She’s raising hope

Most of us know someone, care for someone, or are that person who has been affected by a cancer diagnosis.

This includes providing care and support, dealing with stress and grief, and managing finances. A cancer diagnosis is emotionally, mentally, and financially draining. Paying for basic needs like a roof over your head, food and medical care can become overwhelming and impossible. Household bills like car payments, utility bills, mortgage payments, grocery bills etc., become a source of unnecessary stress.

I know this all too well; cancer is personal to me and one of the reasons why we founded Families Raising Hope.

It was September 6, 2013, almost 3 months after I had turned 30 years old when we received the devastating news that would alter the course of our lives forever. After weeks of scans, biopsies and blood draws our worst fear became a reality- I was diagnosed with a rare form of leukemia called Chronic Myeloid Leukemia.

At the time, our children were two and five, we were just about to celebrate our 7th wedding anniversary, and I had just returned to teaching when I was told that my cancer diagnosis would require a lifetime of treatment.

For five years I took an oral chemotherapy twice per day and we lived in a constant state of limbo between the scheduled blood work and the wait time until the next test result.

It wasn’t until September 2018, 5 years after I was diagnosed that we would catch a break and regain some normalcy. Confident that I could maintain TFR (treatment- free remission), we took a giant leap of faith and I stopped treatment. Now, two years later, my cancer is still undetected!

It was terrifying, yet life was happening all around us and we had two choices: one, we could do nothing or two, we could take this nightmare and turn it into something powerful, and something hopeful.

Knowing that option number one wasn’t really ever going to work, my husband and I, along with our two of our close friends founded Families Raising Hope. The mission of FRH is provide financial assistance to individuals in Arizona who are currently undergoing cancer treatment. This relief allows the

Despite the challenges of 2020, we’re still charging forward and are determined to provide more HOPE, more STRENGTH and more EASE to Arizona individuals currently undergoing cancer treatment. In this year alone, FRH has already provided $35,000 in financial assistance to Arizona individuals.

As the Holiday Season begins it is truly a year to “Give Thanks”.

What a year 2020 has been, seems as though nothing is normal, so now how is the Holiday season going to look for your families? Are you going to travel to Mom’s, have the entire gang over for dinner, watch football, or will it just be a tiny little gathering?

Again, I say…. “Give Thanks” , give thanks for your family, your health, your friends and most importantly the ability to change with the times and remember just what this time of the year means to you and your loved ones.

In 2016, I wrote: With the downturn of economy, many closings of businesses, the elections and the uncertainness of times to come we have worked harder and longer for less. Sometimes it is very hard to get into the holiday spirit... but I urge each of you to remember just what this time of year means to you and your family.

Slow down.... (Easier said than done!!) .... Make a pot of soup, sit down and read a book, compose that Christmas list, visit a friend and hug your family.

This will be a very trying year for many families in our own neighborhoods, support the efforts of the businesses, schools and churches in our area with food and clothing drives, monetary donations and the gifts of your time, these gestures will greatly be appreciated more than you will ever know. Give thanks for the simple pleasures in life.... the homemade pumpkin pie, and hours of football.

As much as the world seems so different, I guess many of the same things repeat, and the good thing is: We always bounce back, resilient people we are!

Hello! I am Dr. Paul Stanton, the proud superintendent of the Washington Elementary School District.

Once again, thank you for supporting the WESD through these times.

The WESD continues to utilize the benchmarks provided by the Arizona Department of Health Services and the Maricopa County Health Department.

In doing so, we reopened our schools after Fall Break in a Hybrid A/B and Online Distance Learning Model. This means, for families who chose to send their children to school for in-person instruction, half attend on Mondays and Thursdays, while the other half attend on Tuesdays and Fridays. On the days the students are at home, they check in to their Google Classroom for attendance and complete the assignments that are related to the learning they received while they were in the classroom. All students participate in Online Distance Learning instruction with their teachers on Wednesdays.

By following the hybrid model, the WESD is able to better enforce mitigation strategies such as social distancing, frequent hand washing, extra cleaning of high touch point areas and the wearing of face masks, which are required in Maricopa County. Through this process, our teachers, administrators and staff have remained committed to meeting the academic and social/ emotional needs of each student. Congratulations to Dr. Jason McIntosh, Gifted Services Coordinator The National Association for Gifted Children (NAGC) awarded WESD Gifted Services Coordinator Jason McIntosh with the 2020 NAGC Curricu-

lum Award at the 67th Annual NAGC Convention Reimagined in November.

This is the fifth year for McIntosh to receive this recognition for exemplary curriculum in gifted education. The award honors curriculum units that have met the standards of rigorous criteria with evidence of student growth. The award honors Dr. McIntosh’s Astronaut Academy curriculum unit. Dr. McIntosh designed this 30-lesson interdisciplinary unit to teach high-ability second and third graders how to think like an astronaut and explore the far regions of our solar system. A variety of highly engaging resources and problem-based learning tasks take students on a journey to visit each planet and create their own space station. Students acquire scientific knowledge and habits, such as how to follow the scientific method and conduct research.

The WESD offers a variety of programs for gifted students. WESD is one of the few districts in the state offering this specialized training at each elementary school. Teachers are trained to identify and support our high potential and gifted students. Rookie Mom: Grateful for Perspective

Life has definitely taken some unexpected twists and turns these past few months.

Last month, I made the difficult decision to leave teaching. Most schools returned in person with balancing some students online, and I honestly couldn’t do it as well as I wished. My brain, much like many people these days, was just Overwhelmed with a capital O. To be honest, I, myself, had difficulty even re-reading The Harry Potter series. (Six weeks later, I’m still on Book 3.) With my fried brain, I couldn’t imagine being a quality English teacher and teaching The Canterbury Tales to seniors.

With that, I have no idea what’s on the horizon for me career-wise... Yet, I’m grateful and glad that I made that leap of faith in myself and my mental health, with the support of my husband.

Being a mom is the best “job” that I could ever have. And in March, my husband and I had these huge stacks of plans lined up before quarantine. In fact, we were supposed to head to Tulum, Mexico for our second honeymoon before the U.S. was called into quarantine.

We had actually fixed up our bathroom and refurbished our kitchen with the hope of selling the house when returning from Mexico. And we had plans in the summer to try for Baby No. 2. But as my grandmother always said: If you want to make God laugh, tell Him your plans.

With my bipolar II stretching me to the limits during these times, I ended up in the hospital again in August which made Baby No. 2 plans disappear maybe altogether.

Is it selfish of me to want another child as I manage my bipolar? What if I couldn’t work and what type of income would that set for our family and our new home?

I still don’t know the answers to these growing questions. Every day is a new day.

It’s November and listing the things I’m grateful for has been a practice that I personally cannot get enough of, especially as a “Rookie Mom.” So with ever-changing perspective since March, as each day reveals something new: ● I’m grateful that our home value has increased even more since our original April sell plan. ● I’m grateful that I am now more empowered with my age and mental health, giving me better say and direction in what I can and should be doing

with my career. ● I’m ever grateful for my husband. It’s so funny to see pictures of us as young, naive, and romantic because he really is my life partner and best friend, rallying with me to create the best life for our family. What we have isn’t romantic. It’s better. It’s steady love. ● I’m grateful that my daughter is getting a quality education, back to socializing with kids her age, and is consistently proving to be a resilient, hilarious, smart, and most importantly, good kid. ● I’m grateful for my family, friends, and neighbors who check in on me and support me when I don’t feel very loveable. There’s only so much Barbie make-believe I can do in her bedroom for hours on end. Getting out to the aquarium, parks, and zoos are heaven-sent opportunities. ● I’m grateful for supporting small businesses who really need it during this time. Eating my Thanksgiving pecan pie at Mama Toledo’s, ordering in a turkey burger at Aiello’s, and mailing out gifts at Moon Valley Postal. I’d rather have small businesses get my money than an algorithm on my phone aiming me for a certain ad.

This Thanksgiving will be at my mother’s where our family has the tradition of going around the table where my large family tells one main thing we’re grateful for. I’m not sure how I’ll consolidate all of these into one sentence, but...

I encourage you to think of that one main thing today, and everyday, especially during these times.

Kirsten of New BCR Athletics Gets Seniors moving

BY KIRSTEN PESHLAK AI Hello Moon Valley! My name is Kirsten Peshlakai and I am the owner of BCR Athletics, located just west of 16th Street on Bell Road. I am originally from Upstate New York. My husband and I met and married in Window Rock, Arizona have lived in the Valley for about five years now. I am a mother of two and I also have a stepson.

I grew up knowing the fitness life playing sports my entire life. I finally got my husband to join in on this fun a few years ago, and he has never looked back. BCR Athletics is our latest adventure. Formerly, my career and education lead me to Special Education. I thought teaching Special Education would be the career path I retired in. Instead, I have found my passion here as the owner and operator of this exciting business, and am proud to be building a wonderful community.

BCR Athletics offers multiple classes daily and provides instruction to a wide range of athletes. Our CrossFit classes run twice in the morning, and three times in the late afternoon/evening, and all movements can be modified to fit specific athletes’ needs.

Starting in November, we will begin offering our first “Silver Sneakers” Classes for those 55 and over. Classes will be held on Monday, Wednesday and Fridays at 8:30-9 am.

This class will work on flexibility, stamina, range of motion, and endurance. The requirements of participation include completing a short questionnaire regarding your physical capabilities and concerns, and to meet with me one-on-one to discuss prior to starting any exercise.

boys team charity Volunteer Organization

Boys Team Charity has learned how to adapt this year, as many other organizations have had to do. We have experienced limitations in some popular volunteer opportunities, but that has also opened up doors for growth in other areas. For example, projects done at home: putting together animal care baskets, writing letters to those in need of companionship during quarantine time, and creating paracord bracelets for Operation Gratitude.

At this month’s meeting, in person attendance optional, we constructed paracord bracelets to donate to military personnel through the organization Operation Gratitude. The intention of providing the woven bracelet, worn at all times by active duty persons, is that it is an easily accessed rope or string for emergency mechanical repair, or possibly a tourniquet in a critical medical situation! Along with this months’ project, we were presented with an in-depth look at what it takes to be a firefighter and paramedic for Phoenix Fire and Rescue. Mr. Mike Kautz is both! Mr. Kautz not only gave us a full demonstration of equipment, its specific purpose, and the history of why the equipment was developed; more importantly, he spoke of what it means to be a civil servant and how to prepare yourself to perform to the best of your abilities so that you can continue to provide assistance on the next call!

Civil service and teamwork are the foundation of Boys Team Charity. As Mr. Kautz spoke about how many people make up a team that provides a quality service, such as in Fire and Rescue; from the dispatchers to the Emergency Medical Technicians, Paramedics, and Firefighters – many of these roles are overlapping and performed simultaneously! We also have many different roles in our lives: we have our role as a student, our role as an athlete, our role as friend, and our role as a servant to others. Talking to your executor (or Trustee)

The holidays are just around the corner, and when the family gathers, it can be a great time to talk to the person or persons you have chosen as your executor, personal representative, and/or Trustee.

Is Your Executor Willing to Serve?

If you are just beginning your planning, now is a good time to ask your chosen trustee if they are willing to serve. This is very important! You don’t want a situation to arise where the people you counted on to serve are saying they won’t. It is one of many ways to end up in an expensive court proceeding to get a trustee appointed. If you have a plan in place and did not ask before naming them, be sure to ask now!

Does Your Executor Understand What’s Expected of Them?

Next, talk to them about the type of plan you are putting together. Is it a Last Will and Testament with the understanding that they will need to file the Will with the probate court before being able to proceed? Or have you put in place a Revocable Living Trust that will let them avoid court proceedings and quickly step in to wrap up your estate. Be sure they know what will be expected of them.

Another item to mention is your incapacity planning. Many trustees only think they will be called to serve when you pass away. Make sure they understand that if you are incapacitated, they may need to step in to manage your finances, such as paying your bills and making sure that you are taken care of financially.

Will Your Executor Treat Your Beneficiaries as You Wish?

If your Trustee will also be managing a trust for a beneficiary, perhaps a minor, a young adult, or someone with special needs, talk to them about what you wish for your beneficiaries. How do you want distributions handled, how much access should your beneficiaries have to the assets, and what opportunities do you want them to have to manage the assets themselves? If learning to work hard and make your own way is important to you, your trustee needs to know what that means in terms of the trust you have created for your beneficiary. If you want the trustee to teach the beneficiary how to manage the assets before they receive them, talk to your trustee about keeping the beneficiary involved in the decision-making when they are old enough.

Does Your Trustee Know Where to Find Your Estate Information?

Be sure, too, that your Trustee knows who your trusted advisors are and if you want them to consult those same people or if they are free to choose someone else. Tell them where to find the information about your estate plan, your assets, and your advisors, so they know where to go to find everything when the time to step in arrives.

Giving During a Pandemic

BY TAYLOR APPLEBEE On a hot midsummer day, donned in protective masks and gloves, with many safety protocols in place, 15 members of the National Charity League, Inc. (NCL) Moon Valley Chapter, gathered to unload and sort hundreds of shoes. This would be my first in-person volunteer opportunity as a Ticktocker for the incoming 2026 class.

The philanthropy was the Back To School Clothing Drive (BTSCD) and I could not be more excited to take part in this event. I was immediately welcomed by many Ticktockers who’ve participated in this particular event in years past. All eager to share their experience on how the children usually get to shop in person for their back to school gear. This year was quite different, but we did not let a pandemic take away this amazing experience. I am grateful to be a part of a giving community that can continue to make a difference in people’s lives despite these uncertain times.

Kandace Kramer (class of 2021) states, “For most of us, it’s pretty hard to imagine not having new shoes to start off the new school year. I think it is awesome that they give new shoes to these kids along with backpacks and uniform clothing. For many of them, it’s the only pair of shoes they’ll have.”

Covid-19 has stopped us from a lot of things such as going to school, the

store, and really just going out in public. However, it has not stopped charity. We came together, unloaded box after box, sorted, organized, and had fun. This may not have been the BTSCD that many are used to, but I can still imagine the smiles on hundreds of children’s faces, even if I didn’t get to see it.

NCL, Inc. is a philanthropic organization with over 200 chapters across the country that all share the mission of fostering strong mother-daughter relationships through community service, leadership development, and cultural experiences. Keep Your Spine in Shape

Do you have aches & stiffness?

Your spine is the backbone of your entire body – literally and figuratively. That means poor spine health can negatively impact you from head to toe. How can you keep your spine in shape? Let’s learn more about this critical anatomical structure and take a look at some of the simple strategies you can employ to ensure a healthy spine and a healthy body.

Exercises (to Do and Not to Do): Since we›re talking shape here, let›s start with a few exercises that help promote spinal health in the form of proper posture – along with a few that promote poor posture and put the spine at risk. First, a strong core supports the spine, whereas a weak core can lead to pain and injury. To build the core, think planks, bent-leg knee raises, stability ball exercises, ab curls, medicine ball slams and other exercises that strengthen the core muscles (remembering to keep your spine protected at all times by avoiding rounding the back / neck). On the other hand, avoid exercises / movements that unduly stress the spine: slumping while sitting and bending forward immediately after sitting come to mind, as do exercises that make you prone to rounding your back (traditional sit-ups, toe-touches, etc.).

Sleep Matters: Your sleep position and the overall quality of your sleep play a big role in spinal health. The ideal position for the spine during sleep places you on your back with a pillow between your legs. As you might imagine, lying on your stomach is the worse position. Your pillow and mattress also matter, so make sure you choose the right ones for you, or your spine will let you know with neck and/or back pain. (Talk to your chiropractor for suggestions.)

Nutrition Essentials: Believe it or not, certain foods promote a healthy spine (and vice versa). For example, adequate water intake is necessary to nourish not only the body›s cells, but also the spinal intervertebral discs, which consist primarily of water at birth. As you might imagine, water helps keep the discs (and thus the spine) from getting stiff and subject to injury. In addition, an anti-inflammatory diet is key to preventing back pain and other spine problems due to inflammation. Think foods such as omega-3 fish and lean proteins, fresh produce, avocado, olive oil, and various spices while reducing intake of pro-in-

Hopefully the dust will settle quickly in early November and we will all know the results of the 2020 election. Don’t forget, if those who won don’t do well, we can vote them out at the next election. Whether your candidates won or lost, we need to think about others. It’s time to remember that we are Americans.

Let’s choose to return to the former common practice of treating others with dignity and respect. We need to be much more civil to each other in person and on social media.

I ask anyone who regularly posts on any of the popular social media websites to read what you type out loud (before hitting the send button), then ask yourself, would you say it that way if the person was standing in front of you? If not, then either let it sit a bit, think about it then retype it. Even in work environments, it can be sometimes too easy to fire off an email in response to something you don’t like, and in those cases it’s best to leave the email as a draft, read it later when calmer, then edit / update before sending. Our country works best when we participate in government and look out for all our family, friends and neighbors. Treat everyone as a good neighbor and as you want to be treated.

It’s November so it’s holiday preparation time. The holidays are well celebrated in Moon Valley, as we host our annual home decorating contest, hand out candles and bags for luminaries, and conduct our annual food drive to help those less fortunate. This year, thanks to

Drew H. on the MVNA board, we have a Moon Valley App that will let you enter the contest, vote for the winners, and view the winners via a location map. Or unlocked cars with valuables laying visible on the seats for easy grabbing. They think the residence a Moon Valley are rich so there is good stuff to steal. I would rather think that our Moon Valley residents are hard-working people who honestly worked for and paid for their belongings. So I let some ne’er-do-well take what you worked hard to get?

However, the brave people of Moon Valley Drive met in our driveway. We use social distancing protocols and enjoyed wrapped ice cream for our treat.

So our neighbors did enjoy a brief visiting and got to know our great neighbors. This year we seem to have a lot of young kids. What a treat! Their enthusiasm sure perked the evening up and then we only spent an hour or so on our driveway I can’t think of a better way to spend a Saturday night.

Let’s keep our community connected. We have the annual garage sale in November, but we don’t have to limit it to the whole community. We have all of Moon Valley organized with block captains and there should be 84 different groups. if your block has gone quiet, resurrect it. It is a great resource for keeping connected.

According to the American Dental Association, sweetened and flavored beverage consumption has increased significantly over the past 35 years in the United States. As was reported in 2004, the total consumption of these drinks for every man, woman, and child was approximately 68 gallons per year.

The dramatic increase in consumption of acidic soft drinks, fruit juices, fruit drinks, sports drinks, and carbonated beverages is now thought to be the leading cause of dental erosion observed among children and adolescents.

The consumption of acidic beverages causes damage to tooth structure. The lower the pH number, the more acidic. The pH of available beverages ranges from 2.1 (lime juice concentrate) to 7.0 (spring water). Commercially available beverages with a pH of less than 4.0 are damaging to tooth enamel.

Erin Yi: AZWP Volunteer Spotlight B Y PAU L A C U L L I S O N Another of our most recent volunteers is Erin Yi When we decided to update our Faces of Hope video, I posted an ‘AD’ on volunteermatch.org.

We were pleased when Erin Yi replied. I sent Erin a folder containing 75 JPGs – photographs of the faces of the women, children, and families who are helped by the grants which we award annually to small charities here in Arizona. They address many critical issues: domestic violence, child abuse, homelessness, hunger, programs for youth, the elderly, refugee families, ESL, adult literacy, etc.

Erin created an awesome video which can be viewed on the AZWP website and on YouTube, facebook, instagram and LinkedIn. I was impressed by her willingness to meet the challenge, her responsiveness and her attention to detail.

Erin, who is bi-lingual English and Korean, plays flute and piano. She has created music for survivors of sexual violence.

As President and Founder of the Arizona Women’s Partnership, I have worked with many students over the years. Some are really self-motivated; Erin is one of them. Her resume notes that she was a member of the National Society of Leadership and recipient of a Presidential Scholarship. Upon graduating with highest honors from Dougherty Valley High School, Erin completed a year at Chapman University in California. She transferred to Diablo Valley College, as she works to complete her degree in Business Administration. With a keen interest in environmental and social justice issues, Erin was part of a team which developed an app for ‘We are from the Earth’, advocates for a sustainable lifestyle.

‘I’m very grateful for the VolunteerMatch site for giving me the opportunity to work with Arizona Women’s Partnership. It was great to be able to contribute to such a passionate organization virtually during this time’, stated Erin.

“For the AZ Women’s Partnership (based in Moon Valley), having a strong social media presence is a critical part of our growth. In this way we broaden our donor base, as we inform about AZWP and our grant recipients. We are grateful to Erin for her willingness to help us”, Paula added.

Dr. Reichow Has Your Back!

A Perfect 10 Years at Moon Valley Chiropractic When you walk into Moon Valley Chiropractic, it’s often busy. Dr. Jamey Reichow has been practicing at the Moon Valley staple for over 10 years, and you can tell by his faithful following, as guided by the original office doctor, Dr. Grover.

“Dr. Grover and myself are chiropractic physicians and we are dedicated to our patients fully,” says Dr. Reichow. “We continue to learn new techniques and offer new, effective equipment to assist our ability to best treat patients.”

These include the previously mentioned K-Laser, electric stimulation, ultrasound, the Decompression table, and the newest device to MVC is the Radial Pressure Wave Therapy. On a personal note, when I saw the good doc in May, my feet were in horrible pain. Dr. Reichow wrapped them up in Kinesiotape, which he is certified in and also learned from Dr. Gover's muscle testing techniques.

But where did Moon Valley Chiropractic’s journey begin? Dr. Reichow is a graduate of Southern California University of Health Sciences in 2004 and has been a practicing Chiropractic for 15 years.

“In my first 5 years, I worked as an associate in 3 different clinics, one of which I had the opportunity to work with athletes from two of our local professional sports teams,” Dr. Reichow explains.

Though, Moon Valley Chiropractic wasn’t always in the stars for him.

“Interestingly, I visited MVC as a potential buyer in late August 2010,” Dr. Reichow says. “Dr. Bria was relocating to Nashville and Dr. Grover was days away from signing a lease elsewhere. Initially, I didn't think it was a fit. Later that day, myself and the group employing me had a meeting with a law firm downtown to discuss a potential working relationship. The encounter left me uneasy and I immediately called Dr. Grover to request a second visit. With a renewed vision I notified Dr. Grover that I would take over Dr. Bria's practice.”

Dr. Reichow never envisioned that a broken hand would be the guide to him replacing Dr. Bria at the clinic.

“During that time my hand was broken, Dr. Bria was kind enough to practice an extra month allowing me time to introduce myself to current patients as well as treat my fracture with the K-Laser,” Dr. Reichow explains.

“The treatment facilitated the healing process and I was able to begin treating patients immediately upon Dr. Bria's departure.”

Then, October 1, 2010 was Dr. Reichow’s first day at Moon Valley Chiropractic.

“I very much enjoyed working with Dr. Grover for the next 13 months,” shares Dr. Reichow. “I learned from him as well as enjoyed his presence in the clinic. The same sentiment could be shared on the golf course as we had a weekly golf match!”

The next year, Dr. Grover announced that he would retire, though he practiced out of his home in Prescott. Dr. Grover now works Tuesdays and Saturdays.

“It's great to have him back as we keep each other aligned (and share golf tips)!” laughs Dr. Reichow.

Moon Valley Chiropractic, though, is nothing, as Dr. Reichow emphasizes, without help from his office team.

“Linda, who was a patient at the time, offered to help as a 3-month fillin for an employee on temporary leave,” he explains. “Now, seven years later, Linda keeps the clinic operational as the Front Office Manager. Additionally, we feel blessed to have a second front office coordinator, Mary, who has been with us for over a year and is a true asset. We are grateful for both of these women who better the Moon Valley Chiropractic experience.”

It seems like there’s a lot on the horizon for Dr. Reichow, who, on a personal level, has married his best friend and started growing his family since joining the Moon Valley family.

“On a personal level, much has happened in my 10 years at Moon Valley Chiropractic,” he shares. “I proposed to and married my wife Rani. She has her Masters in Education and has started a dance instruction business. We recently celebrated our 7-year anniversary. Six years ago this November we were blessed with my son, Ricky. He started kindergarten this year.

Then came our beautiful daughter Rosey. She is two and is the sweetest little girl.”

Working with Dr. Reichow and his team really is a treat. They are nothing but supportive of your health and truly want what’s best for the community.

It’s a Frenzy out there!

After breaking record temperatures all summer, we are finally getting some relief! However, real estate is still hot, hot, hot! Record low inventory, and an influx of new people moving to Arizona, has created a frenzy. Home prices are rising and there is no end in sight.

In a typical market, we are used to seeing a two to three-month supply of homes available to sell. And homes are added on a regular schedule. Currently we have only a 31-day supply, meaning that if no new homes come to market, we will exhaust our supply in just a month. This is especially challenging for buyers who are competing and paying over asking price for a home. Sellers have the edge right now.

There is lots of turmoil in the world right now. The elections, the pandemic, working from home or not working at all. Sometimes in the midst of confusion, real opportunities present themselves. Now may be that time. If you have been thinking about buying a home, this low interest environment is a real Godsend.

We may never see rates below 3% again. Even if you have to pay a little too much for a new home, the cost of having a mortgage is very reasonable.

Homes in the Phoenix area appreciate at between 4% and 5% historically, this long-term appreciation is a given. If you recognize the advantages of buying versus renting, i.e., growing roots, building wealth, independence, stability, etc. the decision becomes very clear. Here is where to start: Finding the right Realtor is essential. Realtors are professionals. They know the areas, the schools, home values, traffic volume, neighborhood safety, etc. Look for a good fit. There must be a two way trust factor.

Finding the right Loan Officer is equally as important. Walk into a bank and their daily mortgage rate is usually written on a white board; that is their rate, take it or leave it. But an independent Mortgage Banker will search dozens of Lenders to find the best loan program and the best rate for the buyer.

A good team of home buyer, Realtor, and loan officer can really simplify the whole process.

Getting “Pre Qualified” is first. The loan officer will require certain documentation (IDs, pay stubs, W2s, tax returns, bank statements, asset

statements, award letters, and more). They will check credit. They then can assure the Realtor with certainty that the buyer is qualified.

The cardinal rule during this home buying process is “Don’t initiate any new credit.” Don’t buy a new car, don’t switch to a credit card with a lower rate, don’t deposit large sums of cash into the bank, and do continue to pay bills on time. New credit, cash deposits and missed payments all have to be explained to the underwriter and could delay or derail the process. Gifted funds from any source must be meticulously accounted for. The key is to remain stable during this period.

The four most common mortgage loan programs are Conventional, FHA, VA, and USDA. A frank discussion between the buyer and the loan officer (and Realtor) comparing the merits of each option is essential very early in the process. A realistic estimate of the down payment and closing costs required will help shape the decision. Does the monthly mortgage payment, consisting of PITI (principal, interest, taxes and insurance), possible mortgage insurance and Homeowner’s Association fees fit the budget? These are all variables that must be answered before an offer on a new home can be made.

Patience is very important. Lenders are extremely busy. Appraisals are taking longer. But, the rewards of locking in a great rate is worth it. Now is a great time to stop paying rent, buy that dream home and watch your wealth grow.

Travel experts are suggesting that now is the time to make your travel bookings for the summer of 2021. Because so many travel plans had to be cancelled in March and into this summer, many customers have simply moved their bookings to next summer. This has started to fill up many of the more popular destinations for the summer of 2021. These destinations include Alaska, the northeast coast, and river cruises here in the United States. It seems that people want to stay a little closer to home for now.

Medicare In The Age of Covid

As happens every year Medicare open enrollment (the Annual Election Period) starts on October 15th and runs through December 7th. What we did not know entering this year is that this year’s open enrollment would be in the middle of a pandemic! There were over 22 million people enrolled in Medicare Advantage plans nationally in 2019 (roughly one-third of Medicare beneficiaries), and I’d like to touch on a few of the areas that seniors and caregivers need to know regarding 2021 and about some of the upcoming changes, some of which are due to Covid.

Due to the pandemic, there will be an increase in Medicare Advantage plans offering telehealth services and coverage to allow their members to get medical treatment all while staying safely in their homes. This is a convenient, safe option that is especially beneficial for those people who are high-risk.

Telehealth allows Medicare Advantage plan members to video conference with their doctor from their homes, which is both safe and very convenient.

Many Medicare Advantage plans are offering other nice perks such as overthe-counter products. Depending on the plan you could receive a monthly or quarterly allowance for over the counter products such as vitamins, cotton balls, and cold medications. Meal delivery services is also a nice perk being offered by many plans to members after they have been released from a hospital stay. Transportation to and from medical appointments is yet another perk that is becoming more and more common for Medicare Advantage members.

These new “extras” are being offered in addition to health club memberships that Medicare Advantage plans have been offering for quite a while now.

The biggest change Medicare Advantage plans are making this upcoming year is due to the 21st Century Cures Act. Medicare beneficiaries with endstage renal disease (ESRD) could previously only enroll in Medicare Advantage plans under limited circumstances, however they can now enroll in Medicare Advantage plans staring in January 2021!

You can learn about and enroll in a plan either by contacting the various carriers directly or you can utilize the service of an Independent Broker. If you call a carrier directly, you will likely speak to a sales agent that works for that company exclusively. The advantage of an Independent Broker is that they work for you and can offer you more than just one option when it comes to your Medicare insurance needs.

The services of an Independent Broker do not cost you anything as they receive a commission directly from the carrier whose plan, they sell to you.

An important aspect of residential design is “a sense of entry.”

This refers to the transition into the house that begins at the sidewalk and ends in the foyer. Its purpose is to introduce the house to the visitor, lead them to the front door and welcome them into the heart of the home. Generation Z – our Compact car shopping list: Part 1

It is that time of year again when parents are looking around for a car to purchase for their children who managed to obtain their drivers license. The Dad/ Mom/Parent/Guardian taxi wants to retire after 16 years of diligent duty. The challenge is what to choose that is the best for a young driver. There are many factors to consider. Some factors involve practical considerations, for example, vehicle cost, maintenance cost, insurance cost, vehicle safety and reliability.

Emotional considerations are interior and exterior color, social standing, nostalgia, overall looks and the all ominous “looks cool/I feel it/it feels me” criteria. My father in law always said “Do you want to argue logically or do you want to argue emotionally”. Since this is a serious issue, we decided to use logical reasoning and selected cars based on our definition of value for your money and a purchase price between $6,000 and $8,000, safety and reliability, low operating cost, fuel efficiency, low insurance cost, vehicle age and lastly technology. We typed this criteria into a vehicle search engine and came up with this list:

Maintenance cost should be low as well as insurance because it is locally manufactured.

Kia/Hyundai is very reliable with low maintenance costs. Interior materials are good and it is fun to drive. It is an import so insurance cost may be negatively impacted. Safety rating is OK.

All seven cars in this list are reliable but feel that there are 5 vehicles that can be added to shopping list for consideration. In our opinion, a three star and below safety rating for a car should place it in the NO BUENO bucket. The more stars the better! We are not familiar with the Mitsubishi Mirage but it is safe and based on Mitsubishi’s reputation, their cars are reliable and low maintenance – however the lack of engine power is offset by great fuel efficiency. The Hyundai/ Kia vehicles will be reliable and last a long time with minimal maintenance costs and there are good deals out there. The Ford Fiesta is a great car and is sold all over the world – in certain countries it is the darling among small vehicles but its safety rating cannot compare with the Chevy Sonic, which we consider to be a sleeper car. The Chevy Sonic is in every aspect as good as the other four contenders but the safest car among this group with a NHTSA rating of five stars that counts a lot in our opinion.

Looking at our shorted list, we came to the conclusion that each car has their own personality and hence a great deal and personal preference will likely be the deciding factor.

But even though there are sometimes large-scale security breaches, there are also lots of people working to keep you safe online.

For one thing, not all hackers are bad. There are good hackers called “white hat” hackers because everyone knows the good guys wear white hats. These good hackers attack companies to find weaknesses and then help fix them. Cybersecurity, is one of the fastest growing tech fields in colleges today. More and more tech majors are being trained as good hackers, cyber police and online security pros.

There are also computer forensic analysts who solve cybercrimes. They’re kind of like Sherlock Holmes but instead of looking for footprints with a magnifying glass, they sleuth through network traffic, emails, and uncover underground web clues.

There are also super-secret squirrel places like Security Operations Centers where special software automatically finds and stops attacks. When an attack is truly evil or dangerous, that’s where humans like Information Security

Ideas for a MVM theme usually pop into my head unsolicited. In this month’s case I heard the word ‘Support’ loud and clear when I was exercising, but didn’t start writing it right away. By the time the November paper comes out, the election will thankfully be over, but there are so many ways to show support. Indeed there are even right and wrong ways to do it too.

Support your preferred candidate without insulting or name calling.

Support the poor and less fortunate without bragging about it. Letting others know of a need isn’t, it’s simply informing.

Support your place of worship without letting anyone know how much you’re giving. If it’s your time and talents that you’re giving, everyone will already see it and you’ll be thanked. I remember walking the neighborhood with a church lady back in Philly and was repulsed when she told me how lucky the church was to have her. Ugh Support youth sports without laughing and making fun of the opposing team’s loss or field mishap. We’re supposed to be the adults. Not that this means all are kind and mature, we’ve certainly seen enough proof that grown-ups are not so very nice sometimes.

Support your family and/or children without being a martyr. When our oldest graduated from ASU and got a job immediately, able to move out on his own, I was so proud of him. I may have been doing a little bragging at the school’s Book Fair when I said that my son was on his own, only to go on to say that I love when he comes home for a Sunday night dinner and I can send him

back with Costco goodies. A mom looked at me and said, “I hate to be the one to tell you, but he’s not on his own if you’re still buying him groceries.” I laughed then and still giggle at the memory. She was right, kind of. A little parental help now and then is my love language. So what if I buy enough to fill his SUV? LOL Supporting my family’s health with yummy, mostly organic food is another one of my love languages. As a result, quarantine poundage found me.

I gained 5# and knew it was five too many when it was uncomfortable to do floor exercises on my stomach. The Girls had grown and needed more support, so I quickly lost the 5 and then some. I was loving food a bit too much with nowhere to go to exercise it off.

Support our local businesses. If they are still in business, surviving the pandemic (so far), it doesn’t mean they’re in the clear. One thing I definitely learned to do was pay in cash. Mamma Toledo’s Pie Hole used to have a sign politely asking patrons to pay with cash, as the credit card fees were over $6000 the year before. I had no idea, but I’m grateful to know now. I do my best to pay all small businesses with cash. I can get the credit card reward points in a big box store, online, or by paying bills. For the most part, I try to buy local.

I think that if we support our causes, beliefs, opinions and families with love, our little Moon Valley will continue to be Magical.
