t’s MWP’s last issue of the year with our annual wrap-up of the past 12 months on the Sunshine Coast. Throughout the year we have been hearing from real estate agents and property developers, retailers and tourism operators, property buyers and sellers, mum and dad investors and small business owners. And something has struck us in the MWP office – that as the year has worn on, the sense of optimism among those who rely on the region not just for their lifestyle but for their livelihood has increased. We thought we would test the theory for this week’s cover story and for our My Property Preview story, so have asked main players in real estate, development, retail and tourism for their take on how the year has been and what 2014 is shaping up to be. The good word Another year is drawing to a close, so we’ve chatted with local industry leaders to see how the Coast’s major sectors fared in 2013.

Property

The local property industry continued to improve in 2013, with sales volumes rising right across the region. Real Estate Institute of Queensland CEO Anton Kardash says while Brisbane and the Gold Coast have been leading the state’s property recovery, the Sunshine Coast isn’t far behind. “Preliminary house sales were up 10 per cent over the September quarter 2013, with Buderim the most popular suburb to buy a house,” says Kardash. “While quarterly prices can be volatile due to varying types of properties sold, over the 12 months to September 2013 the region’s median house price increased 2.3 per cent.” Bevan Horsnell is the principal of Belle Property Buderim and says the 4556 postcode, which also takes in Sippy Downs, Forest Glen, Mons and Tanawha, has experienced a remarkable resurgence in 2013, as buyers come out of “selfimposed hibernation”. “Buyer conf dence is no longer such an issue, with most people having a solid belief that now is a great time to make wise purchases, with the worst years post-bubble [in 2007] behind us and the future looking much more inviting,” [ 10 ] MY W EEKLY P RE VIE W \ D E CE M B E R 27, 2 0 1 3

Hornsell says. “Twenty per cent growth has occurred throughout the f rst three quarters of this year compared to 2012, with average days on market down around 15 per cent over the same period. “We are also witnessing the return of possibly the most important buyers in any market, the investors and f rst-home buyers, with the bottom end of the market leading the way in sales and inquiry numbers. This will, of course, have a f ow-on effect for the others sectors of the market.” Kardash Anton Kardash tells MWP that while the $350,000 to $500,000 price bracket is generally the strongest market segment, the Sunshine Coast has also recorded growth in the $500,000 to $1 million bracket and above. “The prestige market has also seen

improvement with a number of $3 million-plus sales since the start of 2013,” he says. “Despite this there were also many bargains snapped up during the year, particularly in Nambour, which was also one of the most active housing markets.” David Hedley-Ward is the sales manager at Next Property Group, one of the Coast’s largest residential agencies. He tells MWP

The conf dence levels of buyers and sellers have been increasing over the year, with the former becoming more aware that the market has now changed that Next has experienced a signif cant increase in sales volume and a noticeable increase in buyer conf dence in 2013. a market that is healthier than it has been in years. Hedley-Ward says Next has also recorded a strong return in investment interest, “particularly in and around the Kawana health hub along with many owner-occupiers who see real growth potential in that area”. The agency is so conf dent in the local market that it opened a Pelican Waters off ce in September and will open one in Cotton Tree in early 2014. Kardash tells MWP that over the past year local market conditions have def nitely improved, and REIQ expects that trend to continue in 2014. “For 2014, major infrastructure projects and a recovering tourism market should strengthen the local economy,” he says. “As a result, the Sunshine Coast should see continued steady growth in sales activity and prices next year.”

Development

After a tough few years, the Sunshine Coast’s construction and development industry also experienced a more positive year. Ron Grabbe, director of Kawana-based RGD Constructions, tells MWP that his company has had an “outstanding” year in which it commenced construction of more than 300 apartments. “Three of our most recent developments have sold out, while other projects are showing strong sales in recent weeks,” says Grabbe. “From the 307 apartments for sale only 37 apartments remain.” Grabbe says that over the past 12 months the local construction industry has shown positive signs towards a strong recovery. “As the recovery phase strengthens and this newly seen conf dence expands across the region, all local business will benef t from the increased injection into the local economy,” he says, citing record low vacancy rates in permanent rentals as evidence of an increase in demand for new construction. Grabbe expects renewed conf dence in the

local construction industry to be further underpinned by the construction of the Sunshine Coast University Hospital and surrounding health precinct, which is expected to service around 15,000 visitors per day. “My calculations are that if each visitor purchased one cup of coffee that would equate to $21 million per year to small business,” says Grabbe. “The impact and spin-off the health hub will have to the local economy will be phenomenal.” Penny Service, who is the sales manager at Maroochydore’s Sunshine Cove estate, agrees that 2013 has been a much more positive year for development on the Coast, with an increase in conf dence for buyers, sellers and those in the industry. As well as the hospital development, Service points to the expansion and development of Maroochydore’s commercial sector as evidence of the region’s appeal. “Everything we had going on [on the Coast] certainly presented us as a really good destination and a place to invest, or buy your own home,” she says. “For a long time Maroochydore has been planned as the principal economic centre of the Coast, but it’s only now that all the businesses and community are seeing that come to fruition.”

Retail

2013 was the f rst full year of trading for the Maroochydore Homemaker Centre, which opened in November 2012 and followed a tough period for local retailers. The building houses a total of 20 retailers and commercial tenants who employ more than 400 staff. Management say the local community has been very supportive of the centre and while it is one of the Coast’s largest retail spaces, they are eager to be more than just a shopping destination, hosting children’s entertainment and activities in school holiday periods and giving back to the community through charity continued over >

<from previous page events, such as the recent First Birthday gift drive for SunnyKids. Sunshine Plaza also aims to be a community hub. This year it launched its KidTastic program, which also offers interactive holiday activities for children and families. This year Sunshine Plaza’s development application, which proposes 120 additional specialty stores, a further 1500 car spaces, an expansion of the current Myer and the region’s f rst David Jones department store, was approved by the council. Manwaring tells MWP that the decision brings Sunshine Plaza closer to delivering “an enhanced retail, dining and entertainment experience” as a vibrant community hub. After Sunshine Coast Council unveiled its blueprint for the future Maroochydore CBD earlier this year, the Coast’s major retail centres are also poised to benef t from an increasingly central position in the heart of the Coast’s economic and retail hub.

Tourism

Caloundra Chamber of Commerce’s tourism and events chair, Bill Darby, says coming into to 2013 was a “fairly nervous” time for local tourism operators. “We’d been through three consistently underperforming years due to the high Australian

dollar, unseasonal amounts of rainfall and the slow economy more generally,” says Darby. “So we had high expectations for 2013, and [the year] actually got off to quite a slow start. In the lead-up to Easter not much had changed in terms of tourism operators’ turnover and visitation rates.” However, after Easter the Coast’s tourism operators saw quite a sharp return, helped by f ne,

INTERNATIONAL HONOUR Former Australian of the Year Professor Graeme Clark was thrilled to win the 2013 Lasker medical research award for his work on the cochlear implant. The award is regarded as the American version of the Nobel Prize. “It was quite unexpected,” says Clark. “All awards are signif cant and meaningful, but this is one that I suppose is a culmination of acceptance of the research which I have been at for 45 years.”

Associate Professor David Wilson believes the 82,000 new cases in the latest reporting period could be as little as one-sixth of the real number. Part of the problem is that chlamydia seldom has symptoms and people don’t take it seriously. But it can cause serious complications, including chronic pain and infertility. Another disease on Wilson’s radar is viral hepatitis, with 6702 new cases of the B strain and 10,114 of the C strain.

The site is a companion to the MyHospitals site, which measures hospital performance in a similar way to the MySchools website. Both are managed by the National Health Performance Authority, which says it is achieving more than 10,000 views a day.

After 33 years of hard slog, University of NSW Professor Peter Gunning felt conf dent enough to announce progress in his search for a drug that makes cancer cells implode. â&#x20AC;&#x153;Weâ&#x20AC;&#x2122;ve been surprised by the potential of this treatment. It is likely to work against all cancers,â&#x20AC;? Gunning says. In other important developments, scientists at the Asbestos Diseases Research Institute believe they have found a way to treat people with mesothelioma, a deadly cancer caused by asbestos. And a New Zealand company, Innate Immunotherapeutics, has moved its operations to Australia to test a drug that dramatically improves the quality of life of people with a dreadful form of multiple sclerosis.

GIVING BLOOD SAVES LIVES

T

he Sunshine Coast needs more than 1300 blood donations this week to prevent supplies dropping to critical levels and to help save lives. While many people believe blood donations help save the lives of road trauma victims, a vast number donâ&#x20AC;&#x2122;t realise how essential blood supplies are to the survival of many others. Australian cancer patients use more than 10 times the amount of blood used by road trauma victims. According to Blood Service research it is a little-known fact, especially among those who do not give blood. Blood Service spokesperson Rebecca Ind is encouraging locals and visitors to take part in the Blood Blitz to ensure essential blood levels are kept up over the holiday period. â&#x20AC;&#x153;Our marketing research recently showed

that 40 per cent of Australians who donâ&#x20AC;&#x2122;t give blood also believe theyâ&#x20AC;&#x2122;re unlikely to need it,â&#x20AC;? Ind says. â&#x20AC;&#x153;They cited road trauma as the leading cause of blood use, when in reality it accounts for just two per cent of the total use of Australiaâ&#x20AC;&#x2122;s donated blood. â&#x20AC;&#x153;Cancer patients are by far the most prolif c users of blood, accounting for 34 per cent of Australiaâ&#x20AC;&#x2122;s stock each year â&#x20AC;&#x201C; they rely on it to make it through chemotherapy.â&#x20AC;? The holiday period is a particularly critical time for the Coastâ&#x20AC;&#x2122;s Blood Service, when donations usually drop off while locals take holidays. This week the Blood Service is hoping locals who donâ&#x20AC;&#x2122;t normally donate, and visitors to the region, will make a critical blood donation to help bolster life-saving blood supplies. A drop-off in supplies leads to a major drop-off in platelets, the shortest-lived blood product, which is critical to the treatment of cancer patients. Ind says platelets have only a f ve-day shelf life so any donations made before Christmas will expire well before the New Year. It is not too late to share some Christmas spirit and help sick people who are spending time in hospital. â&#x20AC;&#x153;Every donation helps to save as many as three lives and Christmas is the perfect time to give back to the community,â&#x20AC;? 2013’S STRANGE STUDIES

study of farts on planes was among the stranger pieces of scientific research published this year. That’s according to the Australian Science Media Centre, which has released its pick of the most bizarre research projects of the past 12 months. Danish surgeons led the way with a study of airline f atulence, conf rming what many already suspect: pressurised cabins make us gassy, and it’s better out than in. To combat the problem, they suggest slashing the amount of f bre in inf ight meals. Flatulent passengers could even be identif ed via a methane breath test and denied entry, they proposed. But a less drastic option would be to incorporate odour-absorbing charcoal into airline seats or blankets to promote more “harmonious” f ights, the academics from the University of Copenhagen concluded.

On a related note, American researchers investigated the human sense of smell. They discovered that, in the same way the human tongue can detect f ve distinct types of taste, the nose can detect 10 distinct types of odour. N

ew innovations in wallpaper make installation just as easy as painting, so for DIY renovators looking for a wall covering with a difference, paper is worth investigating. If you can’t decide whether to paint or paper, you can do both in the one room. Most wallpaper retailers also sell paint, so matching your paper pattern to the perfect paint hue is relatively easy. Wallpapers are wonderfully touchable, creating a focal point in a room and adding drama and interest. It’s a great way to introduce colour and texture into a room, whether with a subtle single-colour or a dramatic f ocked pattern in multiple hues. Ask you wallpaper retailer for samples – you can take a strip with you to see what the pattern and colour looks like in your home. The basic tools you will need for a DIY job include scissors and a sharp blade, paste trough, paint roller and measuring tape and plumb-line, adhesive, ladder, bucket and drop cloth.

WALLPAPER 101 Adhesives: There are many different glues or pastes available to adhere the paper to your wall, and it’s important to get the right paste for the paper you choose. Paste can be made from wheat, cellulose or clay. There are also clear pastes and specialty glues for borders. Some papers are pre-pasted and just need to be dipped into water to activate the adhesive. Border: A narrow strip of paper usually placed along skirting boards or windows. Damask: A paper with a raised design that imitates stylised textiles, usually with a f oral theme. Colour run: Rolls of paper that are printed at the same time with the same ink. It is important when buying more than one roll to make sure they were in the same print run, to ensure the colours in the paper match. Dry hanging: This is a method of hanging the paper where the adhesive is applied to the wall instead of the back of the paper. Embossed: Wallpaper that has a raised textured effect. Flocked: Wallpaper that has a velvety feel. Moire: These papers have a silky, watery appearance or a timber effect embossed on the surface. Pattern match: With patterned papers, when hanging you will want to align the edges of each strip so that the pattern maintains a continuous f ow around the room. Railroading: Applying wallpaper horizontally instead of vertically. Rollage: A term you will hear used by manufacturers or retailers whereby the paper is measured in rolls rather than metres.

uying a small car is a bit like ordering from one of those huge menus in a Chinese restaurant – so many choices. At last count there were at least 30 models from more than two dozen manufacturers all vying for a slice of Australia’s small car market. Into this f erce competition comes Renault’s new Megane hatch. Perhaps the most striking thing about this new car is that it’s not all that striking at all. French cars have

always tended to be a bit on the quirky side but the new Megane is very conventional by comparison. The only slightly unusual feature is the Megane’s key – the size and shape of a credit card, which f ts into a slot in the dash behind the gearshift lever. Beyond that, this hatchback is the very model of practicality. Most sensible of all is the 4.4L/100km eff ciency of its 1.5-litre, four-cylinder diesel engine – one of three engine variants available on this model. The

Megane will be available in hatch, sedan and coupe-cabrio format. Renault is offering the entry-level Megane Expression hatch with two-litre petrol engine at a tempting launch price of $19,990 drive away. So how does the Megane stack up? Surprisingly well, as it turns out. We drove a model a little further up the family tree – the mid-range GT Line hatchback that retails for $28,990 and seems generously equipped for the price. As well as the features of the entry-level Expression model, which include f ve-star safety rating, cruise control, speed limiter, Bluetooth with audio connectivity and MP3 audio, the GT model adds climate-control air-conditioning, automatic headlights and wipers, electronic park brake, rear parking sensors, satellite navigation and 17-inch alloys. feel than its siblings. The result is a car that handles particularly well. Sadly, the GT’s sporty edge ends there. Performance-wise the diesel is less than inspiring, with a surprising amount of turbo-lag making it particularly sluggish on take-off. Its performance is further blunted by the ponderous nature of its Eff cient Dual Clutch (EDC) transmission – less quick-shifting and intuitive than many of these increasingly popular semi-automatic gearboxes. All in all, though, the Megane is a thoroughly ref ned driving experience. The payoff for the Renault’s modest performance is its fuel eff ciency. Although we couldn’t match the off cial average, we managed to stay well below 7L/100km for our week’s driving. Despite its shortcomings, we’d still plump for the 1.5-litre diesel, with its modest 81kW but sturdy 240Nm of torque, which delivers eff ciency and driveability. It all adds up to a fairly attractive package – to which Renault has added an extensive f ve-year warranty and capped-price servicing. It’s not enough to make the Megane stand above the others on that extensive small car menu. But at least it deserves a place at the table.

Face the facts Following on from this week’s MWP cover story, here are some snippets from the local property industry to f nish off the year.

Housing affordability is a hot topic every year, and in 2013 there were some true property bargains on the Coast. Gary Langford from Day & Grimes sold 23 Tallangatta Street, Nambour for $215,000 in June, and then sold the three-bedroom home at 2 Coes Creek Road, Burnside for $185,000 in October. That’s not bad buying when you consider that a new Mercedes-Benz GL 63 AMG f ve-door SUV will set you back around $220,000.

Build it and they will come It’s been a busy year for Sunshine Coast developers. My Property Preview inspects several major projects that are being snapped up by buyers keen to grab a slice of the local lifestyle.

Sunshine Cove 2013 was a big year for Sunshine Cove, which launched a number of land releases and welcomed new residents to its central Maroochydore estate. Sales manager Penny Service says the release of several new land offerings, including the Brighton and Savannah precincts, meant there was plenty of activity on site. “We released our f rst north-facing waterfront lots, and we’re starting to see people building their homes on those,” says Service. “We’re expecting to see people moving in there through the Easter period.” Service says Sunshine Cove has sold out of the Sarina Precinct and has only two lots remaining in the Moreton Precinct. Off-the-plan sales have also been strong in the Savannah Precinct, with 82 lots released and only 27 remaining, and construction planned to commence in January. “We’re expecting to see a real f urry of construction commence in the Savannah Precinct early in the new year,” says Service. “In terms of civil construction, we’re also nearing completion on the construction on the innovative and versatile new Soho lots in our Flinders Precinct.” These lots are primarily aimed at the smaller investor or owner-occupier who operates a business, as they incorporate a shopfront – either off ce or retail – on the ground f oor, an off ce space on the second f oor and home on the third. Service says this style of allotments is new to the Coast, and will be ready to build on in February. “We suspect they are going to be a real hit with astute investors, given the location with the Maroochy CBD,” she says. To top off a positive 2013, resales at Sunshine Cove have also been strong. “[We] are starting to see a great community emerge with lots of different people,” she says. “Our new owners are coming in from everywhere. Meanwhile, a new bridge will open up the estate’s south-west corner, creating between 500 and 600 new home sites. Service tells MPP that if the results seen in 2013 are any indication, these should be snapped up quickly. “As soon as we have the land available, people are building and a thriving community emerging,” she says.

National developer Stockland says a commitment to delivering innovative and affordable home and land packages that appeal to a wide range of lifestyles has helped it secure one in two land sales in the Sunshine Coast region in 2013. Bells Reach at Caloundra, Brightwater at Mountain Creek and Birtinya at Oceanside ended the year with strong buyer interest, with several land releases fast-tracked to meet demand. Regional manager Ben Simpson says Stockland’s focus on developing quality homes in prime locations close to facilities, such as shops, schools and beaches, were key factors contributing to the successful year. “Record low interest rates, the State Government’s $15,000 Great Start Grant and council’s proactive approach to development also helped boost buyer conf dence,’’ Simpson says. The Bells Reach community also received two prestigious awards in 2013. “The Blue Park, which was launched in February, was recently crowned the Best Landscape Feature in the prestigious Landscape Queensland Construction Excellence Awards,’’ Simpson says. “Meanwhile, an innovative townhouse project called Bower @ Bells Reach won the Affordable Housing category at the recent

It is now in the running for a national award.” Other projects also recorded signif cant milestones in 2013. “We celebrated the opening of the Brightwater Lake and Brightwater Market Place, followed by the opening of the Brightwater Hotel and The Lakehouse reception centre,” Simpson says.
