Praise is so underrated. If you’re a parent, praising your child is critical for their well-being and self esteem. If you’re a teacher, praising your students’ good work is fundamental to their learning process. If you’re a boss, praising your employees’ hard work contributes to a healthy work environment. Praise is critical in our relationships with other people, so it makes sense that it’s also critical in our relationship with God. A popular Christian method of prayer is the acronym ACTS: Adoration, Confession, Thanksgiving, Supplication. It’s no coincidence that the first topic to pray for is adoration — aka praise. When we commit to regularly praising God, we’re committing to regularly thinking about God’s attributes, His work in our lives, and His work in the world. I know for me it’s often so tempting to skip praising God in my prayers and launch immediately into my list of things I’d like Him to help me with. Those requests are not bad in themselves. But if the only communication we have with God is us asking Him for things, what kind of relationship is that? Can you imagine dating someone who only ever asked you for advice or for money and never told you how much they appreciated you and loved you? That’s a relationship that wouldn’t last very long. Praising God is a beautiful privilege that you and I have. Considering God’s holiness, grace, love, kindness, patience, etc. is so beautiful — because this is OUR God we’re talking about. He’s our father. I challenge you to praise God this week. One strategy I’ve found helpful is to pick an attribute of God (read Exodus 34 verses 6 & 7 if you need inspiration) and focus on that one attribute in your prayers. Another helpful strategy is to use songs to praise God! Praise isn’t always our first instinct, but it’s so important, and a true knowledge of God and Jesus Christ can result in nothing but praise. On May 6, 2021, I wrote a letter to a client to inform him that the Medicare file on him had been polluted with old or false information. How did I know that? A few weeks ago, I started helping him with a $245.86 medical bill from a local hospital. I checked with his Medicare supplement insurance company to learn if it ever got the claim from Medicare. It had not. So, I wrote a letter to the hospital explaining this and asked for some time to help the client get a copy of the Medicare ruling on this claim so that I could compare it with the hospital bill and help the client to resolve the problem. When I saw the Medicare ruling, I knew exactly what the problem was. Medicare had sent the claim information to EMPIRE BLUE CROSS BLUE SHIELD instead of sending it to ANTHEM BLUE CROSS BLUE SHIELD. That is why our client’s insurance company never got the claim to pay to the hospital. The two companies are different and service different areas of our country. I wrote to our client and told him what the problem was and that I know how to fix it. I don’t have a magic wand. Fixing the problem
will take work and time. But I have helped many clients in the past to fix this type of problem. This problem MUST be fixed or our client will continue to have claims information sent to the wrong insurance company until the problem is fixed. Our insurance agency helps clients with Medicare medical billing problems AT NO CHARGE. So, this client will pay NOTHING for my help. This is our agency policy to demonstrate to our senior citizen clients that we will “go the extra mile” to give them great customer service to resolve such problems. If you or a senior citizen that you know does not use an insurance agent or agency that will give this high level of customer service at no charge, why not switch to our insurance agency? The equity you build in your home can be a valuable financial asset, and you may get to deduct your interest payments on your taxes. But if you’re a first-time homebuyer, what steps should you take? First, make sure the time is right for you in terms of your personal and financial situations. For example, are you fairly confident that your employment is stable and that your earnings won’t decline? Of course, external events can also play a role in your decision. A recent study by Morning Consult and Edward Jones found that 12% of respondents postponed purchasing a house during the COVID-19 pandemic. But if you’re ready and eager for homeownership, consider the following moves: Save for a down payment. The more money you put down for a home, the lower your monthly payments, although there’s also a point at which overly large down payments can be financially unwise. However, if you can make a down payment of more than 20% of the purchase price, you can generally avoid having to pay for private mortgage insurance on top of your monthly payments. Also, as a first-time homebuyer, you might qualify for down payment assistance from your local or state housing authority or a nonprofit group. Check your credit score. A higher credit score gives you a better chance for a lower interest rate. You can request a credit report from annualcreditreport.com, and you might be able to get a credit score for free from your bank. If you need to improve your score, you may want to delay your home purchase. Learn how much you qualify for – and how much you should spend. Once you think you’re ready to begin the homepurchasing process, you may want to contact a few lenders to determine the size of the mortgage for which you qualify. Be aware, though, that just because you can get a mortgage of a certain amount, does not necessarily mean that you should. You don’t want to become “house poor” – that is, you don’t want to spend so much on your house payments that you are cash strapped and can’t afford to save for other goals, such as college for your children or a comfortable retirement. You may want to establish a budget for how much you can readily afford to pay for your mortgage each month – and try sticking to it before you buy the house. If you have extra savings, put it toward your down payment. Prepare for unexpected costs. You can plan for your mortgage, utilities, taxes and insurance – but when you own a home, you’ll always encounter unexpected costs. You may need to get a new furnace, repair your roof or face any number of other maintenance issues. To help prepare for these costs, try to build an emergency fund containing three to six months’ worth of living expenses, with the money kept in a liquid, low-risk account. Without such a fund, you might be forced to dip into your long-term investments or take on added debt to pay for these unanticipated expenses. Homeownership can be a rewarding experience – and the rewards will be even be greater when you’ve “done the numbers” and prepared yourself financially. With low inventory levels in the South Suburbs of Chicago, multiple offer situation have become the norm. In that case, I suggest to look at homes below your mortgage qualification amount so you have room to compete if the right property comes along. “It’s a seller’s market”…If you need to buy now, get a strong pre-approval if your financing. Get a proof of funds if your cash. Remove the contingencies that you can live with and make your offer as clean as possible. Benefits of Budgeting NANCY ZEKVELD Budgeting runs the spectrum from very little detail to extremely detailed. Some of us don’t want to try to budget because we don’t know where we fall on that spectrum or we think a budget has to look a certain way and we might not be doing it right At a very basic level in terms of a budget, changing small steps can lead to positive, impactful results on how our resources are used. Establishing a budget is much more than putting numbers on a page. It is prioritizing and evaluating what we are currently doing with our finances. The reality is that most of us do not have unlimited resources so we must make choices. We simply can not do it all. A budget is a tool that allows us to participate in what is most valuable to us. It is a structure that allows us freedom to do things we have decided we want to do. It is important to have the right mindset. Phrases like “we can NEVER…” or “we must ALWAYS…” will set us up for failure. We may be confident that we can do something temporarily to alleviate a financial burden however it has to be sustainable to be impactful on our current finances. The truth is that as we learn to adjust to changes on a temporary level, we are learning how to adapt in the long run. Why? Because everything changes (that is a certainty) and what works now may not be what is necessary at some other time when our financial
landscape changes again. If we are patient individuals, perhaps simply waiting until we have paid our weekly or monthly obligations before buying some nonessential item will result in a budget benefit. If we have more time (a resource), we choose to spend it in positive, creative, or structured ways. This impacts stress levels and will show up in other areas of our lives such as how we make decisions or our efforts at problem solving and that is a budget benefit.
