SSC Announces Tree Campus USA Recognition During Earth Month
FREE for Qualified Applicants!
®
In honor of Earth Month, South Suburban College is pleased to announce its 2020 Tree Campus USA® recognition. Tree Campus USA, an Arbor Day Foundation program, honors colleges and universities and their leaders for promoting healthy trees and engaging students and staff in the spirit of conservation. SSC was one of just 19 Illinois campuses selected to receive the award.
In a statement from Arbor Day Foundation, “to obtain this distinction, SSC met the five core standards for sustainable campus forestry required by Tree Campus USA, including establishment of a tree advisory committee, evidence of a campus tree-care plan, dedicated annual expenditures for its campus tree program, an Arbor Day observance and the sponsorship of student service-learning
projects. Your entire campus community should be proud of this sustained commitment to environmental stewardship.” If ever there was a time for trees, now is that time. Communities worldwide are facing issues with air quality, water resources, personal health and well-being, and energy use. SSC and its Sustainability Committee continue to work to do its part, now in its third year of Tree Campus recognition. The SSC Sustainability Committee was established in 2011 to coordinate SSC’s efforts in sustainability leadership within its community. Its number one goal is to educate staff and students about how to practice environmental stewardship at home and in the community. Additionally, the SSC Green Club is a student organization that works collaboratively with the college on its ongoing sustainability efforts an initiatives. Students interested in participating should email dpowell@ ssc.edu for more information. SSC’s Main Campus has a diverse range of beautiful tree and plant species. The Main Campus is located at 15800 South State Street, South Holland, Illinois. Visit ssc.edu for more information.

CATHY & JIM HIGGINS Question: I knew I would have to go through the buyer’s inspection when I accepted this contract, but now I am told that FHA has to inspect my Home and that the repairs they require must be completed in order for the buyer to get their loan. I am not happy about this. Is this correct? Answer: First of all, congratulations on getting an accepted offer on your home. In many markets, that is not easy to do. But that does not mean that the deal will close. Contracts have contingencies that must be satisfied in order for a closing to take place. Example: Contingent on your buyer getting a loan, Contingent on a satisfactory home inspection, Contingent on your home appraising to at least the purchase price, etc. If you have a buyer who is obtaining FHA financing, your deal is also contingent on you completing the repairs required by the FHA inspector/appraiser. The FHA inspector is an appraiser sent to determine the value of the home and look for significant deficiencies according to FHA criteria such
as obvious mold growth, chipped paint on windows older than 1978, broken glass, lack of GFCI’s by sinks, etc. If they find defects then they will require repairs which they will reinspect, to ensure the repairs were made correctly. These required repairs are usually minor if the homeowner has kept their home in good shape. You are not required to do these repairs. You may say no and look for another buyer that is obtaining conventional financing or paying cash. The problem is that in many markets, the vast majority of all qualified buyers are using FHA financing. The smart move would be for you to do the repairs and enjoy your check at closing. Sims Ensures Youth in DCFS Won’t Leave Behind Belongings Senator Elgie Sims (D-Chicago) advanced legislation today to require that no child in the care of the Department of Children and Family Services (DCFS) store his or her belongings in plastics bags or inappropriate baggage while moving around within the system. “Some of these children are forced to leave behind toys and other keepsakes because they simply do not have enough storage space for their belongings,” said Sims. “And what do you think that says to a child, when they can’t get a stuffed animal or family photo into a trash bag? This measure simply removes one of the challenges these children face within the DCFS
system that seems small but is really about not being cruel.” Under current law there are no restrictions or requirements for what kind of baggage can be used in the relocation processes of youth. Senate Bill 2177 seeks to ban the use of giving children in custody plastic bags, trash bags, pillow cases and similar containers to store their personal items. The initiative, led by the National Association of Social Workers Illinois Chapter, passed out of the Senate Health Committee and moves to the full Senate for consideration.

RICHARD ZEKVELD Jesus’ disciples were in a boat, beaten by waves, rowing against stiff headwinds. Suddenly, they spotted someone walking toward them on the waves. “You see it too? I’m not crazy then. What in the world…?!” It was Jesus. Walking on the waves. Peter called out, “If it’s really you, Jesus, tell me to step out and join you.” “Come,” said Jesus. Peter stepped out…. and walked on water. He kept his eyes on Jesus. He kept moving toward Jesus. Until he didn’t. He panicked. “Oh, my word! I’m a sitting duck, far from the boat, in a raging sea!” He diverted his gaze from Jesus. He heard the wind. He saw the waves. And down he went. “Lord, save me!” he cried. Jesus took him by the hand, put him back on his feet and back into the boat. The end result: worship. “And those in the boat worshiped him, saying, ‘Truly you are the Son of God.’” (Matthew 14:22-33). We live in such times. Thirteen months of covid-reality have worn us thin and left us frazzled or worse. Shootings fill the news. Derek Chauvin’s trial re-opens old wounds. We brace for more unrest. Media incessantly saturates us with unsettling images and messages. Winds and waves consume our waking hours. Maybe our sleeping ones too. We’re sinking. There is one who conquered the winds and waves of chaos, sin and evil. He walks on them and through them. He rules them. He can silence them with a word. He says, “Come.” Fix your eyes on him. Walk toward him through the storm. Seek him in his word, prayer and worship. He will make you walk upright. He will bless you to be a blessing in the chaos. He will lead you safely home. The South Suburban College Men’s Basketball Team defeated Bryant & Stratton College by a score of 82-71 on Friday to win the National Junior College Athletic Association (NJCAA) Region-IV Championship. The Bulldogs were led by sophomore guard Deshawndre Washington’s 31 points and 13 rebounds. Sophomore forward Chance Love chipped in 21 points and 12 rebounds, and sophomore forward Tyronn Mosley scored 13 for the Bulldogs. Washington was named the Most Valuable Player of the Tournament, and Love was also named to the All-Tournament Team. Head Coach John Pigatti was named Region-IV Coach of the Year – marking the 11th time Pigatti has earned the award in 15 seasons at SSC. “I am just very happy for the players – they have gone through so much this year,” said Coach Pigatti. “First, managing practice and games with COVID-19 restrictions. We were
also proud to give up our home court so that SSC could provide the community with a mass vaccination site in our Gymnasium, but playing at a rec center was a big hurdle. I am happy this team has been rewarded with a Regional Championship. Now let’s see what happens at the National Championship Tournament!” The Bulldogs now head to the NJCAA Division II National Championship Tournament which will be held April 20-24, 2021, with all game to be played at Danville Area Community College. The Bulldogs enter the tournament as the #3 seed and will play #14 Henry Ford (MI) College on Tuesday April 20th at 11 a.m. The Bulldogs qualified last year but were not able to participate due to the pandemic. Be Conscious of Your Investment Environment SUBMITTED BY PATRICK ZAMKIN On April 22, we observe Earth Day, an occasion that has inspired millions of people over the decades to take steps to clean up our world. Of course, your physical surroundings are important, but you also operate in other “ecosystems” – social, cultural and political. And you’ll need to consider your investment environment, too. How can you improve it? Here are a few suggestions: Avoid “toxic” investment strategies. The dangers of pollution helped drive the creation of Earth Day. As an investor, you also need to watch out for “toxins” – particularly in the form of unhealthy investment techniques. For example, chasing after “hot” stocks can burn you. In the first place, by the time you’ve heard of them, they may already be cooling off. Second, and probably more important, these hot stocks just may be wrong for the investment mix that’s appropriate for your needs. Another toxic investment strategy: trying to “time” the market by “buying low and selling high.” No one can really predict when market highs and lows will occur, and if you’re always jumping in and out of the investment world, you’ll likely waste time and effort – not to mention money. Instead of looking for today’s hottest stocks or guessing where the market is heading, try to create and follow a long-term investment strategy based on your goals, risk tolerance and time horizon. Reduce waste. From an environmental standpoint, the less waste and garbage we produce, the better it is for our planet. As an investor, can you find “wasteful” elements in your portfolio? It’s possible that you own some investments that may be redundant – that is, they are virtually indistinguishable from others you may have. Also, some investments, due to their risk profile or performance, no longer may be suitable for your needs. In either case – redundancy or unsuitability – you might be better off selling the investments and using the proceeds to purchase others that can be more helpful. Recycle wisely. Recycling is a major part of the environmental movement. At first, though, you might not think the concept of recycling could apply to investing. But consider this: If you own stocks or mutual funds, you may receive dividends, and, like many people, you may choose to automatically reinvest those dividends back into the stocks or funds. So, in a sense, you are indeed “recycling” your dividend payments to boost your ownership stakes – without expending additional resources. And, in fact, this can be quite an effective and efficient way to increase your wealth over time. Plant some “trees.” Planting trees has always been a key activity among boosters of the environment – with the recognition that their efforts will take years, or even decades, to reach fruition. When you invest, you must sometimes start small. By purchasing a limited amount of an investment and nurturing it over the years by adding more shares, you may one day have achieved significant growth. (Keep in mind, though, that there are no guarantees – variable investments such as stocks can lose principal.) By making these and other moves, you can create a healthy investment environment – one that can help you achieve your long-term goals. MIKE BUDER This was a painful week for a prospective buyer on one of my listings. She found out after getting her offer accepted that a late payment was made in March on a car loan she cosigned on last year. The net result was that her credit score dropped below the level needed for her to get the mortgage. Most people want to be helpful and when a family member or friend who seems to be stable needs a cosigner on a loan the temptation is there to lend a hand. After all, you know this person. They are responsible, they pay their debts, they are honest. However, situations can change and despite someone’s best intentions, they may not be able to make the payments on time due to illness, job loss or other unforeseen circumstances. And when that happens, the cosigners credit it affected. The other thing to consider is that in most situations where two people are on a loan there is joint and several liability meaning that if one party bails, the other party is on the hook for the full amount of the loan. If you are considering buying a home now or in the near future and you are approached by someone wanting you to cosign a loan, you should consider what the worst case scenario would be. If the worst
case is that your credit would be damaged and you would not be able to purchase the property as a result, then you need to consider that as being within the realm of possibility. Again, most people want to help a person in need, especially a child or close relative who may not have any established credit or who is just getting their start out of college, a divorce, a relocation or the like. In these situations it’s important to remember that your name and your credit are on the line and if your credit is tarnished, it may take years to recover from the damage. On March 29 and 31, 2021, I worked with a client to fix his Medicare file which had been polluted with false information that gummed his medical claims for over a year. At the end of my assistance to him, I wrote and sent a letter to all the medical firms that were sending him bills that had not been paid because of the false information in his Medicare file. Following is part of the letter that I sent to the firms that were sending bills to our client. Recently, our client visited our office and asked for help to correct Medicare related medical bill problems. I researched the problem with him. Here is what we found. Your firm has been billing him for balances that should have been paid by Medicare or his secondary insurer. We learned that the secondary insurer was not getting many claims from Medicare. His Medicare file was accidentally polluted with false information from 01/01/2020 to 03/23/2021. During that time, any claim received by Medicare was processed incorrectly. That caused many claim balances
to be unpaid. Medicare’s records were corrected on 03/23/2021. If you have been sending a balance due bill to our client for any claim with a date of service between 01/01/2020 and 03/23/2021, please resend the claim to Medicare for reprocessing. On some of the bills, our client has been making payments. Once the bill balance is paid by the correct secondary insurer, please refund to our client any payment(s) that he made to you on his account during the time that the false Medicare records were causing the problem. Thank you for treating our client fairly in this matter. Note: Woodrow Wilcox is the senior medical bill case worker at Senior Care Insurance Services in Merrillville, Indiana. He has saved clients of that firm over two million dollars by fighting mistakes and fraud in the Medicare system. Also, Wilcox wrote the book SOLVING MEDICARE PROBLEM$ which can be purchased at bookstores or online.

Famous last words: “Famous last words” was originally used to refer to the actual dying words of prominent people. That is, it was a literal reference to the well-known last words of some famous person. Only in the 20th century did the phrase begin being used figuratively - when no one was actually dying. It was initially used in a figurative sense to suggest in jest that something that had been said might cause offence and the person taking offence might respond violently.
