And we see a lot of it on the Sunshine Coast – workers stepping out on their own, to start or buy a business and see if they can make a go of it. Sometimes it’s baby boomers wanting a change, or newly arrived residents buying a job, or young business people who know that working for someone else is just not for them. But the types of businesses that now crop up in our region aren’t the traditional retailers and property developers. As Jarna Baudinette discovers in this week’s cover story, start-ups that rely on and embrace new technologies have found a happy home in our region, and the environment is ripe for more to come. It’s heartening to read

] about new businesses making a go of it, and if you are getting itchy feet yourself, turn the page before you start drawing up your business plan. Start me up THE SUNSHINE COAST IS FERTILE GROUND FOR CUTTING-EDGE BUSINESS IDEAS. BY JARNA BAUDINETTE

A

s of January, the Sunshine Coast was home to more than 35,000 businesses – one for every 11 residents. As a region, we seem to enjoy the challenges and rewards working for ourselves can bring. Many businesses are well established in traditional sectors such as tourism, construction, manufacturing or retail. However, a growing number are new companies operating in the digital and knowledge economies. Ben Duncan is the CEO and founder of Atmail, a global software company founded in 1998 and now based in Peregian Beach. Atmail exports email software and cloud solutions to 123 countries, with more than 40 million paid mailboxes. Duncan, 32, moved to the Sunshine Coast from Sydney 10 years ago, and was so taken with his new lifestyle and environment that’s he’s now moved his whole team to Peregian. “We had an original off ce in western Sydney, then I moved up here and worked from home for many years,” he says. “And now we’ve moved all our staff and all the operations to here.” This means a more relaxed lifestyle for his 12 employees, and a more f exible business style. “A whole bunch of our employees live close to Peregian or in Peregian, so a lot of us ride to work or walk to work. We don’t need to sit in half-hour traff c jams, so that’s def nitely a bonus,” Duncan says. There are also f ve staff

who work remotely overseas, with most based in San Francisco. While there are challenges associated with running an international company from the Sunshine Coast – including highcost but substandard internet infrastructure – Duncan says these aren’t insurmountable. “The main challenge is time zones, so we share the same problem [anywhere],” he says. “The talent pool here is not as rich as some of the other places, but at the same time, in Sydney you’re competing with everyone else, so we’re actually attracting people to work with us – bigger f sh, smaller pond.” At TEDxNoosa in April, Duncan outlined his vision for the Coast to become Australia’s Silicon Beach. He says there are f ve keys to creating a healthy ecosystem for start-ups – access to investment capital, co-working spaces where small start-up companies can share space and resources, organised meet-ups for workers in the tech industry, start-up incubators and community support. Duncan has hosted meet-ups at Atmail’s off ce and hopes to connect local programmers and tech workers with like-minded business people. “I’d love this place to be more of a tech centre,” he says. “We need decent internet, we need co-working space; we need to move beyond just restaurants and cafes.” The Sunshine Coast’s incubator for start-up businesses is the Innovation Centre, based at the University of the Sunshine Coast. CEO Mark Paddenburg says over the past 11 years, the Innovation Centre has helped more than 100 local companies translate ideas into successful enterprises. “The Innovation Centre is set up predominantly to assist entrepreneurs and innovators with M Y W EEK LY PREVIEW.C OM .A U

a start-up business idea or business plan, and how to take that idea forward to the market – to basically commercialise an idea or put their business plan into action,” Paddenburg says. “There are lots of pitfalls for new start-up companies, and unfortunately, I think the statistics are [that] something like over 90 per cent of small businesses fail in their f rst f ve years.” The Innovation Centre helps businesses identify these common pitfalls and develop strategies to avoid them. It also offers f exible co-working space, which provides start-up companies with a cost-effective base, and very good internet connectivity – which is crucial for tech-based companies. “We de-risk the start-up as much as possible, so they get very f exible leases here; they don’t need to sign up for a three-year lease, and they can quickly expand or retract their space depending on their needs,” Paddenburg says. The Centre’s entrepreneur in residence, Dean Alle, is available to consult with start-ups on areas outside their expertise, and there’s also a panel of 12 business mentors whose knowledge members can tap. Paddenburg says because start-up companies have limited staff and resources, there’s often a temptation to focus on just one or two aspects of the business. “Whether [it’s] the innovator, or it might be the scientist, or they might come from a marketing

background, what they know and feel comfortable with is what they like doing,” Paddenburg says. “But it’s quite likely that’s not where the focus should be. “Start-ups aren’t able to pay those big payrolls – to get the marketing manager in, the business development person, the CEO – and at times the person who starts up the business isn’t always best placed to be the CEO or the leader. We help advise and complement their skills there.” Duncan’s advice to those looking to found a start-up is to seek out partners with complementary skill sets. This is relevant to all businesses, but especially to those working with digital technology, where there are three key areas – product, marketing and sales, and f nance.

You might be awesome at product, but you can’t sell anything, so f nd someone who can sell and do it together.” Another diff culty is accessing capital. “For a tech team, it’s building a prototype and pretty much launching it – seeing if you can get some customer buy-in,” Duncan says. “And I guess you’ve got a runway – you might have X amount of funds, so kind of just plan out, with the given runway, can you actually get in the air? “And thinking about venture

Over the past two years companies in the Innovation Centre have accessed more than $800,000 in government grants, and “over the 11 years of the Innovation Centre we’ve helped clients raise and access about $28 million in early stage capital”. Most of the Innovation Centre’s resident and graduated companies are service- or export-based, meaning they create jobs and revenue on the Coast, but aren’t dependent on the local economy, as their customers are interstate or overseas. “So what we’re doing, admittedly from a small base, is helping to grow the local economy and diversify [it] away from the three pillars,” Paddenburg says. “And I just think it’s essential we grow the service base of the economy. Because the beauty for many people now [is that] digitally based businesses have the opportunity to work wherever they want. They can base their business wherever they want. “So why wouldn’t you want to base your business on the Sunshine Coast?”

One global technology business based out of the Innovation Centre is Future Oceans, a world leader in marine alarms or ‘pingers’ for porpoises, dolphins and whales. Pingers give off a low-level sound frequency that warns marine mammals away from equipment, says owner and managing director, James Turner. “Pingers are used to reduce the incidence of interactions of whales, dolphins and porpoises with commercial f shing gear and any infrastructure in the water.” The whale pingers – which were developed with researchers from James Cook University and funding from the State Government – are used on shark nets around the world, and have helped more than 80,000 whales travel safely along the Queensland coast since 2010. Pingers have been around for more than 15 years, but the technology “was more or less locked up in research”, Turner says. After

more than 20 years in Europe, Turner, who has a background in sports marketing, relocated to the Coast for the lifestyle. He agreed to help US-based designer Stan Pleskunas (who owned the business that would become Future Oceans) with marketing a pinger design, and after working to commercialise the product, he later took over the company. Scientists estimate 300,000 marine animals drown in f shing nets each year – “the single largest threat to most whale and dolphin species”, Turner says. “So it’s a double challenge, and we’re pioneering in many ways – developing new products, but also developing awareness, of the problem and the solution.”

ayor Mark Jamieson unveiled the Sunshine Coast Council’s vision for the future Maroochydore CBD at a luncheon hosted by the Urban Development Institute of Australia last week. A video f yover showed an artist’s impression of what the land currently occupied by Horton Park Golf Course will look like, featuring extensive parklands and waterways surrounded by off ce and residential buildings, restaurants and shops, and even a tramway. Jamieson told the audience the Sunshine Coast needs to mature as a region and not shy away from

wanting its own ‘capital city’. “Having a capital does not erode the values and uniqueness of other localities,” Jamieson said. “A capital gives us a strong regional rallying point, that has been missing today.” He said the Maroochydore area – declared a priority development area by the State Government on July 19 – is expected to service more than two million people by 2030, and will deliver thousands of jobs. It will also be a focal point for community and cultural activities. “Maroochydore will become a civic, commercial, cultural and recreational hub for our region,” Jamieson said.

Vampires have been spotted at the University of the Sunshine Coast campus but these bloodsuckers mean no harm. The USC students are volunteers for the Dob in a Donor campaign and they have been raising awareness for the Red Cross Blood Service. DIAD project leader Tamara Allwood says the campaign has been so successful the blood van has doubled its stay at the university. As part of the initiative USC students and staff dress up as vampires and hand out cards to ‘dob in’ potential donors. Allwood says they are in the process of expanding Dob in a Donor to Sunshine Coast businesses and around Australia.

50 shades of green The seventh annual Caloundra Music Festival is going green. Festival director Richie Eyles says organisers are supporting the Council’s sustainability objectives with a range of innovative initiatives to reduce the environmental impacts of this year’s music festival. “It’s a case a lot of artists are across and it makes a lot of sense to us,” Eyles says. “Part of our vibe is to celebrate the beautiful environment that we live in.” One of the biggest initiatives introduced is the banning of disposable water bottles and all visitors and artists are being asked to take their own water bottles, with water ref ll stations available at three sites and Unitywater providing free tap water. “We hope to set an example for other events and festivals around Australia,” says festival manager Sharna Kriikku. “A little effort goes a long way to creating sustainable events,” she says. ahoo is handing over private and personal information about hundreds of its users to Australian government agents, a new transparency report has revealed. In the f rst six months of 2013, Australian government agents made 704 requests for access to data relating to 799 Yahoo accounts or users. The US-headquartered company granted full access in response to just 11 of those requests – handing over information such as the content of Yahoo emails, uploaded f les and Yahoo address, calendar and notepad entries. The f rm also handed over so-called ‘non-content data’ in response to 305 of the requests – giving government agents access to information such as the names, locations, IP addresses, login details and billing information belonging to Yahoo account holders. Yahoo rejected 242 of the requests for data and found no data in 146 of the cases. The f gures were revealed in Yahoo’s f rst global transparency report released at the weekend, which outlined requests for data made by government agents in 17 countries. US government agents made 12,444 requests for data relating to 40,322 Yahoo accounts or users in the f rst six months of 2013. Tech f rms have been under increased pressure to disclose government data requests since June, when former US government

Facebook published its f rst global governments request report in August, revealing that Australian government agents made 546 requests for access to information from 601 Facebook accounts. The social networking giant granted 349 (64 per cent) of those requests – handing over information ranging from how long accounts had been in use, through to account content and internet protocol (IP) address logs. Google’s latest transparency report showed that, in the second half of 2012, it received 584 requests for access to information about 711 Australian users or accounts. It granted access to data in 65 per cent of those cases. Many – but not all – of the data requests to Yahoo, Facebook and Google came from police forces. AAP

The reason for this practice: instant intoxication. By inhaling alcohol, the vapours bypass vital

organ f lters, such as the stomach and liver, and go straight to the bloodstream. Not knowing how much alcohol is being consumed is dangerous. The blood alcohol content of the individual inhaling the alcohol could reach alarming levels because unless a person knows how much alcohol he/she is vapourising, there is no way to know how much alcohol is being consumed. Another danger is the possibility of lung damage. Aside from getting intoxicated quicker, myths about the practice are also being spread. It is widely believed that by inhaling alcohol, the user is spared the calories of actual alcohol. This is not true, Capretto says. Capretto says he’s also seen cases of people injecting alcohol directly into the veins, using alcohol enemas, or dropping shots into the eye to achieve faster intoxication. AAP

Sam Neill stars in Greenpeace video The video claims that the deep-sea oil drillers are exploiting oceans and “risking everything New Zealanders hold dear”. Prime Minister John Key says many of the claims in media reports are wrong and says a shorter process effected by the change is appropriate. “The only difference between that and a fully-notif ed process is the input by the wider public,” he told reporters at the Pacif c Islands Forum. “It won’t have any impact on the standard that is applied.” He said companies that wish to upgrade from exploratory drilling to full production will still be subjected to public opinion. The proposed law change comes after parliament passed legislation to restrict protesting at sea. AAP

WELLINGTON – Hollywood actor Sam Neill has teamed up with New Zealand celebrities in a new campaign to protest government plans to cut public say out of exploratory drilling applications. The Greenpeace campaign, which kicks off with the launch of a video on Wednesday night, also stars Lucy Lawless, the Topp Twins, Tiki Taane and Warren Maxwell and pushes the message “get free”. Environment Minister Amy Adams announced the proposed law change last week, which will eliminate the avenue for public opinion on applications for exploratory drilling. It would give the Environmental Protection Authority control over applications, with public say not taken into consideration. Adams says the change will allow an environmental oversight that has previously not existed. But Greenpeace and Neill say “New Zealand is going backwards fast” and are urging New Zealanders to sign on to their movement.

SENDING JUST ONE TEXT MESSAGE WHILE DRIVING CAN BE ALL IT TAKES TO DESTROY MANY LIVES.

he dangers of using a mobile phone while driving are chillingly captured in a new documentary called From One Second to The Next, posted to YouTube in August. The 30-minute video, directed by German f lmmaker Werner Herzog, has already had more than two million views. It follows the story of Reggie Shaw who killed two men in a fatal crash while he was sending a text message to his girlfriend in 2006. “I used my phone when I drove all the time,” says Shaw. “To me that was just driving.” Nearly seven years later, the crash still haunts Shaw and the families of the victims. But he and Megan O’Dell, the daughter of victim Keith O’Dell, were able to retell the tragedy for the video in order to help others. The f lm prof les four families across the US that were affected by critical or fatal car accidents resulting from a texting driver. Herzog met Shaw and Megan O’Dell in May 2012 to interview and f lm them about how the crash had changed their lives and had turned Shaw into an activist to help stop people from texting while driving. “If we can reach that one person each time we

talk about it, or if there’s an article about it, then it’s worth it,” O’Dell says. University of Utah psychology professor David Strayer, who has conducted research on the effects of using mobile phones while driving, says his studies show that texting while driving can result in an eight-times greater chance of getting in an accident. In contrast, driving with a blood-alcohol level of 0.08 results in a four-times greater chance of an accident. “They just drive differently,” Strayer says of those who drive while texting. “They swerve all over the place.” It took years for O’Dell to overcome her hatred for Shaw and what he did to her father, she says. “I hated him so much because he took my father away just before I was getting married, and my dad was my best friend,” she says. It wasn’t until O’Dell and Shaw were invited to appear on Oprah Winfrey’s television show in 2010 to talk about the dangers of texting and driving that O’Dell began to see Shaw’s remorse and willingness to tell people about the accident. “This kid has courage to talk about something so huge,” she says. “To hear him and see how emotional he was talking about it, I said, ‘I need to try and forgive this kid.’” AAP & MWP

RACQ research indicates using a mobile phone when driving delays reaction time as much as having a blood alcohol limit of 0.08 per cent – well over the legal limit. “The fact is that mobile phone use reduces reaction time by 35 per cent, effectively making you a drunk driver, even when using a hands-free kit,” says RACQ spokesperson Joe Fitzgerald. A person using a hand-held or hands-free mobile phone while driving is four times more likely to have a serious crash resulting in hospital attendance. A 2011 government survey found that 59 per cent of Australians reported using their mobile phone while driving, with 31 per cent of drivers reading and 14 per cent sending text messages while driving. A 2010 survey found 61 per cent of Australian drivers aged between 18 and 24 years reported they had sent or received a text while driving. An Australian simulator study conducted in 2006 found that young novice drivers spent about four times as much time looking away from the road when texting than when not texting. Despite the dangers and illegality, approximately 25 per cent of recently surveyed Queensland drivers reported using their hand-held mobile phone on a daily basis to answer or make calls, as well as read text messages, while 14 per cent reported using their hand-held phone to send a text message on a daily basis. EARNINGS SEASON RECAP

A

s the dust settles on another earnings season, we recap the key themes that emerged and what we are looking for in terms of markets over the coming months. In many ways, this reporting season was similar to the previous one. Revenue growth was subdued, companies continued to cut costs, and dividend payout ratios increased. On a positive note, business conditions appear to have troughed, and a few sectors are pointing to the emergence of some growth, particularly in interest rate-sensitive sectors such as housing. Developers such as Mirvac, Stockland and Lend Lease have indicated increasing sales. Coupled with strong auction clearance rates in Sydney and Melbourne and a rebound in building approvals, this suggests a housing recovery. The other major interest ratesensitive sector, consumer spending, reported somewhat mixed results and commentary, with no clear recovery evident. Retailers such as JB Hi-Fi and Super Retail returned to positive sales growth but others, such as Fantastic Furniture and Tabcorp, reported soft sales and challenging trading conditions. The patchy conditions in the

consumer sector can likely be attributed to the labour market. We believe the labour market will largely dictate domestic growth but, with companies still f xated on cost cutting, it is diff cult to get too excited. Furthermore, the Coalition Government will likely cut the public sector workforce as well. Without a boost in employment and income growth, we struggle to see a broad based acceleration in the economy. If we are right and economic fundamentals do weaken, then we see some of the bank share prices, in particular, as being at risk. Another interesting observation to emerge from reporting season is that dividend payout ratios rose to an average of 80 per cent – a new high for the current cycle. This is largely due to CEOs trying to provide some reward for loyal shareholders in a period of subdued earnings growth. It does, however, make dividend growth more diff cult to sustain, especially if earnings falter (banks being the obvious example). With reporting season out of the way, the market will again focus on international developments. We will closely monitor the potential for the US Federal Reserve to begin tapering its quantitative easing program. Another important issue is that America will likely hit its statutory debt ceiling by mid-October. The US Congress will debate lifting the debt ceiling and it is critical an agreement is reached by the end of September. ’ve been blueing with the missus this week and according to the beautiful Michelle, it’s because our star signs are no longer compatible. Yep, our ‘star signs’. She says it’s because she’s a Capricorn and I’m a bastard. It all stems from me forgetting her birthday. Something I swear I’ll never do again. I asked her last night what she’d like for her belated biffy and she s said “a divorce”. I thought bugger, I wasn’t planning p to spend that much! She reckons r I only ever want to make love l when I’m drunk. That’s simply s not true friends, sometimes I want a kebab. All this grief has played havoc with w me and left my heart heavier than t Clive Palmer’s wallet. It’s left me m asking the dubiously sexist q question: “Why can’t women be m more like beer?”. Think about it: A beer never gets a headache. It’s socially acceptable to share s a beer with ya mates. You can have more than one beer and not h feel f guilty. You don’t have to try to understand a beer. Beer doesn’t get u jealous when you grab another beer. At a time when beer is actually cheaper than petrol, I say drink, don’t drive. As the famous playwright once pondered, “to beer or not to beer, that is the question…”. I think that was Shakesbeer wasn’t it? wish my golf was more like Volkswagen’s Golf. Consistent. Efficient. And always on the improve. Mind you, if my golf was that good, I’d be out there with Adam Scott. Volkswagen’s Golf – the German maker’s all-conquering compact hatchback, which has been around for three decades – got just a bit better. First unveiled in 1974, the Golf has sold more than 29 million units worldwide, shading even the iconic Beetle that it effectively replaced in the Volkswagen line-up.

The latest one, the Golf 7, has already been named World Car of the Year – not such a big deal for a car that’s already pocketed the globe’s top motoring award – but a nice welcome nonetheless. It’s not hard to see why. Working on the theory that cars get at least a bit better with each successive model, this seventhgeneration Golf is probably one of the best-evolved cars in history. And it shows. It’s not perfect, and probably never will be. But boy, it’s a good thing. From the entry-level 90 TSI model, starting at $21,490, with its clever,

high-tech 1.4-litre supercharged and turbocharged engine, through to the f agship high-performance models yet to arrive in Australia, the Golf 7 steps up a notch or two in most areas. Prime among these is fuel-eff ciency, which has been improved by up to 16 per cent in some models, thanks largely to a major weight-saving campaign by Volkswagen’s engineers. Volkswagen also boasts new driver-assistance systems and other safety inclusions in the new model that, it says, “improves on a successful formula but does not cost any more”. continued on page 37>

The steering, in particular, is sharp and accurate with great feedback. The Golf 7 is slightly roomier than the previous model and looks and feels more ref ned and sophisticated inside and out. We drove the 110TDi Highline model, the most expensive Golf available in Australia but which will sit about mid-range in the Golf family once the high-performance GTI and GTD models arrive later in the year. The two-litre turbo-diesel 110TDi, matched to a six-speed DSG double-clutch transmission, delivers impressive power and quietness in a remarkably frugal package. Combined fuel consumption is a miserly 4.9 litres per 100 kilometres – although that drops as low as 4.5 litres per 100 kilometres in high driving conditions, a thirst which seems at odds with its punchy 110 kilowatts of power and V6-like

Put those two together and the Golf is a spirited thing to drive, beating all but the sportiest machines off the line and offering more than enough mid-range acceleration for any overtaking efforts. Volkswagen has recently experienced some wellpublicised problems with its DSG transmission, including the mass recall of some models after reports of vehicles losing power at highway speeds. But in our test, as always, the six-speed self-shifter (petrol models get an upgraded seven-speeder) is decisive and timely in its gear changes. The Golf 7 shows a noticeable improvement in interior styling. A new look to the dash and central

centre console storage arrangements. There’s a clever driver-fatigue detection system and a multi-collision brake system, while the options list includes adaptive cruise control, collision-avoidance system and a self-parking function. Outside, of course, it’s business as usual. There are cheaper competitors out there offering many of the same features as the Golf, but few can match the Volkswagen’s all-round capability at a still-affordable price. It’s beautifully built and is bristling with technology, particularly in its drivetrain, which continues to set the standards in this category. Drawbacks? Well, the DSG, as mentioned earlier, has had its issues and can be a touch herky-jerky during low-speed driving, although it must be said it’s a delight when the car is being driven with enthusiasm. We struggled to knock another chip off the Golf – except, perhaps rather ironically, that I couldn’t f t my golf clubs into the rear hatch without dropping down one of the split-fold rear seats. Imagine that – a Golf that’s perfect for everything except golf.

ISUZU BACKS MORCOMBES Coast child safety ambassadors Bruce and Denise Morcombe last week embarked on a national road trip to promote child safety across Australia. The couple set off on their 66-day tour following the Queensland Child Protection Week Awards, where they won an award for the Day for Daniel campaign. Their educational tour will cover about 20,000 kilometres visiting all states and territories and the epic journey will take place in an Isuzu D-MAX donated by Isuzu UTE Australia. There’s been plenty happening in the local property market, so we’ve dedicated this week’s MPP cover story to bringing you up to date. Here’s the latest in local real estate news.

PELICAN WATERS NEXT FOR LEADING AGENCY Next Property Group has expanded its brand with a new sales office in Pelican Waters. Owner and founder Loren Wimhurst says she is proud to have a new group of experienced local agents – including Sally Mulhearn, Kerri Johnston, Andrew Dyce, Craig Arkell, Brooke Morrison and Peta Arkell – joining her team, which now consists of 40 staff. “I am so pleased with the expansion of the brand and excited to have such enthusiastic and energetic staff joining us,” she says. The new off ce is located at Pelican Waters Shopping Village, and Mulhearn says the team is excited to be there. “We are all thrilled to be in the new off ce, it looks great and we are looking forward to all our clients dropping in for a visit,” Mulhearn says. “We are all just eager to be selling real estate under such an amazing brand, and with a great team around us.” The move to establish a base at the southern end of the Coast comes after a string of record sales results for Next Property Group, including more than $20 million in sales last month alone,

and more than 50 new listings signed up. The Next Property Group sales team is supported by a strong administration, marketing and property management base at its Minyama head off ce, including a dedicated marketing team that provides strategic advice. “Our property manager, Karen Stehr, has over 24 years’ Sunshine Coast industry experience, and

our administration team are all very experienced; for example our contracts administrator, Natalie Walters, has over 16 years’ local industry experience,” Wimhurst says. “We also have a partnership with Oaks Hotels and Resorts which gives us access to a global network of buyers. “We stand by our brand promise – why have one agent, when you can have the whole team?”

AVJENNINGS INVESTS IN CALOUNDRA Residential developer AVJennings will invest $8 million into the Caloundra community to build the next two stages of its Creekwood estate. As well as plenty of new home sites, the development will include a new park and an upgrade to Parklands Boulevard. Mark Henesey-Smith, AVJennings’ executive general manager for Queensland, South Australia and New Zealand, says the company is planning to appoint local companies to carry out the projects, which in turn will create a signif cant number of jobs in the region. “Local civil contractor Carruthers Contracting has been appointed to work on the next stage of residential home sites at Creekwood, which will be off cially launched to the market on September 28,” he says. “They will also be involved in the upgrade to Parklands Boulevard, which includes a left turn slip lane onto Meridan Way to help alleviate traff c congestion. “This upgrade will include the installation of a new bike path to Meridan State College, which is a vital piece of safety infrastructure, which will allow students a much safer journey to and from school.” State member for Kawana Jarrod Bleijie last week welcomed the announcement of the new bike path. “This is a real win for our community which has campaigned for this vital safety boost, and I congratulate AVJennings for funding this project,” Bleijie said. AVJennings will release the new land precinct to cater to ongoing buyer demand at the growing community. “The high quality, low maintenance two- and three-bedroom townhomes at Creekwood – which have sold out – are now complete, with over 80 per cent of properties now occupied. “The townhomes were very well received by the market, and we expect that the pending land release will enjoy similar success.” Henesey-Smith says the new land precinct will offer plenty of choice in terms of the size and shape of blocks, to suit different budgets and home designs. “We are working with a number of local builders to offer a selection of house and land packages,” he says. “Creekwood ticks all the boxes in terms of lifestyle and convenience, as it is close to local schools, shops, recreational facilities and the new hospital precinct,” he said. “In addition, the community will feature plenty of open, green space – including a brandnew 3.25-hectare park which is expected to be completed by March 2014. SURF REPORT with MWP’s man in the water

Well it’s that time of year that the surf really is non-existent. Predicted northerly winds will make Happy Valley, the pocket at Kawana and Sunshine Beach the only places worth exploring. However, if you have a four-wheel-drive, Double Island might be worth a look. Or a road trip down to northern NSW could pay some small dividends. If that is not your bag, this weekend you might consider smashing a few golf balls or grabbing the f shing gear. Oh, and the Hurley Pro starts on Friday so that could be fun to watch. I’m pretty keen to see how that plays out and whether Kelly Slater can keep rocking on. To see that guy matching the young kids 20 years his junior is truly inspiring – now where is my yoga mat? Okay, just putting it out there that the famous Macaronis left hander will be six to eight foot later this week. If you have seen Young Guns with Julian Wilson and the Indo Trader boat clips, that’s the wave.

FISHING REPORT with Wayne Nilsson from Maroochydore Fishing World

ESTUARY: Whiting are the go and some are whoppers, with worms and yabbies returning f sh from around Goat and Channel islands in the Maroochy and likewise in the Mooloolah. Catch f athead on lures and live bait from the Cod Hole boat ramp to the mouth of Petrie Creek. Find jew in the deeper water gutters. SURF: Catch tailor on Aussie pillies along North Shore and down to Kawana. Bream will be at Pincushion using small bait f sh on ganged hooks. Sand whiting and dart are along Maroochy Beach to Alex Headland and you’ll f nd chopper tailor and some bream at Point Cartwright. OFFSHORE: Small red emperor are very enticing, but must be returned to the water if under 55 centimetres. They are in most shallow reefs at present. Try drifting with squid for parrot from the Blinker to the Gneerings. FRESHWATER: The warmer conditions and higher barometer have caused a steady improvement in the size of golden perch and bass in Somerset with the Hump and Neil’s Rock producing the best sizes. Our local dams of Baroon Pocket and Ewen Maddock have been quiet, but it’s worth a visit as the warmer weather increases.

you have health fund cover for dentures we can give you the item numbers before hand, and you may be surprised by the little amount you will need to pay. I have family member in a nursing home that really needs to have their dentures assessed. Do you do home visits? Advance Oral has a dedicated mobile denture service. If you are happy with them, then the final appointment is for a fit.
