here did 2019 go? Is it just me or did it seem to pass by in a blur? It may have been fast, but it was certainly fruitful for the Sunshine Coast region. And 2020 looks to be yet another stellar year.

The Sunshine Coast economy has grown substantially and is now worth more than $18 billion. The council’s focus on growth and investment in high-value industries has paid off.

Average household incomes have increased by around 25 per cent and more than 23,000 jobs have been created in the past five years.

These figures paint a positive picture, and according to one of Australia’s leading property and economic researchers, the Coast has one of the nation’s most compelling stories in terms of capital growth.

In fact, Terry Ryder has reported that the Sunshine Coast has the strongest property market in Australia. What this means is a solid future for businesses and residents.

He calls for an overhaul of the banking, superannuation and financial services industry and an end to “taking money for nothing”. NAB CEO Andrew Thorburn and chairman Ken Henry resign after Mr Hayne expresses serious concerns about their leadership. DROUGHT: Australia will enter 2020 as it ends 2019: in devastating drought, fighting bushfires and divided on climate change action. Almost no rain has flowed into the vital Murray Darling basin for two years, making it the river system’s most severe drought in 120 years of records. More than 98 per cent of New South Wales is drought affected. Two-thirds of Queensland is drought declared. The drought has contributed to an early and deadly start to the bushfire season. The insurance council puts fire damage in New South Wales and Queensland at $145 million and rising.

T

he Sunshine Coast is reaching a maturity unlike anything we have ever seen before and the world is watching with great interest.

Terry Ryder, the founder of Hotspotting. com.au has described the Sunshine Coast as having Australia’s most compelling story in terms of capital growth and he’s been backed up by the likes of renowned demographer and futurist Bernard Salt in recognising the strong foundations being laid now for a prosperous future.

In fact, the rewards are already being reaped as the Coast became the only location in the southern hemisphere to be recognised in the Top7 Global Intelligent Communities this year for the future region-boosting projects that are building a sustainable platform for continued economic growth and prosperity.

Mr Ryder, who lives in Maleny, says the Sunshine Coast has appeared on several of his “places to avoid, no-go zone” lists in the past and he is pleased to see the region performing so well in a number of different areas.

Given Mr Ryder’s focus on jobs and infrastructure, it’s perhaps unsurprising he sees the Sunshine Coast as the country’s “strongest property market”, beating the

likes of Marion in South Australia and the Victorian suburb of Bendigo in his recently-released list of top long to medium-term property investment areas.

Mr Ryder says all the new infrastructure currently being built means improved liveability for local residents. But crucially, it also means more jobs, stronger economic growth, and growing populations. When you combine this with affordable prices, he says the Coast’s story is exceptional in terms of the positive outcomes we are now seeing and will continue to see into the future.

“The Coast has gone from being arguably a tourist town to being recognised by the Global Intelligent Community Forum as an international city of renown in the space of about three years. Of course, there were many events happening behind the scenes for a long time to bring that to fruition, but this image has only just been projected outwardly in the past two to three years,” he says.

The Sunshine Coast is currently one of the strongest performing regions in Queensland, being one of only three of the 77 councils across the state to receive a strong financial sustainability rating from

the Queensland Treasury Corporation.

On top of that, more than $20 billion has been invested into major infrastructure projects, including the Sunshine Coast University Hospital, the Maroochydore CBD, the airport expansion, the undersea high-speed internet cable and highway upgrades strengthening economic development and job growth.

The first crane went up in the Maroochydore CBD in November, signalling the start of construction for Foundation Place, the first building to come out of the ground on the 53-hectare greenfield site.

Foundation Place, which is being constructed by Coast-based business Evans Long, is expected to be open for business in late-2020, which is around the same time the Sunshine Coast Submarine Broadband Cable and the International Airport runway are expected to be operational.

Evans Long director Matthew Evans says 2020 will be a massive year in terms of infrastructure milestones for the region.

“We’re on the right track to developing a sustainable, eco-friendly and liveable city,” Mr Evans says.

“The Sunshine Coast is featuring on the world stage being named in the Top 7 Intelligent Communities of 2019 and we can be very proud of how the Coast is maturing and the opportunities this will bring to the region.”

COVER STORY growth and investment in the high-value industries, particularly knowledge-based industries, professional business services, advanced manufacturing and numerous high-tech start-ups. “There has been significant business attraction and employment growth on the back of the region-shaping infrastructure projects and private investment generated since the Regional Economic Development Strategy 2013-2033 was created, so while our goals were ambitious, with a great deal of effort, they are proving to be achievable,� he says. “[Having] the right policy settings to encourage investment and growth in the region’s economy has resulted in significant gains for the region, with average household incomes increasing by some 25 per cent, with over 23,000 jobs created in the last five years in our high-value industries and nearly 18 per cent of all goods and services produced now exported beyond the region. “This means there is more money to be spent in our community and with our local businesses. This trajectory is expected to continue through our investment in the high-value industries and region-shaping major projects. Our economy has grown from $13.8 billion in 2013 to more than $18 billion last year and we will reach our target of $33 billion by 2033.�

Cr Jamieson says 23,500 additional jobs have been created since 2013 across the high-value industries of food and agribusiness, aviation and aerospace, clean technologies, education and research, health and wellbeing, knowledge and professional services and tourism, sport and leisure. “We will continue to attract highlyskilled professionals to the region due to our reputation as a highly liveable community offering an array of employment opportunities. Council’s UNESCO biosphere nomination, the announcement of plans to bid for the South East Queensland 2032 Olympic and Paralympic Games, means leading professionals across many industries strive

to come here, to live, work and play, and this will only increase as we continue to bolster our reputation,� he says.

The health and wellbeing industry is the Coast’s largest employer and one of the largest generators of economic activity in the region, employing 25,015 people, or 16.7 per cent of the Coast workforce, according to the online Coast statistics portal Economy ID. Cr Jamieson says the industry is predicted to double its share of the employment market by 2033.

Major residential greenfield developments such as Stockland’s Aura in Caloundra South and AVID Property Group’s Harmony in Palmview will provide vital housing options for the approximately 200,000 new residents set to make the Coast home in the next 20 years.

This will keep construction firmly in the top three industries for employment on the Coast, with associated trades accounting for 13.1 per cent of the Coast workforce, followed by retail trade at 12.8 per cent.

In combination, these three industries account for 63,691 people in total or 42.6 per cent of local workers. “With a nationally awarded university, growing international education market,

extensive vocational education and training facilities and a high-performing school system, the education and research sector is predicted to become the region’s second largest employer by 2033,� Cr Jamieson says. “The Sunshine Coast is now experiencing strong economic growth that exceeds national and state averages, with the international broadband submarine cable expected to further provide the basis for a wide range of new employment options and is forecast to deliver up to $453 million into the economy and 860 jobs over the coming years. Council also anticipates seeing more careers coming to the region in industries such as advanced manufacturing, banking and finance, IT and other big-data users.�

In the past, our region lent itself predominantly towards a tourism economy, but the unprecedented infrastructure

spending of the past few years has attracted the attention of the nation.

More businesses are moving here and experts like Bernard Salt are calling the Sunshine Coast the entrepreneurship capital of Australia.

In his report The Activated City, Imagining the Sunshine Coast in 2040, Mr Salt says the businesses of the future on the Sunshine Coast will be forged by population and urban growth, by the continued transformation of the economy towards knowledge work, and by start-up and relocated businesses setting up shop in lifestyle cities.

“There is a real opportunity to reimagine and reinvent the Sunshine Coast by 2040,” Mr Salt writes in his report. “Not so much a pleasant lifestyle and retirement destination but a bustling knowledge worker hub more connected into Asia than into the commuter orbit of Brisbane.

“The Sunshine Coast of 2040 will be a vastly different city to the city of today. It will be its own city with its own identity and with the capacity to offer its own residents the opportunity to live work study invent and play … all within the local area. Now that is a vision that every Coaster and wannabe Coaster can believe in.”

True colours Boom Shankar founder Dui Cameron has not only built a successful fashion label – she’s created a meaningful life. WORDS: Leigh Robshaw.

I

t has been 25 years since Dui Cameron first visited India and promptly fell in love. Little did she know then that she would go on to found a successful clothing label inspired by the colours and fabrics of India, the vibrant Boom Shankar.

Born in Kempsey, she moved to Peregian in the 1980s and has a home in Peregian, where her parents still live, and in Pushkar in India. Both homes are veritable kaleidoscopes of colour, infused with Ms Cameron’s eclectic style.

In a world of fast fashion and trends that come and go, Boom Shankar has always walked its own path and endured while other labels have fallen by the wayside.

Ms Cameron has a knack for designing fun clothes that make women feel beautiful, but it was never her plan to become a fashion designer.

“I never envisioned any of it,” she says.

“When I was younger, all I wanted to do was be a jillaroo. I rode horses and I thought I’d be a farming girl, because I love animals.

“Boom Shankar started with me needing to make money to travel. It kept me moving

and being able to live in India.

“My father and his brother are real travellers. My dad was more into Europe and America and his brother was into Pakistan, Afghanistan, India and Asia. I was always blown away with their stories as a child.”

Her first overseas trip was to Thailand when she was 19. She owned a bar in Bangkok and had some “crazy times”. But it was India that stole her heart when she landed in 1994.

“I’ve always wanted to be in India,” she says. “I knew as soon as I landed I’d come somewhere magical that was very soon going to become a home. I absolutely loved the people; I found them incredibly warm.

“For the amount of people there, it’s a pretty spectacular kind of love you get from people that have not got a lot. They give you the shirt off their backs and they feed you before they feed themselves.”

Ms Cameron spends half the year in India, visiting factories that make her garments and designing upcoming Boom Shankar ranges – she is working on summer 2022 when we speak. Her stunning home is

PROFILE always filled with Indian friends and her five cats, two dogs, eight Indian star tortoises, two cows and lots of monkeys. She likes to leave the doors open so they can come and go as they please. Her 16-year-old son Charlie attends Sunshine Beach State High School and also travels between the Coast and India.

“He has flown over from Australia on his own,” she says.

“He’s very capable. He just comes to our home, catches up with all the people in our village and all the kids ride around on motorbikes. He just goes to people’s houses, eats at different people’s houses.

“A few years ago I had a couple who wanted to do a documentary on Boom Shankar. I said ‘no, you should do it on Charlie’s story’. He changes his accent as soon as he gets on the plane. He’s always done it – I can’t believe how quick he switches. All those early years, we were here almost six months of the year and he was being taught by Indians at school.”

The Boom Shankar aesthetic evolved from an idea Ms Cameron had in the 1990s when she was spending a lot of time in Goa, to make old Indian wedding saris into tops and skirts for Western women.

“I met an old lady called Mrs Sharma in Delhi. She had her own little stitching business and at that stage she looked about 110 but she was probably only about 70. I

She had a lot of old saris on the shelf. I was just going, oh my god, the colours, the sequins, the beads. I thought they were incredibly beautiful. I just started to play and make stuff.”

She sold her clothes made of upcycled saris in Goa, and then began to sell at Eumundi Markets and wholesale across Australia. When her ideas began to be copied, she was pushed to do something

different.

“It was the best thing because I moved in and started printing fabric,” she says.

“That’s the funny thing about fashion.

You’re pushed to evolve and be creative.

Nothing’s ever really yours. At the moment I’m working on summer 2022 and I have no idea what the fashion world is going to be doing then. I don’t look at what fashionable colours are for a particular season.

Sometimes I fluke it and sometimes I don’t. I’m working with master pattern-

makers over here, which I love. My creative juices just come alive here.

“I work with a lot of block print, going from home to home working with different artisans in a particular area in Rajasthan.

“Then I work quite remotely with a lot of hand work. You can’t even contact me by telephone. I work with an amazing community on the border of India and Pakistan. It’s in no man’s land and I need a police escort.”

Ms Cameron’s Indian friends and colleagues call her ‘maharani’, which means princess, and that’s what she has been to them, supporting numerous families by giving them constant work.

“I do loads of charity work,” she says.

“Ten per cent of all our profit go toward charity trusts. We do lots and lots of giving back… We do a lot of direct work with schools, farmers and community projects.

“I probably need to stop doing fashion and get more into that, which is probably my dream. I’ve been in India so long I’ve got so many contacts. There’s a lot of money here and it’s incredible how you can convince wealthy people to throw money into projects.

“The first place to start is Indians helping Indians. With education and knowing it’s not hard, it’s easy to change people’s lives, whether it’s one person’s life or a whole village.”

The next best thing for travellers to tick off their bucket lists is space travel – and people are already putting down $80,000 deposits to save a seat. WORDS: Umberto Bacchi, Thomson Reuters Foundation.

US multimillionaire Dennis Tito became the world's first paying space tourist in 2001, travelling to the International Space Station (ISS) aboard a Russian Soyuz rocket for a reported $20 million.

Since then, companies like Boeing, SpaceX and Blue Origin have been working on ways to bring the stars into reach for more people – opening up a new business frontier for would-be space hoteliers.

US space agency NASA announced in June that it plans to allow two private citizens a year to stay at the ISS at a cost of about $35,000 per night for up to a month. The first mission could be as early as 2020.

But the growing movement has raised questions about the adequacy of current space laws, which mainly deal with exploration and keeping space free of weapons, not hotels and holidaymakers.

“It is difficult now to want to do things in space and get a clear answer from (space law),” says Christopher Johnson, a space law adviser at the Secure World Foundation, a space advocacy group.

“For something as advanced as hotels in space there is no clear guidance.”

About 30 people have already put down a $80,000 deposit to save a seat.

“We haven't seen this kind of excitement about space since the Apollo era,” Mr Bunger says.

Californian company the Gateway Foundation is hoping to build a massive space station able to sleep more than 400 people – including tourists, researchers, doctors and housekeepers.

Solar-powered and shaped like a wheel, the station will spin around its core to create artificial gravity on its perimeter, equal to about one-sixth of that on earth, says its architect Tim Alatorre.

“The problem is that you can only spin so fast before you start feeling sick,” he

says. “We could easily create earth gravity on the station by spinning it faster but you wouldn't be very comfortable.”

The group aims to complete the station, named after Wernher von Braun, the former Nazi rocket scientist who later worked on the US Apollo program, by 2028.

Without disclosing how much a space holiday will cost, Mr Alatorre says the goal is to make the station accessible to the everyday person.

“So somebody can save up and go on a vacation to the United States or they can save up and go on a vacation to space,” he says.

Yet that could take time to become a reality, says Lucy Berthoud, a space engineering professor at Britain’s University of Bristol.

“The launch cost is the bottleneck for anyone who is doing this kind of enterprise,” she says.

For example, NASA is expected to pay more than $50 million per seat to launch astronauts into space with Boeing and SpaceX rockets.

“It will take an increase in competition between launchers and a jump in technology to significantly lower costs,” Ms Berthoud says.

In recent years, several companies have failed to live up to their pledges to host guests on orbiting hotels by now.

LEGAL HURDLES The law is another hurdle for space hotels to lift off. The rush of speculation in space has revealed gaps in international laws and treaties governing its use and sparked calls for greater oversight.

Life far from earth is mainly regulated by the 1967 Outer Space Treaty, which bans countries from claiming space and celestial bodies for themselves, but allows for their use for peaceful purposes – opening the door to business exploitation.

But firms will need authorisation from a state, normally the one where they are incorporated, to launch a hotel in space, says Tanja Masson-Zwaan, space law professor at Leiden University in the Netherlands.

Authorising governments will also have to continuously supervise each space

station’s activities, she says.

And all states involved in the creation and launch of a space station are liable in perpetuity for any damage the station might cause – if it were to crash into a satellite, for example.

That responsibility could make governments wary of supporting such ventures in the first place, says Ms Masson-Zwaan.

“I don't think there will be many states that will accept to authorise and supervise this kind of activity as long as it is not super-safe,” she says.

The regulations that do exist are outdated and problematic to potential space hoteliers, noted Bunger of Orion Span, pointing to the Aurora Station project as an example.

Because the station will have some thrust capability to help it stay in orbit, it falls under a 40-year-old US set of rules on defence goods conceived mainly to prevent sensitive arms technology being sold to countries deemed to be a risk, he says.

Those rules have requirements on transparency and disclosure that have more to do with ballistic missiles than space holidays, Mr Bunger says.

“Clearly this is not a weapon,” he says of the station.

“There is not one government in the world that has caught up to the reality that tourists are trying to go into space,” he says.

THE END OF AN ERA

TAKE TIME TO BE KIND

After nine years, Sami Muirhead has said goodbye to her family’s daycare and the special carers who have helped guide her children.

While speaking with a remarkable local woman, Roxanne McCarty-O’Kane was reminded of the need to be kind – to all people.

A

bottom so I would not miss those first steps. Like a Hollywood script I arrived at daycare that afternoon to witness the historic first wobbly walk.

Then there was Ms Karen who always had a few minutes for a chat and to ask how I was really feeling in life. Then along came my second born, Nixon. Ms Jan told me she was worried about his eyes. Sure enough Nix ended up with glasses when he was just six months old thanks to Ms Jan’s observant and caring ways. I will always be grateful to her.

Ms Steph is another special angel.

Nixon and Ms Steph always had a special bond. On really tough days when my mother’s guilt was beating in tidal waves across my heart, Ms Steph would take Nix in her arms and tell me she would not let him out of her sight. I believed her. Seven years down the track and Ms Steph loves that same kid today with the protectiveness only a mum knows.

Then along came my third born and even more special teachers. Ms Liffy just ‘got’ my crazy and free-spirited child.

When you are a working mum the guilt can be crippling. So to all our kindy mums who wipe our babies’ noses and make them eat their lunch and tuck them into sheets for a day rest when we are not there: I say thank you. Kindergarten teachers are special humans with angel-like souls.

Angels who I will miss terribly now that my youngest is set to start prep at school.

nd so we start a new year. I am making the most of every day in the school holidays. I love the fact there is no rushing in the mornings. No school lunches. Less hustle.

Plenty more time.

This holiday marks a big change in our family. My youngest finished the equivalent of kindergarten last month.

They graduate these days with black gowns and mortarboard caps and all! It was just about the cutest thing I ever saw when my toothless five-year-old was standing there throwing his hat into the air and giggling wildly while clutching his Batman snuggly toy.

It starts a new chapter of school. It ends nearly nine years of attending the same daycare at Forest Glen for our family and I just about flooded the centre with tears on our last day. It really does take a village to raise a child and I have had the most beautiful villagers in the form of teachers at the kindy.

There was Ms Maron, who took my eldest in her arms at just six weeks of age.

Ms. Maron could tell I was a hormonal and fragile mess and sent me a text half an hour after I had left of a photograph of my baby girl sleeping soundly. This gave me the strength to focus on my job. It was also the start of a beautiful friendship. When Avalon turned one she was trying with all her might to take her first wobbly steps. Ms Maron pushed her over onto her cute little

arlier this week, we celebrated the start of a new year and a new decade, wiping those slates clean and preparing for greatness in whatever form you envisage for 2020.

While our minds have been filled with dreams and possibilities that may or may not have triggered New Year’s resolutions, I would challenge you to take a moment to pare it right back and model your 2020 off three simple words – Just. Be. Kind.

The message came through loud and clear during an interview with Sunshine Coast mother Cecilia Bailey, who had suffered from bleeds from a tumour on her brain that lead to a stroke in 2011.

This inspirational woman has experienced life on both sides of ability.

She is a daredevil at heart, having more than 900 skydives under her belt, founding the Sunshine Coast roller derby league and creating a close-knit community as a result, and was never averse to hitting the black runs with a pair of skis whenever snow was around.

She now has some permanent physical disabilities as a result of her stroke. While this has not stopped her from finding other avenues to satiate her inner adrenaline junkie, namely discovering para ice hockey and sharing her story on stage as a public speaker, she revealed to me that she has experienced a huge difference in the way she is perceived in society during the two very different phases of her life.

Ms Bailey says she is now on the receiving end of many random acts of kindness, with strangers stopping to help.

On hearing this, I was mentally highfiving every one of those people who made the extra effort to make her life more pleasant and comfortable, especially when she was first beginning to navigate life after the stroke.

But then came the zinger – what about people who don’t have physical disabilities?

Ms Bailey’s message was clear; when she was able-bodied, nobody gave her a second thought. They would walk past her if she was struggling with a heavy box and wouldn’t hesitate to push in to get ahead in a grocery store line if it meant they would save an extra 60 seconds waiting.

But there are thousands of people on the Sunshine Coast living with invisible disabilities and battling with intense health challenges that we can’t see. Chronic fatigue, anxiety, depression, cancer, the list goes on.

While it is incredible to hear society is much more open-hearted with those we can see need our help, we are quick to forget that which we cannot see.

We have no idea what the people we meet every day have had to endure in the hour, day or week before we meet them. If we did, we would be much less inclined to judge, ignore or even become angry or frustrated with someone we don’t know.

Look past the physical package and just be kind.

CALOUNDRA MUSIC FESTIVAL HITS HIGH NOTE The Caloundra Music Festival has taken out the Queensland Live Event of the Year at the National Live Music Awards in Brisbane. The festival takes place over the October long weekend each year, and in 2019 welcomed more than 32,500 guests and generated $4.4 million in economic impact, and 95 per cent of surveyed visitors stated the festival adds to the appeal of the Sunshine Coast.

Property predictions 2020 With the close of another decade and a fresh one yet to unfold, My Property Preview has reached out to real estate agents from across the region to find out what they predict the 2020 property market will look like in their respective patches. Last year held many interesting events that impacted the market, but judging by the feedback from these industry experts, there are plenty of blue skies ahead.

We found the first half of this year extremely slow for a number of reasons, being a general election and the aftermath of the Royal Banking Commission, and to top this off the end of the financial year, which normally sees a slowdown of transactions.

It seems our year really started in July and it hasn’t stopped since, with our top-end market in waterfront suburbs such as Mooloolaba, Minyama and Buddina all having high-end success and record sales – prices that we haven’t seen since pre-GFC. Within Next we have had a huge volume of these sales at $2 million, $3 million and even $4 million-plus, which certainly indicates confidence in the current market conditions despite what the national media has been reporting.

We have always found that the Sunshine Coast performs particularly well across the board with so many beautiful, lifestyle properties available.

In summary, our area, the central Sunshine Coast (mainly beachside and waterfront) has performed above our expectations and we feel there will be many more property success stories into 2020 and beyond.

THE RANGE/ HINTERLAND JESS LUTHJE – MALENY REALTY The volume of listings and sales has retracted to the lowest level since 2008, which kept prices solid and reduced number of days on market.

There was a definite increase in investor interest in our market due to falling interest rates driving selffunded retirees to invest in property.

Land sales were up in 2019, largely due to the limited amount of established stock available, so we had quite a few first-time house builders.

I believe the market in the hinterland will continue to perform well.

We’ll see limited stock come onto the market in 2020, however, I don’t predict any major increases in prices.

There seems to be a real satisfaction with the area and people don’t want to leave in general, so we’re not seeing a lot of property come onto the market.

CENTRAL COAST ROSS CATTLE DEFINE PROPERTY This year has been a fascinating one, totally interrupted by an election and a slowing property market more so in the southern states.

We did have some major concerns about the property market during the lead-up to the election, the favourite candidate for PM had some scary policies for the real estate industry and regardless of what political side of the fence you normally sit on, if you were in real estate or owned real estate, you were worried.

That was evident in the property market leading up to the election, with it completely stopping in its tracks.

The surprise result really got things moving and the sales numbers went through the roof.

It was a turbulent first half of the year, we see-sawed each month – one month would be huge and you felt like a rockstar, the next month you were scratching to make sales. This was a pattern right through the first half of the year and up until August before we started to see more consistency in the market.

The funny thing is, and it’s surprising, even though we had highs and lows, the overall numbers were higher than 2018.

The last quarter of 2019 has been game on, any property that presents well and shows decent value is getting gobbled up by buyers.

When I look at the numbers and if I judge

the market on our results, it’s been a very positive five years.

We have grown as a business, year on year we get stronger and stronger, higher number of sales, higher prices and we are attracting many people to our very unique property management business, our commercial division has also grown dramatically in this time.

Next year is a no-brainer – heaps of sales and high prices, the Sunshine Coast represents the best value for money.

Our patch is undervalued and has enormous growth ahead. We are cheap, you can by a two-bedroom apartment with ensuite under $400,000 in suburbs like Mooloolaba and Alexandra Headland – that’s cheap.

You can by a cracking house beachside for a little over $1 million. That money won’t get you in any prime location interstate.

For what the Sunshine Coast has to offer, I believe the prices will continue to rise and why wouldn’t they?

The Sunshine Coast is the greatest place on the planet. We have the most amazing communities and a wonderful lifestyle on offer. This is the very reason prices will continue to rise and the southern influx will drive our marketplace.

Listing numbers continue to be relatively low as sellers are holding on while property prices continue to grow on the Sunshine Coast.

The election lead-up in early 2019 saw the market soften with the uncertainty of change, but some upward momentum has delivered strong recent sales. Our office recorded its best month since July 2018 in November.

Owner-occupiers are driving our local market partly due to the changes to buying investment and challenges facing local and international investors.

There were many street and building record sales in the last six months and if the global economic markets can retain some stability, I believe the Sunshine Coast will have solid gains in 2020.

CALOUNDRA ANDREW GARLAND RAY WHITE The year was one that started more slowly than we would like from a buyer activity perspective, but it built strongly through the year.

The year ends on a high with the Ray White Group doing a personal best in November.

Listings have been in short supply, even when the market was quieter earlier in the year. We have been fortunate enough to secure our share of listings through the year and we are expecting a strong start to 2020.

It was an unusual slowdown in the market that started in late 2018 following several years of strength.

The interest rate reductions in the middle of 2019 has brought buyers back into the market in waves.

We are also seeing a solid return of investor buyers in our part of the Coast.

This is from a low base, however.

I am expecting to see the market to continue strongly while interest rates remain low.

The Caloundra beachside suburbs will continue to be strong and the estates at Pelican Waters, Little Mountain and Caloundra West will also benefit.

So my new year’s wish is we get a cyclone hovering just south of us, say about 1000 kilometres offshore, sending epic ground swell with some light west winds.
