A

s a child of the nineties, I have great memories of afternoons spent battling my brother in Super Mario playoffs.

Sometimes our dad and uncle would join us for a game of Nintendo. We enjoyed competing and amongst the occasional raised voice, there was lots and lots of laughter. I’m smiling now just thinking about it.

It was just the four of us, with mum watching on shaking her head in laughter. There was no internet required and communication flowed freely.

We would grow bored after an hour or two and then head outside to ride our bikes, climb trees or play a game of cricket. If there was such a thing as gaming addiction, we didn’t know about it.

Technological advancements have resulted in improved health care, a stronger education system and ease of living. But with everything there is a down side and now this technology is being used by large companies to create products that we not only want, but crave.

This week Leigh Robshaw investigates the latest video gaming craze, Fortnite, and the impact it has on our children. You can read the story on page 10.

If you’re the parent of a child who likes video games, no doubt you’re familiar with Fortnite.

But is this game, and others like it, really detrimental to our children’s brains and social skills? My Weekly Preview asks the experts.

Y

ou jump out of a flying bus into a post-apocalyptic, zombie-infested world with nothing but a pickaxe.

Somewhere in this cartoonish world, 99 people are trying to kill you. Your job is to get them before they get you.

Sounds simple enough and not unlike a bunch of other video games out there. So why is Fortnite so popular and addictive? Does it really deserve the title some psychologists have labelled it with: digital heroin?

Definitely not, according to 15-year-old Sunshine Beach State High School student Jason Norman, who has been playing Fortnite in the popular Battle Royale mode for a year.

Jason plays Fortnite about three times a week, for up to three hours at a time – not a lot compared to some players. He says he’s a responsible gamer, playing mainly on weekends and keeping up his outside interests like soccer and friendships.

“The media says Fortnite is ruining kids’ lives,” he says. “I think they’re blowing it way out of proportion. In one of their reports it said it’s damaging kids’ brains and turning them into serial killers. They said it’s a kill or be killed game. It is technically, but if you want to get down to logistics, it’s an elimination game. You get re-spawned.”

He says he knows students who play the game every day after school, but while he concedes it could become a serious addiction n for some, they’re not in the majority.

herself rather than stop playing are extreme examples, he says. “I haven’t seen someone get that badly affected by a video game before. I don’t think it’s that addictive for most people… Video games can be addictive to an extent, but even with Fortnite, the average player will generally stop playing after four hours because the game does get boring.”

Fortnite became an instant success when it was released in 2017 by Epic Games.

According to analyst firm SuperData, it was the top-grossing free-to-play game in the world last year, earning an estimated $2.4 billion over 12 months through in-game

purchases. There are more than 200 million registered players, with an estimated 80 million players a month battling it out across multiple platforms. Fortnite has now joined the world of e-sport – Epic Games is offering a prize pool of $100 million during the 2018/ 2019 season over a range of tournaments.

The good news for concerned parents is Fortnite doesn’t contain the kind of gratuitous violence found in other battle games and on the plus side, it encourages teamwork. There’s also a creative aspect to the game, which involves building, searching and acquiring resources.

The World Health Organisation has officially classified Gaming Disorder under the International Classification of Diseases. The persistent or recurring behaviour must be of sufficient intensity to result in significant impairment in personal, family, social, educational, occupational or other important areas of functioning.

Now for the bad news: it is about as addictive as video games get. According to doctor Jared Cooney Horvath, an educational neuroscientist and author of the new book, Stop Talking, Start Influencing, the makers of Fortnite undoubtedly set out to create the most addictive game they could.

“There’s no way in hell they didn’t sit around a table and say, ‘what leads to the biggest addictive behaviours?’” he says.

“There are three primary forms of addiction and they picked the sweet spot – the perfect crossroads between those three. It couldn’t have been done by accident.”

Dr Cooney Horvath says the first is the kind of addiction you see in gambling. It’s a three-step process. You get an environmental cue which triggers a specific behaviour and you get a reward.

“Your brain says, ‘I feel good’,” he says.

“The more you go through that, the more you feel good before you even start playing the game. You get the dopamine hit before you even do it. People just start feeling good even thinking about going to the casino.

“The rewards started after the event, but they slowly move to before the event. That’s where things get tricky. With gambling, the easiest way to make that happen is to give sporadic and unpredictable rewards. That’s the sweet spot to the brain. Once rewards become sporadic and unpredictable, it becomes an addiction.”

Jason says this is what makes Fortnite so much fun. “It’s very different to other games,” he says. “I used to play other games like myweeklypreview.com.au

Addictive behaviour number two concerns ranking – the need to outdo others and be on top. This is where traditional video games sit. The third addictive behaviour is called a ‘master addiction’, which is the drive to achieve personal mastery. Think marathon runners punishing their bodies just to shave a second off their time.

“With Fortnite, one of these three addictions seems to hit everyone,” says Dr Cooney Horvath.

There’s no addictive substance involved, like alcohol or tobacco, but the brain behaves as if there was. “With drugs you have an added angle in that any particular drug will increase the receptors in the brain for that drug and the brain will adapt by making you smoke more. But the chemical markers for addiction are identical. It doesn’t matter if it’s exercise, video games or booze.”

Dr Michael Nagel is an associate professor at the University of the Sunshine Coast. An expert in neurological development in children and adolescents, he says gaming is more attractive to young men due to its competitive nature, and we still don’t know the long-term effects of too much gaming on developing brains.

“A raft of studies are coming out of Southeast Asia where we are seeing a lot of young men spending a disproportionate amount of time on gaming,” he says. “It might be having a deleterious impact on the human brain. We think it might be impacting on the reward systems in the brain, because it elevates dopamine and gives you cravings to play the game.

“Let’s be clear: games and devices and apps are designed to get our attention. Tristan Harris, a product manager at Google, came out and said what people don’t realise is that companies that produce games hire experts in gaming psychology and gaming addiction to make sure people are going to keep playing their games.”

their kids to lay off Fortnite. There are media reports of children attacking their parents when the game is confiscated, and it’s not the child’s fault.

“If you set limits, they’ve got to be from the very beginning,” says Dr Cooney Horvath.

“The dopamine hit comes before the action, so setting the limit has to happen before that switch occurs or man, you’re going to have an uphill battle. Once the addiction starts, it’s hard to stop it. You have to sit down at the

Dr Cooney Horvath says if your child is having difficulty moderating their screen time, showing less interest in other activities and friendships, it’s time to take action.

“If it’s so bad you’ve got to scrap it, scrap it,” he says. “But you could also try the wean system. Pick a week when the kids are on vacation from Sunday to Sunday, and say ‘your butt is at home. There’s no video games and I’m watching you.’ It sucks, but they’ll get over the first hump. After a week, you’ll be

able to reason with them better. If they normally play two hours a night, you say ‘okay you’ve got 90 minutes’.

Give them something to acknowledge their efforts after that – an ice-cream or a night out. Say ‘thanks for going 90 minutes. Next week, let’s shave some more time off.’ Sometimes it’s what you’ve got to do. Sometimes you replace drinking with exercise. It’s replacing one addiction with another, but by god it’s better than the unhealthy option.”

Jason Norman can’t envisage a time when Fortnite will lose steam, saying it’s just going to keep growing and growing.

Unless, of course, another game comes along to knock it off its pedestal.

“Another game came out recently called Apex Legends,” he says. “It’s getting heaps of players – celebrities… everyone plays it.”

Whether it becomes as huge as Fortnite remains to be seen, but one thing is certain: when it comes to anything potentially harmful for children, parents must be the gatekeepers. “When I’m talking to parents, I say let’s just remember devices and phones are not a right,” says Dr Nagel. “A child does not have a right to play a game or have a phone. It’s a parental responsibility to make sure whatever time they’re spending on a device is balanced by time outside.”

Jason puts it even more directly. “It’s kind of dumb how parents blame the game,” he says. “Some parents don’t want to bother having to monitor their children. They just want to chill, come home and relax instead of getting into an argument with their kids over Fortnite. Parents should be watching out for their children, monitoring when kids are playing Fortnite. They need to understand the children are only going to play the game if you let them play it.”

IS GAMING BAD FOR CHILDREN’S BRAINS? Dr Jared Cooney Horvath says we don’t yet know whether gaming addiction is inherently bad for children’s brains – it’s more the waste of time that’s the problem.

“I see video games as a good diversion but past a certain limit I see no benefit to a person’s ability to interact with the world around them,” he says. “Past the diversion level it becomes pointless.

“There’s a certain moment when you have to say ‘okay, I have to put enjoyment on hold and I have to go through a process of learning something or meeting someone or doing something. Are you learning the cognitive skills that we want you to have?’”

While kids are quick to point out to parents that they’ve made friends on Fortnite, Dr Cooney Horvath says it’s no replacement for real relationships.

“If they’re playing too much Fortnite, there’s not enough friend time and not enough outside time,” he says. “They start to define friendship as the people they meet on this game. All of our research shows networking friendships like that do not serve the same function as actual in-person relationships. They don’t lead to the same fulfilment, closeness and personal growth. They are relationships without any depth to them.”

Dr Michael Nagel says because the brain doesn’t fully develop in females until around 25 and even later in males, it’s important for growing brains to be engaged in the right activities.

“During the teen years there’s a whole lot of restructuring going on,” he says.

“Teenagers are very vulnerable to screens. I call it environmental assault.

There are peak times during adolescence when their brains are more vulnerable and we don’t really know yet what the long-term impact of screen time is on the human brain, as it’s relatively new.”

WOMEN STAND UP AND SPEAK OUT The Sunshine Coast is celebrating International Women’s Day with some thought-provoking events. WORDS: Roxanne McCarty-O’Kane.

T

he name Allison Baden-Clay captivated the nation in 2012 after what began as a missing person case evolved into a high profile domestic violence murder.

For Seven Network presenter Jillian Whiting, the tragedy was felt by so many because outward appearances showed the Baden-Clays had it all.

“To the outside world, they seemed like a normal family and [the case showed] you never know what’s going on in someone else’s life,” she tells My Weekly Preview.

“She could’ve been any one of us.”

Ms Whiting will feature in the Sunshine Coast’s first In Conversation event at Venue 114, which will mark International Women’s Day (IWD) on March 8 by shining a spotlight on the very real damage of domestic violence.

She will be joined by Ms Baden-Clay’s sister Vanessa Fowler, who co-founded the Allison Baden-Clay Foundation to pay tribute to her late sister and has become a changemaker in the realm of domestic violence prevention and warning sign awareness.

Ms Whiting was a Sunrise reporter and covered Gerard Baden-Clay’s 2012 trial in a professional capacity while also grieving for Alison’s loss as someone with a personal connection to her family.

“It was shocking to us all. Before that the community wrongly believed domestic violence was restricted to a low

socioeconomic group or in environments where drug and alcohol abuse was rife, but Allison’s case showed there are many more ways than physical violence that women were being harmed,” she says.

“I was covering the trial and going through the evidence and hearing about the controlling and restrictive behaviour her husband employed. Also sitting through [evidence and] watching this man defend what he did, it will sit with me forever.”

Ms Whiting described Ms Fowler as a “courageous woman”.

“It’s invaluable to be able to stand in her shoes for even just a moment and to hear what she has to say,” Ms Whiting says.

In Conversation is only one of the powerful events being held across the region to mark IWD and Ms Whiting, who has two daughters aged 14 and 11, says the theme of More Power Together is incredibly fitting.

“I think it’s frightening to stand up and put your hand up and call out bad behaviour because people can turn on you very quickly, but International Women’s Day is a chance to support other women who are being courageous enough to stand up and to make these calls and support other women who may be struggling,” she says.

In Conversation will include a grazing table style lunch and beverages followed by a Q and A session and entertainment.

The Sunshine Coast Council will provide a donation to the foundation to

assist in the development and awareness of these programs.

Award-winning Australian actress Rebecca Gibney will be the guest speaker at the Sunshine Coast Business Women’s Network International Women’s Day breakfast on March 12 at the Novotel Twin Waters.

Ms Gibney is no stranger to the struggles of working hard to reach your dreams and will speak about her successful career, how she has evolved in an ever-changing industry and how she celebrates her individuality.

Another darling of the screen, Australian Survivor 2017 runner-up Tara Pitt will lend her strong personal message to Women Initiating New Directions Organisation’s (WINDO) Steppin’ Out event at The J on March 8.

Ms Pitt, a Eumundi mother-of-three says she used the popular reality TV series as a platform to raise awareness about PTSD and mental health after losing her father to suicide in 2016.

“I didn’t come away from Survivor with the money, but I came away with much more than that,’’ she says.

“Now I get to travel doing speaking presentations that are helping veterans across the country and I have an ambassador role at Mates4Mates,” she says.

“In many ways, it’s an incredible way for me to connect with my father as speaking to these veterans is just like speaking with him.”

Ms Pitt says the Steppin’ Out event will provide the audience with a beautiful balance of thought-provoking, inspirational and uplifting speakers and performers.

The line-up includes award-winning singer Catherine Alcorn, renowned for her powerhouse vocals and razor sharp wit, leadership expert James Greenfield, speaking about mental health, comedian Carolyn Mandersloot, local singer songwriters Lara-Jane Stewart and Alisha Todd as well as the Noosa Professional Dance Academy and Sunshine Beach State High School’s award-winning string orchestra.

Following the release of the Olympic Feasibility Report commissioned by the Council of Mayors (SEQ), Sunshine Coast Mayor Mark Jamieson says there are “some real opportunities” for the Sunshine Coast. The study suggests the Coast could host five Olympic sports – beach swim marathon, road cycling, football (preliminary finals), triathlon and volleyball (preliminary finals and beach volleyball) and could also host a satellite athletes’ village. Mr Jamieson says any bid cannot progress without the support of the State and Federal governments to upgrade vital transport infrastructure.

TEARS OF JOY AS BLOOMHILL CANCER CARE SAVED

There were tears of joy from staff, volunteers and supporters when, at the eleventh hour, the Federal Government came to the rescue of Bloomhill Cancer Care by investing $850,000 into the continuation of its services. The lifeline comes after Bloomhill’s pleas for urgent funding were rejected by State Health Minister Steven Miles, who instead lumped the survivorship charity in with palliative care services. Bloomhill is a not-for-profit cancer wellness centre based on the Coast. Its survivorship model of care includes specialist oncology nursing support, counselling services and allied health practices assisting people diagnosed with cancer. Minister for Health Greg Hunt congratulated Member for Fairfax Ted O’Brien and the community on the result and says the funding will guarantee services at Bloomhill continue for the next four years. Coast residents were supportive of the push for funding, with 5843 people supporting the Save Bloomhill campaign petition.

The grand opening of the Sunshine Plaza’s $440-million redevelopment will take place on March 28. Since construction works began in September 2016, the centre has secured the region’s first David Jones and H&M stores as well as a new Big W, which will all open as part of the redevelopment. The total expansion adds 35,000 square metres of retail space to the existing centre and includes more than 100 additional specialty stores such as MECCA, Sheike, Lululemon, Seed Heritage, Endota Spa, JB Hi-Fi, Kathmandu and Baku, with more to come. The redevelopment is expected to generate 2300 additional retail jobs.

The Caloundra Branch of Quota recently celebrated 100 years of services of the international organisation. The day honoured the women who helped grow the local chapter. State Member for Caloundra Mark McArdle says Quota has supported many causes, including Hummingbird House, Currimundi Special School, women’s refuges and the Hear and Say Foundation, as well as establishing the QuoCKa Reading Program for children. Quota Caloundra President Judy Dwyer says while the local chapter is still young, having operated for just eight years, the group is moving from strength to strength.

Every week since March 8 last year, Ms Sparks has released a SHINE’ing The Spotlight story profiling a business woman, and these stories quickly became a popular component of her weekly newsletter circulated to SHINE members.

A

ndrew Holford knows a thing or two about excellence. This is someone who spends his spare time training for triathlons “just for fun”.

“I started it as a hobby in 2012 and got hooked,” he says. “I train seven day a week and do two to three sessions a day. My morning sessions start from 4.30am and I train for an hour to an hour-and-a-half before work, mainly around Peregian and the northern end of the Sunshine Coast, then again after work. I also like riding around the hinterland areas and taking in the scenery.

“It’s just a fitness thing for me. It’s a fun way to use my time.”

He drives a Mercedes-Benz Sprinter, which suits him because he also does a bit of mountain biking and he can throw his bike in the back without worrying about taking off the wheels.

He’s recently switched to an X-350 dual cab ute and is loving it.

“It’s a great vehicle to drive and I can still chuck my bike in the back,” he says.

When he’s not racing around the Coast on his bike, you’ll find Mr Holford at Mercedes-Benz Sunshine Coast where he’s the spare parts

Andrew Holford manager. He’s been in the industry for 14 years and joined Mercedes-Benz Sunshine Coast two years ago. He now feels he’s in the right place.

“It’s an aspirational brand that’s always been on my list of manufacturers to work with,” he says. “I always wanted to see what Mercedes-Benz was about and I also wanted to have one brand I could be a master of, rather

than knowing little bits about a few brands.”

Mr Holford manages a team of four in the spare parts department and says they have 40 or 50 jobs a day that require spare parts and field between 150 to 200 phone calls from trade and retail customers.

When buying spare parts for a MercedesBenz, it’s not like buying parts for any other

vehicle – buying genuine accessories is a must.

“You invest a lot in the Mercedes-Benz product,” he says. “For some people it’s their aspiration to get to that point in life where they can buy that symbol of success. The Mercedes-Benz brand has a lot of engineering and development that goes behind the car. When you see a non-genuine part, you’re jeopardising whatever engineering has gone into the product.

“Take the brakes, for example. MercedesBenz has developed the brake pad and rotors to work together in unison to deliver the characteristics of the vehicle so you’re jeopardising the safety of the way in which the vehicle is designed.”

Mr Holford says some customers choose non-genuine parts in a bid to save money, but it’s ill advised. “Sometimes they have a misunderstanding of the difference between a genuine part and what’s gone into the development of it and other parts available.

“I talk to the customers and make sure they understand how much Mercedes-Benz has worked on being the leader in the market on both design and safety, from the invention of the first motor vehicle onwards.”

BAN THE ABUSE

Sami Muirhead is rediscovering her roots, starting with corn relish dip, followed by egg sandwiches and pickled onions.

It’s not just children who experience bullying, says Rebecca Grisman, who thinks it’s time all bullies just grew up.

T

hree words made me very happy this week as an old lover came back into my life. Corn. Relish. Dip. Yes, this gooey golden spread is back on the supermarket shelves. Look, maybe it has never gone away and I have just been too stupid cheating with sushi and sweet pumpkin and kale salad to realise those circular tubs of heaven have been sitting in the dip section in their full glory.

My mum bought the corn relish dip to my house as part of a spread of goodies for happy hour. It made the hour very happy indeed and reminded me we all need to learn from our mums, no matter how old we are. Now we are having corn relish dip on toast in the morning and the kids are having it in their school lunches to dip carrot and celery sticks into and I am having it at night as I debrief about the day and de-stress as I eat my weight in dip.

Yes, my shake diet is not going so well.

But the return of corn relish dip into my life has made me think about other goodness from the ’70s that I should embrace.

Case in point: egg sandwiches. How could I have turned my back on such a simple pleasure? Life gets seemingly overcomplicated sometimes and to keep it real I plan to make a good old-fashioned egg sandwich with lashings of mayo and salt and pepper for the kids and just lie back and think about lava lamps and listen to The Eagles. And I may get super crazy and throw some pickled onions and gherkins into the

kid’s lunchboxes this week. Forget the Swiss cheese and pumpkin and dried cranberry seed crackers they love. I plan to substitute the thin wisps of sliced cheese with square little chunks of cheddar heroes. I will go totally over the top and skewer a toothpick into each chunk of cheese. And for dinner I am going to serve curried prawns followed by a Vienetta ice-cream log. Bliss!

I feel life is going full circle for me and I am going back to my roots. Remember when your birthday party food was garlic

“How could I have turned my back on such a simple pleasure? bread, coconut ice, jelly cups with a Freddo Frog in each one, trifle, and quiche Lorraine? If you were rich you had Sunny Boys and Jelly Tips as well.

Christmas and Easter were usually celebrated with tuna mornay, apricot chicken and a spinach cob loaf. I have spent the past years cooking dishes from the Middle East, including desserts with fancy names such as ‘labnak pudding with Persian orange blossom fairy floss’.

Don’t worry – I hate myself more than you hate me for being such a total try-hard.

You can take the girl out of Queensland, but you can’t take Queensland out of the girl.

ullying is not new, but it is frighteningly common. Like many, I experienced it at school and thought when I grew up it would be a distant memory. I did not imagine that grown-ups might do it too.

Today it seems there’s more awareness, discussion, resources, policies and processes for addressing bullying, yet it happens. I see the statistics and worry for my child, and other children. The fact is that bullying occurs in workplaces, schools, in public, online and sometimes in our faces. I’ve been at a loss when I’ve experienced it, unsure what to do. I’ve felt shocked and angry, yet powerless and silent; just like being 15 all over again.

Most disturbingly, the worst bullying I’ve experienced and witnessed as an adult was by other women. So much for the united sisterhood. Many of us are familiar with how female cliques can exclude someone, the nuances of stares or avoided eye contact, or the savagery of outright comments and criticisms in person, to others, or on social media. Several female newsreaders, actors and public identities have recently shared publicly the kind of nasty comments they’ve copped, too often from women and often anonymously.

Good manners traditionally suggest keeping ugly thoughts to yourself, but the spiral of viral comments seems to occur very quickly online and reminds me of mob violence. A friend of mine has permanently

logged off Twitter due to the baseless, faceless derogatory and pointless comments by strangers on their account after expressing a tame opinion about the number of female representatives in politics. Again, women made the most rabid and personal insults and some banded together in name-calling, to my horror. Keyboard warrior princesses are a scary force.

I know how hard it is to be strong and self-assured enough to stand up and call out a bully for what they are – entirely responsible for their own behaviour. I’ve chosen the high road instead of responding, deciding I’m too old to let someone make me feel helpless or give them my time, but the mud can stick in your mind.

As a close friend said, it’s a vile kind of mental violence for an adult to try to hurt someone through inflicting abuse, criticism and self-doubt. Why does an adult bully do it? Many sites and tools say bullying is not about you, but about the perpetrator’s own feelings of weakness or insecurity and lack of insight for dealing with it appropriately. That still takes time to take in and to live with.

The greatest antidote for me was support from good friends who simply joined with me in feeling sad, then mad, and ultimately stronger. It’s invaluable to talk with those you trust to get perspective.

Building resilience beats throwing stones, every time.

Yamba retains its slow pace

ROCK UP TO YAMBA AND RELAX Chill out in this peaceful coastal village that hasn’t changed much in 20 years. WORDS: Candice Holznagel.

A

ll I can hear is the gentle sound of the water lapping against the rickety jetty and the odd squawk from a curious seagull in search of a little breakfast.

There are no people, no cars, just pleasant solitude, a bright blue sky and soft warmth radiating onto my tired body.

It’s been a big few months and five days at Yamba is exactly what I need.

Located four-and-a-half hours from the Sunshine Coast, this small northern New South Wales town has the best of both worlds – beautiful beaches and the mighty Clarence River, which yields some of the country’s best seafood.

It has been more than two decades since I last travelled to the sleepy town and it is refreshing to see it hasn’t changed all that much. Sure, there are a few new modern additions, but Yamba still retains its slow pace and community vibe.

The last time I sat on this jetty was as a

12-year-old alongside my mum, dad and brother. Now it’s my turn to introduce my own family to the charm of Yamba, and needless to say it wins the hearts of my husband and four-year-old son.

With a plethora of cafes, markets, fishing, heritage walks and plenty to explore, there is always something fun to do.

FIVE THINGS TO DO IN YAMBA 1. TAKE A DRIVE TO ANGOURIE Located a short drive from Yamba, this neighbouring beach village attracts some of the best surfers in the world, and for good reason. The landscape is breathtaking. This is not a swimming beach and only experienced surfers should tackle the waves that crash against the rocky shelf. However, if you are keen for a dip, you are in luck.

Beachside you will find the famous Angourie Blue and Green Pools. Once a rock

quarry that sprung a leak, the Blue Pool is now a popular freshwater swimming hole for families. Pack a picnic, find a shady spot and enjoy the cool water.

2. TAKE A WALK ALONG YAMBA MAIN BEACH This stretch of beach is guaranteed to make you smile. It’s stunning. Patrolled on weekends and on school holidays from December through to Easter, this is a great beach to visit. And if the heat is too much, you can always hike up to the iconic Pacific Hotel, which regally sits above the quaint beach.

3. ENJOY BREAKFAST AT LATITUDE 29 Located in town, this casual cafe specialises in cold drip coffee and is popular with local residents. The food is fresh and created from locally-sourced products. Try the bruschetta with poached egg or the pancakes. Delicious!

A trip to Yamba is not complete without wetting a line. Settle in on one of the public jetties that line the Clarence River and try your luck as eagle-eyed pelicans keep watch. Our favourite spot is located in front of iconic resort, Moby Dick. The fish bite and the scenery is second to none.

5. ATTEMPT SURFING I’m the first to admit that surfing is not my thing. However, you can’t holiday in Yamba without surfing, or at least jumping on a body board. If you are a little rusty try Turner’s Beach. It’s a great spot for families too.

WHERE TO STAY You won’t find any large five-star resorts in Yamba. However, there are plenty of holiday units that are perfect for families. We stayed at the Moby Dick Waterfront Resort.

Recently refurbished, the premium family room is perfect for families. All rooms have views of the Clarence River. There is a pool, plenty of barbecues and a large grassed area for the kids to run around.

From humble beginings, Eumundi Markets has blossomed into Australia’s largest craft and artisan market.

W

hat began as a humble market with three stalls, a total of eight visitors and a roaring trade of $30 is barely recognisable when you look at today’s bustling Original Eumundi Markets, now the largest craft and artisan markets in Australia.

The evolution just goes to show how true the adage ‘from little things, big things grow’ really is. On March 23, the markets will celebrate 40 years since the inaugural Eumundi Village Market was held.

In 1979, Eumundi was a quiet town of one main street, with farms spreading from Belli to Noosaville and the community social calendar still included dances in the School of Arts hall and regular cattle and horse sales.

The market now attracts around 1.2 million people each year and is a true Sunshine Coast icon.

The Original Eumundi Market continues to be run by the Eumundi & District Historical

Association (EHA), a not-for-profit association which supports local community and historic projects and has always ensured that their market has an emphasis on handmade products, with the ethos of “make it, bake it, sew it, grow it”.

FOLLOW TRENDLINES, NOT HEADLINES

N

ow that the summer holidays are over and most of us are back on the tools, it might be best to start the batting this year with an opinion piece.

In turbulent circumstances it often pays dividends to set the appropriate tone upfront.

The Australian housing market – as seen through the news and other media – will mostly be a depressing place in 2019. And if not disheartening, then contradictory at best.

The headlines will tell us about falling prices; rising costs; declining sales; overbuilding; rising supply and, of course, the impact of the banking royal commission and the pending federal election.

But the media (and especially much of the propertyrelated commentary) even at its most accurate is bound to paint a distorted picture of reality.

At its core, the ‘news’ is about things that happen and/or

what data/study has been released and not about things that don’t happen, such as most of us getting on with our lives; buying and selling homes (often for a capital gain) and/or new housing projects getting developed.

Adding to the gloom is the ethos of the mainstream media, such as newspapers, TV, national broadcasters and national news websites, in which reporting a failure is deemed a professional duty, whereas broadcasting success is considered ‘public relations’.

But to get an accurate picture of the world you have to ‘count’. You also need to take a long view and not rely on the latest statistic or number. In short you need to go beyond the headlines and follow trendlines.

True past performance is no guarantee of future results.

But history – and in particular the property market – is cyclical.

So, what really matters? What trendlines count? What should be ignored? How does one assess what is really going on in your relevant housing market?

Below is my list of things I think matter. They apply to all geographic areas; housing types and both new digs and resales. A deep understanding of these trendlines cancel out any headline.

ASK YOURSELF THESE 5 QUESTIONS: 1. What is the local time? That is to say, where is the relevant local market and housing product positioned on the property clock. The action taken depends on the time. While the property industry doesn’t like me saying this, sometimes the best course of action is to do nothing at all.

2. How deep is the market? What is the current and future level of relevant housing demand? Here we are counting sales by price group; product type and dwelling characteristics plus

the underlying need to supply more housing.

3. What is the current and likely future level of housing supply?

It is best to include supply on several levels including resales; new developments and also dwellings available to rent.

4. Who will buy or rent the dwelling? Here we suggest breaking the existing and future market into either generic demand groups (first-homebuyers, upgraders and downsizers for example) or lifecycle segments (such as young couples no children, families with young children and older lone persons households). Regardless of method, is the local ‘target market’ big enough to help you succeed?

It is often best to reverse this analysis and determine the size and direction of the relevant local housing market segments first, and then, deliver appropriate product to them rather than trying to ram your predetermined ‘square’ product into a ‘round’ hole. The ramrod approach can work when things are going well but rarely when things are more cactus.

5. What makes this property and location special? Consider the things that really matter, like local employment; income levels; schools; transport and affordability. The hardcore stuff, not the fluff.

And finally, it often pays to do a ‘Denzel Washington’ and clarify your rationale to yourself like you were explaining it to a five-year-old.

In essence, this is what we do when we undertake a project advice commission or are employed to provide a housing market assessment/outlook.

Remember follow trendlines not headlines and ask the right questions.

Well peeps, it’s minus-20 where I am right now and I am riding knee-deep powder in the trees of North America. Not sure of the surf on the Coast and to be frank, I don’t care – not one little bit! But hopefully some of you scored DI or Noosa last week. Next week looks fantastic for snowboarding but not sure how you guys are going.
