Tina Beaird (pictured above) will provide strategies for researching the history of your home by using government records, newspapers, phone directories, maps and other resources. Every home tells a story; what does yours say?
Tina Beaird, owner of Tamarack Genealogy, is the genealogy and local history librarian at a mid-sized Chicagoland public library. She holds a Masters of Library and Information Science degree with a specialization in Archives/Preservation from Dominican University in River Forest, Ill. Tina has won multiple research and digitization grants over the years to preserve and digitize historic documents and photographs. She lectures nationally on topics including genealogical methodology, military records, Scottish research, plus photo and archival preservation. Tina has assisted researchers for over 20 years, and occasionally still finds
time to conduct her own family research, which she has been pursuing for over thirty years.
Beaird is the First Vice-President of the Illinois State Genealogical Society, and board director for the Oswegoland Heritage Association. She is also an active member of the American Library Association and the Society of American Archivists. She volunteers her time, when available, with several Chicagoland historical and genealogical societies.

If you own a business, you’ve probably spent countless hours thinking about how to grow it, manage daily operations and serve your customers. But have you thought about how you’ll eventually step away from it? While it might seem premature, planning your successful exit from your business is one of the smartest moves you can make as an owner. The reality is that most business owners have 80% to 90% of their net worth tied up in their companies, according to the Exit Planning Institute. That’s a significant investment that deserves careful planning to protect. Unfortunately, 70% to 80% of businesses put on the market don’t sell, and about half of all business exits are involuntary due to unexpected circumstances like health issues, family emergencies management disputes or economic downturns. Exit planning is more than preparing for retirement. It’s taking control of your future and ensuring you can transition away from your business when and how you choose. You can start with the end in mind – a proactive approach that can inform your current business decisions and help increase your company’s value and marketability.
Begin by articulating your personal goals for both the transaction and your life afterward. Maybe you want to sell only a portion of your business, stay on as a paid consultant or use the proceeds to start your next venture. Understanding your vision helps shape everything else.
You’ll want to calculate how much money you’ll need to fund your desired retirement lifestyle, accounting for expenses that may be currently covered by the business, like your cellphone, vehicles, travel and health care. Don’t forget about your legacy goals too – what you want to leave for your family or charitable causes.
Getting started requires building a strong professional team. At the center should be a financial advisor who can help you through the planning, execution and post-sale phases. You’ll likely also need a tax professional, legal advisor, commercial banker and business valuation expert. Depending on your exit strategy, you might later add specialists like business brokers, investment bankers or employee stock ownership plan advisors.
Understanding your business’s current value is crucial. It’s a good idea to get a calculation of value at least three to five years before your planned exit. This isn’t as formal or expensive as a qualified appraisal, but it gives you a realistic range of what your business might be worth.
This step may reveal a gap between what you need financially and what your business could sell for. If so, don’t panic. You have several options: work longer, adjust your spending expectations, save more outside the business or focus on increasing your company’s value. You can boost value by increasing profits through higher market share, new products, better pricing or reduced costs. You can also improve intangible assets like employee expertise, operational systems and customer relationships.
Finally, consider who your successor might be. Selling your interest to family members, business partners or employees often provide more control over timing and lower transaction costs, though they may result in lower sale prices. Selling the business to third parties typically bring higher proceeds but less control over the process.
The key message is simple: it’s never too early to start planning your exit. Whether you’re thinking about stepping away next year or in the next decade, taking proactive steps now puts you in control of your business’s future and your own financial security. Paying it forward is the idea and process of helping another individual with a show of sincere kindness either with a gesture of opening a door, providing advice, passing on a coupon or tip, or treating someone else to something. The thought behind this is not only helping someone else but the possibility of the recipient also demonstrating kindness to someone else, thereby continuing the kindness to the next person. The concept encourages people to reciprocate kindness and generosity to others, which creates a chain reaction of positive actions.
The idea behind “pay it forward” aligns with Jesus’ teachings. Jesus emphasized the importance of loving one’s neighbor, showing compassion, and serving others selflessly. He taught his disciples to be generous and to help those in need without expecting anything in return. Jesus taught in Mark 12:31 “The second is this: ‘Love your neighbor as yourself.’ There is no commandment greater than these.” (NIV).
The Good Samaritan in Luke 10:2537 tells a story of a man that was left on the side of the road and in need of help. Leaders walked by and did not offer help, despite them being capable. A Samaritan passed by and chose to help the man, despite their differences in culture. The Samaritan paid for his lodging, medical care, and promised to pay any other expenses. Jesus used this parable to teach us on showing mercy and love to others, regardless of differences.
Were also taught as people to help the less fortunate, extend a helping hand to others in need, and show acts of kindness and service to others. One small act of paying it forward spirals into other people potentially being directly helped because of the original act of kindness. Simple acts of kindness can go a long way. There are numerous ways to “pay it forward” such as:
• Random acts of kindness:
Performing small acts of kindness for strangers, such as holding the door open, giving compliments, or sharing a coupon. I shared a simple coupon and savings tip with the customer behind me, which allowed her to save also.
• Volunteer your time and share expertise: Local churches, charities, community organizations, and elderly neighbors need your time and skills to assist with community events, tutoring, mentoring, and bringing meals. If you notice trash on the lawn after garbage pickup, clean up your lawn and your neighbors.
• Support local businesses: Choose to support local businesses, small or family-run such as in The Shopper. By shopping locally or recommending them to others, you can help them thrive. Making a nice comment on social.
• Pay for someone’s meal or coffee: Surprise a stranger by paying for their meal or coffee when you’re at a restaurant. This small act of paying for a coffee can brighten their day and inspire them to pay it forward. Just them sharing their experience of having someone buy their coffee can inspire someone else to ‘pay it forward’. A young man’s credit card was rejected in front of his date at a sporting event. My husband overheard and paid it forward.
‘Paying it forward’ is showing kindness to others even through a simple small act such as holding a door open, paying for a coffee, or giving sound advice to someone in need versus turning away to avoid a need for help or giving a kind act for others as you would like for yourself. One act of kindness that you give today could perhaps affect numerous others, and possibly come back to you in a ‘paying it forward’. Y? Why Not! Bit.ly/ywhynotshow

Robert A. Horn, age 90, of Dyer, IN formerly of Riverdale, IL, passed away peacefully on August, 28, 2025, at the William J. Riley Hospice Residence in Munster, IN. Born on June 17, 1935, in Riverdale, IL, Robert was the beloved son of Herman and Mary Horn. After graduating from Mount Carmel High School, he proudly served his country in the U.S. Army during the Korean conflict. Bob devoted 42 years to his career at Acme Steel in Riverdale - following in his father’s footsteps - where he also met the love of his life, Joyce Wilkens. The couple joyfully celebrated their 60th wedding anniversary this past May. After retiring from Acme Steel, Bob’s industrious spirit led him to Walt’s Foods in South Holland, IL, where he worked for another 24 years before retiring in 2024. His dedication to service continued into retirement through over 14 years of volunteer work at Franciscan Hospital in Dyer, concluding in January of this year. A die-hard Chicago Bears fan, Bob held season tickets for more than six decades and delighted in sharing his passion with family and friends. At St. Mary of the Assumption Church in Riverdale, he was a familiar, steadfast presence - singing in the choir, serving as lector, and assisting as an altar aide whenever needed. He was the Past Worthy Grand Knight of Pinta Neri Council #1846 and a member of the Lansing Knights of Columbus Council #3540.
Bob is survived by his loving wife, Joyce (née Wilkens) Horn; his children, Michael (Kathi), Ellen (Tony), and Julie (John); six grandchildren - Jared (Katie), Morgan, Ashley (Jordan), Maggie, and Anna; and five greatgrandchildren: Brayton, Kennedy, Aiden, Parker, and Sawyer; siblings Margaret (Sr. Mary Herman), William, and Anna. He was preceded in death by his parents, Herman and Mary Horn; brothers John, Herman Jr., Charlie, and Joe and sisterin-law Sue. Bob’s legacy of devotion, service, and unshakable family spirit will be forever cherished by all who knew him.

It is with heavy hearts that we announce the passing of Janice Catherine Tuttle, nee Meyer, who entered eternal rest on Saturday, August 30, 2025. Born in East Chicago, IN, Janice was a loving wife to Dennis Tuttle, her high school sweetheart; devoted mother to Christine (Ryan) Barlo and Marcie (Jim) Ferguson. Cherished grandma of Jessica Barlo, Alexandria Barlo, Garrett Barlo, Jim Ferguson, Lucas Ferguson, and Andrew Ferguson; greatgrandmother of Michael Maloney-Barlo. Kenneth Harold Toren, a devoted husband, father, grandfather, and faithful servant of Christ, was welcomed into the arms of Jesus on September 2, 2025, at the age of 80.
Ken lived his life as a testimony of God’s faithfulness. He was known for his kindness, steady faith, and willingness to help anyone in need. Whether through his church, his community, or simply in daily life, he sought to reflect the love of Jesus Christ in all that he did.
Ken, along with his wife of 39 years, Carol Mae Toren (nee Colantonio), created a strong family that strives to continue Ken’s legacy of faithfulness. Ken was a voracious reader; he loved obtaining knowledge and learning about God and the world He created. He loved outdoor activities including spending time in Door County, Michigan, and anywhere else his family happened to be. He had a passion for playing games, while also teaching his grandchildren true strategy, never letting them win without a fair fight. Potato chips and pizza were almost passions, but Ken never overindulged. He had a heart for serving God’s community, both near home and abroad. Mostly, other than his love for his Savior, Ken loved his wife Carol and enjoyed their long life together.
Ken was a strong and faithful father, pouring love, wisdom and encouragement into his children: Janet Balka and husband Dave Balka, Will Neibert and wife Betsy Neibert, and David Neibert and wife Jennifer Neibert. He was also a cherished grandfather to his grandchildren Aaron Balka, Jessie Mae Balka, Abigail Neibert, Isabelle Neibert, Anthony Kenneth and wife Ella Neibert, Nicholas Neibert, Joshua Kenneth Neibert, and Matthew Neibert. Deeply cherished brother-in-law to Phillip Colantonio. Dear brother to sister Sandra Whiting, sister Patricia Zimny with husband David Zimny. Jerome E. Kubisz, age 70, longtime resident of Highland, IN, passed away peacefully Friday, September 5, 2025. Loving father of Julia (Bill) D’Attilio and Philip (Zayne) Kubisz. Jerome fulfilled a dream to work for the newspaper he read every day, The Chicago Tribune, at which he put in over 30 years of service as a machinist until his retirement. He was an accomplished fly fisherman, and he would tie his own flies in his spare time. Jerome was happiest when he was sailing, and when he wasn’t sailing, he would be counting down the days till boating season began. Every weekend in the summer, he could be found at the Michigan City Marina sailing and enjoying his time in the sun and out on the lake.

Question: I will be selling my home very soon and although I have no major updates, my house is fine. Answer: First off, you may set the listing price of your home, but you don’t set the sale price, the buyers do. They will only pay what they think it’s worth, not what you think it’s worth. Your home will not command the same sales price as a similar home in your neighborhood that is updated. When you chose not to update, you also chose to sell your home for less than an updated home. Why would a buyer who is making one of the largest investments of their life pay top dollar for a home that needs costly upgrades when they can buy an updated home for about the same price?
In addition to that, a lender requires an appraisal on the home to ensure that they will not lose money if the buyer defaults. If the appraisal comes in lower than the selling price, the seller would have to drop the price to the appraised price, or the buyer would have to come up with the difference between sales price and appraised price.

That rarely happens.
The buyer does not want to overpay, the seller doesn’t want to drop the price, so the deal dies, the earnest money deposit is returned to the buyer, and the dead deal is filed in the unrealistic seller file. The house goes back on the market again, with the seller looking for more unreasonable expectations.
The longer your home sits on the market, the harder it becomes to sell.

If you aren’t going to update, then at least paint your home, replace smelly old carpet, remove pet odors, have good curb appeal, declutter your home and clean, clean, clean! That will help, but it still will not get you top dollar.
Here’s another fact: Buyers decide in the first ten seconds of seeing a home if they’re interested in buying it. Get out of your car, walk in their shoes, and see what they see within these first ten seconds.

This month-long observance honors the historic struggle for freedom and the brave individuals who made the Underground Railroad a lifeline to liberty.
Throughout September 2025, MURN will host a variety of events across the region, designed to educate, inspire, and bring communities together in remembrance and celebration. This year’s featured activities include:
• Special events in conjunction with other like groups in Bronzeville, the south suburbs, and across northern Indiana
•Guided Tours: Explore authentic Underground Railroad sites with local historians and interpreters leading walking and bus tours.
• Presentations and Talks: Hear from scholars, storytellers, and community leaders on the legacy of the Underground Railroad and its lasting impact on local and American history.
• Participation in Cook County Racial Equity Week
(September 8-12): Presenting a program to Cook County employees as part of the “Racial Equity in Action: Honoring the Past, Shaping the Future.”
“Underground Railroad Month is an opportunity to honor the stories of freedom seekers and others who risked everything in the pursuit of freedom,” said Tom Shepherd, of MURN. “We’re excited to engage families, students, and the broader public through powerful storytelling and meaningful experiences of those who sought freedom and those who helped here in the Midwest.
