he figures are out, and Australians are still spending big when it comes to home renovation projects. It’s no surprise really, given the opportunities for both financial and personal return on investment. There is something quite satisfactory about seeing a project through from start to finish – the planning, designing, budgeting, building and styling. According to the latest study to be released by industry leaders Houzz, Australians are spending the majority of their renovation dollars on kitchens, with living rooms coming in a close second. You can read more in this month’s feature story, from page six. For those who need a helping hand to kickstart their project, regular columnist Emilia Johnston has some go-to experts, including the lovely ladies from Three Birds Renovations, who are sure to provide some inspiration. renovation rules We know that the popularity of renovating continues to grow, and now we have the most recent stats to back up the claim. The annual 2019 Houzz & Home Australia Study has revealed all of our renovation-related spending habits.
THE KITCHEN Often referred to as the hub of the family home, the kitchen has always been one of the most popular spaces to renovate. It’s not surprising then that the spend on kitchen renovations grew by 16 per cent in the past year to a median spend of $20,000. For those homeowners looking to renovate in 2020, interior design experts have tipped the combination of blush and brass to become a popular kitchen look. The calming vibes and coolness of navy hues will also be popular, while interest in Japandi design is also expected to grow. This hybrid of modern Scandi aesthetics with the traditional elements of Japanese style, Japandi has created a fresh take on minimalistic design. Think contrasting colours blended with timber accents and a balance of both curved elements and straight lines.

the funds According to the Houzz survey, 76 per cent of renovating homeowners pay for renovations using cash from savings, followed by credit cards (19 per cent) and cash from home mortgage refinance (13 per cent).
WHAT THE EXPERTS SAY To renovate or buy new? It’s a question many homeowners are confronted with. And, of course, there is the consideration of return on investment. Wanting to stay in the current home is the biggest decision driver for Baby Boomers and Gen Xers, whereas Millennials (ages 25-39) chose to stay in their current home and renovate because it was more affordable than moving. Houzz principal economist Nino Sitchinava says, “Despite a number of headwinds for the global and national economy, renovation activity continued to keep pace in 2018 and will likely experience a robust growth in 2019. Pent-up demand continues to drive renovation activity, while spend on discretionary projects such as kitchens continues to grow, signalling strength in consumer confidence.” continued over>

ENERGY EFFICIENCY While improving the design and functionality of a home are the top priorities during renovations, 43 per cent of homeowners prioritise energy efficiency (for example, replacing windows and insulation). The issue of efficiency is particularly important for Baby Boomers when compared with Gen Xers and Millennials (50 per cent versus 39 and 36 per cent, respectively).
THE PROFESSIONALS One of the big decisions when renovating is choosing the team to turn your dream into reality. The question is, how much work should you do yourself and how much should you hand over to the professionals? The study revealed nine in 10 renovating homeowners hired a professional in 2018, with electricians, plumbers and carpenters in greatest demand. Interestingly, Baby Boomers are more likely to hire professional help than Millennials by 10 per cent (93 per cent versus 83 per cent).
THE TECHNOLOGY There’s no denying that technological influences have changed a lot in recent years, but it seems the majority of homeowners are still hesitant to take advantage of what’s on offer. Twelve per cent of homeowners prioritise smart technology during home renovation, by purchasing products like home assistants, streaming media players and security cameras. Baby Boomers are more likely than Gen Xers and Millennials to rank smart technology as high priority, however, Millennials are still incorporating the most home assistants (22 per cent, compared with 11 per cent of Baby Boomers).

I’m sure lots of readers will identify with your kitchen question. The light grey Laminex doors may look better with a lighter more up-to-date benchtop. Black granitelook benchtops do look quite dated now, so you might get away with just updating, rather than replacing them. There are a variety of solutions for a new benchtop: Resurfacing: Poly-glass resurfacing consists of a process of sanding, priming and finishing an existing benchtop with a painted finish that looks just like reconstituted stone. This can be done as a DIY project or by professionals. The finish may be less expensive, but is less durable than reconstituted stone or Laminex. Tiling: Tiling your benchtops was big in the ’70s and is still a great low-cost and durable option if you get it right. Using on-trend small tiles with durable epoxy grout can transform a space, but just make sure it suits your style. New reconstituted stone: Silestone, Caesarstone and Smartstone are just a few brands of reconstituted stone benchtops. These are durable and come in a variety of patterns, thicknesses and finishes.

Real stone: Real stone can also be used on benchtops. It is usually more expensive than reconstituted stone and needs sealing, however, it can be quite stunning. New laminated benchtops: Brands like Laminex and Polytec don’t just make kitchen doors and old-style Laminex benches; they now offer a range of profiles that reduce edge joins and can look like stone at a fraction of the price. They area also durable. Some of these companies also manufacture acrylic benches. The best thing to do is work out your budget and then grab some samples of the products you think are in your price range and make a decision from there. WORDS: HIA, Sunshine Coast Nowadays with the popularity of reality DIY reno shows, as well as digital media such as YouTube, people are often given the impression that DIY renovations and building jobs can be carried out by anybody with a small amount of learning. While it’s true that innovations such as flat-pack modules, advances in technology and new products have made it easier to renovate yourself, there are still many jobs that are best left to professionals. Unless you are a registered tradie or builder such as a plumber, electrician, large-scale roofer or welder, it’s not advisable to do your own work. Any major structural work should also be looked over and performed by a qualified engineer or builder – by doing the work yourself you could not only put your house in jeopardy, but also the safety and wellbeing of those who dwell in there. Any specialist removal such as asbestos or lead paint should also be done by an expert. Shoddy renovations can have legal ramifications, so leave certain jobs up to the professionals rather than doing it yourself by trial and error.

SAFETY TIPS • Always wear protective gear, good boots, a long-sleeved shirt, a hard hat gloves and goggles. • Make sure you are properly trained in the use of your power tools, especially nail guns, chainsaws and welders. • Make sure you know where any electrical lines or pipes are before you start any major demolition or work on your house. • Always have a medical kit handy. • When doing any high ladder work, make sure you have someone with you in case you fall or the ladder slips. • Clean up materials and put away tools as you go. Always disconnect power tools when not in use. • Contain waste, fumes and dust residue as well as you can by sealing off parts of the house you’re not renovating and covering the floor with plastic sheets. • Eat away from the renovation site, and always wash your hands and face before consuming food. • Ensure your work space is properly ventilated as fumes and dust can cause illness.

BE AWARE Homes built before 1970 may contain lead paint. This type of paint is not a threat unless disturbed – sanding or scraping old lead paint can be dangerous as it scatters the toxic residue. It is possible to test for the presence of lead paint, and there are safe removal methods, including chemical stripping, wet sanding and containing the paint waste. In most cases, lead paint needs to be removed by a professional who is experienced in the area. Houses built before 1990 should also be checked for asbestos.

It appears most have online courses at the heart of their businesses, so do your research to see which reno expert suits your approach best. Some of the courses arenâ€™t accredited, so always ask before you pay money whether you will receive some formal accreditation. Some important questions to ask before deciding on a renovation course are: 1) If I sign up for an initial free course, is there formal content or is it simply a stepping stone to a fee-paying course? 2) How long do I have to complete the course? 3) What is the timetable of the online classes and what if I cannot be present for one of the online tutorials? 4) If I am renovating a property for profit, is attending your course claimable? 5) Is there additional software I need to purchase to participate in the course? 6) Is there ongoing support offered? Once you have asked all the relevant questions of your chosen reno guru, you can then decide if conducting one of their courses is a worthwhile investment to ensure more successful renovations in the future.
