Cook County Assessor’s Federal Appraisal Data Plan Receives Support from National Association of Counties The Board of Directors of the National Association of Counties (NACo) called for the release of property characteristics data from the federal government, a crucial step to improving assessment accuracy and fairness across the country.

NACo, a national county government group, endorsed the resolution on March 1 during the group’s annual legislative conference following adoption by NACo’s Committee on Community, Economic and Workforce Development.

The resolution, sponsored by Cook County Assessor Fritz Kaegi and Maricopa County Assessor Eddie Cook. calls for the Federal Housing Finance Agency (FHFA) to release its dataset of millions of property appraisals to 16 of the largest assessment offices in the country.

This proposal tackles a national problem in the property tax system – the tendency for assessments to be regressive.

This means that less valuable homes are overvalued, while expensive homes are undervalued. The effect of this can be that working-class homeowners end up paying more than their fair share in property taxes, particularly compared to the very wealthiest homeowners.

Researchers have suggested that one reason for this regressivity is a lack of data about property characteristics.

With more data, the Cook County Assessor’s Office and other assessment jurisdictions around the country can improve the accuracy and fairness of their assessments.

“In recent years, we’ve eliminated a large portion of the regressivity in Cook County’s residential assessments,” said Assessor Kaegi. “With the release of this data, we would be able to clear one of the final hurdles to achieving thoroughly fair and accurate assessments.”

The FHFA collects appraisal records from Fannie Mae and Freddie Mac, government-sponsored enterprises that guarantee mortgages. The Uniform Appraisal Dataset (UAD) of these records contains parcel-level data on property characteristics. Currently, most of this data is inaccessible to government assessors.

To make assessments fairer and more accurate, the Cook County Assessor’s Office, along with 15 other assessment jurisdictions, first asked the FHFA to share this appraisal data in 2021.

Shamrock Bowl Raises Record Breaking Funds for MDA CITGO Lemont Refinery raised a recordbreaking $192,000 for the Muscular Dystrophy Association with 288 bowlers from 48 companies competing at the 14th Annual MDA Shamrock Bowl.

Essentially, you’ll need to decide whether you’re going to take your benefits as early as possible — age 62 — or if you should wait until your “full retirement age” or even longer. If you begin accepting benefits at 62, they’ll be about 30% lower than if you waited until your full retirement age, which is 67 if you were born in 1960 or later.

And if you wait until 70, your benefits will be about 24% higher than at your full retirement age.

In deciding when to claim benefits, you’ll want to weigh these factors: • Income needs — If you need the money to help meet your daily cost of living, then you may not feel you have much of a choice about when to take Social Security. However, if you have sufficient income from other sources, such as your 401(k) or other retirement accounts, you may be able to delay taking benefits until they’re much larger.

• Employment — If you’re still working and you haven’t reached your full retirement age yet, it might be a good idea to wait before claiming Social Security because your benefits will be reduced by $1 for every $2 earned above $23,400.

In the year in which you reach your full retirement age, your benefits will be reduced by $1 for every $3 earned above $62,160. (But once you reach your full retirement age, Social Security will adjust your payments to credit you for the months during which your benefits were lowered because of your income.)

Medicare Ruled Against Hospital WOODROW WILCOX On January 30, 2025, I got a copy of the document that Medicare sent to our client in response to the appeal that I helped our client file against a hospital in northwest Indiana.

Medicare ruled that the hospital wrongfully sent a bill to our client to pay $319.13. We sent the appeal to Medicare on December 10, 2024.

Here is the beautiful language paragraph from the Medicare ruling.

“We have determined that the above claim is not covered by Medicare. We have also determined that (the hospital) is responsible for the cost of this service.”

You might think that $319.13 is a small amount. But if a senior saved money to handle living in the “golden years” and inflation (caused by the federal government) lowers the value of each dollar saved by about 20% in

• Spouse — If you’re married, decisions about when to claim benefits could affect you or your spouse. The spouse with lower Social Security payments may be eligible to receive spousal benefits, which, when combined with their own benefits, can reach up to 50% of the higherbenefit spouse’s payment at their full retirement age. To qualify, the lowerbenefit spouse’s benefit at their full retirement age must be less than half of the other spouse’s full-retirementage benefit. But if the lower-benefit spouse claims their benefits before their full retirement age, their own retirement benefit and the spousal benefit will be reduced. Also, the lower-benefit spouse reaches their maximum benefit amount at their full retirement age — they won’t receive additional benefits even if they or the higher-benefit spouse delays taking benefits past their respective full retirement ages.

One other point to keep in mind: If the higher-benefit spouse claims early, the survivor benefit to the other spouse is reduced, but if the higher-benefit spouse delays their benefit beyond their full retirement age, the survivor benefit is increased.

Heart Smart JOSH BOOTSMA Are you dead?

That may seem like a silly question given that you’re holding and reading this newspaper, but it’s actually an extremely important one.

In Ephesians 2:1-2, the Bible says, “You were dead in the trespasses and sins in which you once walked.”

Those are harsh words. Scary words.

The Apostle Paul is talking about spiritual deadness.

As sinful beings who make countless mistakes, we are dead before God. Our hearts are cold, dark, and lifeless. Our actions are just part of our ongoing spiritual flatline. Our sinfulness has separated us from God, sapping our life in the process.

Thankfully, there’s more to the story. Paul continues, “But God, being rich in mercy, because of the great love with which he loved us, even when we were dead in our trespasses, made us alive together with Christ” (Ephesians 2:4-5).

While we were dead, God sent Jesus, who gives us life.

Our sin didn’t require Jesus the lifeguard to save us from the deep waters of ourselves. We don’t need Jesus the doctor to nurse us back to health. Dead people don’t need help—dead people need life!

Through Jesus, God promises to make us alive. Our “deadness” dies with Christ as he suffers on the cross in our place, and it’s replaced with abundant life as He is resurrected from the dead. Jesus is life—rich, eternal, and completely free.

The truth about your livelihood is as simple and stark as this: if you are not saved by Jesus Christ, don’t let your beating heart fool you—you are dead.

If He is your savior, you are alive in the truest sense— alive to bask in His glory and share him with others.

It’s amazing how good life can be when you’re no longer dead!

Indiana American Water highlights U.S. Environmental Protection Agency’s (EPA) Fix a Leak Week 2025 by providing tips to help customers find and fix leaks in their homes.

“As we celebrate Fix a Leak Week, it’s crucial to recognize the significant benefits of addressing leaks in your home or business. Fixing leaks not only conserves water, a precious resource, but also reduces your utility bills and prevents potential damage to your property.” said Barry Suits, President of Indiana American Water. “By taking proactive steps to repair leaks, we contribute to a sustainable future and ensure the reliability of our water systems. Let’s work together to make every drop count.”

According to the EPA, leaks are present in about ten percent of households, which can waste 90 gallons of water or more per

day. Below are a few common places to check for leaks inside your home: • Toilets - A defective plunger ball or flapper valve can waste water by causing the tank to continually drain and refill. To test, drop a dye-tracing tablet or a small amount of food coloring in the tank and wait 5 minutes.

If the dye-colored water seeped into the bowl, you may have a leak and need to replace the defective part.

• Faucets - A leaky faucet can waste more than 3,000 gallons of water per year. If you notice one dripping, try closing it tightly. If it continues to drip, the washer may need to be replaced.

• Washing machine - If you see water on the floor under your washing machine, that could indicate a leak.

You may want to call a repair service.

• Bathtubs and showers - Check the spout and shower head for dripping water. New washers may be needed on the faucet handles.

• Boiler system - If the sound of running water is continuous and does not stop and start periodically, there may be a leak. Contact a professional to check it and perform repairs.

David Anthony Mosele Sr., 84, of South Holland, passed away on March 7, 2025 surrounded by the love of his family. Beloved husband of 58 years to Mary Ann (née Battaglia), with whom he built a lifetime of love and happiness. The youngest of the Mosele family, David was preceded in death by his parents, Andrew and Rina (née Villanova) Mosele, and his cherished siblings, Angelo (late Mary) Mosele, Reno (late Ethel) Mosele, and Lucille (late Raymond) Szelinski. While we grieve his passing, we take comfort in knowing he has been reunited with his loved ones in Heaven—no doubt greeted with a full Italian dinner.

Born on Election Day in 1940, David narrowly avoided being named “Roosevelt.” He grew up in South Chicago on 92nd & Marquette, where he made countless memories alongside his lifelong best friend, the late John Mutka.

Known as the “Carpeting King of Chicago,” David dedicated over 30 years working at Sears. He also loved helping out in the kitchen at Lee’s Chicken in South Chicago and later in Calumet City.

A devoted Chicago sports fan, David remained loyal to the Cubs and Bears through every high and low.

Witnessing the Cubs win the 2016 World Series was a moment of pure joy for him.

Beyond sports, David found happiness in the simple pleasures of life— golfing with friends, bowling, watching Hallmark movies, telling jokes, playing cards, coaching Little League, and cheering on his grandchildren at their sporting events and activities.

Above all, David was a man of deep faith, boundless

love, and quiet strength—a true family man who led by example and embraced life with a generous heart.

Though he is no longer by our side, his love, laughter, lessons, and jokes will remain with us always.

Be Kind and Use Knowledge

by Janice R Newman In today’s face-paced world, kindness often gets lost in the shuffle. We are taught at a young age that survival belongs to the fittest and to push forward even at the expense of others. However, soldiers follow the motto of “leave no man behind”, emphasizing the importance of looking out for one another. As children, we are encouraged to be kind and considerate, but as we grow older, the focus often shifts to winning at all costs. Football players are trained to hit hard, and track runners are taught to make sharp cuts in front of the competition to throw them off. This shift makes us forget kindness and how it plays into actual success.

Is it difficult to be kind today? Sometimes it is, especially when dealing with people who are unkind in return. However, displaying kindness influences your level of happiness and how you face challenges. We never truly know what someone is going through, but we can control how we treat them. Jesus tells us to love others as thyself. Kindness is a component of love and a way of expressing love. A small act of kindness can brighten someone’s day or impact their future.

Kindness is also essential in business and personal success. If you’re not kind to the people you work with, your customers, or those you serve, they are unlikely to support you and your business. A successful business is built not only on great products but also on customer service and the relationship formed through kindness and respect for customers. A business that cares about its clients will see greater loyalty, repeat business, and higher satisfaction versus a company that only focuses on profits. Showing kindness helps others and has a positive effect on you.

The second “K” word, knowledge, is equally important in achieving success. To be motivated and effective in any field, you must use your knowledge.

“Knowledge is power,” but it is only effective if you implement it. Imagine having a valuable tool that can

fix almost anything but leaving it unused in a drawer.

The same applies to knowledge; we can acquire it, but it becomes meaningless if few fail to use it. Success is built by effectively utilizing our knowledge in our lives and work.

An actor learns their skills to convincingly portray various roles. A doctor studies to diagnose and treat patients. Would you trust a doctor who refuses to use the knowledge they have learned?

No! The same principle applies to everything. We limit our potential and effectiveness if we don’t use the knowledge we acquired.

Knowledge is not just about formal education, it’s about learning and growing while staying informed, improving or perfecting your skills, and using wisdom to make better decisions. In Proverbs 18:15 the Bible states “The heart of the discerning acquires knowledge; the ears of the wise seek it out.” This teaches us to seek knowledge and use it wisely.

Whatever your goals or desires to achieve, demonstrate kindness and knowledge. Learn everything possible about your field or passion and put that knowledge into your work. We can’t be knowledgeable in everything, but we can be in our field or endeavors. Being informed and skilled makes you invaluable. Customers want to trust that you are knowledgeable and can benefit them.

Expressing kindness and using knowledge are big roles in motivation and success. Success boils down to the 2nd greatest commandment to treat your neighbor as you would want to be treated. Kindness helps build relationships and knowledge provides us with the needed tools to achieve our goals and help others. It can lead to success and a better kind and knowledgeable world. Y? Why Not! Mrvan Announces 2025 Indiana Congressional Art Competition Rep. Frank J. Mrvan announced the details of the 2025 Congressional Art Competition for high school students from Indiana’s First Congressional District.

Each year, the Congressional Institute and Members of the U.S. House of Representatives sponsor the Congressional Art Competition as an opportunity to promote the artistic talent in each Congressional District.

Congressman Mrvan stated, “I look forward to hosting the Congressional Art Competition in Indiana’s First Congressional District again this spring. This competition is an opportunity for high school students to showcase their artistic skills, creativity, and passion for our region with a work of art to be showcased in the United States Capitol Building.”
