W

ell that’s it! Summer 2020 is officially coming to an end, which means the start of the new school year, emphasis on new. The 2020/2021 school year went completely virtual and let me be the first to tell you, what an adventure this has been. It’s definitely a learning experience for not only the students but for the parents and teachers as well. We all had to learn the importance of patience as we adjust to a new landscape of education. I believe we can and will adapt to our new way of schooling, and because it is for our kids, it is even more important! So, hang in there! We got this, parents! Las Vegas is a city that is always evolving and growing, which is why the real estate market continues to boom with no signs of slowing down. As we move forward, many families are deciding to upgrade their homes, or downsize, and it is truly the perfect time to do so. In this issue, we are highlighting Las Vegas’ Top 100 Realtors. These outstanding realtors have gone above and beyond, not

only in helping us find the perfect home but also making an impact in our community. These realtors are dedicated to their clients and find much importance in educating people throughout the buying or selling experience, especially for first time buyers! Their passion shines through and I applaud every single one of them in their commitment to our locals and in all of their accomplishments. Also in this issue, I am honored and proud to present Las Vegas’ Top 100 Doctors and Dentists. These men and women risk their lives every day, work long hours, put themselves in potential harm’s way, all to keep us healthy. During this pandemic, they have been on the frontline, working nonstop to protect and treat our local community. Within this issue are some of the best and the brightest in Las Vegas, and MYVEGAS had the opportunity to share their stories, their mission, and the most current technologies and advancements that medicine has to offer. This honor is only a fraction of what they deserve for everything they do. They are truly our heroes!

With only a few months left in the year, I want us all to reflect on everything we’ve endured in 2020. The good and the bad, there is always a reason to be grateful. Our city is resilient, and I couldn’t be prouder to be a part of this wonderful community. CARE AT ITS FINEST Nicole Clifton is in her third year of medical school at Touro University Nevada. Even though both her parents are attorneys, Ms. Clifton made it very clear at the tender age of four that she was going to be a doctor, and, it seems that her entire life has centered around medicine or caring for others.

G

rowing up, Nicole and her grandma volunteered for the local Assistance League, a charity dedicated to helping children and adults in the community. Nicole volunteered at the Thrift Shop and Senior Craft Center. She also volunteered for School Bell; a charity dedicated to providing clothes for disadvantaged youth. When asked why she enjoyed volunteering she said, “I love helping people, especially those who have a need I can fill.” When she was a child, Nicole had a pet bird that frequently flew into the window and went down to the ground. Each time she took one of those deadly flights Nicole would dash to her rescue checking her legs and wings providing any care she could. Nicole, who also goes by Nikki, grew up in Reno. She received her undergraduate degree at the University of California, Davis. That’s when she became serious about medical school. Nikki came home to Nevada where she was a scribe with

Northern Nevada Medical System and shadowed Dr. Challapalli at St. Mary’s Hospital Cath Lab. Nikki worked a job as an Anatomy Dissector and has completed 100 hours of community service while in medical school. She has been a scribe for pain management with Dr. Nairizi and Dr. Patterson and shadowed Dr. Gansert in the E.R. Department at Renown. “I was able to dip my toes into the happenings and witness the large expansion of the Renown system. It was an interesting and a great learning experience to compare my early experiences with the multiple hospital systems in the Las Vegas area.” “Making the decision to attend an osteopathic medical school provided the opportunity to learn more about hands-on treatment for the body as well as all the education a medical degree has to offer.” Nikki, as a third-year medical student at Touro University will now spend most of her time in clinical sites on a regular basis, COVID-19 permitting. “I have spent the last four months in semi-social isola-

tion both due to COVID-19 and studying for boards. I am curious to see my ability to re-enter the world to learn how to really treat patients while keeping them and myself safe. It is a shame that the risk of exposure to COVID-19 will limit a D.O.’s ability to perform osteopathic manipulative medicine (OMM), but I believe it will teach us all more about adaptability.” In medicine, safety is important. This principle is especially sensitive during the COVID pandemic. For Nikki, it expands past the medical setting as her mother was diagnosed with lymphoma and just completed chemotherapy and radiation. Her father is also respiratory and immune compromised. As part of a close-knit family, Clifton has not been able to hug her parents and brother or take off her mask around them. “I know that it is not worth the risk of unnecessary exposure, but it is definitely difficult.” Nikki continues to share her experiences with the rest of her class and the students whom she will encounter from UNLV School of Medicine. “While we are the incoming physicians of the next generation, I believe it is especially important that we collaborate our knowledge and learn from our preceptors about how to treat patients in the quickly changing world and specialty of medicine. As third-year students, we are dealing with incredible uncertainty as our board exams were postponed or our colleagues were sent home from rotations due to COVID. In some regards, we may come out more resilient than those above and below us.” Clifton has learned so much in the last two years as she continues her journey to be a physician. She is compassionate, understanding, and strong, while still living her dream at Touro University. She keeps up with some of her favorite hobbies like skiing and hiking. Nikki holds a black belt in Karate and ranks nationally in saber fencing. She is soon to realize that her hard work was worth it as in 2022, Ms. Clifton becomes Dr. Clifton. MV By Dawn Gibbons

THE PILLARS OF JOY

I was reading a book recently, titled “The Book of Joy” by Dalai Lama and Desmond Tutu. In the book, they talk about the “8 Pillars of Joy” that we should be mindful of in the pursuit of happiness and longevity.

PILLARS OF THE MIND Perspective - We each have our views about the world; many of them have been shaped by our upbringing, society, and life’s challenges we’ve encountered throughout life. This means that our limited perspective of the world is not the truth – it’s just the view from where we’re standing. If we took the time to pause before reacting and widening our perspective, we could solve problems with compassion and creativity instead of inflexibility or anger. Humility - The second pillar of joy is the quality of being humble, putting the needs of another person before yourself, and thinking of others before yourself. Humility is that grounding force that helps us embrace life with humbleness and grace. Someone who has humility is not proud and does not believe they are better than other people. Humor - Laughter is something that brings people together. How can you feel anger or sadness when laughing? You can’t. Find ways to laugh at yourself. Laugh at life. Acceptance - Acceptance does not mean defeat. But the acceptance of reality is the only place from which change can begin. Non-acceptance is like going against the ocean’s current. Much of our unhappiness in life comes from non-acceptance of the way things are. We get angry or upset that things don’t go exactly as we planned. By accepting reality, then going against it, we are much more likely to find happiness.

PILLARS OF THE HEART Forgiveness - The first of the heart pillars of joy is forgiveness. Forgiving someone does not mean that what they did is right, but to live a full, joyful life, you need to forgive. Forgiveness is you letting go of the burden you carry towards them. It›s tiring carrying around anger, hatred, and sadness. Forgiveness is there to help us shed the past to focus and appreciate the present. Do not allow someone else to hold the key to your happiness.

Gratitude - My favorite pillar of them all! It’s a proven fact that when you are in a state of gratitude, you are in a state of joy. And when you feel gratitude, you cannot feel angry, sad, or depressed. There is a quote that says, “A grateful heart is a magnet for miracles.” If gratitude is something you’ve never practiced, the best way to get started is with a “gratitude journal” or a “gratitude rock.” I’ve recently been carrying around a gratitude rock, and every time I look at it, I tell it what I’m thankful for. It gets you in the habit of practicing gratitude. Gratitude is the ability to shift our perspective toward abundance in our lives and away from lack and scarcity. Compassion - The meaning of compassion is recognizing the suffering of others and then taking action to help. Compassion embodies a tangible expression of love for those who are suffering. Compassion is the feeling of empathy or sympathy towards a person in need. It is a sense of shared suffering and is generally regarded as the cornerstone of humanity. Compassion is sometimes the fatal capacity for feeling what it is like to live inside somebody else’s skin. It is the knowledge that there can never really be any peace and joy for me until there is peace and joy finally for you too. – Frederick Buechner

Generosity - “It is in giving that we receive.” When we give to others, it brings more joy than selfishly focusing on ourselves. Research has shown that the reward centers of our brain light up as strongly when we give as when we receive. We feel happy when we give. TO SUMMARIZE Of course, the eight pillars of joy all sound great, but to put them into practice, that’s the hard part. I don’t think any of us can claim to be as “enlightened” as the Dalai Lama, and it’s unlikely that we’ll ever fully achieve all of the pillars. But I don’t think that’s the point. I think the point is to keep the pillars in our minds while we’re going about our daily lives and refer to them when things get tough. I know a lot of people are worried about staying healthy in this crazy time and understandably, some may want to stay out of the gyms but still want to get slim for summer! I want to share some tips on how you can boost your immune system and metabolism!

o, it’s all about restoring and supporting… We need to support our immune system by keeping inflammation down. If you have a lot of inflammation, you are more likely to get sick or get a disease. Inflammation is normal, it is our bodies way to protect and heal but we don’t want it to be overdone because that’s where the issues start. You can get a head start on fighting

inflammation with foods like almonds, green vegetables, and fruits. Now shifting to weight loss and working out… after a workout, it is normal to have a bit of inflammation. It’s nothing to worry about unless the inflammation doesn’t go away then you may have an issue such as an injury. Common sense, right?

This is how it all goes hand in hand… Keeping your immune system up, we need to stay on top of our water, stay active and get the right foods in! Remember to drink water when you’re thirsty. I think a lot of people think chugging 8 bottles of water a day is going to be the cure for your acne, your health, and everything in between. But really, drinking water is just about hydrating your body to keep us moving- not about flushing anything out perse. I do recommend staying away from processed foods and alcohol during this time. Stick with leafy greens and fruits as snacks throughout the day to keep your energy up, and your intake up to make that energy last. THE BODY MIND CONNECTION

I

t came to my attention a long time ago while working on balancing my check book – I spoke out loud, “This is a pain in my neck.” Sure enough, within seconds I was rubbing my neck and feeling the pain of a headache. My awareness of the spoken words and the reaction in my body made me pause and take a serious look at the consequences of my thoughts behind the words.

Wake Up, Don’t Make Up!

More and more the medical community is accepting the body/mind connection and treating their patients as a whole being, and not just treating their symptoms. The medical model of treating the whole person opens doors to the idea that illness can be in part a reflection of an individual’s perceptions, thoughts, and emotions. Doctors treating the “whole” person are definitely among us these days. In fact, there are a few different new names for these doctors – and one such name is that of Functional Medical Doctors. It stands to reason if the goal is to cure, we must take the patient to a new level of ‘functional’ awareness within their own skin, asking questions that speak to the whole person rather than a symptom. It makes good sense to consider what else might be going on in a person’s life that is causing stress - because we all know that stress is a leading cause of illness, and since stress and inflammation go hand in hand... I was stressed out by over balancing my check book and that created inflammation in my body and my thoughts pin pointed the inflammation directly to my neck. It’s a matter of connecting the dots. MV

DR. JEFFREY ROTH Dr. Jeffrey Roth could only be described as one of a dedicated breed of doctors, those that truly see medicine as a mission. Born in Los Angeles, CA, at age 11 his family moved to what was then a small country town, which we know now as our great city of Las Vegas.

e undoubtedly considers Las Vegas his hometown, and avowed his commitment to serve his hometown and to make an impact. As one of our 2020 Top 100 Doctors of the Year, we certainly believe he is meeting that goal with passion and care. After heading back east to Boston for his college studies at Brandeis University, Dr. Roth made his way back to Las Vegas and was drawn to medicine, as it fit profoundly with his mission to help people. He graduated from the University of Nevada School of Medicine. He then went out east again to Philadelphia to the Medical College of Pennsylvania/Hahnemann University and completed a General Sur-

gery Residency. He realized that Plastic and Reconstructive Surgery was where he wanted to be. A beautiful marriage of art and medicine, as Dr. Roth describes. He went on to train at UCSF in Plastic & Reconstructive Surgery, and finished up at USC/LA County with a fellowship in hand and microsurgery, marking his 18-year schooling and study complete, for now. A lover of education for himself and others, Dr. Roth truly enjoys sharing the wealth of knowledge with students and peers. He has taught classes in a variety of courses, including the “Stop the Bleed” course which teaches the community how to use a tourniquet. More so, he cowrote The Essential Burn Unit Handbook with a colleague that is still used today in burn units across the country. Dr. Roth opened Las Vegas Plastic Surgery in 2003 and has found success within the community of Las Vegas. Beginning as a reconstructive and aesthetic practice, throughout the years it has evolved into an incredible surgical and non-surgical aesthetic practice filled with innovative techniques and the newest technologies to offer. UNLAWFUL RESTRAINTS…WHERE IS THE JUVENILE JUSTICE? Is Beating Systemic Racism “Mission Impossible?” Or Attainable? “Will the abuse of power and false control ever end?” asks Dr. Susan Feneck, the ambassador for change behind the walls of America’s juvenile justice system.

D

r. Feneck’s peers have nominated her once again for 2020 Top 100 Doctors, after being nominated in 2019 for Top 100 Women of Influence and Top 100 Doctors. Her overwhelming back-to-back nominations are what we conclude to be the unbelievable cause she has so strongly supported over the years. Injustice issues date back decades, with countless cases of juveniles being wrongly and intentionally convicted, brutally restrained, countless unnecessary deaths, soaring suicide rates, heavy overmedication (chemical restraints), solitary confinement and illegal power of abuse for minor infractions…the list goes on. The timeline below represents just a small margin of these cases that were brought to the surface, and for some, to justice. The bigger question is, what are we doing about it? Laws need to be changed immediately! It is a matter of life and death. 1983: Baltimore Middle School Killing: Three 16-years old’s; Alfred Chestnut, Ransom Watkins, and Andrew Stewart, were wrongly convicted and given life in prison for the fatal shooting of DeWitt Duckett at Baltimore Middle School. Last year, the three men were released and exonerated from all charges, 36 years later, with the help of the Baltimore community. 1989: Central Park Five: 5 teenagers aged 14-16: K. Richardson, R. Santana, A. McCray, Y. Salaam, and K. Wise, were taken in and charged for rape and assault, with reports of “intimidating behavior.” Being coerced by interrogators to confess to a crime they didn’t commit, they were sentenced to 6-13 years in prison and became known as The Central Park Five. 12 years later, a suspect came forward and confessed to the crimes, and the Central Park Five were released. 2002: Brian Banks: A 16-year-old with a promising football dream was falsely ac-

cused of rape by a member at their high school. His attorney strongly encouraged him to plead no contest; but he served 5 years in prison and 5 years of parole for a crime he did not commit. (Las Vegas Locomotives, Atlanta Falcons). 2008: Cash for Kids Scandal: Judges Michael Conahan and Mark Ciavarella wrongfully convicted and imprisoned over 3,000 children and were accused of accepting money in return for imposing harsh adjudications on juveniles to increase occupancy at for-profit detention centers. 2016: Discovery Academy, Provo, Utah: The shocking stories that come from Discovery Academy in Utah with allegations from students of sexual abuse, rape, assault from “mentors” and “counselors” have gone “unsubstantiated” for years. They were also sued in 2007 for refusing to release patient records to an investigation into abusive practices. 2018: A Florida detention center officer was charged after a 17-year old’s death. Caused by the assault of other inmates using the not unusual bounty and reward system, which ‘allows’ other inmates to assault inmates. The officer was charged with a maximum life sentence. With little research, it’s not difficult to discover horrific images and videos of youth in the system being brutally restrained in facilities. The even scarier truth, these actions happen every day. An unfathomable percentage of deaths and injuries in private juvenile facilities are caused by unlawful restraints. Keeping in mind that institution owners and executive’s profits are based on the number of inmates their facility has, the entire system is a criminal money-making machine. Q: What do you enjoy doing in your spare time? A: In my spare time, I enjoy spending time with my family, girlfriend and two dogs (Butters and Wasabi), exercising, basketball, watching movies, making YouTube videos, and teaching martial arts on the side. IN HIS OWN WORDS: HOW MEDICINE EVOLVES As a kid growing up in metro Detroit, I had the influence of supportive parents and family, good teachers, and the ever-present impact of living in The Motor City, where the influence of the auto giants and industrialists literally driving America lingered everywhere. My mother’s father died when I was eleven. This was a devastating and dramatic event convincing me that my future would be as a surgeon. Shortly thereafter, I remember reading a book about cars when I stumbled across a quote from Henry Ford that would change my life: “Whether you think you can or you think you can’t, you’re right.” I never looked back. Through the best and worst, the highs and lows, and the happy and sad times of life, I can. My parents and grandparents always encouraged my passion, and my teachers at Detroit Country Day never backed off on an intensely well-rounded education to enhance the meaning of my goals and aspirations as well as my depth of understanding and application of my thoughts. Graduate school enhanced my ability to comprehend science, while the years spent with my grandfather as an electrician proved more formative for my career than science. He taught me how to speak to people, any person, personally and directly, to attempt to see their perspective and help them understand mine, like it or not. That proves helpful when breaking bad news about cancer or the need for surgery. I also learned that finding solutions to really complicated questions grants the most satisfaction. So of course, I chose a specialty of medicine with some of the most complex and difficult problems, neurosurgery. In 2018, Nevada ranked dead last in the nation in healthcare. This improved marginally to 48 of 51 in 2019. While shocking to some, I find it simply unacceptable

and believe we can, we must do better for our patients, for our community, for the future of our profession. While a small part of total healthcare, as a neurosurgeon, I believe that the opportunities for improving patients’ lives, for extending quality of life even with terminal illness or complex disease exists now in ways that even a few years ago was a pipe dream. These possibilities are driven by advances in computer technology, medical knowledge, pharmaceutical and radiation therapeutics. This has led to ingenuity in the form of robotics, navigation, diagnostic capabilities, and real-time data driven care, if only available and applied by those with the skills to make the difference. Last year, after two years of discussion, Mountainview Hospital purchased a Synaptive Medical Modus V™ robotic exoscope, as well as the Nico BrainPath® and Myriad™ system. These technologies allow visualization and access to brain tumors and lesions, as well as unrivaled ability to operate through minimally invasive corridors to the spine and skullbase. In conjunction more extensive and safe removal of neurologic pathology has arrived in Las Vegas. Thus, the term “inoperable” may now be restated as “treatable.” A few hospitals are now discussing the real and available possibilities of an integrated robotic platform for both brain and spine surgeries. For conditions as wide ranging from trauma to Parkinson’s disease. In concert, these two platforms stand to change the way neurosurgery is performed, by improving accuracy, reducing operative time, and

enhancing surgical outcomes in the most difficult circumstances, as well as routine conditions. This has been especially helpful over the past several months during the coronavirus pandemic, as so many patients with advanced disease states left unchecked or ignored due to fear of COVID -19. The advantages of advanced technology, a prepared team, and an assertive spirit has proven highly beneficial to patients in need. For the past decade, since completing my training in neurosurgery, the advancement in technology and knowledge is incredible. New standards are evolving rapidly in healthcare and specifically in surgery. The willingness and capability of physicians everywhere to incorporate their knowledge, skills, and passion to succeed in unbelievable and previously inconceivable treatments has advanced to a point of a new paradigm shift. As an early adopter of these advances, my optimism grows each day that Las Vegas will depart the bottom tier of American healthcare. While I have not been in Las Vegas very long, the credo for my practice of medicine has become more concise and meaningful than ever before. “I bust mine to save yours!” I am honored to be selected as one of the top physicians in Las Vegas this year and strive to earn that distinction for years to come. MYVEGAS had the chance to dive in with Dr. Ronald Hillock of Nevada Orthopedic Brain & Spine and learn more about his practice and the services he provides. Orthopedics is a fascinating specialty to Dr. Hillock, and he is passionate about sharing and engaging in the newest technology advancements and techniques for patients. Learn about Dr. Ronald Hillock’s practice below: Q: How did you know that Orthopedics was the right field for you? A: As a medical student, and even before then, I was always interested in human movement and function. As I progressed through medical training, I found many specialties interesting, but none held my fascination more than Orthopedic Surgery. I loved the focused injuries/diseases with clearly definable outcomes and treatment goals. I find solving my patient’s musculoskeletal and movement issues to be very satisfying and professionally fulfilling. Q: What are the most common surgeries you perform? A: My current practice has many areas of treatment. The majority of care I deliver today falls under the headings of adult reconstruction and oncology. This includes the diagnosis and treatment of cancers as well as arthritis. The common features of both these issues is arthroplasty, or joint replacement. In the case of arthritis, I remove the diseased joint and replace it with metal and plastic. In the case of cancer, the joint reconstruction occurs in the process of removing the cancer. Q: Is there any new technology in your field of work that you use? A: Orthopedic Surgery is a very technology driven specialty. The process of creating new devices and implants to improve outcomes has become a major part of my practice. I am engaged in the process of designing and developing several new devices and surgical techniques. For instance, I am working in conjunction with an implant manufacturer to develop a new limb salvage system. The goal of this family of devices is to replace large segments of bone up that have been removed due to cancer or injury. We can now save entire limbs that would have otherwise been amputated in the past. We can reconstruct massive segments of

bone and joints, replaced with metal and plastic, allowing the patient to walk within days of surgery. Q: What is Osseointegration and who is a good candidate? A: Osseointegration, or OI for short, is a method of coupling an amputated limb from the residual bone to an external prosthesis. My team has developed the Longitude stem for OI at the femur, tibia and humerus levels. This allows an amputee to couple directly from the bone to an external prosthesis through the skin. Stated in simple terms, OI is taking a metal post anchored into the bone and coupling through the skin with a metal post. The external prosthetic limb is thereby anchored to the bone of the amputated limb. The patient that will most benefit from OI technology is an amputee that has lost a limb due to trauma (injury), cancer or birth defect. We are able to offer OI devices at the transfemoral level (above the knee) as well as the transtibial level (below the knee) of amputation. Q: How does Osseointegration help current amputees? A: OI has many proven advantages to the amputee. First, the OI eliminates the need for a traditional suction socket prosthesis and its associated skin friction issues. Second, the OI patient has more efficient movement and walking patterns reducing energy consumption. Finally, the OI patient has a more fluid or normal walking pattern. With a coupled OI device, the patient can actually sense the heel strike through the bone. In other countries OI patients are able to return to full occupational function. Most amputees in the United States are permanently disabled. By developing OI technology and bringing it to the US mar-

ket I hope to improve the quality of life for all amputees. Q: How has Covid-19 affected your work? A: The current pandemic has had an impact on my work and life. We now routinely test/screen for the virus in all planned surgical patients. I offer phone or video telehealth visit to anyone who wishes to avoid exposure in public settings. In spite of these issues we are safely offering all services to patients as needed. Q: What’s in store for 2020-2021? A: As we move forward and life normalizes, and it will, I continue to develop new limb salvage devices and surgical techniques. I am working with the manufacturer of the Longitude OI, Signature Orthopedics Ltd, Sydney Australia, with the goal of obtaining permit from the Food and Drug Administration to allow new surgeons to provide OI to the whole country. Currently OI is a custom research tool limited to the design and development surgeons of which I am one of four. My goal has always been to bring OI to all of the US and the world beyond. I hope to have OI surgeons using Longitude in every market in the US. MV

UMC, one of our incredible local hospitals that stepped up when coronavirus was at its worst, threw out a call for masks and gloves, as supplies were getting low very quickly. Shane reached out to his social media community to ask people to donate their unused masks and gloves. Within 5 short days, Shane had collected over 34,000 gloves and 5,000 masks that were donated and delivered to UMC. Getting the community involved to donate supplies for our local hospitals was just one of his ways of supporting the community where his family thrives. This year, when we have all been stricken with tough times due to COVID-19, the fulfillment that he receives from supporting his community and from continuing to help navigate clients through the uncharted waters of modern Real Estate during a pandemic has been even more gratifying. March 2020’s Median Price for Single-Family homes in Las Vegas was $305,000 and on the rise, a 3.7% increase from last year. Number of houses on the market has risen over 6 months, sitting

with a median of 8,524 homes, a definite increase from March 2019 where there were only 7,750. Median days on the market has gone up slightly to 45, from last year at this time at 34 days. Median per-

cent of list price has gone down .2%, from 99% last year. Price per square feet has gone up 2.4% from $160 last year at the same time, an improvement thanks to the growth in population over the past year.

CRASH COURSE ON CLOSING COSTS Closing Costs are arguably the most important part of any real estate transaction. This is often where the seller’s & agent’s efforts, emotions, and energy come into play as the final number between making or breaking the deal comes into light.

T

his where many questions and details are hashed out like: who’s more motivated- seller or buyer? Cash transaction or financing? How long was this property on the market? In addition to these details, it’s important to consider whether or not the buyer is paying the full asking price. This is where your agent’s negotiating skills really come into play.

The agent’s fees are usually negotiated between every seller and the buyer. Every individual and company set their own standards such that the agent fees fluctuate from company to company and even state to state. Some states charge 8%, some 6%, while others charge 5% for the agent fee. The only traditional and relatively consistent custom is the 50/50 split between the buyer and seller.

Traditionally, the biggest expense of the closing costs is the agent’s fee. The seller and buyer traditionally split the agent’s fee 50/50, unless there is a situation where the seller doesn’t have enough money and there is an agreement in which the buyer pays the agents fee and gets the property for under market value.

Some of the most common closing costs paid by seller include: Owners Title Policy, Escrow, Reconveyance fee, Broker Transaction fee, HOA Resale Packet, Assessment fee, Notary fee, Courier fee, etc.

Of course every buyer would prefer it if all fees were paid by the seller, we realize

that people would like to save as much money as possible. In general, everything is truly up for negotiation. Fees that can usually be negotiated are Home Warranty and Home Repair fees. However, we must look at the nature of the transaction and things like if the buyer is paying the full asking price or not, because if they are, then we may throw in the Home Warranty fee. With Home Repair fees we also realize that the buyers would really like the property repairs to be paid by the Sellers, but this is ultimately up to negotiation. The Real Estate Market has held fairly steady in spite of the shutdowns, job losses, and overall fears circulating related to the COVID-19 pandemic. While homes are still selling and inventory is still low, there are some adjustments that need to be made to the marketing and presentation of homes in today’s market. PROFESSIONAL CLEANING Buyers have never responded well to homes that are not kept tidy. These days, it can literally scare them away and be a deal breaker. Hire a professional cleaning service. Make sure the home is sanitized and deep cleaned prior to showings to ensure the buyers are comfortable walking through. VIRTUAL TOURS ARE A NECESSITY Prior to the pandemic, virtual tours were often underutilized. Many Realtors didn’t see the benefit of adding the extra expense to their marketing plan. In some cases, buyers are doing their entire purchase virtually. Make sure that all the lights are on and all the doors inside are left open so you do not have multiple buyers and agents touching these surfaces repeatedly. PPE To ensure safety and show potential buyers that precautionary measures are being taken, include a small box or basket at the entry of the home that includes disposable masks, gloves and shoe covers with a note instructing everyone to use PPE while viewing, and take it with them when they leave.

CONNECTING WITH THE RIGHT PEOPLE DURING COVID-19 The COVID-19 pandemic has made the process of job searching a bit more difficult. Before you go off and send out dozens of messages to people you know, here are a few important tips to keep in mind when tapping into your network for extra help.

BE SPECIFIC People are more likely to help when they know exactly what they can do to help. Some people are genuinely interested in assisting, but may not necessarily have the resources to figure out how to do so. Instead of directly messaging to them “Do you have any jobs available?”, you might say “Could you possibly introduce me to your co-worker who is hiring for X role?” Once you suggest a way to assist, you’re more likely to get a response. BE GENUINE Keep in mind that everyone is struggling right now. Whether they are dealing with being furloughed, taking a pay cut, or recovering from a related illness, it is best that the tone of your message conveys personal care and sincerity. Begin your message with a heartfelt question along with an acknowledgement of the time everyone is going through. BE UNIQUE Relationships are essential in the hospitality industry, and everyone knows everyone ... including you. Review the message that you are sending to job contacts and eliminate any scripted or generic lines. Your contacts want to feel important and valued, especially if they putting forth effort to help you find the job you want. Include in your message something unique and beneficial for them. This will make a positive impression and will encourage a response. BE PATIENT Responses may be slower and this is not the time for you to put pressure on your job leads. If you have not heard back after a week or two, gently check in again with them. Prepare to reach out to more people and find an alternative person in case they do not respond. Overall, this is a great opportunity for you to check in with the people in your network and follow up to see how they are during this time of uncertainty. PANDEMIC PRIORITIES I think it goes without saying that this year makes us cringe. The minute we hear anyone mention 2020 or even talk about what’s presently going on in the world, the conversation turns sour.

I

t leaves a very unpleasant taste in one’s mouth and if you’re like me, you can’t wait for that infamous ball to drop ushering in 2021. These days I find myself asking, “Can this year be over? Do we really need to experience the next several months of 2020? This is a bad plot. Let’s skip to the next chapter.” I wish it were that easy. As we are attempting to mentally rush through the rest of a confusing and strange year, we obviously can’t physically outrun 2020. Time doesn’t care how we react. It continues to proceed at the same pace. The life and times of COVID-19 will live on as long as it was meant to, but it won’t last forever. As life continues to show us over and over, out of every great trial come lessons

that teach us more about who we are and ultimately show us that we can either change as a result of these lessons or decide to continue down the same path of behavior and decisions. Prioritization of our daily lives continues to show up no matter how much we put it off. We can never quite seem to master the mental and physical task of conquering this. Why is it so hard to stick to our daily priorities? It’s like those New Year’s resolutions you discard after two weeks. Is it really taking a global pandemic to shake things into a new order and make us reprioritize our lives again? A deluge of emotions hits us daily, and everything in our lives seems magnified. It’s also no doubt that this year has brought hardships that are felt by so many of us. We continue to ask ourselves what’s next

in life and pray that things will improve quickly. Life has completely altered itself. Social life has changed, careers have changed, and our daily routines have suddenly been turned upside down. Our individual narratives are different. Those narratives are now the foundation of making us take a look at what we can change and what we can’t. What will our priorities look like when the world gets back to normal, and what can we change today? While we can’t control our present circumstances, we can control our priorities. What a gift to be able to take the time to examine what is important to us. It’s as though we have been given a great opportunity to craft what our personal lives and professional goals will look like. And we have the time to do so – time to reflect, plan ahead, and cherish what makes us content. The perfect place to look as we begin to prioritize in the middle of a pandemic is simply behind us. What did our individual worlds look like before COVID-19, and what will they look like when this is all over? There is a way that we are able to shape part of this new picture. And we can to paint on that canvas right now. Taking for granted what is now suddenly not easy to access is an eye opener. The lost job, the closed restaurant, the group of people you used to associate with who no longer feel the need to get together. Losses become so heartbreaking, but most are temporary. In a way, there is a great self-discovery to be done. If something didn’t make you happy then, how are you to know it will make you happy post-pandemic? Appreciation and gratitude are now more important that ever amidst the fear and depression. The Smashed Pig’s Executive Chef Justin Vega has always been intrigued by the magic found in a loving kitchen.

orn in Albuquerque, New Mexico and raised in Las Vegas, Vega’s interest in the art of cuisine during the rare occasions when his grandma would find her way into the kitchen during holidays to whip up kolaches, a traditional family favorite. Influenced by the Cooking Channel as well as French, Asian and Latin cuisines, Vega became a permanent fixture in his family’s kitchen, deciding to pursue his hobby

ATOMIC CAULIFLOWER ATOMIC RUB 1 cup kosher salt 2 tablespoons ground black pepper 2 tablespoons ground cayenne pepper 2 tablespoons ground Aleppo pepper 4 tablespoons smoked paprika 2 tablespoons ground cumin 2 tablespoons ground turmeric Clean off any leaves from the bottom of the cauliflower but keep whole. Lightly coat the cauliflower with olive oil and generously season with the atomic rub and rub the seasoning into the cauliflower. Completely wrap in tinfoil and roast for 40 minutes at 350’f. Unwrap the cauliflower and continue to cook for an additional 10 minutes, at 350’f. Garnish with Thai basil, pickled jalapenos, and chili oil.

MEET THE KING OF CANNABIS The world of cannabis is new to us all. As every single move is made in the industry, we are shaping a new landscape for the entire community.

M

aking some valiant moves since cannabis was recreationally legalized comes Alexander Council, a Procurement Director and Mogul for the Marijuana industry who knows well this business grows by the day, and we’re all learning as we go. Navigating through leaps and bounds, Alex has officially been bestowed the title of the King of Cannabis, a name coined to represent his incredible evolution in the kingdom of cannabis. Alex moved to Las Vegas in 2011 ready to sink his teeth into anything this town had to offer. Coming from the entertainment industry, Alex spent his nights lighting up the stars we know and love. Gaining recognition for his character and management style, he received a call asking if he would be interested in buying marijuana for a living. Already aware of the medical benefits and potential growth of the industry, not to mention how CBD can save lives and reduce drug prescriptions, he was struck by the sheer opportunity to delve into a new industry. He flew to Hollywood, CA to discuss the opportunity and a week later, he was in a new office, being told to “make it happen” with a laptop and 5 clients on the list to call. Alex certainly stepped up to the wolves he was thrown at, familiar with building things from the ground up. He quickly realized the entire intake side to cannabis sat chaotic and disorganized. Ordered products would arrive incorrect and non-compliant per Nevada’s compliance

regulations. Alex’s expeditious investigation into the processes within met him with not only compliance gaps, but innumerable insufficiencies in the structure and operations of day to day business. There was also a lack of knowledge of the State’s regulations, as this was all new and hadn’t been done before. He knew it was simple, no matter how you shaped it, you had to normalize an industry that just wasn’t normal. Alex began implementing an intake system that developed over the years, where he personally reviewed and approved/ denied incoming product 48 hours before it hit the shelves, which alleviated compliance risks. Alex also knew the culture in cannabis was extremely important and with corporations quickly emerging, the culture must be present and respected with every process implemented. After all, we still have individuals in prison for doing the very same thing they legally do. Everyone needed to be on the same page to ensure the product out on the shelve for clients was perfect. In the 4 years he has been in the industry, Alex has made legendary moves. The 2018 Farm bill legalized the regulated production of hemp, which legally allowed the shipment of Hemp products over state lines. Alex yet again made history, being the first to legally ship a hemp product across state lines into a retail establishment. Hemp is defined in the legislation as the cannabis plant- with one key difference: hemp cannot contain more than 0.3% of THC. In short, hemp cannot get you high. For decades, federal law did not differentiate hemp from other cannabis plants. As a leader in cannabis, Alex felt that it was crucial to the culture and industry to bring together California and Nevada’s major cannabis companies for a conference to introduce themselves and create relationships, each holding very unique innovative products and brands. Later, he would be responsible for bringing 12 brands from California into the Las Vegas market to be sold in dispensaries, es-

Alex pays tribute to the entire cannabis community for his success in identifying great products and brands to bring to the market. It takes the entire team to fund, create, market and sell the overall “Best in Class” consumer product while positively impacting people’s lives. It’s clear that Alex is one of the key founders forging the Cannabis industry. A true leader, Alex says, “Nobody can take away the strength in yourself, everybody has potential they haven’t used yet or recognized, all you need is for somebody to believe and see the best in you.” Cannabis, CBD, and Hemp products are continually changing the world. THE FIRST THING I DO IN THE MORNING IS… I check my phone right away. As a business owner, I’m always paranoid that I missed something important while I was sleeping. ONE THING I LIKE TO DO AFTER WORK IS… Go swimming with my family. A nice dip in the pool is so relaxing and seems to help take away work stress especially during the hot Vegas summer. ONE OF MY FAVORITE RESTAURANTS IN LAS VEGAS IS… Yellowtail at Bellagio is the best! That has been our spot since we moved to Vegas 10 years ago. The view of the fountains is unparalleled and the Ahi Tuna pizza is my favorite dish ever. ONE OF MY FAVORITE LAS VEGAS SHOWS IS… Terry Fator. He is just so talented and funny and the show is always changing and relevant to what is currently going on. And my handsome hubby just happens to be the opening act and Emcee.

I WISH I KNEW HOW TO… Play the guitar. I love music and it would be so cool to actually be able to pick up a guitar and rock out to some Metallica. A PERSON WHO INSPIRES ME THE MOST IS… Walt Disney is my forever inspiration. He proved to the world that you can make your actual dreamworld a reality. Whenever I think something is impossible or too weird of an idea, I think about how many people told him his ideas weren’t possible either and it helps me to keep at it. WHEN I LEAVE LAS VEGAS I LIKE TO GO TO… Anywhere with a beach! I love Vegas but whenever we vacation, I want the opposite. I WISH I COULD QUIT... Eating too much candy. I can literally eat an entire box of red vines during a movie.

IN MY FREE TIME I LIKE TO… Play with my son and spend quality time with the family. I work hard so when it’s time I like to play hard too, play Paw Patrol that is. :) ONE THING I WISH I WERE BETTER AT IS… I wish I was better at telling people no. Sometimes I get overwhelmed with everything I have going on, but honestly it’s my own fault because I can never say no. ONE THING I CAN’T LIVE WITHOUT IS… My family. If quarantine has proven anything it’s that we need just the basics to survive. There really aren’t many things in life that I feel I “need” anymore. But my family I couldn’t live without. MY ONE STRANGE HABIT IS… I have a tendency to randomly do silly dances around the house. I love breaking out into random ballet and lyrical performances. THE DATING PROCESS “Dating From An Expanded Conscious Perspective”

you want them to have. See yourself being happy and full of joy not just because of them but you were already that way. No one can make you happy unless you know how to make yourself happy. See yourself as a loving person, loving and being loved. The Universe is bringing the right person into your life for every right purpose. The Universe is a master choreographer. See yourself in a very happy and successful relationship. See yourself manifesting the mate you desire and the mate you desire manifesting you. See your mate being the ultimate when it comes to being respectful. The respect that you will have for your mate will be mutual. This process is called mind power. When you learn this process, YOU choose the ideas that you are going to convey to the sub-conscious mind. Give your mind a purpose. A purpose is a goal, it is a direction, a good project. If you give your mind a purpose it will find all of the necessary ways and means of accomplishing the purpose you give it. All you need is the correct positive idea in your mind. Start with this, what does your mate look like? Be mindful. MV

hat you see is what you get. This is a very mystic statement. This is so true on the psychological level. Whatever you see in your mind in regards to being, doing and having who you desire, you will be led and motivated to take the correct action in order to manifest who you desire. I want you to begin to see yourself manifesting who you desire to have in your life. This can only happen if you are mentally conditioned to receive. You have to believe in yourself. Do you believe in yourself?

Visualization clarifies your mind as to the things you desire. If you don’t know what’s a fit for you, nor do you know what your mate looks like in

You must learn how to use your mind power to accomplish what you desire in regards to who you desire. Whatever you make clear in your mind, IT MUST HAPPEN. How do I know this? The visualization impresses upon the sub-conscious mind, and the sub-conscious mind takes whatever you input into it and materializes it, then you receive the manifestation by means of what we call sub-conscious correlation and vibratory affinity.

MENTAL HEALTH & CREATING A SAFE PLACE FOR CHANGE Why is it so hard to open up? Several may even ask, why are people so critical and judgmental? While others will ask, why do people even care what others think?

M

any don’t open up because they were taught to stay strong and refrain from sharing. Then there’s the fear of what people may think, view, and how one may be treated after the fact. What if, and I mean just what if, people were much more receptive and understanding. What if people encouraged you to just be yourself and there were not any repercussions. Just, what if? Did you know that worldwide, every 40 seconds someone dies by way of suicide? And that suicide is the 1st leading cause of death for our youth, aged 12-19 & 2nd leading cause of death for those between 20-44 years of age? And that every day, 22 veterans die by suicide.

Why do you think the suicide rate is so high? Culture, race, and faith play a huge part in one suffering in silence versus asking for help. Society has ideas on how a person is based on their race (and culture). Therefore, to share something that may be sensitive puts the person in a position that people will conclude their entire chapter or even book without actually empathizing and understanding. Now faith, that is another story. Being spiritual is wonderful and having faith that God will fix it is great, too. Religious communities or those that affiliate with some type of spirituality have to remember just like God has blessed us with doctors and specialists, He also blessed us with therapists! Furthermore, research

has shown a great success rate when faith and therapy are combined to treat mental health and mental illnesses. So how do we do better? Talk. Seek help from a professional. Share your story. We as a society must learn to create an open and safe environment for others to talk. We as a society must be able to recognize that when someone says “I’m fine,” it can be a mask for, “I’m hurting and really need to talk.” We as a society need to learn to recognize when someone is depressed and even contemplating suicide. Employers can provide more support although they need more training as well. Our schools can offer general courses that teach coping skills and educating about mental health and mental illnesses. We lose a doctor a day to suicide. If they are struggling with coping skills, why do we think our youth won’t? Lastly, once you learn, you have to be willing to teach others. You have to be willing to create a safe place for others to share without the fear of being labeled crazy or retribution; and without the fear of people thinking you are weak or not fit to lead. Think about it, to say you need help can have a major impact on your career growth. We must eradicate the stigma, provide the support, continue to educate, and know that together we can make a difference. THE EPIDEMIC WITHIN THE PANDEMIC As the numbers from COVID-19 rise, we are reminded that this is an incredibly stressful time, for all Americans, and all Nevadans.

N

ot only are we worried about a widespread pandemic, but we are also worried about paying our rent or car payment or health care premiums, or how we are going to feed our kids tonight. To put it another way, this is a really stressful time, and it’s even more stressful if you are already coping with an addiction or a mental illness. It’s important to remember we still have an epidemic within the pandemic. The substance abuse epidemic still rages, including alcohol and illicit drugs. Compulsive use despite negative consequences can have disastrous results. Psychoactive substance use can lead to dependence syndrome - a cluster of behavioral, cognitive, and physiological patterns that develop after repeated substance use and that typically include a strong desire to take the drug, difficulties in controlling its use, persisting in its use despite harmful consequences, a higher priority given to drug use than to other activities and obligations, increased tolerance, and sometimes a physical withdrawal state. Unfortunately, isolation and substance abuse go hand in hand. How many alcoholics are currently thinking, “Well I’m stuck at home so one beer won’t hurt?” The pandemic is exacerbating the cycle of addiction for many. Being out of work, being bored, not having healthy things to do is a dangerous recipe for people already teetering onto a path of substance abuse disorders. And even for those without, who may have been perfectly mentally healthy at the beginning of this crisis, the isolation, high anxiety, stress, and boredom, can take their toll.

For those in outpatient treatment, family members and even those with no substance abuse problems who may find themselves struggling right now, here are some helpful tips we have learned over our many years working with patients:

Join a recovery meeting online, or any kind of meeting. Zoom family meetings have become quite popular right now. Check out Facebook, Instagram and Twitter for updates on specific fellowship meetings. Also check out Facebook for groups you can join to chat with people going through the same thing. I personally attend regular support groups online.

In-home workouts and yoga - I have tried online yoga, boot camp and Peloton classes.

3

Reach out and call at least 3 friends daily.

4

If you have a therapist or a counselor, set up a FaceTime or call with them.

5

Find a Facebook group that you have similar interests in – one friend showed me his Texas Meat Smoking group he is active in. Another friend, who has chickens, showed me the Raising Chickens group his fiancé belongs to.

Be mindful of your own and others stress related to schedule changes.

Make a list of people you can reach out to and follow up with a phone call, video chat or email. I check in with several sponsees and a sponsor regularly.

Reach out and see how you can assist family members and friends who are isolated, or home bound.

This is a great time to clean the garage, garden or straighten out your closet.

LIVING WITH A FULL GLASS We’ve all heard the phrase, “Everything happens for a reason.”

A

nd this year more than ever, I’m sure many of us are either, questioning that phrase and saying, “What did I do wrong do deserve this upset and devastation?”, or, they are taking the year of 2020 so far as a time of reset, clarity, opportunity and blessings in one way or another. We all fall in one of two categories: 1) We see the glass as half empty, telling ourselves we are being “punished” for something. Or 2) We see the glass as half full, knowing and believing that something positive comes out of every situation, no matter how devastating or challenging. Which category do you fall into? Here’s what I know and can truly say works every single day in my life since I adopted this mindset…Everything happens for a reason AND it is always working in my favor even if I can’t see why right now.

No matter the cards you have been dealt in 2020 or at any other point in your life where you felt like something wasn’t working in your favor, I challenge you to look at life like every day is Christmas. Each day that we get to wake up and live another day is a gift. Walk in gratitude, live in gratitude, and speak and think in gratitude. Get excited to be alive like its Christmas morning when you were a young child. With this outlook I can guarantee you your life will not just be sometimes half empty or sometimes half full, but it will but full to the top and overflowing with happiness, appreciation and abundance. IT TAKES A VILLAGE “If I had one wish, I’d open an animal sanctuary called Hearts Alive Village where we’d rescue everything from dogs and cats to pigs and cows.”

W

hen 10-year old Kendall Stevens answered a journal prompt in her English notebook, she had no idea what she was about to set into motion. Her mom, Christy Stevens, read the entry at the end of the year, and asked Kendall if this was really her dream. “Yes, but I know it’s too hard.” Christy’s heart broke and she refused to let her young daughter believe that dreams were too difficult to make come true. Six years later, Hearts Alive Village has rescued more than 3,600 dogs, cats, and a bunny or two. They have also just added Mr. Anderson to the village… their very first pig! Realizing that animal rescue begins before the pet has been surrendered; their first program in 2014 was Kendall’s Kupboard, a food pantry to help pet parents keep their animals through times of financial insecurity. From there, the organization expanded, rescuing Roxy and Diesel, two pit bulls that had been living in an awful situation, and then acquiring

a rental property to house them, along with adoptable cats. Having all other animals in private foster homes and no central location proved challenging. So, in 2015, Hearts Alive Village moved into its first brick and mortar, an Adoption Center/Pet Supply store to make the organization self-sustaining through sales of pet supplies, to give adopters a place to come and meet the available animals, and to have a space to house pets before they go into foster. In 2019, realizing how challenging it is to find homes for senior pets, they expanded once again. Just two doors down from the Adoption Center, now lives a Senior Adoption Center and boutique thrift store called Oldies but Goodies. Senior cats and senior dogs have comfy, livingroom-esque spaces to lounge in as they await adoption. Animals in both adoption centers receive attention from staff, volunteers, potential adopters, and shoppers who just can’t resist a cuddle break. Throughout the journey, Christy and her ever-growing team have strived to pro-

vide the best possible care to the animals they serve, and to never forget the people behind the animals. Just a few of their programs, Charlie Mike connects Veterans with emotional support animals and provides food, medical care, and support throughout the lifetime of the pet, The Village Fund provides medical treatment to owned pets whose families can’t afford the expense, Chi of Hearts focuses on protecting Chihuahuas, the second most common breed found in shelters, and the Kitten Foster program cares for more than 1,000 kittens each year. Hearts Alive Village’s main focus is now protecting the sick, the old, and the most vulnerable. Faced with the uncertainty of COVID-19, the long-term economic impacts for our state will be devastating. Unfortunately, the lowest income populations will suffer the most and food insecurity will be a reality for people and pets. With grants and support from GreaterGood and the David and Cheryl Duffield Foundation, Hearts Alive has expanded Kendall’s Kupboard (which was feeding around 300 pets per month) to become the Crisis Distribution Center for Nevada feeding 3,000+ pets each month. Their next expansion, a full-service, low-cost clinic, will provide veterinary care to pets whose families can’t otherwise afford treatment. Hearts Alive Village Animal Rescue is constantly growing and finding new ways that they can serve the community and protect the animals for whom they speak.
