REBUILDING TOGETHER VALLEY OF THE SUN PROVIDES VITAL HELP TO RESIDENTS

No one should be afraid to live alone. Age, disability, and lack of resources often mean homeowners cannot properly maintain their homes in a safe condition. Rebuilding Together Valley of the Sun (RTVOS) works with low-income residents across the Valley to help them stay in their homes and live as independently as possible. A recent client in Phoenix described the impact after she participated in the Safe at Home program, which installs safety grab bars and other minor safety improvements. “Yesterday I was able to take my first shower without the fear of falling,” she said. “I can’t describe the joy I felt in knowing that I was safe and could now take a shower daily without having to require supervision. I felt very independent.” In addition to the Safe at Home program, this client also benefitted from the Arizona Ramp Project, which provides free, custom-built and installed ADA-compliant home access ramps for low-income seniors and veterans. “I no longer feel like a captive in my own home,” she exclaimed. One of the daily programs at the Life Skill Center includes complete training about food safety, food nutrition and basic kitchen skills. These programs are part of a group supported employment program, enabling the members to work with coaches while continually learning and earning an hourly income. The goal of the program is to open doors and build opportunities for the member to eventually work independently. Known as the Cookery, Civitan’s kitchen stays busy year-round. Each week the team works with local restaurants for some prep work, lunch cafes at several charter schools (many do not have their own kitchens), and in-house lunches, daily cash café and special events. During the summer months, Civitan participates, and is instrumental in The

Moon Valley: There is so Much to Love B Y K I M G E O R G E , L O N G R E A LT Y U P T O W N A great part of my job is meeting new people at open houses and finding out what brings them to look at homes in our area. I often hear that someone told them they HAVE to look in Moon Valley or they know someone that lives here and loves it. There are so many reasons to love this great community we live in. Moon Valley is very unique with its “small town” feeling in the middle of a large metropolis. The community is full of people that grew up in the area and are now raising their own families here. You can also find many new-comers from other states that have heard about how great our little neighborhood is. Within a few square miles, we have a golf course, parks, 3 highly ranked schools, multiple churches, plenty of local businesses, at least 6 Starbucks, and amazing people. When it comes to homes, there is a little something for everyone in Moon Valley and the immediate surrounding areas. As of the end of February, you could purchase a 500 sq ft condo for $81,500 or a 9,094 sq ft luxury home for $2,549,000. There are 3 homes for sale with basements, 6 homes for sale with 4 car garages, and 11 homes with heated pools. We grilled hot dogs and hamburgers, played yard games, and the kids had water balloon fights. We all agreed that we needed to make it an annual event. I personally love that now when I drive down my street, everyone waves at each other. We agreed to compile a contact list for our street to share so we can look out for each other and stay in touch. Get out, get involved, host block parties, meet your neighbors. Thank you for making Moon Valley what it is, and keep spreading the word about our great little community!

I’ve a secret I’m ready to share. It was a Christmas gift I received from my sister. We were not celebrating together this year, like most during our adult life. Many times we FaceTime and open the packages together and share the excitement, explanations, and joys. This year we did not. As I started opening, the typical gifts were included in my pile, some wonderful jewelry pieces, a fun sexy cold shoulder blouse, always something monogramed (a wonderful hobby she learned from our mother) and then a Dreamtopia Rainbow Lights Mermaid Barbie Doll. At first I thought maybe some gifts had been shipped to the wrong address, ended up in the incorrect box? But no, this was something she had picked out for me. This all-new animated series Barbie ,” taking you to adventures to the magical world of Dreamtopia.” This world is filled with mermaids, unicorns, rainbows, and cotton candy clouds-everything a preschooler will love, the box read. Ummmm, “Dreamtopia offers more than just the twists and turns of a fairy tale. Now I am almost certain, she had not really read all of this, but sometimes I just like to dig a little deeper in our subliminal minds. I googled “Barbie Dreamtopia” and learned even more. Barbie now has a wonderful web-site and activity guide that displays a wide collection of lessons that actually demonstrates carefully selected social and emotional lessons. “From patience to perseverance, each episode is an opportunity for your child to learn something new with the help of Barbie”, providing step-by-step activities to do with your child, “you can transform what your child views into meaningful conversations, fun activities, and valuable learning.” Now, I will tell you, I had many Barbies’ growing up, not only my own, but Mom had also saved a box, and each year she would tirelessly craft new outfits for our dolls, tiny little ribbons and lace would adorn the colorful and functional and most important beautifully handmade outfits. We would play and mimic going to faraway places, outings with all our friends, dinner and kissing Ken. But I am not sure we ever thought of patience and perseverance? Some of life’s most valuable lessons, some of the hardest lessons to learn. I guess I just thought at the time we were just playing house, dressing up to go out, giggling amongst each other, telling Barbie and my sister my most precious secrets. As I sit here, ready to start playing with this new toy, she not only is beautiful, but lights up rainbow colors, has a fin to actually swim in the water and shouts “pure pleasure” I smile, and thank my sister for this wonderful gift, something I thought would be just fun and games, is now also going to be a reminder of meaningful conversations, and many life’s lessons.

Well, there’s an abundance of details you will notice...the landscaping, the paint, the maintenance of the home, etc. The list can go on and on, but those are the primary things that stand out to the crowd of people touring your home. Your main goal is to get someone to fall in love with your home just by looking at the outside. To start, you want to make your home look as new as possible! The color of the paint can make or break people’s perception, so choose colors that will help it pop against other homes in the area. Use exterior paint colors that are off-white, taupe, grey, blue-grey’s, or brown. These are more neutral colors that will create a homey, yet distinguished feel for all who approach it. The next big thing on the list is landscaping. Keeping your landscaping up to date with current trends, your lawn green, and the plants trimmed will all be crucial factors to the appeal of your home. Before you list your house on the MLS, have the landscapers stop out to evaluate the front and back of the property. They will advise

March 2018 B LO C K WAT C H E R BY B L A N C H E LU K E S The second Wednesday of each month the Black Mountain Community Alliance hosts a very informative meeting for our Black Mountain precinct. Each month they have timely speakers and we are able to inter act with our Community Action Officers. Crime statistics are down but sadly 75% of burglaries are vehicle related, that means a crime of opportunity. Cars left outside not locked properly/ and/or with visible stuff are like magnets for the bad guys. It was also said to be skeptical as to what is being said on Next Door. The statistics are not always factual. Remember, we have access to our CAOs, take advantage of this gift. Email them, call if appropriate, schedule a neighborhood meeting and have them come. Working together is very affective prevention. That is what Block Watch is. No need for formal meetings, it is about the interaction with our neighbors and law enforcement. This month’s speaker was Judge Clancy Jayne, Retired. Hearing his stories from the bench perspective was worth every minute. He has championed the “Order of Protection” document. I hope never to need to use this process. It is comforting to know that the City of Phoenix is very proactive in serving them. In Maricopa County, Phoenix is the most cooperative. Though retired he is active in getting
the process into the hospitals. Like he said: “Unfortunately many victims end up in the hospital and then their abuser is the one who tries to pick them up.”. District 1 made the announcement that they have a scheduled speaker at their Radisson Hotel breakfast meeting. It is all about Lukes Air Force Base There is a lot more going on at that base then we may even able to imagine Since the meeting is after publication of this article, I will try to report in my next Block Watcher. By Martha Santos One St. Patricks Day, I asked my only Irish Aunt, Aunt Mary, how she met Uncle Max. This is her story. ☘ Mary knelt to dig out their last potato when she heard voices approaching. Thinking it was the enemy, she ran to the barn, hiding just inside the door. Even though the war ended months ago, hunger and fear still dominated her life. The voices came closer. Peeking out, she saw a group of men in uniform walking toward the farm...and they were singing! Enemies don’t sing. She watched as the men stopped, set down backpacks and began pulling out food. A soldier spotting, Mary, held up a sack of beans. ”Get a box, Miss, and pick out whatever you need,” he yelled. She dashed off before hearing the last word of his sentence. Carrying the box back to the house, joyful tears streamed down her cheeks. She and mum were so thin and weak. Aside from water, sometimes too much water, they had been without decent nourishment for months. Mary unpacked the treasure chest of food unable to decide what to cook first. Leaving her mother munching on a raw carrot, she went back outside. The same blue eyes drew her in, followed by a warm smile. After a brief chat, she learned that he and the others were working with the American Red Cross to help Ireland recover from the war. When their conversation ended, Mary hurried inside to ask her mother if the soldier could come for dinner. “He said he’d even bring more food, Mum,” she added.” The older women nodded with a knowing grin. Not only did the threesome dine that day but on several more occasions, each time Max brought food. After dinner that last evening he proposed. “Mary, you know I have to return to the United States soon,” he said. “I love you; I have since the first day we met. I can’t bear to leave you behind. If we don’t do it now we’ll never see each other again. Please, marry me. We could leave together.” Totally confused Mary ran into the next room to tell her mother. “He’s a good man, darlin’,” she responded, hugging her daughter. “He will make a fine husband. ☘ And so, lass,” Aunt Mary said ending her tale, “That is how Mary McGuillagudy became Mrs.Maximilian Lawrence.

How Safe are Dental X-Rays B Y M A N I K A PAT E L , D D S You are not the only one out there, if you have ever wondered why your dentist has to take x-rays and if they are safe for your health. Dental x-rays are an important part of your dental care. Along with an oral examination, they actually do provide your dentist with a more complete view of what’s happening in your mouth. For example, they help your dentist see caries (tooth decay) that develops between the teeth or under restorations (fillings and crowns), diseases in the bone, periodontal (gum) disease, infections that develop under your gums and in your bone, some types of tumors and much more. So how often do u need X-rays taken? Well, this should depend on a number of factors; such as an individual’s current oral health, age, risk for disease and any signs or symptoms of oral disease. Dentists adhere to the “ALARA” principle, a phrase coined in 1973 by the International Commission on Radiologic Protection, which stands for “As Low as Reasonably Achievable.” Under the ALARA principle, your dentist should take precautions to help ensure that: -all X-ray exposures are justified in relation to their benefits -necessary exposures are kept as low as reasonably achievable (i.e., ALARA) -the doses received by patients and personnel are kept well below the allowable limits -use of proper exposure and processing techniques are implemented -use of leaded aprons and, whenever possible thyroid collars are used Another thing you may wonder is; how safe are Dental X-rays? The risk of damage from the X-rays is usually very low compared to the potential benefits of the x-rays. Exposure to all sources of radiation -- including the sun, minerals in the soil, appliances in your home, and dental and medical X-rays -- can damage the body’s tissues and cells. Fortunately, the dose of radiation you are exposed to during the taking of X-rays is extremely small. The National Council on Radiation Protection and Measurements (NCRP) has estimated that the mean effective radiation dose from all sources in the U.S. is 6.2 millisieverts (mSv) per year, with about half of this dose (i.e., 3.1 mSv) from natural sources (e.g., soil, radon) and about 3.1 mSv from man-made sources. Dental radiographs account for approximately 2.5 percent of the effective dose received from all medical radiographs and fluoroscopies. There is some good news!!!! Advances in dentistry over the years has led to the low radiation levels emitted by dental X-rays. Some of the improvements are new digital X-ray machines that limit the radiation beam to the small area being X-rayed, higher speed X-ray films that require shorter exposure time compared with older film speeds to get the same results, and the use of film holders that keep the film in place in the mouth (which prevents the film from slipping and the need for repeat X-rays and additional radiation exposure). In addition to a reduction in exposure, digital radiography enables efficient communication of electronic information, provides portability, and eliminates the environmental burden of silver and chemicals used to develop X-rays. Federal law requires that X-ray machines be checked for accuracy and safety every two years, with some states requiring more frequent checks. So the next time you are at your dentist and they want to take x-rays, rest assured that you are by no means in any harm of excess radiation!!!

5 Resolutions You CAN Keep This Year WELLNESS IN MOTION BY DR. NICHOLAS WARNER Every December, millions of people craft lists of New Year’s resolutions for the coming year. And every January, February or month too soon thereafter, millions of people give up their resolutions until the next year. It’s a cycle of frustration that can eventually all but eliminate the likelihood of ever achieving one’s resolutions. But it doesn’t have to be that way. No doubt you’ve already completed your 2018 resolution list, but since we’re only a few weeks in, why not start fresh with resolutions you can actually keep? It starts with worrying less about general goals (exercise more, eat better, etc.) that are too often prone to failure, and focusing instead on specific, foundational goals you can achieve and build upon day after day, month after month, year after year. Here are five simple suggestions you’ll be amazed you didn’t think about until now: 1. The Power of Hello: Too many people pass right by one another without saying hello and giving a warm smile – even co-workers, spouses and elevator sharers are guilty. Say hi to a stranger, a loved one (or both) and feel better about yourself every single day of the year. 2. The Written Word: Technology is stealing our health, our good habits and our ability to think outside of a screen. Replace at least 15 minutes of screen time a day with a good book, an engaging magazine article, or even some self-reflection in a journal. You’ll be delighted at the change you feel in yourself. 3. Deep Breaths: We live in a world of Post-It notes, schedules, deadlines and sleep deprivation. We rush from one task to the next, all the while gasping for air (in the literal and figurative sense). BY SUSAN MERCER HINRICHS, REPORTER They remain armed with vision, tenacity, pluck and their unwavering belief. The belief: That any youngster can achieve greatness when exposed to highquality, early-childhood education combined with positive developmental coaching, which emphasizes college attendance and graduation. And in Casa Academy’s nearly four years of existence, the philosophy guiding educators, entrepreneurs and charter-school founders Tacey Clayton and Jenna Leahy is producing some excellent results. The duo of 30-somethings established Casa Academy, which opened its doors in August 2014. They’re the co-founders and coCEOs of the public charter at 1500 W. Maryland Ave., in central Phoenix. And unconditionally, they expect the children finishing their K-Grade 2 classes there will attend and graduate from college. Already, four of their students earned scholarships enabling them to matriculate into Phoenix Country Day School, an area bastion that prepares its graduates for admission to our nation’s most academically excelling colleges and universities. As teachers over the years, Leahy and Clayton had become acquainted through participation in various educational programs, where they learned their philosophies meshed. Their respective classroom experiences in low-income neighborhood schools taught each that any child from an underprivileged background who is exposed to an excellent education that also encompasses positive developmental teachings can continue to learn and grow to become increasingly accomplished.

But they hadn’t seen any school like that in the Valley, they said. “We both saw some of the same problems,” regarding young children entering school, Clayton says. Leahy augments the thought, saying youngsters each had encountered in the classroom “were really far behind,” even at an early age. Thus, the nugget of an idea formed: To establish a public charter school in a low-income neighborhood whose mission would be to raise the bar for educational excellence and personal development. “I think our academic model is very unique,” Clayton says. “It prepares for college readiness and also fosters character strengths.” However, to turn their academic-model idea into a bricksand-mortar institution required many additional steps. Among the prime elements: Applying for and receiving a federal, so-called charter-starter grant and an educational-development grant from the Walton Family Foundation that is associated with the Wal-Mart stores. With more than $900,000 in funding, Leahy and Clayton initially travelled nationwide to view what they determined to be 50 “high performing” charter schools to absorb educational models and curricula and bring them back to the Valley. Intentionally, the duo locked their focus on an early-childhood educational model, as they believe exposing children early to the benefits of education and college are elements they’ll retain throughout school and life.

I marvel at the fact that so much of our life particularly our time, money and energy are spent on upkeep, or maintenance of particular “things”. These “things” range from significant “things” such as our homes, our cars or trucks, boats and toys, to the lawnmower, or our air conditioners, computers, printers, etc. If you think about it, almost every “thing” in life requires maintenance. And for all those other “things” that are not maintained, well we use them up until they no longer can serve their purpose and then they are promptly disposed of and replaced. Maintenance is a big part of what we do on a daily, weekly, monthly, yearly basis. To think about the reasons why we maintain these inanimate “things” in our lives the answers are pretty obvious: for proper functioning, for longevity, to avoid bigger more expensive problems, to avoid having to replace it because replacing it is expensive. These reasons make perfect sense. So why do most of us neglect to maintain the most important “thing” in our lives… ourselves?! Our bodies need maintenance! Our bodies require at least the same upkeep as those inanimate “things” plus some because of the additional stresses we as individuals have. That we as living beings have. Our bodies endure far more stresses than our homes, cars, ACs, mowers, etc. We have physical stress, mental stress, chemical stress, nutritional stress, repetitive stress, postural stress, overworked and unrested, stress we put on ourselves, and so on. So lets apply these principles of maintenance to ourselves. Proper functioning- this is chiropractic philosophybiomechanics. The brain-body connection. Every cell, tissue, organ functions because the information sent and received from the brain. This information travels along the nerves. Subtle misalignments that often aren’t detected through symptoms interrupt this axom. Longevity, not only the quantity of life but also quality of life. How we feel on a daily basis? Fatigued, stiff, achy, dull pain, sharp pain, numbness, tingling, etc. Many people are so conditioned to these experiences that they don’t remember what its like to not feel this way. To avoid bigger more expensive problems: chiropractic treatments help keep healthier spines and joints which lead to healthier individual overall. It reduces the risk of injury and illness. Long ago Huff y made a bicycle with a radio in the tank of the frame for your riding pleasure. Here are some suggestions for those of you who can’t do without your “information highway” while riding, Now you can mount your smart phone or other device to the handle bars and add speakers for extra volume. This way you can listen to your favorites and even share them with those around you or “not?” You may also use ear buds, but this prevents you from hearing any dogs, cars, or horns around you putting your safety in question. Definitely not recommended!!! There was a man who was hard of hearing riding in the city for about 25 years. He had a large basket on the front of his bicycle with a car radio and motorcycle battery, plus a wooden box with a large speaker. He cranked the volume up so he could hear as well as everyone else. Guess he thought we were all hard of hearing! It was quite dangerous and also not recommended!!! Bicycling is easy and you can enjoy the sights and sounds of nature around you while riding, but it does require your awareness and all your senses. So be very careful!!!

Use Your Tax Return as a Down Payment
BY TOM BO NE T TO, T HE LEND IN G COACH While most people dread tax time, if you are getting a tax refund, this time of year can seem almost as rewarding as end-of-the-year bonus season. Coming up with a down payment to buy a home is one of the biggest obstacles that renters and first-time buyers stumble on when they want to become homeowners. That’s why during tax season, many first-time homebuyers turn to their tax refunds as a down payment option. Whether you are receiving a refund of a few hundred dollars or several thousand dollars, if you’re contemplating buying your first home, you may want to deposit your refund into an account dedicated to your down payment fund. Quite often a tax refund may actually cover the whole down payment on a home purchase. Furthermore, these tax refunds may be used as assets or down payment right away. Can I Apply Now Without My Refund? - It is perfectly fine to apply for a mortgage when you don’t have your refund yet. At application, most lenders will use your return as the amount that you will be receiving. As long as you can prove receipt of the funds in your account prior to the final underwriting approval, you are good to go! Pay Closing Costs - Many home-buyers underestimate the cost of buying a home. In addition to a down payment and enough money to rent a moving truck, you may need to pay closing costs or pay an earnest deposit (money paid to the seller as evidence of your intention to purchase the property). Buy Down Your Interest Rate - Paying a small amount of money up front can save you tens of thousands of dollars in interest over the life of the loan. One point – or one percent of your loan – generally buys you a discount of one eighth (.125) or up to one quarter (.25) of a percent. Meaning, you could move your monthly payment and interest rate downward (from say, 4.5% to 4.25%) by bringing in some cash. In Conclusion - If you plan to use your tax refund for a down payment, you need to follow the procedures very closely. If you miss a step, your lender might not be able to use the funds. They have to have a paper trail. In order to have a trail, you have to deposit the refund in the account you plan to use for your down payment. If this is your checking account, then deposit the entire check in this account. You should not deposit a part of the check and take cash the rest. Essentially, deposit it and leave it alone. As always, make sure to contact your mortgage lender for the specifics.

Don't Try This at Home - Avoid Homemade Estate Plans B Y L I B B Y B A N K S , T H E L AW O F F I C E O F L I B B Y B A N K S , P L L C I recently had a booth at a festival held at North Mountain Visitor’s Center. To attract people to our table we had a contest, asking people which of three homemade wills might be valid. It did catch the attendees’ attention, created many a chuckle, and led to a few shocks for people who had created wills at home without benefit of an attorney’s advice. On my display board, I had three wills I made up – but they were similar to wills clients have brought in over the years. First, I had a typed up, signed and notarized Will. Second, I had one of those fill in the blank wills you can get at the card shop. The part about who would receive the person’s property at death was written in the person’s handwriting and it was signed, but no notary or witness. Third, I had a completely handwritten and signed Will – on toilet paper! Which will or wills are valid? Well, it may surprise you to know that the only one that is clearly valid is the Toilet Paper Will. That’s because a will written entirely in the handwriting of the person making it is a valid will. Is this a good idea? Of course not, even if the Will is written on paper more substantial than toilet paper. Even if everyone involved agrees that this will was written by the deceased person, and agrees to what it says, we will end up in court to probate this will. We will also have to file the formal probate, actually appear before the judge with witnesses to attest that the handwriting is that of the deceased and request that the court find that the will is valid. That will be expensive – far more than the cost of doing a formal will with an attorney. How about that Fill-in-the-Blank Will? It is probably valid, because the person handwrote the distribution of their estate in their own handwriting. But, just like the Toilet Paper Will, we will end up filing a formal probate and appearing before a judge, and spending a lot more in legal fees than a solid plan done by an experienced attorney. That Notarized Will? The one that looks so official? Not valid at all. This is the type of Will I see often in my office, and it seldom fails to shock the person bringing
it in when I tell them it’s not valid at all. It also surprises clients when I tell them that even a valid will won’t transfer the deceased person’s property on their death. If all we have is a Will, we have to file probate and apply to have someone appointed to act on behalf of the estate. This can cause lots of delay in getting control of the assets of the estate. Once again, it is also more expensive than getting a proper plan in place. The sample wills I made for my booth also have another failing. By themselves, they are an incomplete plan. All of us, in addition to a will, need financial and healthcare powers of attorney. If you are incapacitated, your loved ones need documents that will permit them to act for you when you cannot. Often, my clients haven’t even considered that aspect of estate planning. Yet this may be the most important part for you – making sure your finances can be managed by those who will be taking care of you! A quote from Confucius says, “True wisdom is knowing what you don’t know.” We all have things we don’t know, and often, we don’t even know that we don’t know we don’t know them! You may not know all the ways you can benefit your heirs, or all the ways you can cause problems for them with a poorly drafted (or invalid) will or trust. GenerationZ Cars - Ford Fiesta BY J O HAN S WAR T & CO R N EL S WAR T Perhaps the USA invented the name “Muscle Car” back when the first Mustang showed up and entertained us in a Bond movie. The Europeans in the 1980s came up with what we refer to as the “Hot-hatchback” and “Super-saloon”. The first being made famous by the basic 1980’s Golf GTI and the second being made famous by the BMW M5 – a blisteringly fast luxury sedan that could make the San Andreas fault-line ripple in delight. The Brits did not have a name for the Mini Cooper and the Japanese was too busy making Toyotas that had model names starting with a “C“ that would last forever. None of this happened in our era but it made us think – if a Mustang and a 1960’s Mini Cooper had a child, the child will likely be a transverse engine, manual transmission, box design, and independent suspension vehicle with the engine of a cheetah-lion hybrid! But wait, there is such a marvel - the Ford Fiesta ST. Does it make the GenZ cut and is it a true hot hatchback? The Ford Fiesta is a four door small hatchback with an exterior that clearly makes its intent evident – I am sporty. The low profile tires and duel exhausts (that sounds great) and low stance with a hatch door wing, drives the sporty message home. The interior has the same affect. Hugging the driver and front passenger are bucket sport seats, Recaro seats are optional – this car is serious. I can fit my 6’4” frame easily into the driver seat and the headroom is sufficient. Driving the vehicle makes you realize that 2700lbs is a very weight vehicle. It is powered by rev
happy engine. The engine a turbo charged and intercooled 1.6 liter 4 cylinder engine which produces a whopping 197hp. It makes the ST very quick. According to Ford, 0-60mph takes 7 seconds, this is an eye brow raise for many petrol heads. The gas mileage is respectable at 26mpg city and 33mpg highway. The 6-speed manual transmission is what a fun car should have, and an absolute delight to use. The well-tuned independent suspension easily matches the engine power and this balanced package provides for an impressive hot-hatchback. But do not let that fool you, this car can also act domesticated. It is a daily driver that can take you to school but also drive you across the country economically and safely. Various car testers characterized the Ford Fiesta ST as “fun well sorted hot hatch”, “sublime dynamics and exceptional pricing”, “last true pocket rocket” and “hot hatch class leading status”. GenZ material? – Oh yes! The entertainment system and Ford Sync system is easy to link too with my phone. The voice control is a nice feature as well as the hands free system which is nice to keep your eye on the road and not on your phone. The car looks and feel great and my phone is happy. GenZ material? – check. Although the ST is characterized as the hot hatchback that set the bar, it is not the most technically advanced hot hatchback out there. There is no advanced transmission and paddle shifters – it is old school, yet we liked it. Why? Lets put this into perspective - a muscle car is not just about technology – it is about being a daily driver, attracting attention, being fast, sounding great, 2 wheel drive and being available with a good old fashioned manual transmission … but above all, the smile factor must be a 10/10 or a 4.0. The above exactly describes the Ford Fiesta ST – perhaps it is misclassified and not just a hot hatchback. I guess a new car category was born in the GenZ era and the Ford Fiesta ST can be credited for it - it is a “Mini-muscle car”!

6 Steps to Assess the Real Cost of a Fixer-Upper House B Y PAT T Y S C H M I D A N D S H A R O N H E L L A N D Every week, we get calls from new customers looking for ‘sweat equity’ homes. Needless to say, we are pretty cautious about this type of assignment. Aligning the customer’s goals with the acquisition and construction costs, design, permits, and financing for a great project outcome, takes homework, time, talent and good risk management. For this article, let’s just focus on how much you can afford, how much to offer, and whether a fixer-upper house is right for you. #1. Decide What You Can DIY TV remodeling shows make home improvement work look like a snap. In the real world, attempting a difficult remodeling job that you don’t know how to do will take longer than you think and can lead to less-than-professional results that won’t increase the value of your fixer-upper house. Do you really have the skills to do it? Some tasks, like painting, are relatively easy. Others, like electrical work, can be dangerous when done by amateurs. Do you really have the time and desire to do it? Can you take time off work to renovate your fixer-upper house? If not, will you be stressed out by living in a work zone for months while completing projects on the weekends and holidays? #2. Price the Cost of Renovations Before You Make an Offer Get your contractor into the house to do a walk-through, so he can give you a written cost estimate on the tasks he’s going to do. If you’re doing the work yourself, price the supplies. Either way, tack on 10% to 20% to cover unforeseen problems that often arise with a fixer-upper house. #3. Check Permit Costs Ask local officials if a permit is required how much that permit costs. Doing work without a permit may save money, but it’ll cause problems when you resell your home. Decide if you want to get the permits yourself or have the contractor arrange for them. Getting permits can be time-consuming and frustrating. Inspectors may force you to do additional work, or change the way you want to do a project, before they give you the permit. Factor the time, cost and aggravation of permits into your plans. #4 Double-Check Pricing on Structural Work If your fixer-upper home needs major structural work, hire a structural engineer to inspect the home before you put in an offer so you can be confident you’ve uncovered and conservatively budgeted for the full extent of the problems. Get written estimates for repairs before you commit to buying a home with structural issues. Don’t purchase a home that needs major structural work unless 1). You’re getting it at a steep discount, 2). You’re sure you’ve uncovered the extent of the problem, 3). You know the problem can be fixed, and 4). You have a binding written estimate for the repairs. #5. Check the Cost of Financing Be sure you have enough money for a down payment, closing costs, and repairs without draining your savings. If you’re planning to fund the repairs with a home equity or home improvement loan, get yourself pre-approved for both loans before you make an offer. Make the deal contingent on getting both the purchase money loan and the renovation money loan, so you’re not forced to close the sale when you have no loan to fix the house. Consider the Federal Housing Administration’s Section 203(k) program, which is designed to help home owners who are purchasing or refinancing a home that needs rehabilitation. #6. Calculate Your Fair Purchase Offer Take the fair market value of the property (what it would be worth if it were in good condition and remodeled to current tastes) and subtract the upgrade and repair costs. For example: Your target fixer-upper house has a 1960s kitchen and baths, laminate counters, linoleum flooring, and original windows. Your comparison house, in the same neighborhood, recently sold for $350,000. That house had a newer kitchen, baths, flooring, and windows. The cost to remodel the kitchen and baths, install new counters, new flooring, and new windows is $50,000. Your bid for the house should be no more than $300,000. Ask your real estate agent if it’s a good idea to share your cost estimates with the sellers, to prove your offer is fair. #7. Include Inspection Contingencies Don’t rely on your friends or your contractor to eyeball your fixer-upper house. Hire pros to do common inspections like the home inspection. This is key in a fixerupper assessment. The home inspector will uncover hidden issues in need of replacement or repair. Most home inspection contingencies let you go back to the sellers and ask them to do the repairs, or give you a credit at closing to pay for the repairs. The seller can also opt to simply back out of the deal, as can you, if the inspection turns up something you don’t want to deal with. If that happens, this isn’t the right fixer-upper house for you. Are You a Snowbird? Protect Your Finances While You’re Gone. Winter is (just about) officially here – but you may soon be leaving it behind if you’re a snowbird. When you go, though, you’ll want to keep your financial situation from getting caught out in the cold. These are a few suggestions you may want to consider: • Protect your home. If you’re like many people, your home is your biggest investment, so you’ll want to protect it while you’re away. You’re probably already familiar with the steps you should take, such as informing your neighbors that you’ll be gone, stopping your newspapers, forwarding your mail, using a timer to turn lights on and off, and so on. And these days, with smart phones and advanced security systems, you can look in on your home whenever you like. • Notify your bank. Recognizing the prevalence of identity theft, the fraud departments of many banks are getting more aggressive in spotting and denying unusual charges. Consequently, you’ll want to give your bank your temporary address and contact information before you leave. By doing so, you can reduce the risk of your account being frozen temporarily if your financial institution can’t reach you with questions about charges from an unexpected location. You might also find it useful to open a bank account at your snowbird site. • Gather your tax forms. If you’re gone most of the winter, you may bump up against the tax-filing deadline, which, in 2018, is April 17. So, to allow yourself enough time to prepare your taxes, or to have them prepared by a professional, gather your tax information before you leave. Make sure you’ve got all your investment-related forms, such as your 1099-INT (for interest income) and your 1099-DIV (for taxable capital gains and dividends). • Track your investments. You can probably track the progress of your investments online, and it’s a good idea to do so, just as you would at your permanent residence. Even if you’re only gone a couple of months, you may need to make some investment moves, such as “maxing out” on your IRA, so stay on top of your accounts and contact your investment professional, as needed. As always, though, don’t overreact to sudden market swings – ideally, you’ve got long-term strategies in place that can serve your needs in most investment environments. In any case, it also wouldn’t hurt to notify your financial professional that you’ll be away for a while, even if you typically only see him or her a couple of times a year. • Arrange for bill payments. If you handle most of your bills online or through auto-pay, you won’t have to worry about missing a payment while you’re gone. Still, if you take care of some bills the old-fashioned way, with checks, envelopes and stamps, you may want to give yourself some sort of reminder of when these payments are due. • Be careful on social media. To be on the safe side, you may not want to trumpet your extended time away from home on Facebook or other social media platforms. It’s sad but true that identity thieves watch for information like this. In all likelihood, you’ll enjoy being a snowbird – and by making the above moves, you’ll have less financial baggage to deal with when you take off.

CASA ... continued from page 10 The grants also allowed them to locate a building in a low-income neighborhood, retrofit it into a school, develop a curriculum, purchase books and classroom materials and hire teachers and staff. That process took about two years after Leahy and Clayton received the grants. Another part of that process involved walking around a central-Phoenix neighborhood, informing parents – and youngsters – about what the Casa Academy education would be like. They opened with about 165 students that August 2014 day. Among the kindergarten entrants were twin boys, Evan and Enzo Franco, whose mother was impressed with what Casa Academy would offer her sons. “They (the recruiters) were going in the neighborhood around the school, trying to get students to enroll,” Christina Parnell, the boys’ mother, says. “I told them I was interested in what they were saying and wanted to explore it more,” adding she was impressed with the educators’ stated desire to improve the lives of children in lower-income neighborhoods. Parnell enrolled her sons into kindergarten, where they continued studying at Casa Academy until they graduated from second grade. “I was really impressed with their response to their
school,” Parnell says. Her boys, now age 9, excel in math, and “exceeded my expectations, as well as those of their teachers.” “They (her sons) have their core values and they have integrity, and I really think they learned a lot about themselves as people and how to help others.” Going forward, Leahy and Clayton say they hope to add additional grade levels or a preschool at Casa Academy. Parnell says as soon as that occurs, she would re-enroll Enzo and Evan in the school. Possibly, some impetus for the charter’s expansion could come after Forbes Magazine readers learned about Leahy and Casa Academy when she was featured in that magazine’s 2017 30 Under 30 class of top-notch nationwide entrepreneurs. “It’s kind of surreal, getting it off the ground,” Leahy says of Casa Academy’s realization and her national exposure in the publication. Clayton echoes her colleague’s sentiments. “It is a challenge, but it’s the most rewarding challenge anybody could wish for,” she says of making Casa Academy an excelling institution. In the intervening years, Casa Academy fund raisers, donations and state tax-credit money have generated more than $950,000, the founders say, some of which is earmarked for scholarships. Parnell, a manager at a pizza restaurant, held a January fundraiser at her site which yielded about $360 that was donated to the charter school. It still is eligible to receive Arizona tax-credit donations, with a $200 maximum per single filer and a maximum $400 per married filer threshold. A not so recent but continuing phenomenon is the popularity of older neighborhoods in the central core of the Valley. Some examples in the Phoenix area are Moon Valley, Arcadia, the Central corridor, Encanto, and Willow. Their desirability is evident by the number of sales and the escalating prices of the homes in these areas. A drive through any of these venues will showcase the pride of ownership and sheer numbers of these older homes that have been rejuvenated. How are people doing it? The cost to rehab one of these great older homes, with good “bones,” is not pocket change. If you watch the TV shows, you would think that everyone doing a renovation, has a bank account with astronomical balances. This may or may not be the case, but if you don’t have oodles of cash lying about the alternative is a Renovation Loan. FHA and Fannie Mae both have really great loans to help the borrower with the goal of renovating their existing home or buying and renovating a home in a desirable neighborhood. The beauty of these mortgages is that they are made based on appraisals projecting the “as-completed” values of the home. In other words, the mortgage amounts available take into account the cost of acquisition (or current mortgage amounts on refinances) and the cost of rehabbing the home with a look at the completed value. If it makes sense, the game is on. The FHA loans are the 203K and the Limited 203K versions. Typically, these are reserved for lower priced homes because of the restricted upper end FHA loan limit of $ 294,515 in 2018. FHA loans are limited to primary residences only, in other words, the borrower must live in the home when completed. With a Fannie Mae Homestyle Renovation loan half million-dollar homes or more are not out of the question, and Fannie allows you to use this loan not only for primary residences but second homes and investment properties as well. Specific guidelines must be followed. Licensed, bonded and insured contractors are required on regular 203K and Homestyle loans. Detailed bids and contracts must be approved by the lender. Up to 6 months is allowed to complete the job. Periodic disbursements (5 max) are made to the contractor as each phase is completed, subject to inspection and approval by a qualified HUD inspector. These Renovation Loans are not cake walks, but they are doable. The end result is a really nifty unique home in a great neighborhood. Typically, at completion, the homeowner has a lot of instant equity. That is to say that the home is worth a lot more than it cost to buy and renovate. If this is appealing to you, get with an informed Loan Officer and find out the particulars. It doesn’t cost anything to talk. Not every lender does these loans, so search around until you find one with whom you are comfortable. You might just end up with your perfect dream home.

Gold Key Racquet Club has introduced a new event to help get seniors out of the house, and out on the tennis court. They call it Silver Sneakers Tennis and it is held on Thursday mornings at 10am. Darlene Talbot, one of the club’s owners and event organizers commented “We came up with the activity to get seniors like myself out of the house, meeting new people and doing something active. We have people coming out who haven’t hit a ball in years due to injuries or health issues. We are just thrilled to get them outside and having some fun.” This is a public service offered by Gold Key and there is no cost to attend and participants dont need to be a member of the club. All that is needed is a desire to get outside and have some fun. The club will even supply tennis racquets if players dont have one. So what actually takes place during these Silver Sneaker get togethers? One of the Club’s Tennis Professionals volunteer their time and set up games and skills activities on the court. These are simple, low energy activities that actually don’t even require any prior tennis skills. There isnt any match play and court movement is very limited and adjusts based on participants abilities. Even if you are not ready to get out on the court, you are encouraged to come watch and interact with this fun group. WESD Celebrates! BY D R . PAU L S TA N T O N , S U P E R I N T E N D E N T, W E S D Hello, I’m Dr. Paul Stanton, the proud Superintendent of the Washington Elementary School District. The WESD recently celebrated School Choice Week. During this time, we thanked those who continue to choose the WESD Family and public education. I would like to take this opportunity to also thank you for being a fundamental part of our District. Eight out of 10 families choose public education. Because of this, the WESD strives to provide the best educational experience for our students. Thanks to our supportive community and dedicated team, we are able to serve 23,700 students each day. Celebrations The WESD has had a lot to celebrate over the past month. WESD teachers and staff came together to support the Washington Education Foundation (WEF) for its 10th annual Bowl-a-thon at the AMF Deer Valley Lanes. Representatives from 31 schools showed their support for the WEF and all proceeds support teacher grants. We also recognized eight SUPER Kids (Student’s Unique Performance Earns Reward) in front of their peers and teachers. These students have shown significant improvement either academically or socially. Mountain Sky Junior High and Cholla Middle School proudly represented the WESD as finalists at the Grand Canyon University Innovation Spotlight Exemplary STEM Schools event. Sweetwater student LeAnna C. amazed students and staff by receiving the Prudential Spirit of Community Award. This award recognizes students for their volunteer efforts in their community. My First Experience BY C A S S I E W O R T H C L A S S O F 2023 Before even joining National Charity League, Inc. (NCL) I was excited to get started and begin working to help others. I remember my sister’s initial NCL experience, watching her come home after her first philanthropy with a huge smile on her face. I wondered how doing something so small could have such a huge impact on not only the people she was helping, but also on my sister. However, after coming home after my first philanthropy, I finally began to understand. My first event was at the end of summer, when I participated in the Back-to-School Clothing Drive. This event is held each year to help children who don’t have enough money to pay for their own supplies and school clothing. My job was to walk the children around to each station and help them get what they needed. At the end of the day, I had taken more than 10 children through each station. While it was obvious that each child really enjoyed this, I think it was more satisfying for me than all of the children combined. Bonding with the children and seeing a smile on their face gave me such a sense of accomplishment. My mom, Lauren Worth, also enjoys this event, “As a mother, my heart is full when I watch my daughters willingly volunteer at the Back-to-School Clothing Drive each summer. It is a great way to start the school year.” Although I am just beginning my years as an NCL member, I am looking forward to experiencing many other community service projects. The opportunity to “get my hands dirty”, especially with my mom and sister, has really strengthened our family bond. Through your input and participation, this project will gather information about the needs of families, friends, and care providers helping people with DS/IDD who have developed memory loss, including dementia, as they have aged. This information will help design programs and projects to better serve these families and professionals. What do I have to do if I am part of the project?
You will be asked to participate in a one-time focus group, which is like a group interview. There will be between 6-12 family members or professionals in the group. Everyone, as either family members or professionals, will be asked to provide their viewpoints on caring for people with DS/IDD who have developed memory changes/memory loss as they aged. News from Phoenix District 3 Councilwoman Stark PHOENIX APPROVES SUSTAINABLE WATER SOLUTION FOR MOON VALLEY GOLF COURSES BY D E B R A S TA R K , CO U N C I LW O M A N The Phoenix City Council has approved a development agreement with the Moon Valley Country Club and Pointe Tapatio Lookout Mountain Golf Courses to construct a non-potable water supply pipeline. The pipeline, set to begin construction in early 2018, will provide these golf courses with non-potable or un-treated water for irrigation purposes. Evening of Classics will Raise Money for JC Scholarly Science and Music Fund JC Scholarly with sponsors: Allegro Music Company and Caveman Burgers, present an Evening of Classics on March 24th from 4 PM to 8 PM in the courtyard next to Caveman Burgers at 430 E. Moon Valley Road Improvements Planned BY BRET ALDIERI, MVNA PRESIDENT One of the things I hear about most from neighbors is the poor condition of our Phoenix streets. During the last economic downturn, road maintenance funding was cut to a bare minimum, putting streets on a 65 year renewal cycle (well beyond normal street life). In addition to the time I volunteer to MVNA, I’m a member of the City of Phoenix Citizens Transportation Commission which oversees City Transit investments. Monthly meetings are held the fourth Thursday at City Transit building located at 302 North 1st Ave, 7th floor from 5:00 to 7:30 PM, and the public is invited. In 2015, voters approved Proposition 104, Phoenix Transportation 2050 plan (T2050) which raised the sales tax to fund city transit projects. Plan details can be found at www.phoenix.gov.t2050 and the first year progress report is available for review www.phoenix.gov/streetssite/MediaAssets/T2050. Plan objectives: Improve main arterial street maintenance to 33 years using a variety of pavement preservations Construct 135 miles of new sidewalks and 1,080 miles of new bike lanes Enhance traffic signals, add left turn arrows, update street signs and install LED street lighting Expand bus service with longer operating hours, new routes, and new bus rapid transit Triple Light Rail miles by adding 42 miles to connect key institutions & commercial centers What does this mean for Moon Valley? You probably already have seen a nicer surface on Coral Gables both west of 7th Ave and east of 7th Street, and on 7th Ave south of Greenway Parkway. But there’s more to do. I recently met with city transportation officials and our District 3 city councilwoman Deb Starks to review our top street issues and received this updated plan: Micro-surface Greenway Parkway between 7th Ave and 7th St (Spring 2018) Mill and Overlay (new pavement) Coral Gables between 7th Ave and 7th St (Fall 2018) Patch / seal holes on 7th Street south of Thunderbird (Spring 2018); also review resurface timing; Deb Stark is reviewing funding availability. Mill / Overlay Thunderbird between 19th Ave and 7th St (after new water pipe install) The city staff are all working hard to catch-up on our city streets, but this doesn’t happen overnight. A Sweet Little Friend BY FROST Y KROENING Nine years ago a friend recommended a poodle breeder. We went to the breeder’s office and saw a darling, blonde puppy. I was skeptical because Lilly, the puppy, wouldn’t turn over on her back in my arms. I handed her to my husband (a kind of dog whisperer who has “gentled” two abused dogs) and she turned over right away. So, we took the bundle of fur home. Lilly was not a cuddly puppy. She was all action. She would sit on Jim’s lap, but not on mine. After a few years of playing hard, walking long miles, and being aloof, she began allowing me to flip her over on the couch and rub her tummy. Now, at nine, she is an angel. She loves her massages and our naps. Poodles are very, very smart and adept at obtaining what they want with their slender feet. Recently we had to install child-proof locks on our garbage/recycle drawer. Lilly can put her paw under the drawer and pull it open and then use her mouth to pull the plastic garbage bag out of the bin! It’s like having a two-year-old child in the house! Poodles, being French, love their vegetables. Soulful looks usually get her a tiny bit of chicken or fish, sweet potato, lots of green beans, broccoli, asparagus, cauliflower (only with Parmesan, thank you), and squash. She gets “clean” foods only with her Halo vegetarian and Hills special diet. Lilly has had eye problems. I give her Can-C eye drops for cataracts. She “can see” again! Not perfectly, but enough so she no longer bumps into things. It was going to cost $7,000 to get her cataracts fixed, but a friend of a friend recommended Can-C (available on Amazon.com). Our little pooch brings unending joy and unconditional love into our house. Her enthusiasm and good cheer are catching. She snores at night, and I turn pages too much when reading. Therefore, we sleep in separate rooms. Lilly is a watchdog par excellence. She always knows when something is amiss, like rain on the roof! Or a strange car, or footsteps of animals or persons.

The Thunderbird High School Grad Night Committee is dedicated to provide a SAFE and SOBER celebration for the graduating Class of 2018. As in years past, this class of seniors, expressed an interest in going to Six Flags Magic Mountain in Valencia, CA. The committee is tasked with the duty of organizing all aspects of this event: transportation, park entry fees, chaperones, food, etc. This, as you can imagine, comes at a steep price which many students would be unable to afford. We would like to reduce the cost to the students as much as possible, our target being $100 for the entire trip. In order to do this the committee is charged with the task of fundraising to offset these costs.
