Our Senior Living team is dedicated to designing environments that engage and enrich the health and spirit of residents. We have experience creating homes for many different types and acuity levels of our aging population, from Skilled Nursing to Independent Living. We design spaces that celebrate residents’ lives and promote thriving through social and wellness activities while providing the dedicated care and assistance they need. Our designers seek to create communities crafted for purposeful living for all, where engagement and exploration allow residents to continue living meaningful lives.

INTERIOR DESIGN

McMillan Pazdan Smith offers full, in-house interior

design services for all our clients. We employ an “integrated design philosophy” with interior design, which means that our interior designers will be involved from the very beginning of your project.

Critical items like wall and floor finishes, shelving, and furnishings are not simply tacked on near the end of the project, but are taken into consideration early to help inform the shape and character of your building throughout the design process. A well-designed finish palette integrates with architecture and furnishings to create a cohesive environment.

Color and finishes are used to create moods of excitement and energy, or to enhance concentration and focus — with adherence to your unique brand.

Thoughtful use of materials, textures, and scale create opportunities for wayfinding and signage, enhancing spacial delineation and the built environment.

Our goal is to integrate a sense of community into vibrant, residential solutions that enhance the health, social, and environmental experiences for the end users. We have designed and master-planned multi-building developments across a variety of environments including assisted living, independent living, short-term rehab, memory care, and skilled nursing.

We envision a true collaboration between stakeholders and our planning + design team to uncover opportunities that support your mission and goals. Our Guided Discovery approach is based on the idea that the best design solutions are found through collaborative and iterative exploration between designers and project stakeholders. The ultimate goal of this effort is to build consensus around a set of goals, a project mission, and a design strategy that is realistic, innovative, and supportive for the long-term mission of our clients and impacts your residential community in a positive way.

Karesh at Beechwood |

Long-Term Care + Short-Term Rehab

The Health Services District of Kershaw County was given the opportunity to acquire a beautiful 65-acre parcel in Camden, locally known as Beechwood Plantation, to build a new continuing care retirement campus. The first phase of this campus was to be the new Karesh at Beechwood, a 132-bed skilled nursing facility that incorporates new elements of resident-centered design and elevates the resident experience with mostly private rooms and expanded amenity spaces. The facility was designed to complement the 100-year old Manor House existing as the campus center-piece, pulling in the residential scale and using many design elements present in the renovated house. Additional phases currently underway on the campus include: Assisted Living, Memory Care, and Independent Living, along with a large Community and Wellness Center.

Kempton of Charleston | Assisted Living, Skilled Nursing, Memory Care

Kempton of Charleston is the only luxury senior living community located on the Charleston peninsula. The Kempton lifestyle offers residents everything they need under one roof. From its amenity-rich interior, featuring a hair & nail salon and therapy offerings, to its vibrant urban setting and comfortable private, outdoor terraces — with daily activity programming and 24-hour a day access, Kempton of Charleston’s residents feel like they are a part of the Charleston community while still having quick access to medical care.

Legacy at Mills River | Independent Living

Legacy at Mills River is the first of its kind in Western North Carolina. Senior adults will benefit from homeownership in an amenity-rich, luxury community with the future added security of a continuum of healthcare. Amenities include fine dining, a fitness and wellness center, spa and full service salon, indoor heated pool, movie theater, performing arts center, full-service bar, art studio, community gardens, dog park, stocked fishing lake, woodshop, pickleball courts, and landscaped walking trails. The first phase which is slated to open in late 2024 includes 135 Manor Homes or independent-style units across two buildings with 55 individual unit plans. Upon its completion the community will move onto Phase 2 which will add a healthcare wing expansion off the amenity building.

Tsali Long Term Care Center

| Skilled Nursing, Assisted Living, and Memory Care

After completing a facility condition assessment of the aging long term care center, CIHA retained McMillan Pazdan Smith to develop a master plan for a new facility. After completing the master plan, we were asked to design phase 1 of the continuing care retirement community - the long term care facility with a dialysis facility. The facility includes 80 nursing beds arranged in a double household configuration on 2 floors, 20 assisted living beds, 20 memory care beds each in a single household configuration, and 4 guest rooms. All rooms are private and each household has a living/dining space. The facility also includes administration offices, therapy suite, community room, adult day care, salon, and chapel.

Everlan of Clemson | Independent Living

Everlan chose Patrick Square as vibrant area that includes a mixture of shops, restaurants, businesses, private homes, and nature preserves. Patrick Square also provides easy access to the Osher Lifelong Learning Institute which is run by Clemson University and helps adults over 50 continue the joy of learning and exploration through or a variety of courses. One of the biggest features of Patrick Square is the outdoor community that is created through interaction with dedicated green spaces and front porch living.

Evergreen House | Memory Care

Evergreen House is a purpose-built memory care facility on the campus of the Village at Summerville that incorporates principles created by the Montessori Advisory Group for Dementia and Aging with the goal to create an “environment filled with cues and memory supports that enable individuals to care for themselves, others, and their community.” Designed to encourage engagement and activity among residents, Evergreen House promotes hobbies and interaction giving residents purpose. Stations were uniquely designed that are tailored to hobbies and interests, including: tools, music, arts & crafts, flower arranging, and gardening. In addition, residents can find a sense of normalcy with a laundry room that includes space for residents to wash / dry, fold, iron, and hang their own clothes. Special consideration is given to the use of color, contrast, scale, signage, and artwork to build rich sensory cues that allow instinctive wayfinding for residents with memory impairments.

Assisted Living + Memory Care

The client engaged us to provide a middle market solution that would also enable older adults of the surrounding planned community to retire without having to leave the neighborhood they call home. To deliver a mid-range community, our team emphasized creating value while working diligently to maintain the budget parameters within a tight design schedule window. One of the hallmarks of this community are outdoor living space with patios, a secured MC courtyard, and walkways with landscaping — all amplified by large, old oaks that were preserved from the existing site. Rooms are divided into 66 private rooms, 2 one-bedroom, 8 private deluxe, and 4 semiprivate rooms.

Skilled Nursing Facility + Short-Term Rehab

Replacing an existing 64-bed facility, the new facility was designed using Small House principles in a double configuration, resulting in 4 households that each include 22 beds, living & dining room amenities, courtyard access, and 2 nurses’ stations. The design focuses on resident centered care by placing the residents’ needs, attitudes, and comfort front and center, promoting selfdetermination and shared decision-making.

Anchor Health & Rehab | Skilled Nursing

This addition has 40 private and 10 semi-private rooms along with new sunrooms, living, dining, bistro, and support spaces. A large full-service therapy and rehabilitation gym and courtyard are the centerpiece with passive recreational areas, a water feature, and active spaces for treatment — including walking paths, bridges and a putting green. The addition maintains the residential character and design of the existing facility and surrounding neighborhoods.

Skilled Nursing + Memory Care + Short-Term Rehab

This quiet and distinctive project was carefully designed to replace a pre-existing skilled nursing facility a few miles away. We wanted to provide a new home for these residents that embody the elements of culture change and resident-centered design: choice, dignity, respect, self determination, and purposeful living. We were also required to include several different room types to provide similar cost options available in the existing facility. Our main goal to provide a de-institutionalized and residential design based on a typical house — with a porch, front door, and entry that leads into a living room, which has visual access to the dining room, with an adjacent kitchen, and views to a back porch with access to a private yard.

White Oak of Shelby | Skilled Nursing

To better serve the small community of Shelby, NC, White Oak Manor needed to expand and upgrade their short-term rehab capabilities while also refreshing the entire facility. Rather than extending the institutional corridors of the existing facility, the new wing was laid out as a fully autonomous household using culture change design principles. Upon entering through a porch and front door, residents and their families will find their new home feels familiar with a living room and dining room that looks out onto a private backyard. 24 private bedrooms and bathrooms have been laid out with resident-centered care in mind but with the emphasis on comfort and normalcy.

White Oak at Tryon | Skilled Nursing

White Oak improved their Continuing Care Retirement Community (CCRC) by expanding therapy services, renovating the Oak Hill wellness center and the existing dining room, and adding a new front entry with better accessibility, more administrative offices, and renewed curb appeal.

Cresswind at the Ponds, Clubhouse |

Retirement Community

Cresswind is an active senior living community with resortstyle amenities including a swimming pool with lap lanes; pickleball, tennis, and bocce courts; a state-of-the-art fitness room; multi-purpose aerobics room; card and billiards room; and community lounge / bar area.

Cresswind at Peachtree City is an active senior living community with a newly designed clubhouse the features
Fitness Center, Indoor Pool, Pickleball and Tennis Courts, an outdoor Pool, and Barbecue Grill area.

Williams Terrace | Affordable Senior Living Apartments

During the design process, input was actively sought from community groups, neighborhood associations, and preservation organizations. Design was presented for review and approval to the public and Charleston Board of Architectural Review. The concept was developed to create public spaces, with opportunities for interaction between residents and the community-at-large, while addressing Charleston’s rich architectural vernacular. The building is divided into two smaller volumes centered around a courtyard with Charleston-style “piazzas” that provide all circulation for the residents and serve as additional exterior living spaces — critical to senior living.
