35 South Capital and Lee & Associates acquired 10497 Town and Country Way in July of 2022, a 150,000-square-foot Class A office building located in Houston’s supply constrained west side between Memorial City and City Centre mixed-use districts.

Ownership was attracted to 10497 because of its consistently high occupancy, central location in the best performing office submarket in Houston, the owner’s own occupancy needs and the recent $4.5 million interior and exterior renovations.

The seller, Equus, was represented by JLL Capital Markets team with acquisition financing provided by Independent Bank. L&A will oversee leasing and property management.

One of the last suburban/infill tracts of its size located at the thriving intersection of Fry Rd. & Tuckerton Rd. Mixed-use plans include Retail, Commercial and Multi-Family Residential.

In a remarkable transaction of land sale, the Alison Commercial Group at KW Commercial has successfully orchestrated the sale of a 191-acre tract of land in the fastest-growing Fort Bend County.

The sale has generated widespread congratulations for all parties involved in this significant transaction. Imtiaz Ali, of Alison Commercial Group, has demonstrated his keen understanding of market dynamics, which played a pivotal role in making this deal.

A nonprofit dedicated to promoting choice, growth, and independence for people with intellectual and developmental disabilities, The Center for Pursuit‚‘s new mixed-use campus is the epitome of a live-work-play destination. Comprised of three buildings framing a public green space, the campus architecture reflects EaDo’s artistic warehouse vibe by blending reclaimed brick from the previous facility with modern art elements. The retail shopping center and multifamily development work complementarily and synergistically, with residents of Grand Central benefitting from the convenient locations and amenities at 336 Marketplace. The 102-acre development is located within a 2,046-acre master-planned community, and with Conroe recently named the fastest-growing city (with more than 50,000 residents), retail and multifamily were lacking. You never get a second chance to make a first impression. After 20+ years in the same office in 3040 Post Oak Tower, law firm Spencer Fane wanted a fresh look. They wanted an aesthetic reflective of their evolution. Something with a real WOW! factor. They also wanted an easy transition into a new office; this drove the decision to move higher up in their existing building rather than relocate. Spencer Fane leased the entire 14th floor and completely reconfigured it into their dream office. They worked with AMB Architects to complete a space assessment, programming, planning, and interior architecture.

Jake Dutson is a Vice President at STRIVE, a boutique investment sales firm focused primarily on the sale of retail properties including shopping centers and singletenant net-leased investments. In addition to his responsibilities as an agent, Mr. Dutson spearheaded STRIVE’s expansion into Houston in 2021. Abel Design Group renovated 1.5 floors for Waterbridge, creating an office space that reflects their welcoming and playful culture.

The project included a striking monumental stair connecting the 11th and 12th floors, showcasing Waterbridge operations.

Collaborative and focus areas were integrated to promote productivity and teamwork. The break room and lounge were designed to make employees and guests feel at home. To match Waterbridge’s “work hard, play hard” attitude, a golf simulator room, ping pong tables, and shuffleboard were included.

As clients step into Colliers’ new, contemporary office, they are greeted with a warm and inviting atmosphere. The office serves as a tangible representation of the potential and opportunities that clients can achieve in their quest for new office spaces. With its stylish design and functional layout, Colliers inspires clients to envision the possibilities and embark on successful ventures.

Coolidge’s office space was designed with a separate suite for their offices and co-working space for the rest of the area. The shared spaces, such as the reception area, breakroom, and large boardroom, have a modern design to make them stand out. The Jewelry Box is the focal point of the space, with lowered ceilings and walls clad with full-height walnut veneer wood panels. The office fronts facing the Jewelry Box are full glass, with thin industrial black window panels. The exterior was transformed with a wooden pergola and deck, large metal planter boxes, and a white-washed finish.

Cadence Bank’s new space in the Park Towers South complex is designed to provide a collaborative atmosphere for approximately 250 employees. The space spans the top 3.5 floors of the building, with a new retail branch located on the ground floor. The new space is modern, fostering teamwork and camaraderie among employees.

One notable feature of the new space is an internal staircase that allows for easy mobility between the floors. This monumental staircase wraps around the custom 25-foot Yellow Goat Design light fixture with dripping gold and LED elements suspended from the 45-foot ceiling.

The new offices for DPWPR reflect the crisp, sophisticated workplace where public relations gurus entertain luxury clients such as Audi, Louis Vuitton, and Tiffany. Bright white, light-filled, and loaded with midcentury style, the 14,000-square-foot full floor office space in The Post Oak conjures the look made famous by Mad Men‚ with a decidedly 21st Century agenda. A reflection of the firm’s owner, Dancie Perugini Ware, whose bold personality, and tailored image informed every design decision. The offices are adorned with custom lighting, wallcovering, and flooring to resemble Ware’s bold style, accented by large-scale furnishings and a rotating art collection.

Real Agave’s brand comes to life in the wellchoreographed details of the 2,300-square-foot space. Porter’s Dining and Butcher is an upscale, inviting eatery located within the George Hotel complex. Led by Executive Chef Bill Greenwood and General Manager Charles “Chuck” Criswell, the restaurant offers masterfully prepared American cuisine and excellent service. The space is inspired by the cattle industry, with charred wood walls reminiscent of grilling planks and a metal fence accent wall made from actual cattle fences. Custom elements, such as glass walls, doors, and art panels, seamlessly blend design and culinary arts. The true Texan spirit shines in this imaginative eatery.

The opening of Burger Bodega’s location on Washington Avenue comes after a year of Abbas Dhanani hosting pop-ups around Houston. The space was designed and built to mimic a real New York City bodega. The double-decker building has been been given a funky refresh, with the gritty bodega aesthetic curated by interior designer Vy Truong. Inside was completely transformed to create a space that reflects the brand names with a wall of mock grocery staples like laundry detergent, sodas and cereal boxes that were custom built.

The venue boasts 10,000 square feet of indoor bar space; 18,000 square feet of backyard space and the longest bar in Texas at an impressive 141 feet long. Attracting on average 4,000 visitors a week, the ice house has become the ultimate gathering spot and event space center of the community and commercial hub, to serve the area’s residents, companies and visitors.

The Hirsch Library, established in 1926, underwent a significant transformation and now occupies a former restaurant space at the Museum of Fine Arts Houston. In 1981, the library was renamed in honor of General and Mrs. Maurice Hirsch, who established the Hirsch Library Endowment. The relocation was necessary to accommodate the new permanent Islamic Gallery. The state-of-the-art library facility features a dedicated climate-controlled room for rare books, a collections room with sliding shelves, custom-built book shelving with accent lighting, and a spacious lobby with a circular reception desk.

The new mixed-used campus for The Center for Pursuit, a nonprofit dedicated to promoting independence, choice, and growth for people with intellectual and developmental disabilities, is the epitome of a live-work-play destination. The campus has four buildings, one of which serves as the Welcome Center with reception areas, a shell space for a future coffee shop, and administrative offices. The team’s work focused on the interiors of this building with lounge and additional amenity spaces.
