Free Highway Construction Careers Training Program coming to Oak Forest South Suburban College is preparing for the next session of its free Highway Construction Careers Training Program (HCCTP) this summer at the Oak Forest Center. Registration opens Monday, April 19th, while Orientation and Assessment Testing will take place from June 15-18th with the program set to begin on July 12th. The Highway Construction Careers Training Program has been implemented to increase the number of minorities, women, and disadvantaged individuals working on IDOT (Illinois Department of Transportation) highway construction projects. The training consists of an intensive 12-week program to learn the skills necessary for acceptance into the highway construction trades and gives the opportunity for a career with high wage potential. Career Opportunities include but are not limited to: Cement Mason, Electrician, Pipefitter,

Carpenter, Laborer and Equipment Operator. All candidates must be 18 years and older, have a high school diploma/GED, interest in working in the construction trades and have a valid driver’s license with them to attend orientation. Real Estate Questions & Answers CATHY & JIM HIGGINS Question: My wife and I are planning on purchasing a home. We were told a seller has to fill out a property disclosure form on the home. My friend told us that he received a property disclosure statement saying that the roof was new, the A/C was five years old and the furnace was a year old. He was in the home three months and he had to have an HVAC company in to check out a problem with the furnace. They checked the serial number and found out the unit is over 12 years old which puts it near the end of its predictable life. The disclosure clearly stated that the furnace was only one-year old. What can I do to protect ourselves from this same potential problem? Answer: You should never rely on a seller disclosure. Why? The most-honest seller on the planet may not have sufficient information or understanding to complete such a form. For instance, if a form asks “does the roof leak” it may be that to the owner the roof does not leak because he has no information to the contrary. Of course, it may also be true that the owner has never been

in the attic. The owner in this situation can honestly answer “no” because to him that’s the way it is. Or “does the furnace work properly”? The owner says yes because he doesn’t hear any strange noises and the home heats up well. But What if there is a crack in the heat exchanger? The owner may not know about the crack, but can honestly state that the furnace does what it is supposed to do…. heat the home. As a buyer, you want information about the condition of the property and the only way to get that information on a reliable basis is to have a professional home inspection. Heart Smart RICHARD ZEKVELD “One generation will commend your works to another; they will tell of your mighty acts” (Psalm 145:4, NIV84). Scripture contains God’s mighty acts and passes them down from generation to generation. The Holy Spirit has preserved this record of God’s mighty acts for us. God’s mighty acts aren’t just meant to be read. They are meant to be told. Telling, as well as reading, creates faith in the hearts of hearers. Let parents, grandparents, pastors, and teachers tell the old, old story of redemption to those who come after them! God’s mighty, saving works in Christ at the cross and empty tomb are the high point of that story. This story calls us to repent, trust, and love the one true God at its center. God’s children have their own stories to pass down – stories of God’s mighty acts in their lives. After Jesus liberated a demon-oppressed man, the restored man wanted to follow him. Instead, Jesus told him, “Go home to your family and tell them how much the Lord has done for you, and how he has had mercy on you” (Mark 5:19, NIV84). My grandma was a great storyteller. She told stories of how the Lord brought her through dark and difficult times. God used those stories to form my faith as a child. Child of God, you have a story to tell! The next generation needs to hear “how much the Lord has done for you, and how he has had mercy on you.” Maybe you have not yet embraced the greatest story ever told. Maybe you have not yet experienced the God’s liberating work in your life. Call on him to wash away your sin, receive you and to begin writing his good, good story in your life.

On April 5, 2021, I helped a Cedar Lake man whose wife had passed away. People grieving the loss of a loved one need help with final bills. I do that for the clients of this insurance agency. I checked the bill that he sent and wrote a letter to the medical firm that sent the bill. With some editing to protect the privacy of our client and his family, here is the letter that I sent. Dear Representative, The family of our client sent to our firm a bill from your firm for our review. The bill sought a balance of $229 on Account Number XXXXXX for services rendered 12/11/20 through 12/23/20. I phoned the client’s Medicare supplement insurance company to learn what it knew of this claim. It reported that it received the claim from Medicare and paid the amount of $24.25 as directed by the Medicare claim report. It reported that a claim for $229 was denied by Medicare but that it did not know why. Medicare does not usually deny a claim unless the claim was filed incorrectly or there was no medical need for the service or because the medical need was not stated in

the claim. I conclude that you gave medical services that were reasonable and needed but that you failed to file the claim correctly by stating the medical need for the service. Please, check your claim work. If you are unsure of something for filing the claim, please phone the Medicare provider help line for instructions. Please, do this so that our client’s claim is handled correctly, fairly, and honestly. Thank you. All the help that I gave to the widower and his family was FREE OF CHARGE. Start by creating an emergency fund, which can help you deal with unexpected costs, such as an expensive car repair, without taking on additional debt. Later on, you’ll want to expand this emergency fund, but, for now, even this amount can help. You can also take other steps to build your financial foundation. Try to put in enough to your health savings account (HSA) and your 401(k) to earn your employer’s matching contribution, if one is offered. Work to build a full three to six months’ worth of expenses in your emergency fund, which will offer even greater protection against being forced to tap into long-term investments, such as your IRA and 401(k), to pay for unanticipated expenses. Plus, having a sizable emergency fund gives you room to consider making moves such as taking a sabbatical, switching careers or taking time off to care for a loved one. And, while you’re still working, save enough for the type of retirement lifestyle you desire. Even though your debt may be manageable at this point, it may still be source of stress.
