SOLD: Benefits of Using a Residential Real Estate Attorney KENDRA EDEN, ESQ., FITZPATRICK LENTZ & BUBBA, P.C.
No matter if you’re buying or selling a home, you are likely leaning on a realtor and other service providers like mortgage brokers, home inspectors, appraisers, and title companies in your transactions. But what about an attorney?
How a real estate attorney helps you buy a house Congrats, you have found the perfect house! As you move towards an agreement of sale, i.e., a contract that establishes the relationship between you and the seller, here are the advantages of having an attorney construct or review this document: • Protection – when it comes to the state of the property, contingencies, and any unusual circumstances, an attorney scrutinizes contracts and incorporates language in an attempt to limit your liability, honor your interests, and preserve your ability to walk away, should anything not go as planned. • Attention to Detail – sometimes unique home features are left out of an agreement of sale, leaving the parties frustrated and at odds at closing. An attorney will work with you to incorporate the details unique to the home into the sale agreement, modifying or adding clarifying language, and reviewing optional clauses and disclosures to ensure both parties understand the transaction. • Negotiation & Dispute Resolution – should a dispute or discrepancy arise, you have an attorney in your corner advocating for you. Rarely does a real estate transaction happen without some negotiation required, as this level of investment is sizeable and one you want to know is safe and secure. The next phase of the process is due diligence, ensuring all the things agreed upon this far come to fruition, abiding with any timelines or contingencies you may have in place. In this home-buying phase, expect home appraisals, inspections, and more. An experienced residential real estate attorney can offer guidance about: • Zoning – if you want to add a pool or dream of running a business out of your home, an attorney can help you understand local ordinances, i.e., what you can and cannot do on the property, and navigate issues that may arise.
attorney’s office review to see if there are any judgments, liens, easements, or encroachments against the property, making sure it can be successfully transferred to you and you can utilize the property as you wish. • Seller’s disclosure or inspection issues – it’s possible for a home inspector to unearth an issue that the seller was unaware of or perhaps withheld from the seller’s disclosure. As attorney’s fees are not contingent on closing, they can help negotiate issues and provide independent counsel, which sometimes includes advising clients to walk away. In the closing process, which can feel very daunting, an attorney can carefully review and translate legal language in closing documents to ensure you are comfortable as you sign your name what feels like hundreds of times and prepare to enjoy your new house!
How a real estate attorney helps you sell a house Looking to list your house for sale? As an attorney can assist a buyer in each phase of the buying process - agreement of sale, due diligence, closing, and all the documents in between - they can represent you on the selling side. Unique to sellers, an attorney helps you with: • Seller’s disclosure – what do you need to tell a buyer about your home? Pennsylvania law requires that the seller disclose any known material defects with the property. As a seller, you may wonder what you are obligated to share. What if the roof leaks after you have signed an agreement? An attorney can help you determine what to do and what to disclose to avoid disputes now and in the future. • Title or zoning issues – should an issue arise with the title or zoning, an attorney can help you negotiate this with a buyer or potentially advise you to walk away and structure a new agreement with a new buyer. Deed preparation – this critical document is what truly transfers your property to another. Things like names, notations of the metes and bounds, a property's lot number, and more must be accurate to avoid future issues for the buyer or potential lawsuits against you. Having an attorney oversee the preparation of this document can help ensure a truly successful closing!
• Title search and insurance – while a quick deal may entice you to forgo a title search, it’s wise to get title insurance and have an 6

The Corporate Transparency Act – What You Need To Do Now THOMAS E. REILLY, JR., AND JESSICA S. KACZINSKI, GROSS MCGINLEY, LLP
"The best laid plans of mice and men often go awry." Robert Burns. The plan was benevolent. The Corporate Transparency Act (CTA) was enacted by the Federal Government in 2021 to combat money laundering, tax fraud, and other illicit activities that are usually done through shell companies – entities without active business operations or significant assets – by requiring disclosure to the Department of Treasury as to who holds the ownership interests in limited liability entities. As of this writing, the actual implementation of the CTA has failed to live up to its altruistic ambitions. While other provisions of the CTA are already in place, beginning January 1, 2024, a new reporting requirement mandates compliance by over 33 million existing small businesses across the United States. An overwhelming percentage of new businesses formed after that date will be required to comply upon formation. In addition, every company must file an updated report within 30 days of any change in Beneficial Ownership, including minor changes as a new owner's new address. Larger businesses are excluded; a company is exempt from filing if it exceeds $5 Million in gross receipts, has 21 or more full-time employees, and has a physical office in the United States. In short, if you are a business owner reading this article, it is more likely than not that you will need to comply with the CTA in 2024 and as part of your business compliance requirements going forward. The CTA requires corporations, limited liability companies, and other similar entities to disclose the “Beneficial Owners” of the entity to the Financial Crimes Enforcement Network (FinCEN), a bureau within the U.S. Department of Treasury. A Beneficial Owner is an individual who, directly or indirectly, either exercises substantial control over the entity or owns or controls not less than 25% of the ownership interests of the entity. Each Beneficial Owner will be required to provide FinCEN with their full legal name, date of birth, current address, and a copy of an acceptable government identification document. Entities existing on January 1, 2024, must file prior to January 1, 2025, and while there is a minor grace period for entities formed in 2024, 8
NETWORK MAGAZINE™
the general rule is that entities created on or after January 1, 2024, must file within 30 days of formation. Filing is done through a "secure filing system" on the FinCEN website. Failure to comply can result in extreme penalties: $500 for each day of non-compliance, up to $10,000 per violation – and possible imprisonment of up to two years. Despite the far-reaching impact of the CTA, its stringent requirements, and stiff penalties for non-compliance, as 2024 begins, no one, including FinCEN, appears to be ready for the realities of actual compliance with the CTA or exactly how to comply. Entity formation and governance have always been subject to state law. Going forward, regardless of what state in which your entity is formed, it will also be subject to the mandates of Federal agencies. Despite this, many business owners and professional advisors still need to fully grasp the realities of this fundamental change in business entity law, largely because there has been almost no advanced outreach by FinCEN to the small business community. Not surprisingly, most small business owners have never heard of FinCEN. Professional advisors have been unable to advise their clients because the information necessary to understand the details and mechanics of the actual CTA-mandated filing process has not been available. As late as December 2023, the filing form did not exist, and inquiries to the FinCEN website yielded responses such as “not yet available” and “in development.” Finally, FinCEN itself has acknowledged that it is underfunded, overstretched and lacks the resources necessary to actually process the filings once they are submitted. Despite this, the reality is that companies need to comply, and the failure to do so puts those entities and their owners at significant risk. We recommend that you consult with your attorney and professional advisors early in 2024 regarding the initial filing process and requirements once FinCEN releases more details and adjust your corporate governance procedures to include this filing obligation as your business ownership changes in the future. Our Business and Banking Services Group remains focused on understanding and providing additional information on compliance with the CTA as it becomes available. Will the new Corporate Transparency Act Affect My Estate Plan or Asset Protection Plan? JUDITH A. HARRIS, ESQUIRE, LL.M (TAXATION) EQUITY MEMBER, CHAIR, ESTATE TRUST AND TAX GROUP, NORRIS MCLAUGHLIN, P.A.
Effective January 1, 2024, the Corporate Transparency Act (CTA) imposes uniform beneficial ownership information reporting requirements on certain kinds of entities created in the United States or registered to conduct business in the US as of that date. The Act is expansive and could apply to certain estate plans or asset protection plans of individuals who use corporations, limited liability companies (LLCs), certain trusts, or other entities to own certain of their assets or interests.
Purpose of the Act. Congress enacted the CTA as part of the National Defense Authorization Act in 2021, intending to curb abuses and fraud that can accompany the use of anonymous forms of entities and fictitious business names in the US. Congress created the Financial Crimes Enforcement Network (FinCEN) to collect information on certain entities, or "Reporting Companies" subject to the Act, to enforce this expansive new law.
CTA Applies to What Kinds of Companies? The CTA and the regulations issued under it require entities that it defines as Reporting Companies to submit reports to the FinCEN that contain information about those entities and that identify two groups of individuals affiliated with those entities: (a) the Beneficial Owners of Reporting Companies, and (2) individuals who have filed applications in 2024 or after to form a Reporting Company or to register it to do business. 10
NETWORK MAGAZINE™
For purposes of the Act, a Beneficial Owner of a Reporting Company includes any individual who directly or indirectly: (1) exercises substantial control over the Reporting Company or (2) owns or controls at least 25 percent of the ownership interests in the Reporting Company. The laws defining Reporting Companies subject to the reporting requirements of the CTA are complex, as are the 23 kinds of companies the law defines as exceptions to the requirements. A thorough understanding of this momentous legislation is necessary to determine the applicability and scope of its requirements to your particular situation. Aside from any operating businesses, many wealthy individuals use corporations, LLCs, partnerships, trusts, and other reporting companies to manage assets and investments, effectuate estate planning transfers and other gifting, and maintain family privacy as to such assets. The CTA will affect many of these individuals, given that many such entities and other planning vehicles fail to meet any of the 23 exceptions to the definition of Reporting Company under CTA; those entities will be required to comply with the CTA.
Must a trust owning a partial interest in a Report Company comply with the Act: Where a trust—regardless of whether its chief purpose is that of estate planning—has substantial control over a Reporting Company or owns or controls at least 25 percent of the MyNetworkMag.com
ownership interest in the Reporting Company, the CTA law “looks through” the trust and requires the reporting of information as to the identity and address/contact information of the trustee or trustees, and, in certain situations, the beneficiaries and the settlor (creator) of the trust.
Must a private foundation or charitable trust comply with the Act? Tax-exempt entities, including private foundations, charitable trusts, and split-interest charitable trusts, are generally not included in the definition of Reporting Companies under the CTA. However, such a charitable organization that loses its tax-exempt status and does not have it reinstated within 180 days of revocation will fall within the definition of a Reporting Company and must comply with applicable reporting requirements.
Penalties for Non-Filing and Other Violations. Certain violations of the CTA’s filing requirements could subject responsible parties to civil and criminal penalties. Specifically: (1) willful failure to file with FinCEN a complete or updated report or (2) willfully providing or attempting to provide a report containing false or fraudulent information is subject to a civil penalty of a fine or up to $500 per day (with a cap of $10,000 per violation) and a criminal penalty of imprisonment of up to 2 years. The Corporate Transparency Act is complex legislation that will apply as of January 1, 2024, to many entities, assets, and also to certain individuals who use or are planning to create certain corporations, LLCs, partnerships, trusts, or other entities in their estate plan, tax planning, asset protection structures, or other planning vehicles.
Filing Deadlines. Reporting requirements fall into two filing phases: 1. Reporting Companies created prior to January 1, 2024, must file by January 1, 2025. 2. Reporting Companies created on or after January 1, 2024, must file within 30 days of registering as a business entity.
FinCEN will not accept applications until January 1, 2024.

Why is Estate Planning Important? KYLIE J. CLOONAN, ESQUIRE & DAVID W. CROSSON, ESQUIRE, CROSSON RICHETTI & DAIGLE FAMILY LAW Most people have personal belongings or real estate when they pass away. What happens to those assets depends on whether that person planned accordingly through appropriate estate planning documents. The most commonly used is a will, a legal document that expresses a person's wishes regarding their assets for when they pass away. To have a valid will means they will die testate, and that will is the controlling document regarding their individual assets. To die, intestate means there is no will, and one’s assets are distributed to one's heirs according to the state’s probate code. It is important to note that retirement plans and life insurance policies generally have predetermined beneficiaries and can avoid the probate process. Retirement benefits, however, do not avoid inheritance taxes. In Pennsylvania, if one were to pass away intestate, the statutes dictate the distribution of their individual assets based upon their marital status and living heirs. If there is a surviving spouse and no descendants or children, the spouse inherits everything. If there is a living spouse, and all the children are with that spouse, then the spouse inherits the first $30,000.00 from the estate, plus one-half of the remaining assets, and the remainder half is then distributed equally amongst the children. If there is no surviving spouse but there 12
NETWORK MAGAZINE™
are children, then the children will inherit everything equally. In Pennsylvania, if a child were to predecease their parent, that child’s share of the parent’s estate is equally distributed to any living heirs that child may have. Although some people find this an acceptable method of asset distribution, even if they do, it is highly recommended that they should still have a will. The will allows a person to state specifically what they want to happen upon their death, such as funeral and burial arrangements, and what will happen to their assets, both personal and real property. Without a will, your personal belongings go to your living heirs without following any prior expressed wishes regarding those belongings. There is no legal requirement that your verbal wishes made prior to death regarding specific personal and real property be followed. If heirs cannot agree, those belongings may be sold, and the proceeds are equally distributed to those heirs. This can include property such as cars, jewelry, houses, and everything else you may own. However, if, after your death, you want an asset to go to a specific person, you need it stated in a will. For example, if you want your motorcycle to go to your niece after you pass, you will need a will to ensure that your niece receives that motorcycle. Under the intestate code, your niece would MyNetworkMag.com
only inherit from you if you had no living spouses, children, parents, or siblings – specifically that niece’s parent. The only way to ensure that your wish regarding that vehicle is followed is to have it stated in your will. Many people have family heirlooms that they worry will not stay in the family after they pass. To ensure that they do, put it in a will! If you have minor children, it is essential that you have a plan in place just in case anything was to happen to you. This would include who you want to take care of your children and to ensure financial security for your children. Through proper estate planning, you can create a trust, whether testamentary (through your will), revocable, or irrevocable, based upon your specific situation and needs, that allows you to direct when and how your children receive funds from you. A will also gives you the power to name who you want to be the executor/executrix of your estate. This is important because you want a person who you trust and is responsible and honest to handle your estate. This person is responsible for filing inheritance taxes, notifying your heirs of your estate, paying out any claims against your estate (or fighting them), and distributing your assets according to your will. Only you may know who would be best for the job, follow your wishes as you want, and properly take care of your estate. If no appointment of executor/executrix is
stated in the will, or you die intestate, any person with an interest in your estate can seek to be appointed as your executor; this includes creditors. If a will does not appoint a testator, the statute dictating who receives your assets is followed to determine who has the right to serve as your administrator, which is usually the spouse, an adult child, or, if neither, a living parent. An estate planning practitioner may also guide you in creating a Power of Attorney and a Healthcare Power of Attorney with a Living Will. The person you appoint as the Agent in your Power of Attorney will have the powers you give them in your drafted document, which normally includes the right to make financial decisions on your behalf and in your best interest if you cannot make those decisions yourself. The appointed Healthcare Agent of your Healthcare Power of Attorney will have the power to make medical decisions for you if you cannot make such decisions. Although a morbid topic, our goal here is to inform you of some of your estate planning options and explain why it is so important to create your estate documents. If you have any questions or want to create your estate planning documents, please contact an experienced estate planning practitioner.
Nuclear Verdicts – One Tactic In Personal Injury Cases JOSEPH KEMMERLING, ESQUIRE ASSOCIATE ATTORNEY IN THE ALLENTOWN OFFICE OF FOWLER HIRTZEL MCNULTY & SPAULDING, LLC
Nuclear verdicts… a term that is becoming all too common among personal injury defense practitioners related to verdicts like the 25-million-dollar verdict out of Philadelphia in September. While these verdicts can be case-specific, some tactics appear to contribute to some of these large verdicts. For those attorneys who litigate personal injury cases, it will come as no surprise that the Reptile Theory is becoming a more popular strategy among Plaintiff attorneys when litigating personal injury cases. The Reptile theory” seems to have evolved from Paul MacLean’s “triune brain” theory. Mr. MacLean theorized that the brain could be split into three distinct areas: the new mammalian brain, the old mammalian brain, and the reptilian brain. According to MacLean, the reptilian brain is the "primitive" brain responsible for survival, fear response, and regulating the brain's fear center. Thereafter, the term Reptile theory became popular after David Ball & Don Keenan released their book Reptile: The 2009 Manual of the Plaintiff’s Revolution (2009). The Reptile theory is based on the premise that by tapping into a juror’s reptilian brain, a plaintiff’s attorney can elicit a fear response, inspiring the juror(s) to find in favor of the plaintiff. In simpler terms, a plaintiff’s attorney will attempt to put jurors in a position where they feel threatened or at risk of harm. Then, counsel will convince the juror(s) that it is up to them to take action to keep the public safe. That action to protect the public, of course, is finding in favor of the plaintiff and awarding significant damages. In doing this, jurors may feel that they are giving a deterrent effect to what they perceive as a scary incident.1 Plaintiff’s attorney will emphasize and plan on a handful of themes. The first theme is dependence—the idea that the public has no control over potentially dangerous conditions created by defendants. The second theme is common in negligence cases: duty—defendant(s) have an ethical duty to look out for the public and protect them from threats. This theme presents itself in the context of corporate negligence cases. The third and fourth themes also target corporate negligence:
greed—corporations should not make a huge profit at the expense of the public—and self-interest—corporations make it too difficult to report incidents or deal with threats to safety. The theory projected by plaintiff attorneys is that corporations protect their own and have several hurdles in place to shield themselves from liability.2 The Reptile theory has gained popularity among plaintiff’s attorneys due, at least in part, to the theory’s success at maximizing damages. In response, defense attorneys have employed several strategies to combat this. Defense counsel can attempt to limit the use of this theory by filing motions in limine, in which they attempt to bar the plaintiff’s attorneys from using this tactic at trial. However, this strategy is not always successful. Often, Judges will wait to rule on reptile theory tactics until they are actually employed during trial. Therefore, defense attorneys must employ other strategies to combat the Reptile theory during discovery. One of the most effective is for the defense attorney to recognize reptile theory questions. Whereas ordinarily, questions in personal injury cases will deal specifically with the defendant’s conduct, with the reptile theory, the questions will often be broader and intend to evoke a community fear response. Defense attorneys can prepare themselves, and more importantly, their corporate representatives, to identify questions in written discovery and depositions that attempt to elicit responses that support the Reptile tactics. As the Reptile theory continues to gain popularity, it is more important than ever that a defense attorney in personal injury cases is aware of the Reptile theory. The best way to deal with this theory is to be knowledgeable about it and to know how to address it in the courtroom and before. Doing so gives the attorney a playbook that they can use to refute the plaintiff’s attorney’s attempt to garner sympathy from the jury by invoking their community's fear response.

Comprehensive Executive Health Program Detects Prostate Cancer ERIC LEBBY, MD, IS THE LATEST TO BENEFIT FROM IN-DEPTH CARE PROVIDED BY EXECUTIVE HEALTH PROGRAM STEPHEN ALTHOUSE, LEHIGH VALLEY HEALTH NETWORK
Eric Lebby, MD, Chief Orthopedic Surgery, Lehigh Valley Orthopedic Institute, is just like you. Pressed for time and wanting to take control of his health, Dr. Lebby sought a program designed to address both. He found the answer with Lehigh Valley Health Network (LVHN)’s Executive Health Program. That's because it provides anyone with a challenging schedule with a comprehensive, personalized, head-to-toe assessment of screenings and tests all in one day without sacrificing quality. "I must admit, as a physician, I don't always take the greatest care of myself, as we are always focused on taking care of others," Dr. Lebby says. "I hadn't seen a primary care physician for 10 to 12 years, and that was the impetus to say, 'it's time to do this.'" As it turns out, the decision to get a thorough check-up was critical.
A full medical itinerary For his appointment, Dr. Lebby was greeted by the program navigator at the Health Center at Palmer Township, located at 3701 Corriere Road in Easton. He met the primary care clinician, who reviewed the day’s itinerary. Then a medical assistant took his vital signs and escorted him to the diagnostic suite for a series of imaging studies. Then it was time for a light breakfast in his private suite. “After that, I was off for more tests," Dr. Lebby says. "I had a thorough cardiac exam, several ultrasound exams, a DEXA scan, which looks for osteoporosis, and a CT scan of my chest to measure my calcium score. I also had an echocardiogram stress test. It was all very thorough.” The primary care clinician also conducted a medical history review, physical exam, vaccination review, and skin cancer screening. Dr. Lebby also met with a board-certified health and 16
NETWORK MAGAZINE™
wellness coach, followed by a consultation with a registered dietitian. His day concluded with an in-depth review of all test results with physician Stacey Smith, MD, with Lehigh Valley Physician Group Internal Medicine, who placed the results in a binder for him to take home. “He is a fantastic physician,” Dr. Lebby says. “He really took a lot of time with me.”
Comprehensive follow-through While Dr. Lebby's day was over, LVHN's Executive Health Program's strategy to help him improve his health and quality of life was just beginning. That's because the program includes one year of unlimited health coaching sessions facilitated by a national board-certified health and wellness coach, who can create a customized plan based on a client’s health goals. “Dr. Smith went over what I had to do for the next year and what things I have to stay up on,” Dr. Lebby says. “This encouraged me to get a primary care physician.” In addition, all clients receive one year of follow-up care navigation. LVHN Executive Health Program care navigators assist with scheduling diagnostic testing, primary care followup, and specialist appointments.
Key finding: possible cancer For many Executive Health Program clients, this is where the story ends. But this is not where Dr. Lebby’s story ends. His prostate-specific antigen (PSA) test revealed an elevated number. “At first, we thought it might be an infection and I was prescribed antibiotics,” Dr. Lebby says. “But the PSA didn’t go down. So, I went to a urologist. I ended up with an MRI of the prostate and ultimately a biopsy.” MyNetworkMag.com
The biopsy revealed Eric Lebby had prostate cancer. On March 1, 2023, Dr. Lebby had a robotic radical prostatectomy. One month after the procedure, he reflected on the episode. “I feel great,” he says. “If it wasn’t for this Executive Health Program, I might not have seen a doctor for another five years. Then, five years later, it might have been a much different ending.”
Grateful for care He’s grateful to Dr. Smith and urologist Angelo Baccala, MD, Chief, Division of Urology, Deputy Physician in Chief, Lehigh Valley Institute for Surgical Excellence, LVHN, and each staff member for their superior expertise, acumen, and, most importantly – care. If you think this ordeal did not impact Dr. Lebby, think again. “I essentially owe them my life,” he says. “Who knows what would have happened if I didn’t decide to do this Executive Health Program?”
Call the LVHN Executive Health Program manager at 484225-9911 or visit LVHN.org/exechealth to complete an inquiry form.
More about LVHN’s Executive Health Program Each LVHN Executive Health appointment is customized to the individual. For example, if the clinician determines there is a need for additional testing based on medical history or results from diagnostic tests that can be provided on the day of service, it will be performed. The program is staffed by a dedicated team of highly experienced and skilled board-certified clinicians. Clinicians are hand-selected in cardiology and internal medicine to provide the best clinical fit and patient experience. These include the chief of internal medicine, specially trained diagnostic technicians, hand-selected obstetriciangynecologists, and cardiologists trained explicitly in women's health for female clients.
Take it from someone who knows – LVHN’s Executive Health Program is for anyone and everyone. “I can’t emphasize enough the importance of this program,” Dr. Lebby says. “We all have the idea that ‘I’m going to do this, and everything is going to be fine.’ That’s what you hope. But there’s always that time when it’s not OK.”

The Role of Medical Massage in Addressing Postural Imbalances JESSICA PRINCE, LMT, MMP MEDTHERAPY SOLUTIONS, LLC
“If you don't make time for your wellness, you will be forced to make time for your illness." - Unknown. Having good posture starts at your base, and that means your feet. If your feet are uneven, it can cause a number of uncomfortable or painful issues up your legs, hips, back, shoulders, and into your neck, which may result in headaches or migraines, as well. That’s why ensuring that your feet are even is so important, yet the most overlooked issue relative to discomfort and pain. But determining the root cause of your pain doesn't start with the feet. Instead, it starts with a deep dive into your medical history. I need you to be as descriptive as possible, as it is extremely helpful in pinpointing the underlying condition and how to treat and correct it. Don't stress! I ask plenty of questions to help you describe what you're feeling, and my years of experience allow me to understand what you may wish to relay to me but cannot place into words. Once I have a full understanding of your medical history, I perform an evaluation on you, where I take measurements from numerous locations on your body to determine what is correct, imbalanced, and uneven so that I can ascertain the root cause of the problem is that needs to be corrected. I always start at your feet - your base - because the smallest imbalance or unevenness will be amplified when we get to your hips, let alone your lower back and shoulders. It is also extremely important, to begin with the feet so I don't miss anything to help you get you out of pain and back into your life as fast as possible because that's why you come in for treatment, right? 18

Maybe you’re waking up with Plantar Fasciitis in the mornings. That feels like little rips and tears in the bottom of your feet. While it may not be showing up as bilateral pain (both feet), in my experience, working on both feet is extremely important, as you could be coping and not be aware of it. And trust me, the last thing you want is for the pain in your one foot to be gone immediately after treatment, only for your other foot to now be hurting you. Or for you to begin walking differently, as a result of only one foot no longer being tense, and for that to result in a new issue within a couple days. That's why having an experienced practitioner who looks at the body as a whole is so important. And when you do, the results can be nothing short of amazing. In fact, many of my clients have renamed this treatment “Cloud Feet” because by the time the treatment is done, they feel like they’re walking on clouds! But, to the surprise of many, a lack of foot pain doesn't mean that your feet aren't the problem. Sometimes, knee and hip pain actually comes from your feet! This is where performing posture and pain assessments and manual muscle testing throughout the evaluation assist me in determining the root cause and verifying it. Also, while going through the assessment, I build a custom treatment plan specific to your needs and goals because a generic treatment plan isn't going to get you back to pain relief and enjoying your life with the speed you deserve. Quite honestly, it amazes me how few practitioners develop custom plans specific to their clients and then scratch their heads when the patient complains that they aren't seeing any benefit or progress. But I digress…
MyNetworkMag.com
If you want to treat chronic sciatica, frozen shoulder, chronic shoulder pain, chronic bursitis, your neck/head sinking forward from looking at the computer, or any other condition or issue, we will work together to develop a treatment plan specific to you to maximize your results. So, what does a treatment plan look like? Once we establish the root cause of the pain, how long you’ve been dealing with the pain, or how badly injured it is, I can develop a length of treatment broken down into stages like
the crawl, walk, run process. For our purposes, the stages would be: first an initial assessment, then getting you back to baseline, then lengthening, strengthening, correction, and re-education, another reassessment, and finally testing/ reconfirming the results! Just as important to ensure that your path to pain relief is as quick as possible, assessments are done at the beginning, middle, and end of each treatment session, with sessions usually lasting an hour.

Review of Literature on Hearing Loss and Dementia DR. JENNIFER STINSON, AU.D. STINSON AUDIOLOGY SERVICES, LLC In recent years, it has become widely known that hearing loss has a correlation to dementia and cognitive decline. Studies have been primarily conducted by Johns Hopkins University under Dr. Frank Lin, M.D., Ph.D., a Professor of Otolaryngology, Medicine, Mental Health, and Epidemiology. Initial reports by The Aging and Cognitive Health Evaluation in Elders study (ACHIEVE study) found that there is a significant correlation between hearing loss and dementia, which is described through 3 mechanisms: cognitive load, effects on brain structure, and social isolation. The study went on to inspire additional analysis to determine whether corrected hearing loss and/or hearing aids could potentially reduce the probability of cognitive decline. In summary, the ACHIEVE study found that hearing loss takes your brain away from other functions because it is necessary to focus so much on working to hear that it increases a person's cognitive load. The findings showed significant changes in the structure and function of the brain because of the increased cognitive load. Neuroscience tells us that the brain can be changed and molded by different activities even later in life. The stress of hearing loss will tend to cause someone to withdraw from conversations, group, and one-on-one activities. This can lead to a sense of loneliness and despair, affecting mental health and well-being. The U.S. Department of Health 20

and Human Services released a report in May 2023 on social isolation being a major risk factor for health and mortality. The report shows a strong relation between heart disease, stroke, depression, anxiety, and dementia when a person has poor social connections or a reduced sense of belonging. Fast forward to a study published in 2023 by Dr. Frank Lin and his colleagues that further investigated whether hearing aids would reduce the risk of cognitive decline. In this study, they completed an analysis of participants wearing hearing aids in a group that had higher risk factors for hearing loss in addition to a group of healthy volunteers. This study found that over a time of 3 years, there was a decrease in cognitive decline among those participants with higher risk factors for dementia. In conclusion Dr. Lin suggested that for someone with hearing loss, obtaining hearing aids is a low risk to take if you are concerned about the potential consequences of dementia. Hearing aids, when fit appropriately, are generally accepted by the user and have very little potential for harm. The information and studies that have been completed thus far are showing strong enough evidence to make every effort to correct hearing loss and with this has come greater access to affordable hearing care! Holiday Blues: A Counter Perspective During a Joyous Time VANCE P. FARRELL, M.S. CLINICAL COORDINATOR, BEHAVIOR SPECIALIST, & CLINICAL MENTAL HEALTH TRAINER AT NEW LEAF SUPPORTS Each year, from October 31st through January 1st, there are 4 major holidays (Halloween, Veterans Day, Thanksgiving, New Years, and those that occur in mid to late December [Christmas, Hanukkah, and/ or Kwanzaa]) are celebrated. Since this time is filled with so many holidays, it has become synonymous with a time of great joy, happiness, and togetherness due to the ideals and meanings associated with these holidays. However, it can also be a time of struggle for others. This phenomenon is commonly referred to as the "Holiday Blues" in reference to the depression and other negative feelings that impact many people. Although many of us are familiar with the term “Holiday Blues” and often see it as an excuse, the significance of its impact on those afflicted by it cannot be stressed enough, especially for those with a pre-existing mental health condition. According to statistics gathered by the National Alliance of Mental Illness (NAMI), it is estimated that 64% of those with a pre-existing mental health condition experience worsened symptoms during this time of year. This is especially true for those who have diagnoses such as Major Depressive Disorder and Generalized Anxiety Disorder because of the high emotional demands and stress that can also be associated with some of these holidays/ celebrations. Stressors during this time of year can come from a myriad of sources, all of which can be significant and difficult for anybody to handle on their own, but added onto the overwhelming experience of suffering from other mental health symptoms and stressors already can make this time of year more difficult to bear than one could ever imagine. When analyzing these stressors, 3 categories can be formed based on the source from which the stressors originate. The first category can be defined as natural difficulties and stressors, which refer to situations occurring naturally during this time of year that could negatively impact anybody. One example of a stressor in this category is the decreased amount of sunlight. This is the time of year when the days progressively get shorter until they are finally capped by the winter solstice, or the shortest day and longest night. Other stressors that fall within this 22
NETWORK MAGAZINE™
category include stress from traveling to and from other residences for events, difficulties driving in the winter weather, and decreased opportunities to participate in outdoor activities that are present throughout other seasons. Apart from these stressors, another category includes stressors from societal/familial expectations during the holiday season. These stressors are often harder to predict because of the wide variety of expectations that each person’s family may have since these are often based on the traditions and customs associated with each person's family history and culture. However, that does not discount the impact of these stressors on a person. Additionally, there are still common societal pressures that can significantly impact those already susceptible to societal pressure and expectations. Some examples of these include financial stressors from purchasing gifts for family and other loved ones, the pressure to pretend to be happy and excited during this time of year, and comparisons to other people’s posts and photos on social media. The final category that these stressors can be separated into includes those stressors related to past trauma or upcoming negative experiences. These stressors are arguably the most impactful because of the deep-rooted connection these stressors can have with a person’s emotional wellness and ability to cope with other stressors. Some examples of these stressors include the pressure from seeing undesired family members and, for some, facing the holidays without a loved one. The impact of these factors can be daunting to even fathom during any time of the year, but during this season, these stressors are often more impactful because of the volume, frequency, and intensity that occurs during this time of year. As mentioned before, many factors can impact a person's perception of this whimsical season and cause negative experiences. To combat this, it is vital that we look past the societal norms and expectations associated with this time of year and ensure that we are focused on the well-being of those we want to spend time with. Mild Hyperbaric Oxygen Therapy: A Boost in Productivity for Professionals YULIYA SEMENOVYCH LONGEVITY CONNOISSEUR AND FOUNDER OF ELIXIR HEALTH AND WELLNESS
As the demands on working professionals get greater and greater, even a slight edge in performance can help you stand out. Lawyers have to juggle multiple cases, sift through hundreds of documents, and perform in front of a courtroom. Doctors make critical decisions every minute they are on call, perform intricate procedures, and have to handle a wide range of patient concerns while maintaining their composure. The margin for error is slim, and peak cognitive function is paramount. While there are many methods that promise enhanced productivity, mild Hyperbaric Oxygen Therapy (mHBOT) is emerging as a scientifically backed avenue for boosting performance. For individuals under high stress, mHBOT might just be the difference between life and death for their clients – literally.
Understanding mHBOT Mild Hyperbaric Oxygen Therapy is a non-invasive treatment where individuals sit inside a large pressurized pod and inhale pure oxygen. This increased pressure allows more oxygen absorption in the brain, tissues, and critical organs, promoting better blood flow, reducing inflammation, and faster cellular repair. You can read, nap, or answer emails during the session.
24
NETWORK MAGAZINE™
mHBOT and productivity The brain consumes approximately 20% of the body's total oxygen supply; mHBOT helps supercharge this oxygen intake. • Enhanced Cognitive Function: Some studies found that individuals undergoing mHBOT demonstrated improved attention and reaction times. For lawyers or judges listening to elaborate arguments or doctors making splitsecond decisions, such enhancements are invaluable. • Improved Memory Retention: The ability to recall details of past cases, medical histories, or even the minutiae of a recent seminar can make a significant difference. Increased oxygen levels through mHBOT have been linked to better memory retention and recall. • Reduced Fatigue: One of the most significant barriers to productivity is mental fatigue. With intense workloads and long hours, professionals often find themselves drained. mHBOT aids in reducing both physical and mental fatigue and boosting energy, ensuring that these professionals remain sharp and attentive throughout their demanding schedules. MyNetworkMag.com
Real-world Example Many athletes from various sports have turned to mild Hyperbaric Oxygen Therapy to expedite recovery and enhance performance. One of the most notable athletes to publicly speak about the benefits of HBOT is LeBron James. In various interviews LeBron has gone into detail that he uses the chamber to speed up his body's recovery process, especially after rigorous games or training sessions. The increased oxygen levels in the chamber are believed to reduce swelling and inflammation, boost the immune system, and increase energy – all crucial for an athlete of his caliber who needs to bounce back quickly and maintain peak performance. It's been highlighted how LeBron's commitment to his body, which includes treatments like HBOT, has been a significant factor in his longevity and consistently high levels of play, even as he ages. While LeBron is not the only athlete to use HBOT, his endorsement of the therapy brings significant attention to its potential benefits, especially in the world of professional sports, where recovery and performance are paramount.
Incorporating mHBOT Your Routine For professionals interested in leveraging mHBOT for productivity, here's a brief guide:
• Consultation: It's important to consult with a knowledgeable mHBOT provider. You should feel confident in their ability to guide you and adjust the frequency and duration of sessions tailored to your needs. • Regular Sessions: While some benefits can be seen after a single session, consistent mHBOT treatments ensure sustained cognitive enhancements. 20 to 60 sessions is the norm for long-term benefits. • Combine with Other Wellness Practices: mHBOT, as anything, works best as part of a holistic wellness approach. Combining it with regular exercise, a balanced diet, and adequate sleep can amplify its productivityboosting effects. In conclusion, mild Hyperbaric Oxygen Therapy offers more than just health benefits; it holds the promise of optimized productivity for high-functioning professionals. As research continues and more professionals share their success stories, mHBOT might soon become a staple in the toolkit of those seeking to elevate their game. The message is clear for lawyers, doctors, and other professionals: thinking sharply can be as easy as taking a deep breath.

Must-Do’s When Attracting Talent to the Lehigh Valley KATELYN MACK, PRESIDENT, LINC
Know your audience. This adage is as true for public speaking as it is for recruiters and hiring managers. With an estimated 9.6 million open jobs in the United States and 5.7 million job-seeking unemployed workers, companies must consider new strategies for attracting talent. As Lehigh Valley companies look outside the region to recruit for key positions, knowing what relocating talent wants and needs is vital to success.
What Does Relocating Talent Want? In the 2023 issue of Talent Wars, DCI explains, "Now more than ever, talent is prioritizing the ability to live (and afford) a full life outside of work over the 'hustle culture' of the past." In other words, quality of life is the top driver of why talent moves to a new area. But what does quality of life mean? Today's candidates are not just looking for a job they love; they want a job that allows them to enjoy where they live. They want a safe neighborhood, good K-12 schools, and the ability to afford a home. Talent also wants a place where they feel welcome. A recent Lehigh Valley Economic Development survey completed by DCI showed that in target geographic markets, about half of external talent is familiar with the Lehigh Valley and that 42% of candidates would consider moving to the Lehigh Valley for a job that matched their skill and salary requirements. So what must companies do to attract talent from outside the area jobs in the greater Lehigh Valley?
Elevate the In-Person Experience Candidates’ first-hand experience with a new area strongly influences communities they consider relocating to (46%) just behind internet research. In the Lehigh Valley, we have Discover Lehigh Valley as a clearinghouse of activities, events, and resources for those visiting the area. As an employer, you can’t control whether someone comes to visit the Lehigh Valley, but you can orchestrate an exceptional candidate visit. Area tours from knowledgeable realtors are a great start. In addition to having the inside scoop on the housing market, many realtors can recommend pet care, coffee shops or talk about area farmers' markets. But to experience a place, candidates need to explore on their own. Choosing where to go in a limited time can be a daunting task, which is why consultations with a third party, such as LINC, can be so valuable. 26
NETWORK MAGAZINE™
Do candidates prefer a spot close to work that is walkable or that showcases the area’s rural feel? Most recruiters don't have sufficient information to make these decisions because they are focused on ensuring a great hire for the company, not a great addition to the community. In addition, those hiring talent from outside the area can’t ask private questions about family structure, children or dependents, or health concerns. A differentiator is having a third-party organization, such as LINC, to assist in confidentially answering candidates' questions and hosting a premium visit to the area. It has proven to be an influencing factor in candidates' decisions to accept a job offer.
Take Care of the Family Hiring efforts often focus only on the expressed needs of the candidate. Yet the decision to accept a job offer in a new area for a candidate with a family impacts the entire family unit, including extended family – especially if extended family members are providing support with child care. Companies can do several things to make it more likely that a candidate moving with family accepts a job offer: • Invite the candidate’s family, at least their partner, to visit. This first-hand experience of the Lehigh Valley can dispel myths or misperceptions of the area. Housing and/or school tours and well-planned itineraries with the family’s unique interests and goals in mind can put a couple at ease and help them visualize life in the Lehigh Valley. • Consider if and how to provide career support to accompanying partners. If part of a dual-income family, a move for your employee may raise concerns from their partner. A third-party agency that can provide career support assistance – from resume review to networking with local area employers can set your company apart and put your candidate and their partner at ease around the long-term financial pressures of relocation.
Expand Your Network The logistics of relocation can be a huge burden to your new hire and your Human Resources team, especially if your company is new to relocating talent. But you don’t have to do it alone. In the Lehigh Valley, there are networked organizations available to assist you in creating an exceptional experience for your candidates and new hires. Launching or expanding a business? Consider these 4 things first. MONICA KOHLI, FOUNDER AND PRINCIPAL CONSULTANT OF SAVITA CONSULTING Starting a business or expanding an existing one is a thrilling yet demanding endeavor for businesses of all sizes. Given the current business landscape, careful planning is needed to face distinctive challenges such as heightened competition, shifting economic conditions, and continually changing customer preferences. In this article, we'll explore advice tailored for entrepreneurs and small business owners navigating the complexities of launching a business or expanding an existing one in today’s market. These tips are valuable whether you are adding a new product or service, expanding your physical footprint, or fully starting a new business from scratch. Here are four things to consider when launching or expanding a business to chart a path toward success and sustainable growth.
1. Know your market and unique value
why they should choose your product or service over another option. This will not only help promote a successful launch or expansion but will also give you a competitive edge.
2. Crunch the numbers When launching a new business or investing in a major expansion, it's crucial to understand the financial impact it will have. This includes potential revenue, increased costs, and how it might affect your existing products or services. Knowing the financial side helps justify the budget for your marketing and allows you to set appropriate sales goals. A business plan is a valuable tool that can be used to understand the impact on your profitability early on and when you can expect the return on your investment.
3. Monitor how it’s going
Understand your market well! While it may seem like the most obvious advice, many business launches and expansions fail by making assumptions about what customers want. To ensure your strategy succeeds, you must first confirm the value of your product or service and ensure it addresses specific customer problems. If pursuing an expansion, be sure you can answer questions on how customers will benefit from it: will it expand your target market, will it make the buying experience better, etc.
Thinking the job is done once a launch or expansion is live is a common mistake. It's important to recognize that a successful launch involves ongoing adjustments. Feedback from the market is crucial to continually meet your growth goals. Immediate customer feedback can offer valuable insights into whether your marketing is effective, if your pricing or packaging needs tweaking, or if any other changes are needed to boost sales. New launches are also a great opportunity to test different strategies and see their impact on growth. For example, it may be a good time to try out new marketing channels to drive brand awareness and customer engagement.
Find out what your customers seek, test your product or service early on, and refine your marketing message. Tailor your marketing to show you understand your customers and
Once again, a business plan is a useful tool that can help track performance when your new venture is live.

4. Talk to a business consultant It never hurts to have help. Business launches and expansions are often complex and resource-intensive efforts. In-house marketing and financial resources may be limited for small businesses and entrepreneurs. This is why working with a consultant can be attractive, especially when crafting your business plan or marketing strategy. Consultants bring comprehensive expertise, drawing from diverse experiences across industries and projects. Opting for a business consultant can improve the time to market for your launch or expansion while offering cost-effectiveness, flexibility, and better results.
In conclusion, the key lies in planning your strategy, whether you are about to start a new business launch or are in the midst of expansion. You can navigate potential challenges by leveraging these insights while fostering growth and profitability in an ever-evolving market.

Can Fitness Create Wealth? A conversation with Matt Stocker, CEO of Matt Stocker's Trinity Fitness in Easton, Pa STEVE REDMOND, FOUNDER, VALLEY WEALTH ALLIANCE
The Valley Wealth Alliance is a nonprofit organization that promotes financial literacy programs in the Lehigh Valley. The organization also promotes wealth through entrepreneurism and business ownership. One of our community service initiatives is to have conversations with business leaders to discuss trends, strategies, and ideas to help other entrepreneurs grow their businesses. Today’s conversation is with Matt Stocker. He is the fitness trainer to some of the most influential business leaders in Lehigh Valley. We want to know if fitness is key to building a successful business.
What are the benefits of exercise for mental health and stress relief?
What is the significance of your business name and logo, Matt Stocker’s Trinity Fitness, Mind, Body, Spirit? As a very spiritual and religious man, Matt came up with the name during church. The logic behind Mind, Body, and Spirit is that a person’s mind, body, and spirit must be working together for a person to have a strong infrastructure. This combination helps individuals produce their best life.
Why do you think it is important for business owners and high achievers to work out?
The benefits of exercise extend beyond just a positive mental state; it has been shown to improve memory, cognitive functions, and overall brain health. Exercise is a key ingredient to fighting off stress. Entrepreneurs must balance business stress and personal stress daily. Therefore, a fitness plan should always be part of your life plan.
Matt is confident that when a man or woman works out, it helps them feel good about themselves; this feeling helps them command any room they are in. It helps them think more clearly and helps them be secure in their decision-making. Lastly, when people see the physical aspects of you working out, they see a disciplined person. Discipline leads to high productivity. This attracts more business because people like doing business with highly productive individuals.
Why does the business community need a gym that caters specifically to them?
As a personal trainer to the business community, what is the main purpose of training sessions?
The business community needs a high-end gym that is not crowded with bodybuilders and staff that don't know your name. High achievers and businesspeople thrive in exclusivity. Working out with like-minded people is great for networking and overall self-improvement.
Matt stated that the purpose of his training sessions is not to make you the biggest person in the room. No matter how rich and successful you are, you still have problems. His job is to strengthen your body and mind to deal with problems and the high stress of business.

What is your 48 Hour Rule? Throughout the conversation, Matt consistently mentions his 48-hour rule. What is this rule, and how should entrepreneurs apply it to everyday life? Matt says we all have 48 hours of free time on the weekends. This time should not be wasted on people who cannot make a positive deposit in your life. Spend your time around thoroughbreds. Following this simple rule will make a significant change in your life.
Can a fitness routine help entrepreneurs stay focused? When you create a routine, you give yourself structure and purpose for the day. Routines establish habits that keep you focused on completing your tasks. A morning routine that starts with exercise will make all the difference in your life.
Entrepreneurs make huge investments of money and time into their businesses. Everyone wants to be at the top of their game. However, most entrepreneurs need to remember that they must make an investment in their bodies as well. This is the most important investment because you can only enjoy success if you have health. The Valley Wealth Alliance wants to thank Matt Stocker for donating his time to help us provide entrepreneurs with his invaluable information.

The Importance of Human Connection in the Digital Age TOM JORDAN, CENTRAL PA MARKET PRESIDENT, UNIVEST BANK AND TRUST CO.
The current economic climate may be a cause for concern for many business owners, but despite the headlines, it's not all doom and gloom. What we're hearing from most of our customers is that there's still solid activity, with businesses seeing good sales and solid pipelines. We don't want to downplay any signs of caution, such as rising cost of goods, increasing interest rates, and shrinking consumer confidence, but it's important to stay focused on what's happening in the communities you serve while having a plan for the future. In today's technology-driven world, it's easy to get caught up in the hype and forget about the importance of human interaction. What are your customers saying? What is the outlook of local community leaders? As a commercial lender, Univest knows that while data may drive decisions and digital transformation is necessary for growth, it should never come at the expense of relationships. It’s important to get out of the technology bubble and be in front of people by talking to customers, employees, and peers because that's the best way to gain a full view of what's going on in your business. At Univest, it’s our job to work with our customers to help them find their way through the good times, but more importantly, through the times of concern. We believe that people are complemented by technology, not replaced by it. Our goal is to use technology as an accelerator for enhancing the customer experience, but we never lose sight of the importance of human connection. In fact, we see it as a true differentiator for our business. To illustrate this, two real-life examples come to mind that show how we helped our customers navigate complex situations with their businesses that could not have been resolved without face-to-face interaction. With our agriculture lending team, we recently worked with two families related by marriage, a brother and a brother-in-law. They planned to buy one farm and subdivide it between the family members into four farms over the next two to three years. Most lenders would see this as too complicated, but because of our relationship, we went in as trusted advisors and provided a 32

customized loan structure to help the family accomplish their goals. We sat down with the whole family to listen to their goals and set up the next generation with a custom product that also made business sense for us. By working closely with everyone involved, we learned about the nuances and planned for this family to create something that worked for everyone. This type of interaction simply can't be replaced by technology. In another example, we worked with a family-owned commercial business where the father transitioned the business to the next generation. Two family members were in the business, and two were not. We were invited to the table to understand how the new generation would be incorporated into the business and what benefits they would gain as part of this transition. We were involved early in the process because we built a personal relationship with trust at the core. This allowed us to help everyone at the table hear and understand how financing could assist in the transition to the next generation. These success stories show the value of face-to-face meetings and human interaction. In both cases, we created customized solutions that addressed the unique needs of our customers. We didn't just rely on technology to crunch numbers or assess risk. That is an important part of the process, but so are careful planning and discussions with our customers. We leverage technology to help enhance the experience we deliver to each of our customers. At Univest, we believe that the key to success in commercial banking is a combination of technology and human connection. While many banks are focused solely on digitization, we understand the importance of building relationships with our clients. Uniting a Community: Mental Health in Athletes HAMP SMITH JR. & ANDREW ATIYEH FOUNDERS OF KNT BASKETBALL
KNT Basketball is an organization that was created to focus on all of the aspects of mental health in our community. Our goal, as an organization, is to bring awareness to the growing stigma surrounding mental health, as well as educate our community on the importance of mental health in our everyday lives. With this goal in mind, we decided to partner with the American Foundation for Suicide Prevention (AFSP), a non-profit organization educating and assisting individuals and families in our community on ways to cope with mental health and suicidal thoughts. With this partnership, we created the KNT Basketball Tournament. This non-profit event is geared towards educating the community, with the focus being on athletes. This allows us to reach a different demographic that may not participate in other events that benefit mental health, truly making this a unique event. In July of 2021, three friends decided to create the KNT Basketball tournament in memory of their friend Kobee Nyro Texter who last his battle to mental health and suicide. Kobee was a beloved family member, friend, and athlete in our community. When this occurred, this opened our eyes to the importance of mental health and how it affects our lives on a daily basis. With this in mind, we wanted to give our community an outlet and encourage them to speak on their mental wellbeing, struggles and hardships. During our event, we offer a variety of speakers and resources for our community to benefit from. We have representatives from Lehigh Center for Clinical Research (LCCR), St Luke's University Health Network, Capital Blue Cross, and Preventative Measures, helping us to have a larger impact on the health of our community.

In the United States alone more than 50% of people will be diagnosed with a mental illness or disorder at some point in their lifetime. In 2020 there were approx. 1.2 million suicide attempts with a 26% success rate. Suicide is the 12th leading cause of death in the United States. There isn't one specific thing that we can call the cause of suicide but there are some warning signs we can notice if we are looking for them. With Kobee, we didn't see the signs because he was always smiling on the outside and we didn't know exactly what to look for. Some of the main signs that someone may be struggling with mental health or suicide include changes in their behavior, moods, and talk. These signs can be caused or created by some major risk factors in people's lives. Some major factors that put people at risk of suicide is their environment, health, and family history. There are always outlets for anyone struggling with mental health, whether it be a family member, friend or even a trained professional. The AFSP in 2023 also created a hotline for those in a crisis, you can call or text “988”. The more people aware of this growing epidemic, the more lives we can touch and save today and in the future. Together, with your help and the help of all in our community, we can make a large stride forward in ending the stigma that surrounds mental health and reaching the AFSP's goal of reducing the suicide rate 20% by 2025. This year we used the saying “My Community is My Anchor”, just like a boat uses an anchor to stay on course and not drift away, so we want to be an anchor in our community, providing the help and guidance to guide all through their stormy days. The 1741 Gemeinhaus, Bethlehem’s Oldest Building CARI MASLOW, VICE PRESIDENT & MANAGING DIRECTOR, HISTORIC BETHLEHEM MUSEUMS & SITES
The 1741 Gemeinhaus is the oldest remaining structure in Bethlehem. It was designated a National Historic Landmark as the birthplace and residence of Lewis David von Schweinitz, the Father of American Mycology. The building is part of the Historic Moravian Bethlehem National Historic Landmark District, one of only eight such districts in Pennsylvania and about 200 in the United States. Thousands of people tour the Historic District each year to experience the wonderful sense of place in Bethlehem. In the 18th century, Moravian settlers from Europe established a communal society here as part of an international religious network and social experiment. Bethlehem was the principal base for Moravians in the New World serving as both the religious and administrative center for the Moravian Church in North America. The surviving buildings and structures are outstanding examples of German Colonial architecture and Moravian town planning. Today, the 1741 Gemeinhaus is the home of the Moravian Museum of Bethlehem. It is believed to be the largest 18th-century log structure in continuous use in the United States. Built of white oak timbers in the German Colonial style, it was constructed in two stages with the center and western portions begun in 1741 and the eastern section begun in 1742 and completed in 1743. In 1777, the Gemeinhaus was parged with stucco and scored to resemble coursed stone. In 1868, the parging was removed and replaced with wooden clapboards. Visitors can see the logs beneath the clapboards in the breezeway of the building.
gender, or ethnicity. At one time in the mid-18th century, 15 different languages were spoken in Bethlehem. During the first 20 years of the settlement, Europeans, African Americans, and American Indians lived, worked, worshiped, and went to school together. Historic Moravian Bethlehem has a high degree of both integrity and authenticity and encompasses excellent examples of the architecture and town planning of the 18th century community. Today, a Moravian from the mid-1700s would feel at home walking the streets of Historic Moravian Bethlehem. Bring your friends and family and experience it yourself this year.
It’s hard to believe that for a few years the entire community, approximately 80 people, lived together in this log structure. It provided home, church, classrooms, kitchens, workrooms, and healthcare as the community was building their choir (residential) houses along Church Street. The Gemeinhaus remained a residence for single and widowed women until 1966 when it became home to the Moravian Museum. Today, visitors journey to Bethlehem to learn about these early Lehigh Valley residents. Docents provide tours that tell the story of the original settlement and its unique community. Visitors are often surprised to learn what life was like here in Bethlehem in the 1700s. Many Moravian buildings, still standing today, reflect the ingenuity, creativity, and universality of Moravian thinking and philosophy. The Moravians believed that all people, both men and women, should receive the same education; that all people should receive health care; that women should have equal rights with men in the community; and that all people should work together for the good of the community without prejudice regarding race, 38
