South Suburban College Board of Trustees Elects New Chair for First Time in 34 Years South Suburban College (SSC) Board of Trustees elected Trustee Terry Wells to succeed Frank M. Zuccarelli as Chairman at an emotional Meeting of the Board of Trustees on January 20. Zuccarelli passed away on January 3 after 43 years of service to the board and while serving as Chairman each year since 1987. “I would like to thank the board for their confidence in me,” said Wells, a Phoenix resident who was appointed to the SSC Board of Trustees in 2001. “No one can replace Chairman Zuccarelli. We now have a huge void in our lives with his passing and with our recent loss of John Daly – they represent over 75 years of combined experience and service to South Suburban College. Our goal must be to work together to ensure Frank’s programs are continued and his aspirations are fulfilled. His dream for the Allied Health & Nursing Center will become Frank Zuccarelli’s legacy.” Chairman Wells previously served as Chair of the Board’s Legislative Committee. He also continues his work as President of the Village of Phoenix, a position he has held since 1993. He is a retired history teacher of Thornton High School and has served as past President of the South Suburban Mayors and Managers Association. Following a closed session to discuss the appointment to fill the board seat, the SSC Board of Trustees reconvened the meeting to elect Prince Reed, of South Holland, as Trustee. Reed is a Building Owners and Managers Association (BOMA) Certified Master Facility Executive who has worked for Fortune 100 companies like Goldman Sachs and Kodak and served as Chief Operating Officer for a small startup medical practice. Currently a Senior Director of Asset & Facilities Management for DaVita Kidney Care, he has oversight for more than 3,000 clinics across the United States. As a licensed and ordained Elder in the Church of God in Christ, Inc., Reed serves at Christ Community Church in South Holland, Illinois. He is also serving his second term as an elected Trustee in the Village of South Holland. A firm believer in lifelong learning, Reed has obtained Bachelors of Arts in Leadership, an Executive MBA in Management and

CAP as a Retirement Resource NANCY ZEKVELD Employed, underemployed, overemployed, retired and/or disabled people with fixed income are ALL people who can benefit from CAP’s services. For today I am focusing on using CAP financial services as a resource for retirement. The information is useful for personal application and to pass on to family and friends preparing for or already in retirement. According to Lending Tree, the typical retired person will move into retirement with about $28,672 of debt consisting of credit card debt which makes up 81.4% of this number and car & student loans making up the remainder. Lending Tree provides this information through their analysis which excludes consideration of mortgages. It may be that as an employed person you may not need credit counseling but considering this year the average retired person will receive $1,657 in monthly benefits while still having monthly living expenses along with housing such as a mortgage payment, it is beneficial to speak with a CAP counselor if you want advice on how to become debt free. CAP provides assistance to those who need credit counseling services. CAP credit counseling can help you position yourself so that, regardless of when you are entering retirement, you do
not face the burden of debt while you maneuver the transition to living on a fixed income. Finding out what CAP can do for those with debt issues can help you to learn information you can pass onto someone else, regardless of whether they are getting close to retirement or not. If you’re a business owner, you’ve got so much to think about, and you work so hard, that it might be difficult to envision the day when you’re in a different place in life. However, that day will likely arrive, so you’ll want to be prepared for it, which means you’ll need an exit strategy. But how do you create one? Here are some steps that can prove helpful: Start planning early. Making a quick exit is probably not a viable strategy for most business owners. Instead, you’ll want to plan far ahead for when you want to leave your business behind. This will require some thinking about the big picture: What will the company look like when you’re gone? Are you essential to its survival? If not, do you want to sell it to a key employee or an outsider? Or would you prefer to keep it in the family? After you’ve answered these types of questions, you can then move on to consider specific solutions, such as creating a buy-sell agreement with an employee or gradually transferring the business to family members. Determine how to fill a retirement income gap. You could spend two, or even three, decades in retirement – so you’ll want to be sure you’ll have an adequate income stream to cover all those years. You may be able to draw on Social Security and whatever retirement plan you might have established, such as an SEP-IRA or an owner-only 401(k), but these sources may still leave you short of what you’ll need to live on during your retirement. However, your business will probably be your biggest asset, especially if you own some real estate connected with your operations. So, if you’re planning to sell your business, how much will you need to
get for it to fill any retirement income gap you may face? Of course, it can be somewhat tricky to place a valuation on a business that may not be sold for several years, but with some research and the right forecasting tools, you should be able to develop a pretty good estimate. Get professional help. Creating and executing a business exit strategy takes time – and expertise. So, as you think about your own situation, you might want to assemble a team that includes your financial, tax and legal advisors and an expert in business valuation. This last position – business valuation professional – will obviously be particularly beneficial in estimating the value of your business for a future sale. Include the next generation in your plans. If you’re planning on transferring your business to the next generation of your family, you’ll certainly need to involve them in every step of the process. But even if you’re going to sell the business to an outsider, or liquidate it entirely, you should keep your grown children informed of what you’re doing, since they may be affected by the outcome. You also may want to include them in any meetings you have with your financial, tax and legal advisors. Selling or transferring your business will be one of the most important financial moves you’ll make – so plan ahead, get the help you need and find the exit strategy that’s right for you. Answer: Although no one can predict the future, our opinion and what the experts say, is mortgage rates will drift higher as the rates are likely to hit 3.7% by the year-end 2022 on a 30-year rate, after hovering at 3% or lower for most of 2021. Home sales will notch lower by in 2022, principally because of higher mortgage rates. Home sales will not crash thanks to job gains, investor demand and the work-fromhome reshuffle in residential location choice. One thing yet to be determined is this long-term impact of the work-from-home trend. If this continues for the foreseeable future, we will see more people moving to markets where they would prefer to live, not necessarily near their employer. The Real Estate market points toward another robust year in 2022 with inventory as the wild card. Competitive bids are
already slowing down so that may entice many potential buyers who avoided entering the market last year because they were intimidated by multiple offer situations. If low inventory persists, it could be a market spoiler. As of November 2021, the number of active listings was down nationally more than 55% compared to November 2019 and will continue to be the most significant limiting factor. There’s a lot of pent-up demand from buyers, but sellers will continue to be hesitant in listing their property if they aren’t confident about finding – and closing – on their next home. JOSH BOOTSMA How about this snow? Yes, it’s a hassle, but it’s also beautiful, especially when you walk outside and everything is perfectly covered in a blanket of white. It’s quiet and peaceful. On a week like this, I’m reminded of a story my motherin-law tells about the snow. She grew up in the Philippines, where snow was only seen in photos and spoken of in stories. As a young Christian, she longed for the days when she would fully understand a Bible verse like Isaiah 1:18, which says, “Though your sins are like scarlet, they shall be as white as snow.” Eventually, my mother-in-law left the tropical climate of the Philippines and came to the United States, to Chicago. Here, she saw what she’d been waiting to see: pure, white snow. What a beautiful picture the Bible uses to help us understand how Jesus Christ cleanses us! Our countless mistakes are a blood-red stain on our record. The kind of stain we could never remove. Jesus Christ, however, came from heaven as the Son of God, and he died for you and me so that our scarlet stain will now become pure white, like snow! What we deserve is no longer what we receive. We are made pure in the sight of God through Jesus Christ’s death and resurrection. Do you want to be pure in your life? Do you want to shine bright like the unblemished snow? God tells us that the only way to live a snow-white life is to be saved by the crimsonred blood of Jesus. There is no self-help book, motivational speech, or inner strength that will turn you into that kind of person. Only Jesus Christ can make you as beautiful and pure as the freshly-fallen snow. SIROUNIS OF COMMANDER RESTAURANT PASSES: The cordial “Mr. Gus,” always at the helm of the Commander Restaurant on Ridge Road in Munster went to his heavenly reward January 16, 2022. “Mr. Gus” is survived by his wife Mary and sons Bobby and Danny and grandchildren along with extended family members. Gus began his restaurant career in Michigan, then in Lansing and in 1981 opened The Commander in Munster. He is a longtime member of St. Demetrios Greek Church and helped build the Holy Trinity Greek Orthodox Church in his home town of Ntoumina-Kastri-Arkadias, Greece. ‘Mr. Gus’ will be missed by all who knew and loved him. Pro-active Seller = $$$ MIKE BUDER Doing some upgrading before selling your home? Consult with your agent first. Twice in the last few days I have been called by sellers who will be listing their homes and have been asked for advice on improvements they want to make. This is a smart, pro-active move on the seller’s part as they want to make their homes as marketable as possible but do not want to over improve and get a little in return for their investment. Real estate agents are in the trenches, see many, many homes, and are in sync with what appeals to buyers. Where can you get better advice on what might be done and how it should be done to maximize the return on the investment made? Two recent examples come to mind, both were sellers that I worked with. One seller made mistakes in upgrading and the other who did everything right. Seller A – The work was already done when I was called for the listing appointment. The kitchen had been upgraded with high end cabinetry, granite countertops, custom tile flooring, a subzero fridge and a Viking 6-burner cook top. A dream kitchen for the owner; however, this kitchen belonged in a house twice the value of their house. The house sold, but the sellers only recouped a small fraction of their kitchen $$$ investment. Big investment…small return. Seller B – This sellers home had a kitchen that was tired and worn out. I recommended a kitchen makeover which cost less than $6K, including stainless appliances. The kitchen came out beautifully and the house sold quickly for $20K more than a comparable home that had the original kitchen. Small investment…big return. Very happy seller. So if you are thinking of selling your home and possibly making some improvements prior to listing, please contact a Realtor first who has a handle on the local market and knows the inventory. It will probably be the best advice you can get and will likely put money into your pocket instead of taking it out.
