f you’re like me you enjoy nothing more than having a good nosey around beautiful homes. Which is why I was so excited when I saw the photos from the recently announced HIA-iLandscape Housing Awards for the Sunshine Coast and Wide Bay regions. So excited, in fact, that I’ve decided to share them with you. We really do have some talented builders, designers and tradespeople working in our region, and taking a look at the work of these clever creators is a great way to get some design inspiration for your next renovation, whether it’s a full-scale remodel or you just want to add some contemporary design elements to a room or two for the new season. Emilia Johnston and Cassandra Fenaughty are back answering your design and renovation questions, and Julia Green from Dulux is talking you through how to update a room with a few swipes of paint. The client brief was to create a high-end Hamptons-style kitchen and The Cabinet House nailed it. The large kitchen offers both luxury and warmth thanks to moulded finishes. The kitchen also boasts a custom-built range hood, created as a centrepiece, and a large butler’s pantry with a third sink. The granite benches ground the space and provide texture and interest.

DALL DESIGNER HOMES’ SUSTAINABLE HOME Dall Designer Homes won the Sunshine Coast/Wide Bay GreenSmart Sustainable Home award for this house in Mons. The owners wanted a sustainable Hamptonsinspired low-set home that would capture the aspect and backdrop of their block and provide lots of light and privacy. Dall delivered by using timber and travertine tiles on the floor, matched with high raked ceilings and a strong connection with the outdoors.

GRANT MCDONALD’S HOUSE OF THE YEAR Grant McDonald won House of the Year for this stunner in Yandina Creek. There was a lot to love about this home, but the way it was designed to encourage indoor-outdoor living was a real hit with the judges. get the look BRAD READ DESIGN GROUP’S APARTMENT DEVELOPMENT Called Tangalooma Residence, this stunning development at 63 River Esplanade in Mooloolaba won Brad Read Design Group the awards for Sunshine Coast/Wide Bay Apartment Complex up to Four Storeys and SC/WB Apartment of the Year. The multi-residential complex consists of just four apartments, each occupying an entire level of approximately 400 square metres. To encourage a social atmosphere, the developer included a communal entertaining area, which incorporated kitchenette facilities for each unit. There are also boat mooring facilities, a pool and a boardwalk.

TIPS If you’ve just started to plan your renovation and you’re looking for the right builder to turn your dream into a reality, here are some things you should do: • Ask friends, neighbours and family for recommendations on good builders. • Arrange to meet with a few different companies and ask to see references and testimonials. • Check that they are registered and licenced and that the sub-contractors they use are also properly licenced.
SX CONSTRUCTIONS’ CUSTOM BUILD This Doonan home won the Sunshine Coast Custom Built Home $750,001 to $1 million for SX Constructions. The contemporary home’s earthy palette of spotted gum flooring and free-form natural stone cladding was used to juxtapose the clean, black lines of the design. A large lawn area was deliberately left open in front of the home so that daily life or times of entertaining could easily spill into the garden. The kitchen is a standout with its sharp lines and simple colour scheme that perfectly complement the timber floor.

EXPERT ADVICE // if I had completed the two upgrades I most wanted to include (a deck and a rumpus room) would I have received a better return? So in this column I thought I would do some further research for any readers who might be facing the same dilemma. Fortunately, Remodel magazine from the US conducts annual research, and its snapshot of the cost versus value of renovation upgrades provides some relevant insight. It compared the average cost of 30 popular remodelling projects with the value those projects retained at resale in 99 US markets to show what upgrades will give you the best return for your money. The magazine rated this array of reno upgrades from offering the best return to least, to show what remodelling jobs pay off the best and those that pay off the least. Here they are:

RENO UPGRADES THAT PAY OFF Bathroom? Kitchen? Yoga room? When pulling the trigger on home renovations, a huge challenge is to know what part of the house to remodel to ensure the best return when it comes time to sell. For a property I recently renovated for sale, I wanted to include the improvements that would give me the biggest bang for my buck.
It was a conundrum cutting down my long wish list of upgrades I wanted to make, from replacing the roof to adding a deck to creating a family room and improving the bathrooms. I wasn’t sure what upgrades to include and what to ditch and sought advice from agents and others. After the property sold I was left wondering
1. Deck addition A deck addition is one of the highest homeimprovement options for return on investment. This reno upgrade allows occupants to extend their living areas outside, and offers entertainment and relaxation space. If you are considering putting on a deck, research says just do it, but watch what materials you use as there is a trend away from timber decks with a move to composite deck material.

2. Family room addition Adding a family or rumpus room was considered the second-biggest ROI upgrade you could include in your reno. Families want the ability to spill out from the main dining and living into a space they can completely relax in, separate to the more showy living areas. Potential buyers can double duty this area as play rooms for younger children or a hangout for those with teenagers. 3. Major kitchen remodel As long as you keep the value of your kitchen remodel in proportion to the quality of the rest of your home, research says go for it, and the bigger the better when it comes to kitchens. The heart of the home, this room is not only the family feeding area, but also the place we congregate, plan the day’s activities and relax and chat in. Get a professional in to ensure you do the best, most functional kitchen you can in the space you have as dollars spent here should gain the third highest ROI. 4. Master ensuite addition The master ensuite is the place where you can recharge your batteries and reboot for the days ahead. The ROI from adding on a master ensuite is about 60 per cent, so it is definitely worth considering upgrading an existing master
ensuite or altering your home layout to include a suitably sized master ensuite. 5. Home office With more and more people able to work remotely, a home office or nook is a winner when it comes to adding resale value to your home. Adding a study that can double up as a guest room or a den for watching TV will be attractive to buyers, and the research shows it offers about the fifth highest ROI. Families with young children also have the option of using the space as a play room. The upgrades that offer the worst return on your investment are at the other end of the spectrum. It is worthwhile remembering that they all improve your space but research shows the outlay for these upgrades will return you the least resale value. 1. Backyard patio While adding an outdoor deck and living area offers the highest return, the study showed that this love of the outdoors does not extend to patios. If you are going to invest in upgrading an outdoor area, focus on upgrading a sizeable outside living area that flows best from your internal entertaining and living zones, rather than creating a small backyard patio.
2. Bathroom renovation We all love a decent bathroom so it’s surprising that the cost-to-value figures show a bathroom remodel or addition offers one of the lowest returns on investment. This doesn’t mean you shouldn’t upgrade your bathroom, but perhaps if you’re renovating to sell, focus instead on small, affordable upgrades that achieve a similar design effect without the cost. For instance, painting ugly wall tiles white will offer you a maximum design effect but for much less than the cost of retiling. 3. Installing solar Installing solar seems like a winner but when it comes to reselling, it won’t actually return you the most amount of money. The average cost of installing a solar system in Australia is about $7000, and US statistics show the ROI on that expense is about 50 per cent. The value of adding solar is perhaps not immediately evident for a great ROI, but the astute buyer will take advantage of the longer-term cost benefits that solar offers. 4. Window replacement Sometimes homes just have awful windows and doors and renovators are tempted to rip them all out and replace. US data shows the high cost of doing this means you get the least return at
time of sale. While improving the overall look of a home this major change can achieve, it makes sense to renovate in a way that allows you to keep the doors and window frames you have. Painting aluminium door or window frames, for instance, is an easier and more cost-effective way of achieving the aesthetic you seek without overextending your costs. Assessing resale value of any renovation upgrade is not an exact science, but this data does give renovators a rough guideline to consider when prioritising what to include and exclude. Perhaps if I had accessed this data before my own recent renovation, I would have followed my instincts and included a deck and family room in the upgrade to gain an even better return. Hopefully this checklist will help you make the best decisions when it comes to deciding what to reno and what not.

JUST ADD COLOUR Living room looking a little dull and uninviting? Here are some tips and tricks to add warmth to the space and bring it right up to date. And, you can do it all with a few coats of paint. Interior stylist Julia Green says, “This living room in a heritage apartment building had lovely bones – high ceilings, plenty of natural light and a little nook with bay windows – but it felt cold and one-dimensional.” She adds that the white walls and furniture needed some personality. For inspiration, she turned to the Dulux Wholeself palette. “With its muted pinks, greens and mauve-greys, there’s something incredibly soothing and gentle about this palette,” she says. “The colours feel fresh, modern and relaxing. “To make a feature of the bay-window nook, we painted the walls a soft apricot shade – Dulux Wash&Wear in Pinkham – and kept the remaining walls in their existing colour – Dulux Wash&Wear in Natural White. Painting the walls in different colours this way is a great trick for creating individual zones in an open-plan room. “We chose an abstract artwork filled with soft shades of duck egg blue and deep pink, and picked up these colours in the smaller pieces of furniture and accessories to add

depth and interest to the room. We freshened up the coffee tables by painting the top of the larger one with Dulux Aquanamel in New Life and the legs of the smaller one in Gold Dust. The fig-leaf planter was repainted in Dulux Aquanamel in Italian Clay to create a tone-on-tone effect with the soft apricot wall behind it.” To finish off, she added a pair of curve-arm rattan and velvet armchairs and livened up the plain sofa with scatter cushions and a sumptuous throw rug. “This makeover is a great example of the power of colour,” Ms Green says.

CASSANDRA SAYS Belinda, we had the same challenge at our house. We have a new sunroom and wanted to make it feel more cosy by putting down a large floor rug. We shopped around for months looking for a rug that was about 2.5 by three metres, but they were all almost $1000 or more! We contacted Kawana Flooring Warehouse and had a chat to the team there about what types of carpet off-cuts it had. The store had a really large range to choose from in different sizes. Obviously the price will depend on the size you are after. It is safe to say, however, that you could buy a rug that is at least 2.5 by 2.5 metres from $40 to $80. Not all carpet suppliers have remnants this

large, but some do. Some also provide an overlocking service to edge the carpet for around $9 to $10 per linear metre. This works out a lot more cost-effective than buying a new rug. Handy tips to make the rug look good include choosing a carpet that looks like a jute, chunky weave or sisal style. You can also ask for the overlocking to have square edges rather than rounded. Rounded edges can look a little dated sometimes. Another option for the edging is a folded fabric edge which can create quite a feature and look really high end. For the fabric, you can choose a colour
that is similar to your carpet or a contrasting colour to make it a feature. There are two widths of the fabric edging you can choose – the narrow width works well with small rugs while the wider band looks better and correctly scaled on large rugs. When deciding on the size of a rug to choose, it’s always a good idea to have the rug large enough to sit either partially or fully under your furniture. This will make the room look larger and allow the rug and furniture to nestle in together. Rugs are a great way to transform a room. And by choosing a cost-effective way to incorporate large rugs into a space, you can afford to change the look of your living area every couple of years. Best of luck Belinda.
