Josh Turner to Perform Appreciation Concert MCA Nashville recording artist, Josh Turner, is set to perform a First Responder Appreciation Concert at the Porter County Fairgrounds on Saturday, August 21. From the very start of his career through chart-topping hits like “Your Man,” “Would You Go With Me,” “Why Don’t We Just Dance,” and “All Over Me,” Turner has immersed himself in country music’s history and it’s iconic figures. For nearly two decades, he has been one of country music’s most recognizable voices, selling more than 8.5 million units and massing more than 2.5 billion global streams. The concert is a new addition to the MAAC Foundation’s annual First Responder Demonstrations & Appreciation Day held earlier that afternoon at the MAAC Campus. “We couldn’t think of a better way to expand our event and show appreciation for the brave men and women that choose to wear the uniform especially this year as we mark the 20th anniversary of 9/11,” says Celina Weatherwax, President of the MAAC Foundation. Tickets for the concert are on sale now for only $40 at www. maacfoundation.com. The gates will open at 6:00 p.m. CST at the fairgrounds, with the concert beginning at 8:00 p.m. CST. All seating will be general admission – bring a chair or blanket. No outside food or coolers will be allowed. All proceeds will support training for firefighters, EMS and law enforcement.

5 Most Common Unemployment Scams Americans Should Know A new study warns Americans about five unemployment scams being used as up to 50% of unemployment benefits are suspected of being stolen during the pandemic, as much as $400 billion. Illinois has the No. 10 highest level of unemployment currently at 7.1%. A record 14.8% of Americans were unemployed in April 2020. If the government had not provided financial assistance through the Cares Act, the economy may have plummeted worse than it did during the Great Depression. It is becoming clear, however, that large portions of that money is being stolen from Americans in need. California alone has reported $11 billion in fraudulent claims were paid mistakenly. SocialCatfish.com today released a study on Unemployment Payment Scams to Avoid using the latest data from the FBI, Bureau of Labor Statistics and state governments outlining the most common scams and how to avoid them. Last week, jobless claims rose to their highest levels in over a month. Twenty states have unemployment levels above 6% and six states are above 8% led by Hawaii, California, New York, New Mexico, and Connecticut and Nevada. Here are the 5 Most Common Unemployment Scams Americans Should Watch Out for: 1) Identity Theft: A scammer steals personal information from their victims such as full name, birthday, address, or social security number. Then they apply for unemployment benefits under their victims’ name. Victims are typically unaware until they get denied when they try to apply for unemployment themselves. They also are getting notices that they owe money and received less money during tax time as the IRS withheld money from the unemployment benefits which they never received. How to Avoid: Do not give personal information to anyone that you meet online or over the phone. Avoid adding personal information to your social media accounts, even a birthday can be used to drain your bank account. 2) Romance Scams: During COVID-19, many victims said they were tricked into sending their unemployment money to scammers. A record $304 million was stolen from victims seeking love in 2020. Scammers create fake profiles on dating apps and social media sites and make lonely victims feel loved. Once the victim trusts them, they begin asking for money.
Correction Due to an editing error last weeks edition of The Shopper was dated at June 6th. The correct date for the paper should have read June 23rd. We are sorry for any confusion.
How to Avoid: Do not send money to anyone you meet online. If the person will not meet or do a video chat, they are likely a scammer. Find out if they are who they say they are by doing a reverse lookup by entering their name, phone, email, or photo. 3) Spoofing: A rapidly growing scam in 2021. Spoofing is when scammers create VOIP phone numbers, choose the state that they want their call to come from and present like a trusted institution. Victims are reporting fake bank calls saying their account has been hacked and their personal information is needed to “verify and protect” their account. The scammers use that information to apply for unemployment benefits under their victim’s name. How to Avoid: If a company calls you asking for information, hang up and call them back yourself to ensure you are speaking with the actual company. 4) Investment Fraud: Scammers are posting fake investment opportunities on social media promising enormous returns with little risk. They are also creating emails about this once-in-a-lifetime opportunity with phishing links that will steal personal information when clicked. If you do invest, you will never see your money again. They are asking for your investment in the form of Bitcoin, gift cards or wire transfers which are harder to trace, and banks cannot return. How to Avoid: Do not give any money or information to someone seeking an investment until you have thoroughly vetted the people and the organization. 5) Sextortion: Scammers are creating fake profiles on dating apps using explicit images of girls from OnlyFans or Snapchat. The “girl” connects with a man, moves the conversation to text message, and exchanges explicit photos. Once the scammer has the photo, they blackmail the victim saying if they do not send money, the photo will be sent to the persons friends and family and it will be posted it to the Internet. No amount of money paid will ever be good enough, the scammer keeps demanding more. How to Avoid: Do not send explicit photos to anyone you do not know. If you believe you are the victim of an unemployment scam, report it to the Department of Labor at https://www.dol.gov/agencies/eta/ UIIDtheft

Illinois veterans drank more alcohol during the pandemic than in previous years Over the past year, many communities across the US have experienced varying degrees of challenges brought on by the pandemic, with veterans being among the most vulnerable. In addition to strenuous circumstances felt by many, including job loss, social isolation and mental health, veteran-serving organizations were also underfunded. Most of these establishments were operating on budgets of $25,000 or less per year prior to the pandemic, and that figure has decreased significantly. With 5.2% of US veterans currently unemployed, resulting in financial stress for many, and combined with co-occurring disorders that have been exacerbated by the pandemic, the combination of these factors could contribute to increased risk of alcohol or substance addiction during these challenging times. VeteranAddiction.org, a leading provider of resources for veterans relating to addiction treatment, conducted a survey of 2,000 veterans and found that almost 1 in 10 (8%) veterans in The Prairie State have been drinking more alcohol during the pandemic as compared to any previous year. With age being a big risk factor for COVID-19 mortality, and nearly three-quarters (73%) of US veterans over the age of 50, there’s no doubt this group has increased vulnerability to the disease. The stress and anxiety brought on by the pandemic could lead many veterans to turn to drugs during this time as a coping mechanism. Not only is this method ineffective at handling
emotions, alcohol, for example, can exacerbate negative feelings, and can be very addictive as well. Given that a large majority (89.4%) of veterans with a substance use disorder did not seek treatment in 2018, this places the group at a significant risk of addiction. There is a strong link between drug use and mental health disorders, especially for veterans who have been exposed to high-stress circumstances as a result of combat. Mental health challenges can be brought on by both stressful life events and/or genetic factors. Therefore, veterans who are often exposed to combat and dangerous situations experience high rates of mental illness, including substance abuse, PTSD, anxiety and depression. In 2018, it was found that more than 14,000 veterans experience severe impairment in their daily lives that was directly caused by a major depressive disorder. In that same year, it was also found that 4 in 5 veterans abused alcohol. Additionally, among veterans diagnosed with depression, 1 in 3 (33.2%) were also diagnosed with PTSD. The 2020 National Veteran Suicide Prevention Annual Report found the average number of veteran suicides per day was 17.6. While this statistic was an increase from previous years, there were positive trends related to prevention efforts overall - the data shows the rate of suicide among veterans who recently used VA health services has decreased.

RICHARD ZEKVELD The psalmist has been through it. He has a story to tell. “I love the LORD, because he has heard my voice and my pleas for mercy. Because he inclined his ear to me, therefore I will call on him as long as I live” (Psalm 116:1-2, ESV). He continues, “You have delivered my soul from death, my eyes from tears, my feet from stumbling; I will walk before the LORD in the land of the living” (Psalm 116:8-9, ESV). He then asks himself, “What shall I render to the LORD for all his benefits to me?” His answer comes quickly: “I will lift up the cup of salvation and call on the name of the LORD. I will pay my vows to the LORD in the presence of all his people” (Psalm 116:12-14, ESV). It’s been a year. Or 16 months, to be exact. Yet the Lord has brought us through. Maybe your eyes are filled with tears, and you are nursing your wounds. Maybe you are grappling with deep loss – losses of various kinds. Or maybe you have emerged from your place of pain to praise, like this psalmist. Wherever you find yourself, halfway through 2021, the South Holland Ministerial Association invites you to join South Holland residents and friends at any village entrance this Saturday, July 3, 8:00-8:30 am to “call on the name of the LORD.” The theme of our prayers this year is “Renewing our Faith, Reconnecting with Family, Recovering our Future.” Thanks to Reverend Phil Tarver for writing our corporate prayer resource for this year. Please join us Saturday, 8:00-8:30 AM at any South Holland entrance. Together, let us “offer [to God] the sacrifice of thanksgiving and call on the name of the LORD” (Psalm 116:17, ESV). OLD FASHIONED CORNER CAFE AT OUR SERVICE: Taking the advice of our friends Jim and Marie Kane of Lansing, Larry and I tried a new (to us) restaurant in Griffith, Indiana at the corner of Broad and Main Street (101 N. Broad). The restaurant offers breakfast and lunch and offers a wide variety of breakfast and lunch foods and includes a senior menu ($8.95) and kids’ menu ($5.25) Pictured here is owner Miguel Castneda along with wait staff Judy Evans and Charlotte Morris. Charlotte hbas been with the Corner Cafe for 20 years and Judy 32. The Corner Cafe is much larger than it looks. The restaurant wqaps around inside to a charming seating area anchored by a fireplace. Perfect for parties. The menu is extensive and if you can’t find something you will love, you are not hungry. They also offer take out service. Lots oflocals were there the day we visited. ***
PERFECT PRODUCE PICKER: If you need info on which produce is best for what you are trying to cook look no further than Nick Resunenko of the Munster Strack’s on Ridge Road. Nick, of Hammond, has worked at the Munster store for the past 13 years in the produce department and has a knack for pointing us in the right direction--produce wise. Last week, N 2 N was looking for fresh sweet corn. The batch that Nick was adding to the display happened to come from Georgia. It was delicious just boiled in some salted water with a little milk and butter--tender and juicy and springtime delicious. After a brief discussion about tomatoes (too early for locally home grown) and potatoes (only those grown in Idaho can be labeled Idaho potatoes. The rest are known as russets. Nick loves to talk produce with his customers so do spend some time with him! *** HERE IS A SUGGESTION-With the pandemic almost in the rear view mirror, many of us are assessing our lifestyles, children, pets and entertainments. Our pets came into real focus this past year as we spent more time at home and lavished more attention on them. In conversation with Humane Indiana in Munster, 107 pets were adopted from the Home to Home, meaning dogs and cats were rehomed and never entered the shelter. Sixty five furry friends were reunited with their families and 11,500 pounds of pet food was distributed to pet owners in need. That is a fabulous impact on the pet loving community by this great organization. One of the benefactor’s who made this happen is the late Estelle Marcus’ for whom part of the shelter is named. Humane Indiana is an umbrella for many organizations--Summer camps, Paws Park, 4th Festival of Owls and the Gala 2021 80th anniversary. I guess my point is to support the pet shelters of our communities and adopt-- a cat or dog with the idea of giving them a forever home. I have a rescue Lasa Aphsa who I adopted 3 years and is the light of our lives. These non profit humane societies add greatly to our quality of life and the lives of our families and our beloved pets. Let’s
keep Estelle Marcus’ legacy alive--volunteer or donate when you can. Visit HumaneIndiana. org or call them at 219-922-3811. Resale and consignment Highland 219-838-7297 resale@ humaneindiana.org Clinic services for those qualifying- clinic@humaneindiana.org *** MENTORING PROVIDES SUCCESS FOR MENTEE: In a local ‘feel good’ story ( 6-21-21 Chicago Tribune-Ted Slowik) a new Dolton Park Trustee was sworn in recently. The new trustee is Kevin Boens and his mentor and ‘father figure’ is none other than the former US Attorney for the Northern District of Illinois, Anton Valukas. Valukas caught up with Kevin when he was just 11 and living in a Chicago housing project. Valukas as a volunteer in the youth scholarship program saw potential in the youth and mentored the now 43 year old Kevin Boens. The rest is history. Kevin is a police officer, a married father of five, an author and a motivational speaker among many of his accomplishments. Congratulations to a highly motivated young man with a bright future ahead of him! *** SECOND SUNDAYS AT MAIN SQUARE: Second Sundays at Main features musical entertainment from July 11, through September 12. Frank Ruvoli will entertain as a solo acoustic at Noon while Headliner Mellencougar (Mellencamp and More) take the stage at 1 p.m. If inclement weather, bring a chair and plan to sit in the Lincoln Center Fieldhouse. Bring a chair anyway! Leann Stutler and IPA Polka Band on August 8 and James Gedda and Jimmy Henrich’s Opry Rock Party (Rockin’ Country on September 12. *** PAWS OF HONOR-K9 CORNER: Paws of Honor is a non profit that underwrites medical care of law enforcement and military K-9’s. After a dog is considered too old to continue his or her work--they are decommissioned as ‘surplus equipment.’ Their handlers can keep the dogs if they can but all the vet treatment and medical care is up to them--the government no longer assumes any responsibility for this care. More information is available at www. pawsofhonor.org Or we can write to them at Paws of Honor, PO Box 1781, Merrifield VA, 22116. These valiant dogs perform patrol, detection, security sweeps and more. There are 200 of these retired K-9’s in 16 different states. They need our help to live out their lives in comfort. CALUMET CITY HISTORICAL SOCIETY GIFTED WITH NEW US FLAG: Thanks to Fred Schrum, new CCHS board member and former Commander of American Legion Post 697 in Lansing. SUBMITTED BY PATRICK ZAMKIN Independence Day is almost here. And as we make progress in moving past the COVID-19 pandemic, more of us will be able to enjoy Fourth of July activities. However you observe the holiday, it’s important to recognize all the liberties we enjoy in this country. But you may still need to work at one particular type of freedom – and that’s financial freedom. How can you achieve it? There’s no one instant solution. But you can work toward financial independence by addressing these areas: Retirement savings – Approximately 45% of Americans think the ideal retirement involves “enjoying my well-earned freedom,” according to the March 2021 Edward Jones/Age Wave Four Pillars of the New Retirement study. But when you’re retired, the risk to this freedom is obvious – the paychecks have stopped but the bills haven’t. Furthermore, you could spend two or three decades in retirement. That’s why it’s so important to contribute as much as you can afford to your tax-advantaged retirement accounts, such as your IRA and your 401(k) or another employer-sponsored plan. At a minimum, put in enough to earn your employer’s matching contribution, if one is offered. Whenever your salary goes up, try to increase the annual amount you put in your 401(k) or similar plan. And if appropriate, make sure you have a reasonable percentage of growth-oriented investments within your 401(k) and IRA. Most people don’t “max out” on their IRA and 401(k) each year, but, if you can consistently afford to do so, and you still have money you could invest, you may want to explore other retirement savings vehicles. Illness or injury – If you were to become seriously ill or sustain a significant injury and you couldn’t work for an extended period, the loss of income could jeopardize your ability to achieve financial independence. Your employer may offer disability insurance as an employee benefit, but this coverage is typically quite limited, both in duration and in the amount of income being replaced. Consequently, you may want to consider purchasing private disability insurance. Keep in mind that this coverage, also, will have an end date and it probably won’t replace all the income lost while you’re out of work, but it will likely be more expansive and generous than the plan provided by your employer. Long-term care – Individuals turning 65 have about a 70% chance of eventually needing some type of long-term care, such as a nursing home stay or the assistance of a home health aide, according to the U.S. Department of Health and Human Services. And these services are quite expensive – the average annual cost for a private room in a nursing home is more than $100,000, according to Genworth, an insurance company. Medicare typically covers only a small part of these expenses, so, to avoid depleting your savings and investments (and possibly subjecting your grown children to a financial burden), you may want to consider long-term care insurance or life insurance with a long-term care component. A financial advisor can help you choose a plan that’s appropriate for your needs. By addressing these areas, you can go a long way toward attaining your financial independence. It will be a long-term pursuit, but the end goal is worth it. On June 8, 2021, Danielle MacDonald at our Munster office forwarded to me medical bills and a collection law firm letter that a client had received. The senior citizen who got the letters is from Hammond, Indiana. Danielle told me that the client was angry that the bills never got paid. But he waited over half a year before he ever brought a bill to us to check for him. Why did he wait until he got a letter from a collection law firm to seek our help? As far as I know, this insurance agency is the only one in the Chicago area with staff members who regularly work to fight mistakes and fraud in the Medicare system to protect the seniors who are our clients. And we don’t charge anything for that help to our clients. I investigated and quickly found the cause of the problem with the bills. It was another failure of federal Medicare officials to send claim information to the patient’s insurance company. That happens thousands of times per day throughout our country. If no one helps the senior citizen to find and correct the problem, the senior citizen is hounded to pay bills that never should have been sent to the senior on Medicare. In this case, my work saved our client $4,738.18 plus attorney fees and court costs. With some editing to protect our client’s privacy, here is the letter that I sent to the bill collectors.
Our client sent to our firm bills from two firms and a collection letter from a law firm in Chicago for our review. I phoned the client’s Medicare supplement insurance company to learn what it knew of these claims. All the claims were for services rendered during October 2020. The secondary insurer reported that Medicare never sent any claim reports for services rendered during October 2020. That is not the fault of the patient or the secondary insurer. IT IS THE FAULT OF MEDICARE. To fix this problem as fast as possible, please send both the original billing information and the Medicare EOB information that you have about any unpaid balance claims directly to the secondary insurer at the address which follows. Also, when the bills do get paid, recall the file from the collection attorneys’ office. This is the fair thing to do since this problem was not caused by the patient. Thank you for your cooperation. Here is the address for the claims. Note: Woodrow Wilcox is the senior medical bill case worker at Senior Care Insurance Services. He has saved clients of that firm over two million dollars by correcting medical bill problems. Also, Wilcox wrote the book SOLVING MEDICARE PROBLEM$ which can be bought at bookstores and online.
4 Reasons To Consider Taking Travel Jewelry This Summer Summer is here and that means travel season is upon us! Regardless of what your vacation may be, packing your favorite vacation staple pieces are a must. And while you may be tempted to flaunt your beautiful engagement ring, wedding ring, or that precious diamond piece to help elevate that vacation outfit, you may want to reconsider packing it all together. Olivia Starling, founder and CEO of jewelry brand Starlette Galleria, highlights why you should consider swapping out your priceless and precious jewelry pieces for a more affordable, stylish option for your next vacation. “Your wedding ring is easy to swap out and difficult to replace. When you travel with your wedding or engagement ring, or your favorite diamond pieces, you are risking loss, theft, and damage on one of your most prized possessions. Don’t travel with your real wedding ring or diamonds! Snag some travel jewelry! Get a highquality, simulated diamond piece that is plated to prevent tarnishing and safe for sensitive skin,” says Olivia Starling. Here are Olivia Starling’s top 4 reasons you should consider travel jewelry this summer: #1: Don’t risk damage Sunscreen, chemicals in water, and UV lights are all culprits that won’t just prematurely age your skin, but also can age your jewelry. Make sure you are protecting your jewelry by leaving it at home and swapping it out for something beautiful, fun and tarnish-resistant!
#2: Don’t risk loss It is quite common to lose track of your jewelry as you take it all off to apply sunscreen to your child or yourself. A few hours go by and you realize that your ring is not on your finger, not on the table, not in your bag.. Nowhere to be found (hello panic-mode)! Make sure this doesn’t happen to you. Get a ring that you love, but if you lose it, you aren’t out thousands of dollars. #3: Don’t risk theft Being in a new place makes you more vulnerable than when you are in familiar surroundings. Why would you take one of your most expensive possessions with you while you are vulnerable? #4: It is perfect for your beach day or pool party No one wants to risk losing jewelry when you’re out having fun in the sun. Whether you take your rings off to avoid tan lines when soaking in some rays, or before you head out to go swimming in the water, that time shouldn’t be the time to worry about your wedding ring or family heirlooms. You don’t have to travel far to swap out your wedding ring. Any outing where you’re apt to remove your jewelry temporarily, take the travel jewelry with you instead. Make sure your jewelry is protected all summer long by leaving it at home and wearing a high-quality Starlette Galleria piece while you are on your summer adventure.

Real Estate Questions & Answers
Buy Now or Wait Till Next Year? MIKE BUDER Many people are sitting on the fence trying to decide if now is the time to buy a home. Some are renters who have a strong desire to become homeowners but are unsure if buying right now makes sense. Others may be homeowners who are realizing that their current home no longer fits their changing needs. In order to determine if they should buy now or wait another year, they both need to ask two simple questions: 1. Do I think home values will be higher a year from now? 2. Do I think mortgage rates will be higher a year from now? Let me try to shed some light on the answers to these questions…Where will home prices be a year from now? If you average the most recent projections from the major industry forecasters, the expectation is home prices will increase by 7.7%. Let’s take a house that’s valued today at $180,000 as an example. If the buyer makes a 10% down payment ($18,000), they’ll end up borrowing $162,000 for their mortgage. Applying the projected rate of home price appreciation, that same house will cost $193,860 next year. With a 10% down payment ($19,386), they’d then have to borrow $174,474. Therefore as a result of rising home prices alone, a prospective buyer would have to put down an additional $1,386 and borrow an additional $12,474 just for waiting a year to make their move. Where will mortgage rates be a year from now? Today’s mortgage rates are hovering around 3%. The 2022 first quarter forecasts from Freddie Mac, Fannie Mae,
National Association of Realtors and National Bankers Association show a projection average to be 3.6%. Using the same example of a buyer purchasing the $180,000 home this year with a 30-year fixed rate of 3% after putting 10% down payment, their monthly principal and interest payment would be $683. That same home one year from now could be $193,860 and the mortgage rate could be 3.6% (based on industry forecasts mentioned above). That monthly principal + interest payment after putting 10% down totals $793. The difference in the monthly payment would be $110. That’s $1,320 more per year and $39,686 over the life of the loan. Add that to the approximate $13,860 of increased equity this year as a result of appreciation and the total net worth increase a purchaser could gain by buying this year is over $50,000. The bottom line when asking if they should buy a home, many potential buyers think of the non-financial benefits of homeownership. When asking when to buy, the financial benefits suggest that doing so now is more advantageous than waiting until next year. CATHY & JIM HIGGINS Question: One day we hear it’s a Buyer’s market, then we hear it’s a Seller’s market. Which is it now?
July is National Ice Cream Month. You know what to do.
www.thelansingjournal.com
31/13.6 = 2.3 Absorption rate. This indicates a Strong Seller’s Market. If Ab rate is less than 5, it’s a Seller’s Market. If Ab rate is 5-7, it’s a Balanced market. If Ab rate is greater than 7, it’s a Buyer’s Market.
Let’s look at Munster, In: As of this writing, Munster has 32 active single family detached properties for sale. Munster homes are selling at the rate of 28.3 homes per month. 31/28.3 = 1.1 Absorption rate. This indicates an even Stronger Seller’s Market. The bottom line is that most of the area is experiencing a strong Seller’s market. When will this change? Unfortunately, there is no crystal ball. Idea #2: Potato salad Potato salad is always a staple at picnics and is extremely easy to make plant-based. A simple switch to egg-free vegan mayonnaise is all that it takes. A nice benefit to cooking and then cooling potatoes is that it brings out their resistant starch, a great source of fuel for your microbiome, that won’t leave you craving sweets. Idea #3: Fruit salad Fruit salad is a great summertime favorite that is always plantbased. Use “special” fruits that help prevent sunburn for an added benefit on those hot summer days. Lycopene-rich fruits with natural sun protection include watermelon, guava, papaya and pink grapefruit. Idea #4: Quinoa Salad Quinoa salad topped with summer cherry tomatoes, shredded red cabbage, red onion (or green onion), pea pods, red or yellow peppers, avocado, black or garbanzo beans, and a vinaigrette of your choice. The more veggies you add the better and the more delicious! Idea #5: Plant-based burgers These can be made from a variety of ingredients or purchased in your grocery store. I always prefer fresh, so consider putting them together the night before and then forming the “meat” into burger patties on your way to your barbeque. If you do not have a designated grill you feel comfortable with, just cook them at home before you leave. Top with a plant-based “cheese”, grilled onions, avocado and more. The base of your burger can be black beans, quinoa, tofu or a combination or ingredients, including nuts.

For example, let’s look at Lansing, Il. As of this writing, Lansing has 31 active single family detached properties for sale. Lansing homes are selling at the rate of 13.6 homes per month.
Answer: A buyer’s market occurs when supply exceeds demand. To put it another way, there are plenty of homes for sale, but there’s a shortage of interested buyers. These conditions give buyers leverage over sellers because when supply is higher and demand is lower, the market is forced to respond. In a buyer’s market, real estate prices decrease, and homes linger on the market longer. So, sellers must compete with each other in order to attract buyers. Typically, sellers will drop their asking prices to gain an advantage in the market. Furthermore, they are much more willing to negotiate offers to prevent buyers from walking away. A seller’s market arises when demand exceeds supply. In other words, there are many interested buyers, but the real estate inventory is low. Since there are fewer homes available, sellers are at an advantage. In a seller’s market, homes sell faster, and buyers must compete with each other in order to score a property. These market conditions often make buyers willing to spend more on a home than they would otherwise. Therefore, sellers can raise their asking prices. Market activity is measured in terms of Absorption rate, aka Ab rate.
5 Plant-Based 4th of July Dishes That’ll Have Meat-Lovers Going For Seconds When you imagine the 4th of July, what do you picture? Most likely, lots of fireworks, BBQs, picnics, and days spent outdoors with lots of snacks and goodies. Like many of us, I bet a lot of your 4th of July preparation and celebration centers around food and what dish you plan to bring to the gathering. Planning your dish may seem like a simple enough task for many; but, for those on a plant-based diet, navigating and attending these events and celebrations can be quite frustrating and disappointing. But it doesn’t have to be! Dr. Vikki Petersen, certified clinical nutritionist, chiropractor and functional medicine doctor, highlights how those on plant-based diets can make any holiday or event a little easier: “Holidays often have traditional meals associated with them that are nostalgic and bring back happy memories of family and friends. If you focus on the friendship, love and camaraderie that holidays engender then maintaining a healthy, while delicious, diet is easier. Instead of focusing on what you cannot eat, enjoy healthy versions of what you can. You’ll find out that friends and family will enjoy what you provide as well (sometimes better than the traditional fare)” says Dr. Vikki Petersen. Here are Dr. Vikki Petersen’s top 5 plant-based 4th of July dishes that’ll have even the meat-lovers going back for seconds: Idea #1: Chili A robust bean chili, with an optional “meat” such as Beyond Meat “burger” or Quorn meatless pieces, is a great addition to your July 4th celebration. A flavorful chili can be served hot or cold and the “meat” portion will go unnoticed as plant-based.
