CATHY & JIM HIGGINS Question: Is there going to be a housing collapse in the near future? We are hearing crazy things about this Market. Answer: None of the experts say this will happen in the next year. But who can predict the future? Few people foresaw the housing market crash 13 years ago that ignited a worldwide recession. Fueled by low interest rates and loose mortgage lending, the housing bubble burst, some nine million families lost their homes to foreclosure or short sale. Housing values plunged 30% or more. But an entirely new regulatory agency was created to enforce this new regulatory framework. Lenders who do not comply with these standards risk severe penalties. As a result, the housing finance marketplace is now more robust and safer than it was 15 years ago. Any dip in the housing market will be cushioned by these stricter regulations. No one could have predicted it. Not the economists, not the real estate agents, and not the nation’s homebuilders. But rising crime in some areas and the pandemic, caused an emotional run-on housing unlike any other. Americans, unsure when they would be able to get back out in the world again, were looking for more indoor and outdoor space. They wanted dedicated rooms for working and schooling at home. With new buyers continuing to enter the market and not enough homes for sale to meet
demand, home prices are still going up. But keep this in mind: If the number of houses for sale goes crazy high and the number of buyers willing to buy them suddenly plummets, home prices would fall and that’s when a crash would be something to worry about. And don’t forget, pandemic-related mortgage bailouts are set to expire this summer. Other factors to watch: If interest rates rose too quickly. If Home prices rise to a point where affordability is diminished. If loans suddenly become harder to get, or an economic slowdown occurs due to government policies. These are all concerns, but not predictions. Despite these concerns, the experts say that it is unlikely that the housing market will crash in 2021. The longer the pandemic continues or the weaker the economy gets, the more of a gap there will be between those who can afford a home and those for whom the prospect of homeownership will become less and less attainable. JOSH BOOTSMA A college professor had a student that he knew was physically strong in his class. His name was Micah and he was on the gymnastics team. One day the professor called Micah into his office and asked him, “Do you think you could do 300 push-ups?” Micah was surprised. “Uhh, the most I’ve ever done in a day is 200, but I probably could, if they were broken up a little.” “That’s perfect,” the professor said. During next week’s class, the professor brought donuts to class, much to the delight of the students. “Charlotte, would you like a donut?” he said to the first student seated in the front row. “Yes,” she said. “Micah, would you do ten push-ups so Charlotte can have a donut?” asked the professor as Micah got on the floor and did ten quick push-ups. This pattern continued until the fifth student said, “I don’t want a donut, no.” The professor turned to Micah. “Micah, can you do ten pushups for the donut that Noah didn’t want?” Micah did the push-ups, beads of sweat starting to appear on his brow. The professor placed a donut on the desk in front of Noah. “What? I didn’t want one!” stammered Noah, but the professor ignored him. The pattern continued, with Micah doing more and more pushups for more and more donuts — many of which weren’t asked for but were placed on the desks anyway. As the professor made his way to the last row, Micah’s push-ups had become slow and labored. The professor came to John, a strong young man himself. “Can I do the push-ups myself?” asked John. “No. Only Micah can do the push-ups for your donut.” “Well, I don’t want a donut, then,” said John, looking sympathetically at Micah, who was breathing heavily. “Ok. Micah, can you do ten push-ups for the donut that John doesn’t want?” Micah took a long breath and slowly lowered and raised himself ten times. By now students were pleading with the professor to stop whatever cruel game this was. He didn’t listen. As the last student — with tears in her eyes — refused a donut, the professor asked Micah for ten final push-ups. Micah’s shaking arms slowly finished the final set and he collapsed on the floor in total exhaustion. I first heard this illustration years ago as a way to show Jesus Christ’s free offer of salvation to everyone. Jesus Christ died so that people like you and me can have a donut, that is, so that we can have eternal life and all the benefits that come with being a child of God. FRIENDS SAY SO LONG TO RENE’ NAWODYLO: A hugely popular and well known local, Vietnam Veteran Rene’ F. Nawodylo, who passed away last year, was laid to rest at Holy Cross Cemetery on Saturday May 22, 2021. The military services complete with a 22 gun salute and the folding of the American flag were coordinated by Elmwood Chapel’s Jim Betkowski. Some 150 friends gathered at the cemetery to say good -by to Rene as he was interred next to his beloved Mother. Rene’ was the owner of the Shed Tap on 106th Street on the East Side and one of the founders of the South Southeast Vietnam Veteran’s. He provided a gathering place for veterans coming home from Vietnam in the 70’s and 80’s . Rene’s friends left for Amvet’s Post 43 in Burnham, Illinois following the ceremony at Holy Cross. The luncheon was catered by Steve’s in Hegewisch ***

529 Plans: More Versatile Than Ever SUBMITTED BY PATRICK ZAMKIN If you have children or grandchildren, you may already be somewhat familiar with the 529 plan, a popular education savings vehicle. But you may not have kept up with some recent changes in the plan’s capabilities and in the educational environment in which the plan might be used. Let’s start with the learning environment. During the COVID-19 pandemic, colleges and universities switched to online classes, or at least to a hybrid of in-person and online. And even before the pandemic, many schools offered remote classes, though obviously not to the same extent. But after COVID-19 subsides, it’s likely that the online component will remain an important part of higher education. What does this “new world” mean for you, when you’re saving for college? Will a 529 plan still be relevant? In a word, yes. First of all, a 529 plan can offer tax advantages. Earnings in a 529 plan are federally tax-free, provided the money is used for qualified educational expenses. And if you invest in your own state’s 529 plan, your contributions may be tax deductible. (Withdrawals used for expenses other than qualified education expenses may be subject to federal and state taxes as well as a 10% penalty.) Because tax issues for 529 plans can be complex, you’ll want to consult with your tax advisor before investing. Online learning costs are eligible for a 529 plan’s tax benefits just as much as those incurred from in-person classes. Tuition, textbooks, supplies, computers and services – all of these should qualify, assuming the school meets certain criteria. Also, students enrolled half-time or more don’t have to live in a dorm for room and board expenses to be covered by a 529 plan – they can live in off-campus housing. However, these room-andboard costs typically must equal the cost of living on campus. Some schools identify a specific cost for “commuters” or “athome students,” so you will need to contact the college directly to determine qualified room-and-board costs. Now, let’s take a quick look at what some changes in the rules governing 529 plans over the past few years might mean for you. Eligible expenses from your 529 plan include the following: K-12 expenses – Parents can withdraw up to $10,000 per student, per year, from their 529 plan to pay for tuition expenses at elementary and secondary schools. So, if you intend to send your children to a private school, this use of a 529 plan might interest you. Apprenticeships – 529 plans can be used to pay for fees, textbooks, equipment and other supplies connected to apprenticeship programs registered with the Department of Labor. These programs, typically offered at a community college, combine classroom instruction with on-the-job training. Student loans – Families can withdraw funds from a 529 plan to repay the principal and interest for qualified education loans, including federal and most private student loans. There’s a lifetime limit of $10,000 for student loan repayments per each 529 plan beneficiary and another $10,000 for each of the beneficiary’s siblings. All of these newer uses of 529 plans may contain additional guidelines and exceptions, and state tax treatment varies, so you’ll want to consult with your tax advisor before taking money from your account. But it’s valuable for you to know the different ways you can put a 529 plan to work. Most of the best homes will likely be snatched up fast. From the start of Spring 2021 homes in the South Suburbs of Chicago have been under contract way faster compared to the past several years. Multiple offers and bidding wars are common in today’s commodity driven housing market. This doesn’t leave much time to hem and haw over your home search. If you want to find a good home in a seller’s market, here’s some advice….First, sacrifice some of your wants. If you can’t find the house you want, be willing to change some of your “must haves” into “would be nice to haves”. Maybe expand your search to include lesser updated properties that you can afford to upgrade over time. Collections: Cue Panic Attack NANCY ZEKVELD As a free credit counseling service, CAP professionals step in to counsel you out of a financial crisis. This may include interfacing for you or educating on how to manage communication with lenders, creditors, and collection agencies. CAP resources allow you to have representatives handle financial affairs in the background while your debt coach walks alongside you, answering questions and offering support. Collections actions and activities can be a source of stress before you begin working with CAP. The collection amount is not based on what you can afford, but on what they want to get from you. When your account has gone to collections it has either been sold off to that company or the collections are hired to collect on behalf of the original lender. The collection agency then makes it their business to get as much as possible in order to turn a profit. How is this information useful to us once we have partnered with CAP? CAP does not want us to ignore creditors or their agents. When a collection agency holds our accounts, the original creditor has written our account off; it is no longer on their company books. If collection activity adds to our stress levels we can take steps for self care that are legal and simple. Often, if you notify them that you are working with a credit counselling service, and follow the instructions below, the calls tend to quiet down. Collection companies can only legally contact you when it’s a convenient time and
place for you and generally cannot occur before 8am or after 9pm; this is a huge benefit to you. Any form of contact that increases your stress can be stopped by writing the collection agency and telling them to stop contacting you. This is legally permissible and after this, the agency can only contact to confirm your request or tell you of a specific action they are taking. We are not ignoring the collection agency and technically they are not the creditor or the creditor’s agent because the original receivable has been sold. You can opt to accept offers they make to pay the account such as a payment arrangement plan or a reduced amount in lieu of the original balance. It is critical that you have these details in writing to prevent unforeseen issues. So, while collection agency calls can be a source of stress, there are things you can do to give you some peace as we assist you to resolve your debt. There is hope. We can help. Essential Function: Under the general direction and supervision of the Director of Recreational Services, the Supervisor of Facility Maintenance is responsible for independently conducting the day to day operational management and implementation of all assignments pertaining to maintenance, housekeeping and overall cleaning for the Department of Recreational Services. This position requires developing an annual maintenance plan and budget as well as the responsibility to maintain all appropriate records, agreements, contracts, proposals, reports, and expense summaries. An ideal candidate is involved with assisting and delegating staff needed as support for recreational activities and special events. Minimum Qualifications: A minimum Associates degree in a related field from an accredited college preferred. A minimum of three to five years working in a maintenance field as well as a minimum of three to five years of management experience required. Aquatic Facility Operator (AFO), or Certified Pool and Spa Operator (CPO) preferred, or the ability to obtain within 6 months of hire. Basic working knowledge of plumbing, electrical, painting, and carpentry preferred.

$27.86/ hour with generous benefits including but not limited to health, vision, dental, and life insurance.
