BEN JOHNSON

Ben Johnson is part of the country music band Track45. The country band has quickly gained traction in the country music circuit since the bands release of their debut CB titled Small Town.

S

ongwriter Ben Johnson has had cuts with artists such as Charlie Puth, Justin Timberlake, Lee Brice, Dierks Bentley, Parmalee, Weezer, John Legend, HARDY, Lauren Alaina, Thomas Rhett, Kane Brown, and Ava Max. In the last year, Ben has had 2 country #1 songs, Lee Brice’s “One of

Them Girls” and Dierks Bentley’s “Gone,” as well as an alternative airplay #1 with Weezer’s “All My Favorite Songs”. In June, Ben broke into the top 10 on the Music Row Magazine Top Songwriter chart. He won 2021 AIMP Song of the Year for “One of Them Girls” as well as 2021 AIMP Publisher’s Pick Song of the Year for HARDY’s “Give Heaven Some Hell”. Additionally, Ben has been nominated for Breakthrough Artist-Writer of the Year in the upcoming 2021 MusicRow Awards. In addition to being a prolific writer, Ben is also an artist with his band Track45. The band is composed of siblings Jenna, KK, and Ben. The music group trio grew up in Meridian, Mississippi. Meridian is not only known as a railroad town, but also known for producing a string of successful artists, most notable, “the father of country”, Jimmie Rodgers. The number 45 in their group moniker is the highway they grew up on. “it’s the highway that takes us home”, said Ben. Music was a big part of the family. They grew up singing together around the dinner table after supper and was further nurtured with the help of their mom and grandparents. As they got older their mom taught them to harmonize, their grandma taught them how to play the piano, and their grandfather who was also musically inclined was their church’s choir director. As a test to their musical commitment, their mom told the siblings “If you really want to play [the instrument] you’ll pay for [the instrument] yourself”. As many parents can attest to, children are fickle and lose interest in extracurricular activities fast. However, as we know it today, their interest did not wane and only intensified as they got older. Ben said, it took them about one year to save up enough money to purchase their instruments. Jenna got a guitar, KK got a fiddle, and Ben

a cello. With that, their musical career began. They began playing just one song for multiple nursing homes and through those gigs word of mouth spread which then landed them to other musical gigs. Before they knew it, they were touring the Southeast spreading their musical talents for more people to enjoy. This all before they even made it to high school. It took just one man to give them the confidence in themselves to trust in their musical ability. Ben said, Marty Gamblin, who also worked with musical likes, Alan Jackson and Glen Campbell heard them at a show around town and approached them backstage after the show and posed a question that would take them on a different track. “Hey, have you all ever thought about moving to Nashville? I think y’all really have what it takes”. Hearing this is just what the siblings needed to further propel them to a level that would continue to test how badly they really wanted this. On a leap of faith and with their parents blessing they made the big move to Nashville. Once they made their arrival to the capital of country music; they began thinking of the goals they wanted to accomplish in this new chapter of their journey. Ben said, “We’ve always been very goal-oriented people…we got a thing of sticky notes, and we wrote down all our goals on sticky notes and we stuck the sticky notes on the wall of our apartment. We put the biggest goals in the top and the more attainable goals at the bottom. And so, we pick up the sticky note every time we conquered our goal…” Signing a record label was at the top of their list and last summer they reached that goal by signing a record deal with Broken Bow Records. “Always towards the top was a record deal...that’s always been a huge goal for us”, said Ben. The journey to signing the deal was a long path that began by partnering with the right people that could help cultivate them for the next steps in their musical

journey. They signed with Gary Borman and Missi Gallimore who also manage other iconic acts like Keith Urban, Faith Hill, Lady Antebellum, Rolling Stones, and Tim McGraw, respectively. Ben said, this was the moment their career came to a focus. They were able to see their potential and provide tangible ways to prepare them to take the next steps needed to get them closer to the goal that was sticking on a post it note at the top of their apartment wall. Influenced by the likes of Dolly Parton, Beatles, Eagles, and Taylor Swift. Ben credits being siblings and growing up singing together is what helped build their harmonious driven sound. Their sound has traditional country musical instruments like the Mandolin, Banjo, acoustic guitar, steel guitar, but they also bring other unique elements such as

many of their current sensibilities, dubbing their sound, “the new old school”, said Ben. The groups first Radio single “Met Me Now” was the most added song to country radio. The song written two years ago was a personal one for them. Written in 2019, the youngest of the 3, KK was inspired by a personal experience. Ben said, “KK came to us with this idea, because we only write songs that we believe or that we’ve lived. That’s very important for us. KK was like, hey, I’ve just had this experience and I have this idea for a song about if I can go back in time, I think this all would’ve turned out different. It was like almost this kind of time-travel song where like, what are you talking about? And then she starts telling us these lyrics for this course. If you had met me now, I think, you know, I’d still be on. Ben Johnson has also ventured out and had success as a writer, contributing to the Lee Brice hit song “One of Them Girls”. Ben recalls the experience saying, “It was Father’s Day 2019, and I got a call from my friend, Ashley Gorley and he said, Hey, what are you doing tonight? Do you want to write with Lee Brice and me? I was actually on the road to Mississippi, and I went, and I turned around, said, sorry, dad, I’ll see you later, but I’m going to go write with Lee. We all got together and Dallas

Davidson was there as well. We actually started writing at 10:00 PM at night, so a very late start…I started playing the guitar riff and literally we had the most fun. We were eating and just hanging out and just throwing out ideas and singing and recording a demo while we were going. By two o’clock in the morning we had written the song and then I stayed up until four o’clock in the morning working on it. I had recorded it in on my laptop and I arranged it, made a demo for it and I sent it off at four o’clock that morning and then Lee sent us a video at eight o’clock in the morning of his studio, recording it with the band. So literally four hours after I sent it out, he was in the studio recording it… I don’t know if I’ll ever have that fast of a turnaround again”. Ben says they are not done just yet with accomplishing their goals saying, “You know, you dream of a lot of these moments when you’re here and then of course you worked for six years and it feels like you’re not getting anywhere and you start thinking, I don’t know if any of this is going to happen, actually and then suddenly all that work starts paying off and, you know, by the grace of God, I’ve been able to have some success, but I really feel like I’m just getting started. To be honest, I have a lot of goals. I’ve still got a lot of sticky notes up on the wall that I want to, I want to accomplish”. MN

BROADWAY DEFINED

Welcome to the town that lights up like a Christmas tree every day of the week! The city that makes dreams come true! You put on your coolest country garb (is Rhinestone Cowboy still a thing?) and hit the town!

I

t really doesn’t matter where you go on Broadway, it seems that every place is packed with people having fun. Music is coming out of every nook and cranny and every place feels like it’s flirting with you to come on in! But, is there more to this than meets the eye? Let’s break down Nashville’s iconic Broadway strip.   Broadway is the well-known strip in downtown Nashville. The entertainment district that is known far and wide for its live country music and honky tonk bars. But it also has some pretty cool history, retail shops and restaurants that you won’t want to miss!   Wikipedia gives us a bit of its history stating, “Originally named Broad Street, the eastern end of Broadway ended at the shipping docks on the Cumberland River. It was one of the first roads to run east-west in Nashville, and the first public high school in the city was built on the road in 1875. It eventually became a street lined with hardware stores, feed stores, and various other businesses and had a section known as “Auto Row” at the beginning of the 20th century due to large numbers of car dealers and tire and auto shops. A new post office – now the First Center for the Visual Performing Arts – was built next to Union Station on Broadway by the Works Progress Administration (WPA) during the Great Depression.”   Broadway has quite the history and, in fact, if that is something that interests you, you may want to check out Christ Church, established in 1949. Its gothic architecture is worth a peak! Another must see stop is the Union Station Hotel which began as a train station back in the 19th century. The lobby has beautiful 100-year-old stained glass and vaulted ceilings reaching 65ft high. The interior is decorated with original art honoring Nashville’s music history. Gorgeous art deco that you won’t want to miss!   Ready to hit some fun stops? Check out Nashville Underground! “Boasting

Broadway is the well-known strip in downtown Nashville. The entertainment district that is known far and wide for its live country music and honky tonk bars. the highest and largest double deck rooftop on Broadway. Nashville Underground delivers an intimate authentic Nashville experience where you can Drink, Taste, and Hear Nashville.” This place is crazy big! 40,000-square-ft of honky tonk and just up from the beautiful Cumberland River. They have four floors filled with bars, food, live music and even a mechanical bull to try your luck on! In fact, “Management claims the rooftop bar is the highest in the city.” Oh, they also claim to have the coldest beer on tap in Nashville at 29 degrees. (Gotta try that!)   Looking to try some “Moonshine” on your visit? Then Bootleggers Inn is where you want to go at 207 Broadway. They are said to be the only bar in Nashville to still serve it! They also have some incredible live music and two floors of nonstop fun.   One of Broadways newest honky tonks is Jason Aldean’s Kitchen and Rooftop Bar at 307 Broadway. I’m sure y’all know who Jason is, but you really need to check out his new venue which just opened in 2018. The main restaurant is one of a kind, featuring a large bar with a 1961 4020 John Deere Tractor as a tribute to his number one song “My Big Green Tractor.” The food is what one MYNASHVILLE MAGAZINE • WWW.MYNASHVILLEMAGAZINE.COM

would expect, a great mix of his Southern favorites including some of his mommas own peach cobbler to tickle your taste buds! They have the largest rooftop patio and the party never stops! (I’m sure that’s no surprise!) If you’re a Jason Aldean fan, then get on over there and grab yourself some merchandise, a signature cocktail and dance the night away to the panoramic views of Broadway! Oh, and get a selfie while your there!   Lastly, if you’re a sports fan, you may want to head on over to Bridgestone Arena, home of The Nashville Predators. The arena hosts everything from sporting events, to the CMA’s Awards to incredible concerts. It’s also home to The Tennessee Sports Hall of Fame.   Broadway is and always has been an icon of ‘The Music City.’ I hope this gives you a few tidbits that maybe you wouldn’t have been privy to while sightseeing on your own. The point is, there is not a boring spot along this strip. So, pull up your cowboy boots, tip your hat and enjoy a good ‘ole southern time! MN   Y’all come back now, ya’hear! THE FIRST FEMALE-BRANDED BAR IN DOWNTOWN NASHVILLE

MIRANDA LAMBERT’S CASA ROSA Walking through the doors of Nashville’s newest honky-tonk is like stepping into a Miranda Lambert exhibit at the Country Music Hall of Fame and Museum – with the addition of tacos, tequila, and a lot of pink!

W

hen Casa Rosa opened in May 2021, it became the first honkytonk on the famed Lower Broadway section of Music City to be associated with a female artist and brand. With its “girly vibe,” Lambert’s cantina and restaurant distinguishes itself from her male country artist neighbors (Luke Bryan, Jason Aldean, Alan Jackson, and more) whose bars share the same street in downtown Nashville.

14

The Tex-Mex-themed Casa Rosa (translation: “Pink House”) is a four-level treasure trove of memorabilia, costumes, boots, photos, and props from music videos that showcase the award-winning country singer’s stellar career. The process of developing the concept, creating the atmosphere and menu, and gathering the artifacts was a collaboration between Lambert and the TC Restaurant Group, who owned the Broadway property when it was known as Crazy Town. In early 2020, Crazy Town closed its doors. MYNASHVILLE MAGAZINE • WWW.MYNASHVILLEMAGAZINE.COM

Lambert was also involved with developing the Tex-Mex menu alongside TC Restaurant Group VP of Culinary Development, Tomasz Woziak. Some of the most popular dishes are the taco salad and Miranda’s hot chicken and waffles (my personal favorites are the honey chipotle glazed shrimp tacos and the roasted corn on the cob with Spanish mayo, chili, fresh lime, and cilantro). Many of the drinks were taste-tested by Lambert, who named them after some of her hit songs. The drink menu includes “Heart Like Mine,” “Hell on Wheels,” “Automatic,” and her personal favorite – “Locomotive” – which is made with blanco tequila, simple syrup, lime juice, muddled pineapple and jalapeno, and a spicy rim with pineapple garnish. The cantina offers more than 50 brands of tequila and numerous flavors of margaritas, including frozen blueberry, strawberry, and watermelon. Their exclusive wine is Red 55, a brand that is operated by Lambert’s parents and named in honor of her first truck – a 1955 Chevy candy-apple red stepside.

Architects, construction workers, and designers began the work of transforming the old-school honky-tonk into Lambert’s vision for the “pink house.” Lambert was personally involved in curating some of the décor. While in Marfa, Texas to record her acoustic album with Jon Randall and Jack Ingram (the trio previously collaborated on 2018’s ACM song of the year, Tin Man), Lambert went out “picking” and brought back some antiques for the bar. A vintage “Texas Honky Tonk” sign was one of her finds; it hangs on the brick and stucco wall near the main-floor stage. In-house artist “Tiny” Tim Parker created a disco-ball-style version of a saddle modeled after one Lambert had seen at Billy Bob’s in her home state of Texas. That rhinestone saddle hangs as a centerpiece in the restaurant on the second floor. Parker also hand-painted numerous murals at Casa Rosa. A colorful postcard-like scene depicts Miranda with images that portray snapshots of her life, including her first truck, the Star of Texas, and a road sign with the names of her albums. Authentic Mexican tile was imported for the staircase and other areas. Executive Chef Ashley Grim found plates with a blue and white design and a whimsical bluebird that complement the brand and food presentation.

The venue has two stages with live music, and regularly features an all-girl band that incorporates choreography in their act. After about 10 PM, the place turns into a dance party with fog, lights, laser beams, and a DJ. Adjacent to the thirdfloor stage is a rooftop bar with pink umbrellas, pink string lights, and views of downtown. During the renovation and construction phase, a blue-themed mezzanine level was added to include a bar along with a private area for VIPs. Another piece of memorabilia – the birdcage from the #1 song and CMA Music Video of the Year, Bluebird – hangs in the corner of the mezzanine. The opposite wall showcases the actual dresses worn by Lambert and her Pistol Annie band members Ashley Monroe and Angaleena Presley when they performed at the 2018 CMT Artist of the Year Special.

here there’s a singer, there’s always a determined passion. MyNashville Magazine had the chance to catch up with Lindsay Adamson in an exclusive interview and delve into her love for country music and how she got into music.

“She was a trouper, she would take me anywhere and everywhere I needed to be, whether that was competitions, lessons, anything that would help with my music.”

from her mother. “She was a trouper, she would take me anywhere and everywhere I needed to be, whether that was competitions, lessons, anything that would help with my music.”

Lindsay says, “I’ve been singing my head off since I was 3 years old. I would put on shows for anyone that would listen.” She began writing songs and poetry when she was 8 years old and knew from then that this was what she wanted to do for the rest of her life. Starting professional singing lessons at the age of 10, Lindsay shares the incredible support she got

Every day after school would consist of Lindsay googling where she could find singing competitions, songwriting competitions and poetry competitions. If there wasn’t anything close to her, she would go out and find it. Bringing her determined nature to the forefront, this nonstop grit would be what propels her straight into the music industry. What truly changed the game for Lindsay was when she picked a singing teacher, at age 16. She made a great pick because this teacher was able to open doors for her that she had only dreamed about. She met producers and was introduced into recording music and creating and writing songs to be recorded. This really provided structure for her to grow and harness her skills. The potential was there, just needed to be led in the right direction. And it started off great, her songs were being played on local radio stations and Lindsay shares that it was an incredible feeling. Although, she shortly learned how important it was to have the right people working with and behind you. At 18, she traveled to Florida for a big music, acting, and modeling competition that

was led by the same creators of Making the Band, an ABC reality series from the 2000s. It was a big competition and the perfect opportunity to network and get to meet the country’s leading producers and record labels. Back then, there was no social media to post videos of you singing your own songs. It was all who you knew. Lindsay was so excited to get a meeting with Capitol Records and knew this would be her big break. The meeting went great, and she began writing and recording with the well-known producers, singing R&B music. Although she was recording a lot of music, nothing really came out of it. It wasn’t really her desire to sing R&B, but she recalls learning a lot about recording and really got a taste of what being a part of the industry feels like. Following a short stint from music to attend college, she fell right back into the thing she loved most. Recording. She then found country music. And it didn’t happen all at once, it took a whole year of her roommate playing it in the house for

Although, country wasn’t always where her heart was, she is so glad she found it. Lindsay says time and time again, “Country was where I found my home.” There is something to be said about how country music makes everyone feel, it is one of the most heartfelt genres of music there is. She eventually moved to Nashville and discovered a new meaning to finding her home. She found an incredible team to work with here and expresses just how blessed she feels to be working on her music with people that understand her vision and see it the same as she does.

PUB CRAWLING! Going on a bar crawl is the best! You get to hang out with your friends, get a little exercise, and best of all get your drink on!

A

lthough if you have only participated in them before it can be a little more of a challenge to plan one for yourself. So, here are some things to keep in mind to plan the best bar crawl your friends, coworkers, and acquaintances have ever been on. First things first: You must set up a route! There are a few things to keep in mind, firstly, how many bars you want to stop at. We recommend 4-6, as it gives you enough places to stop at, but not too many so that you are exhausted at the end of the night. Also, make sure to keep all the bars in close proximity; you’re doing this to visit bars, not to go on a hike. Although, if you absolutely must go across town, make sure that the bars are close to public transportation. Lastly, you will want to consider the type of group you are planning this for. Think of the kinds of bars they would prefer, some groups want to visit a good ole dive bar, while others want to spend their night in high-end lounges. Also, don’t choose bars that are going to have high wait times or that you might not be able to get into.

bar all night. You can try punch cards, scavenger hunts or some type of reward or prize system. Anything will work as long as you and the group will enjoy it. One thing you should definitely not forget is food! Everyone will need to fuel up if they want to last the whole night. Try and get something to eat about half way through. You can either take a break and head to a nearby food joint, or you can order food at one of your stops. Just make sure to plan ahead, and factor it in to your total time.

Try and get something to eat about half way through. You can either take a break and head to a nearby food joint, or you can order food at one of your stops.

Next, make sure that you give the bars on your route a heads up, and let them know the date, approximate time and amount of people to expect. This is just the right thing to do; this way the bar will know to be ready for a group and prepare for it. There is nothing worse that planning out a whole night to find that the bar is closed for an event or way understaffed for a large group. The bars on the route will really appreciate it, and they may even let you use a special area of the bar or give you some group discounts. Now, you can plan some fun for your group! If your group is the kind that loves to have a theme- now is the time to pick it out. Choose something that everyone can relate to, so that everyone will dress up and participate. You should also think about adding some incentives, so people are motivated to go to the next bar instead of giving up and staying at the same

Don’t forget to coordinate everyone. Social media is a great way to do this; you can make a group for your bar crawl! This will keep everyone up to date, so no one forgets the date or time, and it will keep communication open especially for any last-minute changes. Also, this is a great way for everyone to post their pictures, and any other fun experiences from the night. These easy suggestions will help you plan the best bar crawl your group has ever been on. So make sure to stay safe, have fun, and let loose! MN

CONQUERING YOUR FITNESS GOALS

Overwhelmed with your weight loss journey? I was too during postpartum. Here are simple ways to break down your goals and conquer them.

T

ana Ashlee here, I have been in health and fitness for 16 years now! I have helped thousands of women worldwide conquer weight loss goals and actually maintain it. So, I wanted to share some tips with you so you can start conquering your goals now.

would be on because I am an influencer with 1.2 million followers on Instagram.

I started my journey young, but that doesn’t mean it was always easy.

I was so overwhelmed at the thought of losing the 42lbs I gained during pregnancy. It was discouraging to say the least. I wonder how will I find the time or energy to workout now that I am constantly awake at night and feeding my baby!? On top of all of this, I am running a business, keeping a household together and trying to stay on top of cooking!

I found myself binge eating after 2 days on a strict diet which always back fired and I’d gain weight instead of dropping weight. It was beyond frustrating to me and I knew something had to change so I could get this under wanted 40lbs off. I finally realized strict diets and spending hours in the gym weren’t my thing. I found an incredible balance with foods and workouts that worked well for my body type which allowed me to do shorter workouts with better results. So, I dropped the 40lbs and kept it off for 7 years.

So postpartum hits. I have this beautiful little girl, no sleep, buried in laundry and trying to figure out how to get my life back on track!

I realized this wasn’t healthy because feeling overwhelmed will only lead to stress and stress leads to more belly fat so first thing first. It is time to break down this big goal into small goals. So, my big goal was losing 42lbs, I broke that down

into losing about 2lbs a week. I started simple. I drank more water, ate cleaner foods and I got my butt moving more! I never push diets on my clients or myself because I found out the hard way that this is what leads to binge eating, yo-yo dieting and constantly starting over so don’t do some crazy, restrictive diet! Start by cutting out 1 simple meal in the day and replace it with whole foods (produce and meats) then up your water intake by adding an extra bottle of water a day and do something you enjoy to get moving… Me personally… I love hiking, dancing with my baby girl or doing family walks when the sun is setting! If you want to kick it up a notch, here is a great workout you can do at your desk! Squats 15x3 Pulse lunges 15x3 Calf raises 15x3 You can find more workouts like this on my Instagram, @tanaashleee

Then I got pregnant… and I grew and grew and grew that 40lbs right back on. 42 to be exact. During pregnancy, I wasn’t worried about it because I just wanted a healthy baby girl (which I got, thank God). I was worried about getting the weight off after giving birth because I know a lot of women struggle with this due to hormones. I knew the pressure

Doing this small changes daily will get you the results you want and best of all KEEP them! Consistency is key to conquering all goals so make the time daily for your health. MN

STRETCHING & FLEXIBILITY TIPS It’s not enough to build muscle and achieve aerobic fitness. You need to think about flexibility, too. Stretching can help.

Y

ou may think of stretching as something performed only by runners or gymnasts. But we all need to stretch in order to protect our mobility and independence. A lot of people don’t understand that stretching has to happen on a regular basis. It should be daily. Why stretching is important Stretching keeps the muscles flexible, strong, and healthy, and we need that flexibility to maintain a range of motion in the joints. Without it, the muscles shorten and become tight. Then, when you call on the muscles for activity, they are weak and unable to extend all the way. That puts you at risk for joint pain, strains, and muscle damage. For example, sitting in a chair all day results in tight hamstrings in the back of the thigh. That can make it harder to extend your leg or straighten your knee all the way, which inhibits walking. Likewise, when tight muscles are suddenly called on for a strenuous activity that stretches them, such as playing tennis, they may become damaged from suddenly being stretched. Injured muscles may not be strong enough to support the joints, which can lead to joint injury.

Find a physical therapist (your local directory is a good place to start) who can assess your muscle strength and tailor a stretching program to fit your needs. If you have chronic conditions such as Parkinson’s disease or arthritis, you’ll want to clear a new stretching regimen with your doctor before you start. The cumulative effect of stretching Stretching once today won’t magically give you perfect flexibility. You’ll need to do it over time and remain committed to the process. It may have taken you many months to get tight muscles, so you’re not going to be perfectly flexible after one or two sessions. It takes weeks to months to get flexible, and you’ll have to continue working on it to maintain it. A hamstring stretch will keep the muscles in the back of your thigh flexible. Sit on the floor with your legs in front of you. Slide your hands down your legs until you feel a burning sensation. Hold for 30 seconds, then slowly return to a sitting position.

Regular stretching keeps muscles long, lean, and flexible, and this means that exertion won’t put too much force on the muscle itself. Healthy muscles also help a person with balance problems to avoid falls. Where to start With a body full of muscles, the idea of daily stretching may seem overwhelming. But you don’t have to stretch every muscle you have. The areas critical for mobility are in your lower extremities: your calves, your hamstrings, your hip flexors in the pelvis and quadriceps in the front of the thigh. Stretching your shoulders, neck, and lower back is also beneficial. Aim for a program of daily stretches or at least three or four times per week.

24

MYNASHVILLE MAGAZINE • WWW.MYNASHVILLEMAGAZINE.COM

Proper execution We used to believe that stretching was necessary to warm up the muscles and prepare them for activity. However, mounting research has shown that stretching the muscles before they’re warmed up can actually hurt them. When everything is cold, the fibers aren’t prepared and may be damaged. If you exercise first, you’ll get blood flow to the area, and that makes the tissue more pliable and amenable to change. All it takes to warm up the muscles before stretching is five to 10 minutes of light activity, such as a quick walk. You can also stretch after an aerobic or weight-training workout. Hold a stretch for 30 seconds. Don’t bounce, which can cause injury. You’ll feel tension during a stretch, but you should not feel pain. If you do, there may be an injury or damage in the tissue. Stop stretching that muscle and talk to your Trainer or Doctor. MN

BROTOX: A MEN’S GUIDE TO BOTOX The talk of the town is that “Brotox” is what’s trending. Wait what? Yes, you read that right. Brotox is the popular term used for botox treatment in men!

E

VERYONE deserves to look good AND feel good – so let’s normalize it and stop pretending we don’t care about looking younger Boys! Yes, this means that you can have healthy and rejuvenated skin, not just your lady. Did you know that botox is the top leading choice for non-surgical cosmetic treatment in the U.S? And did you know that botox is more than just a procedure for wrinkles? It can also help if you suffer from any of the following health conditions such as excessive sweating, neck spasms, or lazy eyes. And I know what you’re probably thinking. Is Botox safe? YES! And it doesn’t have to look unnatural! This procedure is completely safe (when administered by a professional doctor and in small doses) and it’s super quick and most patients don’t even require any numbing treatments, but if you need it, it’s there! For the treatment, a botulinum toxin is injected into the facial muscles in the area that needs assistance. What this does is that it allows for the chemical to send signals to the nervous system and tells the muscles to relax-which is what helps reduce the appearance of wrinkles and helps us to look younger. And we get it. We understand how intimidating it can feel to choose whether Botox would be right for you so we have a few more things for you to consider in terms of your own skin care goals and needs to help make that decision a little bit easier! Some common areas of the face where men get Botox are around the mouth (say

goodbye to laugh lines), between the eyebrows (eliminate frown lines), and in the forehead (rid of creases.) After the procedure, be prepared for some minor side effects. You may have some bruising, swelling, and mild pain within the area that typically lasts about one to four days after the injection. The doctor may also recommend avoiding intense physical activity or refraining from alcohol for at least a day. Botox will usually last about three to six months before you start seeing the appearance of your wrinkles so be sure you do your research on a reputable professional and clinic- because looking & feeling good will never go out of style. BERNICE BURNS, YOUR GUIDE TO REAL ESTATE IN 2021

The current housing market can seem like a whirlwind to today’s buyers and sellers. There is nothing more important than having the right agent by your side to give you the knowledge, guidance, and support you need when looking to buy or sell. to where she was able to afford bigger and better each round. Getting her feet in the real estate water, she pursued her dream of being a realtor shortly after and has watched the real estate market fluctuate and grow in Nashville over the years.

Today, Bernice has diversified her real estate operations, and not only helps buyers and sellers, but also does property management and some commercial buying and selling as well. She also works with a developer and builder in the Green Hills and Berry Hills area to utilize properties for VRBO and some for long term lease as well as sales. Starting with her own personal real estate story, Bernice began purchasing houses and fixing them up while living in them, to sell for substantial profit 2 years later. Over time, she was able to set herself up

34

Bernice says, in this seller’s market, it is not unusual for sellers to be met with multiple offers, and prices above market list. It is also important that sellers move out quickly and stage the home, making it sell much quicker and for the best price. For buyers, Bernice says, “With many houses going over asking, the list price has become more of a ‘starting bid,’ like

in an auction.” So, be ready to go above market price if you really want the home, you will be competing with hundreds of other buyers. But don’t be discouraged when you don’t land the first home, there are always more on market every day, and the more you look, the better prepared you are to evaluate the next home. Sometimes, it just takes being creative when making offers and a seasoned realtor will help guide them through this. The current market in Nashville is competitive. THE REAL ESTATE Nashville is nothing close to shy when it comes to being one of the hottest cities to live in the nation! According to current stats it tells us that about 100 people are moving here PER day.

A

lso known as Music City, this is THE PERFECT place to cater to all walks of life: the student trying to figure it out, the family looking to build a solid foundation, the creative artist searching for inspiration, the entrepreneur who wants to flourish, whatever path you’re walking on, this is the city for you. This all-encompassing city has been growing and growing over the past few decades and the ever-changing landscape of real estate has been one to watch. There are many hustling towns including Austin, Texas and Las Vegas is even growing before everyone’s eyes. But Nashville is setting the tone with a growing median housing rate of about 7% from last year.

Now as much as every city may be feeling that influx, there is something to be said about what draws people to Nashville, and it is not just the country music.

ing. Navigating the current market is best met with a great realtor with the experience and up to date knowledge to guide you through.

People are calling Nashville one of the “hottest” places in the U.S. to live, and no, it’s not because of the hot chicken. With COVID bringing everyone into their homes for most of the year, people are now investing in real estate more than ever. Real estate is on the rise, and it is a smart investment, but many wonder, is now the time to buy or sell? Although that question is loaded, as many don’t know when the market will get back to “normal,” many real estate professionals encourage everyone to have good representation whether you are buying or sell-

Based on the 2021 market report from the Greater Nashville Association of Realtors, the median price of homes keeps on rising. In fact, from January of 2021 to May, it has raised almost $75,000 over time. Now sitting at an average of $415,000 for a residential home, and the inventory staying at around the same, about 2,900 homes on the market, there could be a house out there for everyone who wants one. But with those 100 people a day moving to Nashville, you have to be ready to put in an offer immediately. There is much to say about urgency at this point.

MARKET IS ON FIRE! The price per square foot in Nashville has raised about 25% since last year, as it becomes more and more a destination spot for people across the country. It is officially a seller’s market, but that doesn’t mean buying is impossible. You will just be competing with other homebuyers, so get competitive with your realtor and be ready to offer more than the listed price. Yes- you heard that right. More. Everyone wants a good deal, that’s a given. But offering $40,000 or more than the list price is almost crucial to having the offer be accepted. And just because you offer more than the list price, don’t think you are the only one. It must be an attractive offer to the seller too, not just an attractive price. For the sellers of Nashville, this is the time. Not a now or never situation, but it would be a great time to turn that equity

into profit. And just because it is a seller’s market, doesn’t mean that you can just list your home and expect offers to roll in. Every realtor will tell you, staging, staging, staging. It is one of the smartest investments you can make to get your home sold quicker than average. Having your home look top notch is what will get it sold quick and for a good price. Also, it wouldn’t hurt to make some improvements to your house, and then can really pay off in the end. According to Redfin, some of the most return you can get from improvements come from installing quartz counters, turning your home office into a staged den, and installing a tankless water heater. Now it may seem off to improve a house that you won’t even be living in anymore, but the benefits come after the sale every time. The market is on fire right now, if that wasn’t clear already. Every market trend

report will show that everything is on the up and up. Some may benefit from it, and some will have to put some grit and effort in. All in all, the city is booming in all different directions which is no wonder why everyone wants a piece of the pie. With new developments and over twenty schools to choose from, the opportunity for career options and placement can be crossed off your checklist of security and give you a peace of mind. Plus, we can all agree that the lack of income tax is appealing too! Making the decision to become a homeowner is a big deal and we understand that, so we want to ensure we provide you with nothing but the best guidance with our Top 10 Realtors in Nashville, to guide you every step of the way. Be sure to read further so that one of these amazing realtors can make your next big move a success. MN

LIVING A BALANCED LIFE

Dolly Parton once said, “never get so busy making a living that you forget to make a life.” The Southbound Group, an award-winning, all female real estate team, puts work-life balance at the center of its focus.

T

eam Lead and Broker, Jessi Sgarlata, started in real estate shortly after graduating college and was a solo agent for many years. After becoming a mother, she realized that in order to have a better balanced life, creating a team was an essential next step to ensure her business and personal life were successful.

In 2014, Jessi hired an administrative assistant as her first team member and then added her first showing agent a year later. Year after year, The Southbound Group has added team members due to its continued organic growth. When building the team, it was important to Jessi to ensure that everyone was a cultural fit, “I can teach anything, but I can’t teach culture,” Jessi always says. She wanted real estate to be a vehicle to empower women and allow them to have a career that they loved AND build a family and life outside of their career instead of having to choose one or the other. “It’s so rare to find a team (especially of all women) and feel complete support and love 24/7. The Southbound Group has provided me with

friendships, learning opportunities and a sense of home since day one, which I am forever grateful for,” said Cierra Trainor, the team’s Listing Coordinator and Buyer’s Agent. In 2020, the team had their highest production year, landing in the top 25 among the 5,700 agents in Middle Tennessee. “I love the support and camaraderie of the team. We have such a good time together and encourage each other in our goals. In this crazy business, it’s awesome having support and people to bounce ideas off of,” says Jenn Rowan, a Buyer’s Agent and 3-year team member.

”When you make your higher purpose known, you attract others who support that and have similar mindsets. So many of our clients celebrate and honor our goal of work-life balance and that makes every day a blessing,” said Jessi. It’s no surprise that nearly 90% of their clients are either past clients or referrals based on their abundance of 5-star reviews. “The Southbound Group is an absolute dream team to work with. GIVING BACK AND LOOKING FORWARD

An Inside Interview with Tyler Antonakos, Local Realtor and Property Manager

T

he entire business model for Tyler Antonakos, a local Nashville Realtor and Property Manager, is founded on giving back to his community, his team, and his clients. MyNashville Magazine had the opportunity to get to know Tyler, see his answers below! Q: How did you become interested in Real Estate?

A: Truthfully, by luck! I never really knew that I would become so interested in Real Estate. But, in 2014, I went to an interview for a staff accountant position with Brookside Properties. In the first five minutes of the interview, I told them I really didn’t want an accounting job, but told them I was open to other things. A couple days later they asked me to come work on the property management side of things. At Brookside, my former boss and mentor Jennifer Rucker taught me everything she could about property management. Without her I don’t think I would have ever made it in this business. She is actually the person who suggested to me to get my license. Learning from her and with my background in accounting and retail, I felt like I was good enough to venture out on my own. It was terrifying, but trusting my gut, I made the leap into this amazing world. This inspired me to help others learn about real estate and teach them everything I know about financial freedom because of this great career. Q: Where are you now with your real estate career? A: First of all, I feel like it’s hard to believe where I am, in the last four years, we started Green Pine Properties, LLC that is currently working on over twenty new construction builds at once, we opened our property management firm, Green Pine Management, LLC and have gone from managing two properties, to managing ninety three properties. Also, this year we started our own brokerage, Rockbrook Realty, where we work with some great buyers and sellers. We have even had the privilege to serve some celebrity music artist in town.

44

The other thing that is special, and I am extremely proud of is my team. It went from being just me and my Director of Operations Katy McDaniel, who has become my business partner, to a team of seven people. We share a mindset and work towards one goal, we want to teach people that you don’t have to have tons of money to be an investor, sometimes it’s just knowing where to start. I’m so thankful to have an incredible and hardworking team behind me. Q: So, I heard you enjoy giving back to the community, what is it that motivates you to do this? A: Will Smith once said “if you are not helping somebody, you are wasting your time”. That sentence struck a chord with me and I have never looked back. If God has blessed you enough to have gifts and be successful, then he is giving you a platform to help others. It’s a story for another day, but there was a time when I couldn’t help someone who needed it, and it became a big regret in my life. Now, my personal goal is to be successful enough that we can give not only our money, but time, expertise, and guidance to whoever needs it. I am fortunate enough to be able to give Make-A-Wish Middle Tennessee 10% percent of all my commissions and we hope to help grow other local charities in the next couple of years. MN If you want to speak to Tyler yourself and learn more,he says his door is always open. You can contact Tyler at 706.564.2512 or tyler@rockbrookre.com.

ATTORNEY MICHAEL PONCE Attorney, Michael Ponce, is passionate about helping people, and, more so, in making a difference right away with his clients. What started as a one-person general practice firm in 1994 has blossomed into a 30+ bilingual law firm known for representing people who have been injured or wronged.

P

once Law handles cases in employment law, social security disability, workers compensation, vehicle accident injuries, wrongful death cases, class action lawsuits against manufacturers and many other types of injury law cases. Michael and the firm have always helped out in the community, but this year, they have taken it to new heights. Michael has always been a go-getter, completing his MBA before starting law school. He received his law degree with honors from Tulane University, in New Orleans, Louisiana. In his third year of law school, his professor was somewhat of a mentor to him, and inspired him to start his own practice rather than work for a firm after graduating. Already a professional in the business world, he drew up a business plan and launched his firm a couple months after passing the bar exam. As the owner of Ponce Law, Michael takes pride in hiring great people who aim to stand up for the little guy and, more importantly, people who treat people with respect. When you are working with people who are hurting, it is important to be that calming presence that helps them get their life back together. Sometimes, it means calling about medical bills for a client, arranging transportation, or just being able to answer questions. Over the

years, Michael continues to improve how the firm interacts with clients and helps them to resolve their legal issues. For many people, it is the first time they have ever spoken to a law firm, and some tend to feel overwhelmed. But Ponce Law’s motto is to ensure clients know they are in the right place and will be cared for. Ponce Law is a contingency based practice, which means that clients don’t have to pay for their legal services up front. Ponce Law only collects a fee out of the settlement for the client. So essentially, if they don’t win, they don’t get paid. This takes the financial burden off the clients, and, this means the firm does not take on frivolous cases. Through the years, the firm has grown, and so have the accolades for the firm. In 2017, Ponce Law became the first law firm in Nashville to receive the Better Business Bureau Torch Award for Ethical Commerce. This year the firm was awarded the Gold Award from Martindale Hubble for Client Satisfaction. Ponce Law has also been voted Best of Nashville in various years as well. Ponce Law is well respected, and most clients come from referrals from previous clients. This speaks to the character of the firm even more than awards. Along with ensuring client needs are met and exceeded, Ponce Law also has a

passion for being involved in the community. In the spring, Ponce Law hosted the Outstanding Teacher Contest where teachers were nominated throughout the Middle Tennessee area and then voted on via email. The top two received checks for themselves and their schools. And this November, Ponce Law is sponsoring a tribute called “Thank a Veteran,” where people were able to give a shout out to a veteran they know and thank them for their service. On November 20th, four of the veterans were chosen at random and given $500 each. At Ponce Law where they truly shine is how they treat each other. The firm aims to generate a family friendly atmosphere where all feel included. Employees and their families go to the Nashville Sounds games, the Nashville Zoo, bowling and even volunteer together at the Nashville Rescue Mission. There are monthly birthday luncheons with the whole staff in attendance, and every employee receives birthday presents and birthday cake. There are also monthly learning sessions for each department to keep up with the latest developments, so that employees can grow with the company. According to one of the attorneys at the firm, “Michael is an amazing leader and his team loves working for him. He is in the office every day and takes a hands-on approach. Michael is a great teammate and advocate for his clients and is truly deserving of being honored as a top attorney.” Employees, partners, and clients alike can all agree that Michael has your best interest in mind and will help you to get the results you deserve! POLSINELLI PC

CELEBRATING 5 YEARS IN NASHVILLE Since entering the Nashville market five years ago, national business law firm Polsinelli—noted as an industry leader in health care—has solidified its long-term commitment to expanding its footprint in the Southeast.

B

ut on a recent visit to Polsinelli’s Commerce Street office, it became apparent that while the firm’s talent is nationally renowned, its spirit is deeply rooted in Nashville. The full service law firm has approximately 900 attorneys and has been serving clients across the United States for over 50 years. Polsinelli’s engagement with clients does not stop at the borders. Striving to align legal services to clients’ business goals is at the forefront of their mission. Providing the best client service possible helped attract experienced attorneys locally, nationally, and globally. Providing much more than legal needs, Polsinelli has strategically distinguished themselves as a one-stop-shop for businesses and individuals. Founded in April of 2015, Polsinelli’s Nashville office launched to better serve local clients and meet the growing demand for legal services in the Southeast. We had the opportunity to peak through the doors of Polsinelli’s Nashville office, and get to know five of their leading lawyers, and five of our Top 100 Lawyers in Nashville: John Peterson, Kolin Holladay, David King, Bobby Guy, and Meri Gordon.

David King agree, the culture that they have built together, as well as directly with their clients, is what initially drew them to Polsinelli. David, who has practiced for over 35 years but is the newest on the team, shares, “This firm is very intentional about culture, and that was exactly what I was looking for.” Kolin adds, “It’s a small, local firm culture, with large firm resources… One of the first things Bobby said to me after joining the team was, ‘Welcome Home to Polsinelli.’” Office Managing Partner John Peterson explained that as Polsinelli has expanded, they have identified individuals who have strong local ties to the clients they service and who aren’t shy about collaborating with each other. Over the years, Polsinelli’s footprint has grown nationally, and their lawyers’ reach has grown with it. LEARN MORE ABOUT NASHVILLE LAWS When we think of Nashville, we know it’s a country music haven.

T

he city is known not only for music but cowboy boots, honky tonks and the Grand Ole Opry. Nashville is also home to a myriad of school and colleges that are spread throughout the metropolitan area. Nashville is a large area serving a diverse population. By default, there are quite a few courthouses. In addition, each county may create other courts to serve it’s individual needs. In Nashville, the General Sessions Court (GSC) hear civil, criminal, traffic and ordinance violation cases. The civil suits may only involve up to $15,000 or $25,000 in alternative money judgments, or landlord-tenant disputes. The criminal proceedings are limited to preliminary hearings of all cases, and trials for which the possible penalty is less than a year. Nashville’s GSC also features mental health court and treatment courts.

Then, there are times that you just need legal advice and can’t afford to hire an attorney. There are many free or low-cost legal service options. The main ways are through legal assistance programs such as Legal Aid Society of Middle Tennessee and the Cumberlands, a non-profit legal organization providing free legal aid to low-income residents and seniors, or through the law school clinics. There may be income limits that apply for you to qualify for free/low-cost help. Our best recommendation is to contact the specific agency to learn more. For DUI’s, whether the situation was post-bar at our staple honky tonks, or a personal gathering, in any states, DUI arrests shouldn’t be taken lightly. They can impact your entire life. Tennessee DUI Law provides that it is unlawful to drive or “be in physical control” of a motor driven vehicle on any of the public roads

and highways, on any streets or alleys, and a variety of other public areas while under the influence of any intoxicant or with a blood alcohol content of 0.08% or higher. If you are convicted of even a basic first offense DUI, the penalties can be severe and can include fines, suspension of your driver’s license, jail time and participation in a litter removal program while wearing a vest that identifies you as a “drunk driver.” Even though it’s seemingly unending positive vibes and incessant profusion of music and scholastic achievements, legal problems do not have any restrictions, and it can happen to anyone. If you do happen to have a legal matter, contact a trusted lawyer or take a look in this special feature issue to find the perfect lawyer for your needs. MN By Jennifer Miller- Gonzales

JUMPSTARTING YOUR GARDEN There are so many awesome benefits to gardening; whether you are using it for fresh fruits and veggies, or even if you just want a beautiful landscape. It can help to improve your diet, release stress, and just improve your general mood. For those who have never tired it before and want to give it a go, here are some steps you can follow to start building the garden of your dreams.

F

irst of all, you have to consider how much time and effort you are willing and able to put into your gardening. Luckily there are many options, so it is really up to you. You should keep in mind that not only do you have to spend the time putting in, and installing your garden, but you also have to consider the maintenance that your garden needs. Some will need very little upkeep while others will take a lot of tender love and care. Be realistic, and don’t get overzealous. It’s better to start out small, than to be overwhelmed right of the bat. Now you have to decide what you want to accomplish. Do you want to center your garden around cooking and grow your own produce, or do you want to improve your landscape with beautiful scenery? You can eventually try to take on both, if you so choose, but remember start small. From there you can start picking out your plants. When selecting your plants there are even more things to consider. Keep in mind the climate you live in, the layout of your garden, and what you want to accomplish. To help you out, take a look at the plant tags. They will let you know what kind of climate they thrive in, the conditions they like the best, and how big they will grow. There is nothing worse than planning your layout, selecting a cute little plant, and later on realizing that it will grow ten feet tall and ruin all your hard work. Some tags even have scannable codes so you can learn everything that you need to know. Avoiding a small mistake in the beginning will help avoid large headaches further along the road.

picky about the amount of shade and sun they get during the day. You don’t want a plant that loves shade to be burning in the sun all day. It also never hurts to pick out plants that are sturdy and hard to kill. Let’s be honest, sometimes we let things get away from us. A sturdy plant will keep on trudging along, even if you accidentally misjudge your layout or climate. Some very forgiving plants to keep in mind would be geraniums, begonias, aloe plants and philodendrons, but there

After you have everything selected and ready to go it’s time to plant! Use, high quality soils, follow directions carefully and you will be off to a great start. Hopefully these starter tips will help you to realize gardening for the first time doesn’t have to be a scary ordeal; just take it slow and steady and you will be on your way to your dream garden. TOP 5 HOME MAINTENANCE TIPS Keeping up with home maintenance, especially as a new homeowner can be a daunting task, and something we often forget about. Follow our Top 5 Home Maintenance Tips that will save you from unnecessary costs and damage to your home. The more you care for your home, the more your home cares for you! Flush your water heater Your water heater is used every day, which means you probably have buildup and sediment inside. All you need is a bucket and common knowledge of your tank; this will greatly help the longevity of your system. Replace batteries in smoke and CO2 detectors The dreaded beep of the smoke detectors. Changing these batteries at least once a year is always the smart choice to avoid those annoying beeps, but also to always make sure your home is safe from unsafe exposure. Look for leaks, everywhere Every faucet you can think of, and even the toilet, should be checked every couple of months for leaks. It is usually just an old washer that needs to be changed, but this simple fix can save you from mold, paint damage, water damage, and wood rot. Vacuum your dryer vents and air ducts It’s safe to say we all want to avoid dryer fires. If your clothes aren’t drying quick or there is a weird smell, it may be time to clean the vent. And the same goes for your air ducts, and while you can clean ducts yourself, it’s best saved for a professional. Check and replace your air filters Want your air conditioning and heating unit to last longer, peek at your air filters every couple of weeks and see if it needs to be changed- especially during cold winters and hot summers when the unit is constantly on!

MYHOME AND GARDEN

5 WAYS TO GET AND KEEP YOUR HOME ORGANIZED Being a wife mom and a business professional who works crazy hours, it can seem impossible to keep up with staying clean and organized. However I have found these tips and tricks help me stay on top of things throughout the week!

1

Use an app to keep track of your grocery shopping list. I personally use an app called “Out of Milk” it tracks my shopping trends, coupons at my local stores, and the best part is my husband and kids also downloaded the app and we can all update the shopping list in real time this way we never have to double back to the store (it’s a real time and money saver).

2

Take 15 mins out every night to clean the following. Do the dishes after dinner, vacuum and sweep (I have a dog so vacuuming needs to be done daily in my house) if you don’t have pets you can do every 3 days or so. And take out the trash. This keeps my home tidy during the week and allows me to just do the detailed cleaning on the weekends!

3

Make sure to clean your bathrooms weekly. I always keep separate cleaning products directly in the bathroom under the sink, this way they are right there when I need them. Wipe down the sink and fixtures, clean the toilet itself (gross, I know sorry, I hate this part) then clean the shower and don’t forget to clean the shower doors or shower curtain! Next sweep and mop the flooring.

4

Laundry also should be done weekly. My laundry is usually done on Friday nights. I don’t know about you, but folding laundry and hanging it up is my least favorite part. I find watching a good tv show or my new obsession listening to a good book helps me get it done in no time, I guess it’s because my mind is somewhere else.

5

Don’t forget to donate or throw away unused items once a month! I clean out my pantry once a month and donate any food that isn’t going to be eaten any time soon, same with my families clothes (I have two growing sons) when the jeans and sneakers get to small it goes into the donation pile and gets dropped off once a month. Same for my clothes as well. I’ve lost a ton of weight and keep losing so I am donating all my clothes that are now too big. My rule is if we haven’t used it in a month and don’t think we will be using it next month it gets donated or thrown out! This way we avoid clutter and hoarding.

The main thing to remember is a little mess never hurt anyone, and family time should always come first, we all aren’t perfect. But if you can try this routine or even add in some to-dos of your own it will cut down on your stress immensely and give you more time on the weekends with your family. AND THAT’S WHATS IMPORTANT!
