ustralia’s property market continues to make headlines, and given the sensational nature of the reports, you could be forgiven for believing Queensland is in the midst of a substantial “property crisis”.

The majority of reports focus on Sydney and Melbourne’s property declines. At no stage do the articles highlight the great growth of the past decade.

Instead, they focus on the decline which has hit the cities in the past year.

It is frustrating to be grouped into this bracket, given that other markets are stable. Reports indicate that the Brisbane, Canberra and Hobart markets are travelling well. And, here on the Sunshine Coast, the market is strong. The BIS Economics Australian Housing Outlook report reveals the Coast is the state’s star performer for 2018, with price rises outperforming Brisbane and the Gold Coast.

According to the figures, median house prices in this region rose by three per cent in the year to June 2018 and are expected to continue to grow strongly.

This phrase ‘property crisis’– needs to be clarified.

We are not claiming that the Coast will never see a downturn, however every indication – our population growth, employment rate, infrastructure and development investments – shows that we are punching well above the average.

The Coast is bucking the trend. For more, turn to page 14. Given that the region continues to grow its economy, it is certainly a great way to be going in to the new year. May your 2019 be great. Happy New Year from all of the MWP team.

If you could change one thing on the Coast, what would it be? Criticism. We’ve all got this criticism. I’d like to get people to think, it costs nothing to be nice.

What are you currently working on? I nurture people I’ve trained in laughter therapy. I also help kids that are depressed and suicidal on a social basis.

Your family includes. . . Two daughters, one son, seven grandchildren. And no husband. I’ve had two husbands.

I was married to the first for 26 years and the second for 15 years.

BIO Susan Brown developed Let’s Laugh in the early 2000s. She is an international ambassador for laughter and has experimented with laughter throughout the world. She has suffered a number of traumatic events throughout her life and has used the power of laughter to heal herself and live a happy and rewarding life.

If your life was a book, what would the title be?

Laugh It Off. What are you watching right now and why do you love it? I love Australian Story. I love true stories and inspirational stories.

When was the last time you played sport? I played badminton today. This is a bit of an egotistical thing – I’m now 70 and I got picked in a Queensland team. We won against girls in their twenties and thirties.

Best advice you’ve been given? ‘If it is to be, it is up to me’ by a fellow by the name of John Shadforth.

How long have you lived here? Since 1970.

What is your favourite place on the Sunshine Coast?

Waterholes and waterfalls. There are some lovely ones behind Yandina where you can strip off and go in the nude and no one’s around.

Where do you take visitors? I take them up to the Noosa

Best day in your life? Giving birth.

Your greatest regret? I don’t really look at things with regret because when you look back on things, it’s all in a plan for your life. But there are lots of things I wish hadn’t happened.

What achievement are you most proud of? I was pretty chuffed about being chosen in 2009 by the Australian Institute of Management. They picked six women as being exceptional women doing exceptional things.

You are happiest when? I’m pretty happy all the time. I don’t really get glum anymore. I wake up happy.

What frustrates you? When people do the ‘poor me’ thing. The victim. I see people being helped so much and all that time that person spent with them, trying to share and care is like water off a duck’s back and it’s actually not appreciated.

If you won $1 million, how would you spend it? I’m at a beautiful place in my life so I would help homeless people and children who are needy.

If you could tell your 18 year-old self anything what would it be? To live and let live.

Tea or coffee? I love coffee half strength with honey and chocolate all over the top, no pattern.

SUNSHINE COAST PROPERTY BUCKS THE TREND Despite ongoing reports that Australia’s property market is in a downward spiral, Coast experts say our region is performing above par thanks to billion-dollar, sustainable investment. And, they have the figures to prove it. WORDS: Roxanne McCarty-O’Kane.

These pillars uphold confidence in the Sunshine Coast property market.

Investor Property’s Sunshine Coast: A City in the Making describes the Coast as the “best performing region in Queensland for price growth with declining listings and increasing price pressure.”

Demand for property from 2011 to 2016 was about 16,000 properties and actual supply was 12,500.

These factors, when combined with the following pillars, are insulating the region from potential effects from what is happening at a macro level in other areas of the country.

The vision of the new Maroochydore CBD

strong economy, an unprecedented level of infrastructure investment, increasing employment opportunities and an insatiable demand for property has seen the Sunshine Coast enter a history-making era.

In fact, Investor Property managing director Mal Cayley says the region is operating well beyond a “once-in-a generation” change and is in an era of a “once-in-history” transformation.

“What’s occurring on the Sunshine Coast today is so significant and dramatic that it’s changing the city forever,” he tells My Weekly Preview. “[We have] a perfect combination of events that are unprecedented for any city in Australia’s history. Where it’s leading, nobody can tell you for certain… yet we can be confident of the direction, regardless of what is happening in other areas.

“This region is poised to expand at a level that is unprecedented and, importantly, sustainable well into the future.”

Mr Cayley credits the newly completed Sunshine Coast Health Precinct project, which includes the private and public hospitals, as being the “impetus for change”.

“The initial growth was driven effectively by the public sector, with the hospital and the great work the Sunshine Coast Council has done in light of the solar farm, new CBD and the airport expansion,” he says.

“Private investment has piggybacked off of that and where there’s opportunity for investment, they follow.”

Earlier this year, the Property Council of Australia published Creating Great Australian Cities, which looked at the mega trends shaping our cities.

Mr Cayley says on all accounts, the Coast not only fares better than other cities, it is possible that our region is “the preeminent Australian city on track to qualify as a ‘Great’ city, already implementing some of the key mechanisms identified in the report.”

These include a consistently high rate of infrastructure investment, using public land and assets to achieve strategic goals – such as the hospital precinct, SunCentral CBD development and the airport expansion – and a high quality of placemaking, place management and tactical urbanisation.

According to the Regional Australia Institute, the Sunshine Coast is predicted to be among the fastest growing cities to 2030 and, reflecting on the state of the region, Mayor Mark Jamieson says the gamechanging projects will continue to pave the way for international connections that will strengthen the region’s economic resilience and social fabric.

“The Coast’s economic landscape is diversifying with an expanding workforce, focus on innovation, huge infrastructure works and the highest internal migration rate per capita in the nation,” Mr Cayley says.

“All of these factors are working in symmetry to create a growth projection that is really a game changer.

GAME-CHANGER PROJECTS THAT ARE BOOSTING CONFIDENCE IN THE REGION Maroochydore CBD Below-ground infrastructure, footpath paving, public lighting, street furniture and street tree plantings are completed in the first precinct. Around 30,000 new jobs will be created by 2040. With stage one to open early 2019, the whole CBD is expected to be completed by 2036.

1. EMPLOYMENT More than 160,000 people on the Sunshine Coast have jobs – this is almost 25,000 more than five years ago. Mayor Jamieson says household incomes have improved significantly from being 22 per cent below the Queensland average in 2011 to now being nine per cent below the state average. “We won’t rest there – I want to see us at least level pegged with the state average within the next 10 years,” he says.

The seven industries identified by the council as high value in the Regional Economic Development Strategy will employ at least 100,000 people by 2033.

2. POPULATION GROWTH According to the ABS, the Coast has one of the highest internal migration rates in the country. Demographer Bernard Salt predicts the population will increase from around 350,000 to 550,000 by 2040. “To achieve this growth, the Sunshine Coast will have to build the equivalent of a new suburb every 14 months and a new school every two years, as well as new infrastructure,” he says.

Council statistics show continued development in the region, with $988 million of building approvals issued in 2015/16 and $1.64 billion in building approvals for 2017/18. Ron Grabbe says: “There is a lot of catching up for developers since the GFC. Due to the unprecedented level of infrastructure under construction, about to commence, or in the pipeline, my prediction for 2019 is that there will be a steady progression of activity.”

International submarine broadband cable The contract has been awarded to Vertiv to establish the Maroochydore cable landing station. The submarine cable will provide the fastest data and telecommunications connection between Australia and Asia from the Sunshine Coast by mid-2020.

Sunshine Coast Airport upgrade The expansion of the airport to include an international runway will provide a more than $4 billion boost to the local economy when it is operational in 2020. More than 1.3 million cubic metres of sand have already been pumped onto the airport grounds to prepare the runway site.

Sunshine Coast Light Rail Proposed to connect Caloundra to Maroochydore, the light rail project is still in planning stages. The light rail system will reduce reliance on car travel and reduce traffic congestion and is expected to inject $3.6 billion in benefits back into the economy. The estimated delivery is between 2022 and 2025.

Aura Aura is the largest private masterplanned community ever undertaken in Australia and will see Caloundra South transformed into a city that will be home to 50,000 new residents on completion. The first stages of this $7 billion Stockland development are already open, with ongoing development expected until 2045.

Harmony Palmview is a substantial greenfield development near Sippy Downs that will see an estimated 12,000 new residents call the area home by completion between 2031 and 2036. How is the cable installed?

A cross-section of cable that will change the region

W

hen you think about what the internet really is, what comes to mind? It is something we use every day and most of us don’t give it a second thought.

But there has been a lot of excitement surrounding the game-changing project that will bring a submarine cable directly onto the shores of the Sunshine Coast, boosting our connectivity and removing our reliance on the closest one located in Sydney.

The project includes a 550-kilometre undersea fibre-optic cable, which will connect the Coast to the 9600-kilometre Japan-GuamAustralia South (JGA-S) submarine cable.

Ultimately, we will have a faster connection to more than 1.5 billion people.

Innovation Centre Sunshine Coast CEO Mark Paddenburg says there are more than 440 submarine cables in service, stretching over 1.2 million kilometres around the world and “soon the Sunshine Coast will be in this exclusive cable club”.

When you consider that the world is 70 per cent water, this makes sense.

In the book The Undersea Network, American researcher Nicole Starosielski points out that cable technology allows for data exchange up to eight times faster than what can be achieved via satellite.

Mayor Mark Jamieson, who was instrumental in bringing the project to fruition, says most of Queensland’s data and communications currently travel to Sydney via land, before heading to its international destination through submarine cables.

“People don’t realise that every time you make an international phone call or transfer data overseas, every time you search Google, every time you like something on Facebook, it doesn’t go through a satellite,” he says.

So, what is a submarine cable?

If you’re like me, you probably think such a cable would have to be a thickness of a tree trunk to be able to withstand the underwater pressure and handle the amount of data we transfer every millisecond as a nation.

But the cables used are not only made of 100 per cent pure glass, but they are the width of a strand of hair. Your photos, videos, messages and documents are sent around the world on these tiny strands through pulses of light. The cables are colour-coded and always organised into pairs, because they are bi-directional. Each submarine cable could contain anywhere from a couple of pairs to dozens depending on the requirements. The rest of the cable – 99 per cent of it – is made up of protection and insulation.

“It’s truly amazing technology built into thin glass fibres that span the globe and provide us with lighting-fast connectivity, when it works,” Mr Paddenburg says.

Cisco Systems’ Visual Networking Index predicts the 2022 internet traffic will equal the first 32 years of the internet’s history.

The number of internet users is projected to grow from 3.4 billion in 2017 to 4.8 billion in 2022.

In A Journey to the Bottom of the Internet, YouTube presenters and Google employees Natalie Hammel and Lorraine Yurshansky, known as Nat and Lo, venture on board a ship preparing to deploy to highlight exactly how the cable is prepared to be laid.

The cable is made and stored in tanks in a huge warehouse and fed down a “cable highway” and dropped into the ship’s hull, where it is coiled by hand into gigantic reels.

“It takes about a month for the cable to be loaded up, with workers working around the clock in 12-hour shifts,” Ms Hammel explains.

The ship then sails to where the installation will begin and gets as close to the shore as possible, floating out the length needed before it is buried into the sand to protect it from beachgoers.

It then follows a pre-determined meticulously plotted course, which is chosen to avoid undersea mountain ranges and follows the flattest possible route. While it is sailing, a remote-operated plough is dragged behind the ship to dig down and bury the cable under the sea bed.

While the region hasn’t yet attracted the likes of a Google regional headquarters, the cable will boost the competitiveness for businesses of all sizes and enhance the region’s capabilities for co-working.

“I have no doubt the new cable will be a game changer for digital tech startups and high-growth local companies… right through to established multinational businesses like Youi Insurance and McCormick’s [formerly Gourmet Garden],” Mr Paddenburg says.

“There will also be benefits for our new hospital as we embrace new services like telemedicine over the next decade.

“The University of the Sunshine Coast and its research institutes will also be a beneficiary of the greater bandwidth as we deliver education via a multi-campus network and also deliver courses globally.”

What does the new submarine cable mean for residents?

There will be improvement in speed, quality and connectivity.

“Because we are all consuming more data at work and in the home, even with the NBN rollout our region will struggle to keep up with demand,” Mr Paddenburg says. “The extra cable capacity will help future proof our region by providing faster, more reliable and affordable broadband connectivity.

“Well-located cables will be as important as the railways, highways and shipping lanes have been to society,” Mr Paddenburg says.

What does it mean for business?

Russ Matulich, CEO of RTI – the company partnering with council to deliver the project – says the cable will place the region on the business map of the world.

“Businesses need the fastest communications path between two locations.

A SIMPLE GIFT THAT CHANGES LIVES Megan Limpus had a life-changing experience when she visited Nepal earlier this year to deliver handmade cloth menstrual pads to girls and women who no longer have to miss school and work each month. WORDS: Leigh Robshaw.

M

egan Limpus says she always knew she was put on Earth for a reason and now she knows what it is. The certified health coach from Caloundra is part of an organisation called Days for Girls, which sews reusable cloth pads for millions of women and girls around the world who have to sit in tents or huts while they are menstruating, thereby missing school or work every month and putting their health at risk.

Mrs Limpus runs Blooming Healthy Studio in Caloundra, a wellness and creative space where she gathers groups of women together to sew the kits, among other activities. In May, she took her first trip to Nepal with her friend Sharon, delivering 95 Days for Girls Kits – which include waterproof underwear shields, absorbent liners, ziplock plastic bags, a washcloth, a bar of soap and two pairs of underwear. The liners are made with culturally appropriate fabric and bright colours so they can be hung on a washing line and look like a regular washcloth.

“We were there for 10 days and it was life-changing,” Mrs Limpus says. “We stayed at this incredible school and blended in with their culture. To think these very young ladies have absolutely no idea what’s going on with their bodies. It was overwhelming. It’s totally taboo to talk about it. They get told when they bleed to go into this little hut and sit there.

Women even die in these huts because of the condition of them. They don’t wear underpants and we give them out, which deters men from raping them.”

Mrs Limpus says well-meaning charities often donate disposable pads and tampons to people in developing countries, however tampons are not culturally acceptable and if

there’s no waste removal, used pads lay in the streets and people try to re-use them.

“Some women walked four hours because they heard they could get a kit from us,” says Mrs Limpus. “They use cow dung, which they turn into a patty pad to hold the blood and put it in the shorts they wear. Or they just sit on a piece of cardboard and bleed onto that.

In a lot of countries they use rolled up material, which is very uncomfortable.”

Mrs Limpus took charts to explain the menstrual cycle to the girls and women.

“They were curious and had such joy in the way they looked at us,” she says. “We were teaching them something so new and they wanted to know more. We handed them the packs and got one of the girls to put the underpants on. Just the giggles – it’s so foreign to them. It’s something that will never leave my heart; their faces were so joyful.”

Mrs Limpus travelled to Nepal with Choice Humanitarian and funded the trip herself. “It cost me $2500 for the 10-day experience and I’d pay that each week if I could. My big passion is to take more women and families over with Choice, because it was such an amazing experience.”

Mrs Limpus and her friend Sharon began their Days for Girls group last year after visiting a chapter in Brisbane, where they were asked to demonstrate their sewing skills. They then had to send a sample of the full kit to Days for Girls so the facilitators could check it met the high standards.

“Everything is donated,” she says. “I’m blown away with the amount of people who can’t sew or don’t live near us who send donations so we can buy material. We’ve costed that it’s about $15 in materials to make the kit. People who aren’t skilful at sewing

might bring back the little soaps if they stay at a hotel, because they are the size we need.”

Mrs Limpus says there are many retired people on the Coast who collect material from Blooming Healthy Studio, take it away and deliver completed kits to the studio. She runs days where groups of women work together to assemble the kits and they were able to send 115 kits to PNG recently.

While Mrs Limpus encourages people to become involved, she says nothing compares to delivering the kits in person, and she plans to do many more trips. “It’s great to sit here and sew the kits in Australia, but it’s not until you see the joy and relief on the women’s faces that you know why you’re doing it. To realise what one kit can do for somebody’s life is pretty darn cool and I love it.”

The couple is in the process of building Australia’s first residential treatment facility for eating disorders at Mooloolah Valley, and they have welcomed the recent $110-million Federal Government investment in making a comprehensive treatment plan available through Medicare. “Prior to this announcement, parents and carers and sufferers have only got limited opportunities... to access support,” says Mr Forbes, who, with his wife, established the charity endED. The changes mean sufferers, depending on the severity of their disorders, can access up to 40 psychological and 20 dietetic services a year. Previously, they could access 10 psychological and five dietetic services a year.

Sami Muirhead reflects on a year of celebrity stalking, including the time she got in a spa with Chris Hemsworth wearing her undies.

As he stares down the barrel of 2019, Richard O’Leary is in a philosophical mood.

P

opcorn, air conditioning and total escapism. Yep, this time of the year is movie season. We have Aussie traditions at this time of year that include eating mangoes, watching the boring cricket and heading to the movies wearing stretchy pants. I would rather escape from reality than face the fact I have failed to lose weight or credit card debt this year.

We are now spoilt for choice for cinemas with our first Gold Class on the Coast. The Boxing Day line-up is traditionally a date for the blockbusters.

It was 12 months ago that the cinematic gods gave us Hugh Jackman and Zac Efron in all their singing glory in The Greatest Showman. The big movies of the past year were Avengers: Infinity War, Black Panther and A Star Is Born. All brilliant movies.

I have had quite the year for stalking celebrities. Not that I am one to name drop, but brace yourself: Thor. Yep. Chris Hemsworth. Chris and I were hanging in the spa at Rainbow Beach. Matt Damon was also there. You may have heard of him.

I cornered my prey in the lobby area of the hotel we were all staying at in Rainbow Beach. Both lads then took their bunch of kids to the spa, so I started screaming at my kids to hurry up and put their togs on. In my rush to plunge into the spa with Matt and Chris, I forgot my four-year-old and my bikini bottom, but we made it and I tried to act as calm and cool as humanly possible as

I rounded up my remaining children like a mother hen and popped them in the spa.

You hear those stories about celebrities being real jerks. Well, my buddies were the loveliest, most humble, normal dads you can imagine. And they were super lovely to my kids, who just couldn’t believe Thor was holidaying in Rainbow Beach when he could select from multiple galaxies.

I was then lucky enough to travel to London for ‘work’ to cover the Royal wedding. We camped out for 36 hours in freezing cold weather in the shadows of Windsor Castle to see Meghan Markle and Prince Harry looking every bit the fairytale as they elegantly glided by us screaming Aussies in their open horse-drawn carriage.

I also made the pilgrimage to Fraser Island when the Royals came to Australia to open the Invictus Games. I am buying scratchies in the hope I can fly to the United Kingdom to celebrate when their baby is born. My husband tells me I need a life.

And if you are still wondering about my missing four-year-old and bikini bottoms, well, I just went in the spa in my Bonds undies. All class! And I genuinely left my baby boy in the hotel room in the chaos.

He was just fine and no harm was done thankfully, but it is still a sore point between my hubby and I. Happy New Year, everyone! May 2019 bring good knickers at all times, surprise celebrity spottings and lots of laughing and love for us all.

God know we all need a little courage to get through Twixtmas – the period between Christmas and New Year’s Day – and who better to call on than Cicero. “Live as brave men; and if fortune is adverse, front its blows with brave hearts.”

Or you can just get another beer if you are at one of my family gatherings – until it runs out and then not even one of history’s greatest generals can get you out of trouble.

In the words of Julius Caesar, “No one is brave enough that he is not disturbed by something unexpected.”

But a shortage of alcohol could lead to some introspection, and surely that’s a good thing? Hermann Hesse would

agree, suggesting we should seek humility over honours. “It is not for me to judge another man’s life. I must judge, I must choose, I must spurn, purely for myself.

For myself, alone.”

Or as Ernest Hemingway elaborated, “There is nothing noble in being superior to your fellow man; true nobility is being superior to your former self.”

If self-reflection is beyond you, then maybe a deaf composer can awaken the music within you. “Only the pure of heart can make a good soup.”

“It is not for me to judge another man’s life” I have no idea what Beethoven was banging on about either, but I still love it.

For those looking for some hope in 2019 you can’t go past Desmond Tutu.

“Hope is being able to see that there is light despite all the darkness.”

Whatever you do, ignore what Nietzsche had to say on the subject or you may well give up on next year even before it starts.

“Hope in reality is the worst of all evils because it prolongs the torments of man.”

I suggest you don’t invite Friedrich to your New Year’s Eve party. Have a great night and an even better year.

E

very year there are new words and phrases, new sayings that enter our vernacular and become trendy buzzwords like ‘cray’ (crazy) ‘on point’ (nailed it) and ‘sketchy’ (suss).

One of the biggest of 2018 was ‘FOMO’, which as I reckon you’d know by now means the ‘fear of missing out’. As a 43-year-old I’ll see your FOMO and raise you JOMO. Yep, you got it girlfriend, the ‘joy of missing out’. Let me tell ya I’m all over JOMO like a fat man on a Zinger burger.

Seriously I’m never happier than when someone cancels plans. That’s what happens when you hit 40-plus, you’re at least 10 kilos overweight, you sweat constantly, you’ve got five years left until your phone totally confuses you and you’d rather stay home.

Now in our time together we’ve also explored well-known sayings that just don’t make sense to me. I know I’ve banged on and on about the old ‘believe you me’. But come on! It’s nuts! If I’m telling you the story surely it should be ‘believe ME, YOU’. Am I right?

‘I slept like a baby’. Really? You slept like a baby? So you woke up three times, messed ya trousers then cried yourself back to sleep?

Good on you.

When someone dies we refer to them as ‘late’. My ‘late’ Aunty Trish, she was a good

sort. Here’s a tip for you – Aunty Trish isn’t late kids, she’s not coming at all.

‘Money doesn’t buy you happiness’. What an outdated old saying that is. Sure, money doesn’t buy you happiness, but it will buy you a super yacht and that’s pretty close.

‘I’ve been working like a dog’ – really?

So you’re doing bugger all then? If you’re anything like my dog Pepper Potts, you’re lying around all day, licking yourself until someone comes to the door. Nice work if you can get it.

‘Fake it til you make it’ is not just a stupid saying, but it’s dangerous too. Faking it til you make it might work around the office people, but it’s not great if you fly helicopters.

And finally, the classic, ‘when life gives you lemons, make lemonade’. Well life better give you a bag of sugar and some fizzy water coz otherwise the best you can muster is lemon juice.

I say when life gives you lemons, grab a bottle of gin and cut up those bad boys!

Gin was THE drink of 2018, closely followed by local craft beers, and one that’s a ripper is 10 Toes Brewery’s Happy Days.

Now I’m more of a straight-up pale ale and usually IPAs are too bitter for me, but Rupert and the 10 Toes locals have created a cracking IPA that everyone will enjoy. It’s based on the West Coast IPA, with mandarin, peach and tangerine aromas. A solid hop-driven beer that’s big on flavour with a well-crafted restrained bitterness and a crisp malt profile.

HAZELNUT CHOC RASPBERRY PUDDING Raspberries contain antioxidants such as vitamin C and these help to fight against cancer and heart disease. They’re also low in kilojoules and have fibre, and this works well for weight loss. This is why Annette Sym has incorporated them into this delicious recipe, which is featured in her latest book Symply Too Good to Be True: Cooking for 1 or 2 People.

INGREDIENTS • ¾ tsp gelatine • 2 tbsp boiling water • 2/3 cup evaporated light milk • 2 tbsp Nutella spread • 2 tsp Plaistowe cocoa, sifted • 1/3 cup frozen raspberries

METHOD Place gelatine into boiling water and mix together until dissolved. Leave to one side. Place milk into a small mixing bowl. Combine Nutella and sifted cocoa with milk using a whisk. Make sure to blend the Nutella well. Add the gelatine, whisking until combined. Divide raspberries over the base of two seven-centimetre ramekin dishes or small glasses, then pour equal amounts of mix on top. Refrigerate until set.

GLOBAL MARKET OUTLOOK

I

t is now time to start thinking about 2019. This week we put forward our market and economic predictions for the year ahead.

The global economy is on track to generate above three per cent real GDP growth in 2018, the second consecutive year in a row. This year, however, has seen less synchronised growth – the US has advanced, but China, Europe and Japan have failed to meet expectations.

We estimate that the global economy may see GDP growth at three per cent throughout the 2019 year also. We anticipate that most of the major economies – the US, China and Europe – should experience slower, but relatively robust, pace of growth during 2019.

Underpinning the growth outlook is an

improved labour market, a broadly healthy consumer, accommodative-to-neutral interest rates, and support from government spending. The primary reason for a more conservative outlook in 2019 is because we assume an impact on activity from rising US interest rates over the year, and conflicts between the US and China on trade becoming even more apparent.

The US is again expected to lead interest rate normalisation. After 75 basis points (bps) of increases already this year, and possibly another 25bps during December 2018, the median US Federal Open Markets Committee participant currently projects another two rate rises of 25bps each in 2019.

Elsewhere, moves will be more muted, with the European Central Bank already stating rates will remain at current levels through to late 2019, or “as long as necessary”.

In the US, fiscal support from 2018 should carry into 2019, but the reinstatement of the debt ceiling on March 1 and a divided Congress post the mid-term elections reduces the chances of significant new stimulus announcements.

The Chinese Government has more debt headroom – and will likely use it to target tax cuts and infrastructure spending – with which to mitigate trade drags. This likely response is perhaps

under-appreciated by the market at the moment, in our view.

US-China trade conflicts and Brexit are the more critical variables for 2019. Our base case is that 1) the UK will either approve Theresa May’s ‘soft exit’ plan, or contemplate revoking its withdrawal; and 2) the US will ultimately lift tariffs on Chinese goods to 25 per cent, necessitating China adding policy support to its economy – both of which are assumed in our growth forecasts.

Separately, populism in Europe is still elevated, as observed recently by Italy’s attempt at defying European Union budgetary rules which, in itself, will see concerns around the future of the European Union persist.

Ultimately 2019 is still looking relatively positive at this time. However, we strongly suggest seeking advice and ensuring that your portfolio is positioned for any potential headwinds.

SUGAR TAX A SMART MOVE Most young people would support a tax being slapped on sugary drinks if the money was used to subsidise fruit and vegetables or exercise facilities, a study has found.

Deakin University researchers surveyed 1793 young people aged 18 to 30 and found that 48 per cent supported a tax on

sugar-sweetened drinks.

But that support swelled to nearly three quarters of the group if there was an option to spend money raised by the sugar tax on subsidies for fruit and vegetables and community exercise facilities.

“This suggests that a tax on sugarsweetened beverages may be a well-received and effective public health intervention, which should be considered by policymakers to reduce obesity in Australia,” the researchers said in their study, published in the Australian and New Zealand Journal of Public Health.

In Australia, the biggest consumers of the drinks are teenagers aged 14 to 17, followed by young adults aged between 18 and 30.

Two out of five of the young people surveyed said they’d had a sugary drink the previous day, with soft drinks, fruit juices, energy drinks, sports drinks and flavoured mineral waters the most popular beverages.

The researchers noted that economic modelling had shown introducing a 40 cent tax on sugary drinks would reduce consumption of the drinks by about 15 per cent, while the government would reap $500 million and the national obesity rate would fall by two per cent.

Sugary drinks are considered by health experts to be major contributors to obesity.

Recently, data from the ABS showed that almost seven-in-10 Australians are either overweight or obese.

Every day I’m faced with clients who come to me and openly confess they’re not achieving their fitness goals despite their ‘best’ effort to exercise. I’m not just talking about weight loss, but women and men of all ages who have plateaued in their goals to increase strength, improve fitness or meet a target weight range. And often, there’s one underlying cause for their fitness holdup – they’re not exercising correctly.

Our national exercise guidelines indicate you need to perform a minimum of 30 minutes of moderate to vigorous physical activity per day, or at least 150 minutes of exercise accumulated over a week. In addition, you should perform two resistance or strength-based training sessions per week to prevent loss of muscle mass, strength and decrease in metabolic rate.

It’s important to note these guidelines are for maintaining health, and need to be

SCIENTISTS DESIGN REMOTE-CONTROL PILL An electronic capsule that can be ingested and controlled wirelessly to deliver drugs has been designed by scientists, in an effort to reduce surgical procedures.

Researchers at the Massachusetts Institute of Technology believe that the device could be used to provide drugs to users for a variety of diseases that require medication over longer periods of time, especially those that require strict and regular doses.

The 3D-printed pill can be controlled externally using Bluetooth, and could be developed further to detect infections or an

allergic reaction in the future.

“Our system could provide closed-loop monitoring and treatment, whereby a signal can help guide the delivery of a drug or tuning the dose of a drug,” says Professor Giovanni Traverso, co-author of the research, which was published in the Advanced Materials Technologies journal.

Scientists also believe such a device could work with other health wearables and implants to send the information to the patient’s phone or their doctor.

The capsule dissolves when consumed, allowing arms to expand and lodge itself in

the stomach for around a month, before it begins to break apart and leaves the body through the digestive tract.

Where I see most clients fall down is the perceived intensity of their exercise. Typically, clients report to me they walk their dog twice a day for 30 minutes. hen Moira Forbes was diagnosed with a brain tumour in 2014, and advised she would need to move to Sundale’s McGowan Lodge in Nambour, she was not at all pleased.

Having lived an adventurous youth in New Zealand and completing missionary work in a number of countries, she was reluctant to transition to what she thought would be a more sedate life in McGowan Lodge.

Embracing the new computer installed for residents at McGowan Lodge, she has been learning this new skill with the help of Sundale staff and volunteers.

“I’m 128 pages into my story and am very grateful for the help I’ve received in learning how to use the computer,” Mrs Forbes says.

“This is a great community here and I hope that some of my friends are able to join me to enjoy the care and quality of life I have here at Sundale.”

SETTING UP FOR SUCCESS You only need to take a short drive around the region to see that the Sunshine Coast is growing – up and out. And with growth comes new jobs, new homes and plenty of new opportunities. WORDS: Roxanne McCarty-O’Kane.

T

here has been a lot of talk about property prices of late, with a lot of focus on the Sydney and Melbourne markets, but a number of Sunshine Coast property identities have come together to highlight the reasons why the Coast market is a very different environment and why prices continue to remain strong.

Investor Property director Mal Cayley says one of the most important things to understand when looking at the property market is that it is very much a part of the wider economy and is subject to how the region as a whole is performing.

“It’s about where people live, where they work, where they play and how we are living as a whole and on the Sunshine Coast that is rapidly changing,” he says.

“From a macro-economic sense, the significant amount of infrastructure that is being created here isn’t like a lot of other areas that have a large project with a big number attached to it. This is because our infrastructure is not a mine or projects that create a large number of construction jobs; these Coast projects offer large longer-term job numbers that will be sustainable and that will have an exponential effect for our future.”

Mr Cayley says the airport expansion will add to the tourism “explosion” we saw in 2018 and this will in turn have a positive effect on business confidence and the drive to invest.

“When you look at cruise ships, for example, we had 14 of them this year and a lot of those passengers didn’t geographically know where the Sunshine Coast was before their trip. These people go back home and tell

stories and this has a positive and powerful effect in many ways,” he says.

“We have seen a big rise in the number of restaurants, cafes and venues on the Coast and while there may be competition and it’s a little tough for some operators right now, overall they are collectively creating greater attraction for the region.

“People who are moving here are looking for all of those things as well as affordability.”

Mr Cayley says a lot of affordability statistics linked to the Sunshine Coast are “fundamentally incorrect.”

“There are a disproportionate number of self-employed people who are really good at minimising their income and a huge community with no income because they don’t need it, so while the region’s average income is $63,000, the disposable income per household is much higher here than other regions. People do have money to spend,” he says.

“We will start to see an increase in household incomes as employers grow their businesses and seek out higher qualified or better quality staff. This has been seen already with the massive jump in income in Birtinya with the opening of the Sunshine Coast University Hospital compared to what it was just three years ago.”

Harcourts Caloundra agent Luke Carter says the impressive momentum on home sales in early 2018 has been somewhat dampened by hype surrounding movement in the Sydney and Melbourne markets in some media outlets.

It is important to remember that while

home prices have fallen 5.8 per cent in Melbourne since peaking in November last year, according to CoreLogic, home values in the Victorian capital increased by 74.7 per cent in the 10 years to October 2018.

This really puts the recent price fall into perspective.

In contrast, according to the REIQ, the Sunshine Coast has been steadily on the improve since the 2011 trough and recently posted a 6.3 per cent growth on median house prices for the combined Sunshine Coast and

“The problem is that these headlines are based on the Sydney and Melbourne markets and not southeast Queensland, which is currently in a completely different part of the property cycle,” Mr Carter says.

“The other factor that slowed the momentum was the Banking Royal Commission and the tightening of credit.

These factors have definitely spooked the market, but ultimately they will not last. We are already seeing buyers slowly move back into buying mode as the opportunities are too irresistible.

“Many suburbs across the Sunshine Coast still have property available to purchase at 2008 price levels. This is unbelievable value.

With low interest rates and strong rental demand, investors will come back to the market because investors know that money in the bank is going backwards when you factor inflation into the low interest rates.”

Mr Carter says with the downturn in the Sydney and Melbourne property markets and the Australian dollar trending down it is also likely there will be limited pressure for the RBA to raise interest rates “any time soon”.

“I think we will see an overall general confidence in the region in 2019 and this will not only flow through the housing market but also through local businesses as more and more people have confidence the region will experience a strong economy. And that is great for everyone,” he says.

“A strong business community leads to greater employment opportunities and an overall more prosperous community.”

When it comes to property development, RGD managing director Ron Grabbe says the region is still playing “catch up” due to a weakening of investment during the GFC, which widened the accommodation gap on the Coast.

Mr Grabbe says activity is heating up and with so many infrastructure hotspots, it is being evenly distributed across the region.

“I think it is more about the availability of desirable opportunities which are finally unfolding. Examples are the long-awaited developments such as Aura, Harmony, Oceanside Health Hub, Birtinya Town Centre, Bokarina Beach, Maroochy CBD, and the airport,” he says. “The Sunshine Coast is attracting so much investment at the moment due to the unprecedented level of infrastructure currently under construction, about to commence or in the pipeline.

“The new International Broadband Submarine Cable alone will potentially attract many businesses to relocate and take advantage of world-class broadband in a world-class location.”

Mr Grabbe predicts there will be a steady progression of construction activity throughout the Coast. New projects in the pipeline will also unfold ensuring constant, but not excessive, activity.

The delivery of the new airport is getting closer and the commencement of construction in the new Maroochy CBD and Bokarina Beach all add up to a positive, exciting and prosperous year. myweeklypreview.com.au

The world is going bonkers. If there was a better time to go surfing, it is now.

So here is a trivial exercise for you – type the word ‘idiot’ into Google and guess who pops up? Yep, Donald Trump.

I remember teaching my four-year-old son what we call bush turkeys – Tony Abbotts. Four years later, with great pride in front of a huge crowd, he pointed and screamed “look, Dad – it’s a Tony Abbott!” Strangely, it got a good response from the crowd.
