The first four months of 2022 are showing that hosing supply constraints continue. There still is not a lot of inventory to choose from and new listings are in need of revolving doors the first 72 hours on the market. This is because more people are deciding homeownership is right for them at the moment. Many people are actively looking so there is a lot of demand for homes right now. Part of this is due to millennials who are entering their prime homebuying years. Many members of this big generation are in their 30’s and often married with children. As Realtors, we are seeing a big push from millennials to buy a home and this has been years in the making. The pandemic has also made remote and hybrid work a possibility for many. That means you don’t have to live close to an office and you might need more space than you might find in an apartment. Remote work means owning a home is a possibility for more people, adding to the current demand. It will most likely take a while before the inventory of available homes will match up with demand. Some experts predict it will be two years before monthly housing inventory levels return to pre-pandemic norms. Another impact on the housing market is rising mortgage rates. The interest rates on home loans
have gone from near 3.3% at the start of the year to now over 5% in just four months. This will likely take some buyers out of the market and slow the rise of home prices. It should weaken demand, but there is so much demand right now it’s hard to say how much it will really impact things like sales and home prices. Higher mortgage rates might not directly lead to a pull back on housing prices. The individual market’s supply and demand will still be the big factors and could eventually make life a little bit easier for buyers if the bidding wars cool off. In summary, the factors that are currently driving up prices aren’t likely to subside anytime soon. For the balance of 2022, I don’t think buyers should be betting on any really significant price declines. If anything, as interest rates move higher, the cost of buying a home will likely go up. Speaking Of Seniors
Saved Dyer Client Over $3,000 WOODROW WILCOX
On May 6, 2022, I researched a medical bill from a hospital to a client in Dyer, Indiana. The bill sought $3,818 from our client. I found the problem with the bill. It was another case of Medicare failing to send the claim report to the client’s insurance company. The insurance company was willing to pay its portion of the bill. But it never got the claim information from Medicare. I wrote a pleasant letter to the hospital. When the hospital does what I ask, almost the entire bill will be paid by the insurance company. I say “almost” the entire bill because the client purchased a policy that does not pay the Medicare Part B annual deductible. So, the client will need to pay a small part of the bill but the rest will be paid by his Medicare supplement insurance company.
If I had not helped this client, the hospital would have hounded him to pay the bill for $3,818. All the help that I gave this client was FREE OF CHARGE. This agency helps clients when a Medicare related medical bill is fouled by a mistake in the Medicare system. We “go the extra mile” to help our clients and show that we really do value our clients. If your insurance agent or agency does not give this high level of customer service, why not switch to our agency? Note: Woodrow Wilcox is the senior medical bill case worker at Senior Care Insurance Services in Merrillville, Indiana. He has saved clients of that firm over three million dollars by fighting mistakes and fraud in the Medicare system. Also, Wilcox wrote the book SOLVING MEDICARE PROBLEM$ which is available through book stores or online.

JOSH BOOTSMA As my wife and I were watching TV some weeks ago, an ad came on for some sort of lotion. Smiling people with assumedly perfect skin burst out of doors and danced around. And then something took me by surprise — the last message of the commercial, in bold letters: “WORSHIP YOURSELF.” What a statement! At first, I thought it was a completely ridiculous thing to say, and it is. But as I thought more about it, I almost began to respect the message because of its truthfulness. How many messages do we see every day that are basically telling us to do the same thing? This watch will change your life. This car will make you feel amazing about yourself. This new treatment will give you your confidence back. The implicit message? “Go on, just worship yourself a little.” And how many people spend their whole lives doing so! Yet, our Father God is the only one worthy of our worship, and He calls us to something different. He asks us to sacrifice ourselves — not worship ourselves. In Philippians 3, the Apostle Paul says, “I consider everything a loss because of the surpassing worth of knowing Christ Jesus my Lord, for whose sake I have lost all things. I consider them garbage, that I may gain Christ and be found in him, not having a righteousness of my own that comes from the law, but that which is through faith in Christ…” The things of the world that we think will satisfy us won’t. In fact, Paul says they might as well be garbage compared to knowing and following Jesus Christ. Make no mistake — you are worshiping something. If it’s not Jesus Christ, it’s something else — most likely yourself. If you worship yourself, you will always let you down. But God will never let you down. Worship Him today. Bishop Noll spring musical brings totally tubular ‘80s story to stage Take a trip to the early 1980s and the roller disco era in Bishop Noll Institute’s spring musical “Xanadu!” premiering next week. “Xanadu” is a musical comedy that follows the journey of a magical and wacky Greek muse, Kira, who descends from the heavens of Mount Olympus to Venice Beach, California, in 1980 on a quest to inspire a struggling artist, Sonny, to achieve the greatest artistic creation of all time – the first roller disco. But, when Kira falls into forbidden love with the mortal Sonny, her jealous sisters take advantage of the situation, and chaos abounds. A comedy full of ‘80s classics with a bit of a twist this is a parody of a beloved cult classic movie. Retiring Early? Know Your Health Care Choices. SUBMITTED BY PATRICK ZAMKIN Life doesn’t always go as planned. For example, you might think you’ll retire at 65 or later, when you’ll be eligible for Medicare. But if you retire before then, how will you pay for your health care? Without insurance, you risk incurring thousands of dollars of expenses if you are injured or become seriously ill. And if you must pay for these costs out of pocket, you might have to dip into your IRA, 401(k) or other retirement accounts earlier than you had planned – which could result in a less desirable retirement lifestyle than you had envisioned. What, then, are your options? It depends on your situation, but here are four possibilities: • Employer retiree health benefits – If your former employer offers health coverage to retirees, it could well be your best choice, especially if the employer continues to pay a share of the premiums. However, fewer employers are offering continuing health coverage to former employees, and among those who do, they may use certain criteria – such as length of service and position within the company – to limit eligibility. • Spouse’s plan – If you’re married and your spouse still has employer-provided insurance, you may be able to get coverage under this plan or continue this coverage if you have it already. If the employer subsidizes premiums for spouses, this plan could be an affordable choice – if not, though, it might be more expensive than other options. • COBRA – The Consolidated Omnibus Budget Reconciliation Act (COBRA) allows you to maintain your existing coverage with the same benefits and provider network. However, COBRA is typically only available for a specific time – usually 18 months – after you leave your employer, and coverage can be expensive. Your previous employer subsidized a portion of the premium as a benefit, but
once you’ve retired, you’ll likely have to pay the entire premium, plus an additional charge. • ACA Marketplace plan – Through the Affordable Care Act Marketplace, you can find a variety of plans from which to choose, possibly including ones that include your existing network. If you qualify for subsidies, the premiums for your coverage may be similar to employer-sponsored coverage; if not, though, they can be more expensive. For information on ACA Marketplace plans, visit www.healthcare.gov. If you have options for health insurance, you’ll want to take into account differences in coverage and cost. Check whether your desired health care providers are in-network and try to determine if your current medications and the benefits you rely on are covered. You may also want to consider a plan that allows you to open a health savings account (HSA), which offers potential tax benefits. To contribute to an HSA, you must be covered by a high deductible health plan (HDHP), so there’s that cost to consider, but if you’re in generally good health and you don’t expect to depend heavily on your health insurance until you’re eligible for Medicare, you might want to consider an HDHP. One final note: Even when you do enroll in Medicare, you will still incur expenses for premiums, deductibles and co-pays, so you’ll want to budget for these costs in your overall financial strategy. In the meantime, explore your health insurance options. The future is not ours to see – so you’ll want to be prepared for anything. Mrvan Statement on National Teacher Appreciation Week Today, Congressman Frank J. Mrvan, released the following statement to teachers during National Teacher Appreciation Week. During National Teacher Appreciation Week, as we recognize the hard work of teachers across Northwest Indiana, I want to share my deepest gratitude for your call to service. From the time our children take their first steps into a classroom, teachers empower them with knowledge, support, and serve as inspiring role models. After the challenges of COVID-19, I would like to thank each and every teacher across Indiana’s First Congressional District for your commitment to adapt and show up to prepare our youth
to excel. As a parent, I remain appreciative for your devotion to your students, for offering stability in an uncertain time, and determination to ensure that students could thrive in a safe and productive environment. I would also like to personally thank all the teachers who guided me throughout my own academic career and helped shape me into the person I am today. Good educators create engaged citizens, and I appreciate the lessons and work ethic they helped instill in me every day. Please join me in thanking the teachers who have impacted your life as we celebrate National Teacher Appreciation Week.

Real Estate Questions & Answers CATHY & JIM HIGGINS Question: We are concerned about this housing market. Is housing going to crash soon? Answer: While no one can 100% predict the future, many experts believe a housing crash will not happen anytime soon. Here are some stats you may have not seen from the National Association of Realtors: In the past 120 days, we have seen the highest increase in mortgage rates. Mortgage rates are the highest in a decade. The job market is good, there are a lot of jobs out there. Housing inventory is very low. Compared to a year ago, Active listings are down 14.1%. New contracts signed are down almost 11%. Pending listings (those homes that have sold, but not yet closed), are down almost 10%. New listings are down 3.4%. And homes are selling faster now then they were a year ago. 90 million Millennials (ages 19-39) are storming the market. Around 30% of the market is first time homebuyers. The average family would need $30,000 more income than they would’ve needed a year ago, in order to purchase a median average priced home. The market is so hot that 20% of the buyers
make an offer immediately. 82% of buyers are willing to compromise the move into an up-and-coming neighborhood, and 71% would buy a smaller home if necessary. Remember, these are the buyers, not the sellers. 87% of the homes are sold in 30 days or less. So rest easy, we are not close to a housing bubble and crash like in 2007. The way they wrote mortgages back then is completely different than the underwriting of today. Plus, there was an over supply of houses on the market. We do not have any of this today and job availability today is strong. $6 trillion in home equity gains have accumulated in the past 2 years, according to the NY Times. Congratulations! If you currently own a home, part of that $6 trillion is yours! E-mail us your Real Estate questions at Cathyah@aol.com. Thinking of selling your home? ‘I Dig Dinos’ dinosaur attraction and store opens in downtown Griffith Take a trip to Jurassic Park without leaving Northwest Indiana. I Dig Dinos, a new dinosaur, toy and fossil store, opened at 100 S. Broad in downtown Griffith. Owners Kevin Pete and Ruben Luna opened the interactive and immersive dinosaur attraction that transports visitors back to prehistoric times. It’s located in the prominent space where An-Dee’s Floral used to be at the highly trafficked intersection of Main and Broad streets. I Dig Dinos is a unique museum-like destination, a first of its kind for Northwest Indiana. Decorated with vines, rocks and other prehistoric decorations, it’s a place where lifelike T-Rexes and Triceratopses can been seen. Great photo ops abound throughout the store. Dedicated to the larger-than-life dinosaurs that long roamed the earth, the 2,500-square-foot store displays dozens of dinosaur head mounts and full-size dinosaur models. Visitors are surrounded by sauropods, compies, raptors, a sabertooth cat and many other prehistoric creatures. Kids ages 2 and up can ride the animatronic raptor on display in the front window for a small fee. They can climb up Randy the Utahraptor for a thrilling 3-minute-long Ride-a-Dino experience. The store sells authentic fossils for serious collectors from all over the globe such as Megalodon or Spinosaurus teeth, as well as replica fossils like T-Rex teeth and velociraptor claws. Those looking
to get into the fossil collecting hobby can start out with trilobites, ammonites, crinoids, turtle shells, and other common, less costly fossils. Catering to families with young kids, I Dig Dinos stocks dinosaur-themed toys, collector rocks, meteorites, gems, jewelry, candy, stuffed animals, figurines and make-your-own-gem necklaces, as well as fun and whimsical products like Dinosaur Poop. It has an explorer section with binoculars, magnifying glasses and hardhats. Looking to learn? I Dig Dinos also carries a selection of science kits, museum gift shop-caliber 4D dinosaurs and books. More than just a store, I Dig Dinos offers many hands-on activities for children, including geode-cracking, gold panning to find gems and a fossil dig. Kids can study fossils and geodes at a paleontologist work desk. They can create sand art by filling containers with differently colored sand or make their own prehistoric plushes at a stuffed dinosaur workstation. The business has 10 parking spaces out back and ample street parking. The store hosts fields trips, welcomes birthday parties and has gift certificates that make great presents.
