A ROYAL VACATION WITH THE TATTLER BY JANE BEMMERL This past May, The Moon Valley Tattler traveled with me to England for the Royal Wedding of Prince Harry and Meghan Markle. My friend Diane Freirmuth and I traveled to Windsor, England and spent four days enjoying all the wedding festivities. We camped out on the “Long Walk” which is the road leading up to the Castle on Friday night so we were in the front row to see Harry and Meghan as their carriage procession traveled through the town of Windsor and up to the Castle . After our time in Windsor, we traveled to Highclere Castle where the TV show “Downton Abbey” was filmed. We had previously taken the Tattler with us when we went to London, England for William and Kate’s royal wedding in 2011.

SVdP Dining Rooms Extend Hours to Provide Heat Relief & Shelter for the Homeless With triple-digit temperatures and extreme heat warnings, St. Vincent de Paul is extending their dining hall hours to provide a space for people to escape the heat. In addition to air-conditioned spaces, St. Vincent de Paul has heat relief locations at its three dining rooms in Phoenix, Sunnyslope and Mesa. These three locations will operate as hydration stations, heat refuge locations and relief collection sites for anyone in need. Home Sharing: Make Sure you're Protected B Y K I M G E O R G E , L O N G R E A LT Y U P T O W N I have to be honest, my new favorite way to travel is by using vacation rentals instead of hotels. I have a house full of teenagers, the last thing I want to do on vacation is spend a week cramming into a hotel room sharing 1 bathroom. Getting additional hotels rooms gets really pricey and starts to eliminate some of the fun activities that we can do while on vacation. We have stayed in some amazing homes from Florida, to Idaho, to California. Each of them different, but all of them have been a great experience, allowing us family time, with some space. Vacation rentals are also a great source of income for the owner. I have a friend that rents out her guest house and uses it as an extra revenue source and has met some amazing people in the process. It’s also perfect for people with second homes. You can rent out the property when you’re not using it and in turn creating equity for yourself in the home. As a Realtor, I get a lot of calls from out of state investors looking to purchase homes here with the intention of renting them out during our tourist seasons. It sounds a like a great idea, and often is, but there are some things to keep in mind if you are considering sharing your home with others. HOA’s are beginning to crack down on these rentals. A large percentage of them
have added rules requiring any leases to be long term, usually 6 or more months. It’s really important that before you purchase a home in an HOA that you get a copy of the bylaws/CC&R’s to make sure short term rentals are allowed if this is what you’re planning to do. Insurance is a really big deal. Your standard home-owners policy may not cover you if they feel that having a short term renter creates additional risk. You will want to make sure that your insurance company will cover any damages or losses that may occur while a renter is in place. They may require you to purchase additional coverage. Do it! You don’t want to be stuck with out of pocket expenses, should a loss occur. Lastly, check with local city ordinances and zoning to make sure that you aren’t violating any codes or regulations. The last thing you want to do is spend that extra money you make on legal fees. Whether you are a renter, like me, or a landlord, the home sharing industry has certainly taken the travel industry by storm. It can be a great experience for both parties involved, as long as you abide by the rules and do your homework. Happy traveling and enjoy the rest of your summer!

Boys and their toys: Used to evoke the idea that adult men sometimes dote excessively on machines, automobiles, and gadgets in a childish manner.
We have had toys for a very long time, over the years; sail boats, motor boats, jeeps, quads, sand rails, jet skis you name, my husband has probably had it! But his new love for sure all hands down is his Can Am, the fastest side by side on the market. Like the blood that carries our DNA, fast and furious runs through his veins, and the adventure of letting loose in the open air is where you might find us on any given weekend. Dust, the breakfast of champions is usually menu. These machines are made for all types of terrain and a different kind of fun in each one. Snow, sand, dirt, mud, rocks, off road and even street worthy make it a different journey each time you take it out. All About Hoa's BY DANIEL R. BROWN If you’re looking at buying a home, should you consider purchasing one within a homeowners’ association (HOA)? Don’t worry, the Myriad team is here to help you decide! This month, we wanted to give you a little insight into HOA’s and what advantages they may come with. First, let’s answer the question of what is an HOA? Well, a homeowners’ association exists within a community and is designed to be managed by a group of community members. Anyone who owns a home within the community can take part in meetings and join the board of an HOA. Being a member of an HOA comes with many advantages. The first being that if you are in an association, you may avoid problems that regularly plague neighborhoods with no HOA’s. Rookie Mom: Free (and cheap!) activities to beat the July heat with your littles B Y B R I D G H I D C O N S TA B L E It’s that time again: Where temperatures in Phoenix sky-rocket to those painful triple-degree peak temps. And with your little ones, you definitely don’t want to stay home cooped up watching Moana and Coco on repeat. So before school begins next month, here are a few tips to get your kiddos out and about across the Valley (and in Moon Valley!) while staying refreshed. 1. Storytime Programs at Juniper Public Library Last summer was the first with my 5-month-old daughter Brynn. It. Was. Miserable. I was up a thousand times during the night, doing anything to keep her busy brain occupied. The library was sincerely my sanctuary to find another air-conditioned place out of my home. I attended Babytime twice a week at Juniper Public Library (located on Union Hills and 19th Avenue), and met other parents to share our stories and connect. Plus, it was an awesome way for my daughter (yes, even in so little of a stage) to socialize. Now, even though I have a 16 month old, we not only attend Toddler Time, but we’re also involved with her very first Summer Reading Program. (Growing up in Tempe, I was heavily involved volunteering with this program. So it’s like badge of honor for Brynn, my daughter, to be joining.) There are also other programs for infants, toddlers, and teens at the library. (BabyTime with Sign, birth to 23 months: 10:30 a.m. on Monday, Thursdays, and Saturdays; Toddler Time, 2-3 years: 10:30 a.m. on Tuesdays; Preschool Prep, 3-5 years: 11:30 a.m. on Tuesdays; Discovery Time, 2-5 years: 11:30 a.m. on Thursday; and Family Storytime, Birth - 5 years: 6:15 p.m. on Tuesdays and 11:30 a.m. on Saturdays.) This month, there are two specialized summer programs left at Juniper Public Library: Fairytale Fun with Belle and Rapunzel on July 9 and The Magic of Richard Steele on July 16. Frats, Fun & Philanthropic Service BY DEBBIE ERBSTOESSER It doesn’t magically start in college that young men would want to give up an entire summer; the chance to earn money for college with a summer job, vacation with family, have fun with their friends or sleep in their own bed. It starts young, like our three boys who worked at many philanthropies volunteering hours from 7th grade through their senior years at Thunderbird High School with boys team charity. Before that, I took them with me when I served communion to shut-ins. The old folks loved seeing my cute little boys in their matching outfits and praying with them. The time and service Jon, Joel and Jaden put in during the short time they’ve been on this planet wasn’t always fun either. They complained sometimes because they wanted to sleep, watch cartoons, go somewhere with friends…but then the experience itself opened their eyes to so many different things. The teachable moments were priceless. The time we spent sharing thoughts and feelings on the drives home were life changing. The memories have been long lasting. I had the time and ability to get them involved. Many parents don’t really have the time, but they make it a priority. The ‘Ability Experience’ is the name of a service project that the Pi Kappa Phi fraternity runs with the sole purpose of spreading the message of acceptance and understanding for people with disabilities. ‘Build America’ and ‘Journey of Hope’ are two parts of the ‘Experience’. Chad Hellan, (featured on the front page of last month’s Tattler) and my oldest son Jon are Pi Kappa Phi fraternity brothers, but at different schools. Jon graduated from ASU and Chad from Purdue in Indiana. They met in preschool at Shadow Rock and remained friends throughout elementary, middle and high school, attending all 3 of our neighborhood schools. Last summer Jon participated in Build America and this summer Chad is participating in Journey of Hope. Build America is a 6 week labor intensive mission of literally building accessible recreation at different camps for people with disabilities. Jon traveled across the country with other Pi Kapps from colleges all over the U.S. building structures or improving existing ones. They played and ate afterwards with the campers and then moved on to the next camp. His most memorable construction job was a pirate ship in Wisconsin. Chad is presently riding his bike across the U.S. stopping in various places for ‘friendship visits’ so this group of Pi Kapps can meet the very people with disabilities they are riding for. The journey is a cross country bicycle trek with 3 different routes covering 32 states. He’ll ride for 3800 miles over the course of 8 weeks. Both the Build and the Journey, raise money and awareness for people with disabilities. To date 15 million has been raised. The Pi Kapp motto is, ‘service beyond self’ which fits cohesively with the Ability Experience’s motto of ‘challenging self and serving others’. It is human nature to be self-serving, but opportunities, growth and maturity create these men who serve others and learn the magic in giving and acceptance.

Loss Loss hits like a hammer, shattering emotions; changing the world as we know it. Especially when the person lost was your world. When I lost my grandmother inner peace became a distant memory. I had to move slowly and let it find its own way back to me. I was standing on Nonnie’s front lawn when my husband gently asked “Would you like to see her again before she’s taken away?” “No,” I said and left for home. He stayed. I appreciated that. It was many days before I could walk into that empty house. Moving through the rooms the comfort and love she offered lived on, radiating from every part of the house that had been my haven. Even now she can still soothe my soul. I need only think of her to have my inner peace restored. Memories hold her with me forever. Martha Santos

The Early gets the worm: Why Earlier is better for your health

WELLNESS IN MOTION BY DR. NICHOLAS WARNER It is believed that the expression “the early bird gets the worm” first appeared in a collection of English proverbs in the early 17th century, but its meaning and significance from a life and yes, health perspective, certainly transcends any time period. When it comes to your health, earlier is indeed better; here are a few reasons why. As you’ll quickly appreciate, doing things early is generally healthier than doing them later (or not at all)... 1. Early to Rise (and Fall): Waking up early and getting to bed at a decent hour are both beneficial from a health and wellness perspective. First, the two are generally connected; wake up early and you won’t be as likely to push the midnight hour or later on a regular basis. Second, people who wake up early often find they accomplish more; in fact, many business executives and other successful people wake up early. You’ll be amazed at how much you can get done first thing in the morning, before the rest of the world joins you in the madness. On the flip side, retiring for the evening before the clock strikes midnight (or whatever hour you consider “late”) ensures you avoid the unhealthy habits often associated with late nights. Turn in early, get a great night’s sleep, and then wake up early. Try it out and see how much better you feel. 2. Early to the Treadmill: Working out first thing in the morning is a great way to invigorate your body and mind for the day ahead. If exercise isn’t your “religion,” it also ensures you get it done early, so the “I still need to work out” voice isn’t reverberating in your brain all day. Evidence also suggests that some people who exercise later, particularly within a few hours of bedtime, have more difficulty falling and staying asleep than people who exercise earlier in the day. And since the need for fuel, in the form of food, is high following a workout, early exercise promotes hunger, which increases the odds you’ll get to the breakfast table and reap the health benefits there, too. 3. Early to the Table: Speaking of the health benefits of breakfast, you can’t beat a balanced, nutritious breakfast when it comes to setting yourself up for a great day. There’s a reality in play here: You’ve been asleep for 7-8 hours, which means you probably haven’t eaten anything in at least 9-10 hours (since eating immediately before bedtime can also impair your ability to sleep). When do you ever go that long between meals – and what do you probably feel like when you do? Lethargic, unfocused, distracted (probably by the thought of food) and more likely to eat larger-than-needed amounts of whatever comes your way. Start your day with a healthy breakfast; it doesn’t have to be enormous, but eat something that will give your body and brain something to work with. You’ll be glad you did. 4. Early to “The List”: Ah, it’s the list you make every day (in your head, if not elsewhere) that rules your world and never, ever seems to get done. Want to at least have a chance to complete your daily To-Do List? Start by getting to it early. The power of a daily list is only exceeded by the sense of achievement and satisfaction you receive from completing items on the list. The earlier in the day you get started, the earlier in the day you’ll reap the positive benefits, including piece of mind that the list won’t still be hanging over (and in) your head when evening comes. 5. Early to Reflect: We live in a world increasingly devoid of self-reflection. Instead of taking time to think, we click, swipe, tap, scroll and flash from one screen to the next; one activity to the next; one poorly evaluated choice to the next. Start the slow-down process by starting the process of reflection early and repeating it often throughout the day. How do you feel about yourself? How is your day (week, month or year) going? If you’re feeling great, why – and how can you do more of it? If you’re down in the dumps, why – and how can you turn things around? Are you using your time wisely? Are you living for yourself – or someone else? Make time for less reality TV and more reality. It may be the healthiest choice you ever make.

I am thrilled that on June 11, 2018, my Phoenix City Council colleagues and I unanimously voted to select District 1 Councilwoman Thelda Williams to serve as the city’s mayor pro tempore. The election to choose a new mayor was required by the City Charter following the resignation of Mayor Greg Stanton last month. Williams will serve the dual-role as Mayor and District 1 Councilwoman. “It is a tremendous honor to earn the support of my colleagues to serve as mayor,” said Williams. “I look forward to working with the entire City Council in a cooperative way to meet the needs of the people we serve.” Williams said her highest priorities over the next few months will be public safety as well as street and water infrastructure. This is her third time serving as Phoenix mayor. Williams was elected by her colleagues as interim mayor in 1994 following Mayor Paul Johnson’s resignation, and ascended from vice mayor to mayor for a brief period in 2012 following the resignation of Mayor Phil Gordon. Thelda Williams has served as the Council’s District 1 representative since 2008, and previously served on the Council from 1989 to 1996. Williams is currently the City’s representative on the boards of Arizona Municipal Water Users Association, Valley Metro RPTA, Valley Metro Rail, Phoenix-Mesa Gateway Airport and the Luke Air Force Base West Valley Council. The special election for voters to choose a new mayor will be held on November 6, 2018. If there is a need for a run-off election, it will be held on March 12, 2019, and Williams will remain in the role until a new mayor is sworn in. How can I tell if my garage door is safe? Garage doors have been designed to have systems in place to monitor the condition and take action when a fault is detected. Most homeowners are familiar with the safety photo eyes located on the bottom left and right side of the door, usually located on the track running along and up the wall. These sensors are crucial for preventing injury and entrapment; they do this by creating an invisible beam across the opening that will stop the operators› downward movement if the beam is broken. To test this feature simply place a large object in the middle of the two sensors and attempt to send the door to the closed position, the opener should recognize this obstacle and refuse to close. If it does not pass this test it is recommended you get your door serviced to prevent possible accidents. How fast can repairs get completed? Larvae feed and turn into pupae. The adult fly emerges in the next two weeks, Ca depending on temperature. If I see small houseflies, I know they had little nourishment during the larval stage. Big flies had good nourishment. In 16 hours, male houseflies are sexually mature. Females are ready to procreate in 24 hours. Housefly life cycles are short. Why do we care about getting rid of houseflies? Because they are “germs with legs.” They carry and deposit pathogens. Maybe someday we will find out why they don’t become ill from these pathogens. And we will put that knowledge to use to help humans deal with fly-borne diseases. Meanwhile flies are food for reptiles, birds, and other insects. And, they help break down dead and decaying matter in the environment. More useful outside than in my house, I’d say!

Home Buying Power Still High, Despite Rising Prices and Rates BY TOM BO NE T TO, T HE LEND IN G COACH I receive calls and questions all the time regarding mortgage qualification and home buying in today’s changing interest rate and price appreciation marketplace. It might seem like home prices just keep rising, but according to the historical numbers, today’s housing is actually very affordable. “Real” home prices—those adjusted for income and interests rate changes—are currently 32.5 percent below their housing boom peak from 2006. Your home buying power is the result of several variables – but there’s great news today when you consider increased income and historically low mortgage rates. Home Buyers Still Hold Some Power - according to the latest First American Real House Price Index, which measures overall housing affordability by considering changes in income, interest rate and actual home prices, consumer home buying power is still strong. “While unadjusted house prices have been on the rise since the end of 2011, nearly a seven-year run, consumer house-buying power has also increased by 14.3 percent over the same period,” said Mark Fleming, First American’s chief economist, in a recent interview. “House-buying power, how much one can buy based on changes in income and interest rates, has benefited from a decline in mortgage rates since 2011, and the more recent slow, but steady growth of household income.” Buying power is actually up significantly from 2011 because real wages have actually increased over that time – household income has risen nearly 20% over the last 7 years. Also, mortgage lenders have relaxed some of the tight requirements and ratios for qualification. This combination makes it a great time for buyers and borrowers. The Real Story On Home Prices – overall, “real” home prices aren’t even close to their historical peak. In fact, according to Fleming, they’re currently 32.5 percent below July 2006’s prices and 9 percent lower than in January 2000. Don’t let sticker prices fool you. Act One’s Culture Passes at our libraries. I just had family down from Washington last month in June during that freakish weather drop (we actually had dinner outside!), and they wanted to take advantage of the Desert Botanical Garden. Instead of shelving out $25 per ticket at DBG, I checked out a pass which allowed FREE passes to my guests. This week, my daughter and I are spending at the Arizona Science Center FREE OF CHARGE thanks to Act One’s Culture Pass. And next up? The Halle Heart Children’s Museum. The Splash Pad at Desert Marketplace Next, one of my favorite ways to beat the heat without spending a dime while also getting my kid socializing and ready for naptime is at Desert Marketplace’s splash pad. My daughter can spent a good 90 minutes scaring her herself from the sudden water breaks, running around with kids of all ages, and then (if I choose to shelve out cash), have an ice-cream break at Cold Stone while I refuel at Starbucks -- it’s all right in the heart of the pad. 4. Swim Lessons at Sunnyslope Pool And finally, although it’s not technically free (though cheap!), I only spent $15 for two weeks worth of swim lessons through The City of Phoenix at Sunnyslope’s swimming pool. Last year, my daughter had the worst cold during summer (ironic, yes!), so this July, we’re definitely making sure we spend time cooling off at the local pool, learning swimming basics through the city. What the changes in federal estate tax laws mean for you B Y L I B B Y B A N K S , T H E L AW O F F I C E O F L I B B Y B A N K S , P L L C Early this year, Congress passed, and the President signed, the Tax Cuts and Jobs Act. Among the changes made to federal tax laws was an increase of the exemption for federal estate taxes to $11.2 Million per person through 2025, at which time it decreases to around $6 Million per person. Estate taxes won’t be levied on any of your assets under the exemption amount. What does this mean for you? It may mean that you need to change your estate plan. What you have now could be too complicated or cumbersome for your estate, and it may not accomplish your objectives. Back in 1999, the federal estate tax exemption was only $650,000. If you were married and went to an estate planning attorney then, you probably ended up with a Trust that will create two trusts upon the death of the first spouse. In 2012, the exemption was in flux, so plans created at that time may also follow this plan. We sometimes refer to this type of plan as an A-B Trust. I like to refer to the two trusts created at the first spouse’s death as the Survivor’s Trust and the Decedent’s Trust for clarity. The A-B Trust plan assures that we take full advantage of the deceased spouse’s estate tax exemption. The problem with this plan is it may not do what you intended now that the estate tax exemption is much higher. Often A-B Trusts use a formula to determine how much to put in each trust. That formula could require the trustee to maximize the amount put in the Decedent’s Trust in order to take full advantage of the deceased person’s exemption. This may overfund the Decedent’s Trust and short change the Survivor’s Trust. In some cases, this may not be a huge problem. However, if the intent is to care for the surviving spouse until his or her death, overfunding the Decedent’s Trust may not accomplish that goal. This is especially true if the Decedent’s Trust makes children (particularly children from a previous marriage) beneficiaries of the Decedent’s Trust. The A-B division at the death of a spouse may not be necessary for your trust plan at all. Alternatively, that may still be a good plan, but the terms of the plan may need to be
changed to assure that you are leaving the surviving spouse the assets he or she needs and does what you both intended. Doing away with the required A-B split at death might not be necessary to plan for estate taxes in many cases. This is because we can now take advantage of the deceased spouse’s unused exemption without it. Congress has made a person’s federal estate tax exemption “portable.” In simple terms, “portability” means that when the first spouse dies, the surviving spouse can pick up the deceased spouse’s unused federal estate tax exemption and add it to his or her own exemption. This portability of the exemption has been made permanent. This permits us to take advantage of the deceased spouse’s exemption without creating the Decedent’s Trust. In addition, the taxes we do still worry about are capital gains taxes: the tax on the increase in value over what you paid for an investment or other asset. What you paid is your basis. We can use your estate plan to assure we get a step up in the basis to the value as of the date of death. As an example, if you bought an asset for $100,000 and sold it for $300,000, you pay capital gains tax on the difference -- $200,000. If your beneficiary inherits it and we have planned properly, they should get a “step up” in basis to the value at your death. So, if that asset is worth $300,000 at your death, and your beneficiary sells it for that price, they pay no capital gains taxes. With proper planning, we can give our beneficiaries a tax advantage. Everyone should have their estate plan reviewed every three to five years. In particular, if you are married and your estate plan is more than a few years old, please have your attorney review it, or give us a call. This could take you to Tempe Town Lake going west or Gilbert or other cool places. There are special stop lights just for bikes along the way. These lights are like the ones on 19th an Greenway rd. GenerationZ Cars - Chrysler 300s BY J O HAN S WAR T & CO R N EL S WAR T As we drove a Chrysler 300S, we began to wonder how the car got its name. We dove into the history of it. It was not just a quick google search with a boring result. It was a rather interesting story behind the name. In 1953, Chrysler had developed the great Hemi engine. It was a standard 5.4-liter engine with an 8.5-to-1 compression ratio. This engine produced 300-horsepower. This “300” is significant in more than one way. Then came a man named Robert MacGregor Rodger (a 15-year employee) who wanted to install this engine into a car but Chrysler did not have a budget for developing a new car. He took matters into his own hands and combined an Chrysler Imperial’s nose with a New Yorker hardtop two-door body shell and added Windsor model rear quarter panels and thus the 1955 Chrysler 300 was born. Its looks were unique. At the time, this car was the quickest with the most powerful engine combining great handling with a luxurious interior. Fast forward to 2018 and the Chrysler 300 is still with us. However, does it maintain the 300 heritage? We lived with the car for four days to find out. The name Chrysler 300 today may seem like your average car at first, but standing next to a 300 changes that perception. The 300 instills a presence that is more muscular limousine in character - luxury and prestige – nearly like it comes equipped with a racing driver chauffeur. The Chrysler 300 S comes standard with a 3.6 L V6 giving a total horsepower of 292, however there is an optional HEMI 5.7 L V8 that produces 363 horsepower. Apparently, gas mileage is 19mpg in the city and 30mpg on the open road for the V6. The car interior is well equipped with technology such as touch screen display, Apple Car play, and optional GPS. The speaker system was also very crisp and clear with great bass response. Our

300S had blind spot assist that became useful on the road. The car also come equipped with front and rear parking sensors. The interior quality was not lacking either. The front seats were comfortable soft leather seats, the dashboard and door panel’s materials were upmarket and durable. The 300S model has an S stitched into the front seat, which looked very professional. The rear seats have decent room and were comfortable. There was sufficient leg space but the front seats could do with more travel to create more space for tall people. One issue I had with it is that it has LED running lights, but halogen headlights. I expect for $40,000 plus dollars to get LED headlights. The Chrysler 300 borrowed its suspension and some of the buttons from the earlier E-class and S Class Mercedes. For example, the complex Multilink rear suspension and electric window buttons. The suspension provided for good handling and a composed ride for most of the time, but was not perfect. Although the cabin was quiet at speed, road noise was slightly noticeable. Our dad liked the classic center console analogue clock. We all liked the sporty looks of the huge 20” rims. 63 years later and not much has changed. The 300 is still quick and you can still purchase the nostalgic Hemi version. Even in 2018, the Chrysler 300 looks unique. Even though we only had a 4-day experience with the car, we can confidently say that the heritage is strong and runs in the family. Whatever you do, do not underestimate this vehicle. It is a fantastic family car and not to be overlooked. The parents of GenZ kids should seriously consider the Chrysler 300 when they decide to shop for a new family sedan.

Life is pretty Good B Y PAT T Y S C H M I D A N D S H A R O N H E L L A N D Here we go again. So, get ready as we enter the national mid-term election cycle. Some call it Political Silly Season, when undeliverable promises and wild accusations from politicians are the order of the day. Among other antics, the candidates and parties will try to divide and polarize us with negative comments about the failures of government and our system in Washington D.C. Interestingly, however, as we list and sell homes in the Moon Valley area, we find that most of the clients and customers we work with are pretty contented. Their lives, homes and families demonstrate that ‘local government and our system’ work pretty well. Sure, Phoenix suffered from, then exited, the worst recession in our lifetimes. And, for some, personal circumstances have not fully returned to normal. But, whether you made it through the recession, or are still climbing back, the possibilities for a better life for you and your family are real thanks to our local government and our system. Most of us live in safe and modern homes thanks to building codes, licensed contractors, and government mortgage programs. We can list and sell our homes in a fair, level and organized real estate market with a licensed REALTOR. Our water, sewer, electric, and other utilities work every day thanks to a combination of effective community based, or private utility services. We drive to work, school, shopping and recreation in safe and modern cars thanks to automobile manufacturers, dealers and repair shops. We use safe and modern city streets and transportation systems. We shop in well-stocked modern grocery stores, retail power centers and malls thanks to dynamic logistics systems, that span the world. Our children attend public schools, community colleges, or state universities. Most of us work in safe jobs. The bottom line – day by day, our homes and communities work thanks to effective collaboration between government, businesses and families – our system. Can things be better? Certainly. Housing, jobs, healthcare and other services for the working class, the poor, and the homeless will always be a challenge. Job creation, job training, and wage growth are, fundamentally, important, as are sustainable economic and community growth. But, it’s political silly season. The politicians and their consultants can bash each other and the system and try to polarize us but, let’s not just focus on the things that divide us. There are plenty of things that government and our system do that work. We are very fortunate in Phoenix. We have a City that works for most of us. Let’s be proud about what is working in our community and work together to make things better for all. Since kitchens are the heart of the house most decisions will be made according to lifestyle. Before you finalize your decisions make sure you have done your homework to ensure you’re getting what you are expecting. Below are a few ideas that are currently trending. 1. Colors – White and grey have continued to be popular and this is not expected to change in the near future. Darker wood cabinets have rebounded in kitchens where there is plenty of natural light. 2. Considering buying a home or refinancing your mortgage?
We had a pretty good cable TV, internet, phone bundle. Everything worked well but it was expensive. We were paying in excess of $280.00 per month, which was irksome to me. We had been with this company for many, many years. (I’m not going to name companies – you can draw your own conclusions). Our main cable box went out, so I undid a few simple connections and ran down to their store on the corner to exchange it. They told me that the box I had was outdated and set me up with the new and improved service. When I called to make an appointment to get the new boxes installed and turned on, the nice lady actually reMoon Valley resident since 1974 viewed my usage, removed some unused options and lowered my bill by about $40.00 per month. Pretty cool. We even had “voice activated” remote controls. A few weeks ago, some nice young ladies came to our door in green polo shirt Senior Loan Officer with the logo of a major carrier. They identified themselves as working for a competiResidential and Reverse Mortgages tor of our current provider. I was interested in hearing about their service. I invited 602.390.6422 them in, and my wife and I listened to their spiel. It sure sounded good. gjohnson@peoplesmortgage.com There were more channels, more options, and they offered faster internet. I didn’t have to keep my landline phone to get their pricing, which we never used or answered - ACCESSIBLE - KNOWLEDGEABLE - RESPONSIBLE anyway. There was a slight charge to install the dish, but they were saving me about LO Licensing: AZ LO-0911738 CA-DBO183091 NMLS-183091 Company Licensing: AZ BK-0904164 CA$100.00 per month. Now we were down to $140.00 per month from $280.00. OsFLL603L266/RMLA4130661, Licensed by the Department of Business Oversight Under the California Residential tensibly, half price for the same service. Mortgage Lending Act NMLS-6274 We had both installers (cable and WIFI) come out on the same day. They got us going right away because we were leaving the next day to go up north for a couple of weeks. So, the “devil is in the details.” We only used the service for a couple of hours before we left. Our analysis was that it would take some getting used to. When we finally had some time to use the new service, we found that there were more channels, but there was no logical sequence to them. We had to scroll through 800 or more channels to determine the ones we liked – it took me two weeks to discover where the Diamondback games were. The menu was not readable from my TV chair so I had to stand in front of the TV to see what was available, and there was no ability to increase the font size. There was no light on the remote so I had to turn on the light next to my chair to see which button I was pushing. Every few channels they were trying to sell me a movie. Some channels were reserved for one show only; when that show or sporting event was over you went straight to some commercial. In my humble opinion this service was very user unfriendly – I’m too polite to say it sucked. After much anguish and many discussions with my wife and friends, I decided to return to my old cable service – I hadn’t canceled or returned the boxes from our previous carrier yet. Here comes the “devil” part. Apparently, I had three days to back out of this new service or I would be charged an “early termination” fee. I didn’t see that in the agreement I signed, but I finally found it in the “terms of service” email they sent me the next day. Of course, I didn’t pay much attention to the email at that time because I was up north playing golf. It was pretty costly. The early termination fee was $460.00. It cost another $75.00 to have my previous cable service reinstalled (disconnect from the dish, change the splitter, etc.) I’m in the mortgage business. What has this got to do with mortgages? My advice is don’t do anything in haste. Know what you are signing. I paraphrased someone in one of my previous articles when I said – find a loan officer that has the mentality of a teacher, not of a salesman. Dishes, dishes, is there no end! No sooner is the sink cleared, it fills up again. You may think I’m making light of this situation but nothing can be further from the truth. Rhymes are an automatic reaction for me. I find it quite annoying, actually In fact, at times I think I have a medical condition; rhymingitis. I’ve gotten off the subject. Spending my life at the sink, quite frankly it stinks. Sorry, I’ll try harder. Maybe I should look at the bright side. When I’m asked what I want for dinner, He always complies. Life could be worse.

MEMBERSHIP IN THE MOON VALLEY WOMEN’S CLUB IS NOW OPEN TO MOON VALLEY RESIDENTS FOR THE 2018/19 SEASON
Our boundaries are bordered by the following streets: North side of Thunderbird Road, West side of Seventh Street, Homes on Paradise Lane/LeMarche Avenues, East of and including Moon Mountain and Coral Gables Estates, and South of Greenway including Moonlight Cove, Tamarac and Las Meridas. If your residence complies, we would be pleased to send you a membership form by U S Mail or via email. Moon Valley Women’s Club is a social and service club founded in 1970. We have over 225 members from 20 through 90 years of age. We can boast 30 activity groups open to all members. These include Gardening, Service Projects, Moms & Tots & Dads, Book Clubs, Hiking, Walking, and several Bridge, Bunco, Pinochle, and Domino groups. We also have Movies, Matinees, Restaurant Review, Museum and Special Events, as well as a Wine Tasting Group to name just a few, with new groups launched each year. If you are new to the area or haven’t joined recently, come and meet your neighbors. Luncheons are usually held on the second Thursday of the month from September through May. Attendance is open to members and their guests. There will be a variety of venues, with entertaining and informative programs (carpooling can be made available if requested). We also have a monthly newsletter mailed or emailed to each member and a website to keep them informed of club information, luncheons, and activities. Our dues are $30 per year to receive the newsletter by U.S. mail, or $20 per year to receive the newsletter by email. The deadline for dues and September’s luncheon reservation is September 6th. Begin your membership with attendance to our opening luncheon, September 13th. We will begin our luncheon with a meet and greet social, sure to make you feel at home. Sign up lists for the various activity groups, beginning in September and October, will also be on display to entice potential members. There’s bound to be something for everyone. Scams, scams & More Scams
B LO C K WAT C H E R BY B L A N C H E LU K E S Always be alert when answering the phone. You have heard about the Scams, there is always another one in the making. The term Phsing is used a lot and it means if you dial enough numbers you will catch a gullible person’. Here is one to be alert to. Your phone rings and a female’s voice says “Hi Grandma “ It doesn’t sound familiar so you say “Who is This” The voice says “Your granddaughter”. You spit out the name of your granddaughter, if you have one (wrong) and now they know. Fortunately, an alert person will say just a minute, I will call you back, hangs up and dials granddaughter Nope it was not her! Apparently they are successful in pleading a terrible need for help or money! Or, another time a male’s voice saying the same thing. Hi Grandma, this is your grandson. then you say Which one? Gotcha! Or there is the man calling to tell you that you won $850,000 and he persistently dials you ever hour for two days. Our Community Officers shared the latest scam when you fill up at the gas station. A woman pretends to be an attendant , approaches you at the pump, there is a problem she offers to take your credit card, goes in to the store, runs up a nasty withdrawal on your card It must be very lucrative, otherwise they wouldn’t keep doing it. This is where Block Watch is helpful. You have opportunities to hear about stuff like this going on. Then you will not be so vulnerable. Also, I am seeing more people on Next Door sharing about local solicitors at their front door. One neighbor has the new door bell that you can see who is there without even opening the door. I still am amazed though why more people don’t have security doors? They certainly are a deterrent for the home invasions. I will comment here though, that home invasions are not always random. The bad guys usually know the house and may have a quarrel with one or more of the occupants. At the last Black Mountain Precinct Meeting, (2nd Wednesday of each month) the Commander said crime in is down 29%. Still too high but encouraging that we are on the right track. If we do our part: lighting, garage doors down, visible stuff not left in vehicles, papers stopped or picked up by a neighbor when on holiday, than at least we are not so much a part of the problem. Perhaps the bad guys will go elsewhere if we become even more proactive. Let’s have an active Block Watch on every block in Moon Valley. Start planning a meeting for the October GAIN Day It should be October 20th. Our block does a pot luck in our driveway. What a great way to visit and meet with your neighbors and welcome the new people that have moved in. We live in a wonderful area with great people who look out for each other. THREE GIRLS … A UNICORN AND FLAMINGO BY J U L I A D R OZ S E R A F I N E I’m here to say, this vehicle will change the way you do air quotes around the word “minivan” when chatting with your friends. I was able to experience “mad mom” in a minivan syndrome like never before driving around Moon Valley this weekend thanks to Bell Honda. I loved it and my kiddos were huge fans as well. Not only did they have the luxury of having much needed personal space, but the drop down DVD/BlueRay screen was beyond anything I could ever imagine (yes, we are the only family in America that does not have a screen in our current vehicle, #parentfail). I’m also super obsessed with Cabin talk which cancels out the headphones when I need to yell…I mean, talk to my girls. I can ask them what they want from Wendy’s without having to scream over another showing of Zombies or, if you are the same type of mom as I am, I talk, just because I can. And they have to hear me. It’s amazing. Another great feature that I believe every car should come equipped with is the wireless phone charger. Yes, I know, it takes seconds to plug in your phone, but it literally takes one second to place your phone on the charger. You are saving a whole 10 seconds in Mom time. It’s worth it. The interior space and easy access to it is a major factor to most families when it comes to vehicles. Since none of my children pay attention to what they are doing at any given moment, as with every minivan, second row power sliding doors are extremely helpful making everyone’s life easier and dent-free, especially for the car owner’s parked on either side of us at Safeway. And the Odyssey has so much space, we were able to take our pool inflatables along for the ride. After a pull of the strap to fold down the third row, the three kiddos, unicorn and the flamingo all had a seat! Between dance rehearsals, dentist appointments and playdates, driving the 2018 Odyssey Elite didn’t even feel like I was driving a minivan. Its sleek lines and smooth maneuvering felt more like a

Puppy Love: How One family's Volunteer efforts Connected Career, Charity and Community BY L A R A H O WA R D S M I T H Lara and Emerson Smith have been active in the North Valley Chapter of boys team charity® since 2016. The organization, which provides young men with philanthropic and leadership opportunities from seventh grade through high school, was a natural fit for the mother-son team. “I volunteered throughout college and have always worked for organizations that place a priority on community service,” Lara says. “Fostering that same commitment with my son is important to me.”
One of the pair’s favorite organizations to volunteer with is Home ‘Fur’ Good, a top-ranked Valley shelter. Typical tasks for the volunteers include providing administrative help during the shelter’s low-cost vaccination clinic days, cleaning the shelter after hours and playing with the dogs to give them some much-needed attention. Along Came Jack While volunteering at Home ‘Fur’ Good, Lara and Emerson met Jack, a fouryear-old Chihuahua mix who charmed them with his peppy personality. The Smiths adopted Jack into their family; he gets along famously with their nine-year-old Boxer rescue, Truman. Making Life Better for Shelter Animals In early March, Lara attended a meeting to launch a Random Acts of Kindness program at work. The program, which is a part of Desert Financial’s 2018 Year of Giving, enables employees to surprise an individual or a Valley organization with a helping hand. “I immediately thought of Home ‘Fur’ Good,” Lara says. “Boys team charity brought us to Home ‘Fur’ Good, which brought us to Jack. The shelter team does so much to ensure its animals have a clean, safe, and comfortable place until they find their permanent home. I wanted to use this opportunity to make a significant contribution.” Desert Financial donated $7,500 to Home ‘Fur’ Good, which the shelter used to replace their flooring and outfit one of the pet play areas with a bone-shaped bench. VOLUNTEERS AND DONORS ARE THE UNSUNG HEROES OF NON-PROFIT BY BO LARSEN On a recent Saturday morning in May, Boy Scouts from Troop 11 in Cave Creek arrived at the Civitan Village in Phoenix to remove an old decaying wood deck, making way for the construction of a new cement patio. In just a few short hours, Troop 11’s Scouts and families moved heavy cement pots, cut-up the old platform structure, and cleared the area of debris to have it hauled off by the city. Members of organizations, such as the Fraternal Order of Eagles, lend helping hands at the Village by doing odd jobs, running crucial errands, and making deliveries of food for our commercial kitchen. The Village is also fortunate to have donors who provide financial support, materials and supplies. A few weeks ago, Civitan received yoga mats from strangers who read an article that Civitan’s members were in need. One gentleman gave a generous check to help purchase mats and yoga equipment with instructions to spend the rest on any other items that members would find useful. In Williams, Arizona, teenage volunteers spend a week or more at Camp Civitan from June through early August helping implement social, recreation and adventure programs for over 50 campers with disabilities. Volunteers and donors are an invaluable community resource supporting Civitan’s work. Civitan Foundation is a non-profit organization providing people with disabilities superior life experiences, vocational training, and independent living-skill development. In 1968, thanks to community volunteers and donors, Camp Civitan was created to provide a unique camp for children and adults with disabilities. Today, Civitan Foundation has grown into a comprehensive organization with a range of services. The Civitan Village Life Learning Center provides members vocational training, music instruction, culinary and catering services, an arts and drama program, media services, yoga classes and more. Flerish Design and Resale, located at 12625 N. Cave Creek Road, is a thrift store where our members learn retail skills, earn an income, and serve the community. Sales from the store support the programs and services of Civitan. The Foundation’s Home and Community Based Services provide individualized services for members and families in the home. Other services offered by Civitan include a respite house for families, weekend community based recreation activities, Adult Day programs in the towns of Williams and Maricopa, as well as the Civitan on 66 boutique thrift store in Williams. Civitan Foundation is an innovative and successful organization celebrating 50-years of providing services for people with disabilities. With support from our unsung volunteer and donor heroes, dedicated staff, strong leadership and creative service development, Civitan Foundation will continue to meet the needs of people with disabilities for years to come.

THE WORLD’S RUINS TELL IMPORTANT STORIES Because my husband and I cannot travel far due to health concerns, I’ve been reading a fine travel book called A Year in the World by Frances Mayes. In this book the author visits places near her Italian home, Spain, Italy, Greece and back to Greece again, Turkey, Morocco, and back home to Italy. In all those places there are ruins of civilizations that either collapsed due to geological events, environmental conditions, inner disputes, or war. All along the shores of Turkey were ruins that she and her husband could walk through. They would leave their boat, go to shore each day and find mosaic pathways and columns and shattered walls of people’s homes from several centuries before Christ. It suddenly hit me that what my Mother told me when I was a child is true. Civilizations crumble. They carefully must be maintained by each generation of citizens. Mom reminded us often it is our job to build that “more perfect union.” Mayes ends her book by describing what she found in a palace in the city of Mon-

tova (Mantua) in northern Italy. There were paintings on the walls of Palazzo Ducale with names like “eloquence, kindness, immortality, intellect, magnanimity, affability, generosity, harmony, humility, magnificence, innocence, and happiness.” In the 14th Century these were esteemed qualities of human life. These were the qualities that leaders recognized as being beneficial to the people and kept civilizations going strong for hundreds of years. We are in our third hundred years here and we still revere the freedom we have. The meaning of “...all men [and women] are created equal...” has evolved as have the meanings of the words “...to form a more perfect union...” I am hearing open discussions on the ethics of change often now. Who do we want to be as a people? What is a “...more perfect union...? I welcome discussion of these matters and wish everyone a most HAPPY 4TH of JULY!

Summer vacation, travel safety tips BY BRET ALDIERI, MVNA PRESIDENT Summer is a great time to travel, especially to escape the Phoenix summer heat. My nephew is on his first international solo trip and asked for travel tips. Here’s what I shared with him. Make a photo copy of your passport but keep it separate from where your passport is kept. You might also take a photo of your passport and keep a copy in your phone. Ensure you carry your medical insurance card / info, emergency contacts, etc. If you have travel insurance – take the info with you. Limit how much cash you take or carry as there’s not really a need for a lot of cash. The place to get cash (with the best exchange rate) is at a destination ATM (Airport ATM, street, bank, etc); worst rates are at airport currency exchanges or hotels. Before your trip, call your bank or card company to advise them of your travel plans so cards are not turned off. Review your credit cards as some offer no international fees. Nearly all restaurants and stores take credit cards / bank cards - so no real need for much cash. Use your hotel safe to store your passport, extra cash and credit cards while touring. When you do carry cash or wallet, for gents carry it in your pants front pocket (it’s harder to pick); for ladies, in a small purse that snaps closed, kept close to your body. I tend to always carry a little bit of cash folded and a couple of credit cards in my front pocket without a wallet. Also, limit wearing expensive jewelry. Don’t be a target! Phone roaming charges can get expensive when traveling international. You can turn roaming off in cellular settings (only turning it on when needed). AT&T offers an international travel app that helps find free WIFI locations. Use WIFI wherever you can - most hotels are free, restaurants are also free if you buy an item (sometimes you need to ask for a code). You can also check with your provider if they have a temporary international travel plan that can save some money. Explore using local transportation options: Uber works in many European cities, otherwise try a taxi, bus or train. Download the Uber app, set it up ahead of time, including having a Credit card attached. Uber is easier with shorter wait times than taxi (except at the airport where there’s normally a waiting taxi line). Get a Hotel business card which has their address and phone (more important for non-English speaking countries). You can also pre-print your hotel address in the native language to ease communication with your driver. Wise to add your hotel info
into your phone contacts - makes it easy to copy/paste into Google. Google maps works great in Europe - I tend to use it when walking to sites or back to my hotel. Some hotels have 110 VAC but it can be very limited, so I carry a power converter. Amazon has a few options – I bought one from Bestek for $40 that has 3 standard plugs and 4 USB ports, with various country adapter plugs. It’s nice for laptop, tablet and phone re-charging. Don’t forget about your home, pets and plants. A house /pet sitter is a nice option to watch both. Our MVNA Security services include a free daily vacation home external check while you are away.
