It’s the Loan Officer, Not the Lender MIKE BUDER When people begin to think about financing a home, many will simply choose the institution they do their banking at while others will seek out referrals from family, co-workers and friends. Maybe the last go-round didn’t go so well and a new financing source is desired. Or, it’s a first time homebuyer situation who has never financed a home in the past. Whatever the scenario, going out to find a home loan needs to have a starting point. Getting a mortgage can be a very confusing process, although it doesn’t have to be. Mortgage loan officers do home loans every single day whereas most homeowners can end up counting how many times they’ve needed a mortgage on one hand. When getting quotes for a mortgage, there are so many different things to consider way beyond what type of mortgage is best. Do you want a shorter term or a longer term? A longer term will lower your monthly payments but you’ll end up paying much more in mortgage interest over the life of the loan. Paying less interest is what a shorter term addresses but the monthly payments are higher. What about the interest rate? 30 year? 15? 20?

Closing costs? Discount points? All of these numbers are thrown at you and it’s very easy to get a bit discouraged or even think you’re being railroaded into getting a loan you really don’t want or need. Mortgage companies and banks spend a lot of money on marketing. It’s the mortgage company that seeks to make an impression. But here’s the kicker...mortgage companies and banks can spend jillions of dollars on ads but it’s the loan officer that handles the transaction.

A bad loan officer can cause all those ad dollars to fly out the window. Or, you can apply on-line with a major national lender and your application is farmed out to a centralized processing center two or three times zones away. Not your best option, in my opinion. You will want a face and a name of someone you can work with.

Someone with a solid track record who’s been in the lending business for a long time and has a good reputation. Here’s where the referral process comes into significant play.

When seeking referrals, don’t ask for some lenders. Instead, ask for some loan officers.

Get two or three. Ask your Realtor for some names. Your agent should have a list of several loan officers that they have worked with in the past. When a Realtor gives you a referral, it’s because the track record is there.

A loan officer whose name and/or business card is handed out has earned the trust from the agent to not just give you a solid loan program but will hand-walk the loan application from start to finish. You want an advisor whose fiduciary responsibility is to you…This is why it’s the loan officer that matters more than who the lender is.

Real Estate Questions & Answers CATHY & JIM HIGGINS Question: I am getting into the real estate investing business. I am in the process of buying/selling real estate for little or no money down. Since contracts are already prewritten and are fill in the blanks, I see no need to go with a real estate broker. Do you have information on writing a “win/win” contract for real estate investing?

Answer: Real estate transactions are held together by written agreements accepted by both buyers and sellers. The act of acceptance suggests that each side is getting something from the deal, so all agreements can be seen as “win/win” arrangements.

When I hear that someone wants a “win/ win” agreement for real estate investing and no money down I instantly wonder why the agreements used generally by local real estate brokers are somehow insufficient for this purpose -- and why some investment gurus suggest avoiding real estate brokers altogether.

Perhaps it’s the definition of “win/win” that’s confusing -- some people see “win/ win” as a code expression which really means one of the parties is accepting terms which are hugely unfavorable.

As to “no money down” transactions, the VA loan program has offered such financing for five decades. No “win/win” contracts are needed by qualified buyers to obtain such financing. These days, non-VA, zerodown-payment mortgages are pretty much impossible for borrowers to get.

Given that real estate agreements routinely have localized requirements, the best approach is to speak with a local broker or attorney to obtain specific forms.

Since you wrote for advice, let me give you a little bit more. If you want a real “win/win” real estate investment business, then be sure to use a real estate broker and attorney for all your real estate transactions. Successful people have knowledgeable team members behind them.

Becoming part of a blended family can certainly be rewarding. Of course, as is the case in all families, there will be challenges, one of which is financial. A blended family must deal with some specific financial issues, so it’s a good idea to become familiar with them.

In particular, consider these areas: • Separate or joint accounts? – Should your two family units combine all your finances or maintain separate accounts? There’s no one correct answer for everyone, because this issue has emotional and psychological components to it, as well as financial considerations. But the nature of your new, blended family might guide you to a choice that makes sense for your situation. So, for example, if you are remarrying at a later stage in life, and you and your new spouse have adult children, you might think the best move is to keep separate accounts. But if you are joining households with a spouse or partner with younger children, you may want to merge accounts to pay for household expenses and work toward your new, shared financial objectives. And it doesn’t have to be an “either-or” approach — you might decide to blend some accounts and keep others separate.

• Debts and credit ratings – It’s likely that you and your new spouse or partner, and perhaps even some children, will bring debts into your blended family. As these debts can affect your family’s finances in several ways, including your ability to borrow and your credit ratings, you will want to know what everyone owes, and the amount of monthly payments needed to meet these obligations. After that, you may be able to find ways to consolidate debts or find other ways to reduce or eliminate them.

• Legal issues – When you establish a blended family, you may want to review, and possibly update, the beneficiary designations on your life insurance policy and retirement accounts, such as your IRA and 401(k). These designations can supersede instructions you may have left in your estate planning documents — including your last will and testament — so it’s important to ensure they reflect your current wishes. And speaking of your estate plans, you may well need to revise them, too, in consultation with your attorney.

• Attitudes toward money – Attitudes toward money — yours and those of your new spouse or partner — should be addressed when starting a blended family.

Is one of you more of a saver while the other spends more freely? As investors, does one of you favor taking more risk while the other is more conservative? It’s important to reconcile these differences as best you can, especially if you plan on merging your finances. This means that you both may need to compromise somewhat, but you should strive to avoid having either of you feeling uncomfortable in your choices. In any case, open and honest communication is the first step in achieving a harmonious financial strategy.

These aren’t the only financial considerations involved with blended families, but they should give you some things to think about — and the earlier you start thinking about them, the better.

RICHARD ZEKVELD The Sunday after Jesus died, a group of devoted women showed up at Jesus’ grave. They came to honor their deceased Lord with spices, just as we honor our deceased loved ones with flowers.

But that morning two men startled the women with a question. “Why do you seek the living among the dead?”

(Luke 24:5b). This question makes it sound like the women were doing something foolish. From our perspective, what they were doing made sense. When a loved one dies on Friday and gets buried in a tomb, that’s the obvious place to go on Sunday morning.

But what if the dead man had told you more than once that he didn’t plan to stay in the grave long? What if he had told you that he was going to get up and get out in a few days? What if everything he said was always accurate and all his predictions came true? What if he was an extraordinary person who routinely did extraordinary things, like calm raging storms and raise the dead? What if all the evidence pointed to the fact that he was God’s Son, the long-awaited Messiah?

Jesus had told them, “The Son of Man must suffer many things and be rejected by the elders and chief priests and scribes, and be killed, and on the third day raised” (Luke 9:22, ESV). In this case, it didn’t make sense to look for Jesus in a graveyard.

But let’s not be too hard on these women. How often we forget the truths of the gospel and God’s promises to us when we are overwhelmed by anxiety, trials, guilt, or grief.

Like these women, we need to remember what Jesus said.

We need to remember and believe.

While hearing war stories, Lee enjoyed Lenny’s recollections of his War Time experiences and talked a bit about his own endeavors as an “Interactive Entertainer (Hypnosis, magic and Psychic Shows www. leedarrow.com. ).” Misch Brothers called it quits on Holy Saturday April 8, 2023 when they finally ran out of the delicious smoked and fresh Polish Sausage. ***

Not too many of us, if any, can say we NEVER said “WOULDA”, “COULDA”, OR “SHOULDA” for something. Those words are often used to express regret for past actions, missed opportunities, and mistakes. While it’s human nature to reflect on past regrets either to learn from the experience or to make better choices for the future, dwelling on what we would have done, could have been, or should have been can be highly detrimental to our mental health and well-being.

We are instructed by God in Isaiah 43:18 (NASB) “Do not call to mind the former things or ponder things of the past.” God does not want us to dwell on the past as it holds us back from moving forward to what He has called us to do. We become paralyzed and hindered by our past mistakes or coulda that we can’t imagine what the future has in store for us. God does not hold our mistakes or missed opportunities against us, then why should we?

Constantly looking back and regretting our past decisions can lead to feelings of sadness, anger, hostility, anxiety, and even depression.

It can also prevent us from living fully and enjoying the present moment. We revert to trying to hold on to the past or worse we stall and don’t move at all. We fail to move forward in a positive direction. Hindsight is 20/20. Looking back, we have a perfect vision of all the woulda, coulda, and shoulda we didn’t do which will lead to the “if only”.

Everyone makes mistakes and has regrets.

We need to redirect our energies to having an improved vision for the future from learning from our experiences.

Instead of focusing on the past, it’s important to look forward and focus on the present and the future. If you catch yourself looking in the past do not linger there.

Acknowledge that it is the past. We learn from past mistakes to take clearer informed

action toward a better future. By doing so, we can live a more fulfilling and meaningful life.

Focusing on the past is like stagnating water that occurs when the movement of water stops. The water becomes dangerous and filled with bacteria and fungi. It can be lifethreatening if you consume it. So, like stagnant water, don’t consume your past, you already had it once.

Staying out of the past requires intentional effort, a change in your mindset, and accepting responsibility for past and future actions.

Proverbs 4:25 (ESV) tells us to “Let your eyes look directly forward, and your gaze be straight before you”.

Here are a few strategies that can help you stay focused on the present and moving forward: 1. Learn from the past. Reflect/review the good and bad experiences. Both can be beneficial if you learn from them.

2. Practice gratitude: Be grateful, acknowledge and appreciate the good things in your life. Focus on what you have and not what you lack. Lack is negative and we want to stay positive.

3. Create a vision board: Create a visual representation of what your goals and future will look like when you achieve them.

Reflecting on the future is a positive forward movement.

4. Be positive: Surround yourself with positive people and engage in activities and goals that will bring you joy and fulfillment.

Don’t hang around with Debbie Downer or be Lot’s wife.

Members of Indiana Congressional Delegation Advocate for Clean Hydrogen Hub Members of the Indiana Congressional Delegation recently sent a letter to the U.S. Secretary of Energy expressing support for the Midwest Alliance for Clean Hydrogen proposal for the Regional Clean Hydrogen Hubs funding opportunity.

Steger Client Messed His Medical Bills WOODROW WILCOX

On March 27, 2023, I learned how a client from Steger messed his own medical bills because he acted without consulting his insurance agent. The client might have to pay more money because he goofed up Medicare records.

The client bought a very good Medicare supplement policy through our agency. In fact, he bought the best kind of Medicare supplement policy – a Plan F which pays for any medical service that Medicare approves but does not pay entirely.

Then, he went online and bought a Medicare Advantage plan.

That automatically killed his wonderful Medicare supplement policy because Medicare stopped paying for medical services. Instead, the Medicare Advantage plan took the claims and started paying only a portion of medical bills. Under the Medicare Advantage plan, the client was required to pay co-pays, deductibles, and other fees when he got medical services.

In the Medicare system, Medicare Advantage plans cancel the flow of medical claims information to Medicare supplement plans. He wanted extra help with medical bills. Instead, he got less help because he

did not know what he was doing and he did not consult his insurance agent who works at our firm. If he had, our agent would have cautioned him not to buy a Medicare Advantage plan.

Because he bought a Medicare Advantage plan, his Medicare supplement plan will not be required to pay on any medical bills since he started the Medicare Advantage plan.

Here is a word of caution. Before you sign for any Medicare related medical insurance plan, consult an insurance agent near you. Medicare related insurance plans are complicated. They don’t all work the same way. The medications that you use or your health history can make different insurance plans treat you differently or cost more money. In this case, our client hurt himself financially. Don’t do the same to yourself.

Note: Woodrow Wilcox is the senior medical bill case worker at Senior Care Insurance Services in Merrillville, Indiana.

Visit an amusement park. No matter where you live, there’s probably an amusement or water park within driving distance. Make a List (and Stick to It) When buying fresh produce, remember some items have a shorter shelf life. Limiting purchases to items on your list can help lower grocery spending while alleviating food waste.

Buy Local Transportation cost is one of the biggest factors in the price of produce, meaning buying local, when possible, can help reduce your total at checkout.

Stock Up on Seasonal Produce Although you can generally find any produce item at any time of year, this isn’t always an affordable practice. Protein Packed Sausage Breakfast Muffins Recipe courtesy of Healthy Family Project Nonstick cooking spray 1 sweet onion, diced 1 pound turkey sausage 4 eggs 1/2 cup shredded cheddar cheese 1 cup protein pancake mix Preheat oven to 350 F. Spray 12-cup muffin pan with nonstick cooking spray. Set aside.

In skillet over medium heat, cook sweet onion until translucent. Add turkey sausage and cook until no longer pink. Remove from heat.

In large mixing bowl, lightly beat eggs. Add shredded cheese, pancake mix and cooked sausage; mix well.

Fill prepared muffin cups about 3/4 full with mixture. Bake 18-20 minutes, or until golden brown on top.
