The Aiello’s Pass the Torch
A Bittersweet Farewell in Business but Not In Our Lives.
Who would have ever thought that over 30 years ago when we were young and full of spunk we would be saying goodbye to our lifelong passion for food and our beloved restaurants and locals. Not us! We so want to thank our wonderful Moon Valley and North Central communities that have embraced us, our familiy, team members, food and all that we have represented for the past 15 years. Besides being such loyal customers, in our time of need, when Joe was hospitalized and left for dead for 6 months YOU all got us through it. The outpouring of love, support, friendship, and financial aid was the most amazing thing we have ever experienced. We’ve saved all the cards and notes that you plastered all over our windows during the height of covid in the hot summer sun. One day I will get them all in a scrap book so we never forget you all. As you all know, the last two years has aged us 20. We have decided that we must focus on Joe’s Health, get him a kidney (mine, more or less) and work on getting him more mobile which is impossible with the number of hours dedicated to the restaurant and his medical needs. At the end of the day, one must prioritize, oh, and then don’t forget about our kids and our three beautiful, young grandchildren. It is so wonderful to be able to have the same teachers and community that our children have grown in now transfer to our grandchildren. Time goes so fast, we need to enjoy every moment. On Thursday, we sold Aiello’s & Isa’s Pizza to Tara & Travis. A nice couple who may modify a few things but from their lips to gods ears, plan on keeping it close to us, Please have an open mind, we hope you will continue to support their local business, On another note, we no longer have access to our website, facebook, email … that we have had forever. If you would like to keep in touch, please friend request us on facebook (Joe L Aiello or Myrah Aiello) and our new email is: Joeandmyrah@outlook.com. Hope to stay in touch with everyone. Thank you for your many years of love and support!
Love,
Myrah, Joe, Mimi, Isa, Charles, and the babies Henry, Maddie & Poppy

Rookie Mom: A Love/Hate Situation Between A 5-Year-Old Only Child And Her Unborn Baby Brother B Y B R I G H I D CO N S TA B L E When Adam and I first discovered my pregnancy, our instinct was to make this a special transition for our 5-year-old daughter and only child. Our priority was to make Brynn feel secure and loved with the googly-eyed notion that this transition could be an easy one if we kept to those actions. I’m not even in the third trimester and it’s been anything but simple…
Telling Our Only Child She’s Having A Sibling As the first trimester ended, Adam and I were ready to tell the world, but wanted Brynn in on the surprise first. I had ordered three age-appropriate and recommended books on Amazon on becoming a big sibling. (You know the favorites: The Berenstain Bears and Mercer Mayer books – all stuck in the 80s, FYI.) I made it a surprise, gifting her with shirts that said “I’m Going To Be A Big Sister” and an Elsa from Frozen shirt that said “Big Sister.” Although Brynn appreciated the gifts and books, there were unfamiliar new behaviors creeping up thanks to the announcement. Our only child was more vocal and expressive with her wants. Brynn had trouble listening, often defaulting to YouTube Kids for entertainment. And It became a chore for her to do the things that once seemed easier to convey. Adam and I knew, of course, that this stemmed from the announcement of a new baby, though maybe not fully intellectualized by a 5-year-old.
You’re Having A Baby Brother! When Adam and I discovered the gender, it was the same deal: Brynn was the first to know. I filled a cupcake with baby blue frosting to reveal her baby blue brother.
Brynn’s interest in the baby suddenly spiked – now knowing she was having a little brother. Even now, every night before bed, Brynn asks: How big is my brother? A banana, an apple? What does he look like? Even though I show her brother’s development before bed almost daily, Brynn obsessively wants to know more about him. It was during this chill second trimester where Adam and I thought: Everything will be alright. She’s interested. Her behavior has calmed. It’s all good.
A Meltdown In Spokane But then she went to Spokane. Adam’s sister had just given birth to her first daughter. Two weeks after his sister’s birth, my husband and daughter flew to visit Brynn’s new cousin. It was my first weekend alone without Brynn ever, and just as I’m wrapping up my pre-scheduled, highlyanticipated deluxe

LET TER FROM THE EDITOR
Fashionista reporting from vacation: When I was in grade school, my mom taught me how to sew, I made many Barbie cutting edge fashions, and potholders and by the time I was in middle school, I was sure I wanted to be a fashion designer, I would doodle (still do!) pretty dresses, high heel shoes, shiny jewelry, and different patterns for the material. Now I love looking and feeling the many different fabrics, textures and designs coming from all over the world. It is so fun to see styles come and go, what some designers are doing with all different types of various fabric types, merging plaids with stripes while matching denim with cut out lace, and sequins and leather. Where do the styles come from and who created them? Or sometimes, it’s like who would dare wear that? Designers from Paris-Milan-New York are the few cities that fashion originates, along with the ever-famous new Influencers, movie stars, the runway, and social media. They say: A Trend Spreads Like a Virus. Well, I have spent the last 2 weeks in Playa Del Carmen, an international mecca, with visitors from all over the world, and watching the latest trends has been so fun. So sit back and let me walk you thru the halls of the resort, beach and city. Beach fashions- there is no such thing as too much skin, big -small, old- young bikinis are in for both men and woman and are sporting lots of strings, bright colors and mix and match. Big hats and fun beach bags. Site-seeing- Athletic all the way around, tried, and true hot trend. Two Piece matchy -match outfits, shorts, skirts, long and short. Dinner and Dancing- modestly speaking in resort only (too tired for disco dancing) Short short, (my husband quietly asks do they wear panties under that?) Bare bellies, and then just the opposite, long flowing maxi-dresses. And the big “in” garment seems to be the jumpsuits, one-piece fabulous fitting in tropical, cutouts, patchwork, and sparkles And as always what is “old” is new again, which is why my closet is so packed with decades of wonderful trendy fashions. I love fashion, in or out, sometimes I really don’t care, I think what matters most is how you feel in what you’re wearing, this my friends is essential. rapp

M O O N VALLE Y M AG I C BY D EB B IE ER BS TO E SSER On Friday the 13th in June 1980, Gary and I went on our first date after being friends in high school and taking a junior college class together. He’d gone off to San Diego State and been there a year before I went. I had already requested to apply for a transfer to SDSU before we were dating. Now here we are 42 years later with a shared history we marvel at. All along he’s been saying that June isn’t our real anniversary and I know that, but it’s still fun to acknowledge, given the date so many people get weird about. Our real anniversary is in August when we’ll celebrate 38 years of marriage. Our oldest son is 26. We didn’t purposely wait 11 years to have children. I had doubts we’d ever have any at all when I had to undergo chemo after having a molar pregnancy, so we adopted a son and named him Garett Miguel. He’s 28 next month, but that’s all we know about him. We had to give our little Miguelito back to his birthparents. It’s a long, sad and tragic story few of our friends know, but it highlights the importance of sharing history and experiences with someone for so long. In 1977 I saved a high school newspaper I was in, only to find years later that an article was written about Gary and his amazing athleticism in the same issue! He was at the beauty queen pageant I won in 1978 because he was escorting the outgoing queen who crowned me. So many times and in so many ways our paths crossed. We actually don’t have a lot in common, so how do two perfectly imperfect people do it? Faith and Family; not his family and certainly not mine, but the one we created. We watched mistakes being made, tried not to duplicate them, but made some of our own anyway. There isn’t anything magical about our relationship, indeed it’s messy sometimes, but the good outweighs the bad. I believe we were meant to be, imperfections and all. God put us here for a reason. Both our careers are service oriented and we make a difference in people’s lives. If our purpose was only to create our three joys, then I feel confident we did a good job! June is known as Dad and Grad month and indeed I have written about dads over the past 13 years, but June has always held a special place in my heart as our ‘beginnings’ month.
Stick around after the show for an ice cream social in the cafe!

LIGHTEN UP FOR SUMMER
BY LINDA HENLE Y-SM I T H It’s getting hot and it will soon be getting even hotter! We know to expect that because we live in the desert, where the squirrels wear potholders to pick up nuts and roadrunners can’t walk; they have to run because they don’t have shoes and their feet will burn! Phoenicians know that we need to adjust our lifestyles in the summer. We try to do errands in the morning or evening, we cover car steering wheels when we park in the sun, because we know if we don’t, the steering wheel will fry our fingers when we get back into the car, and we try to lighten up our clothes, our food, and our midday activities. Since we already do all of that, why not try to lighten up our attitudes as well? The past few years have been full of heaviness and it’s time to climb out of that mood and find the joy that summer can bring! We need to shed the layers of anger, fear, and uncertainty that have dominated the world lately! We need to enjoy our lives and be grateful for small miracles that are all around us. It’s summertime and it’s time to do summertime things! I have dug out my swimsuit and am building up my courage to try it on. I wish it had long sleeves and a turtleneck, but I will throw caution to the wind and wear it anyway. I have made a point to get out early and walk every chance I get. Nothing lightens a mood better than a walk in the desert in the quiet of the early morning of a brand-new day that hasn’t been used yet! I love seeing neighbors gathering, having picnics, playing games, and most of all…laughing together. Summer is for regrowth, renewal, and regeneration. It is a time for lightening up. I have started a “Joy Journal.” When I am out and about, if I see a humorous sign, a funny bumper sticker, or anything else that makes me chuckle, it goes in my journal. I recently had a laugh when I opened a menu at a restaurant which offered some food choices to be cooked to order right at your table. It was a nice
service, but the menu read, “Farm Fresh Children Cooked Just the Way You Like It.” I assumed they meant chicken, but I didn’t order it just in case. That one went into my Joy Journal to read when I need a laugh. The best way to lighten up is to find that elf in yourself. Here’s a sign I just saw that should help us all do just that:
“WHATEVER YOU DO TODAY, DO IT WITH THE CONFIDENCE OF A 4-YEAR-OLD IN A BATMAN TEE-SHIRT.”

Opportunity in an Unfavorable Market THE WRITE STUFF BY GERRY JOHNSON Granted the bulk of my business is Reverse Mortgages, but the past few regular purchase clients with whom I worked, were unable to find a home to purchase. They were qualified and had the down payment, but every time they made an offer, there were several other offers and most of them for cash. They were bidding over the asking price in hopes of that their offer would be accepted over those of investors. One lady had a $100,000 to put down and couldn’t find a home in the east valley. Russell and Wendy Shaw, local Realtors, “speculated that the market may have peaked.” Redfin, in an article in the Scotsman Guide entitled “Inventory shortage showing early signs of easing . . . “made exactly that point. Every day I am receiving Emails from lenders about innovative ways to survive in a difficult market. Webinars abound on these subjects. I heard the other day that price reductions on properties for sale were occurring for the first time in several years. It seems that a shift has taken place in the home purchase market. If you were in the market to buy a home, but became discouraged a few months ago, it may be time to reassess. Yes, interest rates are up, but the mid 5% range is still pretty darned good. If you have to pay a few hundred dollars more per month in principal and interest payments, it is still better than paying rent which accomplishes nothing more than giving you a dry place to lay your head. Mortgage interest is deductible – rent is not. ARMs and non-QM loans are a couple of the many acronyms being tossed around in the past few months. We haven’t heard these terms too often in the past few years, but now they’re back. What do they stand for? They are alternatives to the Fannie Mae and Freddy Mac fixed-rate mortgages. They stand for opportunities. It may be time get back into the market. Get with a mortgage lender and find out what you realistically qualify for. Then, get with your Realtor and devise a strategy. Start looking again. The investor “cash buyers” are still out there, but remember the cost of their money has gone up as well and the value of their portfolios has gone down. They may not be as big a competition as they were a few months ago. Get Pre-Qualified. Realistically assess how much home you can afford, and don’t forget to factor in closing costs. Mention “seller concessions” to your Realtor – we haven’t heard that term in a few years. Get back in the game. You will be glad you did.
Home resources: HVAC Maintenance BY JULIE PEK
The heat is on! At least outside. And hopefully your air conditioning system is up and running and keeping you cool indoors. Let’s hope you aren’t waiting for an HVAC service call either! But, you can do some simple things on your own to keep your system running efficiently. Here are some best practices: Change the Air Filter Regularly. During peak seasons it’s a good idea to switch out the filter at least once a month. If you have pets, and live close to the desert, you may consider changing more often. Dust collects everywhere and the filter takes the burden. Mark your calendar to remind you to make the change. Keep the Compressor Free of Debris. Leaves, tree limbs, bugs, and dust can collect around your unit. Periodically check the area around the compressor to keep it unobstructed. Check for Drafts Inside. Make sure your windows are well sealed. Are all the doors closed? And did you forget to close the chimney flue from the last time you had a fire? It’s amazing how much air is lost through the chimney. These simple do-it-yourself tasks will ensure that your system is running efficiently and keeping you cool indoors. And many HVAC companies offer yearly maintenance checks. Call me for specific recommendations and hope you are staying cool this summer!

How the revocable trust works for you BY LIBBY BANK S, PLLC
THE L AW OFFICE OF LIBBY BANK S
The Revocable Living Trust is valuable for many estate planning needs, but one of the most obvious is avoiding all the time and expense of probate. I like to think of your Trust as your treasure chest. Your assets, the things you worked and saved hard to have – go into your Trust – into your treasure chest. While you are alive and able, you are taking care of the treasure chest as the trustee. If you can’t take care of your treasure chest anymore, either because of your death or because you are incapacitated, you have named a successor trustee to step in to take over managing the assets in your treasure chest. How to we put things in the Trust? We title your home, bank account, stock brokerage account and other assets in your name as trustee rather than in your individual name as owner. For instance, for the home of a husband and wife (we’ll call them John and Ann Smith), we prepare, sign and record a deed to the house. The deed says that John Smith and Ann Smith, husband and wife, convey their house to John Smith and Ann Smith, Trustees of the John and Ann Smith Trust. You do the same thing with your bank account, brokerage account and other assets. With the Trust, while you are alive and competent, you control your financial affairs much the same as you do without a trust. You manage your assets, receive the income, pay bills, buy and sell property and so on. You have full control. My clients notice very little difference in how they handle their finances once they have the Trust in place and their assets titled in their names as trustees. However, the person who you have asked to be your successor trustee will certainly notice a difference in how much smoother it is to step in and take care of your financial affairs at incapacity or death.
How the Trust Works for You if You are Incapacitated If you are unable to make decisions for yourself or manage your financial affairs, the Revocable Living Trust provides a quick way for your designated successor trustee to step into your shoes to take care of your financial affairs, without a court appointing them and without court intervention or constant oversight and scrutiny. All of your business stays private. If you recover, you resume your role as trustee of your trust. Your Trust Allows for Smooth Administration After Your Death At your death, that trustee steps in as “executor” of your estate to oversee the assets in your trust, wrap up your financial affairs and distribute your assets as you have directed. Your trustee is held to a high fiduciary standard in handling your estate, and you leave detailed directions for how your affairs are to be handled. All of the administration of the trust happens without expensive court proceedings. It provides for a smooth transition of assets from you, to your successor trustee, and ultimately to your beneficiaries. A Revocable Living Trust is a gift to your heirs. Spending the money now to put the right plan in place will save them time, expense, public exposure and heartache. Best of all, you give your heir the peace of mind of simple estate administration and knowing that your wishes have been fulfilled. If you have questions about whether a trust is right for you, I offer a free initial consultation to discuss your specific situation and what would work best for you. To book your appointment, call my office at 602-375-6752. Visit my website for more information on trusts and other estate planning at https:// libbybanks.com.

WHAT IS THE PHOENIX OFFICE OF ACCOUNTABILITY ROOKIE MOM: Continued from page 4 pedicure, I get a call from Adam – not 6 hours since dropping them off at the AND TRANSPARENCY (OAT)? PART ONE airport. BY FROST Y K ROENING
At the May 11, 2022 meeting of the Black Mountain Community Alliance, Roger Smith, the new Director of OAT, explained in great detail how he plans to carry out Section 20-1 through 26 of the City of Phoenix code. This is the police oversight Board that recently was approved by the Phoenix City Council. Director Smith explained that it is very important to understand the focus and responsibilities of the Board. It’s mission easily can be misunderstood. Smith was very clear that currently the Phoenix Police Department officers and staff go out into the community seeking input and assistance. This will not change. Many people objected to adding another layer to the current investigation process of police shootings and other actions. Other people saw a need for more citizen oversight into police actions. And they wanted more money to go to social services. Ordinance G-6770 is envisioned to be a good start to bridging the gap between police and citizens. It is a big step toward better communication and cooperation. At the same time, the City also provided more money for social services for help with mentally ill people and people down on their luck. Phoenix Cares is a good example of community efforts to help people down on their luck. And neighborhoods experiencing the influx of homeless people. Currently Roger Smith is the only employee of OAT. Soon he will hire four more employees: an administrative assistant, two community engagement people, and one research analyst. Eventually there will be 15 staff members. The budget is $3 million for a year. Job titles will include: a director of mediation, 6 investigators, 2 supervisors, a deputy director (general manager), and a supervisor of mediation. This sounds like a sizeable department, but it will be a busy one because it will handle complaints about police actions from citizens. (More next month.) I will spell out the actual responsibilities of this new Board and staff. A great deal of cross-checking and vetting of Board Members, employees, and people who bring complaints against the police will take place. Emphasis will be placed on ensuring that the citizen viewpoint of police actions is represented. A report will be submitted to the City Manager and Police Chief and, perhaps, the Maricopa County Attorney. The group appeared enthusiastic about Director Smith’s vision and explanation of the new Board’s responsibilities. Smith urged citizens to look up Section 20:1-26 of the City of Phoenix Code (Ordinance G-6770) to learn the responsibilities of the Board and staff. It will be exciting to watch the progress of this important oversight effort.
“Brynn’s having a tantrum and won’t get out of the car,” he says. Apparently, Brynn was not ready to meet her new cousin. She refused to leave the jeep and even make it so much to the door of her aunt’s home. I immediately called Brynn where we Snapchatted our conversation where it basically led to this new discovery: She doesn’t want a little brother, or a little sister. She’s not ready. I didn’t react because she’s 5. And these are her emotions. They’re so new, and natural, that of course she would be scared to see a newborn — believing that this instance in meeting her cousin would be like when she’d meet her little brother. No, I didn’t negotiate an ice cream, a new toy, or whatever if she went inside her aunt’s house. But instead, I allowed her to sit with those feelings until she felt ready. About an hour later, I received pictures of Brynn, next to her dad, aunt, grandmother, and new cousin – all smiles.
So, What’s Gonna Happen? Okay, even though I felt like Mother Freaking Teresa with my response to Brynn in that meltdown situation, that’s not to say I wasn’t… worried about the future. I actually called my older sister, Meg – who is 9 years my senior with a 15-year-old girl and 13-year-old boy – for advice. Meg revealed that her daughter hated her brother for those first few months after he was born. I laughed. I laughed because her daughter and son are best friends now and have an enviable sister/brother relationship. So overall, it’s come to this for me… No matter how much I want Brynn to embrace and love being a big sister during this new process, the best I can do as a mom is to respect my daughter’s ever-changing feelings and enjoy the neverending ride.

Flowers of Spring: AZWP Welcomes New Blooms
BY PAU L A C U L L I S O N The flowers in our respective gardens of life are joys to behold, as our friends and family are close to our hearts. For the Arizona Women's Partnership (AZWP), an all-volunteer philanthropic nonprofit, these flowers come as supporters and volunteers. “Our garden has been growing since 2002. Many flowers continue to bloom for us via 'job postings’ on www.volunteermatch.org and chance meetings at local events”, notes Paula Cullison, President and Founder of AZWP. Alejandra Bucon is a valued part of the ever-growing list of AZWP Young Professional Volunteers. “For the Arizona Women's Partnership, based in Moon Valley, volunteers are a critical part of our growth. With their help, we continue to broaden our donor base. We are grateful to Alejandra for her willingness to photograph our opening reception for the In Celebration of Women art exhibition at the Arizona Capitol Museum where AZWP was the featured non-profit and for which AZ Secretary of state issued a proclamation and the commemorative poem by Phoenix Poet Laureate, Rosemarie Dombrowski, was presented.,” Cullison added. We have a volunteer who is creating a video from Alejandra's photographs. It will be posted on our website and YouTube, as well as other social media sites. Alejandra approached me at Phoenix College after my presentation for International Women's Day and asked how she could help the Arizona Women's Partnership. We are so pleased to have her in our 'garden'. Alejandra received her Bachelor's degree in Communication Studies from ITESO Universidad Jesuita de Guadalajara. She is currently the Marking Communications Specialist at St Vincent de Paul here in Phoenix. “I was happy to share my photography skills to support the AZWP’s event and their mission. It was wonderful to meet talented women in the arts field, and I’m grateful to Paula Cullison for allowing me to be part of this event. Looking forward to more volunteer opportunities like this with AZWP," noted Alejandra. You can follow the Arizona Women's Partnership on Facebook, Instagram, Twitter, and LinkedIn. A OF G BLOCK WATCHER BY BLANCHE LUKES What is A of G? I was visiting with a friend on the phone who has moved away from Moon Valley years ago. Great to catch up, and a BIG surprise for me, as the friend said I taught her the lesson of Attitude of Gratitude. I truly did not remember that, but after some serious introspection, I realized that it actually has been a way of life. What a neat revelation and way to live. Being positive about things seems to attract like minded people and events. Humm, so if things aren’t going well perhaps we should be looking closely at the people we are interacting with. Like attracts like. WOW. Maybe that is why we shy away from people who are negative, rude, thoughtless, and/or just plain obnoxious. This kind of takes me back to the article I wrote on The Good Deed Fellowship. It seems if we make a conscious effort to do one good deed a day it mushrooms into a life of graditude. How is that? If we are constantly making lemonade out of a lemon situation, it seems to come back in a positive way. Here is a real good idea, try it. The next time you pass those dear men on the street wearing those bright yellow shirts, standing on the black ashphalt street in 90 plus weather. Waive Thank you. Unless you are in that profession, fixing our streets, how can you not be grateful to those that do! And how about our men and women in blue. Seems they are always under fire so to speak and I bet it would mean a lot to them to be appreciated. At least the waitress, at our last meal out, got a monetary tip! Natural Pain Relief
BY NICHOLAS WAR NER , D C
Nonsteroidal anti-inflammatory drugs (NSAIDs) remain all too common for pain relief of any kind; think aspirin, ibuprofen D .N W , com C.M.T., D.C. (Advil, Motrin, etc.) and more. New research provides more evidence suggesting 09 M T C C it’s time to ditch the NSAIDS – and try this instead for natural pain relief; in this case, for pain caused by knee osteoarthritis. Exercise therapy appears to be just as effective as NSAIDS and opioids – an even more powerful, more dangerous class of pain relievers that’s been in the news lately for contributing to a virtual epidemic of misuse, abuse, addiction and death – for relieving knee OA pain. Findings appear in the Journal of Orthopaedic & Sports Physical Therapy and are based on a review of 13 previously conducted studies. Osteoarthritis is the most common joint disorder in the U.S., and symptomatic knee OA occurs in 10 percent of men and 13 percent of women age 60 or older. As you can imagine, having osteoarthritis or knee pain alone is bad enough; having them in combination, particularly as you age and preserving mobility becomes ever more important, is a real problem. So, if a natural pain reliever works as well as a pain medication, which should you choose? It’s no content, considering that all drugs (yes, all) come with a long list of potential side effects, from mild to moderate to severe – to even deadly. Talk to your doctor for more information. R

Cleaning the bike
BY LEON TRY ME BIKE SHOP
When should we clean the bike after each ride? Or should you wait till it’s really dirty. You decide, a clean bike is a safe easy to use bike. Soap and water or a good cleaning start. A old tooth brush is helpful. Drying with paper towels. Really dirty bikes can be hosed off with a garden hose and little soap or degreaser. The bike will need to be oiled after it is dried off. Gears ,cables, tires, chain, and frame should be inspected for wear an tear while it is clean. Check closely big saving on repair is your reward. The car wash is a poor choose for cleaning. The pressure is to high and will remove some of the grease in the bearings. This should only be done for a very dirty bike. A clean bike is a safe bike.

SUMMER FOOD PROGRAM FEEDS KIDS & PROVIDES JOBS FOR ADULTS WITH DISABILITIES During the summer months, many children who normally receive a free or reduced cost breakfast and lunch at their elementary school, often do not receive adequate meals. Through the Summer Food Service Program (SFSP), low-income children,18 years and younger, are eligible for the meals at select locations when school is out. Thanks to the program provided by Civitan Foundation, children are enjoying free nutritious meals and snacks created by individuals with disabilities earning an income and job skill training. “The Civitan Foundation is honored to be a part of such an important program for our underserved youth in the community,” said Dawn Trapp, CEO of Civitan Foundation, Inc. “Through the Summer Food Service Program, we are not only making a difference in our community, we are also providing valuable career training and employment for people with disabilities.” Civitan Foundation, Inc. is a non-profit organization, located in Phoenix, providing statewide high-quality programs that focus on education, nutrition and health, life skills, socialization, job training and employment for people with disabilities. This summer, Civitan is providing healthy meals, based on USDA nutrition guidelines, at seven locations in the Phoenix metro area and Williams, Arizona. Supervised members of Civitan’s culinary program prepare and deliver the food to locations in north Phoenix, including the Civitan Village at 12635 N. 42nd Street. Meals served in Williams are prepared at Camp Civitan. Contact Civitan Foundation, Inc. for more information and locations. The SFSP is a U.S. Department of Agriculture (USDA) Child Nutrition Program created to provide free meals to low-income children. It is administered by the Arizona Department of Education. In addition to the funding from the USDA, Civitan Foundation received a grant from Walmart Foundation and Phoenix Suns Charities to help expand and support its Hunger Relief and Transitional Employment program in 2018.
MOON VALLEY MARKET UPDATE
FROM LOCALIT Y HOMES We have good news for all of the frustrated buyers who have been competing on an extremely limited number of homes on the market for the past 2 years: Our inventory of available homes for sale has recently doubled. While the number of active listings is still a historically low number, this recent increase in supply gives buyers more options and less competition. Buyers now have the opportunity to negotiate on their home purchase, instead of being forced to pay significantly above the asking price and waive all contingencies, just to have their offer considered. With all indicators pointing towards rising interest rates this year, now might be your best time to lock in your fixed rate on the home that fits the next stage of your life. If you are a homeowner who purchased 2+ years ago, you likely have enough equity for a substantial down payment on your next property, eliminating mortgage insurance and qualifying you for the best possible interest rate. For sellers, it's important to keep your expectations in check now that buyers have more options. Your home needs to be showing-ready and priced right, in order to compete with the other listings on the market. Sellers can anticipate a longer marketing timeline and fewer multiple-offer situations. We have already seen more sellers agreeing to repairs, rather than requiring the buyer purchase their home in “as is” condition. Contingent offers are becoming common, adding a layer of complexity to the real estate transaction. It is more important than ever to have someone in your corner who understands the market, offers a professional marketing plan, and works aggressively to sell your home. If you are thinking about buying or selling, contact the team at Locality Homes to discuss how the changing inventory and rates will affect your real estate goals. Visit our website at www.LocalityHomes.com or call us today at 602.717.4844.
