An Exhibition of Ceramics and Soft Sculptures by Jessica Peterson Coming to South Suburban College SOUTH HOLLAND, IL–The Art & Design Department of South Suburban College is pleased to announce a special guest artist exhibition entitled “Abode 2023” by Jessica Peterson. The ceramics and soft sculptures will be displayed in the Photo Four Gallery at South Suburban College from Friday, September 1 through Friday, October 6, with an Artist Talk on Wednesday, October 4, 2023, from 2-3 p.m., in the Photo Four Gallery.

Jessica Peterson completed her academic journey with a Master of Fine Arts in Studio Art from Purdue University in West Lafayette, IN, alongside a Master of Arts in Ceramics from Governors State University in University Park, IL. Her artistic accomplishments have been prominently featured in numerous exhibitions across Illinois and Indiana.

Peterson stated, “My works are internal worlds, invented environments comprised of bird nests, void spaces, the subaquatic, and the juxtaposition of hard and soft forms. These pieces are not meant to be realistic representations but reflect how I perceive my environment. While I use multiple processes, throwing on the wheel and hand-building with casting slip are my preferred tools. The work forms organically, usually coming to a natural ending point.

Using rolled pieces of casting slip or petal-like shapes, I bring out the qualities of the habitats I look at of the piece’s body. In my printed works, I use lithography, screen print, linoleum, and watercolor.”

The SSC Photo Four Gallery is positioned on the College’s fourth floor and maintains operational hours from 9 am to 5 pm Monday through Thursday. The gallery remains closed on weekends and holidays. CHICAGO – With support from State Senator Elgie R. Sims, Jr., the Illinois Department of Commerce and Economic Opportunity recently announced the latest round of Back to Business grants awarded to businesses in the restaurant industry.

“The Back to Business program and other relief efforts helped thousands of small businesses across Chicago and Illinois bounce back from the pandemic,” said Sims (D-Chicago). “Because Illinois has been responsible in our budgeting, we are able to provide funds for entrepreneurs and businesses that need it most.”

The Back to Business grant program provides recovery grants for small businesses throughout the state, with an emphasis on businesses in the hardest hit industries. Through the Back to Business and Business Interruption Grant programs, DCEO has provided more than $535 million to more than 15,000 businesses since the start of the pandemic.

Seven restaurants in Sims’ district will receive a combined total of $220,000 through this round of Back to Business grants.

“It has remained a top priority of mine to help all small businesses build back better,” said Sims. “This program serves as a support system for those who’ve struggled in receiving funding assistance in the past.”

She has asked me again to do the same. She lives in a gated resort community and wants $350,000.

I just thought you might have some creative ideals for selling this house. She’s going to give me $10,000 if I can sell it and I need the money. I’m also thinking of advertising in a magazine. What do you think?

Answer: I think you’re doing a terrible disservice to your friend, and I think you should also look at the real estate laws in your jurisdiction. They will no doubt say that without a real estate broker’s license you have no ability to sue for a real estate commission -- thus if you sell the property your friend is not obligated to pay you a dime.

Your friend may well be trying to help you, or may honestly think that you have a skill which would allow you to sell the

property. But what do you know about real estate contracts? Seller disclosures?

Complete Internet exposure? Fair housing requirements? Financing? Pricing? Seller contributions?

The list goes on, but the point is this: There’s a lot more to selling real estate than advertising. Without a broker’s license you do not have the right to collect a fee from another for the sale of a property. Worse, you might sell the property for less than it’s worth or you may create unintended liabilities that cost your friend huge amounts of money. Go no further with this until you have spoken with a local -- and licensed -- attorney.

Property Values for Thornton Township Released Cook County – Cook County Assessor Fritz Kaegi released the initial assessments of residential and commercial properties in Thornton Township.

“I strongly encourage property owners to review their reassessment notice to ensure their property characteristics and market value reflect their home,” said Assessor Fritz Kaegi.

“It is important to understand that assessments in Cook County reflect market value over the last three years. My office will be partnering with Cassandra Elston, Thornton Township Assessor, to assist property owners and explain reassessments in their community.”

“We are here to help property owners.

Residents are encouraged to attend a workshop to address their concerns regarding their reassessment notices. The Cook County Assessor’s Office will present information about how to understand their reassessment notice and explain how values are determined,” said Thornton Township Assessor Cassandra Elston.

“The workshops will provide an opportunity to determine if an appeal should be filed, an overview of the online application, and teach homeowners about available property tax savings.”

Appeals for Thornton Township can be filed until Tuesday, September 5, 2023.

The Assessor’s Office reassesses one-third of the county every year. In 2023, the south and west suburbs of Cook County are undergoing reassessment. The municipalities that are part of Thornton Township are Burnham, Calumet City, Dixmoor, Dolton, East Hazel Crest, Phoenix, South Holland, Thornton, Blue Island, Glenwood, Harvey, Hazel Crest, Homewood, Lansing, Markham, Posen, and Riverdale.

When a property is reassessed, the property owner is mailed a reassessment notice. The reassessment notice reflects the estimated

fair market value based on sales of similar properties over the past three years. The notice also contains important information such as the property’s characteristics, neighborhood code, and past assessments. An increase in a property’s assessment does not cause the same increase in the property owner’s taxes.

After a township undergoes reassessment, a valuation report is released that provides details on residential, commercial, and multifamily reassessments. Property owners can use these reports to gain insight on how property assessments work, learn about the real estate market in their specific neighborhood, and compare the median to their property value.

How do assessment appeals work? Property owners are given an opportunity to appeal their assessment if the property characteristics listed on an assessment notice are incorrect, or if the estimated market value of a property is significantly more than what it could sell for in the current real estate market.

Residential assessments are based on recent sale prices of similar properties. To get a better picture of the real estate market in Thornton Township, the chart above demonstrates median sale prices over the last five years.

The median sale price in 2022 for singlefamily homes was $152K, $77K for condos, and $199K for small apartment buildings.The Assessor’s median market value estimate for single-family homes is $124K, for condos $73K, and $164K for small apartment buildings.

Commercial property assessments are calculated by determining a property’s use, estimated income, market-level vacancy, collections loss, and expenses. Applicable real estate operating expenses include property taxes, insurance, repair and maintenance costs, and property management fees. The varying property tax rates throughout the south and west suburbs were accounted for in operating expense ratios.

Governor approves Farm to Food Bank program

By TAMMIE SLOUP FarmWeek A state-funded program that will create longterm relationships between farms and food banks was recently made permanent by Gov. JB Pritzker.

The governor signed House Bill 2879 into law on Aug. 3, establishing the Illinois Farm to Food Bank Program. The bill creates mechanisms for acquiring and distributing fresh fruits, vegetables, meat and poultry, dairy and eggs to organizations providing free food for those in need.

The Farm to Food Bank pilot program has been administered by Feeding Illinois and was launched in 2021 with grant funding from USDA. The program connects food banks with Illinois farmers to establish a pipeline of fresh food for food pantries throughout the state. It also provides a secondary market for products that might be left in the field or trees, or blemished products.

“It’s good for our farmers’ bottom line, it’s good for those in need, and it’s good for our state — a win for everyone in Illinois,” Pritzker said.

The program will be administered by the Illinois Department of Human Services with a $2 million investment in FY 2024.

During the pilot program’s first two years, nearly 2.5 million pounds of food was moved for $1.1 million. Food acquired through the program must be from Illinois producers and must meet market-grade quality and consumption levels. However, much of the food going to the program is excess food that would have been wasted without food banks as an outlet. The lack of a centralized donation program was a barrier to farmers looking to donate in the past.

The bill also includes capacity-building grants

for capital improvements needed to store and transport fresh food to better reach underserved communities. The program focuses on fresh and nutritious foods, which are often difficult to secure at many food banks. The bill also creates a Farm to Food Bank Advisory Council to support and advise on the work of the program and establish and build relationships with agricultural producers.

“Illinois’ No. 1 industry is agriculture, and we are building the vision that ensures every community can benefit from the bounty our state produces. As chair of the Governor’s Rural Affairs Council, it is clear that we get closer to that vision by building strong relationships with our local farmers. The Farm to Foodbank Program provides a pathway to do just that,” Lt. Gov. Juliana Stratton said.

While many farmers would prefer to donate excess food they’ve grown to food banks or local food pantries, often the logistics and cost hinder such donations. The pilot program used USDA funding to help defray some of those costs by reimbursing farmers for their picking and packout costs — any expense related to harvesting, packaging and transporting the food.

Initiative partners include Illinois Farm Bureau, Illinois Specialty Growers Association, Illinois Farmers Market Association, University of Illinois Extension and the Prairie Research Institute’s Illinois Sustainable Technology Center. While the pilot program has been active for only a couple growing seasons, the partners have been working on the project for 5 years.

Heart Smart RICHARD ZEKVELD Proverbs 10:12 (ESV) state, “Hatred stirs up strife, but love covers all offenses.”

This verse does not justify sinful cover-ups. It is sinful to be a judgmental faultfinder who wants to pick fights. It is just as sinful to ignore or cover up the sins of others, based on misguided love and loyalty (see Proverbs 28:13).

“Love covers all offenses” tells us that the posture of love is patient and gracious, not nit-picky or quick to take offense. “Good sense makes one slow to anger, and it is his glory to overlook an offense” (Proverbs 19:11, ESV). If we make an issue of everything about others that we find irritating, flawed, or mildly offensive, we will be impossible to live with. If others relate to us this way, we will always walk on eggshells. When you are a fault-finder or easily offended you alienate yourself and others.

You ask someone a question and the answer comes back slightly snarky. You realize this person is stressed out or having a bad day, so you overlook her response and ask how she is doing instead. In addition, love doesn’t bring up past offenses when they’ve been addressed, forgiven, and buried (see Proverbs 17:9). Love doesn’t keep a file of past wrongs handy to pull out when I need a ‘trump card’ to win a fight.

This is what “Love covers all offenses” means.

But love goes further. The word ‘covers’ is also found in Psalm 32:1 (ESV). “Blessed is the one whose transgression is forgiven, whose sin is covered.” God loves us so much that He covers our sin when we confess it. It cost Him the precious blood of his Son to do so. When we love others, we desire the same for them.

by Janice R Newman “Eat to live or live to eat?” is a common dilemma when it comes to our approach to food. Striking a balance between enjoying the foods we love and maintaining a healthy diet is crucial for our overall well-being mentally and physically. The foods we eat can give us energy and vitality or make us sluggish and sick. Our society centers around a variety of culinary choices. We are bombarded daily with television ads, food shows, passing restaurants, and billboards that call to us.

Most of our socializing with others such as family, friends, and co-workers is over a meal.

How can we eat healthily, enjoy the food we’re eating, and include the foods we love? Here are a few strategies to help you navigate this dilemma.

1. Make Conscious Choices: Before eating, ask yourself why you’re eating.

Are you hungry or for emotional reasons?

Reflect on your emotional triggers for eating. I will snack while watching a suspenseful movie or sporting event, which is emotional eating. When the whistle blows in a football game, you want to eat!

To combat this, I can choose to eat fruit or light popcorn, or watch a comedy. Select a specific day to indulge in some of your favorite foods and place limits on the type and quantity you consume.

2. Plan for Social Gatherings: Be mindful of what food choices you will have or will be served at social events.

Plan by eating a balanced meal or snack before the event, so you’re less hungry and unlikely to overindulge. Use portion control by eating a little of the foods available that you enjoy. I typically share a dessert with my husband and use the smallest serving spoon when making a plate at events.

3. Change Your Mindset: Change the way you perceive food. Stop viewing foods as good or bad. Think of their nutritional value. Not all “green” foods taste bad and good food does not have to

be greasy and fatty. Fruits can taste good and have nutritional value. Last week, I had my first plum in two decades and I was surprised how sweet it tasted. Salads can be improved by adding fruit such as mandarin oranges, strawberries, or apples, grilled chicken, and vegetables. Substitute other foods with healthier alternatives such as whole wheat bread, frozen yogurt, or Jello.

4. Find Support and Guidance: Join or create a support group of similar people wanting to eat healthier. Look at food menus for nutritional content and calorie count. Research on eating healthy and proper portion size. Search the library and internet for balanced meals and recipes for healthy cooking. The American Heart Association has an abundance of free information. Seek professional help if you think you need assistance in choosing better foods or to make sure your eating changes don’t adversely affect your health.

Recently, my doctor gave me a list of foods I should avoid to maintain my relationship with my gallbladder. All the food she listed was everything I ate. She didn’t miss one! Then, she told me everything I should eat. I don’t eat any of them! I had to change my eating habits. My gallbladder and I have had a long beneficial history together. I’m learning the hard way about eating to live versus living to eat!

It’s hard to make good healthy decisions on what to eat. “So, whether you eat or drink or whatever you do, do it all for the glory of God” 1 Corinthians 10:31. Plan ahead so you don’t overindulge, seek help from God and others in food choices, and think before you eat. Making slight conscious changes in your mindset and eating habits can start you on the road toeating to live. In the end, with all the temptations, it boils down to do we eat to live or live to eat. Sidekicked is a dramady (dramatic comedy) by Kim Powers. Sidekicked is directed by Towle Theater Managing Director, Jeff Casey and starring Linda J. Wilczynski. Sims applauds $220k in local Back to Business grants CHICAGO – With support from State Senator Elgie R. Sims, Jr., the Illinois Department of Commerce and Economic Opportunity recently announced the latest round of Back to Business grants awarded to businesses in the restaurant industry.

“The Back to Business program and other relief efforts helped thousands of small businesses across Chicago and Illinois bounce back from the pandemic,” said Sims (D-Chicago).

“Because Illinois has been responsible in our budgeting, we are able to provide funds for entrepreneurs and businesses that need it most.”

The Back to Business grant program provides recovery grants for small businesses throughout the state, with an emphasis on businesses in the hardest hit industries. Through the Back

to Business and Business Interruption Grant programs, DCEO has provided more than $535 million to more than 15,000 businesses since the start of the pandemic.

Seven restaurants in Sims’ district will receive a combined total of $220,000 through this round of Back to Business grants.

David A. Niven, born November 1st, 1956, passed away peacefully surrounded by his family on August 11th, 2023. After a 17 month long battle with stage 4 lung cancer, David was welcomed into Heaven by his wife, Mary Bernadette Niven, whom he married on November 11th, 1978, his father and mother Donald and Doris Niven (Raber) and his older brother Dale Niven. David passed away only 20 days after his wife, which if you knew David and Mary, then you know that is just their love story.

A faithful testament of true love. Together, they had three children Nicholas David Niven, Brittney Ann Kurczewski (Michael), and Bridgette Dee Sockel (Michael). A few years before David’s diagnosis he and Mary were able to spend two years straight traveling and camping, just enjoying their time together! May David have eternal rest with his wife Mary as his legacy lives on through his children and grandchildren.

Appraisal Gaps MIKE BUDER In many of our local markets and across the country, buyers are finding that they aren’t the only ones eager to get the keys to their dream home. Most buyers know that there are several ways that the home buying journey can become more complicated in a competitive market. Let’s explore the appraisal gap, one of the things that can make hotter markets more challenging, and how buyers can handle it. An appraisal gap is a discrepancy that occurs when a buyer’s offer is higher than the actual appraised value of the property that they want to buy.

It’s an issue most commonly experienced by buyers in competitive markets in which bidding wars and other aggressive offer tactics are common. When a seller and their real estate agent set a home’s list price, they do so based on factors such as the local market, sale prices from comparable properties in the area, and their assessment of the property’s overall condition. The buyer’s offer is based on this list price, but that number isn’t necessarily the value that the lender agrees to do the mortgage at. This is where the appraisal comes in. Appraisals ensure, among other important things, that the borrower doesn’t end up overpaying for the property with an asking price that was artificially inflated by market factors.

Seller’s markets, with low inventory and high competition are particularly susceptible to listing prices that end up higher than the appraised value. This is when buyers end up with an appraisal gap. Many of these offers can be legally binding, meaning the buyer must pay the seller the amount of money they originally offered, even if it’s more than

what the appraised value came in at. That means the buyer will need to find a way to pay the difference between the appraised value and the purchase price. While shopping in a hot market is no guarantee that a buyer will end up with an appraisal gap, a buyer’s Realtor can make their clients aware of this potential issue. Buyer agents can add a clause to the offer making the deal contingent on the property appraising at a certain value. Lenders will allow buyers to be creative in obtaining some additional funds to close the gap. While not an option for all buyers, some may be able to turn to family members for gift funds to assist. Others may be able to leverage investments or draw additional down payment from retirement accounts like a 401K. Ultimately, the buyer would need to explore options specific to their retirement account. For buyers in a competitive market, the experience of buying a home can feel like a whirlwind process. That makes it even more important for Realtors to prepare these buyers with the knowledge of what’s to come. Preparing not only for the appraisal process but also for the potential of an appraisal gap will make the home buying experience much smoother and more pleasant for everyone involved.
