Techniques to Transformation As an actor and coach with over two decades of experience, I’ve witnessed firsthand the transformative power of acting in better understanding ourselves and our desires. This insight extends beyond the realm of the stage and screen and can be applied to various aspects of life, including gratitude. Gratitude is more than a mere collection of thankful words; it’s a gateway to profound emotional connection and enrichment. By integrating acting techniques such as the “moment before” and substitution, we can take our gratitude practice to a whole new level, allowing us to tap into genuine emotions and elevate our overall experience of gratitude. Gratitude stands as a luminous beacon, casting light upon the positive dimensions of our lives and nurturing contentment and joy. The concept of the “moment before” consists of three pivotal questions that tether us to the present moment: Where was I? Where am I? What do I want? It’s an exercise in mindfulness, grounding us in the precise juncture where our desires converge with our present state. Let’s apply this to the pursuit of abundance. Imagine this: After an invigorating swim in my pool, I find myself nestled on a plush couch, my beloved dog snuggled close. My aspiration is to infuse my surroundings with life-nurturing energy that heals from within. This composite of real and envisioned elements creates an atmosphere rich in authenticity, even if not all components are currently present. Yet, the term “substitution” steps in to work its magic. In acting, it’s the process of channeling genuine emotions into a character’s experiences. In our context, it becomes a bridge between what we have and what we aspire to possess. Consider my longing for the pool – by substituting it with the serene memory of a vacation poolside, I immerse myself in the serenity and peace I seek. I bask in the feelings, allowing their frequency to harmonize with my intentions. Here’s another nugget: blend new desires with existing gratitudes. This intricate fusion cultivates a resonant emotional landscape. The joy you derive from current accomplishments can seamlessly coexist with aspirations, forming a cohesive tapestry of gratitude. Five Lessons from the 2023 Multifamily Conference Circuit The multifamily housing industry is constantly evolving, driven by advancements in technology, shifts in renter behavior, and innovative marketing strategies. And, we can’t ignore additional factors that are heavily influencing the landscape of our multifamily businesses today, such as staffing shortages and record-setting rent growth. As we reflect on the insights gathered from the 2023 Multifamily Conference Circuit, it’s evident that several key trends and ideas are shaping the future of the industry. 1. Video isn’t going anywhere Video marketing is no longer just a trend; it’s a necessity in today’s digital landscape. Nearly every 2023 conference had video sessions on their agenda, which demonstrates the continued emphasis on the significance of utilizing video content to engage with potential renters effectively. Video not only allows us to showcase our communities in immersive ways, giving prospective renters a more vivid sense of what life would be like in their apartments, but it also gives us an opportunity to connect with renters earlier and in a much more personalized way. But, there are so many other ways to use video: One key takeaway from the AIM Conference is the growing importance of connected TV and video ads. Connected TV is just a fancy phrase for streaming TV. With the rise of these streaming services and Smart TVs, multifamily marketers are adapting by creating targeted video ads to reach their audiences where they spend most of their screen time. In the past, television-based ads were out of reach for the multifamily industry due to the incredible cost and ad-buy minimum thresholds that were well outside of traditional multifamily budgets. However, technology is evolving and it’s now not only cost-effective to produce video content, but TV ads are now as affordable as what most communities are spending on Google or paid ads on Meta. If you want to see some early adopters in the connected TV space, keep an eye on Bozzuto, Kairoi, Van Metre and Thrive Communities. They’ve all been effectively running ads for their communities via these platforms and they’re closely measuring their success. So far, the results are favorable and their brands are certainly being elevated vs. the competition. Furthermore, 1:1 video communication was a hot topic at VAMACON, TAA, The Techome Builder’s Summit, NAA and in D.C. at PMA’s spring leasing summit. Leveraging personalized video communication allows on-site teams to establish more meaningful connections with potential renters (and residents), making them feel valued and understood. Maintenance teams are using video tutorials, to give residents a visual “how to” for numerous things around the community
- such as how to operate a trash compactor to how to operate a smart thermostat. The real value in video is that it can be measured but also, it becomes scalable. Once video content is created, it can be shared and used in a variety of additional ways. Multiple use-case examples were shared this conference season, but a few included the ability to reduce the number of service requests the maintenance team has to respond to by incorporating tutorial videos and reducing the time leasing teams spend touring (an in-person tour averages 45-60 minutes whereas a live virtual tour lasts just 14-17 minutes on average). 2. Renter Experiences Are Under a Microscope The conference circuit this year also highlighted the significance of creating exceptional renter experiences. In an age where renters have high expectations and double digit rent increases are still very much the norm, going the extra mile has now become more like “go an extra 10 miles and do it with heels on”. Renters are being trained by other industries to want immediate results and experiences that aren’t just amicable, but something they can show and tell about.
First, they created student focus groups in 13 markets across the country. What they learned: Make everything shareable - on your social, on your website - every single piece of collateral, content and information. And, renters can prefer elevated levels of service versus free rent. Her team listened to feedback and then got creative. Feedback from marketers was mixed: Some were apprehensive, more due to the fear of the unknown with a new tool and others are already embracing the Chat GPT platform and using it to assist in writing ad copy, website descriptions and more. Others, like Kristina Marshall at BH Management, are letting their on-site teams experiment with the tool as part of their day to day leasing routines. But Chat GPT doesn’t have to solely be used to write copy. You can feed it virtually any type of information and ask it to make recommendations for you. So, if you’re afraid to use it for content or renter-facing information, you can still utilize it to save time and money in other ways. For example - feed it your property information and other fun details and ask it for suggestions on resident events that would create a sense of community and get people engaging. Use these suggestions to execute better on your next resident event. Or, ask it to provide some ideas for your next team building event or to create a meeting outline for you. You can even ask it to create an office schedule for you, so if you’re trying to start in-
corporating a hybrid or extended office hours type of schedule, it can help and can do it in about 30 seconds versus the hours it would take a human to do the same. It works incredibly fast and most of the results are fairly usable and doable. You’ll need to finesse the final work, but it’s quickly becoming a time saver and works as a source of inspiration when yours is running low. Conferences are a great place to network and meet other multifamily colleagues, but they’re also a great place to soak up education and to learn about new technologies. From the importance of video marketing and renter experiences to the rise of personal branding, role specialization, and AI integration, these trends and ideas are reshaping the way we operate and connect with renters. Embracing these lessons will be essential for multifamily professionals looking to stay competitive in the years to come. And, as you prepare your 2024 budgets, I hope the information here helps you make more informed and impactful decisions for your multifamily business.

What Does It Mean to Be “Ghosted”??? To be “ghosted” by someone means that they suddenly and unexpectedly stop all communication with you, leaving you without any explanation or closure. They needed a leasing agent for the weekend…the rest is history!

What have been the most rewarding aspects of your leadership role? Hands down, the people. Seeing people grow, develop and then develop others!
What measures do you take to ensure your staff stays motivated? Our success as a company depends on our staff so I would say anything and everything! We care about our team members and who they care about. We are committed to supporting, developing and taking care of every team member. That can be seen in updates to holidays, benefits, group activities, training, development opportunities, etc.
How has the multifamily industry changed since you began your career? The first word that comes to mind is “manual”. The technology improvements are definitely the most impactful. Keep in mind when I started, we had ledger cards and LOTS of paper. When I first experienced actual computer software, it was DOS based and very clunky (technical word there ). The other significant improvement is professionalism. The credit there has to go to organizations like the Apartment Associations and IREM. With the local, state and national support of development, we have industry standards that have really raised the bar. Vendor partnerships that focus on doing the right thing and working together for the good of the industry. All of these things have continued to improve over the last 30 years. Wow that sounds like a LONG time.

What advice would you offer someone looking to enter the multifamily industry? Find a good company with strong values, mission and development programs. Also, be open to learn from EVERYONE! Get involved in your property, your company and the local apartment association. I actually just offered this advice to someone and they are thriving! My son, Daulton works for AMLI in Denver Colorado. What do you believe are the key components of successful multifamily management? Trust, Integrity, Caring and Commitment to Excellence. What have been the biggest challenges you have faced in your leadership roles? Balancing it all – the personal and professional. What has been the most impactful decision you have made as a leader in the multifamily industry? I don’t know if I could choose just one decision. I do understand and appreciate the opportunity that I have to make decisions. I not only take it

Where do you turn for inspiration? Inspiration can come in many forms. There are so many platforms now. I have always read but now there are podcasts, social media, youtube, etc! Do you have any recommended reading/books? I love all of the greats when it comes to leadership – Stephen Covey, Dale Carnegie, John C. Maxwell and Brene Brown. Recently I really started loving Patrick Lencioni and Simon Sinek! I have always loved Strength Based Leadership conceptually. SOLUTION TNR, or Trap-Neuter-Return, is the most effective and humane method of controlling outside cat populations. With TNR, cats are trapped, spayed or neutered, vaccinated against rabies and ear-tipped for identification. TNR is about: • • • •

The goal is kitten-free complexes, not necessarily cat-free complexes. Families will no longer see kittens run over in the parking lot. Numbers will stabilize and start to decline.
