Vintage This-N-That offers home decor, furnishings and more

NEWPORT —

Whether you are building a new home, have just bought a home or remodeling an existing residence, some new furniture and home decor items can make a big difference.

Vintage This-N-That offers a variety of items that will suit any taste and any budget.

The shop is operated by Connie Finchum of Dandridge and Pam Sherer of Del Rio. Finchum spends her time at the Newport location and Sherer is at the Morristown location.

for furnishings, Finchum explains that she asks some questions to try to help them.

“The first thing I do is find out what kind of style they are looking for. We go over the color palette, theme and what they need to make their home a home to them. We talk about how to incorporate things,” Finchum said. She said she enjoys working with customers who are looking for the right addition to their

home. “I enjoy helping guide them and helping them create their own look and their own home. We work with them to help them with their own space, their own paradise or their own retreat,” she said.

Recently she worked with someone who had just bought an Airbnb. They were looking for items that were sturdy and substantial enough to withstand the test of time. We always recommend adding a timeless piece to each room. That is something that will never go out of style. It is substantial, well made and

SEVIERVILLE — If you are building a cabin or putting a cabin on a rental plan, you will need some furnishings for the rustic theme.

Foothills Furniture has specialized in offering cabin furnishings and decor since it was established in 1994.

Dale Meade established the furniture store, which is now owned by his daughter Lisa Roberts. The third generation is also working in the store. Lisa’s son, Clay Roberts, works there.

“This is a true family owned and operated business,” Lisa Roberts said.

“We have customers that have been with us since the store opened. We have been working with some families for generations as well.”

“About 80% of what we sell is made in the U.S.A. We work to provide U.S. made items.”

While the bulk of the business clients the family sees operate overnight rentals, they try to maintain an equal amount of merchandise suitable for rentals and private residences as well. They offer furniture for all rooms of the home as well as wall art, lamps, game room furnishings, man cave items, items for a theatre room, kitchen items and even shelving for bathrooms.

According to Lisa and Clay, most customers pick

out the staples for the bedroom, get mattresses, dining room and kitchen furniture and living room furniture, then they will put them in their home. They will then fill in the empty spots from there.

It was pointed out that not every bedroom can accommodate an entire bedroom suite. Some bedrooms are more suited to a king bed with two nightstands and a chest. They explained they don’t sell many dressers because of the size and the space they take up.

They said they offer a skinny table that measures 14 inches by 14 inches that will hold a lamp. The skinny table works well in places where a nightstand

Yes, it’s still a good time to buy a home

NEWPORT — If you are in the market for a home, it is still a good time to buy according to a local real estate firm.

Luke and Melissa Goddard, owners and brokers of Goddard Real Estate and Auction, offered some tips for those in the market for real estate.

When approached by someone interested in buying property, Melissa said she will tell them she needs to get them with a good lender.

“If they can’t get pre-approved for a loan, the lender will tell them exactly what they need to do so they can get financing,” she said.

When working with a buyer, the Goddards said they take the time to ask questions and to get to know what the client is looking for and the details about their budget.

“I want to know what features mean the most to them as well as the price range. We want to work with their budget,” Melissa added. She said honesty is the best policy when it comes to buying or selling property.

“We’re your friends when we are

helping you with your real estate needs,” Luke said.

“We want to help you get what you want, but we are also realistic when it comes to your budget,” Melissa added.

She explained clients are not going to get a three bedroom home with two baths and a garage for $100,000. Prices have changed.

“I am realistic with my clients and let them know what they can afford within their budget. The market is short when it comes to houses available to purchase,” she said.

She explained two years ago you could price properties higher, but now properties are selling closer to market value.

“Prices are still higher than they were a few years ago. Our market

won’t fit.

They offer Amish made furniture, which is hauled to the furniture store by a licensed driver hired by the Amish furniture maker.

“We have a couple of builders we buy from,” Lisa explained.

Lisa’s father met with them years ago, and they come down to visit the family at the store at least once a year.

They have Amish made furniture for the bedroom, kitchen and dining room. They also have Amish made accent pieces, such as end tables, accent tables and coffee tables.

“The upholstered items, couches, recliners and mattresses are made in the U.S.A. There are no tariffs,” Lisa said.

“About 80% of what we sell is made in the U.S.A. We work to provide U.S. made items,” Clay said.

They said they have more repeat customers than new customers, but every now and then they will get a customer who just bought a cabin on a rental program

come by and purchase furnishings. New owners are often referred to the local furniture store by other cabin owners or by rental agencies.

“We are the oldest furniture store in Sevierville now,” Clay explained. Lisa said there have been instances when a customer will order over the phone. They explained that they will send photos back and forth over the phone and the customer will pick out what they want to buy. They

will then give the address to the cabin so the furnishings can be delivered.

When they ask about the cabin’s location, they often learn the owner has never even been to Tennessee and has purchased the cabin as an investment.

Foothills Furniture does deliver. If it is a big order, they work with C&R Moving. If the customer buys furniture for a whole cabin, it may take five or six men to get everything unloaded and delivered,

they said.

In addition to Lisa and Clay, Lisa’s husband Robbie works at the store. Lisa’s father Dale often shows up. When additional help is needed, there are more family members they can call on.

Two people work in the warehouse and they have one full-time sales representative and a part-time sales representative that are not related, but they consider them to be adopted into the family.

“We are the friendliest store in town and we work to offer the best prices. We offer no pressure sales. We strive to offer the highest quality items because we don’t like selling things that aren’t worth the money,”

Lisa said.

She explained they don’t want customers to have issues with anything they sell, and will help the

customers with the manufacturer’s warranties. If they see problems with merchandise, they will no longer offer products made by that manufacturer.

When asked about furnishing an entire cabin, Lisa said a two bedroom cabin can be furnished for $10,000 to $12,000. Clay said he always tells customers around $15,000 because it depends on which items and the quality of items that the customer chooses.

“I’d rather tell them it costs more than they end up spending because I don’t want them to be unpleasantly surprised,” he said.

Clay said he tells customers it costs an average of $6,000 to $7,000 per bedroom to decorate a home.

He also pointed out that the number of bedrooms in the home will affect the whole house.

“It is always better to estimate a higher price because it is dependent on the items they choose,” he said. There are different price levels based on the materials used, they pointed out. For example, furniture made of walnut live edge wood is more expensive than furniture made of pine. Custom orders are also available. They give the builders the dimensions and a description of what is wanted. They send photos if they are available. Because the Amish builders do not have phones, they correspond by postal mail usually. Sometimes they have a centralized location, like a general store where they can call and leave messages for the builders to pick up once a week.

Discussing upholstered furniture, they explained England Furniture, Inc., in Tazewell does build to order and the customer can choose the upholstery from the rack that has more than 250 different fabrics, which include cowhide. It usually takes 21 days to get a custom order from England Furniture, they said.

“If you come in here and want a turquoise couch with hot pink pillows, we will do it,” Lisa said. While some owners or builders pick everything out themselves, there are customers who ask the staff at Foothills Furniture to pick out everything for them. Foothills Furniture is located at 2509 Newport Highway in Sevierville. It is open from 9 a.m. to 5 p.m. Monday through Friday and 10 a.m. to 4 p.m. on Saturday.

“An heirloom piece is always an asset. It is nice to incorporate a piece of history in each room. It adds warmth and character. Pieces that have history and a story behind them are assets. They can also add a touch of uniqueness to your home,” she added.

“Helping people with their homes is something we love,” Finchum said. “We get some pieces that

we know the backstory on, and we can share that with the new owner. They can then build their own history to extend the story even further.”

She explained the store is not just vintage and antique items. They also offer items that “appeal to every taste and decor.”

“We get in some newer high-end pieces as well. We offer gently used, gently loved items that they can make their own. If someone is not into the vintage or antique vibe,

we have current designs as well. We can still help you get the look you want,” Finchum said.

They also sell paint, so customers can blend an item into their color palette. Finchum is familiar with the paint that they sell, so she can offer advice on getting the job done correctly.

“Lighting is very important in any home. It is as important as the furniture,” she said. “It brings ambiance. We offer chandeliers, we have

lamps, we have floor

Don’t forget the lighting when you are decorating your home.”

Wall art and decor are also important. Accent pieces make a big difference in the overall appearance, Finchum said.

Vintage This-N-That posts new pictures daily on social media so it can keep customers up-todate on availability because some items sell quickly.

“Customers can call and have an item put on

has changed, and we will never see an $80,000 house again,” she said.

“But it isn’t realistic to see a home that is not liveable going for $300,000.”

The Goddards said they work with anyone in the market to buy property regardless of whether they are a first time buyer or someone looking for multiple properties to use as rentals.

“We have some good programs for first time home buyers,” Luke Goddard said. “We will work with you throughout the process.”

Is it still a good time to buy property?

“I most definitely think it is,” Melissa Goddard said. “Even though interest rates are a bit higher,

hold until they can get here to see it, or they can call to purchase an item over the phone,” she said.

“We don’t want anyone to miss out on that piece that they need for their home.”

If there is a specific item that is needed for a home, the store offers a wish list. Customers can tell Finchum or Sherer what they want and they will add it to the list. If the customer finds the item before the ladies find it for the shop, just call the store and ask

Tips to renovate on a budget

Renovations around the house require an investment of time and often considerable amounts of money. Findings from the 2024 U.S. Houzz & Home Study show that home renovations are becoming more expensive. The median renovation spending for homeowners has gone up 60% since 2020. Angi, a home services website, reports the average renovation cost for homes between 1,250 and 1,600 square feet is $51,772, but the final cost of home renovations depends on the scope of the project.

Homeowners who are conserving funds can rest assured that it is possible to make meaningful changes both inside and outside a home without breaking the bank. Here are some ways to renovate a home on a budget.

 Create a budget and don’t waver. Figure out exactly what you can afford for a renovation and then make that your maximum dollars spent. Research comparable projects in your area and be honest about whether you can afford the renovation as-is or if you must adapt ideas to fit your price. Make sure to build in a cushion of around

15% to 20% for any unforeseen expenses that may arise once a renovation is underway.

 Maximize an existing floor plan. This Old House suggests looking for ways to maximize your current layout before you invest in major renovations like an expansion. Bring in a designer with an eye for utilizing space. For example, see how you might be able to replace shelves with pull-out drawers in the kitchen. Moving furniture around or rethinking floor plans also can help to lower costs.

 Balance DIY with hiring contractors. You can save money by tackling some projects yourself, but only if you are confident in your renovation skills. Rather than risk making costly mistakes and having to redo things, hire well-vetted professionals but ask if there’s any DIY work you can do to cut costs.

 Check clearance and resale stores. Shop discount stores for building materials to save money. For example, if a builder ordered too many cabinets they may offer them to Habitat for Humanity ReStores, which are nonprofit home improvement

stores and donation centers. Checking the clearance and markdown sections of other stores may yield considerable savings on items needed for a renovation. Warehouse retailers like Costco or Sam’s Club also can be great places to find certain home improvement materials and furnishings.

 Take advantage of free services. Certain stores may offer things like free consultations with designers who can show you what a renovation can look like. This is advantageous to the stores because once you see the potential you’re more likely to buy the products, even if it’s not mandatory.

 Resurface instead of redo. Certain items can be made to look new with minimal effort. Paint is a relatively inexpensive tool that can transform walls and more. A good hardwood flooring company can buff out a floor and put a new coating instead of an entirely new floor. Kitchen cabinets can be resurfaced instead of replaced as well. Finding ways to perform home renovations on a budget may require some creative thinking, but it’s possible to get results at the right price point.

How to find the right contractor for your next home renovation

Home renovations are significant undertakings. Though some projects require more sizable investments of time and money than others, all merit homeowners’ attention and inspire some excitement when pondering the finished product. A finished product tends to offer more appeal when the project is overseen and undertaken by a professional contractor. Small projects may be in the wheelhouse of skilled do-it-yourselfers, but most homeowners are best served leaving home renovations to the professionals. Finding the right contractor for a given job is of the utmost importance, and the following are some tips to help homeowners do just that.

 Seek word-of-mouth recommendations. Word-of-mouth advertising has long been recognized as an invaluable tool

to attract customers, and for good reason. A 2025 report on the state of the roofing industry provided by Roofing Contractor, the official publication for the International Roofing Expo, found that 79% of homeowners identify word-of-mouth as the

top way to find a roofing professional. Wordof-mouth is so valued because homeowners can ask friends or neighbors about their experiences with a given professional in a pressure-free setting. Word-of-mouth also can help homeowners

cut down on the pool of potential contractor candidates, which is no small benefit in markets flooded with renovation professionals.

 Secure multiple written estimates. It can be time-consuming to speak to multiple contractors

and secure written estimates from each one, but such legwork is well worth the effort if the end result is finding the right contractor. Secure multiple estimates even if the first one provided to you is below budget. Multiple estimates allow homeowners to compare what’s included, and not included, in each one. Some contractors offering low estimates may not include materials costs or additional factors that will increase the price. Others may seem more expensive initially but may prove more affordable than competitors if their estimates include all of the costs associated with the project. Only a direct comparison of multiple estimates, which should include details specific to the project and an itemized list of what will be provided and performed by the contractor, can give

homeowners an idea of what they’re paying for.

 Stay local when possible. Hiring local contractors is beneficial for a number of reasons. Hiring locals keeps money in the community and thus supports the local economy. And working with local contractors can make it easier for homeowners to keep lines of communication open. Many projects also require a little post-completion upkeep or even some tweaks, which is more easily accomplished when working with contractors based nearby. And finally, local contractors will be familiar with building codes and other details specific to a given town. That familiarity can ensure a project is done in adherence to codes and not stalled by permitor inspection-related delays.

 Confirm their insurance. Travelers Insurance urges homeowners to confirm a contractor is properly insured and bonded prior to signing a contract. Contractors should be willing to provide a certificate of insurance (COI) that indicates their provider, policy number and coverage limits. Travelers also notes homeowners can contact insurers directly to verify coverage and ensure the policy is current. Never hire a contractor who is uninsured or unwilling to provide proof of insurance.

Hiring a contractor to perform a home renovation may be a leap of faith, but homeowners can take steps to ensure they find the right professional for the job.

How to boost home value before selling

People considering buying or selling a home are facing a unique market. The real estate market has been in flux for several years, and high interest rates have made it more expensive to borrow. The Mortgage Bankers Association is projecting that 30-year mortgage rates will level out to 6.5% for the foreseeable future. That means that people who have been waiting for changes in the real estate market could be disappointed, and hesitant buyers may finally just bite the bullet and buy even if mortgage rates are not where they hoped they’d be in 2025. Homeowners with properties they are considering listing for sale would be wise to make certain changes that will help garner the best prices from buyers.

MAKE KITCHEN AND BATH IMPROVEMENTS

The kitchen is the heart of many homes. Real estate agents may recommend that homeowners make minor to moderate kitchen upgrades like resurfacing cabinets, upgrading

Home renovations

countertops and changing fixtures or hardware to give the room an overhaul.

Homeowners also should look to bathroom updates as smart investments that can improve home value.

Katie Severance, author of The Brilliant Home Buyer,

a garage door replacement offered the highest return on investment in the American real estate market in 2024, earning a whopping 194% return on homeowners’ initial investment. An entry door replacement with steel door offered the

characterizes kitchens and baths as “money rooms” that add the most value to a home.

DECLUTTER THE HOME Homeowners should clean out items they no

longer need. Decluttering can make a space feel bigger, which is beneficial in a market where open concept floor plans remain popular among home buyers.

When buyers walk through a prospective home, they want to envision themselves living there, something that is more easily done if the home isn’t overrun with the current homeowner’s belongings.

GET TO PAINTING Painting a home is a cost-effective renovation with a lot of oomph. Freshly painted rooms appear clean and updated, says HGTV, and that can appeal to buyers. Homeowners should choose neutral colors to accommodate the widest array of potential buyers.

IMPROVE THE LANDSCAPING

The exterior of a home is the first thing potential buyers will see as they roll up to view a property or look at a listing online.

Homeowners should start by evaluating and enhancing the landscaping. Ensure the lawn is well-maintained and add plants that provide color without a lot of maintenance.

EXPAND USABLE SPACE

Homeowners can think about adding to the usable space in a home. This translates into finishing basements or attics or even converting garages to rooms. Or it may involve adding a three-season room.

Homeowners can consider a number of improvements to increase the resale value of their properties.

Earthy colors dominate 2025

Industry color experts routinely recommend hues

QUIETUDE

Sherwin-Williams has named Quietude its color of the year. This soft sage color exudes serenity and understated luxury. Grayish-green with a touch of blue, Quietude is a soothing color of tranquility. Sherwin-Williams also offers a Color Collection of the Year that includes Convivial Yellow, Spiced Cider, and Nomadic

Desert, among others.

MOCHA MOUSSE

The title of Pantone Color of the Year 2025 belongs to Mocha Mousse. Just as the name implies, this rich, warm brown suggests the intoxicating qualities of coffee and chocolate. It can create a feeling of comfort in any space, or even serve as the basis of a chocolate wardrobe color palette. According to Leatrice Eiseman, executive director of the Pantone Color Institute, Mocha Mousse is “sophisticated and lush, yet at the same time an unpretentious classic.”

PURPLE BASIL

Glidden’s 2025 color of the year title belongs to Purple Basil, a dusty, neutral violet purple hue with mauve undertones. It embraces rich, warm energy, and is equally at home in a bedroom as it is in a dining room.

CINNAMON SLATE

Cinnamon Slate is moody and introspective. This

Benjamin Moore color blends rich plum and chocolate brown that the company calls “adaptable, yet distinct.” In fact, it is quite similar to Glidden’s color of the year, but a tad more brown in nature.

CARAMELIZED

Homeowners may want to consider Caramelized, an earthy terracotta brown that is Dunn-Edwards’ 2025 Color of the Year. Caramelized is versatile and elegant, and it complements both modern and vintage interiors.

ELDERTON

Paula Taylor, Graham & Brown’s head stylist and trend specialist, calls Elderton “a chameleon color that can be sophisticated yet cozy.”This medium brown is contemporary with a huge amount of depth. It may work in a rustic living room or a cozy library. The new year arrives with a warm, saturated color palette that can revitalize spaces with cozy appeal.
