The sustainable practices in place will save over 180,000 gallons of water annually, 25% energy savings from lighting power, and cut landfill waste by 75%.

HCA KINGWOOD HYBRID OPERATING ROOM AND CATH LAB

HERITAGE PLAZA Heritage Plaza, an icon for the Houston skyline, underwent a repositioning and revitalization to breathe new life into the building, enhance its leasability, and provide a vibrant, open, and modernized property in the Houston Central Business District. Heritage Plaza’s iconic Mayan design, easily distinguished in Houston’s famous skyline, is a cultural and business staple in Houston’s Central Business District. The building stands as a symbol of Houston’s resilience and frontier-style personality. This project gave the building new life in a continually evolving metropolitan epicenter.

LAMAR STATE COLLEGE PORT ARTHUR RUBY FULLER EDUCATION ANNEX

Port Arthur’s First United Methodist Church, built in 1915, has a deep history with the town’s college. The structure, now a Texas Historical Landmark, has continued to serve the Port Arthur community but was in need of restoration. This historical renovation and expansion of an existing 106-year-old church building, includes brick restoration, new roofing, paint and wood restoration, and stain glass window preservations. The construction is made up of offices, meeting rooms, classrooms, computer labs, and open areas. A new 4,700 sf, 2-story meeting hall addition was added to the existing building to allow additional educational collaboration.

HCA Houston Healthcare Kingwood’s latest addition of a Hybrid Operating Room and Cath Lab contributes to narrowing the gap toward accessible healthcare in the area. The large and continuously growing community’s residents commute to facilities in Atascocita, 10 miles south of Kingwood, or to the Houston Medical Center to attain comprehensive patient care and services.

HCA Houston Healthcare Kingwood aims to provide better access and convenience for the healthcare needs of its patients.

The leading-edge building incorporates approximately 20 two-story tilt-wall panels, coupled with a brick and plaster facade with extensive canopies connected to the building. It showcases a Healing Garden, fully landscaped with a water feature and a surface parking lot to accommodate over 90 parking spaces. The surgery center is equipped with a 500 kW natural gas generator for emergency situations.

Robert Farnie, Project Engineer for PRD Land Development Services, earned his Bachelor of Science in Civil Engineering from the University of Houston. With almost a decade of experience in the civil engineering field, Robert has worked on complicated site development projects ranging from commercial projects to large subdivision developments and Municipal Sites. Robert has an extensive background in large land development, working on plats and detention facilities for several large subdivisions. Robert has also worked on many roadway development projects both with municipalities and private entities.

Ryan Byrd graduated from Texas A&M in December 2012, where his studies concentrated on finance and real estate. Ryan joined Colliers in 2013 as an associate. In 2020, Ryan became the youngest Principal in company history.

By far CEDC’s most complex project, it involved a Superfund site near our downtown area on a major highway at the intersection of a farm to market road with a rail spur crossing the highway onto the property. It required a significant brownfield redevelopment and reactivation of a rail spur across a busy road at a major intersection.

From the city’s perspective, it was worth the effort! The project would rehabilitate a somewhat blighted area of town, allow for a road connection that had long been on the city’s transportation master plan, and provide significant capital investment and job creation.

Crayon Software Experts USA (Crayon) have signed a long-term, full-floor lease at 12221 Merit Drive in Dallas, TX. Mahesh’s Kitchen is dedicated to the family’s late brother Mahesh Puranik and his vision of opening a restaurant. To spread love and joy to people of any age, religion, or culture, to bring everyone together! The high-quality finishes and custom woodwork are apparent throughout this beautiful restaurant. The client’s desired opening date of the restaurant called for a fastpaced schedule. The construction of this new high-end restaurant includes a new state-of-the-art kitchen, dining room, full bar, and restrooms. All finishes reflect the elegance of the culture.

One of XAG Group’s projects that I would like to highlight is our Minonite Retail Center in Rosenberg, TX. This project includes our 20,000 SF retail center developed in 2021. We collaborated with KB Homes to make our project come to fruition. With the growth of rooftops in this area combined with our vision, we were able to bring neighborhood services and retail stores which will positively impact the surrounding community. Our current tenants include Mackey’s Kitchen, J&A Donut Shop, Anytime Fitness, EasyVet, Domino’s Pizza, Maple Leaf Liquor, Dak Cleaners, Trinity Dental, and Global Nail & Spa.

The Houston Farmers Market is the oldest, largest and only daily farmers market in Houston. Established in 1942, the market is iconic, positively impacting the community for more than 80 years. The 17.67-acre site was purchased in 2017 by MLB Capital Partners from the descendants of the original farmers who created the market.

The development and construction team had a weighty goal — to revitalize the market while maintaining the culture synonymous with the original space. The result? The Houston offices for Orchard Global Asset Management combine an international modern style with local Texas eclecticism.

The simple plan organizes a predominately open floor around a square “boardroom box” and a rectangular “office bar”, both of which have an opaque backside and a transparent traversable wall that dematerializes its boundary from the spaces beyond.

Liberated from the formality of a receptionist’s desk, the office opens onto a relaxed living room, its alluring comfort spurring spontaneous meetings. Bookending the near side is a full-service coffee bar, while the far side features the “boardroom box.”

JLL Houston relocated and consolidated their current offices, 20 business lines, and 450 employees into a single Headquarters office. The firm now occupies the top three floors of the 15-story Class-AA luxury building. An interconnecting stair connects three floors and encourages chance encounters that facilitate interdepartmental communication. Private offices and workstations are laid out and designed with additional levels of distancing and boundaries. Breakrooms are designed with larger proportions to expand the areas where people congregate. The project was designed with the health and well-being of JLL’s employees at the forefront. It is currently pursuing LEED Gold and WELL Silver.

QUORUM

SWA The Houston offices for international landscape firm SWA are an urban oasis. The project focuses on the interior offices and the transformation of three rooftops surrounding the office floor into sky gardens. This project put a modern twist into the 1927 Art Deco-style building, exposing as much of the existing structure as possible. A goal of the design is to showcase SWA’s work and approach to collaboration with a fun attitude. Butterflies, flora, and alligator sculptures are integrated and hidden throughout the office to inspire daily discovery and exploration.

Collaborative, Branded and Engaging describe the offices for Quorum in the heart of downtown Houston high rise. MaRS crafted a space tailored to the company’s core business of software development for the energy and gas industry. Flanking the elevator lobby are public gathering spaces consisting of lounge areas, cafes, and informal collaborative rooms so activity is always at the heart of the space.

Surrounding these open collaborative rooms are blocks of enclosed collaborative huddles and meeting rooms. The remainder of the office floor is buzzing with open workstations and breakout seating zones.

THE HUB AT THE GALLERIA

Southland Holdings’ new corporate headquarters is a 40,000 SF, tilt-wall, multi-story office building with steel framing that consists of open and private offices, conference rooms, and a large breakroom.

The two story lobby features extensive glazing, allowing ample light within the space. Associated parking is included. The new office space significantly increases Southland’s office capacity and will permanently hold more than 150 employees. The new headquarters will provide an ideal centralized location and the necessary space to continue Southland’s impressive growth in size and service offerings.

The project is a full renovation of floor 12 East in the original 1977 Galleria Financial Center (GFC). The renewed space, The Hub at the Galleria, has seven move-in ready suites that share first-class amenities and common areas. High-end modern finishes, bright corridors flooded with natural light, Houston-centric wall graphics, and enhanced wayfinding distinguish The Hub from other floors in the aging building.

Common areas and the conferencing facilities in The Hub have the latest technology infrastructure plus WiFi connectivity throughout.

Over the past 2 years, Davis Holdings has artfully converted the iconic “Houston Press” 32,000 SF office building into their headquarters, equipping it with first floor retail and an updated façade. The new retail portion of the building is accented with a metal “skin,” a canti-levered awning, new, widened storefronts, and a sizable outdoor restaurant patio. The lobby has been completely overhauled- with Mexico City style touches (such as a live plant wall), uniquely carved wall niches, and exposed concrete flooring. The building is leased, except for the anchoring restaurant space. Davis is seeking the best fit for the project.

Approached with two dilapidated, one-story 1960’s-era office buildings, the design team sought to both honor and restore the building’s original bones while streamlining the space to conform to a modern-minded service business. The project included restoring the best features of the existing structure – vintage brick, D’Hanis clay tile, raw concrete, terrazzo flooring and expressed steel structure – and adding a complementary palette of wood, steel, and felt along with a new glazing system.

Interaction between the interior and exterior was integral to the conception of the building renovation, and the landscape was designed to provide spatial extensions to the interior environment.

LAMAR STATE COLLEGE PORT ARTHUR RUBY FULLER EDUCATION ANNEX Port Arthur’s First United Methodist Church, built in 1915, has a deep history with the town’s college. The structure, now a Texas Historical Landmark, has continued to serve the Port Arthur community but was in need of restoration. This historical renovation and expansion of an existing 106-year-old church building, includes brick restoration, new roofing, paint and wood restoration, and stain glass window preservations. The construction is made up of offices, meeting rooms, classrooms, computer labs, and open areas. A new 4,700 sf, 2-story meeting hall addition was added to the existing building to allow additional educational collaboration.

HOU8 UPPER SAN JACINTO BAY LANDING We were able to secure 20 acres of land and 4000 linear feet of waterfront for our clients helping to become one of the largest barge fleeting companies in Texas.

Part of the rapidly developing Fort Bend Tollway Corridor in Missouri City, Texas, HOU8 is a 1,325,016 square foot distribution fulfillment center for the e-commerce giant Amazon and local developer Lovett Industrial. The scope includes over 1 million square feet of warehouse space, 250,028 square foot mezzanine, and 36,241 square feet of office/support area. The project sits on an 88-acre site which includes 1,004 car parking spaces and 390 truck trailer parking stalls. The distribution center typically employees more than 1,000 full-time associates where they pick, pack, and ship to other Amazon transportation facilities.

PROJECT FALCON Atlanta-based, publicly-traded Floor & Decor is a leading specialty retailer of low-cost, hard surface flooring and a Fortune 100 fastestgrowing company. This 1.5 million-square-foot regional distribution center situated on 99 acres near the Houston Ship Channel was completed in 11 months despite major weather and pandemicinduced supply chain issues. It features 237 overhead doors, 36foot clear height, 2.3 million square feet of paving, 260,000 square feet of tilt-wall panels and eight-inch slab-on-grade. The warehouse footprint, 300 feet short of a half of a mile, is on trend with other major retailers and their goal to reduce shipping times to customers.

AMAZON PFLUGERVILLE The Pflugerville Community Development Corporation (PCDC) and The City of Pflugerville announced the Amazon facility in July 2020.

The facility consists of a 3.8 Million square foot warehouse and distribution center in Pflugerville. This five-story building includes 63 loading docks, 372 trailer stalls, and 1,846 car parking stalls. Amazon employees will work alongside Amazon Robotics to pick, pack and ship small items to customers. The PCDC funded $3.8 million to the City for transportation improvements at FM 685 and Pecan Street and in return Amazon will invest $250 Million in capital investment.
