Welcome to 2023! Is it me or does it feel like this year is already flying by even though it just started?

A new year brings new plans, new goals, and I am so excited to tell you all about what we have going on this year! We recently printed our very first MYAUSTIN issue. Leslie and Daryl are doing an amazing job down there in Austin and we can’t wait to see how the rest of this year unfolds. We will be having our Austin issue release party/introduction in March, and we can’t wait to frequent that city! MYVEGAS is growing and going strong, MYNASHVILLE is starting to get the ball rolling and the momentum is building, especially with the newest purchase of the official home office. That’s right, we have an actual office down there now. Beautiful Magazine is set to release this Spring so keep your eyes peeled for more announcements. Now that I’ve talked about all our other magazines, let’s talk about what’s in this issue. MSG SPHERE OPENING IN 2023

After years of witnessing the growth and development of the MSG Sphere behind Las Vegas Blvd, locals and visitors will finally be able to see this immaculate venue in action. MSG Entertainment announced that the venue will officially be open in September of 2023.

PUNK ROCK MUSEUM

Las Vegas will soon be home to a Punk Rock Museum, set with guided tours from punk rockers themselves. Open to the public on March 10, 2023, you can take a stroll through punk history, as this attraction will host artifacts and memorabilia, including instruments and handwritten lyrics. Also featuring a bar, tattoo parlor, wedding chapel, merch shop, and more, this space will be the greatest genre celebration that punk music has seen yet!

Be sure to make sure you know where an injector completed trainings/school. Ask the injector about his/her best-selling procedures currently in practice. In Nevada, you can operate a medical spa as a Nurse Practitioner. The great thing about this is having a great deal of autonomy. I can operate and run my practice to what I prefer or would like to do. A con of working in Nevada is that we require a consumer to buy 1 vial of Botox, while in Chicago you can sell Botox by the unit.

WHAT IMPACT DO YOU PLAN TO MAKE IN THE LAS VEGAS MARKET? WHAT IS YOUR LONG/SHORT-TERM VISION? I plan to transform the aesthetic industry for those who would like to get cosmetic and aesthetic treatments, but

lack the knowledge on where to start. Many individuals do not know their options unless you educate them on it. Long term goals include expanding my practice locations to Chicago, IL and Miami, FL.

HOW DO YOU STAY CURRENT ON NEWER NONSURGICAL PROCEDURES AND TECHNIQUES? WHERE DO YOU LEARN AND RECEIVE ADDITIONAL TRAININGS/CERTIFICATIONS FROM? I follow trends for most procedures through online courses and professional social media pages. Additionally, I complete trainings with Empire Medical and work to continuously enhance my education. I also make sure to attend the major cosmetic conferences twice a year.

Nathan Atkins had to always be creative and imaginative as he was figuratively an only child growing up. Being the youngest of 3 with an age differential of 8+ years, his brothers were adults by the time he was 10. With his father passing from cancer at the early age of 4, his mother was and remains a big influence in his life. Mrs. Atkins instilled a strong work ethic within her sons, teaching them at an early age that anything in life worth having is worth working for.

Nathan was always an inquisitive child. Saying to his mother when he returned home from 1st day of kindergarten, “Is this school? I don’t like it and I am not going back.” And so, the journey began. Graduating from Kenwood Academy High School, in Chicago, Illinois, Nathan knew he didn’t want to go to college. A raucous and rebellious teenager, Nathan refused to consider looking into colleges like his mother advised. Mostly to irritate his mother, he enlisted in the United States Army. Unknowingly, The United States Army was about to change his life in ways he couldn’t imagine. Trained to be an aviation mechanic for Army helicopters and almost never working in his trained field, Nathan learned that it is not always about what you are trained to do, but what you are tasked to do.

In 1994, as a proud and accomplished combat veteran, Nathan pondered what he would do next. Enrolling in college for a semester, Nathan continued to mill about in different roles, until he finally

hit the “we would love to give you that role, but you don’t have a college degree” wall. It was at that point that he put all his energy and focus into completing his education. MBA in tow, Nathan began working at several successful corporations in leadership roles.

He quickly knew that entrepreneurship was going to be his path. After he brought the 1st OrangeTheory Fitness to Las Vegas, he began to settle into the community, and became involved in organizations that would help him serve his new hometown. He joined a Rotary Club, helped found a new Rotary Club, and is a proud board member of Veterans LYFE Services.

How Does Regenerative Medicine Work?

Regenerative and anti-aging medicine is delivered in multiple forms. The first group of interventions are called “epigenetic” modifications. These strategic interventions involve one’s diet (components and timing), specific exercise, necessary supplements, support of the gut microbiome, avoidance of environmental toxins, and mild but beneficial stresses called “hormesis” (for example, hot sauna sessions).

More targeted interventions involve the delivery of biologic products to stimulate our cells to behave in a more youthful, regenerative sense. The lowest level of regenerative medicine is delivered through “PRP” or platelet rich plasma, in which multiple vials of blood are drawn, and spun down to separate out the blood plasma, which contains concentrated “growth factors.” These factors are delivered mainly into areas of orthopedic injury, and typically require multiple interventions.

The next level of regenerative medicine involves the use of stem cells. Two main sources of stem cells are from our own bodies, or from other “donors.” If we suffer from chronic inflammation, disease, and/or age-related cellular degeneration, using our own stem cells is of limited value. Alternatively, stem

cells from ethical and screened perinatal sources (amniotic fluid, placenta, and/or umbilical cord) provide a more powerfully youthful response. An even more concentrated method of activating our own cells (including our aging stem cells) can be delivered through “exosomes.” Also from perinatal sources, there are smaller elements that can even cross the bloodbrain barrier to stimulate brain and other nervous system tissues to follow a regenerative, healing, and anti-aging pathway.

BEHIND THE BLADE and BEYOND THE FRAY OSSEOINTEGRATION PART TWO

Going behind the blade and beyond the fray with Dr Ronald Hillock, the champion of Osseointegration, is always an eye-opener.

Since the last time we spoke, there have been a few new developments regarding the procedure of Osseointegration (OI) and its status as a novel solution for amputees. Previously, the procedure (which eliminates the need for suction socket prosthesis, as well as the discomfort caused by their usage) was not available to all amputees. A new form of OI is now available for patients with peripheral vascular disease or diabetes mellitus. Presently, Dr. Hillock is diligently working on a solution that will make new treatments available to those who do not qualify for the original transcutaneous Osseointegration surgery.

Another effort being made in the furtherance of Osseointegration and the improvement of the quality of life for pa-

tients is the study of how phantom limb sensation and phantom limb pain affects amputees. It has been discovered that, in some cases, amputees deal with phantom limb pain for the rest of their lives. Not on Dr. Hillock’s watch! The doctor has seen promising results in this regard through Osseointegration, as well. The coupling of prosthesis with an osseointegrated connection anchored into the bone (the femur or tibia) is a solution that minimizes, and even has the potential to eliminate, phantom limb sensation for patients.

“Osseoperception” is the return of some sensation to the limb or limbs, allowing for the patient to feel the texture of things like grass or gravel. The restoration of this ability (Tactile Feedback) is extremely vital to the quality of life of pa-

tients. The benefits include the return of some motor functions and better balance. There is also a new treatment for those who have diabetes and had amputations as a result of their condition. This option (not Osseointegration) is also available to those with Peripheral Vascular Disease, which is a condition that is mostly due to problems from tobacco use, causing restricted blood flow, thus not delivering enough oxygen to vital parts of the body.

The next innovation in the care and treatment of amputees is a procedure called Targeted Reinnervation. Wherever there is a damaged nerve, the scarring is removed, and the nerve is placed inside a muscle not previously related to itself. This repairs and utilizes the nerve in a way that improves the patient’s overall mobility.

Making Osseointegration available to the general public is not as simple as one may believe. However, Dr. Ronald Hillock and his team are gearing up to do just that. They’re in the final phase of clearance for FDA certification. They must first undergo the Investigational Device Evaluation, part of the FDA certification process.

This groundbreaking surgery and technology can finally be made available to all surgeons, as well as generally available to the public. Once they’ve completed the final phase of the FDA authorization process, an Investigational Device Evaluation or IDE, they will no longer be limited in the number of surgeries they can perform.

GEORGE KYPREOS IS A NAME YOU RECOGNIZE IN REAL ESTATE. YOU MAY HAVE HEARD HIS NAME BECAUSE OF THE CONSTANT RECORD-BREAKING SALES, OR YOUR FRIEND OR COLLEAGUE HAS USED HIS TEAM IN THE PAST. WHATEVER THE REASON, IT COMES WITH A RECOGNITION OF RESPECT AND A SENSE OF WONDER.

How has he made it as far as he has? How do he and his team consistently reach an impressive sales volume? What is his secret? But there is no defining secret sauce or recipe to someone’s success. It’s all in your strategy to propel, and that is something George does well.

George’s path to real estate began when he decided to leave the family business of becoming a restaurateur. Where he chose to go is where many are naturally drawn to go when they don’t want to be in the industry they’re in: real estate. Despite being a self-proclaimed bad student, George is a quick learner and incredibly intelligent in the way he does business, constantly changing with the tides and times. Including changing his real estate model with the change of the market in the 2008-2009 recession, by targeting his attention to high profile investors looking to reap the benefits when the market returned.

Ten years following his entrance into the industry would be his first time cracking the top 1% of realtors, ranking 28th among thousands. George has consistently landed himself in the top 10 grouping throughout his tenure in real estate selling over 10,000 homes in the process. Being a “Top Agent” is not something that George takes lightly, and he and his team work hard to achieve that goal year after year.

Real estate is an incredibly unique and powerful opportunity for everybody, back in 2003 when George started, and especially now. Regardless of where you come from or what your previous experience is, there are no limitations, it offers no prejudices, and no masterful skillsets are required. “It’s a matter of what you do with

it,” regards George. However, over the years, the role of a realtor has changed drastically. Being an agent when George entered was considered a full-time career, and agents worked in office every day to make their numbers. Today, it can be a project for some, or a side gig for others. Real estate has become a community that people want to join and be a part of.

George references the real estate career today as a gym membership. Everyone can have a gym membership, but does everyone go to the gym 5 days a week? The ones that are really invested show up every day and work hard. But there are also ones that want to look like they work hard and have to post a picture that they were there. Originally, realtors basically had to show proof that they were professionals and experts. The way that trust is earned today is through social media posts rather than numbers. By showing up to realtor events rather than grinding on the phone. But George knows it better than anyone, adding, “This business only works when you’re willing to put in the work, and you’re willing to make it work.”

But what does it really take to be successful in real estate? Play the long game. George says, “Don’t get caught up in the down time when homes aren’t selling. Focus on doing the same thing you’ve been doing and keep working, business will come your way.” Also, play the good game. Take the time to make quality conversations with people and build trust in your relationships. That’s what this industry is all about. George adds, “When dealing with other people’s capital, they need to know that you’re in their corner and that you’ll help them win... like their money is yours.”

Call him old school, but George still sees the incredible value and impact of making long lasting, marriage-like relationships with his clients. It was something that was very hard to walk away from when deciding to scale his business to where it is today. What propels you further isn’t always easy. Trading his hats from front-end agent to the leader of a team and a business owner, while a difficult

decision, was necessary and beneficial for the growth of his real estate company. GK Properties now houses over 50 agents that work and learn under his direction. You may not get George in each transaction as an agent, but he loves to instill his same mentalities and techniques to his team and hope that he can help them to be better agents. He says, “I can’t teach people to work hard or to try, but I can give hard working people those tips and tricks and hope they implement them.”

For several years, I had the opportunity to work with a large homebuilder and sell multiple product lines across the Las Vegas Valley. I consider it a huge value-add when you can speak to the processes of a New Construction Build. It’s extremely important to set expectations with surrounding build timelines, deposit requirements, design options, lot premiums, incentives, and be able to navigate builder’s individual purchase agreements. Buying a brand-new home is an amazing experience but can be overwhelming with the amount of information a client has to absorb. It’s a lot of decision making up front and in the majority of cases, you’re in contract 9-12 months before closing, so it’s important to stay engaged throughout the process and keep a consistent dialogue. I always strive to set my clients up for long term success and make sure they don’t “over-content” the home, so they are in a strong equity position amongst the neighborhood.

TIPS FOR MY SELLERS: We’re in a highly competitive market with suppressed inventory, so it’s easy for sellers to think they can list their home without positioning the property right from the beginning. It’s important for sellers not to get “lazy,” or try and undercut certain processes to save money. With so many buyers purchasing homes site unseen, I

advise all my clients to ensure they have exceptional photography, Matterport tours, drone shots, home videos and virtual staging/regular staging if the home is vacant. It doesn’t matter if the home is $200k or $12 million, a consumer will spend 30 seconds or less viewing their property online. Your photos and listing verbiage need to highlight the features and benefits that make the home unique, and create a proposition for a buyer that’s intriguing. It’s also important that sellers understand who they are marketing their home to. Is it a lifestyle buyer? Family buyer? Active adult? If you know your demographic and spend the time to position correctly, you’ll typically bypass most objections and secure a sale faster!

ALWAYS IN MOTION

There is nothing stronger than the power of motivation. MYVEGAS has seen this power come to life within Jared Weiss, a local real estate investor and owner of Motion Properties, who has remained dedicated and motivated since a young age. Although Jared would admit that profit was always something he’s gone after, there was so much more to what he was able to accomplish. Along with the opportunities he was able to seize, he wanted to create his own opportunities for people to benefit. He saw a chance to use his real estate skills to help people see the true value of preserving the history of Muhammad Ali’s childhood home.

Jared shares his experience of seeing Muhammad Ali speak during Black history month with Mike Tyson, while he was a student at UNLV. He remembers being moved by his inspiration and attitude, and felt that they had much in common, believing that anything is possible and can be done if you put the work behind it. When he saw Ali’s childhood home in shambles, in that moment, purchasing the home in Louisville, Kentucky and remodeling it to its original 1940’s glory would be the right thing to do. It would be the chance to let not only the neighborhood kids, but the whole world see where the greatest of all time came from. Proving to Muhammad’s fans that, “Your surroundings or upbringing does not define you. You are defined by your fight and grit,” as Jared says.

After remodeling, Jared thought it would be important to let the whole world see the newly remodeled pink home. When Muhammed sadly passed away, the funeral procession drove by the home and the people were so grateful to see the same color it was when he was a child. Jared recalls, “Thousands of people came and dropped flowers and saw it, and I felt so proud that it wasn’t left how it was

before.” The home was in media around the world and featured on the cover of The Wall Street Journal, and it inspired him to do more for this small Kentucky community.

“That made me feel like it needed to be open for the world to see and not only that, but it started my nonprofit- allowing the rest of the neighborhood to be remodeled and redone so all of the people that are from the west end of Louisville could have new life breathed into their community.” And with the addition of the Muhammad Ali Childhood Home Museum, the Nonprofit was born. The walls inside filled with memorabilia of Ali’s greatest fights and memories, you can truly feel the essence of Muhammad Ali when you walk through the home.

Jared shines when he is serving his community, wherever that may be. His motivation to help and serve led him to another opportunity to give back. As many people may be unaware, there are a couple thousand children in foster care in Clark County alone. Jared says, “We started fostering a few years back and have had five babies in our home. The joy of giving them a safe place to heal and a safe

place while their parents heal is a very rewarding process.”

Jared’s wife, Laura, is a licensed marriage and family therapist, and co-owns the Rooted Life Counseling Center. She has always had a heart for families and children, and together, they feel strongly about being a voice for foster care in our community. Not only to help children and work with the parents, but also to be a voice for the change that needs to happen in the system. “My wife and I are adopting twins out of the foster care system that we’ve had since birth they’ll be an addition to our family making us the parents of six children,” Jared adds.

Motivation and the drive to do anything he wants to accomplish has landed Jared Weiss in incomparable success. Success to Jared is his ability to give back to the community that has given him so much. “I think what I’ve loved most about my journey is God showing our family that giving back and serving is where all the reward has come from,” Jared attests to his dedication. If you had one piece of advice for someone looking to purchase a home or other property this year, what would that be?

Take Advantage of the Inventory!

He then was offered a position to partner up with Jeff Bradshaw, a top producer with Realty One Group at the time. This was during the short sale years, preceding the decline of the real estate market in 2007. Tim and Jeff processed short sales so well that they would put on classes to teach other agents how to get through a short sale. It helped that they sought out management contacts and established relationships with most banks, in order to assist them with any trouble home sales.

Eventually, he moved over to Signature Real Estate Group in 2013 and has been there happily ever since. Their commitment to ensuring their agents are well informed about the whole selling process has been second to none. Brandon Roberts the owner has been a great source of knowledge, experience, and motivation for Tim. Tim understands the importance of providing value for his clients, before, during, and after real estate sales. He is a life real estate partner you can count on for advice, contacts for other business resources, and support.

Inventory is up from last year and leveling out, and interest rates have steadied some since the beginning of 2023. Most buyers now have the opportunity to get more of what they want in a home. The last few years have been really rough on buyers. Competing against Investors, iBuyers, and Cash purchasers, most of the buyers, primarily resident purchasers that need a loan, were pushed out of the market or forced to pay 10, 15, and 20% above market value just to compete with multiple offers. The inventory had been so limited, that buyers were forced to choose from a very small pool of homes that MIGHT fit their criteria, and so buyers were forced to settle for homes that didn’t meet the majority of what they were looking for. With the current market, there are more homes to choose from, and many ways to write an offer on a home of your choice that weighs heavy in a buyer’s favor. If money is tight and monthly payments are more than you can comfortably afford, we might be able to get a seller to contribute toward a buyer’s closing costs in order to lower the buyer’s interest rate. And with loan caps going up this year, Conventional loans extend up to $726,200, FHA up to $472,030 for Clark County, and VA at no limit (lenders have their own max amounts on VA), these loans limits up the purchase game for those that might have been pushed to do a jumbo loan. There are many bonuses to this market leveling out, and as soon as buyers and sellers settle into the new norm, the sooner sales will start to kick off once again this year.

How do you see the real estate market changing this year?

This is always a hot topic. But if I were to describe what many feel the market will

do, I would say the sentiments shared seem to be that it will be flat. The market has changed significantly since last year. It is healthy for the market to get a correction. The brakes were slowed to a crawl in the 4th quarter of last year. Home sales in that time frame were down to the lowest in sales volume since the COVID shutdowns. Inventory recovered to a more average pace of around a 4 month supply. The interest rates also peaked in the 4th quarter. Now, the interest rates seem to have caught a more level rhythm. And with the probability of an announcement of a recession very possible in the future, there is a chance that interest rates will follow down. But if that happens, it is likely that the buyers that have been on the fence will all come down to purchase at the same time, which will in turn lower the inventory once again.

What should homeowners expect if they are thinking of selling this year?

For sellers, they will be working with less offers than in the past decade, and homes are spending more days sitting on the market. This will spark them to work with the buyers that they do have, accepting contingencies, making repairs, working with overall sales price, etc. As a seller, you want your home to stand out, so make the repairs and improvements needed. The home will show well and have the best opportunity to get to the closing table. It is more than advantageous to partner up with a seasoned real estate broker or agent that has a strong listing plan to get buyers in. The more buyers that come through, the more chances that you get the home under contract with a buyer. Having a real estate partner, before the listing process, during showings, and into an escrow is worth its weight in gold. They can assist in maximizing your profit, while making sure they help with risk reduction, and lighting the way on what to expect through the selling process.

WHAT KIND OF CHANGES ARE HAPPENING IN THE

LAS VEGAS LAS VEGAS

REAL ESTATE MARKET? II

love Las Vegas! I was born in Las Vegas! We have had a robust real estate market. Since we have survived the economic crash of 2008, the consistent climb through 2019, then the response to the Pandemic, 2020-2021, a fast, upward trend, has now begun to level out. I’ve been a licensed realtor since 1988 and I have survived and thrived in the ebb and flow Las Vegas home market.

What changes are we seeing in the LV Real Estate Market? To combat inflation, specifically in the housing industry, the FEDS buying of Mortgage Backed Loans, has come to a close. Hence, the rate hikes. As a result, starting in June, single family residences on the market went from 2200 to 8500. Homes are now on the market longer. So, how does one maneuver this market?

The first step to take when rates start to climb, is to search for and find the mortgage programs that offset the hikes. Right now, rates are around 4.99% Conventional, 30 Year Fixed. How I recommend my clients respond is to take a permanent buy down (ask the seller to pay, or split the cost), and you can do a 2/1 buydown (30 year fixed) Year 1 is 3%, Year 2 is 4%, Year 3 is 5% fixed. When the rates come back down, which they are expected to; refinance your rate. We don’t have the interest only programs available like we did before the economic downturn of ‘08‘09, but there are safer, and more creative programs available.

New Home builders contact me regularly and update me on all of the price drops and incentives they’re offering. A builder dropped move-in ready homes by $50K, and are offering rates at 3.99%. I’m maneuvered many markets, and my clients have done well, in all of them. (Hint: Make sure that you call a Realtor, before you go to a builder. The onsite agent works for the builder, so walk in with your own representation)

This market will correct itself. However, in response to the pandemic, the Federal

Government jumped in to keep everything moving. As an agent, the rush of that market at times, is really difficult. So many offers on one piece of property with prices going $20K-$100K over list! Right now, the competition for housing has slowed and the savings from that alone is great! In addition, a buyer can now get a seller to negotiate, and we are leaning close to the line of a buyer’s market. I do not believe this will last.

As a native of Las Vegas, I have experienced many markets, since 1988. My father was a small real estate investor and builder too, and I remember our conversations when I was a child, with him telling me about buying and selling acres on Boulder Highway profiting in the early 60’s. I then remember conversations in the 90’s, where he would talk about Spring Mountain Road., and areas near the LV Strip, “If I only knew what was going to happen.” Yes dad, I too wish I had a crystal ball.

No matter what, Vegas will continue to grow. There are factors, such as water, that may slow down the rate of building, but with the addition of professional sports to our market and the influx of California businesses relocating to Nevada, people will want to live and work in our state.

All forecasts that I’ve heard are in Las Vegas, by end of the year, interest rates should be around 4.5% (same as in 2019), and to combat recession, rates will come down a bit. None of us have a crystal ball, but 1 or 2 of the aforementioned events occur, prices of houses will skyrocket, and we will then be like San Francisco, New York, or other places that building has been maximized.

As of today, seller’s need to be realistic and list their property’s based upon reality and the market. People are in

fear listening to the media and all of the reports out there. My clients have been getting great pricing, and they’re payments are excellent.

On another note, my Airbnb business has been doing great! I’ve brought several investors into the business, since I have an Airbnb management team, who facilitates all aspects of the business. We are legally structured, and growing. The returns are $10K-$15K per month, with certain homes, in carefully selected areas of Las Vegas. Additionally, these homes are highly regulated and managed that there are no behavioral issues, or homes that are not taken care of, while occupied. I also have longer term rental management, for those who have a different vision for themselves.

Whether you are listing a home, buying, or wanting a great passive income with a RE investment, do not wait and watch which way the market goes next. Take action now. I have people from 6 years ago, waiting and waiting, then they’ve missed those market gap opportunities. I personally believe we have a “lull” and when it kicks back up, these prices will be in our rear-view mirror.

How does Home Staging help buyers?

According to the National Association of Realtors, 89% of home buyers cannot visualize an empty space. When the staging is properly laid out with appropriate proportions, scale, and design, it solves that pain point without the buyers knowing it was a concern they would even have. Staging shows the purpose of each room. Staging also accentuates the positives of a home by showcasing its unique features, while also diminishing the flaws. Home Staging speaks to the likely buyer demographic, showing spaces in a way that is functional and attractive, leading to buyer excitement and immediate offers. When you speak in the language of the buyer, they are listening!

What trends are emerging in home staging?

A full 360° model home stage and a more complete look are in higher demand. We think it’s because of staging on television. They show fully furnished homes with a lot of detail. People have gotten used to that look and expect it when they tour homes.

We’re also seeing a lot more color being used, which is something we have always implemented. People want to see more wood,

texture, and color, along with white. We use pops of color to help guide the eye around the space. Having said that, we always make sure to enhance the natural features and architectural positives of the home, instead of distracting from those qualities.

Should Realtors use virtual staging?

Online photos and in person tours should be consistent. Authenticity is even more impactful because what they see is what they get. You’re building trust with the buyer, which is a great way to start any high-level negotiation. This is usually someone’s biggest investment of their lifetime and it’s an emotional one. If you ignore the emotional component you’re missing out. People who do not stage are penny smart and dollar foolish, because they don’t just get their investment back. In fact, according to a 2021 survey by the Real Estate Staging Association, sellers who invest about .5% to 1% of the sale price in hiring a professional stager saw a 7% return on investment.

I also said that tech-powered features are big with this trend. “Heated floors, warming drawers for towels, and lighting under vanities and behind mirrors are going to trend up.” Lighting fixtures in bathrooms are becoming increasingly sophisticated. Smart film technology can give instant privacy that appears to fog windows and glass that allows a soft diffused light to come in from the sun or indoor lighting. People are looking for controllable options that can be adjusted based on the use of the room at the time. You’ll see more feature dramatic feature walls as well.

We’ve been designing a lot of short-term rental properties for companies like Airbnb and VRBO, or those appealing to longer term stays like traveling nurses and business professionals. And many people don’t know about our Color Consultations. It’s an easy way to give a house an update with paint. We also offer furniture rearrangement and redesign. We recently did an occupied stage on a home. After we were done, the sellers decided that they fell in love with their house again. They couldn’t be more thrilled; they are buying the decor and furnishings that we had brought in!

There she learned all the foundational business processes but developed a passion for taking care of and developing people. “I have always believed that the success of any company starts with the people at the bottom. Without them, the business doesn’t work. We have to take care of them and bring them up and it will bring everyone up.”

Not only did she learn the foundation of business while working at McDonald’s, but she also met her husband of 19 years. After leaving the restaurant industry, Stacie and her family moved to California. Her focus shifted from business to family and education, as she spent years both raising small children and going to college full-time. In 2010, she graduated with a Masters in Organizational Leadership and Development.

The move to Las Vegas in 2011 was a pivotal moment for Stacie. This was a new chapter and the opportunity for new professional ventures. “I like to stay busy. I needed to find more things to do.” She wanted to fill her time with other meaningful work, so she started volunteering with the Ronald McDonald House Charities. She was quickly hired on to be the Volunteer Manager and within 6 months, she became the Director of Operations. HELLO AL, YOU HAVE BEEN IN LAS VEGAS FOR 30 YEARS, CAN YOU TELL US HOW YOU CAME TO VEGAS AND OWNING LASSO INJURY LAW?

My journey is a little different than most attorneys. I grew up in New Jersey, in a blue-collar family. My mom was a homemaker and my dad a fireman. When I graduated from high school, I decided that college was not for me. So, while I always wanted to be an attorney, I did not go in that direction right away. In fact, I opened my own One Hour Photo business in my hometown.

OWNING A ONE HOUR PHOTO BUSINESS IN NEW JERSEY IS A LONG WAY FROM HAVING A TOP-RATED LAW FIRM IN LAS VEGAS, HOW DID THAT COME ABOUT?

My brother was involved in a very severe car crash that caused him to be paralyzed from the waist down and I saw firsthand how badly he was treated by insurance companies and even attorneys. I made a vow to myself that I would one day become an attorney and make sure that none of my clients were treated that way. That I would always take care of the “little guy” like my brother that no one else seemed to care about. 10 years out of high school I decided it was time to follow my dream.

THAT IS AN ADMIRABLE DREAM BUT WITHOUT A COLLEGE DEGREE AND 10 YEARS OUT OF HIGH SCHOOL, IT WOULD APPEAR THAT DREAM WAS A LONG WAY OFF.

That is very true, but that did not stop me. I was 28 years old, and I knew it would take 7 years to complete my dream. I figured, I am going to be 35 either way, so I could be doing the same thing I am doing, or I could be an attorney helping people. I decided to sell my business, sell my home, and move to Las Vegas where I could learn how to deal craps and be able to go to school full-time while working in a casino at night full-time so I could make a living. That is what I did, packed up the family, enrolled in dealers’ school, became a craps dealer, and went to school full time at UNLV. I even worked as an extra in movies such as “Casino” to make additional money while in school. Only in a 24-hour town like Las Vegas does that opportunity present itself.

THERE WAS NO LAW SCHOOL IN LAS VEGAS BACK THEN, HOW WERE YOU ABLE TO GO TO LAW SCHOOL?

Ha ha yes… I guess I should have thought that through. Once I graduated college, I was accepted at Seton Hall Law School back in New Jersey. So, we packed everything up again and moved back to the East Coast. Living back there was very tough, it was great to see family and friends, but we had very little money and I was delivering pizzas to get by. We were living in a converted two car garage, which was small for a growing family, cold, and not what we had become used to in Las Vegas.

OK, THAT IS STILL A LONG WAY FROM BEING BACK IN LAS VEGAS AS AN ATTORNEY AND WINNING ONE OF THE LARGEST JURY TRIAL VERDICTS IN HISTORY FOR A SLIP AND FALL CASE.

You know the lure of Las Vegas and the beauty of living here is tough to get out of one’s system and of course the opportunities here are unlike anywhere else. We wanted to move back. I had a friend I dealt craps with whose wife played golf with a Judge and gave out my resume to the Judges in Clark County. Judge Bonaventure, one of the most highly respected and acclaimed jurists in Las Vegas, was looking to hire a law clerk and took a chance on me. So, for the last time, we once again packed up the U-Hauls and made the final trip back across the country to Las Vegas. I was very fortunate in that one of the first cases I worked on as a law clerk was the infamous and worldwide publicized case of the Ted Binion murder trial. I also was the Law clerk for the Jeremy Strohmeyer re-hearing and the Margaret Rudin “Black Widow” murder trial. Those cases really gave me an “into the frying pan” experience in learning the law. I learned much more than anything I ever learned in any law school class. Later, I would be privileged to be hired by the best criminal defense attorney in Las Vegas, Dominic Gentile, who taught me a lot about defending my clients.

I UNDERSTAND THAT THE STORY OF YOUR RETURNING TO LAS VEGAS HAD A BIT OF DESTINY TO IT?

I’d like to think that fate played a hand in it but either way it does make for a great story.

When I was selected to be Judge Bonaventure’s Law clerk, we had no money to get back to Las Vegas. Basically, we had spent everything we had getting me through law school. The move back would be costly. I just could not ask family and friends, without who we never would have made it that far, for anymore help. At the last minute, I had entered my name in a New York Radio station contest.

WE FIGHT FOR YOU

It was a contest where if you heard your name on the radio, you had 20 minutes to call in. Once you called in, thirty-six of us would meet on the beach and pull a key out of a fishbowl. Then each of us would have a chance to start a Jeep Wrangler, if your key starts the Jeep, you win two Jeeps. A month later, I found myself on that beach, the 21st in line, as everyone in front of me tried to start the Jeep with the key they had pulled out. With no one in front of me having started the Jeep, it was my turn. I prayed for my key to work as I turned it in the ignition and after a couple of coughs and sputters, the Jeep started, and I won the two Jeeps. We took those winnings and used it to get us all to Vegas and start my legal career.

AS AN ATTORNEY, YOU WON A 16.4 MILLION DOLLAR JURY VERDICT AGAINST A LARGE HOME IMPROVEMENT STORE AS WELL AS A 20 MILLION DOLLAR VERDICT AGAINST AN HOA. HOW DID YOUR LIFE EXPERIENCES HELP YOU TO BECOME THE LAWYER YOU ARE TODAY?

Although my brother has now left us, I like to think I am still fighting for him. From the smallest of cases to the biggest ones, I treat all my clients like family. I have dedicated my law practice to fighting for the people who have been injured by the negligence of others and to hold them accountable for their actions. I focus on getting my clients the most compensation they deserve so they can move on with their lives.

WHEN DID YOU KNOW YOU WANTED TO BECOME A LAWYER? I spent a summer in Thailand with my parents who were there doing humanitarian work, specifically with asylum seekers and refugees. WHAT INSPIRED YOU TO BECOME A DIVORCE LAWYER? I like to say that I didn’t choose family law, it chose me. I was certain after clerking in a family law firm during law school that it wasn’t for me. Too emotional, too draining. But I

kept coming back to it, the connection, the ability to walk with someone through their most trying time, to be their voice, to give them peace. It became too powerful to deny, I was meant to be in this role, and I never looked back.

Family law doesn’t stop on weekends or holidays, and I know that a quick moment from me can make or break my client’s circumstance, and my family recognizes that too. But I like to be active and present with my kids, playing, getting outside and honoring my time with them.

ANY TIPS FOR WORKING MOTHERS OUT THERE ON HOW TO MANAGE A CAREER AND RAISING NEWBORNS? I don’t have great advice on this because there is no perfect recipe to this balance. All I will say is it’s a balance that will continue to ebb, flow and change over time. No phase is forever. Give yourself grace, always.

Early in Howard Kline’s career of 47 years as an attorney advocating for his clients, he considered mediation to be a waste of time and his client’s money. Whenever a judge ordered the parties to attend mediation, it would be typical to go to the court cafeteria with a volunteer attorney acting as a mediator, spend about an hour with each attorney arguing their clients’ position and trying to convince the mediator of the righteousness of their client’s case. They would then walk back to the court and proceed to trial. Rarely did mediation work in those situations. However, mediator training back then was not as sophisticated and pervasive as it is now.

Over the years, the mediation process and Howard’s preparation as an attorney dealing with mediation changed. There became an emphasis on mediator training with more non-lawyer mediators. Today, mediators rely heavily on their psychological skills seeking to understand each party’s mind, emotions and behavior in order to better help them reach a mutually beneficial resolution of their dispute. The skills necessary to be a good mediator do not, necessarily require good lawyering skills. With that being said, a lawyer’s training allowing them to see and understand both sides of a disagreement is a fundamental tool of a mediator.

“Later in my legal career, my cases that went into mediation began to settle at a higher rate, which was a significant benefit to my clients. I developed an open attitude towards mediation. In many of my cases, I found myself looking to mediate early, and I recognized that early settlement is often less aggravating, distracting and less expensive to my clients,” says Howard.

As a mediator, Howard focuses far less on who is right or who is wrong. While the facts are important to a successful result, the predominant focus is on each party’s “true” and underlying motivations. The goal is to get both parties to have an open dialogue, minimize the emotions of the situation, and to then seek solutions to the dispute that they may not have previously considered. Howard adds, “I am and must remain impartial. Any settlement that is reached is owned by the parties. I only control the process.”

Howard Kline is currently a mediator and arbitrator. He has been a California licensed attorney since 1976. He has served as general counsel for two international technology companies, a regional supermarket chain, a shopping center owner and developer, as well as a national education corporation. He has significant experience in commercial real estate, commercial landlord tenant disputes, and contract, employment, labor, technology, construction and consumer matters.

What inspired you to practice law? I realized after I tore my hamstring running track at UCLA and my dreams of the Olympics would never be a reality, I needed to focus on a plan B. It was between law school and business school and I realized I could do more to make an

indelible impact on the world by being an attorney. It was actually while at Howard University School of Law during my 3L year and taking a trial advocacy class did it click that I wanted to be a litigator. It brought back that feeling of competitiveness I missed (being an athlete) and longed for. That was more of my inspiration to do litigation instead of transactional.

WHAT MAKES YOUR FIRM DIFFERENT FROM OTHERS? We are truly trial attorneys. Some firms advertise they are trial attorneys, but (we) are always engaged in trials and obtain favorable results for our clients. Also, we are truly diverse. BEING A TRIAL LAWYER, WHAT DO YOU ENJOY ABOUT BEING IN THE COURTROOM?

I love the competition. I always joke, or maybe not joke, that “I don’t come to play. I come to win.” And it’s true. But it’s not just about winning. I prepare thoroughly so that I know the case better than anyone else. It’s the challenge. As a trial lawyer, I must know the law of my case without having to research. I must actively listen to questions and answers and know the objections. I must preserve my client’s rights for appeal. A lot of that is done in the courtroom and takes a very specialized expertise.

The first thing that you can do to improve is change the way you think about your goals. Your work habits don’t require wholesale revision (unless your boss tells you otherwise). This year, take stock of your situation, and give consideration to making goals that you can accomplish within it. Let’s talk professional development. Education, certifications, and additional training often take time that you don’t have. They tend to cost a lot of money, too. Instead of applying to a degree program or even a professional certification, think about refocusing on the basics of your position. You know these already, but do you consistently and efficiently employ them? Do you practice them, revisit them, and

apply them the same way every time? Probably not. This year, one of your goals should be to relearn that success is the result of mastery and effective application of the fundamentals. The second thing you can do first-quarter to improve your professional life is to learn that stress is not a requirement of your position. Fast-paced and difficult jobs seem to inherently come with the expectation of stress. In fact, many think if they aren’t stressed, they aren’t working hard enough. That is simply not the case. Stress is, indeed, a significant cause of poor performance and not at all helpful to you in your position.

To reduce stress and increase mindfulness—and thus improve your performance--on the job, make it a goal at the beginning of this year to track your stressors at work. Keep a notepad handy, and when you begin to feel the effects of stress, write down the situation that caused it. Afterwards, note how you responded. Look for patterns and find out which work situations are the most stressful. Determine if your responses were effective or perhaps exacerbated your stress. Make modifications accordingly … and ask a supervisor or manager for help in managing stress in the future.

A TRIBUTE A TRIBUTE

n the first article I wrote for My Vegas magazine, I discussed my premise that perhaps knowing more personal stories about the 53 million Americans who are caring for loved ones, enabling them to stay in their homes, would encourage respect and recognition for all those who serve in this role. Varied institutions have repeatedly estimated that about 40% of Informal Caregivers are spouses of the persons needing their care. My book reviews several different spousal journeys to becoming an Informal Caregiver.

body. The stroke also left him with difficulty expressing himself. Maggie has been his caregiver, his sister, and perhaps most importantly, his advocate.

The caregiver role was not new to Maggie. She recalls life as a pre-teen after her father left. She realized even then her mother needed emotional support. Eventually, her father returned home. She was able to leave, and experience life as an adult. She married twice, both marriages failed. She traveled for a job she loved, writing for a newspaper.

Shelby and her husband married young, and he joined the military soon after their marriage. He was diagnosed with cancer while he was still in his twenties and required varied degrees of care from that time forward. Shelby adjusted their professions and lifestyles for many years, basing them on what he could do, until his health issues caught up with them and he needed her fulltime care. She saw this coming when she was still young but made the decision that she was in her marriage for the long haul! She voiced no self-pity, virtue signaling or judgement of others who might make a different decision, faced with similar challenges that she faced over the years.

Lorraine and her husband were happily married for 30 years when she received a call one afternoon, telling her he was in an emergency room after apparently suffering a stroke. She could not believe it as she had seen him perfectly well, going off to work that morning. She rushed to his side, where she stayed through long periods in rehabilitation, several health setbacks, and then adjusted to meet his needs in their home. She believes he will always be the most important thing in her life, and he seems to understand, as he tells her every day that he loves her.

IIn a 2020 press release, the AARP announced our country had 53 million informal caregivers and estimated the value of the care they provide exceeded 400 billion dollars annually. Both of these astounding numbers have grown substantially, since AARP began monitoring the number of informal caregivers in our country. An informal caregiver is usually an unpaid individual who is providing the care and support a loved one needs to remain in their own home. Their duties can require several hours a week, to 24 hours a day. These caregivers go largely unnoticed, but they make up a growing army of unsung heroes in healthcare. A portion of that army resides in Las Vegas and its surrounding communities. Stories of Silent Sacrifice offers a glimpse into the lives of ten of them, as this writer attempts to personalize their role. Perhaps seeing these informal caregivers in a personal light, our population and our health care providers will become more aware of their contributions to healthcare. What might we do to help them? Caregivers in this book care for persons that require fulltime care. I plan to use my assigned page in this and upcoming editions of MyVegas, to highlight several of these

Maggie was living in Arizona when her brother moved back to their parents’ home. One day, his estranged wife asked Maggie to go to that house and find him. Maggie found him on the floor of his room. She could see he had experienced a stroke. When he recovered, to the degree he would recover, he asked if he could live with her. She recalled a time in her early teens when she needed love and support, and he was the only one there. She agreed.

Lani and Emily watched their highly successful husbands retire, only to have the slow steady onset of chronic illnesses interfere in their retirement plans. Eventually these wives realized that things would never be as they planned, but they would do all they could to keep their husbands at home, with them. I asked Lani if she would continue to care for her husband when he did not know who she was; she told me she would always be there to care for him, as she would know who he is.

Ana is an encouragement to all those who have survived abusive marriages. After three failed marriages, she found the love of her life. She never gave up hoping that one day she would find the one who would make her happy. However, after just a few wonderful years together, her husband’s health began to fail. She stays with him, telling me she knows this is what he would do for her.

Most informal caregivers are family members of the person whose care they are providing. This is true of Maggie, who is the fulltime caregiver for her older brother who has survived a stroke. This stroke left him unable to move one side of his

She believes she was always meant to be a caregiver, but urges those who are considering this role, to know that the most important thing is to love the person they are caring for. STEVE SANSON: A VETERAN IN POLITICS

President and talk show host of Veterans in Politics International, Steve Sanson, has been involved with the nonprofit organization for over 16 years now.

The mission of the organization is simple yet impactful. “To educate, organize, and awaken our veterans and their families to select, support, and intelligently vote for those candidates whom would help create a better world, to protect ourselves from our own government(s) in a culture of corruption, and to be the political voice for those in other groups who do not have one.”

As part of their strategy, candidates running for elected office are placed through a rigorous process to get Veterans in Politics International’s endorsement. VIPI candidates are interviewed by select VIPI panelists. VIPI endorsement panels are made up of members, as well as a varied group of invited guests, that come from different backgrounds. The process is unbiased because the guests are politically varied and selected at random for each interview session. Once candidates are chosen, they are then publicly presented the VIPI endorsement, and promoted by VIPI membership.

The goal is to make the public aware of whom they are voting for. Steve Sanson says, “The whole premise of the program is to educate the public on candidates.” Additionally, the program also legislates for laws that will serve the community and exposes court and police corruption.

Sanson did not set out to be in politics, but he’s always had a deep commitment to serving his country. Sanson served in the Marine Corps from 1985 to 1991 and the United States Army from 1992 to 1998 and is a Desert Storm Veteran. Prior to coming out of the Army, Sanson made his way to Las Vegas in 1995.

Once here in Las Vegas, he became enthralled in a dispute with the county commissioner. Sanson said, “Erin Kenny, one of the Clark County commissioners, wanted to place a fire station at the end of my cul-de-sac.” Sanson had invested in purchasing a home, and the master plan showed homes were set to be constructed in the empty lot. Sanson fought. An HOA was created to go after the county for placing a fire station there. They had hundreds of members and hired a lawyer to sue the county. In the end, they did not prevail, however there was an ordinance placed on the fire station which didn’t allow them to place their sirens on until they had traveled a certain distance from the neighborhood.

Although Sanson was not successful in his fight with the county, this ended up becoming the turning point that ignited a spark towards his journey in politics. To date, he is not only committed to educating the community on candidates, but he has also shown a commitment to veterans by advocating in numerous ways. He championed for making it optional for veterans to place their veteran status on their driver license as many veterans suffer from PTSD and this helps police officers understand better, in case a situation needs to be deescalated. He’s also helped in the family court system by shining a light on the corruption that goes on within the court systems.

As Sanson continues his involvement in bringing awareness to the community, he really encourages everyone to go out there and learn the constitution and most importantly know your rights. MV veteransinpolitics.org

On Wednesday, November 2, 2022, SHARE Village Las Vegas Founder, Dr. Arnold Stalk, PhD was presented with the prestigious ULI Nevada Placemaking Award for Excellence. The awards ceremony held at the World Market Center in Downtown Las Vegas celebrated a myriad of outstanding projects, achievements and leaders that have made a difference in our community.

Placemaking embraces the creation of spaces that promote people’s health, happiness, and well-being through planning, design and management.

Arnold Stalk, PhD, Founder of SHARE Village Las Vegas, commented on being recognized at the ceremony, saying, “We are truly honored to be selected and recognized by ULI Nevada. SHARE Village is committed to the development of affordable housing with supportive services and ending homelessness in America. Share Village Las Vegas was recognized for its building, The Wynn/PENTA Main Campus Building. Made from a repurposed ocean container, Share Village created village housing with 214 units of affordable housing. There are also two other adjacent villages, which are comprised of Share Village transitional housing which is a 56-unit repurposed motel travel lodge motel and share village family housing which is an affordable housing 20-unit community immediately adjacent to the Share Village main campus facility.

Ron Quince (Ron Q) has become a man on a mission. The 40-year Las Vegas businessman, and father of two young daughters realized a few months ago that building a future for them should include a foundation of giving to the families in need around him. Quince, an accountant and entrepreneur, believes that his Filipino upbringing helped to shape a desire for giving.

“We have always taken care of each other in the Filipino community, but reaching farther out has brought me great joy,” says Quince. “I have worked very hard in my professional and family life. I also have a desire to help shape the world that my girls will grow up in,” and adds, “Seeing the results of giving to others in Southern Nevada has changed the way I look at my family, my profession, and the world around me.”

Ron Quince’s first stop was at The City Impact Center, a community center with one of the largest food banks in Las Vegas. He was able to make last Thanksgiving Day a truly special one by providing whole turkeys with all the trimmings to hundreds of Las Vegas families.

Vic Caruso, the Executive Director of City Impact Center, knows that Thanksgiving is one of the most important days to meet the needs of families in the center of the Las Vegas Valley. “We had a lot of concern that the families in our area would not be able to afford a Thanksgiving dinner,” says Caruso, “but we were blessed to

have Ron Quince, a great member of the community, step up and deliver thousands of dollars’ worth of turkeys to our foodbank. Plus, he stayed all day and handed them out. Nobody ever does that!”

In addition, he was involved in giving out snacks to elementary school kids at Arturo Cambeiro Elementary school in North Las Vegas. He has a passion for working tirelessly to support our troops and works with the USO to send our troops various packages during the holidays, as well as working with Troops with Paws, an organization that provides veterans with support dogs.

Immigrating to the United States from the Philippines when he was only 5 years old, Ron Q touts himself as the true personification of the American Dream. He believes he can make help make changes and help forge policies that will make our economy work again and allow young people to live that same American Dream. He is a tax expert by Trade, and built a very successful accounting firm and therefore, has the financial expertise to do so. This is one of the reasons he will be running for office. He is currently completing his master’s degree in Emergency and Crisis Management.

He also believes that as a minority, he is the new face of the Republican Party. He wants to show the world that the Republican party is a party of diversity; a party of the people.

When asked about his political platform, Ron Q believes that climate change and abortion are issues that need to be discussed. On climate change Ron states, “I am not a climate change denier. I am a climate change realist. Of course, as a father, I am concerned for my children and my children’s children. We all want a world with clean energy and less carbon emissions. It is certainly our goal. But it is not realistic to support an all-electric world at present.” He goes on to say that we do not have the infrastructure or power grid to support going fully electric, and that the impact on Americans would be dramatic. “We would face frequent blackouts, brownouts, power outages, rising fuel costs, that would do more harm,” explains Ron. “Let’s help the environment with a process that works, not ‘woke’ wishful thinking. Let’s build a path to a better environment but continue to service our country with available resources while we work on these solutions.”

Regarding abortion, interestingly enough, Ron takes issue with his own party, but holds strong to his Catholic values as a way to navigate the troubled waters, which is the abortion rights issue. “Republicans failed to properly address this issue after Roe vs Wade was overturned,” submits Ron Q. “To be clear, as a Catholic, I am personally not in favor of abortion. However, as a father of two girls, I support women’s rights to have options, certainly in cases of rape, incest and the health of the mother.” Ron views the prospect of abortion up to the time of birth as unacceptable, but also believes that this is not just a women’s rights issue or something that women should be tasked with alone. “I also believe in accountability,” he says. “Men need to step up, and no one should use abortion as birth control. I support women, but I support babies as well. This is a conversation we must have.”

Originally in Fullerton, CA, Las Vegas is now home to its very own Mr. BBQ location. Quality, USDA-graded meats are finally found in a Korean BBQ All-YouCan-Eat restaurant, and this one is for the books. Located in Chinatown, Mr. BBQ has created quite the buzz as being one of the best Korean barbecues in Vegas. It’s hard to compete with quality meats and impressive service. So, we had to see for ourselves what the word was.

For a Friday night, we decided to make it a date and hit the streets of Chinatown in search of a nice ambience and full bellies. For a Korean barbeque restaurant, you’ll be pleasantly surprised at the lively interior, with bright colors, club music, and,

of course, the fresh smell of cooking meats. We were ready to dive in.

We were met by our server John who was, beside the food, the highlight of our night. There’s nothing like great service to top things off, especially when you need a guide through the many menu items.

The all-encompassing menu includes appetizers, and a variety of AYCE menu choices- so, you decide your flight for the night. Because we were there to try it all, we got the premium package of meats, which was topped off with premium WAGYU, Scallops, Baby Octopus, and even USDA choice Filet Mignon, just to name a few.

It would be difficult to name everything that we tried- and a shorter list would be what we didn’t try- however, we can definitely share the “must try” items. For starters, any item that you see is “marinated,” give it a try. The marinade they use is the perfect complement with any of the meats as it doesn’t mask the flavor, it just adds to it. Another must-have is any of the short rib varieties, preferably the Marinated Short Ribs. They’re full of flavor, tender, and absolutely delicious!

Also, don’t skip on the house-made side dishes and drinks. From the classic steamed egg to spicy tofu soup, each don’t miss a single mark. For drinks, ask for one of their freshly bottled SOJU Cocktails- they are deliciously dangerous.

This fun and lively location is quickly becoming everyone’s new favorite AYCE Korean BBQ, and for good reason! They continue to exceed expectations for quality, atmosphere, and service. No one does it like Mr. BBQ!

s you enter The Modern Vegan restaurant, you know you're in for great ambience, a killer menu and delicious cocktails. According to owner Gia Schultz, the inspiration behind the menu came from food she ate prior to becoming vegan. She wanted to satisfy the cravings and not compromise taste. She is the modern vegan.

The Modern Vegan (TMV) opened on March 15th, 2018 AND was inspired by the brunch spots in Toronto, Canada where owner, Gia Schultz, grew up. Gia has always been a huge “foodie” and she wanted to emulate that same vibe.

“The biggest misconception about vegan food is that it doesn’t taste as good as the ‘real’ thing” explains Gia. “I mean, I could see that being true six years ago, but not anymore. Right now, when it comes to plant-based meats and cheeses, even eggs (yes, we have vegan eggs), with some brands you honestly can’t tell the difference. It’s mind blowing. It’s not like 10 years ago, where the only vegan option was tofu and soy milk. Let’s be honest, the main reason people are scared of vegan food is because of the myth that we eat plain, tasteless, boring food which is totally not true.” The Modern Vegan has about 200 items on their menu right now, and Gia would say their most popular items would definitely be a three-way tie between their Chick’n and Waffles, their Louisiana Fried Chick’n and their Mac Attack Burger. The most surprising item on their menu would be the “Died and Gone to Heaven” dessert. It’s a deep-fried peanut butter and jelly sandwich finished with powdered sugar and according to Gia, it’s “sooooo good.” Gia warns that you will dream about it, and that it’s literally addicting.

When asked about the growing popularity of veganism, Gia asserts, “I think the popularity

of veganism is growing because of the internet. A lot of things that have been hidden from the public for so many years are now coming to light and just the information that’s out there and available to us right at our fingertips just helps people make better, wellinformed choices.” She goes on to explain that when she was growing up, she had no way to fact check what she was being taught when it came to what was acceptable to eat. Gia makes the observation that the younger generation are thinking for themselves now, more so than any other generation, and that “animals and our environment are really important to them.” She also cites the many documentaries out there that have turned people off of meat and dairy just by exposing the injustices that animals go through as well as humans. But everyone has their own reason for going vegan. Most do it for the animals, many do it for their health and some do it for the environmental impact it has on earth, according to Gia. “No matter what your reasoning, there is never a better day than today to choose to go plant-based. It’s definitely a decision you won’t regret. It’s a positive thing to do,” says Gia.

As for what’s next for The Modern Vegan, they are in the early stages of franchising. For Gia, it’s super exciting and they’ve enjoyed the interest that is being shown in TMV nationwide. Gia submits, “My dream from the beginning was always to have a TMV in every major city and I’m working super hard in hopes that dream does become a reality one day. Either way, I am still beyond grateful for all the success I’ve had with The Modern Vegan up until now. Keeping my fingers crossed!”

The Modern Vegan has demonstrated that plantbased options do not have to be limited to the norm, nor do they have to be plain and tasteless. Not only does TMV create different and delicious Vegan meals, but the culture of self-care and environmentalism that they promote through doing so is something we definitely need as humans and caretakers of our planet. Gia is proving that everyone can be a modern vegan!

THE TRUE TASTE OF THE SOUTH

Since a young age, John Holland, Executive Chef and Owner of Rollin Smoke Barbeque, knew that cooking was in his bones. Growing up, John would ask his mother to prepare the Thanksgiving desserts, and even grilled for his friends and co-workers after long days in the Arkansas oil fields.

At only 24 years old, John decided to pursue his culinary dream and move to Las Vegas to attend La Cordon Bleu.

John soon realized that not a single BBQ restaurant around the valley resembled the true Southern roots of home. He decided it was time to take his mobile smoker/grill to the side of Russell Road, in a hardware store parking lot with his dad and brother to put the true taste of the South in everyone’s mouth. The first day, the team sold 3 sandwiches. The second day, they sold 7 and continued to grow their business, deciding to open their first brick and mortar location in 2012. Shortly after, Rick Harrison and his father became regulars at the restaurant, eventually offering them a partnership in the plaza next to Gold and Silver Pawn Shop.

John had no idea that his once small mobile smoker/grill would grow to this extent, and continuously expand. Winning numerous BBQ competitions, receiving national recognition in the top 16 Hottest New Barbeque restaurants, recognition as Top 20 best Barbeque restaurants in the country, being featured on channels like Food Network, Discovery Channel, and many more are just a few of Rollin Smoke’s accomplishments over the years.

The moment you walk through the door of any of their three Las Vegas locations, you are met with genuine Southern hospitality. The meats are smoked with Hickory wood and prepared with the “low and slow” process, and you can taste the love and effort put into the mouthwatering meats at Rollin Smoke. Some of the most famous dishes at the restaurant include the Fried Catfish, Beef Ribs, and Smoked Meatloaf. The diverse menu and homemade sauces cover a range of palates, especially the BBQ craving ones.

MIRACLE MAN MIRACLE MAN

Born in a Santa Maria hospital to Lillian Virginia, Joe Chavira would later be a combat decorated paratrooper, launching missiles at Vandenberg Air Force Base. They were loving and kept a disciplined home for their six children.

At four, his dad taught him to play the drums. At seven, Joe was sitting on the roadside as he was miraculously taken from a burning vehicle with no visible injuries. He watched his life go up in flames as his two sisters were incinerated after their car was hit by a drunk driver at eight in the morning. The screams, and smell and heat will forever be seared into his mind. He stayed with relatives for two months, retreating into his own world, while his parents and siblings healed.

Joe taught himself to play his grandmother’s piano. The sounds sparked his imagination and soon he realized he could put cords together to create music. Before long, by using vocal sounds and imagination, he found words to go with the music. Joe learned to play the guitar the same way.

At eight, Joe earned money for Karate lessons from Mr. Lee and became a two-time California Black Belt Champion. The discipline this instilled into him still applies today. He was the fastest in track and Coach Landers named him Joey the Jet. Principal and Football Coach Don Landers heard about him, and he was soon a Running Back. His discipline finds him working out daily, eating healthy, and refraining from smoking, drinking and drugs. Joe says, “My high comes from making people happy.”

At just 21, Joe gave birth to Two Toes, cartoon characters that would forever change his life. Published in the Times, their popularity found him learning how to make cartoons, and each night he would draw a new cartoon. Two Toes’ popularity led to plush toys sold at McDonalds, a live show at Universal with music written and sang by Joe with all the Two Toes characters, and guest and promotional appearances. Morris Bradshaw, the Raider’s Senior Administrator, used Two Toes to promote the Raiders, becoming lifelong friends, and

speaking at Joe’s Star Celebration. Unity’s Kenny Loggins asked Joe to bring Two Toes to perform on their telethon. Joe’s singing talent was soon discovered, leading to Joe becoming their ambassador for six years, helping to raise over $400,000 to feed low-income families.

FROM THE INFERNO TO MEETING THE HOTTEST STAR AROUND, TRINI LOPEZ

Joe met his hero at a function in Palm Springs. Trini asked him to sing, and a partnership and lifelong friendship was formed. They wrote original songs together, leading them to doing a sold-out performance in Hong Kong and Sri Lanka, creating Joe’s love of travel. Joe’s parents had now passed, and Trini and Ora Lee were like parents. At the end of Trini’s life, while in a non-responsive coma, Joe called him. With the phone held to Trini’s ear, Joe, in his high-pitched comic voice, said “Hey Trini, Hey Trini.” Trini’s eyes opened and he smiled as he whispered, “Hey Joe, I’m alright.” Joe follows Trini’s teaching by mentoring others.

This leads to Joe introducing Two Toes to the Las Vegas market. He wishes to give free plush Two Toes dolls to all low-income families. That leads to possibilities that are unlimited.

Branding the Joe Chavira name creates the opportunity to do more fundraising, live stage shows, mall appearances, a healthy food line, an exercise video, etc.

Joe has been a moving force in Las Vegas. In 2021, he did a sold-out Tribute to Trini Lopez at the Rock Star Bar. Having written over 800 songs, Keith Thompson of Composers Showcase asked him to be on the board, leading to a friendship and admiration of Keith’s abilities. Joe frequently performs there. Mayor Carolyn Goodman declared June 9th as Joe Chavira Day, and on April 28th, he was asked to Host and sing for the N.F.L. Draft. Next, he made contacts introducing himself to sponsors and advertisers for future events. On December 7th, 2022, he received a star on the sidewalk in front of the Paris Casino/ Hotel, followed by an all-star celebration with speakers mentioned above and a special song written and composed by English singer Keith Williams. Wife, Joanie, insisted on being there to lend her support, in addition to Raiders Superbowl Quarterback, Jay Schroeder.

NEVADA CHAMBER ORCHESTRA

Outstanding Performance Award in Arts & Entertainment

The Nevada Chamber Orchestra was awarded “Entertainment Ensemble of the Year,” by the Spotlight Honor Awards. The Nevada Chamber Orchestra, under the group’s Artistic Director and Conductor, Dr. Gregory Maldonado, and now in its sixth season, is renowned for its diverse programing, which includes performances recognizing Chinese New Year, famous Jewish Composers of classical music, and concerts for Mother’s Day, Father’s Day, and Grandparents’ Day. The ensemble also performs music by the great film composers and a variety of classical and contemporary works. The group consists of musicians who come from diverse backgrounds and who have a wide range of experience and expertise and is comprised of doctors, teachers, and advanced high school and college students. The Nevada Chamber Orchestra is also a vital part of the cultural landscape of Nevada, and offers unique entertainment, as well as an enriching educational experience, for audience members of all ages.

A highlighted presentation of the year was titled “Dance in the New Year,” held at the Orleans Hotel Ballroom, in which the Orchestra performed many of Johann Strauss, Jr.’s most famous waltzes, in addition to Duke Ellington swing music, all during a four-course dinner for the audience. The Spotlight Awards honored Dr. Gregory Maldonado, Operations Director Gerald Reid, and the Nevada Chamber

Orchestra’s Board of Directors and Performing Artists and praised the Ensemble for creating dynamic and passionate performances at various venues, such as the Summerlin Performing Arts Center and the Starbright Theatre.

The Orchestra is renowned for its diverse repertoire, which includes both classical and contemporary works, as well as a variety of Jazz and popular works, under the direction of Artistic Director and Conductor, Dr. Gregory Maldonado.
