in anything. I had real low self-esteem. This

It was like a mild bipolar. I had anxiety as well. Whenever there was uncertainty or plans changed, it really knocked me around a fair bit.”

Mr Hill says it wasn’t one thing that tipped him over the edge. “I’d just gone through a particularly low patch for a couple of months and it was just getting deeper and deeper and there was no way out. I didn’t really know how to articulate it.

It wasn’t ever something I’d spoken about before and I didn’t want to seem like I was weak, so I just tried to hide it and carry on. I reached a point where it got to the end of the road.”

As he sat with his plan to end his life, he absentmindedly picked up his phone and saw a Beyond Blue ad. It was a test for depression and anxiety and he decided to do the test. The result was clear. He needed to see a doctor. “Even that was hard,” he says. “I didn’t suddenly jump in the car and rush to the doctors, but it stopped me at

that moment in time. It put the brakes on there and then. I’d never go to the doctors for anything and I certainly wasn’t going to go for an emotional thing. I just said to him, ‘I’m not sure what’s going on, I’m not doing very well’ and he was fantastic.”

Mr Hill grew up in the UK and came to Australia in 2006 seeking a better lifestyle with his wife and two children.

He’d even tried to hide his pain from his wife and it was only when he began to get professional help that things changed.

“Seeing the doctor was the turning point,” he says. “Things didn’t get better overnight. Over a period of six months, things started to click into place and I realised there’s a lack of understanding. I realised I’m not the only person – and certainly not the only bloke – who has felt that way.”

Having taken an apprenticeship straight out of school, that’s all he’d ever done up until 2014. Then he had the idea with a friend to put a proposal to the CEO of Energex to create a dedicated role for a

mental health advocate.

Now, Mr Hill looks after the mental health needs of more than 7500 workers in Queensland for Energy Queensland.

He partnered up with suicide-prevention organisation Mates in Construction to form Mates in Energy, a suicide-prevention program for the energy sector.

In 2019, Mr Hill won the Jeff Cheverton Individual Award category for the Queensland Mental Health Achievement Awards for his work in mental health awareness and reducing stigma. Recently, he was a Local Hero nominee in the Queensland Australian of the Year awards.

Mr Hill is studying a Bachelor of Counselling through the University of the Sunshine Coast and travels the state to assist those in need through his role with Energy Queensland. From the darkest depths, his future looks bright.

“I have my ups and downs, like most people, and probably more than some,” he says. “But I’m better equipped to recognise now when I’m in a bad space and I have strategies in place.

“I’m just going to continue doing what I can do forever to improve the lives of individuals and hopefully reduce the number of people we lose … who take their lives. If I can impact that in any way, that’s my motivation to do this forever.”

UPGRADING TPG TELECOM We believe TPG Telecom (TPG) is highly leveraged to a post-pandemic recovery.

With international borders reopening, we expect growth in subscribers, and improved mobile pricing due partly to a recovery in roaming revenue.

We also expect TPG to progress the sale of the company’s tower assets in 2022, which we estimate could add up to $0.75 per share to our net present value (NPV) estimate.

Over the past three months, the TPG’s share price has declined 15 per cent versus the S&P/ASX 200 Index, which is up two per cent. This underperformance now means the stock is trading well below our valuation.

Ord Minnett has upgraded the recommendation on TPG from Hold to

Buy and raise our target price to $7.45 from $6.80 on the basis of: 1) earnings growth driven by improved mobile contribution; 2) the potential for better capital returns as the balance sheet deleverages; and 3) valuation with the stock trading well below our NPV. • COVID-19 recovery – Compared to peers, TPG has been disproportionately affected by the closure of international borders. The company’s competitive advantages are 1) its international brand, which attracts immigrants and travellers; and 2) its competitive international roaming offer, which is attractive for Australian residents travelling overseas.

“TPG has been disproportionally affeced by the closure of international borders” We forecast TPG will stabilise its post-paid subscriber numbers in the June 2022 period before returning to growth in the December 2022 half. We have also forecast average revenue per unit (ARPU) gains of $2/month from the return of international roaming, which will add $75–85m annually in

pre-tax earnings.

Sale of tower assets – TPG has followed Telstra and Optus by announcing plans to sell tower assets.

The company has 5800 mobile sites and owns passive infrastructure at 1200 of those sites. Given the majority are in metro locations, we expect tenancy rates to be higher than Telstra’s. Therefore, we have applied a premium multiple of $1.1 million per site to arrive at a valuation of $1.3 billion. Assuming all of the passive sites are sold and the proceeds are used to buy back shares, we estimate a transaction could be $0.75 per share accretive to our NPV.

• Dividends – We forecast TPG will reach its target net debt to operating earnings ratio of 2.0x by December 2022.

With the balance sheet rapidly deleveraging and free cash flow yield forecasts of seven per cent in 2023 and eight per cent in 2024, we believe there could be scope for greater capital returns. TPG’s dividend policy is currently based on a payout ratio of at least 50 per cent, which leaves options for higher dividends going forward.

Council recently announced the establishment of the 2032 Sunshine Coast Legacy Plan Community Reference Group, which will help shape the region’s legacy plan arising from Council being a key delivery partner in the 2032 Games.

This group of community-based volunteers will reflect the views and aspirations of a broad cross section of interests such as Traditional Custodians, Olympians and Paralympians, business and industry, tourism and people with a disability.

Sleepbus reports on any given night in Australia, 116,000 people are homeless. Of those, 8200 are rough sleepers, including sleeping out on the street, around 1120 are children under 12, and there is a significant increase in women experiencing family breakdowns and people aged over 60 who are living rough.

T

he Sunshine Coast has reached a major milestone in addressing homelessness with the arrival of a specialised bus to provide a safe night’s sleep for people living rough.

The region’s long-awaited first Sleepbus arrived on January 12 at the Maroochy Neighbourhood Centre (MNC) ready for service to begin on January 21.

It comes after the centre began a fundraising campaign in May 2020 following the murders of two homeless men in the area.

Thanks to the extraordinary generosity of Sunshine Coast residents, the project has become a reality – and has inspired similar projects in other area of Australia.

The Sleepbus features 10 secure

self-contained lockable sleeping pods, complete with double bunks, clean sheets and pillows, TV, USB phone-charging ports, climate controls and access to lockable toilets.

MNC community development co-ordinator Mark Ellis, who has been instrumental in bringing the project to life, says every night the homeless face the threat of property theft, serious assault or worse as they live exposed on the streets.

While he wishes there is no need for such a bus, he is pleased to see it ready for service after a long campaign.

“It’s going to get the homeless out of the rain. It’s going to get them out of all the elements,” Mr Ellis says. “It’ll give them a place where they’re safe, where they’re not

going to be harassed, they’re not going to be belted up, where they can actually get on board and have a decent night’s sleep.

Mr Ellis says it will also give people a better night’s sleep to help improve their physical and mental health over time.

“Most people who are living rough on the streets, they average around two to three hours’ sleep a night; not deep sleep, but some type of sleep, mainly because they are sleeping with one eye open and one ear open,” he says.

“If you don’t get enough sleep, your mental health deteriorates, and if your mental health deteriorates, your physical health deteriorates and then basically you get sick.”

There are about 1000 homeless people on the Sunshine Coast each day and an MNC survey showed on average 62 people were sleeping rough each night within a five-kilometre radius of the centre.

Males comprise 76 per cent of the local homeless population and females 24 per cent, but for homeless men there is no crisis accommodation available on the Sunshine Coast.

The closest accommodation for men is in Brisbane, Maryborough or Toowoomba but due to high demand they are usually booked out.

This bus is the first of two Sleepbuses ordered for Maroochydore made possible thanks to community and philanthropist

support, raising $100,000 to fit out of a second-hand bus donated by local company CDC. The centre has also raised $100,000 for the second bus, a Pink Sleepbus for women and their children, which is due for delivery in April.

“It’s a credit to everybody, I think,” Mr Ellis says. “The Sunshine Coast is not a big area, but we are achieving some good things, and this is just one of them.

“Out of our fundraising campaign that we did up here on the Sunshine Coast, the news actually travelled down the east coast, basically all the way to Adelaide.

“Basically, out of our campaign, there’s two buses have been ordered for Byron Bay, one for Taree, one for Hervey Bay, Adelaide is looking at purchasing one, and Sydney as well.

“So even that was exciting, that our little space up here has influenced other areas of Australia who are looking for a solution for homelessness as well.”

The buses will join the MNC’s long list of services for the homeless, such as hot meals, laundry facilities, medical help, financial counselling, employment support, drug and alcohol counselling, free haircuts and showers, and lockers to store personal belongings.

The bus itself will be managed by Sleepbus.

Cersei the cat has been through a “rough patch” recently and 4 Paws Animal Rescue is urgently seeking a pur-fect home for her.

“She is a petite, very gentle eight-year-old who … is looking for a home where she can be supported and receive the care she needs,” Kate Buckley from 4 Paws says. “Her elderly carer was no longer able to look after her so she is now in short-term foster care until the end of January.”

The lovable animal does require medical treatment for a thyroid condition but Ms Buckley says this is easily managed and ongoing medical needs will be paid by 4 Paws for the remainder of Cersei’s life.

“Cersei requires daily medication, which she tolerates very well,” she says. “Tablets are added to her food for blood pressure and drops rubbed into her ears for a thyroid condition.”

Ms Buckley says Cersei will be perfect in a quiet home without other pets where she can bond with her special human.

LOCAL NEWS A doctor in emergency told me of a student he’d recently encountered in a corridor outside the unit, with clothes completely drenched, his head in his hands.

On asking if they were all right, the young nurse in training broke down in tears, saying they had been in full PPE outside the hospital, helping move patients from the stand-up outdoor triage into the appropriate areas of emergency and had not had a break for four hours. The doctor acknowledged that sadly, with other team members busy and resources stretched, this type of oversight can happen.

Another doctor acknowledged that to be sent home because of mild symptoms, when they know they’re needed most, goes against all a health professional believes in.

Knowing their colleagues are stretched thin to cover for them is hard to bear.

It’s tough going: physically, emotionally and mentally. I’ll bet they’re each as anxious as those they’re serving, for themselves, their families and their colleagues.

The health team we rely on is struggling, and we know the pressure on our hospitals is going to get worse before it gets better. It’s now more than ever that our health workers need our compassion and patience, and more than a little gratitude.

HEALTH WORKERS’ STRUGGLES ARE REAL Over the Christmas holiday period we all observed our frail new normality unravel further at the hands of Omicron.

On the numerous occasions I saw hospitality workers treated poorly by guests I found myself marvelling at the tenacity of people to maintain professionalism and, quite simply, just keep showing up.

Health staff worked in vaccination and fever clinics, emergency departments and hospital wards, dealing with the sick and frustrated, and copping abuse for things well beyond their control.

For frontline workers wearing full PPE (gown, gloves, mask and goggles) for extended periods of time it is mentally and physically tough. Even the simple task of drinking water or eating is challenging, so often they’re forced to wait until the end of a long shift.

A DAY TO REMEMBER

Jane Stephens says RATs have become the equivalent of medical gold and sets out in search of her own little box of treasure.

“E

xcuse me, but I heard you might have some rats?” In another time, these might have been words uttered only by a health inspector – the kind that put fear in the heart of the most hygienic shopkeeper. But these are strange days and rats are not what they once were.

Rapid Antigen Tests have been as rare as hen’s teeth on the Sunshine Coast and if you are lucky enough to ferret one out, they are priced like something illicit.

A while ago, I was lucky enough to stumble on a two-pack at an IGA. While my hip-pocket panged a bit as I handed over $33 for the small cardboard prism, I felt ready and armed for when COVID-19 darkened my household’s doorstep.

But then a family member got cold symptoms and we gave away our prize. It is what families do for each other, after all.

My household was once again RAT-free.

That made me feel edgy and ill-equipped as the reported case numbers in Queensland marched upwards. RATs are the new must-haves. When my beloved and I passed known previous stockists on our after-work walk, I unabashedly fronted the salespeople. To no avail.

Suddenly, reports of infections in and around our work and social circles dribbled in. The trickle became a stream. And I was determined I had to get my mitts on an elusive RAT, come what may.

I can be pretty tenacious when it counts and if there was a RAT to be found in my orbit, by crikey I was going to trap it.

I checked on findarat.com.au, the mapped site where people post if they come across the equivalent of medical gold and tell how much they forked out for it.

But I found it to be the hunting ground mostly of the southern states.

Social media threads said shops sometimes had stock even when the sign said they didn’t. So I set out in my lunch hour, vowing to travel as far and to as many outlets as time permitted. Ignoring signage, I made five stops, moving on with every shake of the head.

And there they were, sitting atop the checkout counter like little twin soldiers all ready for war. One box per person, now for an eye-watering $35 a pop. I spread word of finding gold. The rush lasted minutes, not hours.

I have never been so glad to have a RAT in my house.

car crash, a tow truck and a ride in a chopper doesn’t sound alarming, but that’s what happened to me before Christmas. Now, I have changed the names of all involved to spare me any type of litigation, so I can share this bizarre chain of events.

I was down the coast at a sporting event and had a bingle. I got a hell of a fright but at first. I thought the damage wasn’t that bad, but it turned out I needed a tow truck. So I rang roadside assistance and was on hold for about 30 minutes. I eventually got through and explained my situation, which took about another 20 minutes while they found everything on the system. They then told me they had to put it through to another department.

I was put on hold again and eventually got through. Then I heard: “This queue is unattended... beep beep.” I called the main line back and after another 30 minutes, I got through to another operator where I explained myself again and she told me there was no record of me in the system. In fact, I hadn’t called them for two weeks?

What the? That was my initial reaction,

as before this particular day, I had never called them and actually hadn’t had a car accident since I rolled my VW five times through a cane field at Bli Bli in 1977 when my insurer was my dad.

Eventually I got it sorted and had a date with a tow truck, which was a couple of hours later, so then I started thinking about how I was going to get home.

I arrived at the event I was initially heading to and ran into two mates. I asked them for a lift back. ‘Sure,’ they said. ‘We are in the chopper.’

Now, I don’t normally mix in these circles and these two blokes are best described as Dennis and Jeffery; the former named after the bumbling lawyer Dennis Denuto in the famous Australian movie The Castle, and Jeffery, a wealthy fruiterer.

It was a bright spot on a rotten day and the flight home was outstanding over Moreton Bay. We did have a bit of a laugh, as we were flying along and I said the way my day was going, we would probably crash. The headline would read: “Tragic chopper crash, a massive loss to the community of Dennis, Jeffery and one other.”

SAUSAGE ROLL SACRILEGE Sami Muirhead is outraged someone would suggest dipping a sausage roll into anything other than good old tomato sauce.

T

he humble, but hero, couple that is tomato sauce and a sausage roll is under attack. Delicious food website has released a list of the most Aussie dishes you will ever eat and in the mix is the sausage roll with harissa yoghurt.

My grandma would be turning in her grave to think we have become so far removed from our grassroots that we no longer just dunk our pastry goodness in a gloop of red tommy sauce. I know some people pierce holes in their rolls before using the squeezy bottle to inject it with sauce. This is where the nozzle goes into the roll and the sauce is dispersed.

I like to unwrap much of the pastry and smother that sausage roll in sauce the way the media smothers a Djokovic press conference. My best mate prefers her sauce served on the side. And my husband paints the whole thing with sauce. But to dip it in harissa yoghurt? Not on my watch!

I have long written about the fact my mum does not like men. She once married a bloke who turned out to be a bad apple for her (my own charismatic dad) and from the day she divorced she decided the whole bunch of blokes could sod off. But she must be mellowing in her eighties, as

she will now sometimes bake a batch of homemade chicken sausage rolls for my husband.

Before you think this sounds like an act of motherly love for a man, let me point out he she still insists on calling him Dan. My husband’s name is Sam. It is awkward after 12 years of marriage. But Mum’s sausage rolls could help achieve world peace, they are that good.

Golden, flaky and truly delicious. And the only way to serve them is with tomato sauce. The thing is, sausage rolls have evolved over the years when it comes to searching for the greatest one in the country. The OG may be plain meat, but now you can get all sorts of flavours including curry and vegetarian sausage rolls. You can get endless pastry varieties and innovative ways to ensure the casing is crisped to perfection.

The Great Aussie Pie Competition crowns the best of the best baked goods in the country and last month it named Hope Bakery in Sovereign Hill in Western Australia as having the best sausage roll in all the land. When all this COVID stuff settles down, I am going to do a road trip to test these delights and I may just take that Dan bloke with me.

Patients with symptomatic hip and knee osteoarthritis will often ask me if they should have joint replacement surgery.

This decision comes down to a balance of risk versus benefit.

Considerations in this analysis include the severity of the pain, the impact on their quality of life, activity profile, age, other health problems, as well as having appropriate attempts to manage the problem non-operatively.

If the potential risks are higher than the potential benefits, I will inform patients they are not a candidate for surgery. We will then have a long conversation about the non-operative measures they can take to improve their quality of life.

When patients are candidates for joint replacement surgery, I always present the non-operative options as well as inform them about the risks and benefits of the surgery.

It is never for me to tell patients when it is the right time to have elective surgery.

PLAN WELL AHEAD BEFORE LISTING AN INVESTMENT PROPERTY Check out these tips for preparing to sell your investment property in this lively Coast residential property market. WORDS: Tracey Johnstone.

I

nstead of continuing to bank strong Coast residential rental income, some investors may be tempted to take a profit from this upward moving market, but if a tenant is in place this adds complexity to the selling process.

Tenants have the right to quiet enjoyment of a rental property. This means you need to consider several issues and rules before and during the selling process.

It’s certainly worth noting the Real Estate Institute of Queensland’s (REIQ) advice that a fixed-term tenancy agreement has priority over the sale of the property, and the lease must be honoured if the property is sold.

Right at the start, a notice of your intention to sell must be given to the tenant. The notification should include the details of the selling agent and proposed selling strategy.

Once this notification is submitted, you or your agent can organise entry to the property provided a written notice delivered no less than 24 hours in advance is given to the tenant. Entry must be

achieving the desired outcome of a timely sale of an investment property and keeping the tenant in place during that period to keep rental income flowing in.

When a property is sold, the fixed-term lease must be honoured. The tenant will need to be told the details of the new owner including the name of the managing agent. The new owner may then wish to negotiate ending the tenancy agreement.

It’s important you think about your plans for the property before signing off on a tenancy agreement because if you decide to list the property for sale within the first two months of a periodic or fixed-term tenancy agreement, the tenant can end the tenancy agreement with just two weeks’ notice. That can certainly have an effect on the hip pocket when the rent is needed for mortgage repayments.

Well, well, well, my well-fed friends.

Seemed everyone scored some waves last week? Some footage of the Caloundra bar showed a lot of barrels being had with a bit of carnage amongst it. It seemed everyone wanted a slice of the action, with rather large crowds everywhere.

TIP: When surfing over shallow rocks, always try to land flat like a star fish if you wipe out and avoid at all cost diving headfirst. Last week friends witnessed a sickening headfirst eject that did not end well.

Surf safe and be cool.
