Question: I went through a foreclosure, but my financial situation has stabilized, and I’m now ready to buy another home. Can I qualify for a loan? Answer: After a three-year waiting period due to a foreclosure, borrowers are eligible for a mortgage backed by the Federal Housing Authority (FHA). The FHA provides mortgage insurance for buyers who need bank loans but who may be unable to put 20 percent down and/or who have flexible household income. The lender may even grant an exception to the three-year requirement if the foreclosure was the result of documented extenuating circumstances beyond the control of the borrower, such as serious illness or death of the wage earner.
Saturday, January 19 10:00 a.m. at
Calvary Community Church, 16341 South Park Avenue.
Admission is free. Reception featuring Seton Academy Jazz Band, immediately follows the program.
Question: Can an employer deny someone a job because they have a history of an illness or disease like cancer? Answer: An employer may not deny someone a job because they have had a disease, even if they fear the disease may recur and lead to extensive absenteeism. Under the Americans with Disabilities Act, an employer may not discriminate based on myths, fears or stereotypes about a person’s health, even if the employee has a minor impairment. Only after making a conditional job offer can the employer ask the applicant if he or she has a disability which may require a reasonable accommodation. The question can also be asked if the employer believes a worker will be unable to perform essential job functions or will pose some type of threat because of a medical condition. The rules change after an employer makes a job offer. The employer CAN ask any disability-related question and conduct medical exams – as long as this is done for everyone in the same job category.
