Mr. Willems is a litigator primarily practicing in business and tort litigation. His business litigation practice mainly focuses on the real estate and construction sectors, where he guides clients through construction defect, mechanic’s lien, contract and quasi-contract, commercial, and general liability disputes. As a tort litigator, Mr. Willems concentrates on complex cases that involve wrongful death, serious bodily injury, and substantial property damage.

Deanna is the Community & Economic Development Director for the City of Farmington, MN – a community with a population of nearly 24,000 located in the south metro area in Dakota County. She leads a team of 8, who collectively are responsible for all aspects of development within the community. The divisions within her department include Community Development, Economic Development, Planning & Zoning, and Building Codes. She is fluent in economic development incentives and packages, and she is tasked with proactively pursing quality development/ redevelopment opportunities. In addition – she and her Team are responsible for leading the community vision and comprehensive plan update process, laying the foundation for a bold future for the community.

Mark W. Kolsrud is a Senior Vice President for Colliers’ Investment Services Group in Minneapolis-St. Paul. Mark leads his team to success through proven processes. His team focuses on mainly industrial, office, medicaloffice, and single-tenant net lease properties; both locally and nationally.

Andy Gatchell is an Associate Director and the Lead Broker of Team Gatchell in Stan Johnson Company’s Chicago office. Farmington is redefining itself. In the past year, Farmington advanced projects that are expanding opportunities and transforming the community. The Emery, the first market_rate apartment in more than 30 years opened, earning awards and putting Farmington on the map. Yellow Tree has now opened Rye Apartments, an upscale 168_unit development expanding Farmington’s housing options. The city also facilitated significant infrastructure investments, completed environmental review on 600+ acres increasing available land supply, processed complex development applications, and enhanced its business support ecosystem through targeted/creative efforts. Collectively, this demonstrates Farmington’s bold leadership, strategic approach to growth and ongoing commitment to community resilience.

LAKEVILLE

In 2025, Owatonna experienced notable growth and development. Olmsted Medical Center and Marthaler Honda opened, delivering essential services to residents. A new downtown parking lot added 40 stalls, improved lighting, and pedestrian connections. Housing expanded with over 150 new units, approvals for Mineral Springs Estates and Ascend South, and construction starting on Aire Apartments. The Shoppes on Rose Street launched as a retail incubator in historic downtown, offering local makers booth space, shared point-of-sale systems, and rotating vendors a semi-permanent location. These projects reflect Owatonna’s commitment to enhancing services, housing, and economic vitality for its growing community.

In 2025, the City of Lakeville saw an annual building permit valuation of $381.2 million - a 47.9% increase from 2024. Seven projects were valued at $3+ million, including new commercial/retail and industrial buildings. The largest project was Dakota Electric Association’s Energy Center, valued at $47.8 million. City staff worked closely with DEA leadership to secure its future for decades to come by nearly doubling its equipment storage capacity, adding nearly 4x more garage stalls, and roughly quadrupling its land footprint from 20 to 75 acres. Lakeville is excited to welcome DEA staff into their new 177,000-square-foot facility starting in 2027!

She proudly serves on the Sensible Land Use Coalition’s Board of Directors and is a member of the Economic Development Association of Minnesota, Minnesota Chapter of the American Planning Association, and the APA Women & Planning Division.

Greg also testified before state committees on “missing middle” zoning, promoting balanced growth strategies that support diverse housing options. His efforts advanced major projects, including Ascend South and Aire Apartments, and reinforced Owatonna’s commitment to sustainable development. Developed by Oppidan and delivered in May 2020 amid the uncertainty of COVID-19 and regional social unrest, the community successfully stabilized and established itself as a premier asset in the Twin Cities market. The property sold in September 2025 for $140 million, equating to $494,700 per unit. This represents the highest price-per-unit achieved for a senior living community in Minnesota history, underscoring the asset’s quality, performance, and long-term investment value.

Of his many achievements in commercial real estate, Mark Rauenhorst considers developing high-performing teams to be one of the most significant. Mortenson, Mayo Clinic, The DMC, and Biolabs worked together to bring a world-class shared lab space provider to Rochester at Two Discovery Square.

MOST SIGNIFICANT LEASE TRANSACTION IN 2025 SPS COMMERCE HEADQUARTERS

SPS Commerce renewed its 200,000-square-foot headquarters lease at SPS Tower in downtown Minneapolis, committing to a new 15-year term and reaffirming its long-term presence in the urban core. The renewal spans floors three through ten of the 31-story Class A tower and includes a planned office renovation to support the company’s continued growth. At a time when many corporations are downsizing or relocating, this transaction secured one of Minnesota’s largest publicly traded companies as an anchor tenant through 2040, representing one of the most significant long-term lease commitments in the Twin Cities market in 2025.

9320 EXCELSIOR

MOST SIGNIFICANT LEASE TRANSACTION IN 2025 SCHWANS AT

Schwan’s at 9320 Excelsior Crossings was the first and most important lease that kicked off the former Cargill HQ into a Class A multi-tenant building for Piedmont Realty Trust.  Schwan’s was looking to significantly improve their employee experience, while increasing efficiency and collaboration and chose 9320 Excelsior Crossings.  Schwan’s was able to consolidate their business operations from four floors at their former office building into two floors at 9320 Excelsior Crossings by designing and building a best-in-class food marketing and test kitchen office space at as well as lowering their overall occupancy costs.

INCOME

A former Wild Bill’s Sports Saloon property at 300 17th Ave NW in Rochester, MN was re-leased and redeveloped to Chick-fil-A. The existing restaurant building was demolished and replaced with a new approximately 6,500-square-foot Chick-fil-A prototype restaurant. The location opened on November 6, 2025 as the brand’s second restaurant in Rochester and includes dine-in, drivethru, and take-out service. The project represents the repositioning of a former local restaurant site into a national quick-service tenant and is expected to bring approximately 100 jobs to the community.

MAS HVAC completed an approximately 200,000 sf build-tosuit in Maple Grove just a few years ago.  But because of the incredible demand from the data center world, they quickly needed to scale up to accommodate client needs. Fortunately, The Cubes in Dayton had 500,000 sf available and ironically enough, the private equity company they just partnered with, also owned States Mfg – the other tenant at The Cubes.  It was a perfect fit that ultimately resulted in a 12-year, 503,000 sf lease.  MAS is also keeping the 200,000 sf in Maple Grove.

Newmark represented Piedmont Realty Trust in the lease-up of Meridian, a nearly 400,000-square-foot office campus in Richfield, Minnesota. Enabled by a $10 million renovation, Newmark’s Steve Shepherd and Matt Elder led the leasing strategy and execution, securing key tenants including Barr Engineering (occupying three floors in Meridian One), Nepsis Inc., United Bankers’ Bank, Weis Builders, Carrousel Travel, Sequoia Financial Group, AgriBank FCB, Bearing Point Capital and CESO Inc. The transactions quickly drove occupancy from 8% after the move-out of an anchor tenant to 66%, with additional deals expected to bring the campus to over 90% leased.

Micro Control Company signed a 16-year lease for a 157,000-squarefoot built-to-suit industrial headquarters at Rice Creek Commons in Arden Hills, Minnesota, marking the company’s first relocation. Developed by Ryan Companies, the project represents phase one of a 40-acre commercial parcel on the former Twin Cities Army Ammunition Plant, a redeveloped Superfund site. The tenant was represented by Jim Damiani and Matt Elder of Newmark, with project management by Karen Barron and Taya Rettler. Ryan Companies was represented by Jon Rausch and Todd Hansen of Cushman & Wakefield. Groundbreaking occurred in April 2025, with occupancy planned for summer 2026.
