Any positive steps taken by the seller to prepare w i l l be wel l wor t h t he time invested. A buyer has made an offer on your home and you a re now “U N DE R CON TR ACT”. T he nex t phase of the process is the home inspection. The inspector works for the BUYER so be sure to make your home shine! Here a re ten si mple tips to help eliminate the nu mber of i n spe c t ion items: 1. I f t h e p r o p e r t y i s vaca nt, ma ke su re the utilities are ON (including the water). 2. Take your pets out of the property for the inspection. 3. M a k e s u r e a l l o f your lights are f u n c t i on i n g . T h i s m ay be a s si mple as replacing a light bu lb. Don’t let t he inspector note that a l i g ht f i x t u r e i s i noper a ble si mpl y because the bulb is burned out. 4. R epair or replace any broken items (which you’ve been meaning to get to). This can include door locks, w i ndow s, sc reen s, etc. 5. Test smoke detectors and make sure ca rbon monox ide detectors are insta lled w it hin 15 feet of a ll sleeping quarters. 6. C le a r t he p er i met er around your house so t he fou ndat ion and drainage can be i n spec ted w it hout issue. 7. C le a n y ou r f u r n a c e thoroughly. Replace the filter and scrub
dow n t he f u r nac e i n side a nd out . A shop vac usua l ly works g reat for remov i ng t he dust build up inside the f u r nace. Ma ke it shine! 8. Trim tree limbs from house. The inspector will be looking at the roof and the gutters. Ma ke sure the tree limbs a re cut back so this can be easily accessed. 9. M a k e sure all components a re accessible to t he i nspector. T h is includes the furnace, H 2 0 He a t e r, A / C , crawl space, a nd attic. 10. M a k e s u r e y o u r appliances are ready t o b e r u n . I f t he washer and dryer are included in operation on these appliances. A lso insure t hat t he d i shw a sher i s empty. This will be run through a cycle. Clean your oven. This will be tested as well. C l e a n y o u r h o u s e li ke you wou ld if your in-laws were coming for a v isit. The buyers w ill be spending 2 to 4 hours hanging out in your home as the inspector does his/ her job. Make sure your home sparkles inside and out so they remain excited about purchasing your home.
